or some, renting could be an opportunity to take money that would otherwise be dedicated to a mortgage and home maintenance costs and invest in big ticket items such as a vacation, a vehicle, an RRSP or other investment opportunities.

Renters often tell me that they enjoy having less costs to deal with and appreciate the fact their time is their own. “It’s nice that I can call the Super to fix things instead of doing it myself or paying someone else to fix it,” one renter said.

Jake, a homeowner-turned-renter, told me that moving to a rental property was, in his opinion, a wise move. “I wanted to work out more, travel more and spend more time with my friends since both my children have left home. The only way I could manage to find the time and money to do this was to sell my home. I’ve been able to cut costs and created more time for myself by not having to do things like yard work.”

After hunting for a place that was affordable and convenient to his workplace, he was able to budget for three trips that he wouldn’t otherwise been able to take if he was still paying a mortgage. As an added bonus, he thinks he’s convinced a friend to do the same. “She saw how happy I was and she was impressed with building, I think she’s a little jealous,” he laughed. “Wait until she sees my vacation pictures.”

It’s a couples’ world out in rentersville, a one-bedroom apartment becomes extremely budget friendly when divided between two people. 35 locations across Canada nominated as Great Places

ith less than two weeks to go before nominations close, there are now 35 locations across the country vying to be named one of this year’s Great Places in Canada.

The competition is fierce, and some interesting races are shaping up. British Columbia has the greatest number of nominations, Ontario is a close second, and then it’s neck and neck between Saskatchewan, Alberta, New Brunswick and the Northwest Territories.

Three locations will be selected as the 2013 Great Places grand winners - one in each of the public spaces, streets, and neighbourhoods categories based on both popularity and planning excellence as judged by a panel of experts. In addition, there will be three People’s Choice Awards based solely on the number of votes.

Riverside Park in Cambridge, ON has garnered the most votes so far, and is the leading contender in the category of Great Public Spaces.

The Saint John City Market, NB, is in the number two position, both in overall popularity and in the public space category.

Wortley Village in London, ON, has quickly zoomed up the ranks and is now the top pick for this year’s Great Neighbourhood. Mounting a serious challenge for this title is St. Jacobs, ON.

Lacombe, AB, population approximately 12,000, may be the Cinderella story.

“But we know from previous years that these results can change, especially during the final days, as local residents and media really get behind their communities. So stay tuned,” notes Michael Gordon, President of the Canadian Institute of Planners which hosts the annual contest.

Do You Need a Lawyer?

Yes. Yes. Yes. I know there are Will Kits available. I know they are cheap. But ya know what they say: you get what you pay for. Estate planning is one of the last bastions of complicated and opaque language. If you don’t have an expert who specializes in legal gobbledygook, you may not get what you want.

Here’s an example of what I mean. Let’s say you make your own will in which you say,“I want all my money to go to my wife.”What do you mean by money?

Do you mean the money in a specific bank account? And what happens if you change banks later on? Or if you change wives in all but the legal sense? The term household contents can also have myriad meanings while “wife” may have only one.

Do your household contents include your very valuable stamp collection? The car in the garage? Your grandmother’s diamond ring? If you think that’s picky, wait till you see what can go into the naming of a beneficiary.

Not a pretty picture, is it? And all this can be avoided by creating an estate plan.

An estate plan consists of a will, which says how you want your assets to be distributed, along with powers of attorney (POA). There are two types of POAs and they both have to be enduring – a legal term meaning they have to outlast you – to be useful. A financial POA identifies who will manage your money and under what circumstances while a medical POA identifies who will make your health-care decisions if you can’t make them for yourself.

A trust describes a relationship that exists when one person (the trustee) holds title to property on behalf of another (the beneficiary). Whether you wish to protect a same-sex partner from the prying eyes of family that hasn’t been so willing to accept your alternate lifestyle, or you want to save your spendthrift child from his financial demons, a trust can do the trick. And if you’re trying to protect a child who may

ingredients serves 4-6

› 2/3 cup mayonnaise › 1 tsp lemon zest › 1 lemon, juiced › Salt and freshly ground black pepper › 1 shallot, finely chopped › 1 stalk celery, finely diced › 1 tbsp chives, finely chopped › 1/4 cup each of yellow and red bell pepper, finely diced › 1/4 cup of scallion, finely chopped › 3 lobster tails cooked, about 1 pound lobster meat, chopped › 1/2 cup ripe mangoes, diced › 1/2 cup avocados, diced drizzled with lemon juice › Lemon slices, for garnish

directions For the Fritters

In a small bowl, combine the mayonnaise, lemon zest, lemon juice, salt and pepper, shallot, celery, and chives in a bowl. Add the lobster meat to the mayonnaise mixture and combine the rest of the ingredients, cutting the avocados at the very last, when all ingredients are ready, to avoid it from discoloration. Check the seasoning and serve chilled.

Some helpful terms Appliance dolly: A special dolly with straps to help load and unload large items such as appliances and oversized furniture.

Fuel surcharge: When gasoline prices are in a period of flux, some movers will charge the customer an added fee in addition to the cost of the move to compensate for the higher cost of fuel.

Certified Rental Building Program’s ‘My Pad iPad’ July 2013 contest winner announced

by Ted Whitehead have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column.

All of these things are important, but your top priority should be to choose a building that is well cared for by a professional staff who care about the building they manage and their customers – the tenants who reside in their building. After all, your apartment is your home and you should expect it to be a good quality place to live.

That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP).

This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation.

S. Banerjee was the July, 2013 winner of Certified Rental Building Program’s ‘My Pad iPad’ Contest. The FRPO-sponsored Program “really helped me find a new apartment for my family,” he said.

Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on.

When looking for your apartment home, it is smart to make a must have/nice-to-have list for TheRentersGuide.ca purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people.

n this week, the second of our six week Apartment Makeover, we’re going to clean the kitchen from top to bottom and confront the process of de-cluttering head-on. Whether you’re starting out in a new apartment, or have lived in the same one for six years or more, managing our ever-increasing assortment of “stuff” is a challenge TheRentersGuide.ca we all face. Maxwell Gillingham-Ryan (author of Apartment Therapy, on which this series is based) recommends that you establish an “Outbox,” which can be a specific container or location TheRentersGuide.ca in your apartment to place objects you 40G

are strongly considering discarding, recycling, or donating. Having an “Outbox” makes it easier to separate from things we’ve accumulated and continue to hang onto for purely sentimental reasons, because it allows you to see how your space looks and functions without them before letting go of them completely.

REFRESH YOUR KITCHEN Your kitchen is the heart of your home, and cooking and eating at home are central to the well-being of an apartment. Clean all surfaces

with a good earth-friendly surface cleaner or just gather up some good quality cleaning cloths, and fill up the sink with warm water, a little mild dish soap and a dash of vinegar. This includes all counters, cabinets, the top of the fridge, the stove and other small appliances. Another often-neglected area is that space under the sink, where you typically store your garbage can, cleaning products, garbage bags and many other things. And don’t overlook the inside of theTheRentersGuide.ca microwave, the crumb tray from your toaster, the door shelves and the produce bins in the fridge that you tend to neglect.

décor Remove all the dishes from your cupboards and wipe down the shelves (if you have not done this in more than a year). You’ll be surprised to discover just how much cooking grease, dust and dirt can build up on these surfaces. Take everything out and totally reorganize your collections of plastic storage ware, old jars, and other containers you use to store leftovers. Remove and discard all cups, glasses and dishes that are chipped, stained, unmatching, etc.

If you need to, buy or add dishes, glasses, cutlery, etc. to have at least one complete matching set (8-12 settings, depending on your needs). I also encourage you to try to go paperless in the kitchen and replace paper napkins with inexpensive cloth ones, paper towels with washable, reusable cloths.

Likewise, go through your pantry and discard any food that is past the expiry date, including spices, crackers, cereals, dried or canned foods. We all tend to over-consume more than we need and purchase more than use. Get in the habit of preparing healthful meals for yourself and your family on a regular basis, instead of eating prepared take out food, which creates a tremendous amount of physical waste, and is significantly more expensive than if you had prepared it yourself. One of the greatest pleasures in an apartment building is the aroma of a wonderful home cooked dinner wafting through the hallway as you step off the elevator.

Gillingham-Ryan suggests you invest in a water filter, such as Brita, to improve the taste, quality and purity of your drinking water. One advantage of a Brita pitcher is that it allows you to always have fresh clean and cold drinking water on hand. It costs money and uses energy to purify our drinking water and letting the tap run until the water is cold is wasteful.

Determine your style. “Style sets a mood,” says Gillingham Ryan, and you don’t want to mix moods in the same TheRentersGuide.ca room. Whether you are going to be purchasing any furniture or not, it is extremely helpful to know what style

here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg, who specializes in rental communities:

How attractive is the exterior of the building?

Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that TheRentersGuide.ca tenants will be too!

Finding the person who does rentals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call.

First impressions are important Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts.

Watch and listen to how the staff interact with one another Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees.

Yes, you can predict the future!

If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building?

How effectively do they handle complaints? This could be you next month or next year!

The lobby test After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.
