Can you think back to your first IKEA purchase? Maybe it was a BILLY bookcase for your dorm room or a POÄNG armchair for the den. For me, it was a set of black leather KRAMFORS sofas. My husband and I felt like our newlywed pad was complete with our cool new Scandi decor. Can you relate? Whatever your first IKEA product was, it likely wasn’t your last. For many of us, IKEA products are as comforting as a Tim’s double-double and honey cruller. But, how exactly has Scandinavian design been able to become a signature in Canadian homes? The answer lies at the core of the company’s mission – to create simple products people love. “It doesn’t matter if your style preference is modern or traditional, our products are streamlined and simplistic in design, which lends for easy integration

KD: The Brady Bunch living room! I would love to transform their space from 1969 into 2018! They are a large blended family that live in a modern home that has some great features to start with. There are so many activities going on under one roof that the space would need to be truly multi-functional to reflect their busy lifestyle. With the two main trends of today influencing life at home in the living room – urbanization and technology – there could be endless possibilities to design a living room that works for everyone. The sofas would be arranged in different zones in the middle of the room which leaves space on the walls for personalization and self-expression. The living room would be the hub for the family’s social playground and celebrations, and smart devices will enable a liquid life, so there is no need to anchor activities around a TV or computer. The sofa is still the soul of the living room – which would speak to comfort and relaxation. This would be a hard-working room and the heart of their everyday life at home. It would be bold, brave and beautiful, mixing modern and traditional styles breaking the conventional approach to the living room.

The end result is detailed, on-the-ground research to help better design stores and products tailored to different provinces, cities and customers. “It’s all about meeting the needs of our customers as soon as they walk into their local IKEA,” says Davey. in-store, IKEA releases an inspiring catalogue each year (online and in print, delivered to your door) with a specific theme. This year, it’s “Make Room for Life” – the brand hopes to encourage people to make room in life for the things they love, with the help of smart furnishing solutions. “Encouraging people to embrace the fluidity of their homes through their unconventional spaces and multi-purpose furnishings, is our goal,” says Davey. “We want people to realize that the living room has space for both their needs and their dreams.” With this type of customer driven dedication that IKEA continues to deliver, it’s no doubt that Canadians will happily continue shopping (and consuming Swedish meatballs) for another 40 years.

MARNIE BENNETT If you’re like most of my condobuying clients, your home search is centred around location, suite layout and building amenities. These are the physical aspects of your home, and they’re incredibly important. But there are also intangible aspects, such as rules and regulations, which may affect the way you actually live in your condo. The vast majority of these rules are reasonable; however, they do vary from condo to condo. They can be found in the Condo Declaration, and it’s well worth your while to read them as part of your home-hunting research. (While rules can be added or eliminated by the condo board, owners are given a vote on important issues, and can demand meetings to review other changes.) Depending on your lifestyle, you may be passionate or indifferent about any of the following issues, each of which is often regulated by condo rules:

(that is, leases of less than a year or even AirBnB type rentals). One condo complex recently made the news for disallowing renters who don’t constitute a family. While sometimes controversial, such rules are meant to ensure that all residents have a vested interest in maintaining a well-kept building with a pleasant atmosphere. PETS

Some condos ban all types of pets, while others embrace them. Some place restrictions only on certain types of animals. BARBECUES

While Ottawa has no bylaws pertaining to natural gas-line barbecues on balconies, some condos do restrict them due to safety concerns.

Smoke-free condominiums are a relatively new development, but they have indeed made their Ottawa debut. These condos ban smoking even in the privacy of your own suite, so that the highest air quality is maintained. RENTALS

Builders and developers in Ontario have been asking for such change for years, and finally, the Province is taking the first steps to make it happen. At issue is red tape – the many, many months it takes for the municipal approval process for new development projects to play out. In Toronto, for example, it can take as long as 18 months to obtain a building permit. If rezoning is involved, it can take even longer. The end result of such hurdles – besides the obvious delays which often lead to rising costs – is that, amid strong demand for housing, developers are limited to building as many units as they can per permit. This usually means condos, rather than other multi-unit housing types, such as townhomes, that appeal more to families. But now, Ontario is increasing access to rental and affordable housing by launching a new team to help streamline the development process and tackle some of the challenges that prevent housing projects from taking flight. In the coming months, the Housing Delivery Group will work with individual developers, municipalities and other organizations to reduce barriers for specific housing projects that meet the needs of local communities. The team will help all parties work together and overcome challenges that prevent new homes from being built. A tall order, perhaps, but absolutely essential.

OHBA ELECTS NEW PRESIDENT Pierre Dufresne was elected President of the Ontario Home Builders’ Association (OHBA) for 2017-18 at the association’s Annual Meeting of Members on Sept. 25 at the Fallsview Casino Resort in Niagara Falls. He most recently served as the association’s First Vice-President, has served as a member of the Executive Committee since 2014, sat on the OHBA Board of Directors since 2013 and served on the Canadian Home Builders’ Association (CHBA) Urban Council over multiple terms since its inception. With almost 30 years of experience in land development, Dufresne’s leadership style has been described as well-informed,

thoughtful and measured. He is Vice-President, Land Development at Tartan Land Corp., a company that has been building new homes and communities in the Ottawa area for more than 50 years.

Well-versed and very knowledgeable about the issues facing the industry, Dufresne brings a perspective from beyond the GTA and will be focused on creating a balance: being responsible to OHBA’s local associations, regardless of their size, and representing all interests of the building, development and professional renovation industry at the provincial level. Well aware of the depth and volume of policy initiatives he faces this year, Dufresne says he plans to approach the policy issues in a prepared and evidence-based manner as he represents the industry’s interests at Queen’s Park and with stakeholder groups. —Marlene Eisner

CANADIANS WANT MORE COMMUNITY GREENSPACES A recent survey by TD Bank Group’s GreenSights Report says 95 percent of Canadians want to be near greenspaces, but most feel what’s in their neighbourhood is below par. The survey is part of the TD Common Ground Project, an initiative focused on revitalizing over 150 community greenspaces across Canada in recognition of the country’s 150th year. OTHER FINDINGS:

• Room for improvement. Sixty per cent said they visit their community greenspace once a week or more, and 77 per cent said there is room for improvement. Common enhancements suggested include: 26 NextHome.ca

more public picnic areas, natural playgrounds and solar lighting. • A place to escape. The topthree activities listed to do in greenspaces were: Relax on their own (43 per cent); connecting with nature (42 per cent); and relaxing with family and friends (41 per cent). • Values and trade-offs. Eighteen per cent placed a high priority on living near a greenspace when looking for a place to live, closely behind “proximity to good schools,” (23 per cent) and “easy access to public transit” (19 per cent). Forty per cent said preserving greenspaces should come at the expense of commercial development,

followed by housing development (24 per cent) and parking (20 per cent). • Sustainability. Regardless of age, 94 per cent said natural sustainable playground equipment would be important for their local community greenspace. —Marlene Eisner
