Ottawa is not usually mentioned in discussions about Canada’s hottest or best performing housing markets. Until recently, that is. We’ve written a number of times in this space over the last several months how Ottawa and other centres in Eastern Ontario are quietly humming along, while Toronto and other scorching markets elsewhere in the province wrestle with increasingly serious affordability issues. Now, the humming has turned to a distinct whir – the product of a booming economy and all that comes with it. Affordable home prices and healthy job market here are even attracting Millennial purchasers from Toronto, according to the latest Royal LePage House Price Survey. This trend is intensified by the city’s booming technology sector, bringing even more market entrants into the region. The result? Aggregate home price growth of 3.3 per cent in the second quarter of 2018 – compared to three per cent for Toronto and two per cent for Canada overall. The forecast? Again, among the tops – 2.2 percent-growth through to the end of Q3, compared to 2.1 per cent for the GTA and 1.9 per cent for Canada as a whole. Enjoy, Ottawa. You’ve earned it.

PROPER PROTECTION MAKE SURE TO FILE THE CORRECT PAPERWORK

Nobody likes filling out forms. But when we buy something new and expensive that comes with a warranty, we understand the importance of filling out the paperwork to make sure our purchase is protected. Newly built homes or condominiums in Ontario come with a comprehensive sevenyear warranty, administered by Tarion, that covers everything from defects in materials and shoddy workmanship to cracks in a foundation that may threaten the structural integrity of your home. And, like any warranty, it requires that buyers complete and file paperwork. One of the first forms is one that should be filled out during the pre-delivery inspection (PDI) you have with your builder just before you take possession. This is your chance to document anything that’s missing, incomplete or damaged before you move in. The form is submitted to your builder and not only serves as record of work that still needs to be done, but also of the condition of the home when it was delivered, which may help resolve any future issues between you and your builder. There are four other forms that you can submit to Tarion if you have issues with your home: 1. 30-Day Form: Your first opportunity to list any 18 NextHome.ca

outstanding defects you see after you move in. 2. Year-End Form: You can report defects in workmanship and materials, Ontario Building Code violations or unauthorized substitutions that you notice during the first year of living in your new home. 3. Two-Year Form: Submitted within two years of ownership, it covers issues such as defects in work or materials in the electrical, plumbing and heating systems. 4. Major structural defects (MSD) Form: This can be filed up to seven years after you take possession, and covers defects in work and materials affecting the structural integrity of your home. All of these forms can be found at tarion.com and can be submitted by mail, fax or electronically through MyHome. These statutory warranty forms must be submitted according to

specific deadlines but it’s important to note that there are no restrictions on when or how many times you can bring issues up with your builder. Of course, not every owner of a newly built home in Ontario has issues that require attention over the course of the warranty. In fact, the vast majority don’t. However, if you do encounter problems, it is critical that you document them and file the paperwork with Tarion. Tessie and Luc Lalonde plan to retire from their careers in the National Capital Region in a few years. Thinking ahead, this travelloving couple purchased a condominium suite at Stone & South on the River, CaraCo Development Corp.’s community of exclusive dockside residences on the St. Lawrence River. Their homebuying journey led them to this waterside location in Gananoque. “We love the water, and really wanted our retirement home to be easy to maintain,” Luc says. Tessie currently operates a cleaning business and hair salon from their home; Luc is a heavy equipment technician for the City of Ottawa, where he has worked 20 NextHome.ca

The Lalondes spent time exploring Gananoque before they decided on their purchase. “We took a few boat cruises and a nice drive along Hwy. 2 through the area to see where the best view was, and we thought the community was very nice,” Luc says. “As we age, practically speaking, Stone & South will be a great place to relax and enjoy life and looking ahead. Living adjacent to the Thousand Islands Playhouse also intrigues them. “We’re not big theatre-goers now, because we’re so busy,” Luc says. “Once we live next door, we’ll likely get into it and enjoy some performances at the Playhouse.” Both are excited about their purchase. Designer Jo Alcorn shares tips to make the inside of your cottage as desirable as the outside LOVING THE LIVING ROOM

When the rain is pouring, or the bugs are buzzing, you want to escape to an indoor retreat. When it comes to creating a cosy cottage living room, remember, seating is a priority. Make sure there is enough room for everyone to sit comfortably. Look for durable, easy-to-clean options. You also need storage. In this space, I included a shelf behind the sofa. It’s ideal for cottage living: it offers easy storage for throws, board games or great cottage reads. It also doubles as extra counter space when entertaining. 26 NextHome.ca


a gorgeous five-ft.-long, woodtopped raw table, a perfect fit for cottage decor, plus it’s long lasting. COTTAGE-CAVE

This cottage has access to a walkout basement; a wonderful under-used space that was naturally cool because the cottage is built into the Canadian Shield. Instead of covering up the natural rock, I kept it exposed and it became part of the decor. I added a great, durable sofa from Urban Barn (urbanbarn.com), which fit the space perfectly, and side chairs that could be moved around. Again, we selected a raw-edge table to really enhance the cottage feel. Accessories were added from Bouclair (bouclair.com) to really top off the woodsy feel. OUTSIDE ENTERTAINING

BREAKFAST NOOK

Even in this five-by-eight-ft. space, I created a huge impact. The secret was to use every square inch, including the vertical space. I used amazing artwork from an online store called Posterjack

(posterjack.ca), I enhanced the feature wall with cottage-inspired decor like stag heads from HomeSense (homesense.ca). The most important piece of all is the table – it’s where you gather and make lasting memories. I chose

This is where the magic happens at a cottage. This cottage had a small concrete slab that was considered a patio. I used EON Deck and Patio Tiles from The Home Depot (homedepot.ca) that the homeowners simply clicked into place. To have a great dinner party, you need a great table; this table is from The Home Depot, seats six, has a sleek and stunning design, is comfortable for long conversations and fits the space perfectly. The chairs even stack for easy winter storage and have removable bottom cushions. No outdoor party would be complete without a barbecue. The homeowners love to cook so I chose this stunning gas grill from Weber (weber.com) which is ideal for entertaining; it has a multitude of features and a fuel gauge so you never run out middinner party.
