EDITORS’ NOTES he moment you move into an apartment from a reliable property management company, you will be able to enjoy a number of benefits. One cheque basically takes care of it all. It’s finding the right location that takes work.
Unlike furniture, paint and being a good neighbour, your home’s location is the one thing that you cannot change, so it’s important to choose wisely. What critical things should you consider? There are so many personal variables, it’s really up to you to decide. As an example, if it is just as important to be close to your children’s school as it is to your place of work, then look for a location that offers you the best of both worlds.
If you own a car but want to use public transportation whenever possible to save on parking and gas costs, a well-connected mass transit hub may be a better option for you. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands, such as grocery shopping and banking on foot, has many health benefits and gives you a chance to meet your neighbours – and discover new places too. Don’t let the cost of rent solely dictate your choice of location. Make a list of your priorities first, and then take the time to assess each location for its merits and weight your options. Once you’ve nailed that down, you’ll be able to reap the benefits of a great new place to call home.

am not a big fan of having more space than I need. It’s a bone of contention between my husband and me. He would prefer more space, I always want less. It’s an odd thing to disagree on, but there are a lot of good reasons to keep the amount of space you live in to a minimum. Reason 1: Cleaning. The more space you have, the more there is to clean. Reason 2: Budget. Why pay for space that you don’t really use. One bedroom per person. One kitchen, a bathroom or two, a den and maybe some play space for the kids. Is a guest bedroom really necessary or would it be more cost effective to use a guest suite in the building or even a local hotel? For the number of times one uses a dining room, might it be easier and more comfortable to make use of the building’s party room? Reason 3: Urban sprawl. The population keeps growing. The demands on the city keep growing. If everyone used only the amount of space they needed, the city would be much more efficient. But there is something to be said for not denying yourself what you need. If you do need a guest room because you always have family and friends come into town then make sure you have one. If you’re an avid entertainer then find yourself a suite that affords you the room. If you’re a collector, make sure hunt for a suite with plenty of storage. And if you’re a hobbyist or work at home don’t forego the studio or office space. Your home should really be a place that reflects your needs – not anyone else’s. BOXING IT ALL UP without the headaches By Dan Hopkins
I
t’s no big secret moving can be stressful – from broken dishes to lost items. But there are a few things you can do to make the whole process a little easier on the nerves.
Start by planning your moving day well in advance. Once you select your moving company, book your reservations two to four weeks before your scheduled move day to guarantee availability. Next, it’s time to roll up those sleeves and begin boxing up your household or office space. Choosing boxes to do this may not be as much of a nobrainer as you’d presume: • Boxes of books get heavy fast so ensure to use only small boxes when it comes to these items. Apply this general rule to everything you’re packing: the heavier the item, the smaller the box. • Emptying the closet can be an organizing nightmare. Use specific wardrobe boxes to simplify the process. To save space, clothes in drawers can be packed into suitcases. • As tempting as it may be to pick up used cardboard boxes from the grocery store, don’t. You never know what little critter is hiding in the corner of food boxes – or if the box will be strong enough to support your possessions. In fact, don’t use used boxes in general; you don’t know how much weight they can handle or how much weight they’ve already handled.

Assign boxes to specific rooms. Avoid mixing items from different rooms in the same box – it can make for a frustrating unpacking process or a wild goose-chase if you’re looking for kitchen utensils in the living room box. Keep a record of what goes into which box so you can find what you need instantly. When it comes to large appliances, take a peek at the owner’s manuals to see if there are special instructions for moving. Packing breakables requires the upmost care. Always stack dishes upwards and never use newsprint to wrap fine china as it can be messy to clean. Instead, choose protective packing paper or bubble wrap. With these tips and a few deep breaths, you’re well on your way to a smooth-sailing move.

”Be cautious - be Prepared” is good advice for anyone at any stage of life - and it has particular significance when it comes to tenants in rental apartment buildings. Unfortunately, not all renters understand that they may be responsible for what happens in their unit such as someone getting injured, or having to replace their contents due to fire or other devastation. Fewer than half of renters obtain tenants insurance. Often, this is because they are unaware of their responsibilities when it comes to protecting themselves, and their belongings. They assume the Landlord’s insurance covers that, which it does not. The insurance property managers/owners purchase covers the building and their personal liability, but not the tenants. At the Federation of Rental-housing Providers of Ontario (FRPO), we believe that all apartment renters should carry tenant insurance. Tenant insurance is generally not an onerous cost and can bring tremendous peace of mind, should you ever have to deal financially with unpredictable losses (which often can be substantial). Many rental-housing consumers underestimate what their personal belongings would cost to replace. Clothing, shoes, coats and other personal belongings can cost thousands of dollars to replace.

A good practice for all renters is to write down what it would cost to replace each item in your apartment and then total the cost of those items. Do not forget to add computers, entertainment equipment and other items if you had to replace them because they were ruined by fire or water or some other disaster. When you have completed this exercise, most renters find the total cost to replace everything is surprising and financially burdensome (particularly if they had to do it all at once). It’s important to note that insurance coverage is usually paid on a replacement cost basis, so that kitchen table set you purchased 10 years ago, would be replaced based on what it would cost today. Renters who have tenants insurance can purchase coverage with a liability clause to protect them if someone does get hurt inside their home, or just as important, this liability section can cover such things as your dog biting someone, or property damage and bodily injury for which you may be liable off your premises. Insurance can also cover damage to other units in the building that are
harmed through carelessness by fire or other liability perils. This would be covered under the Tenants Legal Liability coverage. If renters find themselves faced with paying medical costs of someone who is hurt because of their negligence, or paying for building repairs due to something they did, the financial impact can be devastating. Apartment-shoppers looking at buildings that have successfully completed the Certified Rental Building Program (CRBP), can ask the building manager or leasing agent for information on tenant insurance. MIKEY defibrillator administered by Craig and Jennifer Hansen on Tuesday, December 5, 2012, has given their 2-year old son Carter, a second chance at life. The defibrillator, provided through the Mikey’s Kids program, was on standby at the Hansen family’s Nobleton, ON home. This is the 15th save by a MIKEY, since The Mikey Network was founded in 2003.
Said Craig Hansen, “In May 2012, our two-year-old son Carter went into arrhythmia and then cardiac arrest due to a previously undiagnosed benign heart tumor. The paramedics got a rhythm back after 27 minutes, but the resulting significant brain injury kept us at SickKids and Holland Bloorview Children’s Rehab Hospital for six months, and we’re still fighting to regain as much of our son’s coordination, vision and speech as we can. “We went home a month ago with an AED from The Mikey Network, knowing that any further arrest would be incredibly critical. Neurologists told us that by the time EMS arrived, it would be too late. Our only chance was the defibrillator. “Carter went into arrhythmia again on Tuesday morning [December 4, 2012]. We started CPR immediately. to her seeking help with the goal of losing weight. She suggests starting with these simple steps: Think positively: According to the Journal of the Academy of Nutrition and Dietetics, researchers have found that practicing positive thinking can increase your chances of weight loss success.Go slow: Any diet change is easier if you take it slowly. Why not promise to add a new piece of fruit to your brown bag lunch each week or an extra serving of vegetables at dinner versus doing a big diet overhaul? Think small: Don’t restrict yourself from the foods and drinks you love. Instead, have small amounts of your favourites. If you like soda pop for example, Burton suggests those Coke mini cans which offer a smaller portion size. Love burgers? Consider keeping calories in check by having a slider loaded with your favourite vegetable toppings, like lettuce, onions and tomato. Buddy up: Find someone with similar goals to help you through the year. Be sure to share your ideas, plans, and successes regularly. By simply stating your intentions to someone else, you are more likely to achieve long-term success. By following these simple tips, you can avoid making New Year’s resolutions forever and simply enjoy new habits for years to come. NC

Protect yourself from
the silent killer gas
C
arbon monoxide (CO) is a poisonous gas that you cannot see, smell or taste. It is often referred to as the “silent killer.” CO is produced by the incomplete burning of fuels such as natural gas, propane, heating oil, kerosene, coal, charcoal or wood. Improperly installed or poorly maintained appliances that run on these fuels may create unsafe levels of CO. In enclosed spaces such as your home, cottage or recreational vehicle, even a small amount is dangerous. Exposure to CO can cause flulike symptoms such as headaches, nausea, dizziness, burning eyes, confusion, drowsiness and even loss of consciousness. In very severe cases, CO poisoning can cause brain damage and death. The elderly, children, people with heart or respiratory conditions, and pets may be particularly sensitive to the gas and may feel the effects sooner. The conditions that can create a CO hazard include: • Fuel-burning appliances, venting systems and chimneys that have not been serviced and maintained regularly by a qualified service technician or heating contractor; • A chimney blocked by a bird or squirrel’s nest, snow and ice or other debris; • Improper venting of a furnace and cracked furnace heat exchangers; • Exhaust fumes seeping into your home from a car running in an attached garage.
Be aware of CarBon Monoxide danger signs • You or other members of your family are experiencing the symptoms of CO exposure; • You notice a sharp, penetrating odour or smell of gas when your furnace or other fuel-burning appliance turns on; • The air feels stale or stuffy; • The pilot light of your gas furnace or other fuel-burning appliance goes out; • Chalky, white powder forms on the chimney/exhaust vent pipe or soot builds up around the exhaust vent; • Excessive moisture forms on windows and walls; • The alarm of a carbon monoxide detector sounds. • Using fuel-burning appliances designed for outdoor use (barbecues, lanterns, chainsaws, lawnmowers, snowblowers) in a closed area (tent, recreational vehicle, cottage, workshop, garage);
alarm sounds in your home, open all doors and windows to ventilate. If you can’t find the problem and the alarm continues, contact a qualified heating contractor to check your fuel-burning equipment.
• Combustion gases spilling into a home if too much air is being consumed by a fireplace or exhausted by kitchen/bathroom fans in a tightlysealed home.
Remember that carbon monoxide detectors are a good second line of defence, but they do not eliminate the need for regular inspection, maintenance and safe use of your fuelburning appliances. Inspired by the classic French Canadian favourite, these mini versions are a perfect dish for gatherings. Save yourself time on the day of your event by baking these pies ahead of time and freezing them in an airtight container. Once needed, simply defrost, reheat for five to 10 minutes and serve. Directions: 1. Defrost tart shells according to package directions. Place on baking sheet.

2. Preheat the oven to 350°F (180°C).
1/2 lb (250 g) lean ground pork
3. Crumble pork into a large, nonstick skillet over medium-high heat. Cook, breaking the meat into small pieces with a wooden spoon, until browned. Drain off any excess fat.

4. Add onion, carrot, garlic, salt, celery seed, pepper, allspice and cloves. Cook, stirring occasionally, for five minutes. Stir in cider and potatoes; reduce heat and simmer, stirring occasionally, for five minutes or until thickened. Remove from the heat; cool to room temperature.

5. Divide pork mixture evenly between tarts shells.

Canada’s
rental vacancy rate increases
T
he average rental apartment vacancy rate in Canada’s 35 major centres1 increased to 2.6 per cent in October 2012, from 2.2 per cent in October 2011, according to the fall Rental Market Survey2 released recently by Canada Mortgage and Housing Corporation (CMHC). “Lower levels of household formation among young adults reduced rental housing demand,”said Mathieu Laberge, deputy chief economist at CMHC’s Market Analysis Centre. “This, combined with an increase in the supply of newly constructed, purpose-built rental apartments, pushed Canada’s vacancy rate upward. Meanwhile, demand for rental condominium apartments remained strong, with the vacancy rate holding steady in most of Canada’s largest urban centres, including Toronto, Montreal and Vancouver.” The results of CMHC’s fall survey reveal that, in October 2012, the major centres with the lowest vacancy rates in the primary apartment rental market were in Regina (1.0 per cent), Thunder Bay (1.1 per cent) and Calgary (1.3 per cent). The centres with the highest vacancy rates were in Saint John (9.7 per cent), Windsor (7.3 per cent) and Moncton (6.7 per cent). Overall, the average rent for twobedroom apartments in existing structures across Canada’s 35 major centres increased 2.2 per cent between October 2011 and October 2012, the same pace of rent increase that was recorded between October 2010 and October 2011. The average rent for a two-bedroom apartment in new and existing structures was $901 in October 20123. The highest average monthly rents for two-bedroom apartments in new and existing structures in Canada’s major centres were in Vancouver ($1,261), Toronto ($1,183) and Calgary ($1,150). 40G
The lowest average monthly rents for two-bedroom apartments in new and existing structures were in Saguenay ($549), Trois-Rivières ($550) and Sherbrooke ($578). CMHC’s October 2012 Rental Market Survey also covers condominium apartments offered for rent in 11 large urban centres, including Vancouver, Toronto and Montreal. Rental condominium vacancy rates ranged from a high of 3.2 per cent in Ottawa to a low of 0.9 per cent in Saskatoon, holding steady in most centres from October 2011. Average monthly rents for two-bedroom condominium apartments were highest in Vancouver ($1,662) and lowest in Québec ($1,022). The fall survey covers apartment and row structures containing at least three rental units and, unlike the spring survey, reports information on: a) Smaller geographic zones within centres; b) Secondary rental market (rented condominium apartments, single detached, semi-detached, duplexes or accessory apartments). Year-over-year comparisons of average rents can be slightly misleading because rents in newly built structures tend to be higher than in existing buildings. Excluding new structures and focusing on structures existing in both the October 2011 and October 2012 surveys provides a better indication of actual rent increases paid by tenants. 3

Renting is more than a passing phase for many people. It can be a lifestyle where you can take advantage of more money in your pocket, less stress about maintaining your home and more time to work, play and enjoy life. We talked to real estate professional Jodi Gilmour about people who rent their home for life. By Kim Carlton

Renters Guide: Why do some people become lifetime
and ask for a reduction in rent. Landlords know that each time their rental switches hands it costs them, so I encourage renters to try to split the savings with the landlord. Everybody wins.

Jodi Gilmour: There are loads of reasons why some people rent their place to live for life. Some of the most common influences are culture, lifestyle and financial. In many countries and cultures, renting is the norm. Take Spain and Portugal for example, where, due to tenant protection acts, it’s common to live in an apartment that your grandparents negotiated rent on in 1935, and you’re still paying 1935 rental rates (much to the chagrin of your landlord)!
RG: How can long-term renters maximize their finances? JG: There’s a litany of ways to benefit financially from renting.
By renting, you’re probably putting a smaller percentage of your take-home income towards housing, so you can spend it in other ways. In my opinion, renters should spend 20 to 28 per cent of annual income on housing, whereas homeowners can spend a little more (27 to 33 per cent) because if they hold on long enough to build equity, they’ll get some of their money back. In this case, the renters might enjoy today while the homeowners put off the fun.
If you don’t have all of your credit tied up in a mortgage, you may have an easier time playing in other markets, opening a business, or making other purchases.
If you work from home and don’t have an office outside of the home, you can write-off a percentage of your rental fee, (which is also true for homeowners).
If your company is moving you from city to city, they should be covering your moving costs and either helping out with your rent, or paying you according to the living standards in the city they place you.
If you are looking to raise a family on a budget, a very affordable way to rent is in a co-op, where residents share in the work that it takes to maintain both the property and the community that lives there. You pay less money, but throw in a little elbow grease.
Other people rent for lifestyle reasons; perhaps they move from city to city for work – or adventure. If you can’t see yourself living in one place for a while, why buy a house? Lastly, loads of people become lifetime renters because renting is generally less expensive than owning. Maybe you want to spend more of your income on travel or hobbies, or maybe you never built-up much of a down payment or credit history. For lots of people, owning is never a goal, for others, it’s just never a reality. Renting is more flexible, more affordable and requires less fuss!
RG: What are some of the advantages of renting long-term? JG: People who chose stay in one rental for a long time enjoy the benefit of growing ‘roots’ – feeling truly at home in their rental, while keeping their rental rate low. In Ontario, the amount a landlord can increase rent per year is regulated (typically less than three per cent per year), so assuming the market is increasing at a higher rate, these renters are beating the system.
When I know renters are looking to stay for more than a year, I suggest they build the extra time into the lease

RG: Do most long-term renters tend to stay in one rental or move around?
JG: It really depends on individual renter’s needs and the landlord’s plans for the property.
RG: Do long-term renters usually live in apartment buildings or rent a house?
JG: Apartment buildings are most common among long-term renters, by far. And I’m not certain why, but I’d guess that cost has a lot to do with it. It’s less expensive to build and maintain an apartment than a house, so they can be offered at more attractive prices.
RG: Would you recommend being a lifetime renter to someone just starting out in today’s real estate climate? How about to someone later in life who is faced with the decision whether or not to rent or to buy?
JG: Let’s first point out that everybody has to live somewhere, and nowhere is free. Let’s also acknowledge that having grown up in real estate, I’m slightly biased. In the recent real estate market, investing has been lucrative. But you need to figure out whether you’re looking for an investment or trying to establish your lifestyle and home.
If you know that your health is failing, you’re losing your job, you’re facing debt, or starting out on your own for the first time (or again), renting is a great option.
Later in life, health becomes a big factor. A healthy senior may wish to stay independent as long as possible. When deciding whether to move into a rented apartment or seniors home, rather than mowing lawns and maintaining the family home, renting is often a sound decision
Renting is great when there are unknowns, because you can generally get out of a rental with 60 days notice and very little penalty.

I
f there’s any month when you’re most likely to wonder if all the bills will get paid it’s usually January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back. 48G

But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money. After the buzz of the holidays you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs. Wait a minute. This is Make Do Month.
Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop your closet. And if you need a little something different, you shop a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money. When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12pack of pop and you can probably do it for $10. Now that’s making do. January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.
Call up a couple of friend and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once a month game or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money. Make Do Month is a conscious decision to stretch every dollar as far as it’ll go. Try it and see if just becoming conscious save you money. I’ll bet your pleasantly surprised.
