It may be more affordable than you first thought Much like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the spectrum. Being close to infrastructure and amenities becoming more important than ever The ongoing debate over infrastructure improvement – and more importantly, how to pay for it – continues to be a contentious issue. Many Canadian cities face a growing need to repair existing infrastructure that is decades old, as well as build new infrastructure to accommodate growth. The latest federal budget, tabled in March, promised increased funding for infrastructure improvement. Bodies representing the home building industry are weighing in with their needs and wants, and the potential impact of this issue on communities and homebuyers. Meanwhile, a recent survey from BMO Bank of Montreal shows that being close to public transit and having a short commute are among the top features people look for when buying a home. Do you see the predicament? Proximity and access to transit and amenities are critical for buyers and builders alike. New-home communities close to existing infrastructure – or committed expansions – are at an increasing premium. Prospective homebuyers should note this fact as they scout for their new home location.

I love summer, summer to me means lots of flowers and colour – the most economical way to get colour in your garden is through flowers. Here are my top picks for recycled pots - happy summer everyone! Tree Stump/Log: Always gorgeous – here shown with succulents planted inside – the natural texture of the tree stump is always a winner.
Tin – Drawers, Cups, Boxes, Watering Cans: Tin is such a friendly inviting country chic look – paired here with a brilliant purple flower says “I love my home and my garden.”
Recycle Old Windows: Creating a beautiful vignette with old painted windows in front of a bird bath, or to grow your favorite vine on. 18

hether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high efficiency furnaces provides that the homes are built to high efficiency standards and save on utilities.
A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. showhomes in exhilarating cirque-themed event The streets of Langdale in Windermere
were alive with the sights and sounds of cirque at a grand opening event held Saturday, June 22, 2013. Qualico Communities hosted the action-packed affair in Langdale – a popular Edmonton neighbourhood – to officially introduce its newest showhomes to the public. “Langdale is located in one of southwest Edmonton’s most dynamic areas – Windermere – and we wanted to introduce its new showhomes with as much creativity, imagination and oomph as it deserves,” explains Qualico Communities Marketing Manager, Kirsten Warwick. “I’m happy to report we did just that.” The event attracted more than 300 people with activities inspired by the world-renowned Cirque du Soleil performances. Guests were blown away by the artistic and acrobatic abilities of roaming hula hoopers, contortionists, ribbon twisters and belly dancers performing with swords, fans, veils and more. Children and adults alike relished in the family-friendly cirque workshop where they learned how to juggle scarves, spin plates, do hula hoop tricks and perform with Chinese ribbons, poi balls, diablos and flower sticks. The colourful candy bar and hot dog stand were also big attractions. The event saw one lucky family walk away with four premium tickets to see the finale performance of Amaluna by Cirque du Soleil in Edmonton on June 23rd. BMO Economics says
Canadian Home Prices Are Not Highly Overvalued A new report from BMO Economics released recently challenged the notion that Canadian home prices are highly overvalued when compared to the price of renting a home. Recently, a report from the Organization for Economic Co-operation and Development (OECD) claimed that Canadian home prices are 64 per cent overvalued. This has fuelled more debate over Canadian house prices, with much attention focusing on ownership versus renting, and whether someone in today’s market should opt to rent instead of buy. “We can confidently dispel the notion that Canadian home prices are egregiously overvalued versus rents, but they’re not cheap either,” says Robert Kavcic, senior economist, BMO Capital Markets.” The report noted that on a national basis, ownership currently looks only moderately expensive versus renting. Using current market mortgage rates — around three per cent for a five-year fixed rate instead of posted rates — leaves valuations almost bang on their long-run norm.

To Rent or Buy? “The decision to rent or buy is a very personal one and is determined by a variety of factors that need to be carefully weighed before taking the next step – whether for the short or long term,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “A mortgage for some can be seen as a type of savings plan, particularly if they view their home as a financial nest egg for their retirement years, as many Canadians do.” Parsons noted that those who choose renting over owning property should consider working closely with a mortgage specialist to build a more aggressive long term saving and investment plan, as they will not be able to rely on the value of a property to bolster their retirement savings down the road.

everywhere there are signs by Candace Loewen Smith Not just the lyrics to an old song. How do you know it is the weekend? Showhome signs! Showhome signs are everywhere – on street corners, boulevards, by parks, near traffic signs, simply everywhere. These signs direct potential homeowners to new neighbourhood developments and their showhomes. There are big signs, small ones, short ones, tall ones, signs with easy directions and signs that have you scratching your head in bewilderment – “What are they selling and where is it?” Well, that is all about to change. Strathcona County and the housing and development industry have been working for the past year to find a solution to the problem of ever increasing showhome signage. The problem is that they are often confusing and the volume of signs has become an eyesore in this beautiful community. Together, the county and the development representatives have come up with a plan. In a recent interview, Linette Capcara, manager of permitting, inspections and customer service, indicated she is confident the proposed changes have benefits to the county, as well as to home builders and developers. “This initiative will help clean up advertising on public property and hopefully free up our enforcement officers to work on other issues,” she said. “Showhome way-finding signage not only benefits developers and builders as an equitable and cost-effective method of advertising the location of sales centres, it also gets potential purchasers into our new neighborhoods. It is a good example of collaboration between County departments and industry, resulting in a win-win situation.” The collective work has resulted in signs with an appealing uniform design and wording, as well as, effective locations for posting. They will meet every six months to determine if signs need to be changed if outdated or unnecessary. The industry will pay for the signs while the county will maintain and replace them as required. The new signage will be located near arterial and collector roads clearly indicating the location of showhomes and multi-family developments, thus reducing the confusion and excessive signs. The new showhome signs are beginning to make their appearance now, and more will be installed this summer. This new initiative will clean up the community roadways and neighbourhoods, reduce time spent by bylaw officers, create more effective, public advertising for the housing industry and best of all... it will make the prospective homebuyers shopping experience easier. Their level of knowledge and expertise, in the community, builder, planning process, support programs and related industry knowledge will provide you with the degree of confidence necessary to maintain good working relations while your home is being constructed. Ask lots of questions about the community, future plans for it, the builder, and the builder’s process. Look for gaps in knowledge that may become problematic after you sign the purchase agreement. Find out how long the builder has been in business. How many homes they build annually. Do they offer a home warranty program and who is it with. A good builder will have no hesitation passing along past customer referrals. Enquire about their after sales programs, the time frames for follow up inspections and attention to deficiencies should any arise after you move in. And, get everything you can in writing. If it is not written down, it’s irrelevant after the fact. This is your home, and to the degree possible control a successful outcome by having clear expectations of the builder going in. Ask questions, questions, questions. Then document, document, document. You may want to visit other showhomes of the builder so you can examine the quality and attention to detail that is standard in their homes. You may also want to ask about the builder’s design flexibility - how willing are they to deviate from floorplan specifications, their standard features versus upgrades, as well as what brand name products they use in the construction of the home. Viewing the showhomes will give you a close look at the builder’s construction, finishing details and use of space and function. However, showhomes are often fully outfitted with “upgraded” features that cost much more than the standard finishes and this is a common point of misunderstanding for new home purchasers. Ask, to see a home that uses standard finishes if that is what you are buying. You may be far less impressed. Most builders have completed spec sale homes crafted to simpler standards that might give you a better idea of what your home might look like. It just takes a little time and a few questions for you to move forward with ease and comfort, confident that you have chosen the right builder to build the right home for you.

One of the strongest markets for new homes by Jim Rivait Thinking about buying a new home? Welcome to a very popular club. Edmonton’s strong economy is giving many people the confidence to invest in a better quality of life. Those investments in new homes and renovations translate into a stronger Edmonton, generating jobs that help fuel more economic growth. A recent report by Will Dunning Inc. showed the value of residential construction in Edmonton topped $5.6 billion in 2012. That includes $3 billion for new homes, $2.2 billion in residential renovations and $420 million in related spending. To put those numbers in perspective, Edmonton’s new downtown arena is expected to cost $480 million, so the annual investment in residential construction is the equivalent of more than 11 new National Hockey League caliber rinks. Much of the money invested in building new and better homes stays in our community. Spending on other big-ticket items such as vehicles and big-screen TVs mainly means jobs in other provinces or countries. In the Edmonton area, residential construction employs more than 17,000 people. Another 8,000 jobs are generated within Alberta. And 7,800 Canadians in other provinces can thank Edmontonians for their pay cheque. When you add it all up, we’re talking about an industry that creates 33,000 jobs a year and pays wages of more than $2 billion. That’s more than every team in the NHL combined is allowed to spend on player salaries in the 2013-14 season. And there would be enough money left to pay the player salaries of every team in the Canadian Football League, even if there were twice as many teams. Edmonton’s robust residential construction industry helps explain why the percentage of construction-related jobs has climbed from 8.9 per cent to 12.1 per cent in the last 10 years. And those are some of the best paying jobs in the community – about 12 per cent higher than the average for all industries. Workers in the industry – and remember that dozens of different skills are needed to take a construction project from conception to completion – not only boost the economy through their spending, but contribute to the community through involvement in everything from coaching sports to helping out with charitable events. New neighbourhoods hum with construction work but the only people likely to see the peak levels of activity are the first people to take possession of their new home. And renovation projects bring crews to a neighbourhood for a short period and then they move on to the next job. But there is plenty of work underway. Last year in Edmonton builders started work on 12,837 new homes or multi-family units. That means every 40 minutes or so work starts on a new project – someone’s future home. So if you’re thinking about buying a new home you have plenty of company. People recognize their own economic prospects are strong because Alberta’s economy continues to grow at a faster pace than the rest of Canada. When those confident buyers survey the Edmonton scene they will find builders who offer a wide range of housing options – perhaps a downtown condo for a young couple or a family-ready house in the suburbs for those with children. No wonder Edmonton remains one of the strongest markets for home building. Affordability also improved for condos, down 1.4 per cent to 18.6 per cent; and for detached bungalows, down 0.9 per cent to 30.4 per cent.

Well, if you’re making a down payment of less than 20 per cent of the purchase price (what’s known as a high-ratio mortgage), your lender will almost certainly require you to have mortgage loan insurance. What many consumers don’t realize, however, is that this insurance doesn’t protect you, the homeowner – it protects your lender against mortgage default. The premium can be paid in a single lump sum or it can be added to your mortgage and included in your monthly payments. Without mortgage insurance, you may avoid the insurance premium, but you could also pay higher interest rates for the mortgage, as well as additional administrative fees. At the end of the day, for the vast majority of borrowers, the cost of CMHC Mortgage Loan Insurance is more than fully offset by the savings achieved. Under the CMHC Green Home program, buyers may qualify for a 10-per-cent premium refund and extended amortization period without surcharge, for mortgages used to finance an energy-efficient home. oving is right at the top of the list of most people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate:

This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in or disposed of in a way that doesn’t hurt the environment. Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations).
5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the off-chance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it.
6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them “donate,” “sell,” “recycle,” “toss” and “keep.” When the bins get full, transfer the contents into bags. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the “sell” items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes.

had a conversation with a couple of clients recently that really bothered me. They started by informing me that they had been through a bankruptcy seven years ago but their credit had been squeaky clean since, and now they are ready to try and get back into homeownership. At first I winced at the thought they had waited for seven long years before reapplying for a mortgage when they could have easily qualified for one much sooner, but that wasn’t the worst of it. I asked if they had reestablished any credit over the past seven years, then braced for the answer: they both looked at each other and then back at me with that all-too-familiar “I’m not quite sure what you mean” look. As I feared, they were told at the time of bankruptcy that they would not be able to qualify for any credit for at least seven years. Now, they might not have actually been told this, but that is certainly the impression they had. Here’s the bad part: I then had to explain to this nice couple that, although it is quite admirable that they had perfect credit for the past seven years, they also had not re-established any credit in that time, and from a lender’s perspective, that is the single most important component of deciding to lend again. In fact, most lenders will want to see that you have re-established two or three “trade-lines” or sources of credit over the past two years, and that you

» From the moment you are discharged, you may apply for credit from a variety of sources that will allow you to re-establish your debt and credit rating. These include: › A pre-paid or secured credit card (put $5,000 in a trust account as security and then get a secured card with a $5,000 balance). › Have a family member or friend act as a co-signer or guarantor to get a secured loan from a lender with you are the primary borrower. › A car loan › An RSP loan » Your loans must report to one or both of the credit bureaus (Trans Union, Equifax) and the limits must be at least $2,500. Once you get new sources of credit, use them and pay them off. The purpose of these loans and credit cards is to prove to a future lender that you now have the ability to use credit responsibly. That means that credit lines must be revolving, not static. If you can show that you have re-established your credit, then you may apply for a fully discounted mortgage from virtually any lender and even qualify for high-ratio mortgage insurance through Canada Mortgage and Housing Corp. With the right advice, anyone who has gone through bankruptcy can qualify for a new mortgage within two or three years. The same person, with the wrong advice, may need to wait as long as nine years for the same result. So, what’s the cost of bad advice?

BMO Housing Confidence Report:
Regional shift in buying intentions while affordability improves Greater Toronto Area (GTA) and Montreal have stayed steady over the same period. Provincially, Atlantic Canada has seen the largest increase in buying intentions, jumping by 15 points since the fall. The report also reveals that perceptions of mortgage affordability have improved since the fall, with a 10-point drop in the proportion of mortgage holders making spending or saving cutbacks to afford their mortgage payments. “The relative strength of the Canadian housing market continues to bolster homeowners confidence, while improving affordability across all regions reflects that Canadians are making responsible choices when it comes to financing a home,” says Martin Nel, vice-president of lending and investments, BMO Bank of Montreal. Nel adds that for Canadians looking to buy a home – particularly first-time buyers – choosing a fixed rate mortgage and a lower amortization period can help to increase financial stability. “The improvement in affordability reflects continued income growth nationwide and softer home prices in a few regions since the summer,” says Sal Guatieri, senior economist, BMO Capital Markets. “That said, affordability remains an issue in the detached markets of Vancouver and Toronto, pushing more buyers into the condo market.”
Despite cooling conditions in Canada’s housing market, the latest BMO Housing Confidence Report shows nearly half of Canadian homeowners (48 per cent) intend to buy a property in the next five years – mostly unchanged from fall 2012 – signalling a high level of confidence in Canada’s housing market is continuing into 2013. However, regional data reflect a different story. In major city centres, intent to buy in Vancouver is on the rise, while Calgary has dropped by 13 points. Further east, buying intentions in the
