How best to select a builder?
A little extra research pays off with peace of mind
Y
ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

f you’re in the market for a new home, you may be wondering whether now is a good time to buy. Interest rates have inched up for some mortgage products, lowrise new-home sales are down, and prices continue to rise in some housing categories and are relaxing in others. All of this leads some consumers to wonder if they should buy now or wait. Wait for what, we’re not sure. Indeed, land supply and other challenges specific to the home building industry are what’s causing lowrise new-home prices to rise – certainly not a lack of appetite among consumers. Do the math: reduced supply plus continued or growing demand equals higher prices. However, it isn’t just market performance causing lowrise prices to climb; a key contributor – development charges – continue to increase and are becoming even more significant. These fees, by the way, are passed right on to you, the new-home buyer. Still think it’s better to wait?

What are you looking at? The importance of the view from your condo by Marnie Bennett
It’s Psychology 101: our surroundings affect our moods. Just as the colour of our walls can soothe or agitate us, so can the panorama from our windows. The view from your windows is closely tied to the issue of location, but is sometimes surprisingly at odds with it. Consider this: one condo may offer an amazing location in terms of access to parks and amenities – coupled with a view of a parking lot. Another may be out-of-the-way and surrounded by warehouses – but, as the tallest building around, offers sunset views that will take your breath away. To some extent, a great view depends on personal taste. But most of us understand the appeal of greenery and blue water, twinkling city lights, architectural landmarks and unimpeded vistas. Few of us want to wake up in the morning, open the drapes and gaze directly into a blank wall, a highway, a busy sidewalk or another person’s window. The reality is, one building will often offer views of both types. Even in a riverside condo, it’s virtually impossible for everyone to look out over the river. Depending on the view, prices in the same building can vary by tens of thousands of dollars. If you’ve already been condo shopping, you’ll know that units increase in price as the floors rise higher. Chalk it up to the view.

Typically, buyers of new condos purchase their homes before they’re constructed. When you can’t tour your particular unit before purchasing, you may have trouble imagining the view, or you may forget to consider it altogether. My advice? Examine both the builder’s 3-D models and the physical building site, up close and from a distance, to help you envision the view. Look into plans for undeveloped land nearby to see how your view may change over the years. Consider your unit’s orientation – which rooms will get sunlight at what times of day? Then, weigh what matters most to you against what makes the most investment sense, taking into account that a unit with a good view will nearly always get you a better return. If you decide your money is better spent on square footage, or if an unimpressive view is all you can afford, there are always ways to make the most of what you’ve got. Tips for choosing a
new-home builder You’ve made your decision – you’re
ready to buy a new home. But with literally thousands of builders of all shapes and sizes to choose from, how do you know which builder is right for you? Choosing the right builder can be just as important as choosing your new home. When you purchase a home, you also “buy” the company that will build it for you. Their experience, skills and commitment to customer service will play a key role in determining how satisfied you are with your condo and with the whole buying experience. Canada Mortgage and Housing Corp. (CMHC) offers the following tips on how to find and select a new-home builder that will meet your needs and expectations:
To begin your search, check the Homes section of your local newspaper to find out which companies are building in your area, the types of homes they offer and the prices you can expect to pay. (Editor’s note: New Home & Condo Guide is a great place to start!) Ask friends, family members and coworkers for names of reputable builders they have dealt with. You can also check the websites of home builder associations and warranty providers. When you visit a builder, ask how long they have been in business, how many homes or communities they build each year and what kind of background and experience they have. Make sure the builder belongs to an industry organization and has the licences and registrations required for your province. Ask for references, and contact them to find out if they are satisfied with the homes they bought and the service they received. Once you have narrowed down your list, visit the builders’ models. Go through each one in detail, carefully noting down what you like and what you don’t. bring someone with you who does. Read through each builder’s website and other information materials to get a clearer picture of the company and what they have to offer. If possible, request a tour of a work site to look at a community that is currently under construction. If you’re considering buying in a new development, go on a tour of the community or take a close look at the master plans. Ask yourself if this is the type of community where you could see yourself living or raising a family for years to come. Always bring a notebook or even a camera with you. Ask as many questions as you can think of, and write down the answers to review later. After all, you’re choosing the place your family will call “home” for the next five, 10 or perhaps many more years. Take your time, and make sure you make the choice that’s right for you. Autumn is upon us and that means winter isn’t far behind. As the weather begins to cool and the leaves start to fall, you should start to prepare your home for the cold winter ahead. Raking your lawn isn’t the only fall maintenance task that needs attention. In order to keep your home in good shape for the long run, and to maintain your new home warranty rights, maintenance should be performed year-round. In the autumn months, just as we t a k e out wa r mer clothes and put away the bathing suits and sandals, our home also needs to get ready for the change in weather. If you live in a home that’s less than seven years old, regular maintenance is also an essential part of protecting your new home warranty. new community is “just minutes from shopping, schools and all the amenities!”? And that “Everything you need is “right at your doorstep!”? Indeed, proximity and access to a variety of amenities and essentials – from transit to health care to schools to shopping to recreation – are critical determining factors for builders and buyers alike, for lifestyle and comfort while living there, as well as resale potential down the road. It’s an important topic we’ve written about before in Fundamentally Speaking and elsewhere in New Home & Condo Guide. It’s also a topic home building associations across the country are paying close attention to, as development charges and other fees rise to prohibitively high levels. Consider, for example, development charges imposed by local and regional municipalities can reach more than $60,000 per home – costs that are passed directly on to new-home buyers – before a shovel even hits the ground. The latest federal budget provides some hope in this regard, in that it contains measures to increase support for national infrastructure. Says Canadian Home Builders’ Association (CHBA) President Deep Shergill: “It’s an opportunity to restore fiscal integrity at the municipal level and fairness for younger generations. At present, many municipalities are financing community infrastructure by transferring the costs into the mortgages of new-home buyers, amounting to more than $5 billion a year.” Municipalities across Canada are lobbying Ottawa to make sure they get their share of available funds to address road and transit needs. Faced with such infrastructure and funding challenges, municipalities typically are also considering other options – including new taxes, road tolls and other fees – to help pay for what’s needed. and amenities is becoming more important than ever. With continuing immigration, general growth and construction expansion – all happening at a quicker pace than infrastructure improvements – our highways and transit systems will all be tested until everything catches up. As you’re out there shopping for your new home, look around to see how far you are from the nearest highway or rapid transit system that affords you a reasonable commute; and how close you are to health care, schools, shopping and recreation. These communities will be at a premium, now and in future.

I can’t imagine doing anything else. If you have this much access to the public, then it’s your social responsibility to take the information you have with products and relationships you have and allow that information to be free flowing. And if you are activated and empowered by this information, share it – that is how things get done. At the end of the day, it’s about consumer education, public education – it's the only way information travels and we have changed the game with social media and all the free flowing information that is available.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Add to this your estimated monthly heating costs and monthly property taxes.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies.
