When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: » Shop the mortgage market to see what you can afford before you start your hunt; » Obtain a lawyer who is willing to review your offer and close the deal; » Don’t be persuaded by high pressure sales tactics while you’re out shopping;
» Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; » To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the homebuying process. We hope you enjoy this issue. ow that spring has sprung (well, sort of), get ready for the season that naturally follows – construction. Indeed, there is an old joke that we have only two seasons in Ontario – winter and construction. Now that the former is finally over, the latter may well begin in earnest. It’s not a new development that Ottawa – like most cities in Ontario – is pressed with building new roads and transit systems, and trying to figure out how to pay for it all. Thankfully, though, the provincial government is increasingly waking up to the need.

I spend a lot of time with couples who are buying their first home together. It’s often enlightening to watch them agree, disagree and compromise until they’ve found the home that clicks for both of them. When the right decision has been made, both parties breathe a huge sigh of relief... for about two weeks. Then it’s time for round two: whose stuff do you keep? Just a couple of generations ago, it was common for newlyweds to move straight from their parents’ homes into their own. That meant they needed everything, from teaspoons to a bedroom suite. Couples collected their belongings together, virtually from scratch. Today, this scenario is rare. While singles may not own their own homes – though many do – nearly all have rented their own places and amassed a good deal of furniture and appliances along the way. And it’s human nature to become attached to our possessions. In some cases, one partner owns the obviously superior dining table. In others, when both partners love their belongings, there’s real potential for hurt feelings. My first rule of merging households: be respectful. You don’t have to pretend to like the framed poster of dogs playing poker, but
express your feelings as diplomatically as possible. Accept that compromise is necessary on both sides. If you want to confiscate his decorative swords, you may have to surrender the dried flowers.
It’s human nature to become attached to our possessions You may be surprised to find that combining your styles can work, if your pieces are good and the scale is right; pick up any decorating magazine and you’ll see antiques, vintage and contemporary furniture mingled together to beautiful effect. When your beloved things simply look wrong together, it may be necessary to “give” the bedroom to one partner while the other gets the living room. Ideally, you can come up with a furniture placement plan and sell your unneeded possessions before the big move. When opinions clash over a specific item, though, biding your time can be a less painful way to resolve the issue. As you naturally develop tastes in common, the pieces that don’t look quite right will migrate to the basement, replaced by newly acquired pieces that both of you love. Interest rates aren’t going anywhere. The Bank of Canada announced on April 15 that it was going to leave its overnight lending rate at 0.75 per cent for another six weeks – and depending on the picture our future economy paints, it could be for a lot longer than that. The overnight rate has only been sitting at 0.75 per cent for a little less than three months now, after Governor Stephen Poloz finally decided to cut it down from the one per cent it had held steady at for nearly 4.5 years. That decision was made in January, in an attempt to shield highly indebted Canadians from the negative impacts of the significant drop in oil prices (and job losses that have occurred as a result). With oil prices staying low and the economy continuing to suffer, it was presumed that the central bank would further cut its rate in March and again today – but that didn’t happen.
The Canadian economy is estimated to have stalled in the first quarter of 2015. The ultimate size of this impact will need to be monitored closely.

In a speech he made just a few weeks ago, Poloz announced that, “the first quarter of 2015 will look atrocious, because the oil shock is a big deal for us.” And it did. “The Canadian economy is estimated to have stalled in the first quarter of 2015. The ultimate size of this impact will need to be monitored closely.” As of today, total CPI inflation is at one per cent, which reflects the drop in consumer energy prices, and core inflation remains close to two per cent. Unfortunately, first quarter results will place additional pressure on inflation, but GDP growth is expected to rebound later this year. And the central bank continues to offer messages of hope that the economy should reach and remain at full capacity by the end of 2016. If the economy doesn’t pick up, we could see another interest rate cut this year. But our guess is Poloz will monitor it for a longer period of time than just three or four months before making that decision. The next interest rate announcement is on May 27, so we’ll see what the future holds then.

Even the most organized people can find moving day challenging. There’s always so much going on; so many things to think of. The key is to think of them well ahead of time so you’re prepared. For example, June 30 is the busiest moving day of the year. If you are planning to move on that day, it is time to book your mover now. After many thousands of moves, Two Men and a Truck Canada created guidelines for our customers to help them make any moving day as stress-free as possible. We call it assembling a survival kit, and it really does help with the last few hours you spend at the place you’re leaving, as well as the first day in your new digs. One approach that works well is to empty a closet a couple weeks before the move and place items you know you will need on moving day into that space. It’s great to leave your current place looking good, so cleaning supplies are a must, and you don’t want to be hunting around for them. You’ll want a broom, dustpan, mop, your vacuum, some sort of all-purpose cleaner and cleaning rags and towels. Put cleaning items and towels in a large bucket or plastic bin with a lid to keep them separate from your other stuff. In your new place, you will want to have toilet tissue for each bathroom, along with hand soap, hand towels, an all-purpose cleaner and cleaning towels. Remember easy-to-serve snacks, water bottles, a first-aid kit, facial tissues and toys such as colouring books and crayons for the little ones. In fact, their

favourite stuffed animal or other toy can help ease the stress of moving for them. Encourage them to carry a small bag each packed with things that will help to make their new house feel like home. A few basic kitchen items will be handy too, such as dish detergent, a sponge, plastic garbage bags, paper towels, paper plates and cups, a kettle and maybe a cooler. Pet food and dishes should go into the survival kit as well. Remember a note pad, pen, scissors and pertinent phone numbers you may need, such as utilities companies (for both ends of the move), family members, real estate agent, lawyer and cable company. How about some basic tools such as pliers, a screwdriver, utility knife and blades, tape measure, hammer, masking tape, flashlight and batteries. Think about your first 24 hours in your new place. You’ll need bed linens, towels, bath/shower soap, a bath mat, alarm clock, change of clothes for each family member, phones and chargers, prescription and other medications, important papers, cheque books and cash. Your list may vary a bit; everyone is different. Be sure, however, that your survival items are packed into the moving van last, or even better, transported in your vehicle with you. When you arrive at your new place, you eliminate the worry of finding these critical items. Everything goes better in a move when you think ahead, plan ahead and pack ahead for every contingency. You want to do more than survive your move – you want to thrive in your new home from day one!

What’s in your new-home warranty? Ideally, that’s a question you’ll never have to answer for real – at least not the hard way, be it fi ling a complaint or, worse, proceeding to a claim settlement. But, life is sometimes not fair, and despite the best intentions of home builders, things do go wrong. To put it nicely – stuff happens. Multiply this figure by the amount you need to borrow. Divide by 1,000.
