We Light Up Your Life.
Mattamy homes are designed to make use of as much natural light as possible. We use oversized windows throughout the home. This adds a natural, cheerful brightness inside the home. This, combined with our smart use of space, creates a warm and open interior. So even in the dark and dreary short days of winter, you will have more light in the home, which will perk up your spirits. Families who live in Mattamy homes have more reason to smile and right now, as the days grow longer, you’ll appreciate having a home filled with light without having to turn on a switch. 6

Think you can’t afford a home? It’s more affordable than you first thought
M
uch like that bank commercial that says, “You’re richer than you think,” a new home may be more affordable than you originally thought. Perhaps you need only to change your definition of “home” to get into the market. While a detached home is the traditional choice for many, highrise and lowrise suites, lofts and townhomes have become a prime choice among first-time buyers and empty nesters in the market for new place to call home. Not only does townhouse and condominium living afford you the opportunity to live in a prime neighbourhood at a great starting price, when it’s time to move you can often opt to remain in the same neighbourhood, since many communities offer a mix of designs and sizes, which allows families to relocate easily without having to change jobs or schools. Today’s communities generally have a range of sizes and prices that start at the “affordable” end of the price spectrum. This winter, many builders and developers are gearing up for their grand openings and have new communities available for quick occupancy. It’s an exciting time to be shopping for a new place, so don’t miss this excellent buying opportunity. Have a look through this issue and see what you think. The home of your dreams is waiting.

High performance in lowrise Challenges notwithstanding, there’s no denying the strength of lowrise homes
N
o one can debate the increasing popularity of highrise home options in Ontario over the last 10 years or so. Recent statistics from home building associations in the province illustrate to what degree condos are an increasingly favoured new home choice, due to price point, proximity to amenities and other reasons. Indeed, many cities are is seeing a shift towards higher-density housing, while lowrise starts are seeing more concentration in surrounding communities. The challenge with lowrise homes is not weakening demand, but rather low levels of supply because of a lack of available land and other regulatory issues. The net result for lowrise homes is lower levels of supply and higher prices. Since such issues are not going to be resolved overnight, lowrise opportunities that do come available are usually snapped up by the market. For qualified buyers, this means continuing strong performance of this home type.

The Slater is an intricately inspired mix of retro meets modernist style. The black and white exterior is classically chic, yet bold and commanding. This is the ideal address for young and trendy professionals who want to live in the heart of it all. This luxury highrise is located in the heart of downtown Ottawa, only steps away from shops, restaurants and the nightlife on Bank St. A quick bike ride away from the Rideau Canal, it neighbours Parliament Hill, Sparks St, the Rideau Centre and the National Arts Centre. The Slater is more than simply a home; with the purchase of one of these

created by IIBYIV interior design. This internationally recognized design firm’s passion for combining creativity with practical use is evident at The Slater. With the recent announcement of a new release of floorplans, prospective buyers area anxiously waiting to be a part of the 2013 VIP launch. The Slater was Ottawa’s fastest selling highrise development in downtown Ottawa. When the doors opened and the registrants walked through the presentation centre in November, prospective buyers could not believe the high level of finishings and the choice of suites and the value and pricing. It is no wonder that within hours over 70 suites were sold. The Slater has already become the most popular condo building and it is now considered to be the hottest and trendiest place to be. Come see why The Slater has received such rave reviews. Discover the difference at The Slater. If you are a connoisseur of fine things and can appreciate great value and design The Slater is a must-see for you. It’s just steps away from dozens of restaurants in Little Italy and nearby Chinatown, as well as other gourmet tastes from around the world, as well as Preston Street, which is becoming a lively commercial corridor. A podium will unite the two buildings and house the offices and work areas of the hotel-trained concierge, providing residents with a level of personalized care and service unmatched by other Ottawa condominiums. Like its sister developments, SoHo Lisgar and SoHo Parkway, award-winning architect Roderick Lahey has designed these twin towers and towns. Once again, the Brian Gluckstein design team has re-established its high standards and protocols previously reserved for luxury boutique hotels. The entrance to SoHo features a hotel-like drop-off to the front door with its 16-ft. SoHo granite wall, a canopy and security desk in the entry foyer. Gluckstein has designed the 16-ft.-high lobby to luxury hotel standards with marble floors and elevator walls clad in marble. A concierge desk in the lobby and the SoHo Champagne Club all feature 16-ft. ceiling heights with a library, lounge, bar, private dining area, fireplace, wine-tasting room and private screening room. The second floor features a Dalton Brown gym with access to an outdoor terrace. Steam rooms and washrooms are adjacent to the gym. Each of the earth’s four elements will be represented in the indoor and outdoor Gluckstein designed common space – an amazing 15,000 sq. ft. This area includes a third-floor landscaped terrace and gardens with raised infinity style hot tub, 60-ft. lap pool, fireplace and outdoor kitchen. Host a dinner in the private dining room, watch a movie or sports event in the private screening room or visit the wine room. Each floorplan has been designed by Gluckstein to accommodate fine furnishings of every taste and temperament. Suites up to 22 ft. in width, unheard of in condominium living, will appear to be floating on air with floor-to-ceiling, wall-to-wall windows absorbing the surrounding views. Each suite will be invested with the same high quality materials and standards demanded by elite clients who desire living spaces equivalent to the comfort of expensive homes. You’ll find nine-ft. ceilings – 10-ft. ceilings in the penthouse suites – marble bathrooms with large shower stalls and a rain showerhead. Kitchens will be designed with the fine cabinetry found on a yacht or private jet, with an island and integrated European appliances concealed behind lacquered doors and the features and fixtures you’d find in the finest homes. Just imagine what it would be like to live in a condominium where every intricate detail has been designed to awaken your sense of style, while simultaneously satiating your desire for comfort. Luxury optional:
When should you spring for the builder upgrade? by Marnie Bennett
It’s always interesting to watch new-home buyers as they
choose their upgrades. Naturally, they’re excited about this chance to customize their homes. Some throw caution to the wind, exceeding their budgets by thousands, while others are determined not to go a penny over. Whatever your personality type, the ability to prioritize is key. Now, the types of upgrades available to you will depend largely on your builder. Among the most popular options are hardwood floors, finished basements and gas fireplaces. (In more exclusive communities, these Mosaic tile backsplashes, may be considered standard granite countertops, features.) Upgrades can be as elegant lighting fixtures, modest as a soft-close toilet closet organizers, rain seat or as dramatic as a coffered showerheads... the list goes ceiling. You may have the on and on. opportunity to select crown moulding and taller baseboards or high-end appliances, custom cabinetry and top-of-the-line hardware. Mosaic tile backsplashes, granite countertops, elegant lighting fixtures, closet organizers, rain showerheads... the list goes on and on. As you can imagine, it’s enough to set your head spinning. So, which features should make the final cut? Consider the following:
Write down every option that appeals to you, and then rank them from most to least important. Which upgrades will have the most impact on your quality of life?

Canadians struggle to address
children’s education, aging parents and own retirement needs: RBC poll Canadians (aged 18 to 54) are concerned that their
ability to save for retirement will be impaired both by saving for their children’s education (48 per cent) and by taking care of their aging parents (36 per cent), according to the 23rd Annual RBC RRSP Poll. Despite the potential strain of these family priorities on their retirement savings, more than half (57 per cent) of Canadians aged 18 to 54 say their parents’ retirement experience has shaped their expectations of retirement. “While Canadians may see their parents’ retirement experience as a model for what to expect, the reality is that their retirement may not be the same, particularly if they are part of the sandwich generation with both aging parents and school age children,” says Amalia Costa, head, retirement strategies, RBC. “Canadians know that juggling competing financial priorities creates enormous strain on both time and money. A financial advisor can make it easier to develop a retirement plan to balance your financial commitments and family life.” Retirement will likely look different for the next generation of retirees, as employer-sponsored pension plans become more rare. The RBC poll found that one-quarter (26 per cent) of Canadians (aged 18 to 54) expect a pension income from an employer to be their primary source of income in retirement and, similarly, fewer than one-in-five (18 per cent) of them have a defined benefit pension plan. “The growing demands on time and money can make meeting retirement goals a challenge, but Canadians don’t have to do this on their own,” adds Costa. “Taking the time to meet with a financial advisor is one of the best investments you can make in your financial future. An advisor can help review your financial priorities; understand your income sources and your savings and investment options – all to help make your retirement goals a reality.” 24 New home guide GTA | february 2 - 16, 2013
Costa provides the following practical advice to help you live for today and save for tomorrow: » Show me the money: Look for hidden sources of contribution funds. If you have debt, take advantage of lower interest rates to reduce your overall borrowing costs and free up some of your monthly cash flow. For example, you can do this by consolidating higher interest credit card balances into a loan or home equity line with a lower interest rate. » Automate your savings habit: Get into the good savings habit of paying yourself first by setting up an automatic contribution plan to coincide with your payroll deposit. The funds will come off the top and are often not missed. » Start thinking about your retirement income plan: If you are within a few years of retirement, switch your focus to establishing your retirement income plan. Translate your vision for the lifestyle you want in your retirement into financial requirements and work with an advisor to learn about your new sources of retirement income and how these will fund your new lifestyle.

the impact of
stuff
by Hellen Buttigieg Everything around you has an impact on you
whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect! Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often, when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there. Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new! 26 New home & Condo guide eastern Ontario | Feb 9 - 23, 2013
Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use. Daily de-clutter habit You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

12 steps to getting
financially organized by gail vaz-oxlade SET-UP 1 | Gather all your paperwork. Create a file folder for each of the following: ›› Chequing accounts ›› Savings accounts ›› Retirement accounts ›› Investment accounts ›› Credit card accounts ›› Loans ›› Personal lines of credit ›› Mortgage ›› Insurance: life, disability, health, critical illness, home, car ›› Tax returns ›› Estate: wills and powers of attorney 2 | Welcome to 21st century banking If you don’t already have it, set up telephone or Internet banking for your accounts.
30 New home & Condo guide eastern Ontario | Feb 9 - 23, 2013
3 | Reduce fees by setting up a buffer If you can afford it, transfer $1,000 float to your chequing account (pretend it isn’t there) and use that to minimize your banking costs. 4 | Save automatically Create an auto-debit from your chequing account to a savings account that will not be touched. Most people won’t put money into a savings account on a regular basis, opting to wait for a tax-refund or bonus before setting aside some money for the future. Establish an automatic savings deposit every month and your nest egg will accumulate faster than you think. 5 | Create a monthly bill summary List your bills in the date order they need to be paid to prevent you from missing a bill. If you have bills that are paid automatically from your account, write an “A”
beside these bills and remember to deduct them from your spending journal at bill payment time each month. 6 | Set up your in baskets Create an in basket with two bill folders labelled “1-15” and “16-31.” When a bill comes in, look at the due date and put the bill it in the appropriate folder. Recycle all the marketing crap in the envelope. Create a second in-basket with three folders labelled “bank statements”, “bills paid” and “tax receipts.” Weekly 7 | Make a date with your money On the 12th and 28th of each month, set aside the time in your schedule – you’ll need about 30 minutes – to pay your bills. Always pay your bills in one place – a place that you’ve equipped with the following: your bill paying system, a spending journal, envelopes, stamps, pens, pencils, a calculator, tape, a stapler, return address labels and a recycling bin. When you pay a bill, write the cheque or transaction number, amount paid and the date you paid it on the bill. Put the paid bill in your “Bills Paid” file. Deduct the amount you’ve spent from your spending journal. If a bill has not been paid in full (tax bills are paid over several months, for example) put it back in your folder so you don’t forget it. Monthly 8 | Reconcile your bank statements When your bank statements come in, put them in your inbox folder. Make a date when all your statements are in (it will depend on when you receive them) to: ›› Review your statements to make sure there are no mistakes

›› Reconcile your spending register; clearly mark the cheques that have been returned to you and highlight the ones in your spending register that haven’t yet cleared the bank. A cheque that takes a long time to clear in the bank can lull you into thinking you have more money than you do. Go back at least a month to make sure all previous cheques have cleared. ›› Talk about anything unusual Quarterly 9 | File Once a quarter, file all of your paperwork to keep your system current. 10 | Talk Have dinner with your business partner and talk about the bumps, your goals and how you’re doing. Annually 11 | Revamp your budget Review your budget using last year’s credit card and bank statements to see what you actually spent. If you spent more on a particular category, make sure you know why or look for ways to trim. 12 | Clean up Go through your files at the end of each year and throw out bills and receipts no longer needed for auditing/ budgeting purposes.

Why real estate investing still makes sense by peter kinch A new year has begun and you’re analyzing your finances,
planning for the future and wondering where you can get the best return on your money. As we approach another tax season, you’ll be inundated with multiple mutual fund companies promoting the tax advantages of parking your RSP money with them. You’ll wonder about the stock market and the ongoing global issues. You’ll start to look at hard assets such as gold or precious medals. And, of course, you’ll look at real estate. The hard question is, which vehicle will produce the best results? My answer to this question will always be the same: the action is dictated by the goal. First and foremost, it is important to understand that all of the above options are simply vehicles designed to accomplish an end result. The first step is to determine what that desired end result is, and then ask yourself, which vehicle will move me closer to that goal? You may have a variety of arguments or reasons to choose one vehicle over another, but here are four reasons why you may want to consider real estate as your investment vehicle of choice, along with one caution:
On the surface, the first investor had an investment that outperformed our real estate investor by four times, but actually made less money due to the fact that it wasn’t leveraged. That’s the power of leverage. The key is to understand that it can also go the other way – and that is the importance of having a long-term strategy and investing in areas with strong fundamentals and good cash flow.
1 The power of leverage Leverage is a tool that can work for you or against you, but there is no denying 2 Interest rates the fact that it is a very powerful tool. Let’s take the example of two investors Two keys to being able to develop sitting on $100,000 cash. a successful real estate portfolio ›› One investor chooses to put their capital into either the stock market or are affordability and cash flow, and precious metals. If they spend $100,000 – they receive in return $100,000 an underlying fundamental to both in either stock or a precious metal asset. If their investment were to of those is the rate you pay for increase (perform) at a rate of 20 per cent over the course of a year borrowing money. But it is month. Let’s assume that this important to note that the BoC can real estate portfolio property increases by only five per only influence the prime lending rate are affordability and cent over the course of the year. – which is used to determine your cash flow, and an That would make the value of the variable rate mortgage. property $525,000 – effectively a It is important for consumers to underlying fundamental $25,000 increase in your asset remember that the fixed rates are to both of those is the governed by the bond market and that value – not including the amount rate you pay for of debt reduction or positive cash although the BoC has indicated it borrowing money. flow over the course of the year. does not intend to increase the prime 34 New home & Condo guide eastern Ontario | Feb 9 - 23, 2013
lending rate, that does not guarantee that long-term rates will not rise in the meantime. A return of money to the markets will cause a drop in bond pricing followed by an increase in the bond yield, which will result in an increase in long-term rates even if the BoC leaves prime unchanged. A further threat to low interest rates is that even though we will not likely see a rise in prime, we have already seen the disappearance of the discount on variable-rate mortgages. Due to a lack of liquidity in the global markets, the cost of borrowing has increased for lenders. As such, variable-rate mortgages are less profitable and they have cut back on the discounts they offer. The net result for borrowers is that the amount you pay on a variable mortgage is not as attractive as it was a year ago. Having said that, we need to be very clear that even without a discount, a prime lending rate at or about three per cent is ridiculously cheap and allows for great investment opportunities. There are multiple opportunities within the Canadian marketplace that can create positive cash flow as long as the interest rates are below four per cent and you can easily get a five-year term today well below four per cent, so the ability to get a cash-flowing property and lock that in for five years will be as good in 2012 as it’s ever been. 3 Seeking safe harbours There is no such thing As the global financial markets as a Canadian real continue going through more drama estate market – it is than a daytime television show, the fallout is consumer angst resulting regional. You can have in low consumer confidence. solid fundamentals in When consumers lack confidence, they tend not to make big-ticket one town, while another within 100 kilometres purchases. Real estate is obviously one of those items and this alone could have an economy could result in a slight drop in solely based on exports market values. However, it is the to the U.S. exact same angst and fear that drive consumers to seek out safe harbours in a storm, placing their money in areas perceived as protected from the roller-coaster that the stock market has become. This is the reason we have seen records in the price of gold. Investors are speaking with their pocketbooks and saying loud and clear that they are losing confidence in the market and want a tangible asset that they can own and hold. What could be more tangible than real estate and if you were looking for a safe harbour in real estate, which country would you invest in? Canada has been seen globally as one of the few countries to have survived the last global recession relatively unscathed. In fact, our banking system and domestic economy have become the envy of the world. 4 Sound economic fundamentals Regardless of where you buy real estate, you should make your purchase based on sound economic fundamentals. There is no such thing as a Canadian real estate market – it is regional. You can have solid fundamentals in one town, while another within 100 kilometres could have an economy based solely on exports to the U.S. I expect the U.S. to be hit harder by the fallout in Europe, but that will impact only regional Canadian economies that depend on trade with the U.S.

Although we are still largely an export-dependent country, there are a lot of regional pockets that have a strong domestic economy and are expected to grow in spite of global issues. Look for strong GDP growth, followed by strong employment numbers which in turn brings a strong tenant base. A strong tenant base combined with low interest rates creates the opportunity for positive cash-flowing properties. And if the property flows cash in good times and in bad, you need not worry about potential for values to fall or bubbles to burst. The value of your property the day after you buy it is irrelevant until the day you go to sell it. If you are purchasing investment real estate with a long-term buy-and-hold philosophy, and you have purchased in an area that gives you positive cash flow, then you don’t need to worry about the hype in the headlines regarding property values. Just focus on letting your tenants pay off the mortgage over time and enjoy the cash flow when you have a free and clear asset. So, as you look at your financial options for the year, ask yourself first and foremost: What results do I need from my investments, Then analyze your options in the context of your goals. If you choose real estate, simply stick to the fundamentals, take action while others worry over headlines, take advantage of low rates and use leverage wisely. Invest and don’t speculate, and both you and your children will be glad you did in the years to come. Happy investing!

Follow these steps to see if you’ll qualify for a mortgage on your dream home
01
05
Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.
02
06
Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.
03
07
Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
04
Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
