Mise En Place.
Mise en place is something that every professional kitchen demands. It means ‘Everything in place’. It’s a principle we practice when designing our Mattamy Kitchens. We start with an efficient work triangle and then add the features that make it easy to cook, enjoy each other’s company and dine. In many Mattamy kitchens you’ll find a pantry for dry or canned goods, a chef’s desk for meal planning and an island or breakfast bar for meal prep and morning chit chat. A Mattamy Kitchen is a great place to start the day and regroup at the end of the day.

New home experience
Make wise choices and enjoy the process
W
hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer as well as help you close the home; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. We hope you enjoy this issue of New Home & Condo Guide. Let us know what you think! We’d love to hear from you.

Resolve to plan carefully in 2013 Still-low rates provide homebuyers with an opportunity to buy, but not at any cost
T
he last couple months of 2012 were certainly interesting – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 23. Many experts don’t expect rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings we’re taking on more debt than we should. Your best strategy as a prospective homebuyer? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

Tips to avoid
hitting your personal debt ceiling The deadline is approaching next month for the united
States to come up with an agreement to raise the $16.4-trillion debt ceiling. The outcome may have wide ranging consequences with the potential to have a significant impact on the global economy and stock markets. While putting its financial house in order is a top priority for administrations, it should also be top of mind for consumers and their financial affairs. The BMO Household Debt Report shows that 25 per cent of Canadians are debt-free, however 41 per cent say that they have taken on more debt in the past five years as a result of increased spending. “While debt is a part of life for the majority of Canadians, it doesn’t have to be a permanent fixture,” says Nancy Marescotti, director, BMO Bank of Montreal. “Establishing a household budget that includes a debt repayment plan and accounts for other priorities and financial goals such as savings is essential.” BMO Bank of Montreal offers the following five tips to avoid hitting your personal debt ceiling: » Don’t overspend – Spend less than you make. Develop a budget that establishes how household expenses will be paid and how spending will be managed. Take advantage of free online tools to help stay on top of everyday household spending and saving. » Manage credit card debt – Pay down credit cards, beginning with those that carry the highest interest rate, and consider using a low rate card for purchases.
16 New home & Condo guide eastern Ontario | jan 12 - 26, 2013
» Invest to save – Set up a Tax Free Savings
Account (TFSA) or high interest savings account to set aside extra cash in case of an emergency. Currently, the BMO Smart Saver account offers a 1.2-per-cent interest rate – the highest rate offered among Canada’s major financial institutions for a full-service savings account, without minimum balance requirements. Also consider using Exchange Traded Funds to reduce management expense fees. » Become mortgage free faster – Cutting your amortization and increasing monthly payments on mortgages can help you pay down your mortgage faster while saving you thousands of dollars in interest costs. Additionally, consider increasing the frequency of your payments and/or making lump sum payments to pay down your mortgage faster. » Have a Plan B – Develop a fallback plan in case you are unable to meet your financial obligations as a result of unexpected circumstances, such as loss of work, or damage to personal property, such as your home or vehicle.

To live in a beautiful park-like setting and have easy access to downtown, buy now and live condominium fee-free for two years! Phase 2 of Upper East Side, in the boutique community of Manor Park, still has six parkfacing terrace townhomes remaining, both upper and lower models to select from, and you can move in right now! peaceful and pretty. “Upper East Side’s location is unlike any other in the city,” says Lee Knowles, independent marketing consultant. Her opinion is echoed by buyers like Katrina Burton, who says, “I love living here. The location is fantastic, very quiet, no traffic, on the park, close to downtown and I can walk to shopping, restaurants and the river.” Living at Upper East Side provides many unique advantages. Shop at one of Ottawa’s most popular malls, bike along the Ottawa River, stroll through nearby Rockcliffe, or use the City wading pool and London Terrace Park, both just outside your front door. Colonial doors and trim, solid oak handrails and nine-ft. ceilings add style to Upper East Side’s substance. There is so much buildup at the end of the
year that it can almost feel like a race to the finish line. Then Jan. 1 arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If setting New Year’s resolutions is not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and pasting images that you feel drawn to or that represent something you’d like to be or have in your life. If you would like to learn more about the power of these dream boards, and have a look at some of the ones I’ve created personally, check out my blog post, Creating a Dream Board (weorganizeu.com) End procrastination by knowing your payoff Ever wonder how to motivate yourself to tackle that daunting task you’ve been putting off? Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and remain stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.

is a variable rate mortgage

industry have led to various lenders reducing the discounts they previously offered on variable rate mortgages (VRMs), effectively making VRMs a little less attractive than they were in the past. Why have lenders increased the cost of taking a VRM in today’s market? Well, the official reason offered by the banks was that there was a lack of liquidity in the markets and the cost of borrowing had increased. Now, of course, we’ll all have to take their word on that since the average Canadian does not have access to the inner workings of a chartered bank and the true costs of borrowing it incurs. But I do know one thing for certain, given the limited exposure that I have, is that many lenders had been grumbling for months about

the lack of profitability on the variable rate mortgages with such high discounts. In the meantime, what seems to have been lost in the conversation was the fact that the bond yields had been steadily dropping for months. This, in turn, led to an increase in the profitability on long-term rates. So while most of the country’s media focused on reporting about the fact the Bank of Canada (BoC) will not likely be moving rates soon, no one was drawing attention to the fact that the banks’ profit margins were steadily rising as the bond yields dropped. Lenders were making significantly more profit on a five-year term than they were selling variable rate mortgages with full discounts. Let me ask you a simple question: if you were running a business that had two products, and one of them was very profitable and one

of them broke even or lost money, which would you promote? The end result is that banks would like you to take a five-year fixed rate mortgage and are now making it more attractive for you to do so. By the numbers – changing spreads and changing guidelines Talking about the price of a five-year mortgage and the spread on the bond yields can be very confusing for the average Canadian. Since most people don’t understand it, the media tends to avoid writing about it. As a result, some glaring discrepancies go unreported and questions remain unasked. Let’s start with some basics: ›› A bond yield and a bond price have an inverse relationship. Don’t worry about trying to understand that – you simply need to know that if the bond price goes up, the bond yield goes down and vice versa. ›› Canadian banks and lenders use the bond yields to determine their “spread,” or profitability. ›› T hey like to keep the spread to a certain range. For example, five years ago, the spread would be between 90 and 130. That means you take the five-year mortgage rate (say four per cent) and subtract the current five-year bond yield (say 2.95) and the difference should be between 90 and 130. If the difference is below 90, then that is a signal for banks to raise rates. If it is above 130, then they would lower rates. In the above example, 4.00 – 2.95 = 1.05, so that would indicate the rate is within the comfort zone and therefore not likely to move.
and uncertainty in the global markets, the more bonds they will buy. The more they buy bonds, the higher the price goes and as such, the lower the bond yields go. Whether this will translate into lower mortgage rates for you is yet to be determined. And while we could argue that the long-term rates could go even lower or in fact that they should be lower, they are still the lowest they’ve been in a lifetime. So, whether you choose to take a variable with a lesser discount or today’s low long-term rate – one thing is certain: Now let’s look at the way things are today: rates are low – if you have a mortgage ›› Let’s assume a five-year bond yield is 1.66 per cent or you’re planning to get one, take ›› A nd a typical five-year published mortgage rate is 3.59 per cent advantage of these low rates today and ›› 3.59 – 1.66 = 1.93 accelerate your debt reduction. Stability will eventually return to Based on the numbers that were used five years ago by the chartered banks, a the markets and investors will spread of 1.93 would be .63 over the comfort zone – meaning very profitable – eventually shift back to equities. and a signal to lower rates (arguably to as low as 2.96 per cent for a five-year When that happens, bond prices will term). However, lenders are no longer using the same model for spreads. In fact, drop, yields will rise and so too will due to (and I quote) “the uncertainty in the bond market is forcing a wider than your long term rates. normal margin until investors see some stability return” – the current range In the meantime, enjoy them that lenders are going by is 1.75 and 1.95. As such, the spread of 1.93 for today’s while they’re here. interest rates is actually at the high end of the comfort zone, but still within range. Some lenders are offering a quick close special of 3.39 per cent, which puts the spread at 1.73 and therefore out of the comfort zone. Any increase in the bond yield will result in those rates increasing, not decreasing. Suffice to say, it would appear that the banks are making significantly more profit on five-year mortgages today than they did five years ago. But having said that – they also experienced the global credit crunch of 2008 and saw first hand the impact to global banks when liquidity in the markets disappeared. And although we complain about the profitability of the chartered banks, it was this very fact that made them the envy of the world when their counterparts in other countries suffered. Hiring a renovator – get it in writing by John W. Herbert
We all long for the good old days when a job could be based on a handshake. But the sad reality is that those times are long gone and consumers can sometimes unwittingly make themselves vulnerable to unprofessional renovators and criminals by not using a proper contract. This column is intended to provide a general overview on how anyone considering a home renovation should proceed. Many of us accuse our children of demanding instant gratification, but the truth is that most adults also fall into this category. Homeowners will often spend many months planning a renovation, but once they decide to proceed, they want it done next week. This is a mistake, because important decisions can be based on one of the least important factors – immediate availability. It shouldn’t come as any surprise that the best and most professional renovators are the busiest and least available. So the first lesson is that you should not be in an inappropriate rush. Recognize from the beginning that your project is going to take longer to complete than you might like, but the priority is to concentrate on getting the job done right – not completing it in record time. The first step following a decision to proceed with a renovation should be a review of contract material that is appropriate for the job, because a cornerstone of successful renovations is to “get it in writing.” We all hope that our renovation project will proceed smoothly, without misunderstandings or disagreements, and the best way to insure this actually happens is to put it all down on paper. Renovation contracts do not have to be 100 pages long; most can be set out on two pages and cover the main issues – materials, time and money. Most professional renovators have contracts of their own, and so by doing a little research beforehand, consumers can quickly determine whether there might be other matters they would like included. Once you’ve researched the issue of contracts and have a reasonable grasp of what is required, it’s time to actually start looking around for the right renovator. You could talk to friends who are satisfied with work they have had done, and get referrals from them. You could start writing down all the names and numbers that you see on the side of renovator’s trucks as you drive around the city. You could start looking through the yellow pages. Lastly, you could take a shortcut and visit the listing of renovator members of the Greater Ottawa Home Builders Association at gohba.ca. I describe this as a “shortcut” because you would be immediately dealing with renovators who care enough about what they do to pay thousands of dollars GOHBA also provides in membership fees every year. This the opportunity for gives them almost instantaneous access to information on every aspect of the renovators to become renovation industry as it becomes part of a new high available. For those who are really standard of customer confident in their ability to consistently service, called RenoMark deliver quality work, membership in the C20 New home & Condo guide eastern Ontario | jan 12 - 26, 2013
John W. Herbert is executive director of the Greater Ottawa Home Builders’ Association. He can be reached at 613.723.2926, ext. 224, or visit gohba.ca
GOHBA also provides the opportunity for renovators to become part of a new high standard of customer service called RenoMark. The RenoMark program was created in Toronto to raise the standard for professional renovators and it has performed extremely well. Some of the high points of being a RenoMark member are:
» Return phone calls within two business days »O ffer a minimum two-year warranty on all work » Carry a minimum of $2 liability insurance » Have WSIB coverage and work only with other subcontractors who do » Provide a detailed written scope of work for all jobs Ask for an estimate from two or three RenoMark Renovators that you feel comfortable dealing with. Call the Better Business Bureau and see what they have to say about each company. After you have received estimates and have made a tentative choice, ask for references and actually call them. Once the job gets underway, remember that renovators are not magicians. They are victims of suppliers every day of the week, and often must delay work because the promised materials or components for which they provided down payments are not being delivered on time. Take a few pictures as the job progresses, and relax and try to work with your renovator in addressing the challenges that he must face in delivering the service that you want and deserve.

Resolve to get
organized in 2013 After the big glittery ball has dropped and
resolutions are made, the difficult part begins. To achieve success, observers suggest we break down our resolutions into smaller, more feasible goals. Think short-term. For example, it is well-known that every year, one of the most popular resolutions is to become more organized. This can sometimes feel overwhelming, so here are some simple solutions from The Home Depot Canada to clear and conquer the clutter in your home: Organize your front foyer
This space sets the tone for first impressions. Think about stashing useful items such as gloves, hats, scarves and pet supplies in decorative fabric bins. These are easy to label, and make it easy to find items with just a glance. If you do not have a closet in your entry way, invest in a simple shelved console table where you can store your organized items for easy access. A multi-purpose shelf with mounted hooks for sweaters, jackets and coats is essential to keeping your no closet foyer pristine. De-clutter your kitchen pantry
A functional pantry is the key to a functional kitchen. Creating a working pantry can be a big challenge depending on your cooking routine and habits. Take measurements of your space and purchase wire baskets or locking plastic containers to categorize your various ingredients according to your needs. Hang bins inside of the pantry door for popular foods. Not only will this be a time saver, but will also optimize your pantry space. Conquer your bedroom closet
When assessing whether or not a new home is financially realistic, remember that housing costs (including mortgage payments, utilities and taxes) should not take up more than one-third of your total household income. C22 New home & Condo guide eastern Ontario | jan 12 - 26, 2013
Bedroom closets often fall victim to being a dumping ground for items without a “home. As you de-clutter, sort items into the following categories: keep, donate, recycle and trash. For the items you do keep, the closet configurator is not only a simple solution, but also an affordable one. With so many options available for a variety of sized spaces, adjustable shelving systems will accommodate your changing needs. By following these simple suggestions you will not only have the tools for organizational success but also be able to check off that New Year’s resolution without the guilt of past years. More tips on home organization are available online at homedepot.ca or at a store in your neighbourhood. NC

2. ODD-SHAPED GLASS COFFEE TABLE
5. GROUPING OF STOOLS
Transparent finishes such as glass are sometimes all a space needs to make it feel more open and airy. This classic Noguchi-inspired table’s irregular shape adds interest and character to a typical furniture setting. Pairing this coffee table with a sectional sofa looks phenomenal. Accessorize this with opaque items at varying heights, keeping the items toward the centre point of the surface.
Combining two to six of the same or different stools together to create one coffee table is a look I really love. This idea is great for small spaces where you might not have the room to bring in a full-size coffee table and, again, functionality wins big here because it can be moved around the room or even from room to room. No accessories are needed for this style of table.
3. THREE-PIECE OVAL/RECTANGLE COCKTAIL TABLE
6. LOW, FAUX STONE COFFEE TABLE
I love this classic three-piece table because it’s so functional. Those who entertain favour it because they can use the two demi-lune ends as side tables which allows for more spread out landing areas for drinks and snacks. The shape and style of these tables are so pronounced that no accessories are needed – it stands alone beautifully. 4. OVERSIZED SQUARE UPHOLSTERED OTTOMAN
Comfort and cosiness is instantly injected into a room when you bring in a large ottoman covered in fabric or leather. Another family favourite, this piece is versatile because it also functions as extra seating. To accessorize, simply look at the top of the ottoman as a grid divided into four sections, and accessorize each section individually (for example, 1. stacked books, 2. pillow/ throw, 3. bowl/vase, 4. tray).
Bringing in a piece like this is completely unexpected which is why it works so well in any décor. The look is more natural and less refined, and it helps in visually weighing down a space that lacks balance (but it’s not actually heavy at all). A lower coffee table is in need of accessories that have height, such as a globe, a stack of books, and an orchid flower. 7. ROUND, WOOD TABLE
I’ve found that this traditional table is an all-time favourite among almost everyone. What’s not to like about the smooth and soft curves and the classy finish? Pair this classic-style table with a modern sofa for a sophisticated, designer-worthy look.
If you want to give your space a whole new look, a coffee table might be the way to do it

Metric Homes’ customized homes fill a
Westboro niche L
ong known for working with clients to create the home that best suits their needs, Metric Homes is creating a special project in desirable Westboro. Providing two opportunities to own a dream home in this sought-after neighbourhood, the first buyer of the two attached homes can choose to build the custom-designed 2,200-plus-sq.-ft. homes side-by-side or front and rear. Pierre Bernier, owner and CEO, says Metric Homes decided to inspire clients by producing two different concepts. Clients can work closely with Bernier,
28 New home & Condo guide eastern Ontario | jan 12 - 26, 2013
with owner and president Michel Charlebois, and with vice-president Stephan Keedwell. Their intent is to provide clients the opportunity to participate in their new home’s creation, and this project is no exception. The lot is 168 ft. deep, providing ample space to allow two attached homes. The front bungalow-style roofline and strategic laneway/garage placement reduces the impact on the street, fitting naturally with the gracious homes of the surrounding neighbourhood. The two concepts both present a shared driveway, one leading to a double garage, which looks single from the street, the other leading to garages located behind the street-facing home. The reduced driveway adds to the homes’ appeal, and allows for more greenery in the front yard. From there, customers can add the features they want – redesigning is part of what the Metric team offers.
metric homes’ Westboro
The team is excited about this new project and will be building similar homes on other infill lots in the future. Metric also frequently builds on client-owned lots. In a different style of project, but with the same client-first attitude, after demolishing the existing home. Metric is currently constructing a fascinating home in Alta Vista, for a client whose hobby is working on cars. Designed by architect Kevin Deevey the home boasts a 1,000-sq.-ft. garage/shop. The home’s modern industrial-styled design balances esthetics, cost and durability, producing a well-built and functional home with a special flair. Asked about the experience, owner Naresh said, “It’s been very positive. Metric is

extremely responsive. They’re flexible and attentive to what we’re after. Our vision, the architect’s designs and Metric’s ability and willingness to adapt their processes to what we wanted resulted in the best possible outcome for us.” Metric builds many custom homes within the city, using existing lots and infill homes in older neighbourhoods. One of their services is to aid homeowners suffering fire losses. Says Bernier, “When rebuilding after a fire, the homeowner has some control over the builder. We assess the value of the reconstruction, then apply the insurance funds to build what the customer wants.” Always known for innovation, Metric Homes was the builder of the first Energy Star home in Canada and is also the creator of the Home-Withina-Home concept. Metric also offers urban homes in the community of Deer Run in Stittsville (model home available for viewing), and two-acre country lots in Westlake South Estates in the established community of Carp (model home available in adjacent Arbourbrook Estates), both ideally situated for an Ottawa commute. East of the city three expansive two-acre lots remain in Camelot Estates in Cumberland, and one beautiful half-acre lot remains in Navan. For more information, visit metricomes.com, email the owners at pierre@metrichomes.com or michel@metrichomes.com, or call them directly at 613.296.7000. The main sales office and model home, 253 Cyd St., Arbourbrook Estates, is open Monday to Friday 9 a.m. to 5 p.m., weekends and holidays noon to 5 p.m. The second model home in Deer Run is open weekends and holidays noon to 5 p.m., or by appointment.

mortgageoptions
Supersize your
mortgage payments According to recent research, many Canadian homeowners
are worried about mortgage rate increases and admit that their mortgage is higher than they expected. “Flexible payment options can help take some of the guesswork out of interest rates increases,” says Marcia Moffat, RBC head of home equity financing. “Speaking with a mortgage specialist and making a few simple changes can help you save thousands on interest costs as well as take years off your mortgage.” Here a re a couple of tips to help you pay off your mortgage even faster.
» Make annual mortgage payments on the principle. Many mortgages allow you to make a lump sum payment once every 12 months or at renewal time, which is applied directly to the principal. If you come into a large sum of money through an inheritance or bonus, consider making a prepayment, which can shave years off your mortgage. » If you double up your payments once per year for 25 years, on a $250,000, 25-year mortgage at five per cent interest, you can save more than $30,000 and shave 3.5 years off your amortization term. »S witch to a bi-weekly mortgage payment schedule. Changing to an accelerated bi-weekly payment can be an easy adjustment that will help you save on mortgage interest. The bi-weekly accelerated payment works to help you pay down your mortgage faster as you actually end up making 26 bi-weekly payments a year versus 12 monthly payments. This adds up to one extra monthly payment every year. For more information, visit rbcroyalbank.com NC 30 New home & Condo guide eastern Ontario | jan 12 - 26, 2013
Unlock the power of mortgage pre-approval
So, you’ve decided to take the plunge into home ownership and start searching for your first home? Make sure you have your financing in order before you start your search. “Having a mortgage pre-approval is a critical component of buying a home, particularly for younger homebuyers,” says Marcia Moffat, RBC head of home equity financing. “It presents you as a serious purchaser to both realtors and sellers.” Pre-approvals have no obligation and help lock in your interest rate. It also clarifies your budget and sets your expectations accordingly so you’re not wasting your time viewing houses that are beyond your budget. With a pre-approved mortgage you will know what you can afford right away. On top of the pre-approval amount, consider your lifestyle preferences and how future cost increases may impact your payment comfort zone.

Mortgage essentials It’s a hot topic in a changing landscape, so learning as much as you can is time well spent by Wayne Karl Mortgage interest rates, still at historical
lows and expected to remain so well into this new year, represent a window of opportunity for those looking to buy a home. The mortgage industry is ultra-competitive, lenders often introduce new products and otherwise there are plenty of options for borrowers. If you could lock in at a low rate over 10 years, for But just as important is to example, that gives you the also spend as much time as comfort of knowing what necessary to find a broker or your mortgage payments banker you trust and who will be over that period, knows their business. while over that time you can also take advantage of any pre-payment and lump-sum payment options to pay down your mortgage. Another appeal of this scenario is that, as we often point out, experts advise you take a long-term view of your home purchase. For example, there is some talk at the moment about cooling prices and softening sales. But even if that were to happen in your market and housing
type, ask yourself: in 10 years, is a home you buy today likely to be worth more or less? If you need an answer to this question, just take a look back at prices 10 years ago. Of course, there are no guarantees, but if you’re in the homebuying mode anyway, today’s low rate environment makes a pretty compelling reason to act sooner than later to take advantage of these opportunities. Low rates notwithstanding, the banks, financial firms, brokers and other experts still advise homebuyers to practice smart borrowing – everything from putting down a larger down payment to taking advantage of pre-payment options and even “stress-testing” your mortgage at a higher rate to ensure your finances can accommodate rate fluctuations or other unforeseen circumstances. The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and, when buying new, selecting interior finishings. But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. It will prove to be time well spent. jan 12 - 26, 2013 | New home & Condo guide eastern Ontario 33
mortgageoptions
Explore the options before you sign your next mortgage renewal When it’s time to renew your mortgage, sharpening your focus and thinking about your future could help put thousands of dollars in your pocket. Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience. By doing your homework, you’ll likely be one step closer to being mortgage-free. Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in your job or family situation, renewal time is a great opportunity to re-evaluate your needs and the mortgage that would work best for you. In most provinces when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up. Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most 34 New home & Condo guide eastern Ontario | jan 12 - 26, 2013
lenders want to keep your business, meeting with them could help you secure a reduced interest rate and a better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position over a period of time. If your lender is not willing to do this, you are not obliged to renew your mortgage with them. Understanding Your Options 01 If you can afford it, pay down on the existing mortgage before signing the new deal. It can save you a lot of interest over the life of the mortgage. 02 Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mortgage underwriting department from most financial institutions and can look for the lowest interest rate on your behalf. Whether you choose to deal with a bank or a mortgage broker, both aim to find you a mortgage based on your needs. 03 The new mortgage should be tailored to your specific needs and not to the latest headlines in the financial section of the newspaper or on television. Interest rates can rise and fall like a roller-coaster and are hard to predict over long time frames. 04 Northwood Mortgage recommends that if the renewal rate is lower than your previous rate and you are still comfortable with making these payments, keep the payments the same at the lower rate. By doing this, you will reduce the amortization period of your mortgage. 05 There is a variety of mortgage types available for homeowners and choosing the right one can be confusing.
If you can afford it, pay down on the existing mortgage before signing the new deal. It can save you a lot of interest over the life of the mortgage. Lenders will offer you terms ranging from short-term open to longer-term closed and locked-in rates. Centum Pacific Mortgages suggests that if you plan to sell your home soon, a short-term mortgage or one with flexible terms will help you avoid penalty charges before the mortgage comes to an end. Making more money? Try shortening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repayment period, it also saves you interest in the long term and pays down your mortgage faster. Although it increases your monthly mortgage payment and raises your monthly expenses, it’s a great option for those who are financially sound, planning an extended leave or working toward early retirement. Apart from making larger payments, you can also change the frequency of your mortgage payment from monthly to biweekly or weekly installments, which will save you a bundle in the long run. If your budget is tight, choosing a long-term mortgage with a lower, fixed-interest rate may be a better option. A three-, four- or five-year term is considered a long-term mortgage. And even though the rates are higher than a short-term mortgage, it can help you manage your budget accordingly. 06 You can increase or decrease the amortization period of your mortgage, which can range up to 30 years. If you are looking to minimize your monthly payment, a longer repayment period is perfect. If you are looking to pay off your mortgage faster, a shorter amortization period is the way to go.
07 Renovations are a great way to increase the value of your home, but these projects are usually expensive. You can make this type of project affordable by adding a line of credit to your mortgage, using existing equity or keeping your mortgage payments low. 08 Refinancing your mortgage is something you may want to consider during mortgage renewal time. Refinancing frees up cash you may need for the unexpected. If you choose to refinance, Centum Pacific Mortgages says you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. However, you will be expected to pay extra fees such as appraisal, legal and other costs, as it is considered a brand new mortgage. Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home ownership sooner.

Follow these steps to see if you’ll qualify for a mortgage on your dream home
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
