Buying made easy
Three simple steps to success
S
hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Upgrades that make sense As you select builder upgrades when buying your new home, keep an eye toward the future
T
hinking of the long-term, or to any point in the future, may be difficult to do when you’re buying a new home. All the excitement of choosing a location, builder, type of home and, of course, the finishings, takes over and all you can think about is the here and now, and you can’t wait to move in. When it comes to selecting upgrades, however, experts suggest that it’s wise to keep an eye toward the future. Indeed, it’s hard to imagine selling a home you haven’t even moved into yet. But one day, quite likely, you will be in that position, and you will be glad you struck a balance between those little touches that made your home “home,” and those that might appeal to others. You may also be happy you exercised at least some caution when you’re at your builder’s decor centre. Without it, you could easily find yourself exceeding your budget – for the sake of a few luxuries that you could likely do without.

Edmonton
home to affordable housing and strong economy by Jim Rivait
Talk about a sweet spot! Edmonton really is enjoying
the best of both worlds – affordable homes and a strong economy. To appreciate just how good we have it here in the Capital City, it helps to look beyond our borders at other Canadian cities. RBC Economics crunches the numbers every three months to see what percentage of a household’s pre-tax income is needed to pay the mortgage, property taxes and utilities for various housing types – a 900-sq.-ft. condominium, a 1,200-sq.-ft. bungalow and a 1,500-sq.-ft. two-storey home. The latest report shows a condo in Edmonton would cost about $204,000 and require a qualifying income of $45,500 a year. Paying for this style of home would eat up about 20 per cent of household income. The same property in Toronto would set you back $343,000 and take up 34 per cent of your income – except now you’d need to earn $71,500 every year to qualify for a mortgage. The costs become even more of a burden in Vancouver, where your condo would cost close to $400,000 and eat up 40 per cent of your paycheque. In fact, that condo would require a bigger proportion of your money than Edmonton in every other major city surveyed by RBC except Calgary. Stepping up to a two-storey home in Edmonton raises the purchase price to $372,000 and will require 36 per cent of a qualifying income of $82,000 per year. If that seems like a big slice out of your budget, just look at the costs your friends and relatives in Toronto and Vancouver are paying. That home in Toronto will cost $652,000 and now you’ll need to earn $132,000 to get a mortgage, even with a 25-per-cent down payment. And your monthly costs will now suck up more than 60 per cent of your wages. And if that sounds scary, the costs in Vancouver are truly frightful. Start by paying $850,000 for the home. Expect your banker to require an annual income of almost $160,000. And then watch as the monthly costs climb to 85 per cent of income. Remarkably, you could buy two homes in Edmonton for what one costs in Vancouver – and still pay less of your overall income to cover the costs. Granted, Vancouver has certain advantages – a milder climate being the one that most quickly comes to mind. But as it turns out, the economic 18 New home Guide | sep 27 - oct 25, 2013

climate is proving to be a bigger consideration when people decide where to live. And that strong economy is the second part of Edmonton’s winning equation. A recent report by TD Economics showed that thousands of British Columbians left the province last year for greener pastures and 57 per cent of the folks heading east are coming to Albertans. The reason? More jobs and higher wages. The parade of newcomers marching to Alberta from all directions is pushing the province’s population rapidly toward the fourmillion mark. Edmonton is a key beneficiary of that population growth. John Rose, the City of Edmonton’s chief economist, points out that our city’s working-age population is expanding three times faster than the national average. Every month the number of people working grows. Rose predicts the arrival of more income-earners will support growth in residential construction, personal services and retail trade. We live in a city where home prices remain affordable and a strong economy is driving employment and wages higher. Sweet! The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new-home builders, renovators, developers, trade and supply companies and professional services.

The Estates
at Waters Edge W
hether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. The clubhouse is great for getting everyone together for a private function or community social gatherings. Residents can also enjoy the beachfront recreation area, children’s playground, on-site walking/cross-country ski trails and future development includes a fitness centre, hot tub and outdoor swimming pool to complement existing amenities. The project’s popularity to date has been attributed to the overall hassle free concept of the Waters Edge experience. Prospective buyers can choose their select lot; as well select their choice and size of Craftsman style residence. Floorplans range from two to four bedrooms and 1,150 to 2,500+ sq. ft. constructed on a crawl space, full basement or walk-out basement, or custom design your home with our design team. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. Use of high efficiency furnaces provides that the homes are built to high efficiency standards and save on utilities. 22 NEW HOME GUIDE | SEP 27 - OCT 25, 2013
A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. They have found The Estates at Waters Edge to be the best value and location for Lake Front and Lake View property in Northern Alberta. Lot prices start in the low $100’s, and twobedroom residences with a completely landscaped lot start in the low $300’s! Onsite showhomes are available for immediate possession. Community Features Starling at Big Lake is a new neighbourhood in Northwest Edmonton that features single family and duplex homes. It is a unique community that focuses on creating a sustainable future through Low Impact Developments (LID). LID emphasizes conservation and the use of on-site natural features like bioswales, rain gardens and wetlands to protect water quality. • Constructed Wetlands are shallow ponds designed to improve water quality by minimizing pollution from runoff. • Existing Wetlands are considered a significant wildlife habitat for water birds and amphibians. • Bioswales are open drainage channels with dense vegetation designed to collect and move surface runoff. Implement a LID in your yard by simply installing a rain barrel to collect rain water for watering your plants and lawn. Get one FREE with your Starling at Big Lake home.

Landscaping trends Investing in the outdoors By SLC Ltd. Outdoor Kitchens
The state of the economy over the last few years has
made some changes in the way people are looking at and viewing their living spaces. Rather than going on an expensive vacation, many homeowners are opting to stick around town and invest in their home and its useable living space. This trend has expanded to the outdoors; as people are staying in more often and entertaining at home, this has increased the need for more livable outdoor space. Homeowners are constantly looking for new ideas to create a sense of comfort and place for their family, friends and neighbors to enjoy the outside.
Outdoor kitchens are another big trend. These new outdoor kitchen areas are much more than just a barbecue grill and a lawn chair. With home entertaining and gourmet cooking becoming more popular in recent years, it is only natural that outdoor kitchens evolve as well. Until recently, most outdoor kitchens where seen in places such as California and Arizona due to the milder client. However, now with new products, features and today’s innovative home designs, we are able to build outdoor kitchens here in Alberta, to be enjoyed in many cases all year long. Homeowners today are looking for the complete package – kitchens with counters, bars, dining areas, fridges outdoor dishwashers, fireplaces – you name it! These areas are not only for cooking, but for hours of fun and entertaining outside as well. Whether it is a hot August night for a family barbecue, or a cool winter evening with the kids and hot chocolate. This past summer was a busy one for us, installing “the sky’s the limit” landscaping projects for many new-home owners. The excitement on their faces when the job is complete is confirmation enough that the trend toward improving one’s outdoor living spaces is here to stay. Heck, our team was even invited over by a homeowner to enjoy a gourmet meal, prepared in an outdoor kitchen we installed. Now, that’s reaping the rewards!
Living and Building Green
A lot of emphasis has been put on being Green or environmentally friendly recently. We are all looking for ways to conserve, replenish, recycle and otherwise help the environment we live in. While homeowners are looking for more low maintenance water-friendly plants, yards and landscaping, they are also looking for more ways to improve their outdoor spaces while shrinking the size of their carbon footprint. This is where the popularity of new Green products and practices has recently seen a huge growth in the landscaping marketplace. As a father of two young children, I practice what I preach in my own landscaping, and all of the landscaping projects we design and install for our clients. I, like the most of you, have a desire to leave this earth a better place for my children and future generations. There are several brands and products on the market now that are good for the environment. Retaining walls that were once built of thousands of feet of treated timber are now being replaced by the different types of natural stone blocks, rocks and fieldstones to create beautiful, durable and Green outdoor living spaces. 30 New home Guide | sep 27 - oct 25, 2013

Be Green Like A Pro, By Conserving H2O!
W
ater is the most important resource we have. You can go for long periods of time without oil, but try going too long without water and you won’t like the result. When the City of Edmonton was developing The Way We Green, an analysis was done on our water supply. Oddly enough, Edmontonians do fairly well comparatively as far as water consumption goes. Apparently we don’t waste as much water on our lawns as many jurisdictions do, likely because we get ample rain. Edmontonians use an average of 226 litres of water per day, 40 litres less than the national average, well done! Yet, there is an opportunity to do better. Water is one of those resources we tend to ignore. It seems we just turn the tap and it appears. Compounded with the fact that it is relatively inexpensive and that we have a large river flowing through our city, it doesn’t garner much attention from most people. But reducing our consumption of water isn’t expensive either so let’s see how things shape up. Showers account for approximately 35% of household water use which makes it an area of opportunity for water savings. Most conventional showerheads have a flow of 9.5 litres per minute, whereas new Watersense® rated showerheads use as little as 6.65 litres per minute, a 30% savings. In addition to water savings you reduce your energy use by not heating all that extra water. Now these are not the old water saving showerheads we had in the 80’s & 90’s. These are actually designed to operate with less water and provide give a very similar shower experience with comparable pressure. The “Car Wash” type of showers should be avoided; we all know the kind, 1 showerhead plus 2-10 other body sprays that come at you hard enough to flay the flesh off your bones. Even with 3 sprays and a typical showerhead, you are pumping out 10 gallons of hot water per minute. How long is your 50 gallon water tank going to last? Bathroom faucets are another easy retrofit. Simply changing the aerator on the end of the spigot to a more restrictive one can change the flow from 8.36 litres per minute to 5.7 litres per minute; another 30% savings. Aerators can be purchased at your plumbing retailer. Bring your old one to ensure the right fit.
Toilets are another huge water user in the home, accounting for 29% of water consumption. Current flushing technology is 6 litres per flush, but there are several high efficiency toilets on the market now that flush with 4.8 litres or less and outperform many of the 6 litre toilets; either one is a major step up from the old 13.8 litre and even older 20 litre toilets. Your dishwasher is an opportunity to save water and energy. Water usages vary between brands and models. Look for a unit that uses less than 20 litres per load. Some of the really efficient units can go as low as 12 litres per load. These will reduce your water and natural gas bill. Front load washing machines are a great water saver and energy saver. Additionally most of these units have a spin dry cycle that really gets the water out saving drying time. Front loads use less water, less detergent and, for the most part, out clean any top load washer. In our family (we have 4 kids) a drying cycle that is the same as washing cycle is very welcome. We’ve explored a large list of items here, so the question is: How much does this all cost? Well the answer is somewhat complicated, but on a new build, I’d say very little. There are Watersense® showerheads and faucets that are the same price as regular ones; it’s just a choice you and your builder make. The same goes for the toilets. Unless you’re comparing against an entry level product, a water saving dishwasher should only cost $0-100 more than a comparable standard dishwasher. Front load washing machines are rarely more than $100-200 more than a comparable top load model. All in all, a very easy upgrade and the payoff is probably less than 5 years and you will get improved performance.

Designing with WHITE WRITTEN BY: C. MARIE HEBSON
This go-to neutral pairs perfectly with every shade, but don’t underestimate its power to stand alone. White design can be calming, complex, ethereal and sophisticated. Complex in tone, value and shading, white can go very wrong when not paired properly with contrasting colour and/or texture. Adding contrast helps ground white – otherwise it can “flat-line” and become dull and clinical. 2-Romantic Boudoir Vary the tones of white for depth and interest. Shown here is a beautiful romantic bedroom, with soft green-gray undertone on the bed frame, soft whites on bedside tables, creams on walls with pure white in the drapery – very lovely, definitely more country feeling.
1-Warm and Inviting A guest bedroom is the perfect place to experiment with your white palette. Shown here soft creamy whites with soft gray walls. Paired with burnished gold accessories make this space really dreamy, lovely and warm! 34
3-Soothing Escape In a small space, your priority should be to keep the eye from being distracted. In this gorgeous lake side bedroom, the focal point is the view. It’s been complimented by painting all the walls and ceiling same shade of blue-white. All the bedding is crisp white linens and lacey see-through drapery (for that cottage feeling). So tranquil.

4-Contemporary White on white in a kitchen can be perfection. Light, bright, timeless – as your mood changes, so too can your kitchen simply by exchanging the artwork and accessories. Great way to expand the space using white on white, and definitely modern using same shade of white throughout. 5-Opulent Classic bathrooms such as are my absolute favorite. Sophisticated, fresh, luxurious and stunning, this design is it. The success of this bathroom is the mix of tone on tone texture in a mosaic tile that compliments the marble countertops, and the sparkly bounce of light everywhere with the warm polished nickel and mirror. Perfection. My white paint choices for whites are (in no order of preference) General Paint:
Mistaya CLW-1042 (for a pure crisp white)
Benjamin Moore: Decorator White CC-20 (gray undertone)Pure White OC-64 (more gray) Pair these two together to get a modern sophisticated gray palette
Cloud White CC-40 (butter yellow undertone) Lancaster Whitewash HC174 (wheat undertone) Pair these together to get a soft, French country feel.
Always specify a softer tone for your wall colour that compliments your white - very important to have the variation for a more sophisticated feeling. If you want modern, stick with the same white, but change up the finish from semi-gloss to flat. Good luck with your white room!

he tall blue concrete sails that greet you at the entrance to Castlebrook at 97 Street and 176 Avenue, nicely sum up this northwest neighbourhood: a quiet, picturesque multi-lake community where the focus is on family. This hidden gem has been attracting new-home buyers to the masterplanned community since 1988. The natural setting with three landscaped lakes, a beautifully designed children’s playground and extensive pathways are just some of the reasons people are calling Castlebrook home. Along with the landscaped lakes, there is an abundance of greenspace throughout, including parks and pathways for young and young at heart. Along with the landscaped lakes, there is an abundance of greenspace throughout, including parks and pathways for young and young at heart. Extensive tree planting has ensured lush tree-lined streets and boulevards. The developer, Canterra Developments Corp., designed the community with families in mind. “Castlebrook is very much a family-oriented community and was designed to ensure residents can enjoy quiet streets, low traffic volumes and pedestrian safety for children,” says Ryan Brown of Canterra. If this sounds like the ideal neighbhourhood, this is your last opportunity to build a home that suits your needs. Now into its final stage and with no more land to develop, the last lots are being sold. Pocket sizes for lots range from 36 to 52 ft. with a few remaining walkout lots backing onto the lake. “Castlebrook is an ‘open community,’ meaning homebuyers can contact Canterra to purchase a lot and select their own builder,” explains Brown, adding that this provides an opportunity for buyers to design a home that suits their lifestyle while using a builder of their choosing. For those who do not already have a builder in mind, Urbanity Custom Homes has a showhome on site, located at 17480 107 St.
Architectural controls are in effect to maintain the integrity of the community, but there is a choice of home styles. There is a minimum requirement for house sizes varying from bungalow to two-storey designs with either two- or three-car garages depending on the lot size. This appealing, warm community is removed from the hustle and bustle of the downtown core, but there is easy access to it for work and amenities. 97th Street is in proximity, which takes you straight downtown, or north for quick access to the Henday. Shops, services, restaurants and all major grocery stores, schools, churches and recreational facilities are within walking distance or a short few minutes drive away. The Namao Centre (97th Street and 167th Avenue), and the new Walmart complex (127th Street and 167th Avenue) offer a plethora of nearby shopping and amenities. And now, with the north leg of the Henday complete, it’s a quick drive into St. Albert for a change of scenery, or down to the airport if travelling. Here’s what you can do to Recycle, Renew and Reuse • Keep your car in good working order. Tune-ups and filter changes cut down on exhaust emissions, and you’ll get better gas mileage. When you change your oil, take your used motor oil to a recycling centre. • Use available transit alternatives. • Separate your garbage. Glass, aluminum, paper and even plastic can be recycled. If a recycling program is not directly available to you, contact your municipal sanitation department. • Donate reusable clothing and linens to charity. Most pick-up regularly in your area. • Become environmentally active in your community. You can make the world a better place to live... now and for future generations.

What to do when you hire a contractor Many experienced and reliable contractors work in your community – highly skilled professionals who do business the right way. Unfortunately not all contractors play by the same rules. Some cut corners to offer lower prices. They promise you a “good deal” as long as nothing is written down and you pay in cash. These cash deals can mean a lot of risk for you. Contractors who don’t do business properly don’t protect you from accidents or their mistakes. If there is a work-related injury or damage to your home, you could face lawsuits and financial loss. You could be responsible for your contractor’s unpaid bills. And you could be stuck with work that is incomplete or badly done. While serious, these risks are easy to avoid. Before you agree to let anyone work on your home, take these three simple steps: know who you’re dealing with, make sure you’re protected from risks, and always Get in in Writing! ™
How to find
a good contractor • Ask friends, family and neighbors about contractors they have hired to work on their homes. • Contact your local Home Builders’ Association or other trade association for a list of professional contractors in your community. • Ask your local building materials store if it has a list of recommended contractors. • Ask your utility company if it has a list of recommended contractors. • Check with your local Better Business Bureau to find out if a contractor is a member.

Alberta maintains strong economic momentum:
RBC ECONOMICS
Not even the worst floods in
memory will be enough to restrain Alberta’s economy in this year, according to the latest RBC Economics Provincial Outlook. In fact, post-flood spending will more than compensate for the drop in economic activity related to the natural disaster. RBC is upwardly revising its provincial real GDP growth rate to 3.2 per cent in 2013, up from the three per cent previously projected, due to the anticipated economic boost from post-flood spending. Alberta’s economic momentum may have faltered slightly during and immediately after the floods which displaced approximately 100,000 residents, resulting in production disruptions in the oil and manufacturing sectors, temporary shutdowns in the pipeline sector and a loss of tourism traffic, among other adverse economic consequences. However, these restraining effects will prove to be temporary. The Alberta government recently estimated that the floods will add 0.2 percentage points to growth in 2013 and 0.4 percentage points in 2014. “There is no doubt Alberta’s economy took a hit after the floods, however, the province has shown tremendous resiliency, and we expect the economy to spring forward for the remainder of 2013,” says Craig Wright, senior vice-president and chief economist, RBC. “Post-flood spending will more than make up for the short-lived economic challenges Alberta experienced at the beginning of the summer.” 50 New home Guide | sep 27 - oct 25, 2013
RBC says annual GDP statistics will fully capture the additional spending and work required by the reconstruction, repair and replacement that will take place, but will essentially ignore the destruction of or damage to property. “Even without this perverse lift that the floods will provide to the provincial economy, Alberta continues to demonstrate substantial and sustained economic momentum,” says Wright. RBC notes that as of this spring, crude oil production maintained its record pace, and merchandise exports rose by 4.8 per cent in the first seven months of 2013 compared to the previous year. Employment was up by a solid 3.6 per cent, yearover-year in August, and at 3.2 per cent in the second quarter, population growth was the strongest it has been since 1982. Furthermore, retail sales rose by an impressive 6.5 per cent in the first half of the year. Housing starts in the province were tracking more than nine per cent higher cumulatively by July, compared to the same period in 2012, and home resale activity remained on a sharp upswing. RBC says non-residential building construction was flat compared to last year, but levels continued to be historically strong. “In addition to the boost from post-flood spending, we expect Alberta’s economy to benefit from stronger capital investment in oil sands now that earlier ‘bitumen bubble’ concerns have largely receded. We expect real GDP growth of 4.1 per cent in 2014,” says Wright.

Homeownership remains quite AFFORDABLE IN EDMONTON by WAYNE KARL

mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news can be found in RBC Economics Research ’s latest Housing Trends and Affordability report. While affordability in the Canadian housing market deteriorated marginally in the second quarter of 2013, thanks primarily to mortgage rates, home prices and household incomes remaining at status quo, affordability in Toronto is holding its own. “Homebuyers seemed unfazed by the slight deterioration in affordability,” says Craig Wright, senior vice-president and chief economist, RBC. “We saw the market regain some momentum in the second quarter with home resales increasing 6.4 per cent. Resales should stabilize close to the recent not-too-hot, not-too-cold levels in the near-term, barring any further changes in housing policy by the federal government.” Exceptionally low mortgage rates have been the chief factor in keeping homeownership costs relatively affordable, RBC says. The Bank of Canada again held its trend-setting overnight rate at one per cent on Sept. 4. RBC anticipates the BoC will keep the rate unchanged at one per cent through the remainder of 2013 and will gradually begin raising it starting in mid-2014. This should largely mitigate risks of any serious deterioration in affordability levels, RBC says. The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example,

an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability.
For the Alberta market, homeownership remains quite affordable, despite slight increases in ownership costs in the past two quarters, RBC says. For the Alberta market, homeownership remains quite affordable, despite slight increases in ownership costs in the past two quarters, RBC says. Stronger price gains, especially in single-family homes, in the province caused the measures to rise (meaning housing became less affordable) by 0.7 per cent to 32.4 per cent for bungalows, by 0.4 per cent to 34.5 per cent in two-storey homes, and by 0.1 per cent to 19.6 per cent in standard condominiums in the second quarter. For the Edmonton market, specifically, affordability decreased slightly in standard two-storey homes, rising 0.1 per cent to 36.6 per cent, and in standard condos, rising 0.5 per cent to 20.2 per cent. In detached bungalows, the measure climbed 1.8 per cent to 34 per cent. Despite this slight challenge to affordability, Alberta’s strong economy will continue to support further growth in the housing sector into 2014, RBC says.

Alberta Canadian Home Builders’ Association
CHBA–Alberta Awards of Excellence in Housing Winners The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is proud to announce the winners of the 2013 Awards of Excellence in Housing. For the first time in the history of the event, CHBA – Alberta presented Builder of the Year Awards in three categories: large volume, small volume and multi-family. Homes by Avi was named the winner of the Ralph Scurfield Builder of the Year Award in the large volume category, sponsored by RBC Royal Bank. White Eagle Homes received the Builder of the Year Award, sponsored by RBC Royal Bank, in the small volume category. The winner of the award in the multi-family category, sponsored by the Alberta New Home Warranty Program, was Qualico Group of Companies for projects by Pacesetter Homes and Streetside Developments. In addition, awards were presented in 22 other categories to Alberta’s top builders, renovators and developers. Edmonton builders won 14 of the awards, Calgary won six, and one builder from both Red Deer and Lethbridge took home an award. Homes by Avi won four awards, White Eagle Homes earned three, while Landmark received two awards. Other winners were Brookfield Residential, Ackard Contractors, Platinum Homes & Developments, Malbec Homes, Jayman MasterBUILT, Rohit Communities, Prominent Homes, Sterling Homes, Rococo Homes, Galko Homes Master Builder, Marcson Homes, Qualico and Crystal Creek Homes. “We were delighted to receive a record 412 entries this year from all across Alberta. The pride our members take in their work showed in the quality of the submissions. Our cost-review committee and team of 137 judges have done an excellent job of choosing the best of the best. Thanks to all of our sponsors for supporting the awards program. Albertans are invited to visit show homes to see the outstanding craftsmanship, inspiring designs and beautiful materials,” said Jim Rivait, Chief Executive Officer of CHBA – Alberta. Presentation of the awards at the BUILD 2013 conference in Jasper comes at a time the industry continues to demonstrate strength. Housing starts in Alberta were up 10 per cent in the first half of 2013 and new housing activity is forecast to remain at relatively high levels through 2014. These are all strong indicators of a healthy and competitive industry. The complete list of winners follows. The Canadian Home Builders' Association – Alberta (CHBA - Alberta) is the voice of the residential construction industry in the province. It represents over 1,500 business members including new home builders, renovators, developers, trade and supply companies, and professional services.

Canadian Home Builders’ Association - Alberta The Canadian Home Builders’ Association – Alberta (CHBA – Alberta) is pleased to present this special publication saluting the finalists and winners of the 2013 CHBA - Alberta Awards of Excellence in Housing. A record-breaking 412 entries were submitted by builders and renovators vying for recognition as the best in Alberta. Strong submissions were also received from companies competing for Safety Leadership Awards. The quantity and quality of entries submitted for the awards program are evidence that our members take tremendous pride in their work. A cost-review committee checked submissions before our 137 hard-working judges took up the challenge of choosing the winners from such a strong field of competitors. New this year is an expanded Builder of Year Award program. Instead of a single award, CHBA – Alberta will present Builder of the Year Awards in three categories: small-volume, large-volume and multi-family. Additional awards have been added in the categories of single-family, multi-family and home renovations. A new award in the community development category will also be presented. CHBA – Alberta is proud to celebrate the winners of the 2013 CHBA - Alberta Awards of Excellence in Housing. Their exciting designs and innovative layouts demonstrate our industry’s commitment to providing Albertans with attractive homes in a wide range of styles and price points. The big winners are consumers who are certain to find a home that suits them just right in the parade of quality homes built by our members.

FOLLOW THESE STEPS TO SEE IF YOU’LL QUALIFY FOR A MORTGAGE ON YOUR DREAM HOME
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by
1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
70 NEW HOME GUIDE | SEP 27 - OCT 25, 2013
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

You can choose any of these mortgage options which fit into the two basic mortgage types. Lenders may even customize these options to suit your needs. OPEN MORTGAGE: Allows borrowers to repay all or part of the total amount of their mortgage at any time without penalty. Because of flexibility, this is ideal for borrowers who plan to sell their homes in the near future or who want to switch from a shortterm mortgage at high interest rates to a longer term when mortgage interest rates fall. CLOSED MORTGAGE: Usually has the lowest interest rate available but lacks the flexible features of other mortgage options. A good choice for those who want the security of knowing their monthly payment is fixed for a longer term. Prepayment options are available but they are subject to conditions. PORTABLE MORTGAGE: Flexibility if borrowers move. Borrowers can take the mortgage to their new home or can transfer it (usually with the consent of the lender) to the purchaser of their old home. This is an attractive option if the rate on the existing mortgage is lower than current rates.

Evaluate “PRICE” Carefully
Jim Malner
So you’ve made the decision to buy a home. Statistically you’re one of about 9% of greater Edmonton households that will purchase a new or resale home this year. It’s a big move regardless of what you buy so here’s a few things to think about.
NEW VS. RESALE Let me state clearly that I work with clients in the new home industry, but I will try to keep my bias in check. Because I have purchased both types of homes (a few times) I think I can remain objective.
In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions.
Price is generally the reason people start searching in the resale market. And, at first that appears logical. In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions. A large amount of new lot supply and an increase in new “value priced” condos has kept a lid on prices and made it possible to buy a “new” home for as little as 5% above resale prices – certainly in the entry level segment. Virtually a dead heat when it comes to price. A key consideration is that you must pay GST on a new home while you do not pay it on a resale. However, the rate of GST is subsidized modestly for homes under $450,000 so the impact is lessened somewhat. You should also consider the hidden costs of buying used. First – you will have to fix all those items (no matter how small) that impact a resale homes safety and performance. Leaking faucets, running toilets, drafty windows and doors, inefficient furnaces, hot water tanks in need of repair or worse, creaking garage doors, worn out appliances, and a litany of other “can’t see until you move in” kind of things. Second, there’s personalization and décor changes or upgrades. Musty old carpets with a few stains, 72 NEW HOME GUIDE | SEP 27 - OCT 25, 2013
scratched or damaged hardwood, chipped or discoloured paint, broken railings, casings and light fixtures, and of course out of date counter tops, cabinets, etc. These items collectively can add from $25,000 to $40,000 to the cost of a used home almost immediately. All of a sudden that great price disappears faster than those big savings you thought you had.
And, In The Future At the end of all this inconvenience and expenditure you are still essentially living in an older inefficient home. The technology integrated into today’s homes, particularly regarding energy and water efficiency, can save you about $700 PER YEAR over an average sized used home. And, that’s at today’s resource prices! Since 2000, oil prices have risen over 400%, utility rates have gone up 115% and it’s reasonable to assume this trend will continue in the future. So, purchasing a new home built to the highest sustainable standard is not only “smart” for your family and the planet, but is essential for the health of your budget. Many Alberta builders have embraced sustainable building practices that could save you thousands of dollars over the life of your home. So, the battle rages. New or used. It really depends on the product you find and the price you can negotiate. Just remember to think through all the costs associated with the sale and compare them prudently. Only then can you make the perfect home purchase for your budget. Follow CSG on Facebook or Twitter for regular real estate opportunities and updates. designeradvice Man versus Machine
› Hand-knotting is the traditional method of creating most Persian or Oriental rugs. These rugs are hand crafted with various complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the “knot-count,” the denser the weave, and the finer the rug. › Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine knotted rugs better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the quality of the materials used. Material Matters Wool Typically gives the richest look
but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. Silk Often blended with wool in fine rugs (especially true antiques), silk gives a luxurious feel and look, but must be treated delicately. Sisal Gives an inviting natural look like wool, but is rougher to the touch. Often used for stairs, welcome mats and other highly abused areas. I’m particularly a fan of using this for a dining room. Nylon A very practical and costeffective option. The synthetic fibre is resilient, and easy to clean and by Yanic Simard maintain (making it ideal for high Photo by Brandon Barre traffic areas). The open-concept living room, dining room and kitchen are bathed in light. The living room on the right has a stone gas fireplace that reaches all the way to the 18-ft. ceiling. There are large windows on the room’s two walls, which enhance the brightness of the neutral sofa and chairs, shag rug and modern dark-wood coffee table. The dining room is large enough for a table for eight, has a large window overlooking the backyard and a door going out to the huge deck. The kitchen is perfectly planned for gourmet cooks and busy families alike. The white upper cabinets, maple espresso dark cabinets and light ceramic tile and glass mosaic backsplash match the large dark granite island and stainless steel appliances perfectly, and make the kitchen feel comfortable, sleek and modern, all at the same time. The island, with a sink, a dishwasher and plenty of cupboards, is positioned almost in the centre of the kitchen, affording
the cooks a perfect vantage point of the dining room, living room and backyard. The white barstools add a splash of brightness to the kitchen, and would be perfect if socializing with friends while putting the finishing touches on a delicious dinner. Up the stairs we go, hanging on to the wood railing with iron spindles. Thanks to the extra windows above the landing and living room, the upstairs is also bathed with natural light. Next to the bathroom is the second room and next to that is the linen cupboard. The bonus room, at the end of the hallway and above the double-attached garage, has huge wall-to-wall windows and feels more like a main floor living room than a spare upstairs family room. The room has built-in shelves and currently houses a pub-style game table with leather stools and a sectional couch, all in the same clean, neutral shades featured

The open-concept living room, dining room and kitchen is bathed in light. The living room on the right has a stone gas fireplace that reaches all the way to the 18-ft. ceiling throughout the home. Really, it’s perfect for any size family with a multitude of interests and activities. On the right of the second-floor landing, you get an amazing bird’s eye view of the living room and the community’s greenspace and pond. You also get access to the hidden washer and dryer (in a cupboard) and the spacious master bedroom. The bedroom area is large, and currently houses a bed, dresser, side tables and a chair. (It’s big enough for almost anything!) The ensuite carries the porcelain tile motif, and the toilet, double sink (in the dark-finish cupboards and countertop) and deep soaker tub feel clean and spa-like. Next to the tub is a glassed-in shower, with an exterior shower curtain for extra privacy. The carpeted walk-in closet is just off the shower and definitely big enough for two. All in all, it’s easy to picture a peaceful, relaxing, productive life in the Chianti. The house is fit for personalization – made easier by the on-site interior designer and amazing array of upgrades. The Chianti is selling at $465,000, which includes the house, lot and GST. There are approximately 15 Dolce Vita home models to choose from and a wide range of lots, too. Dolce Vita has four lots left in its inventory, and there are approximately 45 lots – including walk-out lots and estates lots – in the community’s pooled inventory. Currently in Stage 2 of development, more singlefamily lots are set to open up in the summer. For more information about the Chianti and the Hampton Pointe community, call Suzanne Foisy at 780.756.3403 or come down to see the bright home and neighbourhood for yourself at 20304 - 44 Ave. Hours are Monday to Thursday, 3 to 8 p.m.; Saturday and Sunday, noon to 5 p.m., and closed on Fridays. Lincolnberg Master Builder Building the Love Affair that Lasts for 35 years Thirty-five years ago, three enterprising
young men, Lewis Nakatsui, Larry Anderson and Wayne Berg, created Lincolnberg Homes. In 1978, when the home building industry was going full tilt producing cookie cutter homes, these gentlemen had a vision to create homes focusing on individuality, and looked for better ways to do so. They believed buyers would appreciate a home with custom features – and they were right. The new viewpoint was successful, and Lincolnberg has not looked back. Moving forward through challenging economic markets, Lincolnberg Master Builder has continued to grow, building finely crafted homes with affordable, innovative floorplans. Lincolnberg Master Builder believes your new home should reflect your unique personality, tastes and lifestyle. Your new home should be the realization of a dream come true. With that in mind, Lincolnberg homes are constructed of quality material by skilled craftsman under careful supervision, providing each homeowner a home they can be proud of. Each member of the Lincolnberg Master Builder team – employees, suppliers, sub-trades and professional support services – are dedicated to making the new home purchase a positive experience. Lincolnberg Master Builder is building in many vibrant communities throughout the city. You can find showhomes to view in Lewis Estates, Rosenthal, Walker Lakes, Laurel, Chappelle Gardens and Aurora. Lincolnberg Master Builder has been a leader in the industry for many years and is an active member of the Canadian Home Builders’ Association, both locally and provincially, and has members involved on the National level as well. It is also a member of the Better Business Bureau. Although building homes is the company’s passion, Lincolnberg Master Builder is actively involved in many community groups and charity organizations such as WIN house, Youth Emergency Shelter, Literacy and Learning day Society, Junior Achievement, Santa’s Anonymous,
Mancap Foundation, Movember, Kids Kottage and the Edmonton Region Homebuilding Charity. Lincolnberg is every bit as proud of the plans it offers today as the ones it broke ground with 35 years ago. The focus at Lincolnberg remains on customer feedback. It is because of this positive feedback that Lincolnberg continues to be an industry leader in quality and workmanship that allowed the company to become as strong as it is today. The experienced team at Lincolnberg Master Builder is looking forward to building many more great homes and helping more Albertans realize their dream of owning a new home. “We want to build a relationship with our clients, and deliver homes that are truly ‘The love affair that lasts,’ says Stephen Anderson, vicepresident of sales and marketing. sep 27 - oct 25, 2013 | New home Guide 91

For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: › As a general guide, you should budget the same for your rug and your sofa. Both will take a lot of wear, and be a feature you enjoy every day, so the investment should be about the same. › Area rugs are a great way to bring a splash of colour, pattern and/or texture, which can be moved or replaced seasonally as a way to keep the décor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. › If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. › Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. › A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). › Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common: 4 by 6 ft., 5 by 7 ft., 6 by 9 ft., 8 by 10 ft., 9 by 12 ft. and 12 by 14 ft. 92 New home Guide | sep 27 - oct 25, 2013

The Seventh Annual
Ambleside Carnival by Salina Yara Halabi The sun was shining on Sunday, Sept. 8 for
Ambleside’s fun-filled Carnival. This family affair attracted more than 1,500 excited guests who enjoyed an array of activities that thrilled both the young and young at heart. Among the most popular attractions was a giant ferris wheel which provided a bird’s eye view of the beautiful Ambleside community. A petting zoo brought guests face to face with some furry friends, while a balloon artist, face painter and magician enchanted all who joined in on the fun. Great entertainment was in full swing throughout the community, and not even the smallest of guests were overlooked – a Gymboree station offered plenty of activities for little ones to take part in. And, no carnival is complete without some tasty eats to indulge in! Guests were treated to hot dogs provided by Fat Franks, buttery popcorn and the carnival classic – cotton candy. Plus, attendees had the chance to enter to win one of 10 $100 gift cards to a Currents retailer of their choice. The finishing touches
by kara kuryllowicz
Finishes, lighting and appliance upgr ades enhance
the aesthetic appeal of your home or condo and pride of ownership, but buyers need to make strategic selections that also improve functionality and help the unit stand out in a positive way at resale. “Be smart, temper your inner designer and keep your upgrades neutral, or the extra money you’ve put into the upgrades will vanish at resale,” says Brad J. Lamb, president, Brad J. Lamb Realty in Toronto and Lamb Development Corp. “Personal statements, such as bright red, yellow or green kitchen cabinets, will take much longer to sell and you’ll take a big haircut on price.” Whether you plan to stay in your home for five or 15 years, chances are you’ll eventually sell the place, so the return on your investment must be considered. It’s virtually guaranteed you’ll recoup the premium you’ll pay to be up on a higher floor, because buyers typically look up before they look at the interior finishes. However, it’s impossible to predict what, if any, reward will be reaped on upgrades. The reality is that most people upgrade because they want to feel fabulous every time they look around their condo, and they’re equally committed to impressing family and friends. Even functionality tends to be a secondary consideration. Unfortunately, the upgrades’ impact on resale value is rarely top of mind, although it’s something every condo buyer should think about if money matters to them. “It’s all about the aesthetics and impressing everyone – functionality doesn’t come into it at all,” says Tim Huxley, lead sales consultant at Streetside Homes in Calgary. “You’re most likely to get the best return on kitchen and bathroom upgrades, where appliances, countertops and backsplashes offer plenty of visual impact for your dollar.” Virtually every buyer has a budget. When it’s time to sell, if your upgrades force you to price your home or condo above comparable properties, yours might 114 New home Guide | sep 27 - oct 25, 2013
not pop up in realtors’ searches, let alone be considered for a viewing. However, provided your pricing is competitive, your upgrades could give your unit the edge over those equipped with just the standard finishes. “Quality finishes will catch the eye of the more discerning consumer, but most buyers get caught up in the furniture,” Lamb says. “You’ll spend less and reap greater rewards if you save that money to paint your walls something other than white and have the unit professionally staged for resale.” The range and cost of finish upgrades varies widely from developer to developer, with some installing what would typically be considered upgrades as standard in every unit, including a high-end glass bac splash, gas lines for barbecues on balconies and gas stoves in kitchens. Others offer just a handful of relatively standard upgrades, such as stainless steel appliances, hardwood floors and granite countertops. Some C O N T I N U E D on p a g e 1 1 6 . . .

developers take it up a few notches with medicine cabinets, wall-mounted ovens, front-loading washer/dryer, bathtubs with jets, a TV/iPad/surround-sound package, stone sinks, extra-thick granite counters, faucets with spray nozzles that accommodate mega-sized soup pots, and even second parking spaces. “It’s your dream home and you’ll be living there, but you don’t want your equity vanishing,” Lamb says. “Upgrade just enough to make your new home look and feel good.” Ask yourself how the average person will react to that countertop or soaker tub as you remember that many buyers will go for a great location over the upgrades. How practical, functional and relevant is it really? How many homebuyers will actually see it as a must-have versus a nice-tohave feature? Although it’s widely accepted that it’s virtually impossible to keep stainless steel appliances fingerprint free, homebuyers don’t care because they look so good. While many like the feel of carpet in bedrooms, many buyers today actually prefer hardwood due to environmental sensitivities. “Carpet is 116 New home Guide | sep 27 - oct 25, 2013
Ask yourself how the average person will react to that countertop or soaker tub as you remember that many buyers will go for a great location over the upgrades. bad for allergies and collects dust and bacteria,” says Karen Reimann, a realtor with ReMax Hallmark. While many will love that sleek, sexy oversized shower stall, that upgrade makes resale sense only if there is a tub in another bathroom. Meanwhile, seemingly dull upgrades, such as additional wall sockets and extra pot or track lighting, are affordable and can be a re-selling point everywhere from the living room and kitchen to the bedrooms, den and home office. Condo builders and developers typically charge two to five times what homebuyers would pay to buy and install everything from hardwood floors to undermount sinks and valance lights to rain-shower heads. While some industry insiders suggest that’s unfair, others point out that consumers are willing to pay for the convenience and accompanying warranties as well as the single point of contact in the form of the condo manager. “Buyers appreciate that we’ve done the research, narrowed the selection down to the most appropriate options, and deal with the various trades to coordinate and oversee the installations,” says Stephanie Butler, manager of sales and marketing at Amacon, which has projects under development in Vancouver and in Mississauga, Ont., and offers custom upgrades like an iPad entertainment system including suite surround sound. “Investors who plan to rent out the units tend to spend less on upgrades than buyers who plan to live in their units.” Because consumers often commit to their new condos and upgrades 12 to 36 months before taking possession, Lamb suggests homeowners specify the products, brands and manufacturers or the equivalent in the contract: “Memories fade and perceptions change over time, so use the contract to get what you paid for.”

Tapping into homeownership for cash flow The
prospect
of
retirement
can
be a double-edged sword. On the one hand, it appears to be a future filled with fun and freedom. On the other hand, it may seem like the day of reckoning is here. When you leave the workplace, will you have enough money to see you through the retirement you’ve always wanted? Indeed, as many as 50 per cent of all seniors surveyed recently said they believe their retirement savings will be exhausted within 10 years. This means that, for many, finding a creative solution will be critical for maintaining financial independence. How about this one?
Stay in your home for as long as you like and, based on the real estate value, receive a cash flow to supplement your income. Here’s how it could work for you:
» If you have reached age 55, you may be eligible for the CHIP Home Income Plan from HomEquity Bank. It allows you to convert up to 50 per cent of the equity into tax-free cash. » Unlike other loans on the market, there are no credit or income qualifications, and you are not required to service the interest or repay the principal until you choose to move or sell. » It is also guaranteed that you will never have to repay more than the fair market value of the house at the time of the sale. When considering if this solution is right for your financial circumstances, you may be interested to know that a typical CHIP customer has an annual household income of less than $75,000, and 79 per cent of them had less than $250,000 saved for retirement. If this sounds a little like you, the CHIP reverse mortgage may be a good way to enhance your day-to-day cash flow. Ask a financial advisor or a mortgage broker for details – and additional information is also available online at chip.ca NC

up Closet Stripe ST364. $185 per 10m roll. FARROW-BALL.COM
We’ve teamed up with paint and wallpaper experts Farrow & Ball to give you an inspiring do-it-yourself lamp project for your home! by SARA DUCK
The steps: 01 Measure the height and circumference of your shade. Cut out a piece of wallpaper to your shade dimensions, adding 2 cm to the diameter measurement. 02 Mix a small amount of wallpaper paste. Take a pasting brush and, starting from the seam on the lampshade, paste a section of about 20 cm. Don’t overload the brush or the shade – the paste can be very wet.
WHAT YOU WILL NEED BEFORE YOU START:
Condor Wall Coating Brush by Simms $6. RONA.CA
+
Detachable Scissors by Henckels $23. KITCHENSTUFFPLUS.COM
03 Line the edge of the wallpaper offcut up against the seam and smooth into place over the glued section of the shade – don’t press too hard or you may dent the shade. Adjust the wallpaper until it’s sitting flush with the top and lower edges of the shade, as well as being aligned along the shade seam. 04 To avoid bubbles or crinkles, carefully brush from the centre of the shade to the outside edges using a clean, dry soft bristled wallpaper brush. 05 Leave to dry completely before fixing the shade to your lampbase.
+ tips: If the circumference of your Clear Wallpaper Adhesive by Dynamic $17. RONA.CA 134 NEW HOME GUIDE | SEP 27 - OCT 25, 2013
Jonsbo Shade in Beige $10. IKEA.CA
lampshade is greater than 52 cm, it’s best to use a stripe or plain pattern as you’ll need to turn the wallpaper on its side.
