How to find the right home?

Knowing what to look for – and where – are crucial parts of your new-home search

O

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? Another factor to consider is your new-home warranty. This issue, on page 26, we introduce a new monthly column – the Tarion Report, by Howard Bogach, president of Tarion Warranty Corp., the company charged with protecting the rights of new-home buyers. of Ontario advise of a number of provincial tax changes for filers this year: Increased threshold for all income tax brackets

›› Taxable income thresholds in all three Ontario provincial tax brackets were increased by 3.3 per cent in 2012, reflecting changes to Canada’s consumer price index (CPI) in Ontario. All indexed non-refundable tax credits also increased by 3.3 per cent. New high income tax bracket

›› The Ontario government has introduced a new tax bracket. Beginning in 2012, individuals will be taxed at a rate of 12.16 per cent on that portion of their income in excess of $500,000 annually. Guide. I’m excited to have this opportunity to share information about your home’s new warranty. If you have questions about what you read or there’s a topic you’d like me to cover, please drop us at note on our Facebook page at facebook.com/TarionWarrantyCorp. When buying a new home, there are many decisions to make; downtown or suburbs, two bedroom or three, hardwood or laminate? But the one decision you don’t have to make is about your new home’s warranty. That’s because almost every new home sold in Ontario comes with a builder’s warranty, backed by Tarion. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home. Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $40,000 for freehold homes in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. Deposits made on condominiums are protected for similar circumstances, up to a maximum of $20,000. Deposit amounts exceeding that are protected under the Condominium Act. The delayed closing and occupancy provision means your builder guarantees that your home will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay the home’s completion. In many cases, your builder will be required to compensate you if a delay occurs. The one-, two- and seven-year warranties begin when your home is complete and ready for possession. in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems and is in place for one year from your home’s date of possession. The two-year warranty protects against water penetration through the basement or foundation walls; defects in materials that affect windows, doors and caulking and defects in work that result in water penetration into the building envelope. It also covers defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and defects in work or materials that result in the detachment, displacement or deterioration of exterior cladding, such as brickwork, aluminum or vinyl siding. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and applies for two years, beginning on the home’s date of possession. The seven-year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home. If you’re looking to buy a condo, you’ll also have extra warranty coverage for the common elements of your condominium.

Retirement planning at the click of a mouse: Canadians embrace DIY investing

One in five Canadians now

manage their investments the same way they make common lifestyle purchases: they go online. The TD Direct Investing Poll found the majority of Canadians now book travel (60 per cent), research car purchases (59 per cent) and buy event tickets (58 per cent) online. Many also enjoy the ease and convenience of the Internet to manage their financial future, with 41 per cent researching investment options online and 22 per cent managing their investments online. In addition, 13 per cent said they invest online more frequently than they did five years ago. “Self-directed investing is a great way to plan and manage your retirement nest-egg – and it’s never too early to start planning for your golden years,” says Rowena Chan, vice-president, TD Direct Investing. “There is a wide variety of innovative tools and resources available to support investors in their long-term strategies and help them make informed decisions. Despite what you often hear, buying a home isn’t only

about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location

First, what does that old adage really mean? Of course, we’d all love a highend home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information

Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home.

Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.

Having premiered on Slice in January, Mother of the Bride is proving that mom’s dress selection is nearly as critical as the big white gown. Barbara Tibbetts and her daughter Terrie own wedding salon T. Carolyn Fashions. Terrie’s husband Dante also works in the shop, ensuring everyone is perfectly accessorized, down to the last rhinestone. Each episode of Mother of the Bride presents the trials, tribulations and family frustrations surrounding that ever-important dress selection. This mom and daughter duo have sold more than 100,000 dresses over more than 21 years in the business, and they’ve seen it all. Since life is often stranger than fiction, this emotionally charged purchase makes for great TV. As they say, “Mother knows best.” While finding the perfect dress is important, these mothers of the bride are


also the go-to advisers for other pressing decisions – such as where to live after the wedding. Where once upon a time a woman was expected to move from her parents’ place into the marital home, modern reality is much different. People are dating longer, getting married older. Couples aren’t waiting to tie the knot before they begin living together. But whether renting, owning, cohabitating or waiting to move out from mom and dad’s, for a large number of couples, the logistics and living arrangements after the wedding are big decisions. Many newlyweds find they have a decent down payment, providing a window of opportunity to get into the real estate market.

Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! Marion Bates’ daughter Mandy chose to move into the home her fiancé – now husband – already owned when they met. But it’s an older house with small closets, and the guest bathroom has dated pink tile throughout. As Marion sees it, “It would be nice if Mandy and Jeff had a large home with room to entertain. They have many friends and relatives who love to drop in, and love to have parties. Mandy has a dinner party at least once a week. Since she is a dietician, she enjoys cooking and trying new recipes, so a highly functional kitchen is absolutely necessary.” Kari Grey-Smith is seeing history repeat itself as daughter and new sonin-law are not even in the same area code, let alone the same home. These newlyweds’ jobs necessitate a long-

distance arrangement, which Kari says she went through with her own husband when they were first married. Because of their employment situation, the couple continues to spend some time apart. And since they’re not together, they continue to rent – but Kari hopes they’ll be together very soon, and hopes a purchase, somewhere closer to her, is in the near future. When they are able to balance location and careers, a condo near mom might be the perfect answer if they choose an urban location. If they settle on the suburbs, the choice more likely would be a new home. Cash wedding gifts provided a nice down payment, making homeownership possible. While mother may think she knows best, the market more so dictates what new couples can afford. Lifestyle choices also come into play. A downtown condo and a suburban two-storey detached home may carry a similar price tag. The answer to the cohabitation question has to respond to lifestyle needs and wants. It may take a compromise on commute. It may be the need for space to start a family. It may be the idea of enjoying the honeymoon period with something smaller and then buying larger in the future. Or it may be a combination of both. With many couples waiting until later for their first marriage, or moving onto their second marriage, those who are more established financially and in their careers have different options. Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
