The big decision
A little extra research pays off with peace of mind
Y
ou’ve agreed that a new home is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line. You can start by finding out how long the company has been in business by asking the sales representative or visiting the company’s website. Find out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into anyone during your tour. Naturally, you should spend some time visiting several different sales offices and model homes. Get a feel for each company and the staff employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.” Think twice about any development where the salespeople push you to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are certainly many other builders and salespeople out there who pride themselves on putting the customer first. When you do find the right home and the right company, making that big decision will be a whole lot easier and enjoyable.

he moment you decide to buy your first home is an important one – from getting your finances in order, to learning about mortgages, to researching builders and to getting out there to look at potential communities. Indeed, the excitement grows at every step. Buying your first home can also be an emotional experience. There will be houses you fall in love with, communities you really want to live in and neighbours you can envision befriending. As exciting as all of this is, it’s also important to not let your emotions get carried away – to buy more with your heart than your head. This is why you should take your time, do your research and conduct due diligence on every development, builder and home you consider. This issue of New Home Guide, like all editions we put together, contains a variety of content to guide you through this process. Stan Alldritt Sr., the cunning founder of Alldritt Homes, started the company during World War II. 1 Create Drama. Painting/wallpapering the back of your bookcases to help make objects “pop.” Use a color that compliments or inject a new colour to create flow from room to room. Thoughtfully mix your metals, I’m showing a lot of gold – burnished brass here which is making a huge come back! 2 Create a focal point. Be it a bookcase, backsplash, fireplace, rug, painting, etc… its important to know what your focal point is so you can appoint it properly. 3 Accessories – think big. Place one large painting, floor lamp, or area rug in a room, rather than dozens of little things. Less clutter helps make rooms seem larger, more opulent. If you must display smaller trinkets – group them purposefully. 4 Neutral background. Keep your permanent fixtures neutral like tiles, floors, millwork etc. I mean neutral not boring – this enables you to change out your accessories easily and frequently. As your tastes change, so can your accessories. 18
5 Area Rugs. Rule of thumb is an area rug should leave a border of at least 18” around the perimeter of the room or area you are covering. Too small of an area rug causes you to think the room is small - an impression that is hard to erase. 6 Artwork-how high is too high. Hang art so that it relates to what it is hanging next to, or over, rather than following a rule. When in doubt, have the tallest person in your home give you their central view, at their eye level. Consider hanging art in unexpected places like in front of a window or off of a bookcase. 7 Antique Accessories. Antiques keep your home from looking too contrived, too “show home“.
I recycle old cherished items, and incorporate family heirlooms as much as possible. The end result is always warmer, more interesting and thoughtful. 8 Drapery & Drapery Panels. Drapery panels add that final touch to your space, and help soften the edges. Drapery is often overlooked – but is well worth the cost for the perfect finishing touch. It’s best if you can save up for custom drapery, but if you need affordable readymades, Urban Barn, Chintz&Co., Pier-1 and Ikea have some great choices. 9 Texture. When texture is incorporated properly, the result is the ultimate in sophistication. A keen eye is required, but try
these - play cotton velvets against silk, burlap against linen, crystal bowl on top of a rough wood box, or barn board against sleek gold. Be careful, texture lends itself to styles/trends, proportions, patterns etc. You need to know the rules before you can break them. – especially when your incorporating texture. 10 Push your comfort level. Think outside the box. Use items that wouldn’t normally be considered. Hang wallpaper, prime and paint old furniture pieces, add new hardware to old furniture pieces. You are only limited by your imagination –– have fun with it!

Keeping the magic in the
New Build process

Keeping the magic in while taKing the
mystery out is what The Home Program New Build education sessions are designed to do. Even if you have purchased a home previously, the process of buying a (resale) home versus what is involved in building a new home is substantially different. A little education can go a long way to helping you make smart decisions that can save you substantial dollars, make the entire process a little (or a lot!) less stressful, and give you tools to make smart decisions from start to finish. That is precisely why The Home Program is now providing special education sessions that explain the entire process and then let participants ask the questions they need answered. The sessions are held in various builders showhomes, last approximately 90 minutes and are done in an informal - question and answer format. A mortgage and real estate professional sit and talk with the new-home sales representative to help participants understand the process involved; the best way to approach a new build purchase; and costs and considerations. At each stage of the process, participants are encouraged to join in and ask their own questions.
The sessions include information on financing a new build; builder selection; initial and final pricing; contracts and deposits; selecting the various components in your new home; construction stages and timing; warranties and walkthroughs; and supports and responsibilities available after you have taken ownership. The sessions currently run from 3:30 to 5 p.m. on Saturdays. The sessions ran successfully in February and will be running again in April. The Home Program began as a pilot project in December 2001 to meet the need in Edmonton to assist low and moderate income families in becoming homeowners. Since then it has expanded to include education, counseling and advocacy, referrals to service providers, a Down Payment Assistance Program, and ongoing contact before and after the purchase of a home. The program is now accessed by all income levels and custom education sessions have been developed to include education around such areas as building a new home, and understanding the ins-and-outs of condominium ownership. The Home Program has provided homeownership education to more than 3,700 families and continues to work with those individuals including the more than 1,000 who have now become homeowners. The program is currently available in all major population centres in Alberta, including Edmonton, Calgary, Lethbridge, and Fort McMurray. A large volunteer base of local service providers coupled with financial contributions from participating Realtors has enabled the program to provide more than $1 million in financial assistance to program graduates. The Home Program is offered and operated as part of Capital Region Housing Foundation, Edmonton, and is partnered with local and national non-profits and service providers, including the Alberta Real Estate Association, the Alberta Real Estate Foundation, and Canada Mortgage and Housing Corp. (CMHC). The program was recognized with the first Edmonton Housing Trust Fund’s ROOPH Award for Outstanding Partnerships. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Home Buyer’s Report, the average amount Canadians planning to buy their first home in the next five years plan to spend is approximately $300,000, with an average down payment amount of $48,000 (16 per cent). The report also revealed: › On average, first-time homebuyers expect to be mortgage free in 20 years, with 20 per cent estimating it will take between 10 and 19 years › Those planning to enter the real estate market for

30 years – have not affected their buying timeline, while one-infive (19 per cent) say they will have to wait longer before buying as a result. “A shorter amortization is the most responsible approach to home financing; it’s something BMO has been encouraging their customers to consider for years, as it means becoming debt-free sooner,” says Parsons. I was very interested to see the Bank Of Montreal Psychology Of House Hunting Report on May 2 as it reveals many “important purchase behaviours” that drive our housing markets. The report noted Canadian home buyers spent an average of five months house hunting and during that time visited an average of 10 homes. The survey includes both used home and new home shoppers. These numbers correlate closely with CSG’s own market intelligence for the new home market that people shop four to five months and visit 12 show homes before finally selecting a builder and model. It’s reasonable to think Alberta’s performance would be faster than national results due to the robust economy.
44% purchased a home because they thought it was a good investment and 37% because they felt it “was a good time to get into the market”. Surprisingly, 80% of respondents stated they knew the home was right for them as soon as they stepped inside it. Wow, that says something about either previewing homes online or how important first impressions are if you are selling a property. Less positive was 33% of experienced home buyers and 39% of first time buyers stated they felt rushed to make a purchase which lead to “buyers remorse”.The greatest fears people had were 71% thought there would be something wrong with their home after purchasing it (a good reason to buy new) and 55% were worried prices would fall. What really stood out to me in the survey was the transformational shift in motivation to purchase a home. 44% purchased a home because they thought it was a good investment and 37% because they felt it “was a good time to get into the market”. Both motivations emanate from economic considerations and maybe that’s why there’s so much angst before, during and after the purchase. While certainly a home must be viewed as a core financial asset for any purchaser, that consideration must be balanced against what a home, any home, delivers to a person’s quality of life and happiness. I have viewed with great dismay our Federal

Government and Bank Of Canada’s constant harping about people buying homes as if they were wild eyed real estate speculators hell bent on creating an “asset bubble”. Of course the rhetoric makes for good publicity and talking heads can point at the US housing melt down as sure fire proof it could happen here. Basically this is fear mongering of the lowest ilk. This sort of round the clock publicity and its framing of a home purchase as the equivalent of buying a “penny stock” has obviously skewed people’s motivation more to financial outcomes and thus the appropriate stress that comes from investing for profit. What’s not given “proper” weighting in the coverage is the far more positive outcomes of home ownership. The independence people feel owning a home, their connection to community and pride of ownership are some of the most progressive social drivers in society. Home ownership stabilizes the future, creates a sense of predictability and comfort for growing families, fosters opportunity and improves personal situations. It nurtures confidence and creates pride in our communities, cities and country. Most importantly, if you’re purchasing a home to live in and hold for an average length of time it’s still the best financial investment you can make. So, if you’re deciding whether it’s time to buy a new home make sure you consider its positive lifestyle benefits to the same degree as financial issues. Though there are financial consequences those can be managed and mitigated through prudent consumer research, honestly reviewing your situation and taking your time in making the purchase.

02 Not having a budget. It isn’t going to come as a surprise to you that I think every couple should have a budget. Whenever you combine two lives, two ways of looking at things, two spending profiles into one, you need to have a plan to ensure both bodies are on the same page about where the money should be going. Having come up with a budget you both agree to, it’s easy to decide what to buy and when. You simply ask each other, “Where does this fit in the budget?” If it doesn’t then you work together to make room, cutting a little of her golfing and his beer-with-the-boys to come up with the cash to make the purchase. Working together with a plan beats the bejezus out of flying solo blind and bumping into each other. A budget can be a relationship-saver when one of you is a spender and the other is a saver, since by having a plan you can address both your needs. Wedding mania, exotic honeymoons, and a houseful of brand new furniture is wonderful, providing you have the money to pay for it. going into debt for massive self-indulgence is down right dopey. 05 Sweating the small stuff. If you’re going to spend your relationship getting your britches in a knot over every little thing, you’re going to be miserable. or you’re going to get divorced. You have to figure out which battles are worth fighting, and when negotiation makes more sense. conducted by Genworth Financial Mortgage Insurance Company Canada (Genworth Canada), first-time homebuyers are adjusting to the new mortgage requirements and making informed choices about homeownership. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,514 Canadians questions about their financial well-being and preparedness. The 2013 survey revealed that there was a significant rise in the number of recent first-time buyers who say they put down more than 20 per cent on their homes (56 per cent versus 36 per cent in the 2012 survey). In fact, the number of people that said it is getting harder

to save for that down payment is on the decline (50 per cent versus 55 per cent in 2012) with more first-time buyers finding it easier to save money (nine per cent, up from five per cent in 2012). In addition, only 17 per cent of respondents thought it was a good time to buy, suggesting that low interest rates alone are not enough to entice Canadians to purchase a home. “Canadians entering the real estate market are making financially astute choices by saving longer and putting down larger deposits on their homes,” says Brian Hurley, chairman and CEO of Genworth Canada. “They continue to value homeownership and are being responsible about the way they enter into mortgage debt. This trend bodes well for a soft-landing of the housing market.” Among first-time homebuyers, the proportion saving for less than two years has decreased by nearly 30 per cent, while the proportion saving for more than five years rose by more than 50 per cent. This appears to indicate that fewer first-time homebuyers feel a sense of urgency about entering the real estate market, which is consistent with the fact that fewer expect house prices to rise in the next twelve months. “There is still a strong need for Canadians to have a better grasp on their financial situation,” says Henrietta Ross, CEO of CACCS. “More than 40 per cent don’t think their credit rating reflects them or don’t know what their credit rating is. Counselling could help ensure they are financially prepared to enter and maintain substantial investments, such as homeownership.”

Continues to hold interest rates The Bank of Canada recently once again
announced that it is maintaining its target for the overnight rate at one per cent. The Bank Rate is correspondingly 1.25 per cent and the deposit rate is 0.75 per cent. Global economic growth has evolved broadly as anticipated in the Bank’s January Monetary Policy Report (MPR). In the United States, the economic expansion is continuing at a modest pace, with gradually strengthening private demand partly offset by accelerated fiscal consolidation. Significant policy stimulus has been introduced in Japan. Europe, in contrast, remains in recession, with economic activity constrained by fiscal austerity, low confidence and tight credit conditions. After picking up to very strong rates in the second half of 2012, growth in China has eased. Commodity prices received by Canadian producers remain elevated by historical standards and, overall, they are little changed since the January MPR. The Bank expects global economic activity to grow modestly in 2013 before strengthening over the following two years.
On a quarterly basis, growth in Canada is expected to pick up to about 2.5 per cent in the second half of this year. Despite this expected pickup, with the weak growth in the second half of 2012, annual average growth is now projected to be 1.5 per cent in 2013. Following a weak second half of 2012, growth in Canada is projected to regain some momentum through 2013 as net exports pick up and business investment returns to more solid growth. Consumer spending is expected to grow at a moderate pace over the projection horizon, while residential investment declines further from historically high levels. current levels. Despite the projected recovery in exports, they are likely to remain below their pre-recession peak until the second half of 2014 owing to restrained foreign demand and ongoing competitiveness challenges, including the persistent strength of the Canadian dollar. Total CPI inflation has been restrained by low core inflation and declining mortgage interest costs, with some offset from higher gasoline prices.

Doing something for the first time is always more of a challenge, whether it’s the first day of school or a first date. Buying your first home is no exception. Researching home prices, features and locations is exciting but can be time consuming. First-time buyers must also learn the rules for financing a purchase to understand how much they can borrow and the minimum down payment required. Fortunately, there are handy tools available to help guide you through the steps. Check the CHBA - Alberta website for useful guides. Canada Mortgage and Housing Corp. and most banks offer mortgage calculators that allow home buyers to check how choosing different periods to pay off a loan or varying the down payment will change monthly payments. More importantly, the long-established benefits of homeownership provide a powerful incentive to buy a home. Not only do you get to live in your investment and increase its value through home improvements, your mortgage payments build equity. Members of Generation Y – born between 1980 and 1994 – are the most likely to be renters, but as Royal LePage noted in a recent report, those 19 to 33 years of age would overwhelmingly like to wave goodbye to the landlord. More than 85 per cent of those surveyed disagreed with the statement that “I do not desire to own a property in my lifetime as renting is preferable to me.” In Alberta, first-time buyers were expecting to spend $406,000 on their first home, according to a survey by BMO Financial. Nationally, first-time buyers expect to pay off their mortgage in 20 years and are twice as likely to opt for a fixed-rate mortgage than a variable rate product. Of course, saving enough for a down payment remains a challenge. Many prospective buyers cut back on spending, with 63 per cent reporting they made lifestyle changes to sock more money away. Laura Parsons, a mortgage expert at BMO Bank of Montreal, suggests people test what it is like to live within budget after buying a house. “Determining what your mortgage payments and overall costs of homeownership will look like, and then living in that financial reality for a year before entering the market, can be an effective strategy.” A quarter of Generation Y lives rent-free because of arrangements
with family and friends – one strategy to help build savings for a down payment. Another source of funds is money tucked away in RRSPs. The federal government’s Home Buyers’ Plan (HBP) allows withdrawal of up to $25,000 to buy a home. Annual payments are required to put the money back into the RRSP within 15 years. A lucky few – 27 per cent, according to BMO – will get help from their parents or other family members to buy their first home. When it comes time to close the deal, the federal government also has a program to help. The First-Time Home Buyers’ Tax Credit (HBTC) assists with the costs associated with the purchase of a home, such as legal fees, disbursements and land transfer taxes. The credit provides up to $750 in federal tax relief. The reality is buying a first home is more challenging than just writing another cheque to your landlord. It requires research, planning and the courage to take a bold step forward on the path to prosperity. And it’s a move that many young people regret delaying. BMO’s survey revealed that 59 per cent of first-time buyers wish they’d bought a home five years ago. The Canadian Home Builders’ Association - Alberta represents more than 1,500 business members, including new home builders, renovators, developers, trade and supply companies, and professional services.

What worked for some may not work for you. You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home. Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you. Keeping it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process - a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you ‘get organized, once and for all’, perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward.

It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task.
Instead of trying to get organized, strive to become more and more organized every day.
Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit.
Let go and let it flow. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your
