EDITOR’S NOTE

MOMENTS WORTH CELEBRATING

WAYNE KARL MANAGING EDITOR NextHome

It’s awards season in the home building industry in Ontario, with the annual BILD Awards and Tarion Homeowners’ Choice Awards taking place recently. These occasions are more than just opportunities for builders and developers to pat each other on the back; they are quite literally celebrations of the excellence that takes place in this important sector. And in the case of the latter awards program, the honours are determined by vote, by recent homebuyers. If you’re about to buy a home, wouldn’t you want to purchase from a noted winner? Buyers still searching, take note: The $1.5-billion, 15-acre master-planned community M City in Mississauga, from partners Urban Capital and Rogers Real Estate Development, celebrated the beginning of construction in late May; and condo developer Tridel and real estate firm Hines have just announced Aqualuna, the fourth and final phase of a master-planned community along Toronto’s waterfront. Indeed, future winners’ circles might well include these and other new projects.

ADVICE | BILD REPORT

LET’S ADDRESS HOUSING AFFORDABILITY BY GETTING PAST THE DEFINITIONS

I was listening to a debate on the radio the other day about the issue of housing affordability and what can be done to address the high cost of homes in the GTA. It seemed like the experts were discussing completely different issues

for-profit rental housing where collective ownership (co-op) or a degree of social assistance (subsidized housing) helps ensure that the resident can afford the cost within his or her income. All three definitions of housing affordability are valid and all come with specific challenges we need to address if we are to tackle affordability as an issue. Regrettably, as is often the case with highly political topics, we tend to debate the differences, picking winners and losers, and

and talking right past each other, and I realized it was because their definitions of housing affordability were different. I believe, though, that some of the solutions can be the same. At the risk of oversimplifying a complex subject, there are really three different definitions of housing affordability: Housing that the average family can afford to buy, housing that the average person can afford to rent, and not-

missing opportunities. What all three definitions have in common is lack of supply: Not enough new housing is being built for sale or rent, and there is not enough notfor-profit rental housing to meet the need. This translates into higher prices, higher rents and long wait lists. The supply of all three forms of housing is affected by a number of factors, including a lengthy building approvals process,

DAVE WILKES

16  NextHome.ca

layers of regulation, reliance on community acceptance and the political will that exerts influence on building projects in the GTA. All three forms of housing require land that is adequately serviced with infrastructure such as water and wastewater services. Each of these factors can add cost, impact the number of new units that come to market, delay new housing from being built or stop construction entirely. Homes that fall under the first two definitions are also subject to government fees and charges that increase purchase price or impact rental costs. BILD’s recent study on the government fees, taxes and charges applied to new homes in the GTA demonstrated that the layers of tax added almost 25 per cent or $186,500 to the price of an average single-family home in the GTA. As this year’s October municipal elections approach, we need our governments not to pick winners and losers, but to focus on housing policies and reforms that can have broad benefits and increase housing supply.

THE KEELEY BRINGING PARKYARD LIVING INDOORS AT DOWNSVIEW TAS has launched its latest project The Keeley, a 12-storey contemporary residence located on Keele Street across from Downsview Park that is poised to bring a new urban identity for the area. To kick off the launch, TAS provided friends and family with a first peek at its latest midrise development with a “picnic in the park” experience inside the presentation centre on May 3. Guests were greeted with the smell of fiery barbecue, followed by an activated parkyard vignette featuring a live acoustic guitar player pleasantly sitting on the grass, and performers posing as the colourful and playful characters from The Keeley’s parkyard mural. For dinner, guests were treated to savoury barbecue classics such as mini hamburgers and grilled cheese, grilled chorizo skewers and potato salad. Local artisanal market and butcher shop Speducci Mercatto provided cheese and charcuterie for an elevated picnic experience. Guests could also pretend they were lounging in the sun with glasses of fruit-filled sangria and gourmet ice pops, served directly from an ice pop stand. With many exciting changes already underway at Downsview Park – including the new Downsview TTC and Go stations, York University and Centennial College campuses, and Humber River Hospital – Downsview Park is primed to become the most highly sought-after neighbourhoods outside the downtown core. “The Keeley is a piece of a bigger vision of what a new urban mixed-use community around Downsview Park could look like,” says TAS President and CEO Mazyar Mortazavi. “It’s not hard to imagine, five years out, Downsview Park emerging as one of the top destinations in the entire city.” 18  NextHome.ca  |  GTA

COVER STORY

Artist’s concept

NEXT LEVEL LIVING AT BOVAIRD DRIVE & GILLINGHAM DRIVE IN BRAMPTON Brampton is one of the fastest growing communities in Ontario, and with that growth comes demand for well-situated housing in a vibrant community. Condominium living, on average, offers a more affordable lifestyle than other forms of more traditional housing. Designed around a communal setting with on-site amenities, security and worry-free maintenance, condominium living is a valuable residential alternative. 20  NextHome.ca  |  GTA

SUITES FROM THE MID-$300’S

Condominiums are generally designed to provide an ideal lifestyle for first-time buyers, young families and older residents who are looking to downsize. Praxis, the builders behind Genesis on the Park, recognized the need to offer a variety of residential choices for various market groups when conceiving the building. Two-storey Garden Suites are ideal for those wishing to enjoy ground level patios and

direct access to the exterior. Traditional suite condominiums, generous in size, offer the perfect lifestyle for those seeking to live on one floor. Two-storey Sky Towns offer elevated living with exceptional views, and outdoor space right off the living room. A WALK IN THE PARK

Brampton, known for its parks and trails, has three main path systems: Etobicoke Creek Trail, leading through the downtown

Praxis, the builders behind Genesis on the Park, recognized the need to offer a variety of residential choices for various market groups when conceiving the building.

core; Chinguacousy Trail, named after the largest park on the route; and Don Doan Trail, ending at Professor’s Lake. These pathways distinguish the character of this “Flower City,” known for its abundance of flora and rich quality of life. In the warmer months, Brampton’s parks are host to exciting community festivals and events, including weekly farmers’ markets and outdoor concert series, where you can relax to live music under the trees and stars. Taking advantage of a unique site in North Brampton that is surrounded by parks, Genesis on the Park brings the best of both worlds: A natural park setting next

to the urban amenities people need, know and love. ALL-INCLUSIVE COMMUNITY WITH HIGHER EDUCATION

The North Brampton neighbourhood includes every lifestyle convenience. Adventurers will enjoy close proximity to the Heart Lake Conservation Area, and for golf enthusiasts, Turnberry Golf Club is just down the street. With easy access to Zum transit, you are a short transit ride or drive away from Brampton’s vibrant downtown core. Genesis on the Park is moments from Mount Pleasant Go Station, connecting you to downtown Toronto, too.

Adding to a long list of community amenities is the new Ryerson University campus. This “innovation hub,” expected to open by 2022, will be located at the intersection of Church Street West and Mill Street North. Academic offerings will focus on science, technology, engineering, arts and math. With an already well-respected school system in place, this new campus will become a major attraction for local and out-of-town students – just another example of how progressive and exciting this community is quickly becoming. ADVICE | TARION REPORT

NEW-HOME SHOPPING BEGINS WITH RESEARCHING YOUR BUILDER

HOWARD BOGACH When the weather warms up, so does the new-home market. Signs pop up for new developments that advertise lot sizes, amenities and price ranges and beckon you to visit sales offices. Once there, you may fall in love with a floorplan and be tempted to sign on the dotted line. But before you do, it’s important to do your research on who is going to build your new home. The Ontario Builder Directory can be just the tool you need to start researching your builder. The Ontario Builder Directory, or OBD, allows you to see if your builder or vendor is registered with Tarion and therefore, legally permitted to build or sell homes in Ontario. You can also look up their contact information and related companies under which they operate, how many homes they have built and the communities where they build. You can also see their warranty claims history. In 2017, we made the OBD mobile friendly and added a number of new functions, including the ability to search not only by company name, but also by company director or officer. Recently, we added another new feature that allows users to search for individual homes by municipal address or lot and plan number, which is useful for those who want to confirm if a home is enrolled with Tarion and eligible for warranty protection. 22  NextHome.ca  |  GTA

SEARCH RESULTS ARE UPDATED DAILY AND INCLUDE:

• Homes that are enrolled; • Enrolled homes that are under construction but not yet occupied; • Homes that are currently under warranty; and • The warranty start date and end date for each home currently under warranty. This new enhancement will not only help those looking to buy a new home, but also others who help with the homebuying process, such as real estate agents and lawyers. It will also go a long way in helping municipal building departments in their efforts to prevent illegal building by allowing them to confirm whether particular homes or addresses in

their communities are enrolled in the warranty program. Like any big purchase, a new home requires time and research so you can make an informed decision. It’s important to know as much as possible about what you’re buying, but also who you’re buying it from. To check out the Ontario Builder Directory, visit tarion.com

PROPERTY PROFILE

AOYUAN PROPERTY GROUP UNVEILS PLAN FOR M2M CONDOS ON NEWTONBROOK PLAZA SITE Bringing its broad lifestyle intelligence about real estate and the built environment to Toronto, Aoyuan Property Group will transform a dated shopping plaza and parking lot near Yonge and Finch subway into North York’s first true live-work-play community. The Hong-Kong listed developer group is rebuilding the arterial site to become a complete mixed-use community and family-friendly destination for both residents and adjacent neighbours. As Aoyuan’s largest community in Canada to date, M2M’s master plan includes five new residential condo towers, 180,000 sq. ft. of office and retail, a daycare, community centre and new public park. 24  NextHome.ca  |  GTA

“M2M will become a new destination for North York – a residential community with rich retail and office space, framed by an active new public park on the east,” says Vince Santino, senior vice-president of development, (Eastern Canada), Aoyuan Property Holdings (Canada) Ltd. “With Aoyuan’s healthy lifestyle intelligence baked into the master plan, M2M Condos will bring resort-like amenities, and the conveniences typical of a downtown neighbourhood to North Toronto. It will have everything. You really won’t have to go anywhere far if you live at M2M.” Phase I of the new development will include 810 residential units,

35,000 sq. ft. of retail commercial space facing Yonge Street and 40,000 sq. ft. of office. A daycare and community centre will be integrated into Phase II. A new east-west active laneway will connect the new public park to Yonge Street, facilitating access and programming for the neighbourhood. A network of smaller scaled streets will wind through the M2M community, connecting residents to the new park and playground, and finergrade retail. Planned anchor tenants facing Yonge Street include a new corporate headquarters for Aoyuan, with a signature corner …continued on page 26

façade to mark its growing presence in Toronto. M2M is located 100 metres from Yonge and Finch subway and Go stations, and will provide underground access to the future Yonge and Cummer subway stop. As part of Aoyuan’s emphasis on putting healthy living first, there is a large fitness and wellness component to M2M’s amenities. Interconnected greenspaces connect a wide range of suites from one-bedrooms to larger townhome units. Third floor condo amenities include a theatre and children’s play area along with a double height yoga lounge and fitness studio that faces an internal courtyard. The ninth floor features a barbecue, party room, and waterfall infinity pool with prime western exposure. Showcasing distinctive architecture by Toronto’s Wallman Architects, a series of geometric glass block forms frame the site with playful textures to differentiate different faces of the building. “We are very excited about the way the building is addressing the new park to the east. We had an opportunity to design a very open and engaging façade anchored 26  NextHome.ca  |  GTA

by townhomes that have direct access to the street,” says Principal Rudy Wallman. “Functionality and views from the suites were another key focus of the design. Balconies face the park while light-filled living spaces take advantage of views of an internal courtyard.” Integrating natural elements with modern living, interior spaces have been thoughtfully designed by one of Toronto’s top interior firms, Union 31. A grand two-storey residential lobby welcomes residents with natural materials infused with a blend of metallics and warm surfaces to create a serene Zen environment. Lobby features include oversized planters reflecting the natural outdoor landscape, a back-lit onyx reception desk, natural stone walls, warm wood ceilings and glamorous accents akin to a lush international hotel-style lobby. Inside the suites, custom kitchens were designed with highutility in mind and includes fully integrated appliances. Carefully thought-out kitchens maximize efficiency, with storage needs provided by walk-in closets in select units. Multiple finish options suit diverse personalities and tastes.

“Aoyuan’s approach to creating healthy communities was central to the design, strongly influencing our use of natural materials and forms, and ensuring maximum access to natural light throughout the building,” says Kelly Cray, principal of U31 Design. Suites in M2M Condos Phase One range from 500 to 1,400 sq. ft. and are priced from $389,900. To register, visit m2mcondos.com

REALTORS ARE THEY A RELIABLE SOURCE OF MARKET INFORMATION?

BEN MYERS

Whenever a real estate agent, builder or developer references the state of the housing market in media coverage and says anything other than the market is overbuilt, oversupplied, overvalued or on the brink of collapse, a common comment is that this person shouldn’t be trusted; that you shouldn’t take advice from someone who makes money in the real estate business. By this logic, you shouldn’t take tips from a dentist. Why do they tell you to floss, when they would make more money if you didn’t? Why listen to any financial advisor about investing, if they get paid more commission when you invest more? Realtors are biased, too, always telling you to buy or that the market is performing well. I choose to believe that people’s judgments are not solely based on their own financial gain. I, too, have been accused of being biased, my opinions on the market fluffed off as an attempt to persuade buyers to buy into an uncertain condo marketplace. My commentary is my opinion, and I don’t want people to have the satisfaction of waiving my incorrect predictions in my face. If you want to know what’s happening in the housing market, go to the experts, the people who study the market every day, who pore over the real estate board data daily when looking for homes 30  NextHome.ca  |  GTA

While new-home sales are way down in 2018, note that last year was a record high for transactions; a return to a more normalized market was expected. for their clients. Go to people who are communicating with buyers, mortgage brokers, construction lenders, other sales agents, developers and insurers. The thing people really need to understand is that there are opportunities to buy when the market is booming, as well as when it’s flat. In both instances, a good realtor can help you find the perfect place to live or help identify an under-valued property for investment purposes. While it is true that new-home sales are way down in 2018, it’s important to note that last year was a record high for transactions; a return to a more normalized market was expected. The market isn’t crashing. However, a good realtor might help you score some free upgrades to get the deal done. Educate yourself on what

is happening in the market, in addition to leaning on experts and your local realtor. With such combined knowledge, you’re sure to be well informed. And if you’re looking for a good realtor with experience, I can certainly recommend a few! NEIGHBOURHOOD PROFILE

DOWNTOWN BRAMPTON WHERE THE OLD MEETS THE NEW HOT SPOTS

GAGE PARK

MEET THE NEIGHBOURS

SOHINI BHATTACHARYA The heart of Brampton – Canada’s “flower city” – in the Peel Region is Downtown Brampton, a neighbourhood that presents an inevitable juxtaposition of the old meeting the new. With Hwys. 107 and 410 running along its northern and eastern boundaries, this uber leafy suburban-urban city core extends up to the outskirts of Queen Street East in the south and Chinguacousy Road in the west. VIBE

During the summer and winter months, Downtown Brampton transforms into a vibrant and colourful hub of lively community events such as the farmers’ market at Market Square on Saturday mornings, skating activities and concerts in Gage Park, an annual car show, Shakespeare in Garden Square near the Rose Theatre, the Flower City Parade, World of Jazz Festival, the Santa Claus Parade and New Year’s Eve festivities. 32  NextHome.ca  |  GTA

Downtown Brampton has seen a huge influx of South Asian immigrants. Outside of English, and not unlike the rest of Brampton, the next most commonly spoken language in this area is Punjabi, followed by Urdu, Gujarati and Portuguese.

This historic park is a picturesque area jewel and a local favourite. It plays host to a number of community events and festivities. It’s a great place to enjoy spending time outdoors. brampton.ca

PLANES, TRAINS & AUTOMOBILES

Downtown Brampton is the regional hub for all the major transit systems: Brampton Transit, Via Rail, Go Rail and Go Bus. Its proximity to Hwys. 410 and 107 make it very accessible to other regions of the GTA. Area residents often walk to work or other amenities, given its high walkability score.

PEEL ART GALLERY MUSEUM AND ARCHIVES Previously home to the Peel County Courthouse and Brampton Jail, this heritage complex has been renovated for community enjoyment and is a much loved museum and art gallery. pama.peelregion.ca

IN THE AREA

Folks residing in this area have easy access to a plethora of restaurants, parks, entertainment, cultural do’s, retail staples and fashion outlets, which are always a short and scenic walk away. The Brampton Library, the YMCA and the Peel Heritage Complex are a few area attractions for the young and retired alike.

TRACKS BREW PUB This area institution is situated next to the Canadian Pacific Railway Line, lending it oodles of character, not to mention a great a pub atmosphere. tracksbrewpub.com

Backyard RETREAT

A GLIMPSE AT INTERIOR STYLIST JACLYN HARPER’S BACKYARD MAKEOVER 34  NextHome.ca

hen I decided to tackle my backyard, I felt overwhelmed. There was so much to do! Can you relate? After much deliberation, I chose to put in a new concrete patio, creating a clean slate for the backyard. This really was the jumping-off point for the entire design. It was my vision to have three different zones (dining, lounging and food prep), and concrete served as a great way to separate the spaces. Once I had decided on the dimensions of the new concrete areas, I needed to measure the spaces for furniture. I had fallen in love with an eight-ft. reclaimed teak table, but it was too big for my side yard. That didn’t stop me! Last minute, I decided to increase the area of the concrete patio to accommodate the table. I just couldn’t live without it.

DINING

Anyone can put patio furniture in their backyard, but accessories can help completely personalize a space When choosing the sectional for the lounge area, I knew I needed something that would be durable and weather-proof but comfortable as well. The South Beach three-piece aluminum outdoor sectional seating set from Home Depot (homedepot.ca) was a perfect choice. It has an aluminum frame, so it’s lightweight and rustproof, and is completely covered in Sunbrella fabric so it’s UV resistant and weatherproof, too. Once the furniture was in place, it was time to accessorize. This is the most important step if you want your outdoor living space to feel like an extension of your indoors. My biggest tip? Use lots of pillows and tons of throw blankets (check out bouclair.com for a great selection). This not only looks cosy and comfortable but makes for an extremely inviting area. Anyone can put patio furniture in their backyard, but accessories can help completely personalize the space. For lighting, I used stringed lights and low-lying lanterns to create an intimate outdoor feel (cost effective as well). Plus, they look pretty. And last but not least, incorporating splashes of colour here and there (I chose a sapphire blue Weber barbecue and lots of greenery) can bring a backyard to life. I’m thrilled with my backyard retreat, and I hope it can inspire your own makeover.

WHAT IF YOU WANT YOUR KITCHEN TO BE A MULTI-PURPOSE SPACE? AMY DILLON, A PRINCIPAL DESIGNER AT AYA KITCHENS, SHARES HER EXPERT TIPS ON HOW TO CREATE A SEAMLESS, BLENDED SPACE IN THE HEART OF THE HOME DID YOU

KNOW?

by SARA DUCK

AyA means ‘DESIGN’ in Japanese!

AyA Kitchens used one cabinet door style and colour throughout the room to tie together the kitchen and the desk/pantry/bar area. Using one countertop design and carrying it up on the backsplash made the space flow and gave it an open feel. Countertop height cabinets were chosen for the desk area, equipped with a stool. This allows the space to double as a bar or serving area for when the homeowner entertains. One side of the desk has storage for files and the other contains a large pull-out for liquor. The addition of glass cabinets above the bar area, with mirrored backs, lighting and glass shelves, adds to the bar feel while still being pretty and simple for an area that functions as a desk on most days. Tall cabinets flank either side of the desk to make it feel more like a built-in unit, while doubling as pantry storage for the kitchen. A small appliance garage is tucked in the corner beside the fridge, offering a great spot to store your coffee maker, blender or kettle. Plus, it blends right in with the rest of the space.

KI TC H E N KNIV E S

s a kid, I remember being bombarded with infomercials for kitchen knife sets. I thought, to be a decent cook, I had to have more knives than there are stars in the night sky. I quickly learned 99 per cent of kitchen work is done with just three knives. PARING KNIFE. Typically three to four inches in length, this little guy is for detailed work. Think of it as your kitchen scalpel, peeling small fruits and vegetables, removing seeds, knocking the tops off strawberries... SERRATED KNIFE (or “bread” knife). I’m not a fan of calling it a “bread” knife because it has more uses than just cutting bread. Super handy for anything that’s particularly fragile: Layered cakes, pavlovas, tomatoes. I also find it helpful for peeling large hard vegetables such as squash and pumpkin. CHEF’S KNIFE. This is a generic term that covers any blade between six or seven inches, typically up to 10 inches. Picking the right one is a matter of personal taste, since they vary in weight, handle grip, style, blade shape and overall feel. 38  NextHome.ca

CHICKEN & SHRIMP QUINOA PAELLA

INGREDIENTS: • 1 lb raw medium sized shrimp (peeled if you prefer) • 1 med/large chicken breast, cut in 1/2-inch cubes

Paella is the perfect keep-them-all happy dish. Something for everyone and it’s also a great one for experimenting with a super wide range of meats, veggies and seafood

• 1 medium white onion, finely diced • 3 garlic cloves, finely sliced • 1 tbsp each ground cumin and paprika • 1 each red and yellow bell pepper, finely chopped

TAKES

20 MINS SERVES

4

• 1 cup quinoa • 2 1/2 cups chicken, vegetable or fish broth • Juice and zest of 1 lemon • 1 tsp chili flakes (to taste) • 1/3 cup peas (frozen is fine) • 1 bunch of fresh parsley

INSTRUCTIONS » In a large pan over medium/ high heat, add a splash of olive oil. Add chicken, onion, garlic, cumin and paprika and sauté until garlic and onion are tender, about two minutes. Add bell peppers and cook for three to four minutes more.

» Add quinoa, broth, lemon zest, juice and chili flakes. Cover and bring to boil, then reduce to a simmer on medium/low and continue to cook until most of the liquid is absorbed and quinoa becomes al dente (about eight to 10 minutes). Stir occasionally. Add a little more stock if required. You’re looking for a consistency similar to risotto. » Last five minutes (just as quinoa becomes al dente), add shrimp and peas and cover until shrimp is cooked. Be sure quinoa remains al dente, you don’t want it soggy. Check and adjust seasoning, serve with torn parsley, a good splash of olive oil and fresh lemons.

Chef Mike’s top three tips for buying a knife GOOD QUALITY WILL LAST YOU A LIFETIME. Specifically, good quality steel holds its edge longer. As a general rule, it’s hard to go wrong with German or Japanese steel. A blunt knife is a dangerous knife, dull edges create unpredictability, and that leads to “ouch!” A GOOD QUALITY KNIFE WILL MAKE YOU FEEL MORE CONFIDENT. It should feel like an extension of your hand, and it will do what you ask it to with predictability and safety. I can’t explain it better; it’s just a feeling you experience when you hold a fantastic knife. TAKE A LITTLE EXTRA CARE: Virtually all knives are dishwasher safe nowadays, but I prefer to run the blade under hot water and wipe it down and not put my darlings through the torture of being bashed around with other utensils in the dishwasher. If you’ve invested good money, take that extra 30 seconds and your knives will reward you with a lifetime of excellent service. CHECK OUT CHEFMIKEWARD.COM FOR A SELECTION OF GOOD QUALITY KNIVES! NEIGHBOURHOOD PROFILE

DOWNTOWN GUELPH A VERY WALKABLE COMMUNITY HOT SPOTS

ANNE MARSHALL

With hills sloping down to it on every side, lively downtown Guelph really earns the name. Beginning with Waterloo Avenue in the west, the area covers the north bank of the Speed River from below Wellington Street to London Road, and runs east to Woolwich Street and the Eramosa River. THE VIBE

This is the still-beating heart of a progressive, smaller city with artistic sensibilities and agricultural roots. Unlike so many other urban cores in Southern Ontario, downtown Guelph appears to have been able to hang onto its place in the community despite the city’s outer expansion into suburban strip-mall and big-box heaven. MEET THE NEIGHBOURS

The downtown population comprises an eclectic mix of long-time older residents, younger professionals, families, students, artists and academics. There’s no better place in the city to get a 44  NextHome.ca  |  SWO

sense of its increasingly diverse ethnic make-up than the summer splash pad/winter ice rink in front of City Hall, and the wide range of housing options that attract people of all incomes and backgrounds to the area.

BUON GUSTO Buon Gusto serves simple, authentic Italian fare prepared with great care. The restaurant’s 900-degree wood pizza oven ensures the best crust you’ll ever find outside of Italy. buongusto.ca

IN THE AREA

Shoppers and diners flock to downtown Guelph for its boutiques, bakeries, bars and bistros. The Guelph Public Library is located here as well as the local OHL franchise. The Guelph Storm play out of the arena at the end of the Old Quebec Street Mall. The RiverRun Centre, Dublin Street United Church, Guelph Youth Music Centre and a number of smaller venues host live music performances and the Guelph General Hospital is just a few blocks east of the downtown core.

THE BOOKSHELF Home to downtown Guelph’s only cinema, as well as an independent bookseller and cafe, the Bookshelf complex on Quebec Street has been vital to the area’s longevity. bookshelf.ca

PLANES, TRAINS & AUTOMOBILES

Guelph Central Station, at the corner of Wyndham and Carden streets, is the hub for VIA and GO trains, Greyhound, GO and city buses. Guelph is a highly walkable community, however, and there are more bike racks available than parking places most days.

ANAF CLUB 344 Club 344 is the spot for those who can’t bear the students downtown. The space is a hotbed of DIY events, bands, live comedy, DJs and Golden Throats karaoke. anaf.ca

Beamsville OWNING INCOME PROPERTY WORTH THE HEADACHE

Towns from low $400's Singles from mid $500's SEE PAGE 2 FOR MORE INFORMATION

Being a landlord is not for everyone, but according to a new CIBC poll of Canadian homeowners, those who are landlords can benefit financially. Respondents who own a separate rental property say they earn on average $2,189 per month – 50 per cent more than their monthly costs. Further, those who earn income by renting out space in their home say they reduce their housing costs by as much as 70 per cent. The online surveys, conducted in two parts, questioned randomly chosen Canadian adults as well as Canadian adults who own at least one property and use at least a portion of it for rental income. CONCERNS

The survey finds that the majority (80 per cent) of homeowners agree that renting out space in their home makes financial sense but value their time and privacy too much to pursue it. Further, 30 per cent of landlords say their top concern is dealing with unexpected costs for maintenance and repairs. WORTH THE HEADACHE

LosaniHomes.com

48  NextHome.ca  |  SWO

Despite this, more than half of landlords (52 per cent) believe it’s “worth the headache.” Of those who own a separate rental property, half say their top reason to invest is to generate passive income now (22 per cent) or in retirement (28 per cent). Another 20 per cent have invested for long-term property appreciation,

and only 14 per cent cite future occupancy by themselves or their children as their main reason to invest. “High housing costs and the growing appetite for additional revenue streams make renting out space a popular choice, especially among younger Canadians,” says Jamie Golombek, managing director, Tax and Estate Planning, CIBC Financial Planning and Advice. “While most homeowners believe the tax benefits alone make an income property a worthwhile investment, it’s critical to understand how it fits into your overall financial plan and be mindful of all of the tax implications of going this route so you can make the most of the venture.” 5 TIPS FOR POTENTIAL LANDLORDS

1. Be clear about your income expectations – you’ll have to pay tax on rental income, and expect to spend one to two months of rental income on property maintenance and repairs. 2. Invest in the location and quality of your space to attract quality tenants. 3. Understand your legal obligations as a landlord as well as zoning and insurance issues for renting out your space. 4. Be prepared to spend time and energy addressing tenant concerns promptly. 5. Stay organized and keep records of all rental expenses.
