Solid investment decisions begin at home
I
s there a positive to buying a new home in our current economic climate? You bet there is. When you buy from a new-home builder, your investment is backed by a strong warranty program. It protects your deposit before the home is built and it offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the home is constructed. What are the other positives of buying a new home? New housing prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent new-home buyer what the value of their home is now. Chances are you will see them smile. There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do some homework of your own and investigate the area. The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you. Happy new-home hunting!

Choose your mover wisely
For this important part of the homebuying process, take the time to do proper research

ar too many people, it seems, have a moving horror story. Not just tales of damaged possessions, delayed deliveries or unavailable trucks, but far worse instances of outright crime. Moving company ripoffs, in fact, are one of the top scams monitored by the Better Business Bureau (BBB). After saving for a down payment, paying lawyer’s fees and other costs associated with buying a home, who can blame buyers for wanting to save a few bucks on the one area they likely feel they can tackle themselves, or by hiring a discount mover to do the job on the cheap. The problem with the latter choice, especially, is the high risk you run in being victim to the various schemes employed by unscrupulous moving companies. To protect yourself, the Canadian Association of Movers, which holds members to a strict code of ethics, urges consumers to research prospective moving firms: contact the CMA for checklists and referrals, as well as other sources such as Industry Canada and the BBB. Moving into a new home should be an exciting and celebratory experience. Ensure it remains that way by not cutting corners on this last important step.

hether you’re looking for a weekend retreat or permanent residence, The Estates at Waters Edge, located 45 minutes west of Edmonton at Lac St. Anne, is a Lake Front community of single-family homes. This secure, gated development is situated on a half-mile of south-facing lakeshore. Summer includes boating, water sports, fishing, walking and biking along the numerous pathways, enjoying barbecues on the deck and watching a beachfront sunset, or visiting one of the various golf courses in proximity. On-site a private boat launch and maintained marina is included for your carefree boating enjoyment. For social gatherings, a clubhouse, including a kitchen, dining area and games room, can accommodate small groups and large, community events. Floorplans range from two to four bedrooms and 1,150 to 2,500+ sq. ft. constructed on a crawl space, full basement or walk-out basement, or custom design your home with our design team. All are finished in the Craftsman style in your choice of colours, which feature fully landscaped yards, paved driveway, parking pad, exposed aggregate sidewalks. Attached and detached garages and additional storage in the secure storage yard on-site for your recreational toys are also available on-site. Additionally, residences come complete with a 10-year Progressive Home Warranty to ensure home construction quality. Homes are designed so that the living areas take full advantage of the great lake views. Plans are customizable to make the layout and room sizes suit each individuals needs. All designs are done in-house by the Waters Edge Architecture lead design team, so the turnaround time for consultation and final design plans is very fast. Most home builders charge a fee with any changes to their plans, while this is part of a service that is provided to an owner who chooses to build with Waters Edge. Owners can also choose to buy the lot and bring their own builder. The proposed design just has to fit within The Estates at Waters Edge architectural and landscaping guidelines. Upgrades are also available to the homes, including granite countertops, gas fireplace, central vac system a detached or attached garage, as well as numerous other options. The interiors of these homes come in a variety different high-quality finishing packages, with energy-efficient designs and six low-energy appliances. R-20 insulation is used in the walls and R-40 in the ceilings. A monthly maintenance fee ensures maintenance of all the common areas (such as clubhouse, marina, playground, beachfront recreation area and boat launch). The fees also include water, sewage and a full-time on-site manager. There are lawncare and winter snow shoveling services also available. The area surrounding Waters Edge offers a healthy list of amenities. A convenience store and gas station are a few blocks away. Onoway and Alberta Beach offer retail services including grocery and liquor stores, restaurants, gas station, public library, hair salon, dollar store, hotel and golf course. Schools are nearby and the Barrhead and Stony Plain hospitals are only 25 to 30 minutes away. The proximity to Edmonton is a major selling point for The Estates at Waters Edge. A short drive can get you to your lakefront home in no time. Many of the purchasers, however, are not from the Edmonton area. Residents include people from Peace River, Fort McMurray, Whitecourt and Calgary. They have found The Estates at Waters Edge to be the best value and location for Lake Front and Lake View property in Northern Alberta. The most popular request I have as a professional is to help design kitchens –follow these ten secret design principles and take your kitchen from just functional to fabulous. Design with the rest of your home in mind The kitchen is the heart of the home. When designing and then decorating your kitchen, look outside the room’s footprint to see which elements, features, or colors from adjoining rooms can be integrated into the kitchen, don’t forget to consider how the outdoors relates to your kitchen and integrate those elements as well. Integrate appliances into your cabinetry Instead of highlighting the appliances, hide them away and make your millwork the focal point - great way to expand the space. Avoid the monotony of monochrome Don’t get confused by this statement, you are spending a lot of money for your kitchen. Pick one neutral (white, cream, beige, brown, black, or gray) and mix the textures and tones of that one neutral. Makes your kitchen monochromatic, but never boring! 34
Accent uniqueness If you’ve got a beam running through your kitchen, don’t hide it – highlight it! Embrace the uniqueness and feature that item, always make your space memorable.
Get down to the details Paying attention to smallscale design details—even down to the direction of the grain in the wood—all have a cumulative effect that can add up to an amazing space. Consider some of these details in your kitchen; crown molding, grout for your tile as a pop of colour, countertop edges, cabinetry hardware, direction of the grain on your wood cabinets, lighting…
Respect the family – needs and space constraints A kitchen designed for a household with a growing family will be different from one designed with empty nesters. Satisfaction will come when you honor how your kitchen needs to be used. This requires some soul searching or, at the least, a certain frankness about your needs. Go Bold – Or Adding Wow Factor One of the many benefits of a kitchen designed in neutral tones is the opportunity to feature one impressive item—whether it be a painting hung on the wall, a sculpture displayed on a pedestal, or an item incorporated into the very fabric of the kitchen itself – like an alternate island countertop. For our kitchen highlighted here, it is the banquette and grasscloth wall. Repeat patterns Critical in contemporary/modern kitchen design, the trick is to intentionally repeat patterns throughout the space, be confident with your choices and thoughtfully acknowledge them. Create harmony with symmetry – I LIVE by this rule! Ask any cabinetry supplier that has worked with us, it is all about symmetry in my kitchen designs. Critical in a busy space to make it look tailored and organized, always a winning aesthetic. Don’t just except the mundane and common, your kitchen is the heart of your home, and gets used day in and day out. with a team of trusted professionals – a mortgage broker, lawyer, perhaps a realtor or builder sales associate and maybe a home inspector. Then, assuming you move ahead with your purchase, eventually you will likely need a mover. People often don’t consider a mover as an important member of their team of professionals. However, given the critical role they perform – taking possession, at least temporarily, of all your worldly goods and moving them without loss or damage – it’s a function not to be taken for granted. Not doing your due diligence and taking the time to select a reputable mover can invite untold problems. Case in point: the following example, which admittedly doesn’t involve a new-home move, but the experience is all too common. So is the lesson learned – unfortunately, the hard way. I recently contracted a “professional” moving company to carry out a last-minute move of five pieces of furniture on behalf of my son, a university student. For a variety of reasons, we decided to hire movers rather than rent a truck. After calling several firms – including large, wellknown companies and smaller, independent ones – I selected a moving company based in the location where the pick-up was to take place. Drop-off would be about 100 kilometres away. We agreed on price ($350) and time (9 a.m.) – after I was very clear the move would involve an out-of-town destination. All details were confirmed in a “contract” exchanged via email. The crew was on time for the move the next morning, but almost immediately began talking about a higher rate – $360. Not a huge difference, but it immediately raised my suspicions. I’ll spare you all the gory details, but it’s important to share the lowlights of what happened next: » The company I originally contracted the job to the night before was inexplicably unavailable to actually perform the move the next morning, and apparently passed it off to another firm.
phone repeatedly the night before, suddenly was nowhere to be found. » Once the truck was loaded, the fee increased to $450. » Upon arrival at the destination, the movers said the fee was $500. “It’s taking longer than we thought, and the furniture is heavier.” » “Sure,” I said, “right after I call the police.”

With that, the sordid tale ended. The job not complete, left for us to move the furniture indoors, now the victims of one of the Top 10 scams monitored by the Better Business Bureau (BBB). “I could write a thesis on this,” says John Levi, president of the Canadian Association of Movers (CAM). CAM offers consumers the following tips on how to avoid being scammed by unscrupulous movers: » Find reputable movers through the CAM, BBB or provincial government consumer protection agencies » Ask three movers for estimates in writing » Get the terms and conditions in writing » Ensure your goods will be protected for loss or damage » Read customer reviews on movers’ websites and other forums “Consumers have recourse with their provincial government’s consumer affairs department and with the Better Business Bureau,” says Levi. “Both of these avenues are fraught with difficulties and often take many months to come to some form of resolution – satisfactory or otherwise. And often, the mover simply out-waits the consumer. “It’s far simpler and more effective to engage a reputable mover in advance rather than trying to fi x a bad situation after-the-fact.” My example, though painful and infuriating, is minor compared to other common horror stories involving similarly unsuspecting clients. Make sure you take the proper steps – and the time – to protect yourself.

How the recent floods will impact the home building industry by Jim Rivait Edmonton was spared when June floods damaged thousands of properties, but homebuyers may be wondering if rebuilding efforts elsewhere in Alberta will affect construction in the capital city. The answer will depend to some extent on the amount of the damage, but Edmontonians can be assured that home builders have a long history of overcoming the challenge of rapid changes in demand. Just look at the stats for the last decade. Last year, builders constructed 12,837 homes in the Edmonton area. Ten years earlier, 12,581 new homes were built. So it would appear homes are constructed at a steady and consistent pace. When you take a look at construction in the years sandwiched between 2002 and 2012, a very different picture emerges. Only one other year – 2003 – saw housing starts at the 12,000-level. The number of homes built dipped below 12,000 in 2004, topped 13,000 the following year, and reached a decade-high peak of almost 15,000 homes in 2006 and 2007. Then along came the global economic meltdown – an event powerful enough to knock even Edmonton’s robust economy for a loop. The next two years saw building dive sharply, with 6,615 homes in 2008, then hit the low point for the decade in 2009 with 6,317 home starts. Then, as economic prospects improved, home building rebounded sharply in 2010 and 2011 to the 9,000-plus level. That brings us back to where we started our tour of the decade, with Edmontonians buying almost 13,000 homes per year.
Talk about a roller-coaster ride! My point here is that Edmonton is fortunate to have a contingent of builders that can design attractive homes to meet the diverse needs of our growing population, but can also respond to the normal ups and downs in demand. This flexibility will be a great asset for builders – and their customers – in the next 18 months or so when flood-related work is certain to require companies to ramp up production to meet demand. The amount of extra home construction and restoration work coming down the pipeline is still a bit of a mystery. Provincial officials are still working to pin down how many homes must be replaced or repaired. Owners in flooded areas will have to decide whether to rebuild or relocate – a decision that will take time. However, it’s hard to imagine the demand will spike more than 55 per cent, as was the case in Edmonton between 2009 and 2010. That’s not to say there will be no impact on the industry from floods. One very conservative estimate suggests that construction in all sectors will rise by $1.5 billion, with residential construction representing $650 million in work. The extra work will require extra hands. The number of additional tradespeople needed will likely top 2,900. During this tumultuous and unpredictable period, consumers will need to be extra vigilant in choosing a builder with experience dealing with the peaks and valleys of demand. One concern after any disaster, is the inevitable arrival of opportunists who see a chance to make a quick buck by preying on people when they are most desperate for help. While the majority of fly-by-night operators will probably gravitate to southern Alberta, there may well be a spillover into the Edmonton marketplace. Many members of the Canadian Home Builders’ Association in Edmonton boast long and proud histories of serving customers in both slow and busy periods. That’s a good place to start your search for a builder who will stand behind their work. One of the most important decisions in the new home purchase process is the community or development you will live in. It matters because the “future development” of a community or its surroundings can pay BIG dividends for you at resale time. In some rare cases it can also hurt property values. Of course, you also have to live in the place so make sure the development plan is consistent with the quality of life you are aspiring to.
Development Companies Create Communities, Builders Create Homes The general working relationship in a NEW community is for a land development company to assemble the land; purchase it: master plan and engineer the community; obtain civic approvals; coordinate services and heavy construction; determine home styles and the quantities of each; configure the commercial mix, if any; articulate lifestyle amenities; and finally, select builders to help market and build the homes. The selected builder group is generally independent of the developer and is assembled to sell lots, construct the homes and provide direct customer service through the purchase experience. However, it is possible today for some developers to also have home building divisions. These will generally be separate from the land development side of the business.
Remember, it’s the buyers responsibility to understand the implications of their neighbourhood’s future development planning... These relationships, whether applied to single or multi-family homes, mean buyers have great access to detailed and accurate information on future development plans for the community and its surroundings prior to purchase. You may have to dig a little for some information but the effort will be worth it. REMEMBER, it’s the buyers responsibility to understand the implications of their neighbourhood’s future development planning, though most show homes provide overviews of this information. It’s also advisable to review where new business development initiatives are targeted as that inevitably means population growth which may help grow the value of your investment.
It’s A Little Work That’s Worth A Lot! While this may sound a bit “extreme” to the average home buyer, trust me, it’s important. A well defined and innovative development plan, executed professionally, in a high growth area of the city, can yield “thousands” of extra dollars in equity when your new community finally reaches completion. Public amenities like schools, leisure centres, parks and recreation development, and even commercial and transit construction can have dramatic positive (and sometimes negative) impact on a property. And, often these do not exist at the time of your purchase. When you finally decide on your home plan and work through all your exterior detail and interior décor selections, the final outcome of the product and the benefits you will enjoy are well understood. However, buyers often ignore the “living environment” around their home which can lead to unexpected outcomes that could have been avoided through a little homework before you signed the sales contract.

There will be legal responsibilities for landscaping your new home. Rough grade, final grade, landscaping deposit and seasonal holdbacks are all terms you will need to familiarize yourself with. Rough grade approval will likely be applied for and absorbed in the cost of your home. Any extra excavation required for retaining walls will be at an additional cost to you. Know what you are required to do and what your builder has included. Your developer will have some landscaping guidelines and requirements for your neighborhood. These must be followed as requested by the developer. The developer requirements in most cases include frontyard landscaping and the design or style of your fencing. Keep in mind what type of soil you have, how much sun you get in the front- and backyards of your home. How much room do you have? Does your neighborhood allow underground irrigation? One of the life events that will have the biggest impact on your money is the arrival of a new babe and the income loss associated with taking maternity leave. In Canada, new moms can take up to 52 weeks off from their jobs and have those jobs protected for their return to work. However, all that time off doesn’t necessarily come with a full pay cheque. Yes, there are companies that offer a “top up,” but it hardly ever is for the full amount of your before-baby pay, and it seldom lasts for the full year. For people who do not receive a top-up, employment insurance (EI) benefits will provide an income. EI benefits are calculated as 55 per cent of your normal earnings up to a maximum salary. So if you’re earning $40,000 a year, which translates into $3,333 before taxes a month, or $769 gross a week, you’ll be entitled to 55 per cent of that or about $423 a week, before taxes. Ouch! On top of that pain is the fact that the first two weeks of mat leave are unpaid, so your income calculation won’t start until the third week. And since

it’ll take between four to six weeks to get your first EI benefit deposited into your bank account, you shouldn’t be counting on that money to make your mortgage payment or buy food. Moms aren’t the only ones who can take time off with your new Mini-Me. Dads can take up to 35 weeks of parental leave; however EI benefits have to be shared between the mother and father so they can’t both collect EI at the same time. Adoptive parents also get to take parental benefits and fall under the same rules as dads. So, now that you know you’ll only be getting a fraction of the income you’ve become used to, how are you going to cope? Many new moms and dads resort to using their credit cards or lines of credit to see them through. Dumb! With a new long-term expense – that’s the baby – adding gobs of interest to the equation is no way to secure your financial future. Every month you’ll fall further and further behind, becoming almost desperate at the hole you’ve dug yourself. And if another baby arrives soon after, your goose will be cooked. Just because Canadians are guaranteed a year of mat leave doesn’t mean we have the right to take it. We only have that right if we’ve taken the time to plan for it, and have the money we’ll need to make ends meet without going into debt. The best way to see the implication of the mat leave income drop-off is to live on the equivalent of your mat leave income for the duration of your pregnancy. Put the rest of the money you’re earning away for emergencies, to buy the stuff you’ll need for baby, or to start an education savings plan. If you can’t swing it for the months that you’re pregnant, you might want to reconsider taking the full year’s mat leave.

While, traditionally, women have done this, when the woman is the primary breadwinner in the family then the income loss to the family is felt doubly. Don’t forget the costs associated with actually getting the baby here: hospital rooms and parking. If you have a health plan through work, you may be covered for semiprivate room. If not, you may have to settle for sharing a room with a lot of other crying babies. And don’t bank on being in hospital for only one day. If there’s any complication with baby, you’ll be “living” at the hospital until baby can come home. Don’t add financial stress to your already over-stressed life. The arrival of your newest family member should be a time full of joy and excitement. But you can’t expect things to run smoothly if you’re a dope and don’t do some planning. People like to say they didn’t have any time to plan… that they were “surprised” by baby’s arrival. You’re kidding me, right? Nine (I actually think of it as 10) months isn’t enough time to figure out how you’re going to cope? Or maybe it’s that you don’t want to have to face some hard truths. Dolce Vita Homes: Giving Back with Habitat for Humanity
On July 29, Dolce Vita Homes, in partnership
with Beaverbrook Developments and Habitat for Humanity, presented the keys to a beautiful new home to a deserving Leduc family. It was a labour of love for the Dolce Vita Homes team, who all donated their time and efforts to help provide this Leduc family with a safe and stable home. Maurizio Naccarato, vicepresident of sales and marketing at Dolce Vita Homes, explains that “ Habitat for Humanity is a great cause that continuously gives back to the community” – something he and the company strongly believe in. Dolce Vita Homes teamed up with Habitat for Humanity because they felt the cause was in line with their core company foundations; working together, giving back, and always doing what is right. “The whole company got involved on this project – and that speaks to what kind of team we have at Dolce Vita Homes” Naccarato proudly states. The family will now get to call this Dolce Vita house their home for the next five years, ultimately allowing them to build equity in the home. Once five years have passed, the now established family can move forward in their lives allowing for another deserving Habitat for Humanity nominee to take over the home. Naccarato explains that their home donation is truly a gift that keeps on giving to the community, creating positive results for the both family and the community as a whole. “Dolce Vita means ‘the sweet life’,’’ Naccarato adds, “and we believe every family deserves the chance to live a sweet life”. reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape. The “go-to” bin Provide a personalized “go-to” bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place. Reserve a few minutes every day, perhaps before dinner, to do the “dash.” Each person empties his or her bin by returning the contents to the right place. The “in-box” Complementing the “go-to” bin, create a family mail centre to manage paper flow. Create in-boxes for each member of the family. These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box.

Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning. Tips for new Canadians
to build credit Every year, thousands of
people immigrate to Canada in search of new opportunities and a better life. Today, Statistics Canada estimates that immigrants account for more than onein-five Canadians and projects that by 2055 immigration will account for 90 per cent of the country’s population growth. But figuring out how things work in a new country can be challenging, from locating new schools and communities to navigating the banking system. According to a poll from TD Canada Trust, most newcomers said they did not know how to open a bank account (47 per cent), apply for a credit card (58 per cent) or mortgage (87 per cent) or send money to family overseas (72 per cent) in their first three months in Canada. The biggest surprise new Canadians encountered setting up their finances was the credit rating system (24 per cent) and not having access to credit right away (23 per cent). “One of the major challenges new Canadians face when they arrive is establishing a credit history so they can buy or rent a home, get a credit card, purchase a car, and even secure a mobile phone plan and insurance,” says Stephen Menon, associate vice-president of credit cards at TD Canada Trust. “But in order to build a good credit rating, you need to apply for credit, which is challenging when you are new to Canada and don’t have a Canadian credit history.” A credit rating reflects the ability of a potential customer to pay back borrowed money, and is recorded by at least one of Canada’s major creditreporting agencies: Equifax Canada or TransUnion Canada. The following tips can help newcomers build their Canadian credit rating:

1. Apply for a secured credit card
According to the poll, a quarter of new Canadians (23 per cent) said they wish they knew more about how to get approved for a credit card. Menon recommends newcomers visit their local branch to apply for a secured credit card as soon as they arrive. “A secured credit card has all of the advantages of a credit card, but requires that a certain amount of money be set aside to provide the bank with the security that the money will be paid back,” says Menon. “If used responsibly over time, a solid credit history can be built by paying credit card bills on time until eventually the credit rating is high enough to apply for an unsecured credit card.” 2. Pay all of your bills on time and in full
Late bill payments have the potential to negatively affect a credit rating, so Raymond Chun, senior vice-president at TD Canada Trust, recommends setting up preauthorized debits to avoid missing recurring bill payments. According to the research, 49 per cent of newcomers pay their bills through online banking and 30 per cent use a mobile app on their smartphone or tablet for banking services. “If you can’t afford to pay an entire bill, think about setting up an automatic transfer of the minimum monthly payment to avoid negatively affecting your credit rating,” says Chun. “And remember, even if your utility company gives you an extension on your monthly bill, your credit rating may still show that you paid it late.” 3. Check your credit rating before applying for a mortgage
Eighty-seven per cent of newcomers didn’t know how to apply for a mortgage in their first three months in Canada and 38 per cent said they wish they knew more about local mortgage rules. Farhaneh Haque, director of mortgage advice at TD Canada Trust, says qualifying for a mortgage and favourable interest rate depends on a number of factors, including a solid credit rating. She recommends homebuyers check their rating at least six months before applying for a mortgage, so they have time to correct it if there are any flaws. “It can take up to 18 months to build a credit history robust enough to apply for a mortgage, but I encourage newcomers to meet with an expert earlier to learn more about the home buying process in Canada,” Haque says. “An expert can help calculate what’s affordable and provide guidance on how to budget to service mortgage payments, live comfortably and save for the future in Canada.” TD Canada Trust and new Canadians Language can be one of the biggest challenges for newcomers when they arrive in Canada; 41 per cent found communicating difficult when they first arrived and 55 per cent said it was important for them to find a bank that offered services in their native language. TD Canada Trust offers telephone banking services in more than 170 languages, including the ability for customers to make an in-branch appointment with a financial advisor who speaks their native language. “We also found that many new Canadians like to bank on Sunday, so many of our branches open on Sundays are located in communities where there are large populations of new Canadians,” says Chun.

for a safe and smooth move One of the best ways to ensure the move to
your new home goes smoothly is to plan it well in advance. The Canadian Association of Movers (CAM) stresses consumers get an early start, giving them time to find the best mover for them – and to ensure they don’t get caught hiring a rogue mover at the last minute. Pitfalls to planning poorly or leaving booking until very late are that you risk getting limited choices for movers, unreliable estimates, empty promises and poor service. Here are 10 points to help ensure a smooth move: DOs 1. DO hire a reputable mover. Check with your provincial government, the Better Business Bureau and/or the Canadian Association of Movers before you contract a mover. 2. DO get three on-site estimates – in writing. An in-home estimate is a more accurate estimate – and that means fewer disputes later on, during or after the move. 3. DO validate any estimate that is significantly different from the others. Check the mover’s reputation and validate their affiliations. 4. DO read Industry Canada’s Consumer Checklist for Choosing a Moving Company on CAM’s website, mover.net. CAM has important information on moving for consumers. 5. DO ask how your goods are protected against loss or damage and insured while in transit. You may wish to request additional cargo protection that is based on your valuation of your shipment. And always get it in writing.

DON’Ts 1. DON’T make
your decision based on the mover’s advertisement or salesman’s promises. Glossy ads, slick websites and verbal promises won’t ensure a good move. Always get promises in writing. 2. DON’T make your decision based on the lowest price or the company waiving the tax. Low prices are often altered on moving day with additional fees and only a disreputable mover will avoid collecting tax. 3. DON’T allow any company to do an over-the-phone estimate. A phone estimate is not binding unless it is followed up in writing and is often unreliable because the mover does not have all of the necessary information. 4. DON’T accept the references a company provides at face value. References can be a marketing strategy so they should not be your deciding factor. 5. DON’T accept any verbal agreement. A verbal commitment cannot be proven in a dispute. Always get promises in writing. You have a responsibility to protect yourself. Find out about your rights and responsibilities. There are consumer protection laws to protect you, but it’s far easier to get a reputable mover than to try and get a remedy after the move.

residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks. Here are a few tips to help you avoid finding damaged items at your destination:

Next, we create a “box wall” stacked to the ceiling to hold the items in the attic in place.
