he moment you move into an apartment from a reliable property management company, you will be able to enjoy a number of benefits.

One cheque basically takes care of it all.

As you know, one of the biggest things to consider when renting is your choice of location.

Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change, so it’s important to choose well.

What are the other critical things to consider when choosing a location? There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds.

If you aren’t keen on owning a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you.

If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot not only offers many health benefits, it gives you a chance to meet new neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

“Many industries, such as apartment rental companies, may view a copy of your credit report in the tenant application process,” says Clifton O’Neal, Director of Corporate Communications for TransUnion, one of several credit bureaus in Canada.

Your credit report is simply a file that is available to you and your potential landlord for a small fee from a company like Rent Check (www.rentcheckcorp.com) Equifax Canada (www. equfax.ca) or TransUnion (www.transunion.ca). Your “credit score” is based on all the information that is in the file, such as credit card payments (i.e., missed or late); whether you are carrying a large balance or paying it down; car loans and other bank loans; phone and cell phone payments. How long your payments are overdue can significantly impact on your credit rating: for example, a few days might be insignificant, while 90 days might be rather detrimental.

“It’s important to get hold of your credit report at least once a year and to scrutinize it carefully,” says Richard Lewis, CFO of Rent Check. “You may be unknowingly rejected from renting or obtaining a loan for something you know nothing about, or because of information that is outdated or inaccurate. If there are extenuating circumstances, you can always provide a written explanation.

For example, perhaps you were in a business that went bankrupt, or missed some credit card or car payments because you were laid off from work for a period, due to illness or a disability, or other extenuating circumstances. You might be a recent immigrant who is paying for everything out of your life’s savings until they find a job in Canada, or someone who is earning cash in the form of tips, etc. and might not want a “paper trail” of their spending history. (There is no benefit to paying your bills in cash. If you are earning money, it’s a good idea to open a bank account, get your own telephone and credit card and make regular payments to establish a good credit rating as soon as you can). Perhaps you are a woman, formerly married, and have no credit history as everything was in your husband’s name or because he had financial difficulties or setbacks.

On the other hand, if you keep applying for credit, by shopping around from credit card company to credit card company, and have too many credit checks done at the same time, and get declined it can make it appear that you are a bad risk and actually worsen your credit score. This could potentially happen ifTheRentersGuide.ca you had bad credit and then went to apply for an apartment, got turned down, and kept applying with different landlords.

It is legally permissible for landlords to obtain credit information and, according to the Ontario Human Rights Code, to consider this information in order to assess a TheRentersGuide.ca

prospective tenant. But your landlord must have your written permission to do so, which you provide when you complete and sign an Application to Rent. In Ontario no landlord has the legal authority to request that a tenant provide more than a month’s rent as a so-called “Security Deposit” either against possible damages to the apartment or because the applicant is perceived as a credit risk. (Landlords may only ask for the last month’s rent).

If you have rented previously, you may also have a “tenancy report,” which provides information on the timeliness of your monthly rental payments, whether or not you’ve had evictions and other collections. Consistently paying your rent on time can be the most important determining factor in whether a landlord will accept your application.“Often individuals with “low” credit scores can have “high” rent scores,” says John Dobrowolski, President of Rent Check. Because rent is not necessarily a discretionary item,“Many people who are carrying too much debt are careful to pay their rent on time,” notes Dobrowolski.

While a landlord has the legal right to decline an application if there is a bad credit history, there is no universal rule within the industry. Decisions are made on an individual basis, and vary from landlord to landlord. Some landlords will try to find a workable solution, like asking for a guarantor.

Here are some ways you can improve your credit report and score before begin searching for that apartment, enabling you to be viewed in the best possible light: • Pay all of your bills/credit obligations on time each and every month – even if it is only the minimum.

• Keep your balances low, relative to your overall credit limit.

A good rule of thumb is below 30 percent.

• Apply for new credit in moderation • Maintain a healthy mix of credit in your credit file • Think twice before closing old credit accounts in which you have a positive history established • Monitor monthly any joint or co-signed accounts. Any derogatory information associated with these accounts will be reflected on your credit report as well.

• Review your credit reports from the 2 national credit bureaus at least once a year.

How to move pianos and pool tables safely b y Da n H o p k i n s

W

hen it comes to moving households, handling large, bulky items is a challenge, especially if you decide to do it yourself. Here are a few tips that can help: {Pool Tables} A pool table must be disassembled before moving it.

Depending on the age of the table, you may or may not have the original documentation on how it was put together and how to take it apart. Usually, the side rails and pockets come off, and the felt must be carefully removed.

Depending on the size of the table, it will be composed of up to three large, heavy pieces of slate that comprise the playing surface. These slate surface pieces are often held into place on the frame with screws covered with bees wax. You have to know to look for these; otherwise you can do damage. Each section of slate has to be wrapped in moving blankets. At Two Men and a Truck - Canada, we also stretch wrap them so we can get a better grip. The slate pieces should not be laid flat in the truck, as being jostled during the trip will create stress points that could cause cracks. The slate pieces should be secured vertically at the sides of the trick and should not come into contact with anything else during transport.

When it’s time toreassemble the table at the other end, it’s important to realize just how heavy it is and place the sections of it carefully, realizing that its weight can have an effect on floor-bearing capacity. Ideally, pool tables should go into a basement on a concrete floor.

The process for dismantling the rest of the piano depends on the type. Usually, one leg has to be lifted and unbolted to come off. We leave the bolting system attached and pad wrap and stretch wrap each leg so nothing is lost. At this point, we lower the piano gently on its side onto a special piano sled.

Then, we remove the second leg while at least two people are supporting the piano. At this point, we shift the piano to the upright position at the edge of the sled, which has an indentation to accommodate the lid overlap so the piano does not touch the floor. It sits on a cushioned blanket and secured to the sled to prevent pressure points while being moved.

Then it becomes easy to remove the final leg.

We pad wrap and stretch wrap the piano body, then ease it onto a special dolly and wheel it out the door. The piano should remain on the dolly, which becomes part of it during transport. We strap it to the side wall of the truck, halfway between the two wheel bases, for the least amount of jostling.

Once it is reassembled in the new home, it is critical that the owners have the instrument retuned, as there will be some unavoidable changes from the move.

Whether it is a pool table or piano, consider hiring a professional moving company to transport items such as pool tables and pianos. Neither you nor an inexperienced mover should be learning the process while handling your large, bulky possessions.

It takes a minimum of three people to move a piano. The process begins with removing the pedal system, which must happen in a systematic way for the number of bolts that hold it onto the instrument. Pad wrap everything with moving blankets and stretch wrap each piece for added protection.

veryone’s life needs a bit of organization – so why not do it with a bit of fun and whimsy? For a new way to get organized, think charming, unique.

Think chalkboard paint. That’s right, the Krylon paint company tells us that the old-school chalkboard is making a stylish come back. Take a look at their creative tips to make your home organized, stylish and enjoyable:

Definable drawers Is your home being over-run with clutter?

The best way to overcome clutter – and keep it tidy – is to ensure everything has its place. Labeling is a great way to stay organized and alert family members to where items are – and where to put them away. Using stickers and markers for identification can sometimes look plain and boring – and are more permanent.

Paint the clock to organize your schedule – or your whole family’s – keep track of time with a fun and creative schedule clock. This unique project replaces traditional hours and minutes with your daily activities.

Start by finding a large, flat, wall-hanging clock and carefully remove the hands.

Then, apply a coat of the Indoor/ Outdoor charcoal black primer to cover the entire clock, making it the same even colour. Once the primer has dried, apply three coats of the Chalkboard Spray Paint. Finally, when the clock is fully dry, re-attach the clock hands and finish by designating certain hours for your daily tasks. This project is especially ideal for young children who don’t yet know how to tell time; simply use drawings to

help them know when it is time for their activities and you’ll avoid the everyday question of“is it time to__ yet?”

Labels for Entertaining Tables When entertaining guests, you want them to feel welcome and at home – and adding personal messages or labels can be the solution to put your party over the top. Chalkboard paint can be the perfect addition to many of your go-to entertainment pieces. Spray the base of your wine glasses and label with guests’ names to keep track of drinks. Spray the fronts of buckets, bowls or canisters to call out their contents. Spray a large platter or board to create a welcome sign or menu for your guests. The ideas are endless. And, for an extra decorative touch, use Krylon Leafing Pens to create whimsical designs around your creations.

Preheat the oven to 350°F. Lightly grease three 8-inch round cake pans with butter, then dust with flour, shaking off the excess, and set aside. In a large bowl, sift together the flour, sugar, baking soda, salt, and cocoa powder. In another bowl, whisk together the oil, buttermilk, eggs, food colouring, vinegar and vanilla. Using a standing mixer, add the dry ingredients into the wet ingredients until just combined and a smooth batter is formed. Divide the cake batter evenly among the prepared cake pans and place in the oven. Bake, rotating the pans halfway through the cooking, until the cake pulls away from the side of the pans, and a toothpick inserted in the center of the cakes comes out clean, about 30 minutes.

Remove the cakes from the oven and run a knife around the edges to loosen them from the sides of the pans. One at a time, invert the cakes onto a plate and then re-invert them onto a cooling rack, rounded-sides up. Let cool completely.

To make the frosting, beat the cream cheese in a standing mixer until smooth. Then add the sugar, vanilla and 1/2 cup of nuts, and mix until light and fluffy. Occasionally turn the mixer off, and scrape the down the sides of the bowl with a rubber spatula. Cover and refrigerate until the frosting is firmer before using.

To assemble the cake, place one layer, round side down, in the middle of a serving platter. Using an offset knife or spatula, spread some cream cheese frosting over the top of the cake. Carefully set another layer on top, round side down, and repeat. Top with the remaining layer, round side up, and cover the entire cake with the remaining frosting.

Sprinkle with the remaining nuts. Chilling the cake for about half an hour will make the cake easier to slice.

A

s Ontario’s leading advocate for quality rental housing, the Federation of Rental-housing Providers of Ontario (FRPO) is continually looking for ways to improve the quality of life of apartment dwellers and staff in the province.

The organization created the Certified Rental Building Program (CRBP) to help apartment-seekers locate professionally operated and maintained buildings. Landlords and apartment managers whose buildings are enrolled and qualify agree to maintain stringent standards.

Tenants also have responsibilities in keeping their quality of life healthy and vibrant. The push for environmental friendliness and healthier living has a place in the today’s rental residences and can be achieved in many ways with the help of renters.

Obeying the Smoke-Free Ontario Act of 2005 is one example. Under this Act, smoking is not allowed in the TheRentersGuide.ca common areas of apartment buildings such as elevators, hallways, stairwells, parking garages, laundry rooms, lobbies and amenity spaces. Smoking in individual apartments is not TheRentersGuide.ca regulated, but some renters today are 36G

choosing to smoke only outdoors on their balconies or outside the building.

“Respecting the rights of everyone, smokers and non smokers alike, leads to a healthier, safer and more harmonious living environment for all,” says Mike Chopowick, director of Policy Matters, Federation of Rentalhousing Providers of Ontario.

Most people understand that outdoor air quality is affected by things such as smog and the exhaust from vehicles, but may not realize that indoor air can actually be a lot worse. This is because residents live in proximity to commonly used products that may be toxic and pollute the air that they breathe.

To avoid this scenario, tenants can do simple things such as switch to unscented cleaning products, and if they paint their walls, they can use low-VOC paints.

As time passes, we see new materials and techniques on the market that contribute to Greener, healthier, more sustainable living. Looking to the exterior, some buildings now have Green roofs with plant material that absorbs water and is easier on the city’s storm system.

Low-growing succulents are one example of plant life that helps. On some of these roofs, rainwater is collected to use for irrigating the

landscaping. Plants and trees have a great impact on the environment in filtering toxins.

There may be spots around apartment buildings where well-placed trees can even provide shade and reduce cooling costs in the summer months, and switching to non-toxic pesticides, herbicides and fertilizers for the building’s landscaping is to everyone’s benefit.

FRPO and the Greater Toronto Apartment Association (GTAA) have been assisting the Centre for Equality Rights in Accommodation (CERA) to develop voluntary guidelines and associated educational resources to promote healthier apartment buildings.

As these guidelines are developed, they will be added to the Certified Rental Building Program (CRBP) that provides apartment-seekers with a tool to help find professionally operated and maintained buildings. Based in Toronto, the GTAA represents the interests of active and concerned firms participating in the multi-family rental housing industry.

The reality is that once you move in

together you have to share a space, and your space ultimately reflects your style. You have to take what you both have already and determine what to keep, what will work and what won’t.
