s you know, one of the biggest things to consider when renting is your choice of location.

Unlike furniture, paint and being a good neighbour, it’s the one thing that you cannot change so it’s important to choose well.

What are the critical things to consider when choosing a location? There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers you the best of both worlds.

If you own a car and want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit location may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options.

o two apartments are the same, even though every renter is legally guaranteed the same rules, obligations and protection – by province. To find out specifics about your own province, you can look up the appropriate Residential Tenancies Act: British Columbia: www.rto.gov.bc.ca Alberta: www.servicealberta.gov.ab.ca/landlords_tenants.cfm Manitoba: www.gov.mb.ca/cca/rtb/ Ontario: www.ltb.gov.on.ca/ There are subtle variations between provinces – some have rent control, though most don’t. Some allow security deposits and/or key money, others don’t. Just because you’re familiar with the rules of one province, don’t assume they apply if you relocate to a different province, they may – but they may not or may be modified. The application, mediation and resolution systems are also different from province to province. Know your rights – and obligations.

If you have a problem, the first person to approach is your property manager or landlord, depending on the size and arrangement of your rental.

Most people are reasonable, when a problem arises it should be simple to come to a solution. Though nobody wants to be litigious – it’s both timeconsuming and can get quite expensive – put your communications in writing so that there is a record of the exchange. If a problem escalates or doesn’t seem to be getting the proper attention, make sure you chronicle the experience. If you do need to escalate the situation to mediation or legal action you will need as much supporting documentation as possible about the issue.

But chances are it won’t come to that. Most landlords and property management teams make customer service – you – their top priority.

eople think insurance is a ripoff and expensive.

It doesn’t have to be. Let’s use the example of $300,000 in insurance on a man (since they’re more expensive) who doesn’t smoke. If you were to buy a 20-year term policy, protecting your family from age 25 to 45, the premium would be only $287 a year, or less than $24 a month. Hey, we’re talking a case of beer here. Wait until you’re 39 to buy the same policy and your costs go up to almost $400 a year, which isn’t exactly a budget killer, unless you want a permanent insurance policy. Then the difference in the numbers is more significant. Buy a permanent policy at 25 and you’ll pay about $1645 a year or $137 a month. Wait until you’re 39 and the price goes up to $3025 a year or $252 a month.

So, is term insurance better than permanent (whole life or universal) insurance? Whether you buy“term,”“whole life”or“universal life”insurance will be dependent on two primary factors: the amount of insurance you need, and how long you need that insurance to be in place.

Term insurance provides protection for a predetermined period of time (perhaps 5, 10, or 20 years) or until a certain age. However, many term insurance plans end at a specific age, such as 65, 70 or 75. With men and women living considerably past that age, if you’re looking for longer-term protection, term insurance won’t cut it.

With term insurance, when the term of the contract expires your coverage ends unless you renew the term. Each time the term is renewed,

the premium is adjusted upwards. So on the term policy above for the guy who bought a 20-year term at age 29, if he needed to renew for another ten years, the premium would jump from $304 to $552.

Think of term insurance as an expense, like rent. While it will give you comfort and peace of mind, it accumulates no residual value. If you want coverage to last your lifetime or want to use insurance to build assets, term insurance isn’t the right choice.

Term insurance is cheaper than permanent insurance, but that’s because the statistics are in favour of the insurance company with term insurance.

With permanent insurance the company is going to have to pay out, it’s only a matter of when.

Whole life and universal life insurance are permanent, remaining in place until death. With whole life policies, the insurance company does the investing.

(People debate that they don’t do a very good job of it, but they are purposely conservative, and with the recent swings in the market, you can see why.) With universal life, you have much more control over the types of investments the money is going into. The premium is generally the same for the life of the policy, so the annual cost can be low if taken early in life (when the risk of death is low), or very high if taken late in life. If term insurance is rent, then permanent insurance is a mortgage payment; in the early years there isn’t a lot of asset accumulation, but over the long term the pot will grow nicely.

Most whole life policies have a “reserve,” which can be refunded if you cancel the policy before your death. This reserve is referred to as the cash value of the plan.

You can also borrow against this cash value at an interest rate set in the policy.

However, if you haven’t paid it back, the money owed will be deducted from the death benefit.

So, back to the question,“What kind of insurance should I buy?”The best place to start is with the amount of coverage you need. Let’s say you’ll need $125,000 to pay off your mortgage, $5,000 to

cover your funeral expenses, $15,000 to cover legal and accounting bills, and an additional $100,000 to cover the capital gains your estate will be hit with. All together, you’ll need about $245,000.

Buying a policy with a lower payout clearly won’t serve your needs.

The next thing to look at is how long you’ll need the coverage. Some of your needs may be short-term. Declining term insurance is often the most cost-effective way to cover mortgage debt. On the other hand, the need to meet your funeral expenses and minimize the tax hit on your estate is permanent. So permanent insurance will be your best bet here.

Remember, since the premium on your permanent insurance will remain the same, while the premium on term insurance will rise each time the policy is renewed, the cost of term insurance will appear far less expensive in the early years of a policy. Compare the lifetime cost of both types of policies (remember to compare similar features and benefits – apples and apples), and then make your decision.

Another interesting fact: with some policies, you can buy the right to convert

your term policy to a whole life policy at a later date. So if you decide to start off with term insurance to protect your young family, and then decide to convert to a whole life policy when your needs change and you have more money, your health won’t be a factor in setting the premiums. However, your age will be and the older you are the more your insurance will cost.

Shop around when looking for life insurance. Get several quotes, make sure you’re comparing apples with apples, and buy the policy that best meets your needs. Resist the urge to over-buy, but don’t sell yourself, and your family, short either. Evaluate your future earning potential and your family’s ongoing needs realistically, take inflation into account, and then buy enough insurance to meet your needs.

It’s time for spring cleaning, which means it’s time to clear the clutter and get organized!

Bedroom organizing is often last on the list because it’s a room that not many people see, but it should really be a priority because having this room under control will make your life a whole lot easier. And I’ll admit it – usually I’m the one who procrastinates until I have no choice but to do it! There are so many hiding spots and creative storage ideas for those items that don’t have a “home.”

Under the bed What’s under your bed? If your bed doesn’t have fixed drawers already, make your own “closet on wheels” by attaching casters to wooden boxes. Paint them or stain them to match the colour of your bed to make them disappear into the furniture. electronics drawer Dedicate one drawer in one of your night stands to charge your cell phone, MP3 player, headset and the like. Cut a small hole in the back of the bedside table to feed wires of the chargers through, and be sure there is an outlet close by. Close the drawer and the mess is gone!

hen looking for rental accommodations, particularly in an area that’s unfamiliar to you, it’s wise to use every resource available to find an apartment that is within your budget and fulfills your lifestyle needs.

Nowadays, a growing number of rentalhousing consumers are using the Internet, as their information search source for locating an apartment. If you're moving to a new city or town, most provinces and local municipalities have general information websites with links that provide a direct click to available rental information sites in the area, Once you arrive at the selected sites, you can generally click on the type of apartment and location you’re looking for, and do some preliminary ‘shopping’ online. The benefit to online listings is that they are generally kept current.

Well-respected media such as Renters Guide and homeTRADER.ca can also be a big help. These sources are widely used by apartment-shoppers. Word-ofmouth continues to be a great method to find a good apartment at a reasonable rate. Ask family members, colleagues and friends if they know of good rentals available in the area where you want to live. If you’ve located an apartment and wonder what it’s like to live there, ask tenants who enter or leave the building for their opinions. Other important considerations for any savvy apartment seeker are the quality of the home you plan to select and the quality of service you will receive once you have selected your chosen area.

Now, there is an effective tool to help you find the perfect apartment and enjoy increased peace of mind in your decision – the Certified Rental Building Program (CRBP). The first of its kind in

see whether the buildings that you are considering have that on hand. You can also visit the website www.crbprogram. org, where you can search for an apartment in a certified building by geographic location, name or the management company. If you have located a building in one of the other ways mentioned above, you would be wise to check the CRB Program website to check and see whether the building has passed the certification process.

Either way, this new “quality assurance” standard can help you make your final decision with confidence. To be certified, apartment owners/applicants must agree to maintain a certain standard in areas such as Human Rights Code, tenant servicing, fire and building code compliance, staff training policies, proper safety procedures, information and privacy law compliance, financial management, insurance, and employee relations. The program is audited by the well-respected third-party auditors J.D. Power & Associates. There is also a mandatory training and education component that all property management staff must complete.

North America, the program from the Federation of Rental-Housing Providers of Ontario (FRPO) promotes best practices when it comes to operating apartment buildings in Ontario. A CRBP building is well run and well managed.

It is in good repair and the management ensures that the required safety standards are met. Property owners and managers in this program follow FRPO’s established Standards of Practice, which help to establish and maintain a high quality of life for renters.

You can use the CRBP in three different ways. Certified buildings all display the program’s seal of approval, so you can

Cut the cauliflower into small florets, no larger than one and a half inches. Cut the potatoes in a half-inch dice. Soak in water to stop them discolouring if not using immediately.

Warm the oil in a good-size frying pan over medium.

When hot, put in the asafoetida, then a second later the mustard seeds.

When the mustard seeds begin to pop, put in the kari leaves stirring once or twice Now put in the potatoes, turmeric, salt and sugar and stir fry until the potatoes are lightly golden and brown but still quite firm, about 10 minutes.

Then add the cauliflower and peas, stirring occasionally, about five minutes.

Add a half of cup water and stir.

As soon as the water starts to bubble, cover and turn the heat to med-low.

Cook 10 to 15 minutes until the potatoes are just done.

staple in most Indian restaurants, Aloo Gobi is an aromatic combination of spiced aloo (potato) and gobi (cauliflower), made even more popular with Gurinder Chadha’s 2002 film, Bend it Like Beckham, a wonderful heartwarming comedy about bending the rules to reach your goal. The film follows two 18-year-old girls who have their heart set on a future in professional soccer, as opposed to finding a nice Indian boyfriend, settling down and cooking the perfect chapatti. There is a quirky cooking segment at the end of the film where the director of the film, Gurinder Chadha, makes her recipe for Aloo Gobi with the help of her outrageously interfering mother and auntie. Ever since I saw that segment, and having had the dish while in India recently, I have wanted to make Aloo Gobi, and so I did. It was absolutely delicious. With its rich texture, complex flavours and intoxicating aroma, this recipe for Aloo Gobi tastes as fabulous as it looks.

ore than 4 million people moved residences in Canada last year, many of whom did the packing themselves. For some, it works out fine; others have problems resulting from a lack of foresight, poorly packed boxes and inexperience in loading moving trucks.

Here a re a few tips to help you avoid finding damaged items at your destination:

1. Consider purchasing boxes from your mover. The most common packing mistake we see is people getting free boxes at the grocery or liquor store and then putting too much weight in them. For example, using a large box to pack books and magazines may make it too heavy to lift, and the box might break during the move due to the weight.

2. Be realistic about the number of boxes you need.

Depending on how long you have lived in your current location, you will most likely underestimate your boxes requirement. Often, we hear of people who think 50 or 60 boxes will be enough, and then realize they need 250, two days before moving day.

Use this rule of thumb: the heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery

3. Start packing early and be completely packed when the movers arrive. Sometimes we arrive at a customer’s home and they’re not packed. There’s nothing more frustrating

than trying to move a customer’s belongings while they are attempting to shove items into boxes and we get in each others’ way.

This also interferes with the optimal loading of the moving truck. We have a loading system where the first things we place in the truck are light items such as chairs, lampshades, cushions, etc; we place these items in the ‘attic’ (the area over the cab) of the truck. We can get lots of light items up there and they stay secure.

Next, we create a ‘box wall’ stacked to the ceiling to hold the items in the attic in place. We then stand plastic wrapped mattresses against the box wall and secure everything with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, we can’t create that box wall early on and, this decreases the capacity of the items that can be moved at one time. It also eats up precious time and, therefore, money!

4. Think ahead. Begin packing items you don’t use daily. As you pack your boxes move them to the front of your apartment and stack them along a wall near the front door. Say it takes 2.5 minutes, on average, to move a box from an upper bedroom to the truck. Having it on the main floor can shave 45 seconds off the time for each box. Saving 45 seconds multiplied by 200 boxes can save lots of time and money.

5. Consider having your moving company pack for you. We are skilled, have more experience and have standard-size small, medium and large boxes that are designed to fit into our trucks to create a perfect box wall for optimum efficiency and safety.

So, when it comes to moving, forethought goes a long way. Because your belongings mean a lot to you, take extra care when packing so that they arrive at your destination safely.
