Buying made easy

Three simple steps to success

S

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Upgrades that make sense As you select builder upgrades when buying your new home, keep an eye toward the future

hinking of the long-term, or to any point in the future, may be difficult to do when you’re buying a new home. All the excitement of choosing a location, builder, type of home and, of course, the finishings, takes over and all you can think about is the here and now, and you can’t wait to move in. When it comes to selecting upgrades, however, experts suggest that it’s wise to keep an eye toward the future. Indeed, it’s hard to imagine selling a home you haven’t even moved into yet. But one day, quite likely, you will be in that position, and you will be glad you struck a balance between those little touches that made your home “home,” and those that might appeal to others. You may also be happy you exercised at least some caution when you’re at your builder’s decor centre. Without it, you could easily find yourself exceeding your budget – for the sake of a few luxuries that you could likely do without.

Talk about a sweet spot! Edmonton really is enjoying

the best of both worlds – affordable homes and a strong economy. To appreciate just how good we have it here in the Capital City, it helps to look beyond our borders at other Canadian cities. RBC Economics crunches the numbers every three months to see what percentage of a household’s pre-tax income is needed to pay the mortgage, property taxes and utilities for various housing types – a 900-sq.-ft. condominium, a 1,200-sq.-ft. bungalow and a 1,500-sq.-ft. two-storey home. The latest report shows a condo in Edmonton would cost about $204,000 and require a qualifying income of $45,500 a year. Paying for this style of home would eat up about 20 per cent of household income. The same property in Toronto would set you back $343,000 and take up 34 per cent of your income – except now you’d need to earn $71,500 every year to qualify for a mortgage. The costs become even more of a burden in Vancouver, where your condo would cost close to $400,000 and eat up 40 per cent of your paycheque. In fact, that condo would require a bigger proportion of your money than Edmonton in every other major city surveyed by RBC except Calgary. Stepping up to a two-storey home in Edmonton raises the purchase price to $372,000 and will require 36 per cent of a qualifying income of $82,000 per year. If that seems like a big slice out of your budget, just look at the costs your friends and relatives in Toronto and Vancouver are paying. That home in Toronto will cost $652,000 and now you’ll need to earn $132,000 to get a mortgage, even with a 25-per-cent down payment. And your monthly costs will now suck up more than 60 per cent of your wages. And if that sounds scary, the costs in Vancouver are truly frightful. Start by paying $850,000 for the home. Expect your banker to require an annual income of almost $160,000. And then watch as the monthly costs climb to 85 per cent of income. Remarkably, you could buy two homes in Edmonton for what one costs in Vancouver – and still pay less of your overall income to cover the costs. Granted, Vancouver has certain advantages – a milder climate being the one that most quickly comes to mind. But as it turns out, the economic 18 New home Guide | sep 27 - oct 25, 2013

climate is proving to be a bigger consideration when people decide where to live. And that strong economy is the second part of Edmonton’s winning equation. A recent report by TD Economics showed that thousands of British Columbians left the province last year for greener pastures and 57 per cent of the folks heading east are coming to Albertans. The reason? More jobs and higher wages. The parade of newcomers marching to Alberta from all directions is pushing the province’s population rapidly toward the fourmillion mark. Edmonton is a key beneficiary of that population growth. John Rose, the City of Edmonton’s chief economist, points out that our city’s working-age population is expanding three times faster than the national average. Every month the number of people working grows. Rose predicts the arrival of more income-earners will support growth in residential construction, personal services and retail trade. We live in a city where home prices remain affordable and a strong economy is driving employment and wages higher. Sweet! The Canadian Home Builders’ Association – Alberta represents more than 1,500 business members including new-home builders, renovators, developers, trade and supply companies and professional services.

The state of the economy over the last few years has

made some changes in the way people are looking at and viewing their living spaces. Rather than going on an expensive vacation, many homeowners are opting to stick around town and invest in their home and its useable living space. This trend has expanded to the outdoors; as people are staying in more often and entertaining at home, this has increased the need for more livable outdoor space. Homeowners are constantly looking for new ideas to create a sense of comfort and place for their family, friends and neighbors to enjoy the outside.

Outdoor kitchens are another big trend. These new outdoor kitchen areas are much more than just a barbecue grill and a lawn chair. With home entertaining and gourmet cooking becoming more popular in recent years, it is only natural that outdoor kitchens evolve as well. Until recently, most outdoor kitchens where seen in places such as California and Arizona due to the milder client. However, now with new products, features and today’s innovative home designs, we are able to build outdoor kitchens here in Alberta, to be enjoyed in many cases all year long. Be Green Like A Pro, By Conserving H2O!

W

ater is the most important resource we have. You can go for long periods of time without oil, but try going too long without water and you won’t like the result. When the City of Edmonton was developing The Way We Green, an analysis was done on our water supply. Oddly enough, Edmontonians do fairly well comparatively as far as water consumption goes. Apparently we don’t waste as much water on our lawns as many jurisdictions do, likely because we get ample rain. Edmontonians use an average of 226 litres of water per day, 40 litres less than the national average, well done! Yet, there is an opportunity to do better. Water is one of those resources we tend to ignore. It seems we just turn the tap and it appears. Compounded with the fact that it is relatively inexpensive and that we have a large river flowing through our city, it doesn’t garner much attention from most people. But reducing our consumption of water isn’t expensive either so let’s see how things shape up. Showers account for approximately 35% of household water use which makes it an area of opportunity for water savings. Most conventional showerheads have a flow of 9.5 litres per minute, whereas new Watersense® rated showerheads use as little as 6.65 litres per minute, a 30% savings. In addition to water savings you reduce your energy use by not heating all that extra water. Now these are not the old water saving showerheads we had in the 80’s & 90’s. These are actually designed to operate with less water and provide give a very similar shower experience with comparable pressure. The “Car Wash” type of showers should be avoided; we all know the kind, 1 showerhead plus 2-10 other body sprays that come at you hard enough to flay the flesh off your bones. Even with 3 sprays and a typical showerhead, you are pumping out 10 gallons of hot water per minute. How long is your 50 gallon water tank going to last? Bathroom faucets are another easy retrofit. Simply changing the aerator on the end of the spigot to a more restrictive one can change the flow from 8.36 litres per minute to 5.7 litres per minute; another 30% savings. Aerators can be purchased at your plumbing retailer. Bring your old one to ensure the right fit.

Toilets are another huge water user in the home, accounting for 29% of water consumption. Current flushing technology is 6 litres per flush, but there are several high efficiency toilets on the market now that flush with 4.8 litres or less and outperform many of the 6 litre toilets; either one is a major step up from the old 13.8 litre and even older 20 litre toilets. Your dishwasher is an opportunity to save water and energy. Water usages vary between brands and models. Look for a unit that uses less than 20 litres per load. Some of the really efficient units can go as low as 12 litres per load. These will reduce your water and natural gas bill. Front load washing machines are a great water saver and energy saver. Additionally most of these units have a spin dry cycle that really gets the water out saving drying time. Front loads use less water, less detergent and, for the most part, out clean any top load washer. In our family (we have 4 kids) a drying cycle that is the same as washing cycle is very welcome. We’ve explored a large list of items here, so the question is: How much does this all cost? Well the answer is somewhat complicated, but on a new build, I’d say very little. There are Watersense® showerheads and faucets that are the same price as regular ones; it’s just a choice you and your builder make. The same goes for the toilets. Unless you’re comparing against an entry level product, a water saving dishwasher should only cost $0-100 more than a comparable standard dishwasher. Front load washing machines are rarely more than $100-200 more than a comparable top load model. All in all, a very easy upgrade and the payoff is probably less than 5 years and you will get improved performance.

Alberta maintains strong economic momentum:

Not even the worst floods in

memory will be enough to restrain Alberta’s economy in this year, according to the latest RBC Economics Provincial Outlook. In fact, post-flood spending will more than compensate for the drop in economic activity related to the natural disaster. RBC is upwardly revising its provincial real GDP growth rate to 3.2 per cent in 2013, up from the three per cent previously projected, due to the anticipated economic boost from post-flood spending. Alberta’s economic momentum may have faltered slightly during and immediately after the floods which displaced approximately 100,000 residents, resulting in production disruptions in the oil and manufacturing sectors, temporary shutdowns in the pipeline sector and a loss of tourism traffic, among other adverse economic consequences. However, these restraining effects will prove to be temporary. The Alberta government recently estimated that the floods will add 0.2 percentage points to growth in 2013 and 0.4 percentage points in 2014. “There is no doubt Alberta’s economy took a hit after the floods, however, the province has shown tremendous resiliency, and we expect the economy to spring forward for the remainder of 2013,” says Craig Wright, senior vice-president and chief economist, RBC. “Post-flood spending will more than make up for the short-lived economic challenges Alberta experienced at the beginning of the summer.” 50 New home Guide | sep 27 - oct 25, 2013

RBC says annual GDP statistics will fully capture the additional spending and work required by the reconstruction, repair and replacement that will take place, but will essentially ignore the destruction of or damage to property. “Even without this perverse lift that the floods will provide to the provincial economy, Alberta continues to demonstrate substantial and sustained economic momentum,” says Wright. RBC notes that as of this spring, crude oil production maintained its record pace, and merchandise exports rose by 4.8 per cent in the first seven months of 2013 compared to the previous year. Employment was up by a solid 3.6 per cent, yearover-year in August, and at 3.2 per cent in the second quarter, population growth was the strongest it has been since 1982. Furthermore, retail sales rose by an impressive 6.5 per cent in the first half of the year. Housing starts in the province were tracking more than nine per cent higher cumulatively by July, compared to the same period in 2012, and home resale activity remained on a sharp upswing. RBC says non-residential building construction was flat compared to last year, but levels continued to be historically strong. “In addition to the boost from post-flood spending, we expect Alberta’s economy to benefit from stronger capital investment in oil sands now that earlier ‘bitumen bubble’ concerns have largely receded. We expect real GDP growth of 4.1 per cent in 2014,” says Wright.

AMID ALL THE ONGOING TALK OF

mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news can be found in RBC Economics Research ’s latest Housing Trends and Affordability report. While affordability in the Canadian housing market deteriorated marginally in the second quarter of 2013, thanks primarily to mortgage rates, home prices and household incomes remaining at status quo, affordability in Toronto is holding its own. “Homebuyers seemed unfazed by the slight deterioration in affordability,” says Craig Wright, senior vice-president and chief economist, RBC. “We saw the market regain some momentum in the second quarter with home resales increasing 6.4 per cent. Resales should stabilize close to the recent not-too-hot, not-too-cold levels in the near-term, barring any further changes in housing policy by the federal government.” Exceptionally low mortgage rates have been the chief factor in keeping homeownership costs relatively affordable, RBC says. The Bank of Canada again held its trend-setting overnight rate at one per cent on Sept. 4. RBC anticipates the BoC will keep the rate unchanged at one per cent through the remainder of 2013 and will gradually begin raising it starting in mid-2014. This should largely mitigate risks of any serious deterioration in affordability levels, RBC says. The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example,

an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability.

For the Alberta market, homeownership remains quite affordable, despite slight increases in ownership costs in the past two quarters, RBC says. Stronger price gains, especially in single-family homes, in the province caused the measures to rise (meaning housing became less affordable) by 0.7 per cent to 32.4 per cent for bungalows, by 0.4 per cent to 34.5 per cent in two-storey homes, and by 0.1 per cent to 19.6 per cent in standard condominiums in the second quarter. For the Edmonton market, specifically, affordability decreased slightly in standard two-storey homes, rising 0.1 per cent to 36.6 per cent, and in standard condos, rising 0.5 per cent to 20.2 per cent. In detached bungalows, the measure climbed 1.8 per cent to 34 per cent. Despite this slight challenge to affordability, Alberta’s strong economy will continue to support further growth in the housing sector into 2014, RBC says.

Evaluate “PRICE” Carefully

So you’ve made the decision to buy a home. Statistically you’re one of about 9% of greater Edmonton households that will purchase a new or resale home this year. It’s a big move regardless of what you buy so here’s a few things to think about.

NEW VS. RESALE Let me state clearly that I work with clients in the new home industry, but I will try to keep my bias in check. Because I have purchased both types of homes (a few times) I think I can remain objective.

In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions.

Price is generally the reason people start searching in the resale market. And, at first that appears logical. In general, resale home prices range from 15% to 20% less than new homes of similar size and style. However, that’s not always true in today’s market conditions. A large amount of new lot supply and an increase in new “value priced” condos has kept a lid on prices and made it possible to buy a “new” home for as little as 5% above resale prices – certainly in the entry level segment. Virtually a dead heat when it comes to price. A key consideration is that you must pay GST on a new home while you do not pay it on a resale. However, the rate of GST is subsidized modestly for homes under $450,000 so the impact is lessened somewhat. You should also consider the hidden costs of buying used. First – you will have to fix all those items (no matter how small) that impact a resale homes safety and performance. Leaking faucets, running toilets, drafty windows and doors, inefficient furnaces, hot water tanks in need of repair or worse, creaking garage doors, worn out appliances, and a litany of other “can’t see until you move in” kind of things. Second, there’s personalization and décor changes or upgrades. Musty old carpets with a few stains, 72 NEW HOME GUIDE | SEP 27 - OCT 25, 2013

scratched or damaged hardwood, chipped or discoloured paint, broken railings, casings and light fixtures, and of course out of date counter tops, cabinets, etc. These items collectively can add from $25,000 to $40,000 to the cost of a used home almost immediately. All of a sudden that great price disappears faster than those big savings you thought you had.

And, In The Future At the end of all this inconvenience and expenditure you are still essentially living in an older inefficient home. The technology integrated into today’s homes, particularly regarding energy and water efficiency, can save you about $700 PER YEAR over an average sized used home. And, that’s at today’s resource prices! Since 2000, oil prices have risen over 400%, utility rates have gone up 115% and it’s reasonable to assume this trend will continue in the future. So, purchasing a new home built to the highest sustainable standard is not only “smart” for your family and the planet, but is essential for the health of your budget. Many Alberta builders have embraced sustainable building practices that could save you thousands of dollars over the life of your home. So, the battle rages. New or used. It really depends on the product you find and the price you can negotiate. Just remember to think through all the costs associated with the sale and compare them prudently. › Hand-knotting is the traditional method of creating most Persian or Oriental rugs. These rugs are hand crafted with various complex knotting techniques to leave a dense, soft surface of exposed fibres. The higher the “knot-count,” the denser the weave, and the finer the rug. › Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machine knotted rugs better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the quality of the materials used. Material Matters Wool Typically gives the richest look

but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. Silk Often blended with wool in fine rugs (especially true antiques), silk gives a luxurious feel and look, but must be treated delicately. Lincolnberg Master Builder Building the Love Affair that Lasts for 35 years Thirty-five years ago, three enterprising

young men, Lewis Nakatsui, Larry Anderson and Wayne Berg, created Lincolnberg Homes. The Seventh Annual

Ambleside Carnival by Salina Yara Halabi The sun was shining on Sunday, Sept. 8 for

Ambleside’s fun-filled Carnival. This family affair attracted more than 1,500 excited guests who enjoyed an array of activities that thrilled both the young and young at heart. Among the most popular attractions was a giant ferris wheel which provided a bird’s eye view of the beautiful Ambleside community. A petting zoo brought guests face to face with some furry friends, while a balloon artist, face painter and magician enchanted all who joined in on the fun. Great entertainment was in full swing throughout the community, and not even the smallest of guests were overlooked – a Gymboree station offered plenty of activities for little ones to take part in. And, no carnival is complete without some tasty eats to indulge in! Guests were treated to hot dogs provided by Fat Franks, buttery popcorn and the carnival classic – cotton candy. Plus, attendees had the chance to enter to win one of 10 $100 gift cards to a Currents retailer of their choice. Finishes, lighting and appliance upgr ades enhance

the aesthetic appeal of your home or condo and pride of ownership, but buyers need to make strategic selections that also improve functionality and help the unit stand out in a positive way at resale. “Be smart, temper your inner designer and keep your upgrades neutral, or the extra money you’ve put into the upgrades will vanish at resale,” says Brad J. Lamb, president, Brad J. Lamb Realty in Toronto and Lamb Development Corp. “Personal statements, such as bright red, yellow or green kitchen cabinets, will take much longer to sell and you’ll take a big haircut on price.” Whether you plan to stay in your home for five or 15 years, chances are you’ll eventually sell the place, so the return on your investment must be considered. It’s virtually guaranteed you’ll recoup the premium you’ll pay to be up on a higher floor, because buyers typically look up before they look at the interior finishes. However, it’s impossible to predict what, if any, reward will be reaped on upgrades. The reality is that most people upgrade because they want to feel fabulous every time they look around their condo, and they’re equally committed to impressing family and friends. Even functionality tends to be a secondary consideration. Unfortunately, the upgrades’ impact on resale value is rarely top of mind, although it’s something every condo buyer should think about if money matters to them. “It’s all about the aesthetics and impressing everyone – functionality doesn’t come into it at all,” says Tim Huxley, lead sales consultant at Streetside Homes in Calgary. “You’re most likely to get the best return on kitchen and bathroom upgrades, where appliances, countertops and backsplashes offer plenty of visual impact for your dollar.” Virtually every buyer has a budget.
