Condo residents in Ontario now have more options to charge their electric vehicles, thanks to new measures from the provincial government. As of May 1, the new changes: • Make it easier for unit owners to get approval from their condo corporations to install an electric vehicle charging system. • Prevent condo boards from rejecting an owner’s application to install a charging system on condo property when the owner meets certain conditions. These changes may seem minor, but consider this: More than 680,000 Ontarians live in condos, and more than 50 per cent of new homes being built in the province are precisely this property type. But only 3,000 home-charging stations have been installed since January 2013, as a result of Ontario’s Electric Vehicle Charging Incentive Program. For those buying a condo but not sure how e-vehicle-friendly your prospective building is, these new rules help provide the answers.

IT’S TIME TO LOOK AT WHO
PAYS FOR WHAT DAVE WILKES
The important role that infrastructure plays in building a livable GTA and the support it provides to the development of new homes cannot be understated. It’s literally the foundation of every city and it benefits all residents, existing and new. Infrastructure comes at a cost and is paid for from a variety of sources, including Development Charges (DCs) levied on new homes. DCs are taxes imposed on new development by local and regional governments, as well as GO transit and educational boards. Since 2004, DCs across the GTA have skyrocketed. They have increased between 236 and 878 per cent, or 10 to 40 times the rate of inflation. For example, in Oakville, DCs will now add $74,000 to the price of a new single-family home. When municipal fees and regional costs are added, this increases to slightly more than $100,000. In Markham, this figure is approximately $103,000; in Toronto it’s $98,000 for a home and $69,000 for an average highrise condo (including the municipal land transfer tax). Moreover, in Toronto, by 2020 these costs will reach $118,000 for a single-family home and $76,000 for a condo. Our industry accepts that new development should pay its fair 16 NextHome.ca
share. However, we are concerned that costs are being included in Development Charges that do not exclusively relate to development. Some municipalities are increasingly relying on DCs and other municipal charges on new homes as a pretext to avoid raising residential tax rates. The numbers back this up, as residential property taxes across the region have increased on average by 40 per cent – five to 20 times less than increases in Development Charges. Housing affordability and supply is a significant challenge in the GTA. Not only does it squeeze young people and families looking to own their own home out of the market, it also threatens the economic competitiveness of the region. The Toronto Region Board of Trade recently outlined that housing supply and affordability is causing young professionals to consider moving out of the region, limiting employers’ ability to attract
and retain the talent they need to be competitive. In the lead up to the municipal election in October, there will be a lot of discussion on the needs of a growing GTA. As we consider how to address the future challenges, we need to have a broader discussion on who pays for what – especially where the benefit extends to residents. Keeping government fees and taxes on new homes fair and equitable is one of the keys to the complex issue of housing affordability. More than 11,500 homeowners weighed in with their opinions and chose recipients for outstanding customer service in four categories: Small, Medium, Large Volume and Highrise. BEST IN THE GTA HONOURED AT 38TH ANNUAL BILD AWARDS The GTA’s home building and land development industry recently honoured its top builders, projects and marketing initiatives at the 38th annual BILD Awards More than 1,300 industry professionals attended the event, which honoured achievements in planning, design, sales, marketing and city building in 51 categories. A group of 30 expert judges from across North America determined the winners from more than 900 submitted entries. A highlight of the evening was the presentation of BILD’s Lifetime Achievement Award to Hugh Heron, principal and co-founder of Heron Homes. This recognition is the Association’s highest honour and was presented to Heron for his 50 years of leadership in building
and land development industry. Taking home the night’s most prestigious awards were Mattamy Homes for Home Builder of the Year, Lowrise, and Great Gulf for Home Builder of the Year for Mid/ Highrise. The coveted People’s Choice Award, determined by members of the public through online voting, was awarded to CentreCourt Developments and SmartCentres for their Transit City development. HUGH HERON CONFERRED WITH BILD’S LIFETIME ACHIEVEMENT AWARD
For the past 50 years, Hugh Heron has been a “builder” in every sense of the word in the province of Ontario. Today, he is one of the most active and influential professionals in the new-home industry, as well as an avid media spokesperson for the building and land development industry in the Greater Toronto Area. For this and much more, Heron recently received the Building Industry and Land Development Association’s (BILD) highest honour – the Lifetime Achievement Award. In 1967, Heron immigrated to Canada and got his first job with Costain, a company that he had worked for in Scotland. In 1979, he went off on his own to co-found Heron Homes with a group that 28 NextHome.ca | GTA
he is still in business with today. Heron’s building entities have gone on to build more than 8,000 homes in 50 communities across Ontario and have built more than one million sq. ft. of commercial and retail space. “For 50 years Hugh has given back to the industry that gave so much to him and his family,” says Dave Wilkes, president and CEO, BILD. “He has served in leadership positions at some of the industry’s most important institutions, including chair of the Ontario New Home Warranty Program, past-president of both the Greater Toronto and Ontario Home Builders’ Associations, and former senior board member of Canada Mortgage and Housing Corporation.”
Heron is also well known for his community and charity work, establishing the Mikey Network in memory of Michael Salem, a partner at Herity who died of cardiac arrest on a golf course in June 2002. The Mikey Network helps place “Mikeys” (public access defibrillators) in schools, workplaces and public access areas across Canada. The units have saved 39 lives to date. “Hugh Heron’s goal has been to make the new-home buyer feel comfortable during the building process,” says Wilkes. “Hugh has always made the journey of new-home ownership a positive experience. When someone buys a home from Hugh and moves in, he makes sure they feel ‘Home at Last.’”

A SPRING MARKET ANALYSIS OF
THE NEW ‘NORMAL’ DEBBIE COSIC
In the new-housing industry, we always mobilize ourselves and prepare for the spring market – traditionally a busy time of year characterized by the unveiling of grand new projects and glamourous model homes designed to take your breath away. This year’s spring market has been far from traditional or “normal,” whatever that means. It’s a different kind of market to be sure; one weekend, people may come out in droves to buy at one project, while the next, just down the street a development set to open has decided to either stall its opening or even cancel it all together. It’s a time that has everyone feeling anxious, and one that needs to be examined to better understand just what kind of market it is exactly, particularly if you really would like to purchase a new home or condominium in the upcoming weeks or months. What does it all mean? Is this the new “normal”? If you’re waiting for prices to drop, depending on where and what you’re in the market for, you may be out of luck. I had earlier written that it won’t be condo sales that make the news this year, it will be affordability and a lack of supply as we head into the spring market. And according to the latest release of sales data, my prediction is shaping up to be correct. 30 NextHome.ca | GTA
Altus Group, which collects pre-construction sales data for the Building Industry and Land Development Association (BILD) in the GTA, reports sales dipped 67 per cent from March 2017, and were effectively down 21 per cent from its documented 10-year average. However, despite this plunge in sales, pricing for new
condominium suites rose to an average price of $742,801 in the region, an increase of 39.4 per cent from last March’s numbers. What’s also interesting is the average size of condominiums sold, which actually increased to 900 from 800 sq. ft. a year ago, with the price per square foot increasing to a hefty $825 this year, compared to $666 last year. Why? If you guessed lack of supply of smaller units, you’d be correct.
The supply of appropriate new housing is low, and this has kept prices relatively high, even with government intervention to cool housing prices. It is no secret that the GTA has an affordable housing supply problem. Building less housing is not the solution, nor is cooling the market with tactics such as raising interest rates and making mortgages more difficult for average income earners to obtain. The new “normal” now is first-time buyers and young families that are finding it next to near impossible to get in to the market at all. And when an affordable project comes along, it’s sold in days. This year’s prices and sales numbers are definitely not the new normal. Government action has triggered a correction, but it’s temporary – as we’ve seen in markets similar to the GTA’s, namely, Vancouver. All in all, there’s much more work to be done to get the GTA and Toronto back on track and normal, which means bringing to market and building a supply of new and affordable housing options for consumers. PLAZA EARNS TARION 2018 HOMEOWNERS’ CHOICE AWARD Plaza was recently named the winner of the 2018 Homeowners’ Choice Award for Builder of the Year for Highrise. Presented to the company by Tarion president and CEO Howard Bogach, the Homeowners’ Choice Awards are the only such recognition voted on by Ontario new-home buyers, based on builders’ customer service. Back when I was learning how to cook in the 1980s, there was a formality taught to young chefs. Based in French cuisine, the constant mantra was that plates must be perfect – highly manicured. In hindsight, it’s a ridiculous notion, nothing in nature is “perfect.” I’m not suggesting we shouldn’t strive for perfection with the taste of our meals. For me, I’ve always been attracted to plating styles that mirror the beautiful chaos of what ingredients look like in their natural state. I always build a little garden wherever I live. Even if it’s just a windowsill blooming with fresh herbs, there’s something relaxing and tactile about being around ingredients in their natural state. This dish is inspired by that theme. Ridiculously simple to prepare, the fun and magic lays in how you decide to plate the ingredients. CHARRED MATCHA SALAD The health benefits of matcha tea are undeniable, but it’s also a fun cooking ingredient – well-known in ice cream and other desserts, and now salad. Its gentle smoky flavour lends gorgeously to this light summer charred salad. This makes a perfect appetizer or light supper, double up your veggies for a main course. DRESSING • 2 tsp matcha tea, separate • 2 tbsp mayo • 2 tbsp Greek yogurt • 1/2 tsp salt
• 2 tbsp creme fraiche (or sour cream) • 4 green onions, chopped lengthwise and in half • 6 asparagus stalks, sliced lengthwise
• 1 baby cucumber, ran lengthwise over a mandolin • 2 tbsp green peas • 1/2 cup microgreens (I used broccoli greens) • 1/4 cup dill sprigs
INSTRUCTIONS » In a hot grill pan (regular fry pan works also) add a splash of olive oil. Gently sear off green onions and asparagus. Add a little salt and pepper while on the grill. Remove when grill marks appear. Be careful not to overcook them, you want a little crunch to remain. Remove and set aside. » In a squeeze bottle (or Ziplock bag) add 1 teaspoon of matcha tea, mayo, Greek yogurt and salt. Shake well. » Over two plates (or one if you prefer to serve family style) add small uneven-sized dabs of dressing (if you make your dressing in a Ziplock bag cut the corner and use as a piping bag). Add green onions, asparagus, rolled up cucumber, peas, microgreens and dill. Add small dabs of creme fraiche (or sour cream), sift the remaining teaspoon of matcha through a sieve (as you would icing sugar over a cake), add a few small drops of olive oil and pinch or two of finishing salt (kosher will do also). 37

For years, I’ve rallied against homeowners using bright red mulch. In my opinion, red mulch in the sun is the only thing you see when looking at a garden. It overwhelms the plants. Finally, there is some science to support my dislike for the “fake” stuff. While some mulches are organically dyed, many of the new products are chemically treated, and the chemicals slowly leach into the soil. If you are determined to go for colour (there is purple and blue now too), choose a product that is safe for the environment.

BE AWARE OF BIG DECK SYNDROME
This is when homeowners invest lots of money and build a large deck or walk out on the back of the second storey of their homes. Don’t get me wrong, I’ve seen some amazing constructions done by talented contractors, but eventually, the homeowner is going to realize that their beautiful deck is a giant stage and they have just put themselves in full view of every one of their neighbours. Two tips to keep in mind – plan for privacy as part of the design and use an environmentally friendly wood. These come pre-treated in rich brown tones that look great. FRONT GARDEN FRUSTRATION
Every single house, in almost every single neighbourhood in Canada, has a garden jammed up against the house under the front windows. Very few of these are successful because this is a challenging spot for plants to grow. Instead of placing the garden tight to the house, move it out by two to three ft., and put a band of gravel behind it. The gravel allows you access to the home for things like cleaning windows, but it also forces you to plant forward, allowing the plants some space from the home itself. The best part, as the plants grow, no one will see the band of gravel from the sidewalk!
PRIVACY, PLEASE!
Have you planted a row of cedars to create privacy? Many homeowners have. The issue I have with them is that there are very few successful examples that are healthy, full and green. Instead, I see hedges that have one tree in the middle that has died and turned reddish-brown. Or, the hedge itself has lost all of its branches at the bottom, creating an ugly gap that we try to fill with Hosta plants or other doomed perennials. Trying to create privacy with a triangle is a tough challenge! In the case of cedar, the skinniest part is at the top, right where we need the most coverage. Instead of just a cedar hedge, try planting a pair of cedars with an ornamental pear tree. By layering trees that are different shapes, you can create more privacy significantly faster.

There’s a misconception that landscaping is the same as gardening when it comes to the value of your investment.
Gardening is all about the plants and using plants to create visual interest. Adept gardeners can create impressive displays of colour and interest that can add value to a home. Landscaping includes plants and gardens, but landscaping also encompasses the manipulation of land and usable space. Landscaping includes things like outdoor kitchens, walkways, patios, decks, fences, water features and shade structures. As a result, landscaping costs are on average significantly higher than the costs involved with putting in a garden. So often homeowners set their budgets based on numbers associated with gardening and not with the true expense for landscaping. When pricing an outdoor renovation for my clients, the landscaping costs are often 10 times more than the plant budget. Before you start any outdoor work, do your pricing first and always work from a plan.

Style versus comfort Style is certainly top of mind when decorating your home, but ignoring function and comfort is a big mistake. Think about how you intend to use the space, and go from there. For example, having a coffee table and side tables within reach of the seating highlights the space’s functionality and convenience, and it makes the room look complete. Slightly off-centre By no fault of homeowners, I often see condominiums and townhouses with the dining area light fixture off-centre to where the table should be. Rather than trying to centre the table to the fixture, place the table where it makes sense. Then, simply swag the chain of the fixture, so it’s centred to the table. Wrong starting point When arranging your bedroom furniture, start with the bed placement first. It’s the most important piece of furniture in the space, not to mention the biggest, meaning your options for other furniture will be limited. A bed that comfortably sits in the room with side tables and a headboard is all you need. Of course, accent chairs and a dresser are excellent additions, space permitting! Now, back up... Nothing is worse than walking into a room and being met by a big, bulky sofa back – and an ugly one at that! When arranging your furniture, always view your pieces from every angle. Reconsider your arrangement and alternate angles to create a more pleasing and inviting furniture layout. Following sockets and outlets Just because your cable outlet is located on a certain wall does not mean your TV should be there. Again, think about what makes sense to how you plan to use the room, and it’s natural focal point. Remember, unsightly cables can be re-routed or covered. Maintain good balance An unbalanced room is like a seesaw with only one person on it. It just doesn’t work. Ensure your furnishings are equally distributed to maintain balance. This doesn’t mean you have to go completely symmetrical; it’s more about the visual weight of your furnishings and how it’s distributed. Focus! A focal point is the initial point of interest when you enter a room. Your main seating area should always have a focal point, whether it’s a window, a fireplace or an archway/ opening into another room. If you don’t have one, you can create one using a piece of art or furniture, such as a beautiful console table. Forgetting flow and function When arranging furniture, consider how you will enter, exit and navigate the room. For living rooms, make sure that you can easily get in and out of seating areas without having to awkwardly dodge furnishings.

We’re emerging from a weird time in the history of mortgages and housing in Canada. After 10 years of skyrocketing house prices, especially in Vancouver and Toronto, the ride seems to be coming to an end. The housing market has begun the soft landing that many predicted, as more inventory has come to market and the pace of sales slowed without a crash in prices. Mortgage rates are up, too. After bottoming out in late 2016, rates have begun climbing steadily. The current mortgage rates in Canada are up more than a full percentage point, currently hovering just above the three-per-cent mark. Following 10 years of unusual activity, this return to normalcy has many people wondering: “How much house can I afford?” And given the uncertainty of what’s coming next, the answer is not as simple as it may once have been. Just do the math with me The formula for affordability is a combination of the mortgage you can get approved for, plus your down payment. Mortgage affordability is based on a ratio of your income to expenses. Your gross debt service ratio is the sum of your mortgage payment (principal and interest), property tax, home heating cost, and 50 per cent of condo maintenance fees, divided by your 52 NextHome.ca | SWO
pre-tax income. This number can work out to a maximum of 39 per cent. Your total debt service ratio factors in your other obligations, such as car payments and credit cards, and can add up to no more than 44 per cent of your income. Simple math shows that someone earning $50,000 per year can afford to spend $1,625 per month on their mortgage, property tax and heat. But recently changed mortgage rules require homebuyers to pass a mortgage stress test. To get approved for a mortgage, you now have to show that you can stay within the debt service ratios at a much higher mortgage rate than you actually will have to pay. Even if you can get approved for a mortgage rate of 3.09 per cent, you have to qualify as if you’ll be paying the Bank of Canada’s benchmark qualifying rate of 5.34 per cent. That’s a substantial difference, and it erodes a great deal of mortgage affordability. For most, it means a loss of around 20 per cent in buying power. Under the stress test, a Canadian earning $50,000 per year buying a home with property taxes of $300 per month and heating costs of $150 per month can afford a purchase price of only $271,000 with a 20-per-cent down payment. Will interest rates continue to rise? Probably, yes. That’s why the stress test is there – to help provide a buffer that will keep you from running into trouble when your mortgage comes up for renewal.
But just as you will want to leave a little breathing room when you buy your house, you should consider your ability to swallow a significant rate hike when your mortgage comes up for renewal. A mortgage payment calculator can help you test what your mortgage payment will be under different scenarios to ensure you’ll be able to continue making mortgage payments if and when rates go up. If you can confidently check off all those boxes, you’ll be fine. Do your own research and ask a lot of questions. Good luck.

Live in HOMEOWNERSHIP Beamsville DREAM SLIPPING AWAY: OREA A year ago, the provincial government released a plan to help make homeownership more affordable, yet nearly seven in 10 (68.5 per cent of) young Ontarians agree or somewhat agree that goal is unaffordable in their neighbourhood, according to new research from Nanos Research Corp. for the Ontario Real Estate Association (OREA). The research underscores the importance that affordable homeownership will play in the provincial election this June, with 70 per cent of young Ontarians agreeing or somewhat agreeing they are more likely to vote for a political party that is committed to helping them own a home. “The dream of homeownership is slipping away for an entire generation of young people,” says Tim Hudak, CEO of OREA. “Nearly half of Ontarians between the ages of 25 and 34 are still living at home with their parents. These are people who’ve done everything right – gone to school, worked hard, paid down their student loans – yet they’re struggling to take that next step in life to own a home. We need action to address this problem.” It is not just millennials who feel homeownership is unaffordable, OREA says. About 58.7 per cent of older, non-millennial Ontarians agree or somewhat agree that homeownership is unaffordable in their neighbourhood. Nearly 78 per cent of Ontario’s millennials agree or somewhat agree that the government needs to do more to help young people afford a home. Saving enough of a down payment is the most important barrier to owning a home for 41 per cent of young Ontarians, followed by
getting mortgage approval, at 22 per cent. “To date, most government action has been around higher taxes or making a mortgage more expensive – none of this is helping people get into the housing market,” says Hudak. “It is time to take a different path. Keeping homeownership within reach comes down to increasing housing supply in Ontario, particularly ‘missing middle’ housing, like townhomes and midrises, and providing first-time homebuyers with some relief like increasing the first-home buyer tax rebate and helping with down payments. Young Ontarians need a government that can make these ideas a reality.” With the provincial election next month, OREA has launched a Keep the Dream Alive campaign to ensure home affordability remains a priority for party candidates in all 124 Ontario ridings and the new government. Ontarians are being encouraged, through digital advertising, to visit keepthedreamalive.ca to send a letter to their riding’s candidates asking them for a commitment to keep home ownership within reach for future generations.

Not all prospective new-home buyers love every step of the process. For anyone who’s ever stood in line at a grand opening or waited patiently for their turn to select a unit, floorplan or lot, you know there’s a huge time commitment. Some of that may be changing, however, thanks to technology and software that expedites the process. One such example is Salefish. NextHome: What exactly is Salefish? Rick Haws: Salefish is a point-of-sale (POS) Sales POS and a Homebuyer POS solution that facilitates, streamlines and empowers the sale of new homes and condos. We provide real-time pricing and availability, streamline by automating processes and by integrating data from the beginning of the process to the end, and empower purchasers and sales people with timely accurate information and innovative transactional solutions. NH: How does it differ from other technologies available? RH: Salefish is unique in the real estate industry because of our range of clients and the scope of our software. We work with many builders, developers and sales agencies, which is not typical with other similar systems that are proprietary. The scope of our software ranges from marketing and interactive integrations, to our Sales POS that sales people use, to our Homebuyer POS which allows purchasers to buy online, to our integrations with construction management software systems. Our software manages all the data in real time to an unlimited number of users. We have years of experience working through the nuances of many types of projects and clients, and the list of features that has resulted and that continues to grow distinguishes our technology. NH: What are the benefits to builders and developers? RH: The main benefit is access to data and the ability to manage it in real time. Our clients can log in anywhere and anytime and get information on what is sold, available and detailed project, sales and purchaser reports. They can also hold or release suites and lots and modify pricing, and all changes come into effect instantly. NextHome: And the benefits to homebuyers? RH: The main benefit is the customer experience in
terms of efficiency and in the case of the Homebuyer POS, convenience. Traditionally, there is a bottleneck in sales office environments, and the sale process slows because manually determining availability is difficult, especially in lowrise where municipal requirements compound and become complicated. The software manages availability and therefore a sales agent and homebuyer know instantly what is available to them so they can move forward. Also, the automation of capturing customer data, signatures and initials and the automation of the sales documents reduces the sales time significantly. We have executed sales documents within four minutes. With respect to the Homebuyer POS, the ultimate customer experience is when a purchaser can buy online and then come in to meet with the sales representative and sign the deal. NextHome: How user-friendly is it? RH: The Sales POS is designed as a transactional tool. It is logical and intuitive for sales people who are used to selling new homes and condos. It is easy to use and very efficient since we leverage all the suite, model and lot information and current options and pricing. Customer data required is captured by scanning the purchaser(s) IDs, which ensures accuracy and consistency and all the sales documents are created automatically, which makes it very userfriendly. The Homebuyer POS is image-based and is designed as more of an interactive type of application that allows the purchaser to filter based on what is most important to them. The software leads them through the subsequent steps until they find the suite, model or lot that best suits them. The transactional component utilizes PayPal, which is a well-known and respected financial gateway. NextHome: What’s the best example of a success story with a Canadian new home project? RH: There have been different kinds of success. From an execution perspective, we have been able to facilitate the sale of 200 suites in three days using our Sales POS. This was a success from the perspective of builder, sales agency and purchaser. Our Homebuyer POS has enabled the sale of new homes and condos outside the sales office environment. Feedback from purchasers who have used this aspect of our software has been outstanding.
