It’s awards season in the home building industry in Ontario, with the annual BILD Awards and Tarion Homeowners’ Choice Awards taking place recently. These occasions are more than just opportunities for builders and developers to pat each other on the back; they are quite literally celebrations of the excellence that takes place in this important sector. And in the case of the latter awards program, the honours are determined by vote, by recent homebuyers. If you’re about to buy a home, wouldn’t you want to purchase from a noted winner? Buyers still searching, take note: The $1.5-billion, 15-acre master-planned community M City in Mississauga, from partners Urban Capital and Rogers Real Estate Development, celebrated the beginning of construction in late May; and condo developer Tridel and real estate firm Hines have just announced Aqualuna, the fourth and final phase of a master-planned community along Toronto’s waterfront. Indeed, future winners’ circles might well include these and other new projects.

LET’S ADDRESS HOUSING AFFORDABILITY BY GETTING PAST THE DEFINITIONS
I was listening to a debate on the radio the other day about the issue of housing affordability and what can be done to address the high cost of homes in the GTA. It seemed like the experts were discussing completely different issues
for-profit rental housing where collective ownership (co-op) or a degree of social assistance (subsidized housing) helps ensure that the resident can afford the cost within his or her income. All three definitions of housing affordability are valid and all come with specific challenges we need to address if we are to tackle affordability as an issue. Regrettably, as is often the case with highly political topics, we tend to debate the differences, picking winners and losers, and
and talking right past each other, and I realized it was because their definitions of housing affordability were different. I believe, though, that some of the solutions can be the same. At the risk of oversimplifying a complex subject, there are really three different definitions of housing affordability: Housing that the average family can afford to buy, housing that the average person can afford to rent, and not-
missing opportunities. What all three definitions have in common is lack of supply: Not enough new housing is being built for sale or rent, and there is not enough notfor-profit rental housing to meet the need. This translates into higher prices, higher rents and long wait lists. The supply of all three forms of housing is affected by a number of factors, including a lengthy building approvals process,

layers of regulation, reliance on community acceptance and the political will that exerts influence on building projects in the GTA. All three forms of housing require land that is adequately serviced with infrastructure such as water and wastewater services. Each of these factors can add cost, impact the number of new units that come to market, delay new housing from being built or stop construction entirely. Homes that fall under the first two definitions are also subject to government fees and charges that increase purchase price or impact rental costs. BILD’s recent study on the government fees, taxes and charges applied to new homes in the GTA demonstrated that the layers of tax added almost 25 per cent or $186,500 to the price of an average single-family home in the GTA. As this year’s October municipal elections approach, we need our governments not to pick winners and losers, but to focus on housing policies and reforms that can have broad benefits and increase housing supply.

THE KEELEY BRINGING PARKYARD LIVING INDOORS AT DOWNSVIEW TAS has launched its latest project The Keeley, a 12-storey contemporary residence located on Keele Street across from Downsview Park that is poised to bring a new urban identity for the area. To kick off the launch, TAS provided friends and family with a first peek at its latest midrise development with a “picnic in the park” experience inside the presentation centre on May 3. Guests were greeted with the smell of fiery barbecue, followed by an activated parkyard vignette featuring a live acoustic guitar player pleasantly sitting on the grass, and performers posing as the colourful and playful characters from The Keeley’s parkyard mural. For dinner, guests were treated to savoury barbecue classics such as mini hamburgers and grilled cheese, grilled chorizo skewers and potato salad. Local artisanal market and butcher shop Speducci Mercatto provided cheese and charcuterie for an elevated picnic experience. Guests could also pretend they were lounging in the sun with glasses of fruit-filled sangria and gourmet ice pops, served directly from an ice pop stand. HOWARD BOGACH When the weather warms up, so does the new-home market. Signs pop up for new developments that advertise lot sizes, amenities and price ranges and beckon you to visit sales offices. Once there, you may fall in love with a floorplan and be tempted to sign on the dotted line. But before you do, it’s important to do your research on who is going to build your new home. The Ontario Builder Directory can be just the tool you need to start researching your builder. The Ontario Builder Directory, or OBD, allows you to see if your builder or vendor is registered with Tarion and therefore, legally permitted to build or sell homes in Ontario. You can also look up their contact information and related companies under which they operate, how many homes they have built and the communities where they build. You can also see their warranty claims history. REALTORS ARE THEY A RELIABLE SOURCE OF MARKET INFORMATION?

Whenever a real estate agent, builder or developer references the state of the housing market in media coverage and says anything other than the market is overbuilt, oversupplied, overvalued or on the brink of collapse, a common comment is that this person shouldn’t be trusted; that you shouldn’t take advice from someone who makes money in the real estate business. By this logic, you shouldn’t take tips from a dentist. Why do they tell you to floss, when they would make more money if you didn’t? Why listen to any financial advisor about investing, if they get paid more commission when you invest more? Realtors are biased, too, always telling you to buy or that the market is performing well. I choose to believe that people’s judgments are not solely based on their own financial gain. I, too, have been accused of being biased, my opinions on the market fluffed off as an attempt to persuade buyers to buy into an uncertain condo marketplace. My commentary is my opinion, and I don’t want people to have the satisfaction of waiving my incorrect predictions in my face. hen I decided to tackle my backyard, I felt overwhelmed. There was so much to do! Can you relate? After much deliberation, I chose to put in a new concrete patio, creating a clean slate for the backyard. This really was the jumping-off point for the entire design. It was my vision to have three different zones (dining, lounging and food prep), and concrete served as a great way to separate the spaces. Once I had decided on the dimensions of the new concrete areas, I needed to measure the spaces for furniture. I had fallen in love with an eight-ft. reclaimed teak table, but it was too big for my side yard. That didn’t stop me! Last minute, I decided to increase the area of the concrete patio to accommodate the table. I just couldn’t live without it.
DINING
Anyone can put patio furniture in their backyard, but accessories can help completely personalize a space When choosing the sectional for the lounge area, I knew I needed something that would be durable and weather-proof but comfortable as well. The South Beach three-piece aluminum outdoor sectional seating set from Home Depot (homedepot.ca) was a perfect choice. It has an aluminum frame, so it’s lightweight and rustproof, and is completely covered in Sunbrella fabric so it’s UV resistant and weatherproof, too. Once the furniture was in place, it was time to accessorize. This is the most important step if you want your outdoor living space to feel like an extension of your indoors. My biggest tip? Use lots of pillows and tons of throw blankets (check out bouclair.com for a great selection). This not only looks cosy and comfortable but makes for an extremely inviting area. Anyone can put patio furniture in their backyard, but accessories can help completely personalize the space. For lighting, I used stringed lights and low-lying lanterns to create an intimate outdoor feel (cost effective as well). Plus, they look pretty. And last but not least, incorporating splashes of colour here and there (I chose a sapphire blue Weber barbecue and lots of greenery) can bring a backyard to life. I’m thrilled with my backyard retreat, and I hope it can inspire your own makeover.

AyA Kitchens used one cabinet door style and colour throughout the room to tie together the kitchen and the desk/pantry/bar area. Using one countertop design and carrying it up on the backsplash made the space flow and gave it an open feel. Countertop height cabinets were chosen for the desk area, equipped with a stool. This allows the space to double as a bar or serving area for when the homeowner entertains. One side of the desk has storage for files and the other contains a large pull-out for liquor. The addition of glass cabinets above the bar area, with mirrored backs, lighting and glass shelves, adds to the bar feel while still being pretty and simple for an area that functions as a desk on most days. Tall cabinets flank either side of the desk to make it feel more like a built-in unit, while doubling as pantry storage for the kitchen. A small appliance garage is tucked in the corner beside the fridge, offering a great spot to store your coffee maker, blender or kettle. Plus, it blends right in with the rest of the space.

s a kid, I remember being bombarded with infomercials for kitchen knife sets. I thought, to be a decent cook, I had to have more knives than there are stars in the night sky. I quickly learned 99 per cent of kitchen work is done with just three knives. PARING KNIFE. Typically three to four inches in length, this little guy is for detailed work. Think of it as your kitchen scalpel, peeling small fruits and vegetables, removing seeds, knocking the tops off strawberries... SERRATED KNIFE (or “bread” knife). I’m not a fan of calling it a “bread” knife because it has more uses than just cutting bread. Super handy for anything that’s particularly fragile: Layered cakes, pavlovas, tomatoes. I also find it helpful for peeling large hard vegetables such as squash and pumpkin. CHEF’S KNIFE. This is a generic term that covers any blade between six or seven inches, typically up to 10 inches. Picking the right one is a matter of personal taste, since they vary in weight, handle grip, style, blade shape and overall feel. 38 NextHome.ca

INGREDIENTS: • 1 lb raw medium sized shrimp (peeled if you prefer) • 1 med/large chicken breast, cut in 1/2-inch cubes
Paella is the perfect keep-them-all happy dish. Something for everyone and it’s also a great one for experimenting with a super wide range of meats, veggies and seafood
• 1 medium white onion, finely diced • 3 garlic cloves, finely sliced • 1 tbsp each ground cumin and paprika • 1 each red and yellow bell pepper, finely chopped

• 1 cup quinoa • 2 1/2 cups chicken, vegetable or fish broth • Juice and zest of 1 lemon • 1 tsp chili flakes (to taste) • 1/3 cup peas (frozen is fine) • 1 bunch of fresh parsley
INSTRUCTIONS » In a large pan over medium/ high heat, add a splash of olive oil. Add chicken, onion, garlic, cumin and paprika and sauté until garlic and onion are tender, about two minutes. Add bell peppers and cook for three to four minutes more.
» Add quinoa, broth, lemon zest, juice and chili flakes. Cover and bring to boil, then reduce to a simmer on medium/low and continue to cook until most of the liquid is absorbed and quinoa becomes al dente (about eight to 10 minutes). Stir occasionally. Add a little more stock if required. You’re looking for a consistency similar to risotto. » Last five minutes (just as quinoa becomes al dente), add shrimp and peas and cover until shrimp is cooked. Be sure quinoa remains al dente, you don’t want it soggy. Check and adjust seasoning, serve with torn parsley, a good splash of olive oil and fresh lemons.
Chef Mike’s top three tips for buying a knife GOOD QUALITY WILL LAST YOU A LIFETIME. Specifically, good quality steel holds its edge longer. As a general rule, it’s hard to go wrong with German or Japanese steel. A blunt knife is a dangerous knife, dull edges create unpredictability, and that leads to “ouch!” A GOOD QUALITY KNIFE WILL MAKE YOU FEEL MORE CONFIDENT. It should feel like an extension of your hand, and it will do what you ask it to with predictability and safety. I can’t explain it better; it’s just a feeling you experience when you hold a fantastic knife. TAKE A LITTLE EXTRA CARE: Virtually all knives are dishwasher safe nowadays, but I prefer to run the blade under hot water and wipe it down and not put my darlings through the torture of being bashed around with other utensils in the dishwasher. Being a landlord is not for everyone, but according to a new CIBC poll of Canadian homeowners, those who are landlords can benefit financially. Respondents who own a separate rental property say they earn on average $2,189 per month – 50 per cent more than their monthly costs. Further, those who earn income by renting out space in their home say they reduce their housing costs by as much as 70 per cent. The online surveys, conducted in two parts, questioned randomly chosen Canadian adults as well as Canadian adults who own at least one property and use at least a portion of it for rental income. CONCERNS
The survey finds that the majority (80 per cent) of homeowners agree that renting out space in their home makes financial sense but value their time and privacy too much to pursue it. Further, 30 per cent of landlords say their top concern is dealing with unexpected costs for maintenance and repairs. WORTH THE HEADACHE

Despite this, more than half of landlords (52 per cent) believe it’s “worth the headache.” Of those who own a separate rental property, half say their top reason to invest is to generate passive income now (22 per cent) or in retirement (28 per cent). and only 14 per cent cite future occupancy by themselves or their children as their main reason to invest. “High housing costs and the growing appetite for additional revenue streams make renting out space a popular choice, especially among younger Canadians,” says Jamie Golombek, managing director, Tax and Estate Planning, CIBC Financial Planning and Advice. “While most homeowners believe the tax benefits alone make an income property a worthwhile investment, it’s critical to understand how it fits into your overall financial plan and be mindful of all of the tax implications of going this route so you can make the most of the venture.” 5 TIPS FOR POTENTIAL LANDLORDS
1. Be clear about your income expectations – you’ll have to pay tax on rental income, and expect to spend one to two months of rental income on property maintenance and repairs. 2. Invest in the location and quality of your space to attract quality tenants. 3. Understand your legal obligations as a landlord as well as zoning and insurance issues for renting out your space. 4. Be prepared to spend time and energy addressing tenant concerns promptly. 5. Stay organized and keep records of all rental expenses.
