enting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that comes with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the renting process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease — before you break it.

hen the year winds to a close I always feel it’s a perfect time to take account of all that I have in my life. I’m not one to make New Year’s resolutions, but I like to see what’s working for me and what may need some change. It’s a great time to look around and see if your home is the place you want - and need - it to be. Whether you’ve been a longterm tenant or you’ve just finished the term on your lease, life happens, needs change. If your home still offers that magic combination of the perfect location, an ideal size and the right set of amenities, then there is no reason to move. But if you’re not feeling the magic, maybe it’s time for a change. You may have switched jobs and want to be closer to work so you can cut down the commute. You may have found that special someone. Instead of trying to merge into your or their space, it might be more ideal to start fresh in a new place together. Your family may have grown – or the kids may have left the nest. There’s no reason to be paying for space that you don’t use, or that doesn’t work for you. There are a lot of factors that go into finding that perfect combo of location, size and amenities – and budget is a big factor. Know your price range. Empty nesters who chose to downsize can pocket the difference. A move closer to work may save you significant expense because you can walk to work instead of paying for gas and parking. Though be prepared – sometimes for that central location you’ll be paying a premium rent. Cutting out the commute may cost you more, but the free time being added to your life will be priceless. TIp #1: STarT WITH a condo-SIZed SoFa The sofa is often a great place to start when planning a small space, as it usually takes up the most mass, and it is also the easiest piece to purchase incorrectly. A sofa that is too large in a given space can feel cumbersome. Conversely, a sofa that is too small can feel like dollhouse furniture. Luckily, many retailers make it easier to make the right choice by carrying apartment-sized, or condo-appropriate pieces, which are often smaller-scale translations of their most popular lines. And of course, many condo-sized sofas can also be purchased with a sofa bed option to give you the flexibility of creating a guest room in your small space. TIp #2: USe clear FUrnITUre What’s great about furniture made out of glass or acrylic is that it doesn’t take up much visual space. A ghost chair or a waterfall table will give you an instant modern update and provide great function while keeping the space feeling light. In spaces that have gorgeous large windows, place pieces that are clear directly in front, since they won’t obstruct the view. TIp #3: Wall-moUnTed lIGHTInG A layered lighting plan is something I always recommend to clients, but in a small space this approach is especially advantageous. Rather than opting for a floor lamp with mass, weight and that takes up floor area, sconces give you ambient lighting while saving space. I love the architectural detail sconces provide and often use them on either end of a gallery wall or sofa.

TIp #4: WorK WITH pIeceS THaT are mUlTI-FUncTIonal In a space that might be too small for a home office, or a formal dining room, I have some great innovative products to share. The first is the Functional Coffee Table from BoConcept. At first glance, it looks like a sleek, minimal coffee table. But with an easy lift, it reveals a desk-height table and ample storage. Storage will always be an issue in small spaces, so anything that will serve a function and provide storage is a great addition. Another incredible product on the market is the Lacuna table by VNO Designs. This innovative product begins as a piece of customizable art on the wall. With the release of a latch, the art piece lowers to reveal a concealed leg and becomes a dining table for five. For people who don’t formally entertain often, or for those living in really limited space, this is a unique space-saving solution. TIp #5: WorK WITH SmarT SToraGe SYSTemS Great interior storage is just as important as utilizing multi-functional storage. Drawer dividers, shelf dividers and small storage boxes are great tools to use to increase your storage space. The more levels you can create within a drawer, the more items can be stored and easily found. I love using small stackable, acrylic storage compartments to divide my drawers. Style doesn’t stop at the exterior of a piece – allow your furniture to function at its best by investing in interior organization.

oving is stressful, whether you’re moving for the first time or the fifteenth; across town or across the globe. Organization is half the battle to a successful, stress-free move.
Keeping an inventory of your movables is an important – although seemingly daunting – task. But it’ll help everything go more smoothly. Apart from keeping track of what’s being moved, an inventory can also help you decide what type of insurance you’ll need to purchase, and in the event of accidental damage, this list will also expedite any insurance claims resulting from your move. Follow these easy steps: 1. Work room by room and list all of your large items. Don’t forget to check the cupboards, closets, shelves, storage spaces, the attic, the basement and the garage too. 2. Include in your list the serial numbers of appliances and electronics, as well as any other details you can remember about the purchase date and price. Categorize your clothing and jewelry too (example: five suits, 12 shirts, eight purses, etc.)
3. Attach receipts, appraisals and purchase contracts to your inventory list. If you’re keeping an electronic list on your computer, it’s a good idea to scan your receipts and save photos of each of your items, and file them with your list for easy access. 4. Cameras and recorders are a quick and easy way to list all your items as you go through them, and it’ll take half the time. Transcribe your list when it’s completed to keep in your permanent records. 5. Keep your inventory list in a safe place. Store your list, any video tapes and recordings off premises. Consider giving them to a trusted friend, or put them in your safety deposit box. Let your family know where it is so it will be readily available if it is ever needed! Preheat the oven to 325°F. Grease a 10-inch cake pan. To make the topping, melt 4 tablespoons of butter in a small saucepan. Add the brown sugar and simmer over medium heat, stirring for five minutes, then swirl in the salt. Remove the saucepan from the heat and pour the mixture into the cake pan, spreading with a spatula to distribute evenly. Make circles of overlapping apple slices on top of the brown sugar. Chop any remaining slices and place them in the gaps. For the batter, blend 1/2 cup butter and 1/2 cup sugar in a standing mixer set on medium-low, then increase the speed to high and cream until the batter becomes light and fluffy. In a medium bowl, whisk together the egg, molasses, honey, buttermilk and vanilla. In a separate bowl, sift together the flour, baking soda, salt, ginger, cinnamon and nutmeg. Alternate adding the egg mixture and the flour mixture to the creamed butter-sugar mixture, then pour the batter into the cake pan. Bake at least 45 to 50 minutes or until a tester inserted into the center of the cake comes out clean. Let cool on a wire rack for 10 to 15 minutes. Run a small knife around the edges of pan to loosen the cake, then place a serving platter over the cake and invert onto the platter.
