enting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that come with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease – before you break it.

ersonally, I think making the decision to move takes a lot of courage. It’s so easy to stay put, to make do, to find solutions to make it work, even when it clearly isn’t working. The alternative – moving – can be challenging. But when you look at it objectively, it makes so much more sense to move. Yes, it’s an inconvenience, but it’s brief, and better than living with constant inconvenience. That’s one of the major perks of renting – there is no reason to put up with the wrong apartment. It’s as easy to change as giving two months of notice (in writing of course). Whether you want to move across town to be closer to your work, or you want to move into a different size of apartment within the same building, it’s really not that difficult. Most people think moving is a hassle because of the effort to pack up your possessions and ferry them from one place to another. But the fact is, going through your possessions and paring them back is a good process to complete on occasion. Declutter. Get rid of the unnecessary stuff weighing you down. Moving is the perfect opportunity to realize what is unnecessarily taking up space in your home – and in your life. Start decluttering. Pack only what you need to keep and throw away or donate the rest. You’ll find the brief inconvenience is greatly outweighed by the satisfaction of a new home that best fits your needs – without the excess weighing you down! DEALING WITH PERSONAL PAPERWORK Home office and personal papers are among the most vexing clutter problems we face. Clutter accumulates when decisions about the best action to take are deferred. It will make your life easier if you carve out a specific time to
deal with bills, correspondence, filing, and create a manageable, functional system for filing things. At the end of each day, put all credit card receipts into a manila envelope or file folder until you receive your statement instead of stuffing them into a desk drawer or leaving them all over your dresser. statement, and file all personal papers, etc. You may want to set aside an hour during the evening or some time on a Saturday or Sunday when you are not working. If you do not have room or the budget for a small file cabinet you can purchase a cardboard filing box from Office Depot along with a supply of file folders and tabs to identify the files. Create files for your credit card, bank statements, tax returns, phone and utility bills, personal documents, appliance warranties, insurance policies, investments, etc. Some papers need to be saved longer than others, particularly those that may impact on your tax return. Every year you should go through your files and weed out what you no longer need.
“LESS IS MORE” We all tend to hang on to way more than we need. Letting go of old books, CDs and DVDs will allow you to create space for new ones, and ideas to come into your life. Why not suggest placing a bookshelf where residents can share and exchange books – even if only in the laundry room or lobby, if these are your building’s only common areas. If you’re so inclined, organize your book collection by fiction (by author) and non-fiction (by category). Arrange your books neatly on the shelves and try not to maximize shelf space by storing two rows of books on the same shelf. Many people have made the move to store their music on their computer, eliminating all the clutter of physical CDs. So go through your CD and DVD collection and only keep the ones you really watch or listen to; take the rest to a used music store, Goodwill or a Community Environment Day.
NEST ON SUNDAY Make Sunday a day to “nest.” Begin the day with a walk or workout, then enjoy a leisurely breakfast or brunch. Sunday is also a good day to get in the habit of keeping your home in shape as well: Change your sheets, do the laundry, TheRentersGuide.ca clean the bathrooms, and generally make it clean and comfortable for the week ahead. Today is a great day to empty your “Outbox,” the collection of things you’ve been accumulating since we started that need to be donated, TheRentersGuide.ca discarded or even sold on Craigslist.
Spend a little time checking out what is in your fridge and cupboards and planning your meals for the week ahead. Make sure to include some healthy things including fresh fruits and vegetables on your list. Do the grocery shopping, and prepare a simple meal such as a nice roast and a couple of side dishes so you will be able to get a couple of meals on the table without having to prepare everything from scratch each night. Sitting down to a home cooked meal is a ritual that will enrich you even if you are eating by yourself. If you are alone, read something good. Set the table nicely and whatever you do, do not eat in front of the television! Get in the habit of tidying up the kitchen as you are working, so there won’t be that much to do after you finish your meal. Sometimes it seems that putting things away is more work than washing dishes. Put on some great music while you’re cleaning up and the task won’t seem as onerous. Gillingham Ryan is a big fan of fresh flowers and encourages his readers to buy them weekly. I know this can be a big extravagance for many people.
However, coming home to something fresh and living can definitely give you a lift and add warmth to your space. A green plant, a pot of fresh herbs on a kitchen windowsill, or even an arrangement of dried flowers can also fulfill the same function. I often let an arrangement of fresh flowers dry naturally and then enjoy their colours and textures for many months during the winter.

Some people believe if they don’t work outside the home they don’t need life insurance. With no paycheque to replace, premiums seem like a waste of money. So, answer me this: with the other guy at work all day, who will watch the kids, do the laundry, drive hither and yon, make dinner, do the laundry, vacuum, grocery shop, do the laundry? How much would it cost to replace you? Young people know they are never going to die. And if they do, it’s a long way off. Since the odds are in their favour, life insurance premiums are a waste of money. This is a paradox since if you buy your life insurance when you are young, you’ll pay so much less for it. Let’s be reasonable here, don’t you think a life of peace of mind is worth a few hundred bucks a year? Of course, if you’re a gambler by nature and choose to take your chances skipping life insurance completely I only have one more question for you: how come your stuff is worthy of insurance, but your life isn’t? Maybe it’s because you don’t have to deal with the ramifications of your own death so it’s easy to ignore them. Since many people are covered by life insurance through their benefits package at work, they believe that individual insurance is a waste of money. Have you even reviewed how much your work insurance provides and calculated whether this is enough to support your family? And when you leave that job for the next, will you still be young and healthy enough to get the insurance you need because the work plan just doesn’t cut it? Then there are also people who avoid buying life insurance because they simply don’t want to think about their own demise. Ya know what? You’re gonna die. So get over yourself and do what it takes to make sure your family isn’t left holding a Pot of Nothing when you’re safely pushing up daisies. Almost everyone needs life insurance. BAKED SPINACH AND RICOTTA MALFATTI DIRECTIONS
Thaw the frozen spinach, then drain and squeeze well with your hands, as extra water will make it difficult for the dumplings to hold their shape. In a medium bowl, combine the spinach, ricotta cheese, eggs, half the Parmesan cheese and a grating of nutmeg. Season with salt and pepper, and stir with a wooden spoon until well mixed. Set aside. Preheat the oven to 350°F. While the oven is preheating, prepare the Béchamel sauce by first heating the milk in a saucepan. In a separate saucepan, melt the butter, then add the flour, stirring with a wooden spoon and cooking the roux until it becomes lightly golden, about 5-6 minutes. Add a ladleful of the warm milk at a time, stirring constantly so it does not form lumps. Continue adding the milk until it has all been incorporated. Season with salt and pepper and a generous grating of nutmeg. Continue cooking and stirring on low heat for another 10 minutes. It will thicken and become very smooth. Remove from the heat and cover.

hese are divinely delicious and addictive little dumplings. Less filling than gnocchi, they are airy pillows of pure heaven. Made with smooth ricotta, spinach, eggs, Parmesan cheese and nutmeg, they contain little flour, except for the flour used to roll them in. Topped with a luscious Béchamel sauce that is poured over the Malfatti with a dollop of fresh tomato sauce, a sprinkling of parmesan cheese and some fresh basil, they then bake in the oven for about 45 minutes, until they’re bubbling, golden and delicious. If you’re craving pasta but want something low in carbs, these are easy to make and mouth-wateringly good.
INGREDIENTS Makes about 30 dumplings › 2 300g packages chopped frozen spinach, thawed

› 1 300g tub fresh ricotta cheese
› 7 tbsp unsalted butter
› 3 eggs, lightly beaten
› ½ cup all-purpose flour

Liberally butter a large 9-by-12-in. baking dish, then spoon a little of the Béchamel sauce to cover the bottom. Put the flour onto a flat plate and pat your hands in the flour. To make the dumplings, use your hands to form them in the shape and size of a small egg, slightly elongated. Then dust them each very lightly in the flour and put them onto the béchamel in neat rows. Cover the dumplings with the remaining Béchamel, dot the surface with tomato sauce and sprinkle with the remaining Parmesan cheese. Bake until the top is lightly golden, about 40-50 minutes. Serve piping hot with a good sprinkling of fresh basil on each serving.

renters’help Life is great. The endless décor shopping, inspiration boards on Pinterest and the thought of how incredibly fun living with your BFFs is going to be, is surreal. But when the ‘cookie-cutter’ stage of living with your friends slowly diminishes and you start arguing about who is buying the next roll of toilet paper, you begin to doubt the decision of living with the friends you never imagined you’d disagree with about anything. While there are certainly some perks of living with a roommate, there are times when it feels like you are stuck with the ‘worst roommate ever.’ You know, the one with unsanitary hygiene habits – who rarely showers but when they do, they decide that it’s a good idea to use your towel. Or the kind who stays up all night playing World of Warcraft on full volume, when they know you have an exam the next day. I’ve heard almost all of the ‘worst roommate ever’ horror stories, and thankfully I am yet to be a victim of one (knock-on-wood). Maybe it is because I got lucky, or maybe it’s because growing up with three sisters, I’ve learned to share and compromise almost everything. ‘Share’ and ‘compromise’ are key concepts when if you’re even considering the idea of living with others. In any case, while living with a roommate may have its downfalls, they do come in handy. One of the many reasons people choose to live with a roommate is because of financial considerations. Affording your own place when you’re twenty-something (especially while paying for school or saving up for something) may be manageable but it will definitely be financially straining. So splitting the cost of rent, utilities and food still gives you the independence you need and want, while saving you money. Though this sounds quite promising, it can often result in conflict. Since everything is shared the boundaries become blurred as to who owns what, and can result in your roommates taking and using personal belongings without permission. If you’re like me, and hate the thought of living alone and feel the need of having someone to scare off any hypothetical intruders/spiders/door-to-door sales people, then having a roommate is perfect for you. A roommate is like having a second family. There is always someone to hang out with and talk to, unlock the door when you’ve forgotten your keys, take care of you when you’ve had a little too much on a night out, and bring you soup when you are too sick to get out of bed.

their significant other is present. However, what you do need to keep in mind is that no one wants to be woken up in the middle of the night, because of a roommate’s decision to stay up and entertain. The freedom of living out of the house and without someone imposing rules for the first time can leave some roommates drunk on freedom and making choices that may infringe on their cohabitants’ needs. It is only fair that some sort of compromise should be agreed upon before bringing a significant other to the house. In fact, in the spirit of keeping ‘sharing’ and ‘compromise’ top of mind, it’s probably a good idea to lay out some ground rules, agreements and understandings at the outset of rooming together, addressing the common issues impartially before conflict sets in to your happy home. Creating an agreement or schedule on things such as cleaning, chores and shower times can prevent disagreement and clashing of personalities. There is nothing worse than running late for work and having to wait for your roommate to get out of the shower so that you can brush your teeth. Even though living with a roommate can have some moments of frustrations, as cliché as it sounds, the good and the memorable times overbear the bad. It’s all about learning how to adjust and being able to overcome the differences. At the end of the day, these roommates can become your life long friends and mentors.

nyone renting an apartment in Ontario may be wondering about the buzz regarding bed bug infestations.
Certainly, these insects are undesirable to everyone concerned, including landlords and property managers. If a tenant finds bed bugs, they should notify the landlord immediately. In addition to tenants taking steps to isolate the insects and prevent them from spreading to other areas of their apartments or other units, landlords and/or property managers are required to take the necessary steps to address the situation. In fact, their responsibility begins with being proactive, and as with so many things in life, education is key. The Public Health section of the City of Toronto website (www.toronto.ca) features fact sheets on how to recognize and deal with bed bugs. All tenants should receive this information so that if an infestation begins, it can be caught in the early stages and dealt with before a major problem occurs. Approaching this problem as a team, of like-minded individuals, with the common goal of ridding an apartment building of bed bugs works to everyone’s favour. Tenants must realize that when it comes to bed bugs, property managers want them gone equally alike.

to eradicate the pests. This involves cooperation from the tenants affected. They have to empty shelves, drawers, closets and the like, and that takes time. Landlords have to give them a reasonable time to accomplish this task, keeping in mind that sooner is better than later. If the tenants are elderly or disabled, they should be supplied with assistance for this preparation. If family and friends are not available, the property manager will generally aid in finding someone who can lend a hand.” Landlords are expected to pay for professional extermination of bedbugs. Taking the appropriate actions to get rid of bedbugs is treated as a very serious matter. If a tenant is unreasonable about cooperating with the landlord in eliminating bed bugs, the property manager can apply to Ontario’s Landlord and Tenant Board to request eviction. If a tenant causes undue expense such as missing an appointment for the pest control operator to come into the apartment, the landlord could apply to the Landlord and Tenant Board to request an order to charge a tenant accordingly. Landlords would also be wise to conduct quarterly inspections after an infestation has been eliminated. Remember that no one wants bed bugs, so it very important that tenants and property managers work together as much as possible to get rid of them!

Rental buildings that have passed the stringent criteria to achieve this certification have shown that they are operated by landlords and/or property managers who keep current with evolving responsibilities as challenges such as bed bugs occur. O
ne of the main reasons why people hire movers is that they want to hand over the all-important task of transporting their prized possessions to professionals who understand the ins and outs of the process. One of the most trusted movers in the industry is Two Men and a Truck which was founded in the early 1980s by MaryEllen Sheets. The company has grown to more than 200 worldwide locations by providing exemplary service. Professional movers should be trained to handle all aspects of a move, so when you are shopping for a firm to pack and/ or move your belongings to your new place, ask what kind of training their employees receive. In addition to learning about the marketing, accounting, hiring practices and management of their franchise, owners are taught to train their employees with the latest techniques and the best available equipment. Training is held in Lansing, Michigan and delivered by management and home office executives.
While franchisee owners may not move furniture as part of their regular routine, this exercise enables them to properly train their employees in packing and moving methodology.
They are also taught how to properly pack items for a move. The Two Men and a Truck International headquarters has a fully-functional two-storey home built inside the training centre, where trainees learn to maneuver, wrap, pack and load tricky items such as pianos, fragile breakables, major appliances and big-screen TVs. From large bedroom sets to home office set-ups, trainees are expected to learn to recognize any and all possible obstacles, and then empty the home as quickly and efficiently as possible.
We are adamant that the customer should be every moving company’s first priority. Our training classes are continually monitored and updated as new technologies come along, to make sure that we are providing the best service available.
This innovative training facility also includes a replica moving truck built to scale. Trainees pack the back of the truck with household items, and the sides are clear so that the trainers can observe how well the items are packed. Packers must determine how far and long the items will remain in the boxes and containers during transit and how much jostling the items will endure, and pack accordingly.
Our goal is to exceed our customers’ expectations by treating everyone as you would want your grandmother to be treated. We call it the Grandma Rule.
In addition, through Stick Men University, regional managers can take training courses throughout the year, and the trainers hold a two-day frontline staff conference at our international headquarters. renters’help Renters Guide: What are people with kids looking for in a rental? Jodie Gilmore: People with kids are looking for exactly the same thing buying parents look for: good schools, safe neighbourhoods, friendly communities, parks, easy access to amenities such as groceries and extra-curriculars, swimming and skating lessons, guides and scouts … the list goes on. Renters are looking for the things that make family life fun and convenient.
RG: What are some advantages for parents to rent instead of own? JG: Renting is usually less expensive than owning, so parents can spend more on other things (like Disneyland!), or save up for other major purchases (like a puppy!). Renting definitely makes you more mobile, so for parents who anticipate needing to move again in less than three years, it’s certainly a good option.
RG: How can parents maximize their savings when they are renting? JG: When couples are hoping to buy in the future, I always help them figure out what their monthly costs would be if they were homeowners. We make sure their rental costs less than 75 per cent of their imaginary house costs, and they bank the extra 25 per cent to put toward a down payment. Any renter saving up for any expensive goal could take this approach! Just play with the percentages until you’ve saved up what you need by the time you wish to accomplish your goal.
RG: What amenities and features do apartment complexes have that appeal to parents? JG: Kids are usually thrilled to hear that their new abode boasts a swimming pool. Parents, on the other hand, focus more on the convenience and community aspects of highrise living. If they don’t have to shovel snow and cut grass, they have more time to spend with their kids (at the pool). I have clients who share a nanny with another family in their building, a savings for them and friends for their kids. In most buildings there is at least one stay-at-home mom who’s open to doing day care. Ask other moms when you’re previewing apartments.
RG: What types of buildings are not that suitable for parents? JG: Some buildings are not designated retirement residences, but the core population is seniors. Parents of little noisemakers might find themselves less-than welcome in this living situation. Parents should consider the demographic of a building before joining the community.
RG: How can parents get along with their neighbours who may not like kids?

JG: You can’t really force people to like your kids. Best to just try to keep the noise level down and stay out of your cranky neighbour’s way. Every street has that lady whose yard is a tennis ball graveyard. Your kids will learn from trying to respect their neighbour’s right to privacy, peace and quiet.
