enting an apartment over owning a home makes lots of financial sense for people in many different life situations.

Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand.

You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

While being Green has been gaining popularity year-overyear, and more and more people are becoming conscious of their personal impact on the world around them, there’s still much to be done. Earth Day is a great time for people to share their efforts and spread awareness about important environmental issues.

Instead of landfill, might someone else in your apartment need those items – from books to clothes and furniture that you no longer want? Learn how to dispose of hazardous materials properly, from batteries to fluorescent bulbs and paint. Green isn’t just a colour, it’s a lifestyle, and it’s a responsibility everyone needs to embrace.

hy does the return of longer days and warmer temperatures trigger an urge to purge our homes of clutter and engage in cleaning them from top to bottom? The good weather means we can finally relegate our boots and heavy outerwear to the back of the closet. In tackling your own apartment organize the task into de-cluttering and cleaning and spread it out over a period of several weeks.

DE-CLUTTERING Thoroughly clean all boots, footwear and outerwear and clean out your coat closet.

Go through your collection of hats, gloves, and scarves, washing and cleaning where necessary, discarding odd gloves and organizing all into storage baskets. Wash your boot tray or hallway mat and put away in a closet until next winter.

Remove everything from your pantry.

Straighten up all your dry ingredients, discarding stale boxes of cereal, cookies, crackers, etc. Take an inventory of what you need and replenish with fresh spices, oils and other staples. Check under the sink and refresh your supply of sponges, cleaning products and other supplies. Go through your dishes, cutlery and cookware, discarding odd, broken items or things you never use. Treat yourself to a trip to a kitchen supply store and purchase something that will make food preparation and serving easier, such as a good set of storage containers, some new glasses, or a special serving piece.

Spring is a good time to go through your books, CDs and DVDs. Is it time for a new media storage unit or bookshelf?

Apartment storage space is limited and you don’t want to become a pack rat. Does your TheRentersGuide.ca coffee table look like a war zone? Move

everything off of it and re-evaluate what you want it to be, a focal point for the room or a catch-all for your books and papers.

Go through your upper and lower bathroom cupboards, discarding all expired cosmetics and other products. Replace and replenish soaps, body wash, shampoo, sunscreen, paper products, etc. Check the condition of your towels – if you can afford it, spring is a good time to invest in a set of new ones.

Take time to re-arrange your wardrobe, so that warm weather garments are more accessible. Wash or dry clean garments before storing them in zippered bags.

Go through your closets, drawers, shoe collection, cleaning, polishing, repairing and discarding where necessary. Donate apparel you no longer use. Many apartment buildings now have charity drop boxes right on the grounds; if yours doesn’t, take things you no longer need or use to Goodwill.

CLEANING Turn off your refrigerator and begin by cleaning the dust off the coils (these are usually at the bottom, under the grill).

Clean with a vacuum attachment or damp cloth. Remove everything from inside the refrigerator and wash the bins and shelves in hot soapy water, drying thoroughly.

Defrost the freezer and wipe the interior with a solution of 2 tbs. baking soda per 1 litre hot water. Clean all the surfaces of the kitchen, including the walls, backsplashes, tops and doors of cupboards, and the oven.

Clean out your files, reviewing bank statements, paid bills, contracts, household inventories, warranties and other personal documents. Clean your computer keyboard with a cotton swab; wipe the screen with a

special cloth and spray cleaning solution.

Thoroughly clean or replace your mattress pad. Replace winter bedding with lighter, warm weather blankets. Clean your pillows to rid them of mould, bacteria and odours.

If you’ve been using your balcony as a storeroom, now is the time to move those snow tires, bicycles and other large items out of sight. On a warm day, clean your balcony sliding door. Mix up a solution of one part white vinegar and one part hot water. Using a large sponge, rub the glass with the water and vinegar solution to rub away the dirt. Wet a squeegee and wipe the glass thoroughly. Wipe the surfaces with lint-free cloths like cloth diapers or other cloths that have not been laundered with fabric softener which will leave a residue.

Clean the frames down as well.

Wipe down or vacuum all furniture and other surfaces, such as windowsills and baseboards. Clean window coverings and rugs. Check the batteries in your smoke detector and ensure they are fee of dust.

Moving all the furniture to clean around and underneath where possible, dust and vacuum every room in the apartment, then wash and mop all floors. Open the windows and let the fresh air and sunshine in. Now, sit down and relax and enjoy the pleasure of your clean apartment!

Moving can be one of the most stressful events in life, so why should that be any different for your dog?

Here are 10 tips on how to prepare your dog:

Under no circumstances should you place your dog in the back of a moving truck.

Even safely tucked in a wellventilated pet travel carrier, the truck is almost always hot (even in winter) and of course, the doors are closed.

Your dog will most likely want to play with the movers and probably everyone else, so take him/her to a kennel, dog spa or have a friend or relative dogsit at their home, before the movers arrive. Those will be the best places for your furry friend; then you can devote your total attention to your moving activities.

If your dog must be with you during your move, keep your loved one outside or out of the movers’ way. Dogs crave the attention of strangers and can create obstacles which will impede the move.

Have dog treats on hand for move day to keep your dog quiet. It’s also good way to get your dog to listen and obey.

And, it’s a great idea to have water and nutritious human treats for your movers as well.

Pack a separate box of your dog’s favourite toys. Once at your new home, your dog may be frightened of the new surroundings, so, having familiar playthings ready will reduce stress levels.

Make sure you let your pet out for “mess” breaks.

Nothing will ruin your moving day experience more than a ‘surprise’ from your dog inside your new abode. Remember to clean up after your dog to avoid making a bad first impression on your neighbours.

If your dog will be around during the move, let your movers know ahead of time.

You’d be surprised how many men are afraid of dogs. Whether large or small animals, it doesn’t matter.

Also, there are movers that are allergic to dogs.

After the move you will be busy unpacking, so don’t ignore your dog. Take regular and long walks, if you can, to explore your new neighbourhood together or even short breaks from unpacking, to play. Time together will help your dog be better behaved during this change in everyone’s environment.

Have fun – moving into new digs is a time to celebrate. Have the movers take a picture…you, your family and your dog in your new home. What a perfect reminder of the day you just shared.

It’s interesting that many people look at mattresses as merely a category, rather than what they are – personal furniture.

We spend about a third of our lives sleeping, so this simple item has a tremendous impact on our health and wellbeing. The good news is that lately, mattresses have taken an elevated place of importance, as celebrities are associating their names with manufacturers, specially branded products and their retailers. This practice has raised a new level of awareness and attracted attention to a topic that for far too long has been viewed as an afterthought by the general public.

A well-made mattress is, in fact, a piece of furniture that will last for years. In North America, most warranties cover a mattress for a decade, and they should perform well for that length of time. Despite warranty claims, some low-quality mattresses fail after only five or six years. This is significant enough that a mattress deserves to be selected with as much care as a dining table, dresser, sofa or the bed itself.

Speaking of mattresses as a piece of furniture, the sofa bed is another example. This popular item provides extra sleeping facilities for overnight guests without having to take up space in the room with a conventional full Double or Queensize bed. It is dual purpose functional furniture that if made properly, sits identically to a high quality sofa. Many of today’s designs are superior to those that were on the market years ago, but you will still find a range of quality.

The same issues confront shoppers when looking for the right sofa bed. Since the sofa bed offers two complete functions sit-and-sleep, you would expect to pay more for both qualities.

Unfortunately, when treated as a discount item it is built most often with a lesser quality mattress inside the bed-mechanism and the result is compromised sitting and sleeping. Zucchini, ricotta & feta fritters with dill directions

In a strainer, toss the shredded zucchini with the salt and let sit for 10 minutes. Then thoroughly squeeze out as much moisture as you can.

In a large bowl, combine the zucchini, ricotta, yogurt, feta, garlic, scallions, dill, eggs, lemon zest and 1 teaspoon each of salt and pepper. Stir well, then stir in the flour just until incorporated.

Line a large baking sheet with paper towels. In a large skillet, heat 1/4 inch of oil until shimmering. Working in batches, add 2-tablespoon mounds of the zucchini batter to the hot oil, spreading them to form three-inch fritters.

Fry over moderately high heat, turning once, until browned and crisp, about three minutes. Drain the fritters on the paper towels and serve right away, with lemon wedges and a little tzatziki.

Think protection when renting

A

t the Federation of Rental-housing Providers of Ontario (FRPO), we find that people often do not understand the importance of purchasing tenant insurance when they move into an apartment.

According to Statistics Canada, fewer than half of all tenants have this type of protection – and protection, it is.

As a renter, you are responsible for what happens in your unit. Household insurance should include a liability clause that will cover you should someone get injured in your apartment and sue. You may also be unaware that if you cause damage to other units in the building through your own carelessness, like water damage, for example, you could be liable for the repairs.

Renters who have not done their “homework” sometimes assume that the landlord’s insurance will cover them, when in fact, it does not. The property insurance which landlords purchase covers the building and their own personal liability. This means that your personal belongings are not protected unless you purchase tenant insurance that covers your stuff.

Let’s say the apartment building burns down. The landlord’s insurance would cover repairs to the structure, but you would have to purchase replacements for all of your personal furniture and other possessions. If that sounds like it’s not a big deal – think again.

People are usually astounded at the value of what they own. The best way to appreciate this fact is to take one room and list the items in it. Then write down what it would cost to replace each one and add it up. Clothing, shoes and coats can cost thousands.

And, most people today own computers, entertainment equipment and other items that would be difficult to afford all at once if they were ruined by fire or water. Discuss the policy possibilities with your insurance agent. You can TheRentersGuide.ca purchase a policy that covers what your possessions are worth in their used state, or you can buy a policy that covers replacement costs.

Another reason to consider insuring your contents is that sometimes your items are covered outside of your apartment. If your laptop is stolen on a trip, as it

is part of your property, it may be covered under your policy. It’s always worth checking with your agent or broker.

Additionally, if you are a student renting housing while in university, have your parents check as to whether you might be covered under their home insurance policy.

If you choose an apartment building that has successfully completed the Certified Rental Building Program (CRBP), be sure to ask the building manager or property manager for advice about insurance.

The CRBP was created by FRPO to help ensure a high quality of life for tenants in certified buildings. Part of that commitment is to provide information to potential tenants that helps them to make their rental decision with confidence. It’s all about peace of mind.
