ho’s in holiday mode? Or should I ask who isn’t? The halls of every mall are decked and Christmas music is floating through the air in nearly every restaurant and store. Many apartment buildings get into the spirit of the season with some decorations – some communities even arrange for tenant gatherings and festivities. For some it’s a deeply religious time of year, for others it’s not. But it’s not just about Christmas, it’s about community. If you want to decorate, just find out what your building permits. Some management companies will encourage you to add your own personal touches to decorative installations in common areas. Some reserve the common area decorations to company-approved and owned items. Some buildings allow you to put a wreath on your door while others prefer you limit your festive decorations to the inside of your suite. This time of year isn’t just Christmas, it’s Hanukkah, Kwanzaa, Winter Solstice, Festivus or something else. Some buildings recognize and decorate by sticking with a winter theme, others incorporate different traditions. There is no reason you can’t approach the property management and ask whether you can share your traditions too. For me, this time of year isn’t about a specific holiday, it’s about enjoying, sharing, recognizing all that’s happened in the year that’s coming to a close. Whatever your traditions are, make it a time of sharing and warmth, and include those in your community. It’s a great time of year to find that new apartment. We’re here to help. Code of Conduct guides actions through CERTIFIED RENTAL BUILDING PROGRAM B y Ted Whi T ehead
O
ne of the many benefits of choosing an apartment in a rental building that bears the Certified Rental Building Program (CRBP) distinction is knowing that the owners and/or property managers have agreed to conduct business according to a Member Code of Conduct. This brings great peace of mind to renters, and offers CRBP members a clear, concise reminder of what is expected of them once their buildings have been granted certification status. The CRBP is managed and operated by the Federation of Rental Housing Providers of Ontario (FRPO) with the goal of protecting the interests of all multi-residential apartment building stakeholders – and the Code of Conduct plays a major role in accomplishing that goal.
Beyond this point, CRBP members agree to report to the Program’s administration any laws or policies that they may find unfair or prejudicial to renters or rental housing providers.
The key word in the Code of Conduct is “professionalism.”
Much of the Code of Conduct is based on the golden rule. For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. All parties involved in a rental residence situation should know and uphold their responsibilities. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith.
CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure for everyone who lives and works there.
Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness is the operating principle that members agree to pursue, along with avoidance of and protection against fraud, misrepresentation
What does it mean for renters?

Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an item that covers the agreement to not discriminate against anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income.

Members agree to ongoing efforts to uphold and improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general. The bottom line result for tenants is improved communication with their building manager and/or owner, as well as a better quality of life for all parties. many. Instead of visions of sugar plums we get visions of mad mall dashes, credit card bills and lots of cleaning to do. Put years past behind you and make a few simple changes. These tips will help replace the holiday stress with holiday joy. avoid gifts that clutter: Give gifts that can be consumed rather than those which take up space. Consider giving candles, gourmet food baskets, vintage wines, fresh floral arrangements, jams and jellies, etc. Gift certificates are also appreciated by those who want to streamline their homes. Clear away the ‘every day’: For more impact and less clutter, remove your every day decorative items from tabletops and mantles before you display your holiday decorations. You can store them temporarily in the boxes that held your decorations. Help for the host: Hosting a holiday soirée this year? Don’t be a superhero – accept help. Make it a potluck. People enjoy contributing and it makes the meal more interesting. While you’re at it, consider putting your kids to work during the event or hiring students to help out. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and perhaps making some extra money and you’ll be a more relaxed and joyful host! avoid mall madness: Do you get stressed when shopping for gifts at the mall this time of year? Do the long lineups and limited parking dampen your holiday spirit? If you hurry, there’s still time to shop online and have your items delivered in time. When decorating small spaces, you don’t necessarily have to go with pint-sized furniture. Just pare down the number of pieces.

Make sure there’s balance and create interest by drawing the eye to varying levels throughout the space. Multi-purpose pieces go a long way.

One of the quickest ways to change the look of a rental, aside from paint, is to change the lighting. Invest in new light fixtures and take them with you when you leave.

When decorating on a budget, try to look at old items in a new way. A desk can become a buffet table, and who knows ,maybe an old door would make a great headboard!
❖
Never underestimate the power of a coat of paint! Paint a tree stump in a bold hue to create a cool side table or stool.

Walk through a second-hand store with a mind to breathe new life into an old piece of furniture; try using two tones of your favourite colour.
❖
To create a gallery wall you have to start with a commitment; your frames should either match, but vary in size or they can be mismatched but uniform in size. Oh, and make a choice; black and white or colour for the entire collection.

Collections are a starting point for your accent pieces and carry themes on in other ways. If you collect bird figurines, find a ‘birdie’ pillow to complete the look.

O
ccasionally an opportunity arises that requires a tenant to be away from their apartments for an extended period of time. Often it’s short enough that a tenant doesn’t want to give up their apartment, store their belongings and then have to find another upon their return – but long enough that the financial obligation of rent while away can make the option prohibitive. Subletting can be a great solution, but how does this impact on the lease and responsibilities as a tenant? Subletting means that a tenant moves out of his or her unit for a specific period of time, but plans to move back into the unit before the end of the tenancy. The person who moves into the unit is known as a “subtenant.”The subtenant is responsible for paying the rent to the original tenant who continues to pay rent directly to the landlord, and is responsible for complying with everything in the lease. When planning to leave a unit for an extended period of time but want to return to it, a tenant must ask for the landlord’s permission to sublet the unit. The landlord must be informed when
the tenant will be leaving and returning. The landlord cannot refuse to allow a tenant to sublet a unit, but they can refuse a specific person if they believe the person is unsuitable. If a tenant needs to sublet an apartment, the tenant, and not the landlord, are responsible for finding someone to pay rent while occupying the apartment. It’s best to advise the landlord of the intent to sublet, and provide all necessary details such as the subtenant’s name, phone number, place of employment, etc. The landlord may need to contact them for maintenance or to enter the apartment in case of an emergency. They may even want to run a reference check to ensure their suitability. Assigning a Unit means that the tenant moves out of the unit permanently and transfers their tenancy to another person. Subletting is often confused with “Assigning a Unit.” Assignment might happen if a tenant suddenly has to terminate the lease early. If such circumstances do arise, it would be best to notify the landlord as soon as possible. The landlord may have a waiting list or a suitable applicant interested in an apartment in
the building and would be able to take over the apartment right away. If not, the situation is similar to a sublet: the tenant would have to get the landlord’s permission to Assign the tenancy, and it would be the tenant’s responsibility to try to find someone to take over the apartment permanently. The landlord has the right to refuse to let a specific person become a new tenant, but must have a good reason for doing so. The landlord does have the right to do a reference and credit check to qualify the potential Assignee tenant just as they would investigate any new tenant since Assignee will become entirely financially and otherwise responsible to the landlord for the apartment. It’s possible that the landlord might refuse the idea of the Assignment or might not respond to requests to do so. This may mean either honouring the signed lease or there may be the opportunity to end the tenancy early. ith online shopping, it’s never been easier to buy what you want, when you want it.
Before you click “confirm” on a purchase or bid, do everything you can to protect yourself online. The federal government has created an online resource, GetCyberSafe.ca, to help you do just that.
Here are some tips for safe online shopping from GetCyberSafe.ca: • Look for the lock symbol on the website or “https://” at the beginning of the website address (the “s” means “secure”), an indication that the site is encrypted.
• Pay by credit card if you can. Do not send cash.
• Don’t use public Wi-Fi to shop online.
• Don’t respond to emails or popup messages that ask for financial information. Legitimate companies don’t ask for this information this way.
• Make sure your firewall is on. • Read the privacy policy and find out how your information will be used. • Be on the lookout for prices that are too good to be true. The items could be counterfeit.
• Check your credit card statements for unauthorized charges.

KID-TESTED AND MOM-APPROVED: Walmart Canada announces Top 20 Toys for the 2012 holiday season Top 20 Toys selected on feedback from kids and moms WALMART CANADA RECENTLY ANNOUNCED ITS LIST OF THE TOP 20 MUST- HAVE TOYS FOR THE 2012 HOLIDAY SEASON. All items on the list were selected based on feedback the retailer collected from kids and parents at the Great Big Toy Testing Event. The list includes toys for kids of all ages, starting from eight months, and represents the latest toy trends, including educational, kid-friendly tablets and apps, crafting and construction, electronic, budget-friendly and movie-related toys. Who really manages household debt?
Men and women have different opinions, suggests Manulife Bank survey
According to Manulife Bank of Canada’s recent debt survey, just over half of women (54 per cent) but only 39 per cent of men in two-adult households indicate that responsibility is equally shared when it comes to managing household debt. In cases where respondents don’t feel responsibility is equally shared, both men and women are far more likely to indicate that the responsibility lies with them rather than with their partner. Slightly over half (56 per cent) of men and a third of women (36 per cent) state that household debt is managed by“mostly me”or“only me.”Conversely, only 10 per cent of women and four per cent of men indicate that household debt is managed by“mostly my partner”or “only my partner.” Interestingly, virtually no men indicate debt is managed by“only my partner.”

Differing perceptions about who is responsible for debtmanagement within the relationship could reflect a lack of communication, making it difficult for homeowners to become debt-free. “The good news is that, in general, most people feel they have some responsibility for managing household debt,” shared Doug Conick, President and CEO of Manulife Bank of Canada.“However, the results seem to indicate that many couples might not be discussing debt with one another. I strongly recommend that any Canadians who don’t have a plan for becoming debt-free reach out to an independent financial advisor for personalized debt management advice.” The survey also looked at attitudes by age group and found that respondents in their fifties are more likely to report shared responsibility for debt management (52 per cent) while those in their thirties are less likely to do so (43 per cent). Regionally, Quebec (53 per cent) and Alberta (52 per cent) homeowners were most likely to indicate shared responsibility for managing debt while Ontario (42 per cent) homeowners were least likely to do so. Women are more concerned about debt, less optimistic
In general, women appear to be more concerned about debt, but at the same time they are less confident about being able to reduce or eliminate it. Slightly more women (81 per cent) than men (75 per cent) listed“being or becoming debtfree” as a top financial priority. Men and women place relatively equal importance on being debt-free at retirement - with about eight in 10 indicating this is a high priority. t’s no big secret moving can be stressful – from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves.
Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a nobrainer as you’d presume: • Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. • Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases. • As tempting as it may be to pick up used cardboard boxes from the grocery store, don’t. You never know what little critter is hiding in the corner of food boxes – or if the box will be strong enough to support your possessions. In fact, don’t use used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled.

Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box – it can make for a frustrating unpacking process or a wild goose-chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving. Packing breakables requires the upmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap. With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move.

in a hotel, and during a recent stay at my favourite accommodation in New York City, The Surrey Hotel & Spa, I decided to really take note this time of the unique design aspects that this luxe accommodation exudes. Located in the Upper East Side of Manhattan, near the scenic Central Park and many prominent boutique shops, this 1920s style BeauxArts designed residential townhouse is one of the finest, quaintest hotels that the city – or the world – has to offer. I wanted to bring it all back with me to share with you and give you a little piece of heaven – a place that you should all treat yourself to and stay at one day.

There are features of the transitional design that stand out immediately, like the extensive artwork collection – particularly the oversized piece of Kate Moss that greets you as you enter the lavish lobby, setting the tone for your entire stay and what’s to come. The subtle and sultry expression on her face says it all. And then there are other features that aren’t so noticeable right away, but when you recognize them you fully appreciate them, and like I’m known to say, “it’s all in the details.” As you go through the hotel’s common areas and down the halls that lead you to your home away from home, you notice that one common colour scheme is carried throughout. The mix of grey, cream, white and tan with dark and medium-toned woods create a soothing palette that make for a true homey feel, in conjunction with the highly stylish yet extremely comfortable furnishings. This scheme is carried right down the halls with the painted faux wainscotting through to the hotel rooms themselves, which is where I drew most of my inspiration from and noticed many of the smaller details I made point of earlier. Not one square foot of the interior of this structure was left unnoticed or untouched. The intricate doorknobs, carefully picked hardware, substantial baseboard, ceiling detail, Art Deco grid vent covers, door profiles and bevelled

They even matched the subtle chevron pattern of the wall covering material behind the headboard to that of the throw on the bed. I really adore how they mix the lighting too – each room has a carefully selected array of sconces, floor lamps, table lamps and pot lights, ready to set any mood you like with their pre-set options for activities such as reading or television watching, or you can control them yourself with dimmers and switches conveniently but discreetly located throughout the suite. The layout and positioning of the furniture is another aspect that I also found to be extremely well-thought out. Each suite radiates the feeling that everything is exactly where it should be, with well-defined areas in a more open

type of concept (sitting, working, sleeping, kitchen, eating). Each room feels perfectly filled and layered with pieces – nothing lacking, nothing owing. And last but not least, the bathroom – or should I say the ensuite spa. These beautifully designed bathrooms are just as comparable to their world-acclaimed Cornelia Spa. Just about every inch of these generously sized rooms are covered by exquisite Calacatta marble — from the floors, the walls and the vanities, the mix of patterns (brick and straight lay) and tile sizes — and they all scream opulence. The oversized mirrors, mix of lighting, rain shower, soaker tub and chrome finishes collectively equal one of the most beautifully designed hotel bathrooms you’ll ever see. Now that I have found my love for The Surrey, I also find that it’s the main reason I keep going back to New York City – besides my work of course! I’ve always dreamed of living in a hotel. And if I did, it would be the boutique hotel, The Surrey. But for now, it’s just a dream that I can take parts of the luxury boutique hotel home by implementing some of their well-appointed features and design ideas into my own space.

Regardless of which holiday you celebrate there’s one thing for certain; it’s time to start decorating.

If you’re one of the lucky ones who has a large mantle, do not forget to adorn that fireplace with colour, texture and elegance. Typically, when you think of decorating for the holidays it’s all about the tree but I say the tree is just the first step. It may even be your source of inspiration but it doesn’t have to end there. Think ornaments are just for hanging? Think again. With the dynamic colour and style options now available you can decorate every nook in your home, well, maybe not every single one. The assortment and price range varies dramatically from luxury pieces at Teatro Verde to budget-friendly options at HomeSense, Bouclair and even Home Depot featuring the Martha Stewart Collection, so this year there really is no excuse. It’s not where you put these ornaments, it’s how you place them. Be mindful of consistency and harmony. I love the idea of using multiple layers of colour and filling clear vases to spread across your table as décor. The tables in your home are really the best place to start your decorating frenzy. We always like to draw inspiration from fabrics, so we recommend starting with your tablecloth. For a really unique setting I like to have our clients’ covers custom-made to order. Don’t let the word “custom” fool you. Depending on the size of your table, you probably won’t need more than two yards of fabric and a seamstress to sew the edges. You can invest in small unique items and give your space a real holiday presence. If you’re one of the lucky ones who has a large mantle, do not forget to adorn that fireplace with colour, texture and elegance. Instead of the traditional evergreen, try a homemade wreath of feathers for a glamorous look or rustic branches in an urban setting. Start with a circular piece of florist’s foam, and then use wooden florist’s picks to secure large items and wrap the object around as much as desired. And there you have yourself an easy DIY project that will reinforce the look you are trying to achieve. If you’re hosting an elegant soirée, dim the lights and illuminate the room with candles and allow the mood to develop through nightfall. It’s so simple to work with items you already own, it just takes a little creativity and perhaps a second opinion. Set the table with your favourite accessories and layer sections with different finishes for a look that suggests you’ve been collecting pieces over time. For an otherwise crisp and modern approach, my preferred table accessory is a serving tray. In lieu of a placemat or traditional charge plate the tray comes in small, large, matte and lacquered finishes — it will make your décor seem flawless.
For me, it’s always the details that truly elevate the décor. There are so many easy ways to embrace the holiday spirit and enhance the beauty in your home. From small, subtle design touches to large over-the-top custom pieces, the possibilities are endless. Enjoy the season and just remember — decorating your home for the holidays far exceeds dressing up just the traditional tree.

For the pastry, place the flour and sugar in a bowl, cut the butter into cubes and then rub the mixture together until it resembles fine bread crumbs. Work the egg into the dough to form a paste, then cover and chill for half an hour. Preheat the oven to 400°F. When ready, lightly grease a 10-inch by 1 1/2-inch deep loose bottomed tart tin, and line with the pastry thinly rolled out. Prick the base all over with a fork, line with parchment paper and weigh down with dry beans. Bake for 15 minutes then remove the beans and parchment. Put the pastry case back into the oven and cook until its evenly golden. Remove from the oven and cool. For the toffee sauce, start by placing the unopened tins in a deep pot, cover with water, and bring to a boil on the stovetop. Cover with a lid and transfer to a preheated 285°F oven for 3 1/2 hours. Lift the tins from the water and allow to cool completely before opening. Note: The longer they cook, the darker and thicker the toffee will be.

s the story goes, Ian Dowding and Nigel Mackenzie are credited with the ‘invention’ of Banoffi Pie, which they first served at their award-winning Sussex gastropub The Hungry Monk restaurant in Jevington, East Sussex. Developed in 1972, the dessert was inspired by an American dish known as Blum’s Coffee Toffee Pie, which consisted of smooth toffee topped with coffee-flavoured whipped cream. Dowding adapted the recipe to instead use a soft caramel toffee created by boiling a can of condensed milk, and worked with Mackenzie to add a layer of bananas, calling the dish “Banoffi” — a blend of the words ‘banana’ and ‘toffee’. It was an immediate success, proving so popular with their customers that they couldn’t take it off the menu. If you’re just discovering Banoffi Pie, you’re in for a treat. The decadent combination of buttery crisp shortbread pie crust, Dulce de Leche toffee and slices of sweet bananas, all covered with lashings of whipped cream, is rumoured to have been one of Margaret Thatcher’s favourite puddings and also among the more popular treats served at Buckingham Palace.
To compose the pie, carefully spread the toffee over the cooked pastry, then top with peeled and sliced bananas. Whip the cream, sugar and instant coffee granules, until thick and smooth. To finish, spoon the cream over the bananas, up to the edge of the pastry, then lightly sprinkle with freshly ground coffee, and garnish with some sliced bananas on top, just before serving.
