hank you for picking up this issue of New Home Guide. Calgary and surrounding areas are busy rebuilding and proudly on the mend. We’ve gone beyond the pages of this magazine to offer our assistance. Thinking outside the box, YPG has used its corporate resources to help Calgary’s flood relief efforts in several ways. In terms of media, YPG has donated online advertising space across all of Yellow Media properties to the Canadian Red Cross to promote their flood relief efforts. It has made a $25,000 contribution to the Canadian Red Cross directly at redcross.ca. As well, YPG has created a portal to facilitate employee donations. In terms of a contribution of physical time and effort, 60 YPG staff have volunteered at Calgary drop-in centres and as neighbourhood clean-up crews. Know your builder and warranty Understand what’s covered – and what’s not

s parts of Alberta – and Toronto in the east – (at time of writing) are still dealing with the recent severe rainfall, flooding, power outages and other issues, it’s the perfect time to discuss new-home warranties. You wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty, would you? When it comes to buying a new home, you should be just as diligent, if not more so. Some people may be so excited about their purchase that they’re more interested in choosing finishes than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work. Just like for cars or electronic devices, all manufacturers and products are not created equal. Learning about your new-home builder and warranty is a crucial part of the homebuying process.

hether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. The clubhouse is great for getting everyone together for a private function or community social gatherings. The project’s popularity to date has been attributed to the overall hassle free concept of the Waters Edge experience. Prospective buyers can choose their select lot; as well select their choice and size of Craftsman style residence. Floorplans range from two to four bedrooms and 1,150 to 2,500+ sq. ft. constructed on a crawl space, full basement or walk-out basement, or custom design your home with our design team. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. They have found The Estates at Waters Edge to be the best value and location for Lake Front and Lake View property in Northern Alberta. Market strength proves why edmonton is a great place to buy a home by Jim Rivait The question facing renters regularly – usually
around the first day of each month – is should we buy our own home? Answering that question requires careful appraisal of personal circumstances and finances (check the CHBA – Alberta website for resources). But one factor that must be considered is the direction of the rental market. For Edmontonians, the trend is great for landlords, but not so hot for renters. The new Rental Market Survey from Canada Mortgage and Housing Corp. confirms what many renters already sense – it’s getting harder to find a place to rent and the cost is rising. The Edmonton vacancy rate fell over the last year from 2.7 per cent to just 1.2 per cent. That’s one of the lowest rates in Canada and with it comes rent hikes – up 4.2 per cent in just the last 12 months. Boardwalk, which owns and operates thousands of apartments in Edmonton, recently reported that its occupancy rate climbed to 98.37 per cent in the first part of this year, and suggested apartment hunters begin looking early in the month when turnover creates the most vacancies. The reason for the tightening rental market is simple: Alberta’s population has grown faster than anywhere else in Canada over the last 18 months. Good jobs are attracting people to Edmonton from across Canada and around the world. And those newcomers need someplace to live. This competition for housing drives vacancy rates down and rents up. How high are rents? The good news – for both renters and buyers – is that despite a strong economy, Edmonton remains one of Canada’s more affordable housing markets. The average bachelor unit rents for $750 a month. A one-bedroom place is just shy of the $900 mark. For two bedrooms, the cost reaches $1,077 a month and a three-bedroom apartment averages $1,248. Renters are paying somewhere between $25 and $40 more per month now than last year. Those are average costs. For something nicer or in a popular neighbourhood, expect to pay more. And with tightening vacancy rates, selection will dwindle.

That’s cheaper than Vancouver at $1,255 a month, or $1,200 in both Calgary and Toronto, and seems like a great bargain compared to more than $2,200 a month for a two-bedroom place in Fort McMurray. Now let’s look at those Edmonton numbers over the next five years – the time-frame many first-time buyers choose so they enjoy the comfort of knowing what they will pay for a significant period. Renting a bachelor unit costs $9,000 each year and that adds up to $45,000 over five years. Stepping up to the one-bedroom boosts the five-year cost to nearly $54,000. That two-bedroom suite means rent payments will top $64,000. And the cost for three bedrooms is almost $75,000. That’s a lot of money to put in you landlord’s pocket without building a single dollar of personal equity. Even worse, unlike the homeowner with a locked-in mortgage rate, renters really have no clue what they will be paying in 12 months, let alone five years. All they can know for sure is that the bill will be higher – perhaps much higher. That’s something to keep in mind the next time the rent is due. Photograph your room in quadrants. Seeing your room in a photograph provides you with a clearer perspective. Your eye becomes more critical, and needed adjustments become more obvious.
Less is more. Don’t over accessorize every corner of a space. Try purposefully finding a large item that fills that void (large planter, bookshelf, art or plant) makes the room feel bigger, and your design more cohesive. 34
Colour harmony - weave your accent colour throughout. (see my June 2013 article). It isn’t necessary to use the exact same color in each room, you only need apply layers of the same color, varying the hues.
Add a pop of colour / any colour. You don’t have to be a fan of colour to appreciate it in small doses. Just a hint of something different can make the room feel more relaxed, approachable, especially with reds, or oranges.

As some steam has come out of the national rhetoric about house prices collapsing, the fear of US sequestration cuts throwing them back into recession, and fears of European economic collapse have subsided a bit, it may not be surprising that Alberta housing markets, and Edmontons specifically, have improved. In fact, as we head into the second half of 2013 and 2014, buyers need to pay heed to what’s building around them.
Single family starts - a more balanced measure of activity - are up about 7% year over year so the NEW home market is experiencing good activity. Edmonton continues to be a magnet for job seekers and new migrants, both provincial and international. A steady influx of new households to our city have pushed the rental rate to basically 0 in many areas. This has the effect of raising rents and pushing people into ownership. That is surely happening today with many households opting for lower priced condos and multi-family homes. Not surprising then to see starts of multi-family homes up by 71% year over year at the end of May. Single family starts – a more balanced measure of activity – are up about 7% year over year, so the NEW home market is experiencing good activity. In March, builders also felt confident enough to start increasing prices, which appears to have had little impact on demand at this point. What is a bit out of balance is the dramatic increase in new communities and home sites of every kind. In 2003 the metro region had approximately 53 actively marketing sub-divisions which adequately supplied the market of the day. A scant ten years later the number of actively marketing sub-divisions is over 75, an increase of about 42%. Generally, today’s competitors bring much larger numbers of single family lots and multi-family opportunities to market than ten years ago. So, 2013 price increases may be a bit offset by an excessive amount of inventory sitting around with the new competition. Fast forward to 2014 40 NEW HOME GUIDE | AUGUST 2 - 30, 2013

when the inventory gets absorbed and “economic news” turns more positive and prices could escalate quickly and dramatically. As much as these “basic drivers” impact real estate prices and performance, one factor that doesn’t get the attention it should is the impact of “news cycles” on demand. This may be the greatest driver of prices there is. Already, news is considerably more positive toward housing in Canada than three months ago. The news in Alberta is improving with retail sales for June up around 6% and job creation numbers and average wages rising at “pre-boom” levels. You pretty much can’t avoid coverage of the US housing recovery and its implications on global commodity prices. Even the hobgoblin of “pipeline constraints” is being mitagated a bit by massive growth in oil by rail which is helping Alberta producers get product to market. It’s likely we’ll hear some “positive news” on the Keystone pipeline and possibly one of the Canadian options by the fall, which would complete the positive picture for Alberta. Sure, threats exist in China and some of the BRIC countries, but the general macro situation for Alberta is getting its glow on again and that could mean significant changes to Edmonton’s housing market in 2014. There may be no time like the present to get your “housing” in order while we still enjoy excellent affordability in Edmonton, fantastic interest rates and a wonderful selection of home styles. That old saying, here today – gone tomorrow, may just be watch words for Edmonton real estate given the tremendous MOmentum building in the local economy.

of mortgage rule changes took place – July 9, 2012, to be exact. At the time, there was much hand-wringing from various parties – from builder associations to real estate experts to economists – that the new regulations would have too much of a cooling effect, at a time when the economy was wavering and parts of the housing market were softening. A common concern was that many young, prospective homebuyers would be negatively impacted by the new rules, and the fallout would trickle down and cause a slowdown in the overall housing market. Like most things real estate, the answer as to the accuracy of the forecasts depends on the specifics – of market location and type, and who the buyers are. At least one source, BMO Bank of Montreal, has produced a report that suggests fear of the changes may have been unwarranted: the majority (66 per cent) of fi rst-time buyers indicate that the changes have not 50 NEW HOME GUIDE | AUGUST 2 - 30, 2013
affected their timeline for buying their first home; one-in-five (19 per cent) said the changes have prompted them to wait longer to buy, while 14 per cent will buy sooner. BMO, in fact, goes as far as to say the new mortgage rules actually helped the real estate market, not hinder it, in that they contributed to a soft landing. “While Canadian home sales weakened markedly at the time of the mortgage changes a year ago, they have since stabilized and have even partially recovered in recent months,” says Doug Porter, chief economist, BMO Capital Markets. The survey also reveals that first-time buyers in Ontario are the most likely (76 per cent) to say that the mortgage rule changes will not affect their buying timeline. Buyers in BC – particularly Vancouver, Canada’s most expensive market – meanwhile, are the most likely (33 per cent) to wait longer to buy their first home because of the measures. Although shorter amortizations, in this case, were mandated by government, BMO and other lenders have long stressed the advantages of paying off your mortgage as quickly as possible. Saving as large a down payment as possible, getting pre-approved for a mortgage, choosing a shorter amortization and stresstesting your mortgage at higher rates are among the most responsible approaches you can take to home financing. It’s up to you whether you want to thank the federal government for such a reminder.

Are you financially fit? Most people are financially flabby. How fit are you? by gail vaz-oxlade People spend a lot of time worrying about what they eat, how much they weigh and how healthy their hearts are. According to Statistics Canada, life expectancy rose by almost 2.5 years for men and by almost 1.5 years for women between 1986 and 1996. But while we are all living longer and healthier lives, financial fitness isn’t always a reality. Only 30 per cent of Canadians follow a monthly budget, while just 40 per cent of us have a formal financial plan in place. Yikes! The fallout of all this inactivity (is it inattention or procrastination?) is that the realities of Canadians’ lives are a long way off their expectations. The CIBC Financial Health Poll conducted by COMPAS Inc., showed that 37 per cent of those who retired and then returned to work did so because they didn’t have enough money. What would they have done differently if they could do it all over? Well, 60 per cent say that in hindsight they would have started investing earlier and they would have saved more. Hmmm. More than just having enough money, our level of financial fitness reflects our ability to bring our current and future needs into balance. To have a balanced financial plan, you must set some realistic goals. Just as most athletes have specific goals towards which they consistently work, the key to financial fitness is to set achievable goals and consistently work towards them. What weighs most heavily on your mind? Very likely there will be several issues competing for your limited financial resources. Do you want to accumulate a specific amount of money, eliminate your mortgage or pay off that new car? Weighing each of your goals against the others will help you to see which are the most important ones. 68 New home Guide | AUGUST 2 - 30, 2013
There are no right or wrong answers at this point. Right now, you’re just laying the plan. Later, if you want to double-check it, you can ask your financial adviser to look it over and see what’s missing. Okay, it’s time to pick up a pen and get to work. ›› Make a list of everything you want to achieve ›› Make sure you’ve covered each of the seven areas of a financial plan ›› Prioritize your list ›› Pick two goals ›› Make sure your goals are realistic ›› Set some dates ›› Write it all down ›› Check your progress every six months Having decided where you want to be, you need to determine where you are now so you can size up the gap. Complete a net worth statement to see just how balanced your finances are and update this statement annually. It is your scorecard of how much your efforts are paying off. Next, do a budget so you can see exactly where your money goes each month. Estimate how much you spend monthly, track your expenses for about three months, and revise your budget to reflect your actual expenditures. Don’t cop out and say, “Well I had unusually high expenses this month because...” Emergencies always crop up, and part of being financially fit is having a plan for dealing with those nasty little surprises. Now look at your income relative to your expenses. If your expenses seem too high, you can either cut back on what you’re spending or increase your income. ›› Consider a part-time job to boost your earnings on a short-term basis. ›› If you have extra space, think about renting a part of your home for extra income or sharing your home to reduce your living expenses. ›› Consolidate bank accounts to save on fees. ›› Brown-bag it for a few months to trim your waistline and your budget. ›› Share newspapers, magazines and books with friends and co-workers. ›› Park the car. Having done your warm-up exercises – you’ve written your financial goals down in order of priority, completed a net worth statement and set up a budget – you now have to decide how to meet your goals. Let’s say you plan to start an investment program. You want to save $25,000 over the next five years. If you’re looking at your budget and thinking, “There’s just no way!” maybe you need to adjust your time frame. Or perhaps you need to look at how you’re investing your savings. the longer you have to reach your goal, and the more your money earns during that time, the less you have to set aside each year. If you haven’t already done so, establishing an emergency fund for large, unforeseen expenses or temporary job loss should be a priority. Ideally, your emergency fund should be able to support you for three to six months. If someone in your household shares the expenses, consider how long it would take him or her to find another job. Check over your accounts and make sure you’re getting the most for the least. There’s no point in paying for services that you’ll use only once in a blue moon. Little things like choosing a passbook option rather than receiving a statement can save you money. If you can reduce or eliminate your fees by maintaining a specific minimum balance, consider consolidating your accounts to reduce your costs. If maintaining a monthly balance is a problem, then you’ll have to compare individual service charges to choose the least expensive account for your purposes. Attracted to the “packaged” accounts? Take the time to compare the individual fees with the package costs to see if you come out ahead. The idea is to pay for only the services you’ll use. Now it’s time to look at your debt. Begin by eliminating credit card balances and consumer loans. Often people pay only the minimum required without realizing how much interest costs work against their overall plan. If you have several cards with high balances, consider a consolidation loan to reduce your interest costs. Does your card charge a high rate of interest? Transfer your balance to lower cost card. If you have only a small amount to work off, put your cards away until the debt is cleared. Once you’re debt-free, by all means take advantage of the convenience credit cards offer, but keep tight control of them and pay your balance off in full every month. Prepare for the risks of everyday life. The risks we seem to deal with quite easily are property insurance, car insurance, contents insurance. The risks we tend to overlook are those associated with our economic earning power. If you or your partner were to die or become ill or disabled and unable to work, would your family have the resources to meet their day-to-day needs? It’s a tough question to face, but the consequences of not facing it can be even tougher on your family. ›› L ife insurance will protect your family’s standard of living if you die. ›› D isability insurance will provide you with an income if you cannot work due to illness or injury. ›› C ritical illness insurance will pay you a lump sum if you are diagnosed with a specific illness. ›› L ong-term care insurance will pay the bills should you (or other members of your family) need in-home or facility care. Don’t forget to do some retirement planning. The only one you can count on is you. Through means testing of pension and age tax credits, and reduction in senior’s benefits, the government is saying loudly and clearly “You are responsible for providing for yourself.” Thankfully, we still have Registered Retirement Savings Plans. Any money contributed to an RRSP remains taxdeferred until the funds are withdrawn. And since investments held in RRSPs also grow on a tax-deferred basis, they grow much more quickly than investments held outside an RRSP. 72 New home Guide | AUGUST 2 - 30, 2013

Despite the fact that almost everyone should have a will and a power of attorney, many people don’t. Some think their wishes will be carried out by a family member or that they do not have enough money to justify the cost of making a will. Others avoid making a will because their personal circumstances – marriages, divorces and accumulated children and stepchildren – just seem too complex to unravel. However, if you die without a will, trying to figure out who gets what, and when, can be a mess. And your estate may end up paying more in fees and taxes than it should, leaving less for your loved ones. Partnered? Have your wills drawn up together so that they reflect an integrated estate plan. Review and update your will every three or four years, especially when family circumstances change (weddings, divorces, births, and deaths all result in changes in family structure), your financial circumstances change, new legislation is implemented, or you change your province or country of residence. Financial fitness isn’t achieved overnight. It takes time, a sound plan, a strong commitment and, perhaps, a financial coach. If you are serious about taking control of your finances and about your independence, you too can become financially fit. Believe in yourself and in your own ability to take charge. Then just do it! Steps for homeowners to recover from flooding
As the flood waters have receded in
most areas of the province, the long process of recovery begins. Experts estimate damages from the floods, mostly in southern Alberta, will total as much as $5 billion. The cost of these damages will be borne by: » Municipal, provincial and federal governments; » Insurance and reinsurance companies; and » Individual businesses and residents. At this point, the proportion of damages each party will incur is unclear. Understandably, this is particularly unsettling for residents. What’s more, many people are struggling to understand what insurance policies cover. This is because each class of insurance treats flood damage differently. Protection against flood damage can be added to most commercial insurance policies purchased by businesses, condo corporations and farms. Similarly, protection against flood damage is typically included in the comprehensive coverage option available under most auto insurance policies. On the other hand, flood damage is specifically excluded from most home insurance policies in Canada. Government assistance programs exist for homeowners and tenants suffering flood damage. It’s important to note that flood damage is distinct from water and sewer backup damage. Most home insurance policies provide some form of protection against water and sewer backup damage. In some cases, you may need to specifically add, and pay for, this protection.

Adding to the confusion for homeowners and tenants is the fact that seemingly similar home insurance coverages, like sewer backup protection, can differ by company. For example, some policies exclude loss or damage caused both directly and indirectly by flood. If your policy excludes damage caused indirectly by flood, then you may not be protected against sewer backup damage even if no flood waters entered your home. That’s because the sewer backup damage was indirectly caused by flood. So, what should you do if you suffer flood damage? The first step is to file a claim with your home insurance provider. You should do this even if you suspect your claim may not be covered based on what you’ve heard from others. As mentioned, each insurance company offers different coverage. Even if both you and your neighbor are insured by the same company, your policy may be different. For example, you may have added sewer backup protection to your policy whereas your neighbor may not have. Your claim will be assessed based on your policy and situation. Your next step should be to apply for assistance from the Alberta Disaster Recovery Program. For information on this Program, call 1.888.671.1111 or visit alberta.ca/ extremerainfall.cfm. You should apply for assistance even if you are waiting to learn if your home insurance claim is covered. If your claim is covered, your insurance company will assist you with the repair process. If your claim is not covered, ask for a letter indicating so. This letter will assist you if you choose to escalate the matter. You may also need to submit this letter as part of your application to the Alberta Disaster Recovery Program. Then, begin your clean-up. Take notes and pictures of the damage to your home and property. Keep track of the hours you spend cleaning and the costs you incur. You will need to submit these to the Alberta Disaster Recovery Program.

It can take a long time to build up clutter and just as
long to clear it out. You know it’s been put off for far too long, but sometimes the procrastination is caused because you don’t know where to start. Make a plan and find the right place to start. Work on one thing at a time and you’ll find, drawer by drawer, closet by closet and room by room, it will eventually all get done. Where to start? One of the most common questions is, “Where do I start?” Picking a place to begin can often be the biggest obstacle to decluttering, immobilizing us from taking action. Think about what you are making room for. If your goal is to unload some “financial burdens,” the logical place to start is the home office where the financial papers are piled. If your goal is to have more romance in your life, it would make sense to start the organizing process in the bedroom. Plan before de-cluttering Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where is it located? It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task. Begin with the “no-brainers” Toss old newspapers, things that are broken or have missing parts and clothing items that are permanently damaged. If you can devote 10 minutes a day to this process, you’ll be amazed at how much progress you can make in just one week. The important thing is to block out time every single day to do it. Jump-start your spring cleaning with baby steps Start the clearing process with a “best before” box. If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. Put this date on your

calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again. Empty spaces result in smiling faces When reorganizing a closet, a dresser or a cupboard, empty it out first. It’s motivating and gratifying to see the space empty. You are also likely to sort through the contents more thoroughly. However, when organizing a large area, empty only a section at a time, sort it and then move on to the next section. Overcome procrastination If you’ve got an unfinished project hanging over your head but can’t seem to motivate yourself to work on it, take a moment to think about what the payoff of completion would be. Write three benefits of completing the project and keep this where you’ll see it throughout the day.
