Perhaps many people simply prefer to enjoy the summer and want to wait untill fun-in-the-sun-time is over to get on the move, but students in need of a new home-away-from-home for the upcoming new school year definitely make up a large part of the September market.

ave you ever moved, only to find out just a short while later that your job has been relocated or the opportunity of a lifetime for travel has come up – or that you and your partner are expecting!

Life happens, and nothing is set in stone, it just so happens that it’s easier to change your living arrangement when you rent, versus when you buy.

If you’ve signed a lease and suddenly find yourself needing to leave, you can always see if your landlord is willing to let you break the lease. Most landlords will work with you, just ensure that you’re not causing them any expense or undue inconvenience. You may need to repaint, you may need to find an appropriate replacement tenant and you may be responsible for costs associated with the new tenant’s background check or credit check since the landlord would otherwise have had no reason to incur the expense.

While you can imagine the extent of the inconvenience and expense it would take to quickly resell a newly purchased home or condo – taxes, lawyers’ fees, agents’ commissions and more, in contrast changing a rental accommodation is relatively easy and inexpensive. While you’re still responsible for the rent for the duration of the lease in the worst-case scenario, generally, at most, it’s only a year. With a home or condo, you’re at the whim of the market and it’s generally unaffordable to move until that sale happens.

If you live in a highrise building, the elevator is the principal way in and out of your apartment, a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be uncommunicative and absorbed in your own headspace: preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other occupants of the elevator, unfamiliar as they may be, deserve a TheRentersGuide.ca modicum of courtesy.

Unfortunately, most people have forgotten how to be courteous. Most elevator etiquette is just that – being courteous. If you need some specifics, the following should help:

Allow passengers to exit before attempting to board the elevator.

Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!

Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.

While holding the doors briefly is a must, do not hold the door indefinitely and delay travel for other passengers.

Please be considerate of others.

If you are sick, wait for an empty elevator. If that is truly impossible, absolutely refrain from coughing/ sneezing, etc., for the duration of the ride. Always sneeze or cough into your sleeve, not your hands, and never put your germ-infested hands on the floor buttons.

If you are on the elevator first or closest to the control panel, ask other riders what floor they would like. On the other hand, it is somewhat rude to call out your TheRentersGuide.ca floor to the person standing nearest the buttons as if that person is the elevator operator. If there is space to do so, press the button yourself.

There’s a certain amount of discomfort when several strangers enter the elevator together. Typically, women like to feel safe and give a quick glance around to “size up” who is in the elevator. Don’t be afraid to say “good morning” or “hello” and make eye contact with other passengers.

When other passengers board, move a little to give everyone some personal space.

Likewise, if you’re listening to your iPod, turn the volume down so you don’t disturb other riders.

Try to avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone (especially in a loud voice). The elevator is not a phone booth.

If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.

Never drop litter or deface the walls of the elevator with anything sharp. Vandalism hurts everyone.

Riding in an elevator can bring out the best or the worst in people.

Think of the elevator as an extension of the building’s lobby, and of other riders as your guests. Now, enjoy the ride!

QUALITY OF LIFE TOPS THE LIST CRBP works to attract tenants

The Federation of RentalHousing Providers of Ontario (FRPO) created the Certified Rental Building Program (CRBP) to help rental accommodation shoppers find professionally-run buildings that nurture a high quality of life for residents.

The CRBP also works for the benefit of owners and property managers, as certified buildings offer peace-of-mind that attracts tenants. People who rent may not own their apartments, but the building is their home, and they appreciate the quality assurance that comes along with the program.

Landlords and owners who register buildings with the CRBP seal of approval that all those involved with the operating of the building will uphold certain standards that protect the safety, privacy and comfort of tenants.

Those who choose an apartment that passes the CRBP qualifications know that the property managers and/or owners TheRentersGuide.ca who took part went through intensive training in established Standards of Practice that improve building operation and customer service. These fall under several categories involving the daily TheRentersGuide.ca operation of the building: Resident

Management Practices, Human Resources Policies and Practices, Building Management and General Operations, Financial and Accounting.

The CRBP program ensures that each successfully certified building practices over 36 established building management and customer service standards. These include a commitment to adhering to provincial fire and building codes, having mechanical systems such as heating and cooling equipment checked and maintained, and more.

Renters also want to live in a building where management staff members respond to requests and concerns promptly. If problems arise and repairs on or the replacement of equipment will cause temporary disruptions in tenants’ lives, management should explain the reason.

Another reassurance to tenants who select a CRBP building is that those industry professionals who complete the training successfully agree to adhere to human rights responsibilities to both tenants and employees. Those who are certified agree to conduct business according to a Member Code of Conduct.

An example involves responding to tenant inquiries. Owners or property managers must respond to these within two business days, and tenant information must be stored in compliance with the Personal Information Protection and Electronic

Documents Act, a Canadian law relating to data privacy. It is reassuring to know that this level of professionalism and respect is an integral part of qualifying for the program.

Plus, certified buildings must undergo random-audit site inspections to help ensure requirements are being met on an ongoing basis. Building audits performed by the independent thirdparty performance measurement firm J.D. Power and Associates add another layer of accountability to the equation.

Apartment dwellers want their building to be clean, safe, well kept and in good repair. When a tenant or prospective tenant sees the Certified Rental Building logo at a multi-residential apartment building in Ontario, they know they can count on it for quality assurance and peace of mind once they have selected their apartment home. In addition, the CRBP raises the level of professionalism across the industry.

ith this column, I’m beginning a six week series on “Apartment Therapy,” a total apartment makeover inspired by the best-selling book of the same name

by Maxwell Gillingham-Ryan. The New York-based author, a former TheRentersGuide.ca schoolteacher, used to visit his students in their homes, where he quickly saw that no matter how much or how little space people have and despite the amount of money available to spend TheRentersGuide.ca

on their homes, everyone struggles to create living space that is aesthetically pleasing, calm, organized and functional. Gillingham-Ryan describes his makeover as an eight-week, eightstep “cure.” For the sake of brevity, we’re going to try to recap the process in six weeks. This should be enough time to transform a typical onebedroom apartment. Plan to allow more or less time given the size of yours, and the amount of time and energy you plan to commit to the process.

4 ROUTINES ARE NOT BORING Stay organized by creating schedules and routines. The garbage truck comes on Wednesday so make Tuesday the day you put out all the recyclables. Go through the pantry and fridge to get rid of all expired leftovers, food that went bad and cereal boxes that have 10 flakes left in the bag.

Group errands together. Do your dry cleaning the same day you get your nails done or go to the post office if they are in the same vicinity. That way you don’t waste time in your car.

5 THERE IS NO TIME LIKE THE PRESENT Clean as you go and put it away now. If you are finished using something, don’t just put it down somewhere nearby, “planning” to put it away later. Cluttered homes are full of these intentions. Instead of letting things pile up, put them away immediately. Do not let your couch become the “laundry couch.”

6 GO WITH WHITE Buy housewares in plain, pure white. No patterns or decorations. This means all paper goods like toilet paper, tissues, paper towels, napkins and dishtowels. I even use only white for bath and hand towels and bed linen. It is a clean look and doesn’t distract the eye.

7 BE MEDIA FRIENDLY Get rid of all the audio cassettes and VHS tapes you have been holding onto. Be honest – you don’t even own players for them anymore. Also get rid of all the DVD and CD towers – they make you look like you are in your college dorm. Get media books and put your extensive music collection in the sleeves and recycle all the jewel boxes. No more losing the jewel case, scratching the DVD and having piles and piles gathering dust on top of your stereo and TV. If you want to travel with CDs, get a small case and keep them in these and replace when you are done. Keep all the remotes in a basket or tray on top of the media centre or on the coffee table.

8 BATHROOMS DESERVE LOVE, TOO What should not be there: a library of reading, newspapers more than two days old, a candle collection, shoes, food (you are laughing but I see more clients using their bathroom as a getaway to do all kinds of things).

Bathrooms are for cleaning, bathing and grooming, not for picnics.

What should be there? Beauty products and towels.

TheRentersGuide.ca Get rid of the shampoo graveyard. All those almost empty bottles of shampoo and conditioner – use up in one week or toss. Get rid of expired cosmetics. Use votive holders for bobby pins or hair elastics, plastic drawer dividers for the medicine cabinet, silverware dividers for the drawers.

CLEAN AS YOU GO AND PUT IT AWAY NOW. IF YOU ARE FINISHED USING SOMETHING, DON’T JUST PUT IT DOWN SOMEWHERE NEARBY, “PLANNING” TO PUT IT AWAY LATER. CLUTTERED HOMES ARE FULL OF THESE INTENTIONS. 9 MAKE YOUR HOME OFFICE WORK FOR YOU Don’t let your dining room or kitchen table double as a desk. Create a space in a room, in a closet, in an area that you can try to keep separate. This is presumably where you are taking care of important issues like your bills, finances and filing important documents. Create an inbox that isn’t too deep and deal with it weekly. Pay it, answer it, file it or toss it. Categorize your mail everyday; “bills,”“catalogues,” “personal correspondence” and “invitations.” It takes less than a minute and saves you from being crushed by the mail monster later. Don’t be overwhelmed by catalogues and junk mail. Get rid of your junk mail and stop killing trees at reddotcampagin.ca 10 MAKE YOUR BED! There is nothing nicer than getting into a made bed at the end of the day. This is also a neat trick so that you can’t keep piles of clothes on your bed. Put those clothes away if they are clean or in the laundry basket if they are dirty. Very basic but it works!

summer Berry PavLova DirectionS Preheat the oven to 180°F. Place a sheet of parchment paper on a sheet pan. For one large meringue, draw a nine-inch circle on the paper using a nine-inch plate as a guide, then turn the paper over so the circle is on the reverse side. This way you won’t get a pencil mark on the meringue.

For individual meringues, draw three or four-inch circles, and follow in a similar fashion.

Place the egg whites and salt in the bowl of an electric mixer fitted with a whisk attachment. Beat the egg whites on high speed until firm, about one minute. With the mixer still on high, slowly add the sugar and beat until it makes firm, shiny peaks, about two minutes.

Remove the bowl from the mixer, sift the cornstarch onto the beaten egg whites, add the vinegar and vanilla, and fold in lightly with a rubber spatula. Pile the meringue into the middle of the circle on the parchment paper and smooth it within the circle, making a rough disk. Bake for 1 1/2 hours. Turn off the oven, keep the door closed, and allow the meringue to cool completely in the oven, about one hour. It will be crisp on the outside and soft on the inside.

weet, crunchy and meltingly soft, no one knows who first created the Summer Berry Pavlova, an elegant dessert with a fluffy meringue that’s filled with whipped cream and fresh fruit, but the name and recipes first began appearing soon after the Russian prima ballerina, Anna Pavlova, toured both Australia and New Zealand in 1926. Considered to be the greatest ballerina of her time, it’s thought that a chef at a local hotel in Wellington, New Zealand – so inspired by her tutu draped in green silk cabbage roses – created the Pavlova dessert. The shape of the tutu was provided by a meringue case, while the froth of the skirt’s net was suggested by whipped cream. As the crisp meringue shell crumbles as you cut through the layers, a burst of berries followed by sweet cream will make you want to get up on your toes and pirouette across the room, like the ballerina herself.

Invert the meringue disk onto a plate and spread the top completely with sweetened whipped cream. Combine the strawberries, blueberries and raspberries, or your favourite fruit, in a bowl. Spoon the berries carefully into the middle of the Pavlova, leaving a border of cream and meringue.

Garnish with fresh sprigs of mint and whole berries to decorate meringue and hide cracks! Serve immediately.

Look through a good selection of decorating magazines and books, or browse through some of your favourite stores, making note of the specific colours and textures that you would most enjoy living with. Then, think about creating a healthy, well organized home that supports what you are doing there. For example, if you like to read you will need comfortable seating and good lighting, if you enjoy cooking, you’ll need a well organized kitchen.

Having the right tools and equipment (vacuum cleaner, mop, cleaning cloths, etc.) will also enable you to do a better job and get better results.

Another good suggestion is to use environmentally-friendly cleaning products. Sometimes natural dish soaps, floor cleaners and laundry detergent will cost a bit more, but their scent is often far more pleasant and they give your apartment a healthier feel.

Finally, you’ll need to set a budget for your apartment makeover. Whether you only want to clean, rearrange and declutter, or buy and install new lighting fixtures, or purchase a new living room sofa, you will be more clear and more honest with yourself if you have a realistic idea of what you can afford.

Many people who are extravagant in

other aspects of their lives and spend money freely on cars, clothing, travel, etc. are often extremely frugal when it comes to spending on their home.

Allocating something for your personal comfort is something you should be doing each year.

Gillingham-Ryan suggests that you invest at least two to three months’ rent in your apartment when you move in.

It’s my opinion that in an apartment, your best investment is for furniture and other accessories (like a rug, or good quality bedding) that you will take with you if and when you move. It’s preferable to furnish one room at a time rather than try to stretch your budget to partially furnish two rooms.
