hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer as well as help you close the home; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. Resolve to plan carefully in 2013 Still-low rates provide homebuyers with an opportunity to buy, but not at any cost

T

he last couple months of 2012 were certainly interesting – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 23. Many experts don’t expect rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings we’re taking on more debt than we should. Your best strategy as a prospective homebuyer? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

Tips to avoid

hitting your personal debt ceiling The deadline is approaching next month for the united

States to come up with an agreement to raise the $16.4-trillion debt ceiling. The outcome may have wide ranging consequences with the potential to have a significant impact on the global economy and stock markets. While putting its financial house in order is a top priority for administrations, it should also be top of mind for consumers and their financial affairs. The BMO Household Debt Report shows that 25 per cent of Canadians are debt-free, however 41 per cent say that they have taken on more debt in the past five years as a result of increased spending. “While debt is a part of life for the majority of Canadians, it doesn’t have to be a permanent fixture,” says Nancy Marescotti, director, BMO Bank of Montreal. “Establishing a household budget that includes a debt repayment plan and accounts for other priorities and financial goals such as savings is essential.” BMO Bank of Montreal offers the following five tips to avoid hitting your personal debt ceiling: » Don’t overspend – Spend less than you make. Develop a budget that establishes how household expenses will be paid and how spending will be managed. Take advantage of free online tools to help stay on top of everyday household spending and saving. » Manage credit card debt – Pay down credit cards, beginning with those that carry the highest interest rate, and consider using a low rate card for purchases.

» Invest to save – Set up a Tax Free Savings

Account (TFSA) or high interest savings account to set aside extra cash in case of an emergency. Currently, the BMO Smart Saver account offers a 1.2-per-cent interest rate – the highest rate offered among Canada’s major financial institutions for a full-service savings account, without minimum balance requirements. Also consider using Exchange Traded Funds to reduce management expense fees. » Become mortgage free faster – Cutting your amortization and increasing monthly payments on mortgages can help you pay down your mortgage faster while saving you thousands of dollars in interest costs. There is so much buildup at the end of the

year that it can almost feel like a race to the finish line. Then Jan. 1 arrives, the social calendar calms down and the cocooning begins as you prepare to ride out the rest of the winter. Before you jump right back to everything you were doing before the holidays, take some time to look around and decide what needs to change. Not that you have to go making grand resolutions for the new year – unless that’s your thing – but look at it as an opportunity to free yourself of things that weren’t working for you. Try new methods that may improve your life in little, noticeable ways. Get clear on the year ahead If setting New Year’s resolutions is not your thing, there’s another way of defining what you’d like your life to look like – create a vision board. Get some magazines, glue and a poster board and start cutting and pasting images that you feel drawn to or that represent something you’d like to be or have in your life. Make your ‘someday’ a reality How many times have you wistfully said, “Someday, I’d like to…” It’s interesting how we often procrastinate on doing the things we most want to do. We continue to put it off because something more pressing always seems to come up. But life is short, and habitually putting off doing those meaningful things that bring us joy can literally suck the life right out of us. One thing that I personally find very effective is to catch myself when I say I’d like to do something, and immediately pull out my calendar and schedule it in, even if it’s not for another month or two… or even six. The trick is to allow enough time to prepare for the event in advance and, once the date approaches, treat it as you would any other appointment you’ve booked with someone important – keep it. Make decisions fearlessly Clutter often represents unmade decisions. Many people struggle with indecision because of the fear of making a mistake (especially perfectionists). It may seem easier to avoid making the decision, but by doing so, you are deciding to procrastinate and remain stuck. Whenever possible, make decisions as you go along, before they accumulate. Although there’s no guarantee you will make the right decision, you will be taking the option that appears to be the right thing to do at the time. Avoid berating yourself if the outcome is less than you had hoped, and besides, there’s usually some recourse. See it as a great learning experience and move on. One effective decision-making technique is to ask: “What’s the worse thing that can happen if I make the wrong decision?” and “Can I live with that consequence?” This usually puts the decision into perspective and helps you make it confidently.

industry have led to various lenders reducing the discounts they previously offered on variable rate mortgages (VRMs), effectively making VRMs a little less attractive than they were in the past. Why have lenders increased the cost of taking a VRM in today’s market? Well, the official reason offered by the banks was that there was a lack of liquidity in the markets and the cost of borrowing had increased. Now, of course, we’ll all have to take their word on that since the average Canadian does not have access to the inner workings of a chartered bank and the true costs of borrowing it incurs. But I do know one thing for certain, given the limited exposure that I have, is that many lenders had been grumbling for months about

the lack of profitability on the variable rate mortgages with such high discounts. In the meantime, what seems to have been lost in the conversation was the fact that the bond yields had been steadily dropping for months. This, in turn, led to an increase in the profitability on long-term rates. So while most of the country’s media focused on reporting about the fact the Bank of Canada (BoC) will not likely be moving rates soon, no one was drawing attention to the fact that the banks’ profit margins were steadily rising as the bond yields dropped. Lenders were making significantly more profit on a five-year term than they were selling variable rate mortgages with full discounts. Let me ask you a simple question: if you were running a business that had two products, and one of them was very profitable and one

of them broke even or lost money, which would you promote? The end result is that banks would like you to take a five-year fixed rate mortgage and are now making it more attractive for you to do so. By the numbers – changing spreads and changing guidelines Talking about the price of a five-year mortgage and the spread on the bond yields can be very confusing for the average Canadian. Since most people don’t understand it, the media tends to avoid writing about it. As a result, some glaring discrepancies go unreported and questions remain unasked. Let’s start with some basics: ›› A bond yield and a bond price have an inverse relationship. Don’t worry about trying to understand that – you simply need to know that if the bond price goes up, the bond yield goes down and vice versa. ›› Canadian banks and lenders use the bond yields to determine their “spread,” or profitability. ›› T hey like to keep the spread to a certain range. For example, five years ago, the spread would be between 90 and 130. That means you take the five-year mortgage rate (say four per cent) and subtract the current five-year bond yield (say 2.95) and the difference should be between 90 and 130. If the difference is below 90, then that is a signal for banks to raise rates. If it is above 130, then they would lower rates. In the above example, 4.00 – 2.95 = 1.05, so that would indicate the rate is within the comfort zone and therefore not likely to move.

Whether this will translate into lower mortgage rates for you is yet to be determined. And while we could argue that the long-term rates could go even lower or in fact that they should be lower, they are still the lowest they’ve been in a lifetime. And although we complain about the profitability of the chartered banks, it was this very fact that made them the envy of the world when their counterparts in other countries suffered. Hiring a renovator – get it in writing by John W. Herbert

We all long for the good old days when a job could be based on a handshake. But the sad reality is that those times are long gone and consumers can sometimes unwittingly make themselves vulnerable to unprofessional renovators and criminals by not using a proper contract. This column is intended to provide a general overview on how anyone considering a home renovation should proceed. Many of us accuse our children of demanding instant gratification, but the truth is that most adults also fall into this category. Homeowners will often spend many months planning a renovation, but once they decide to proceed, they want it done next week. This is a mistake, because important decisions can be based on one of the least important factors – immediate availability. It shouldn’t come as any surprise that the best and most professional renovators are the busiest and least available. So the first lesson is that you should not be in an inappropriate rush. Recognize from the beginning that your project is going to take longer to complete than you might like, but the priority is to concentrate on getting the job done right – not completing it in record time. The first step following a decision to proceed with a renovation should be a review of contract material that is appropriate for the job, because a cornerstone of successful renovations is to “get it in writing.” We all hope that our renovation project will proceed smoothly, without misunderstandings or disagreements, and the best way to insure this actually happens is to put it all down on paper. Renovation contracts do not have to be 100 pages long; most can be set out on two pages and cover the main issues – materials, time and money. Most professional renovators have contracts of their own, and so by doing a little research beforehand, consumers can quickly determine whether there might be other matters they would like included. Once you’ve researched the issue of contracts and have a reasonable grasp of what is required, it’s time to actually start looking around for the right renovator. You could talk to friends who are satisfied with work they have had done, and get referrals from them. You could start writing down all the names and numbers that you see on the side of renovator’s trucks as you drive around the city. You could start looking through the yellow pages. Lastly, you could take a shortcut and visit the listing of renovator members of the Greater Ottawa Home Builders Association at gohba.ca. I describe this as a “shortcut” because you would be immediately dealing with renovators who care enough about what they do to pay thousands of dollars GOHBA also provides in membership fees every year. The mortgage market is a complex beast, and as a prospective homebuyer, these are not lessons you’re going to learn overnight – nor do you likely want to. You’re focused on saving a down payment, getting your finances in order, searching potential neighbourhoods, choosing a home and, when buying new, selecting interior finishings. But just as important is to also spend as much time as necessary to find a broker or banker you trust and who knows their business. More so than in any other area of homebuying, you’re going to rely on the advice of this member of your team – now more than ever. Explore the options before you sign your next mortgage renewal When it’s time to renew your mortgage, sharpening your focus and thinking about your future could help put thousands of dollars in your pocket. Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience. By doing your homework, you’ll likely be one step closer to being mortgage-free. Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in your job or family situation, renewal time is a great opportunity to re-evaluate your needs and the mortgage that would work best for you. In most provinces when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up. Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, or will you take the time to meet with your lender face-to-face? lenders want to keep your business, meeting with them could help you secure a reduced interest rate and a better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position over a period of time. If your lender is not willing to do this, you are not obliged to renew your mortgage with them. Understanding Your Options 01 If you can afford it, pay down on the existing mortgage before signing the new deal. It can save you a lot of interest over the life of the mortgage. 02 Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mortgage underwriting department from most financial institutions and can look for the lowest interest rate on your behalf. Whether you choose to deal with a bank or a mortgage broker, both aim to find you a mortgage based on your needs. 03 The new mortgage should be tailored to your specific needs and not to the latest headlines in the financial section of the newspaper or on television. Interest rates can rise and fall like a roller-coaster and are hard to predict over long time frames. 04 Northwood Mortgage recommends that if the renewal rate is lower than your previous rate and you are still comfortable with making these payments, keep the payments the same at the lower rate. By doing this, you will reduce the amortization period of your mortgage. 05 There is a variety of mortgage types available for homeowners and choosing the right one can be confusing.


If you can afford it, pay down on the existing mortgage before signing the new deal. It can save you a lot of interest over the life of the mortgage. Lenders will offer you terms ranging from short-term open to longer-term closed and locked-in rates. Centum Pacific Mortgages suggests that if you plan to sell your home soon, a short-term mortgage or one with flexible terms will help you avoid penalty charges before the mortgage comes to an end. Making more money? Try shortening the term of the mortgage by paying bigger lump sums each month. This strategy not only cuts the repayment period, it also saves you interest in the long term and pays down your mortgage faster. Although it increases your monthly mortgage payment and raises your monthly expenses, it’s a great option for those who are financially sound, planning an extended leave or working toward early retirement. Apart from making larger payments, you can also change the frequency of your mortgage payment from monthly to biweekly or weekly installments, which will save you a bundle in the long run. If your budget is tight, choosing a long-term mortgage with a lower, fixed-interest rate may be a better option. A three-, four- or five-year term is considered a long-term mortgage. And even though the rates are higher than a short-term mortgage, it can help you manage your budget accordingly. 06 You can increase or decrease the amortization period of your mortgage, which can range up to 30 years. If you are looking to minimize your monthly payment, a longer repayment period is perfect. If you are looking to pay off your mortgage faster, a shorter amortization period is the way to go.

07 Renovations are a great way to increase the value of your home, but these projects are usually expensive. You can make this type of project affordable by adding a line of credit to your mortgage, using existing equity or keeping your mortgage payments low. 08 Refinancing your mortgage is something you may want to consider during mortgage renewal time. Refinancing frees up cash you may need for the unexpected. If you choose to refinance, Centum Pacific Mortgages says you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. However, you will be expected to pay extra fees such as appraisal, legal and other costs, as it is considered a brand new mortgage. Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home ownership sooner.

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
