Cut the clutter More than just keeping tabletops tidy by hellen buttigieg
It starts so innocently – you drop the mail on the hall table, you leave a newspaper by the sofa, you put down whatever is in your hands to attend to something else. Soon, one little thing has turned into a pile. Eventually, you find that dropping the mail on the hall table has managed to escalate into a family drop zone in the front hall, and you’ve become tired of trying to get backpacks, tennis rackets and shopping bags put away properly. Shake it off and rise to the challenge. With some simple tips, you can regain control of your home.
are easy to use and can be cut to the desired size. Remember to label the cords on both ends before pulling them out to reorganize them. Losing sleep over your clutter? Clutter in a bedroom is overstimulating and can make it difficult to unwind. Dressers and night tables should only display the items you need and use daily. Items used less often can be stashed inside drawers or in a basket tucked under your furniture. Choose fewer, larger decorative items to reduce visual clutter and create a peaceful environment conducive to a good night’s sleep.

Does your main entrance say “welcome home” or “go away?” The manner in which you and your guests are received in your foyer affects mood and can set the tone for how the rest of the space is enjoyed. Mountains of shoes or piles of mail are a stressful thing for anyone to come home to. Clear doorway clutter by adding shoe racks, baskets, peg racks and hooks. Bring in a small table or chest for placing incoming/outgoing belongings and a mirror for checking personal presentation before leaving. For larger spaces, the addition of a bench or chair provides a comfortable place to sit when putting shoes on. For safety reasons, never block access into or out of your home. Get off junk mail lists. Unwanted mail wastes valuable time, and those pesky piles can quickly overwhelm a space. To reduce the amount of marketing offers by mail, as well as by phone and fax, you can have your name removed from contact lists free of charge. Contact the Canadian Marketing Association at the-cma.org (click: Do Not Contact Service). Clutter therapy in just five minutes. Want to instantly feel lighter and free up space in your home? Spend just five minutes to toss or recycle five things from: your medicine cabinet, makeup bag, kitchen pantry, junk drawer, linen closet and magazine rack. These areas often contain duplicate, worn out or expired items – often the easiest things to let go of. Corral cord clutter. Cord clutter not only looks bad, it can be hazardous if our feet become entangled or our pets start chewing on them. Consider attaching one or two power bars to the underside of your desk or onto a wall. Use colour-coded Velcro ties to group similar cords and cables. Plastic cord covers

De-clutter your schedule. Do you spend the better part of your day frazzled, racing from activity to activity? Give yourself some breathing space by purposely under-scheduling. Rather than trying to squeeze activity into every waking moment, allow extra time between errands and appointments. Rethink your commitments and see if they belong to a person you’ve outgrown. Eliminate any time commitments that don’t matter to you. Before accepting invitations or new opportunities, consider how they will affect your schedule and whether they will add or take away value to your life.

President of FRAM Building Group It is the Canadian dream to own your own home. When deciding whether it’s a good time to buy a new home or condo, which parallels our decision as a builder to market a new project, I look at the population growth patterns and family formations, I look at job growth and I look at whether people are confident in their job status. New Canadians are still coming to the GTA in great numbers and the children of the baby boomers are continuing to set up their own households. The job situation in Ontario is steady at worst. With the mortgage rates still low for the foreseeable future, it is still a good time to buy. There are pockets of Toronto where demand has pushed far up on both houses and condos. However, there are many more projects in and around Toronto with more affordable pricing than the core. Unfortunately, not everybody can afford to own their own home. For this reason, rental demand continues to remain high in the GTA, and growth of new rental stock needs to happen to service this need. For some, the municipal non-profit housing agencies have been able to build some limited new housing. For others, though, we are fortunate to have an active investor market that is buying condominium units and providing access to them as rental housing. As long as our population continues to grow, these people will continue to buy condominiums to rent them out. 18

Over the last few years, we have seen economic markets change dramatically, going from a sense of optimism to scepticism to optimism once again. Yet throughout, the real estate market in Toronto has remained constant, stable and in many circumstances has delivered positive returns. Whether you are purchasing a new home or condo to live in or as an investment, there are fantastic opportunities today, with many more to come. Toronto is an incredible world-class city, and its growth and change over the last decade have had a profound effect on where and how people choose to live, work and entertain. It is a good time to purchase a new home or condo, as prices may not continue to rise overall as sharply as we have seen in the past many years, but the costs of materials to build will still continue to increase due to global demands and inflation. As a result, if you look at history being the best indicator of the future, you will see that real estate is still the best “asset class” over the long term, over any other asset class, and as our global and local urban cities populations increase, there will be a higher demand for housing.

The GTA is a unique market with a very limited supply of lots, due in large part to the Greenbelt and 200,000 new Canadians arriving here every year. Those two facts together create a natural upward pressure on prices. Right now, we have very low interest rates and I see that continuing for the near future, and I also see home prices trending upwards. The demand is there, but the supply isn’t, particularly in lowrise housing, and that would make me think that right now is a very good time to get into the market.
I read an article not too long ago that was written by a lawyer, who has worked in the real estate industry for 28 years, and in his first line he said he believes there has never been a better time to buy a home. That sure got my attention – and I agreed with all of his points: low mortgage rates have opened the door for many first-time and single homebuyers to take the plunge; in Canada, the banks have our backs, not lending homeowners more than they can handle; and evidently, the GTA condo boom has provided an affordable choice for homeownership. I believe that this really is a great time to buy, and it’s a great time to buy a new home, whether it’s a condominium suite, a townhome or a single-detached house. In addition to the above reasons, a new home also comes with the ability to personalize and choose the features in your space. My favourite is the natural light and comfort you get thanks to larger energy efficient windows, but with the design and construction of new homes today, you’re bound to reap the benefits of a number of energy efficient features. A new home also comes with consumer protection covering everything from your deposit to delayed closings to workmanship and major structural defects, in a comprehensive mandatory new home warranty administered by Tarion Warranty Corp. Advocating for future homebuyers is a huge part of what we do at BILD. We are not only the voice of the building and land development industry, but of our consumers as well. We have been at the table as changes to the Ontario Building Code, with respect to energy efficiency, were being hammered out, and we are at many different tables discussing affordable housing with our municipal and provincial partners, as well as with sister agencies and association. We want new homebuyers to have confidence whenever they’re ready to jump into the market.

If you purchased a home three years ago, you’ve likely seen a substantial growth in your home property. In the last year alone, homes have increased on average by nine per cent, and with land and development costs continuing to rise, coupled with all time low interest rates, home values will continue to increase for the near foreseeable future. If you’re in the market to buy, now may be the time because the home that you desire will likely be less affordable next year. Besides the financial benefits, new homes are better built due to more stringent building standards, are better designed for greater use and comfort and are also far more energy efficient. Once upon a time, buyers had limited choices of finishes when buying a new home. Today, we offer our clients a 6,500-sq.-ft. design showroom where they can customize their homes to suit their own personal lifestyles.
There have been very few instances where buying a home has not proven to be a good idea. History has shown that, over time, the value of a home in the GTA has appreciated. Today, if you are fortunate enough to find a home that you can afford and that suits your family’s lifestyle, my advice would be to go ahead and buy it. We are experiencing unprecedented low mortgage rates which are a further benefit to buying now. With available land for new development dwindling, the volume of new homes being built will decline in the years ahead. There’s something very special about owning your own home, and when that home is new, you have warranty protection for the first few years you live there and fewer maintenance and repair surprises. Building codes are constantly being upgraded and improved and there are many cost savings to owners of new energy efficient homes. When you buy a new home it will have been designed for today’s family – rather than the family of a generation before you. At Geranium, we are always adapting and updating our designs. Recently, we successfully introduced home designs in Stouffville and Pickering that have much less formal space and much more generous open concept family/kitchen/breakfast rooms than designs we sold a decade ago. This is how families want to live today.

Five tips for buying a
new condo IT’S NO SECRET THAT THERE’S AN ONGOING CONDO BOOM IN ONTARIO–
just look around you. Our cities are going up vertically, and that means more and more people are enjoying high rise living. So if you are joining the crowd and thinking of buying a condo, here are some tips to make your purchase a smooth one: 1. PATIENCE IS IMPORTANT. It could be two or three years between the date you sign your purchase agreement and the date you take occupancy of your unit. If construction runs over schedule, it could be even longer. 2. KNOW YOUR RIGHTS WHEN IT COMES TO DELAYED CLOSINGS. Builders are entitled to extend the occupancy date specified in a purchase agreement as long as they provide proper notice. (When proper notice is not given, buyers are eligible for delayed occupancy compensation.) It’s a good idea to read up on your rights and responsibilities in delayed occupancy situations, which you can do at tarion.com. 3. HIRE A LAWYER. A condominium lawyer will help you interpret your
purchase agreement. It’s to your benefit to understand both your own and your builder’s responsibilities. For example, the Condominium Act entitles you to a 10-day “cooling off” period that begins on the day you receive the purchase agreement or a document called the disclosure statement, whichever comes later. During this time, your lawyer can negotiate changes to the offer, like capping adjustments to the purchase price, or restricting amendments to the size, design or dimensions of the unit. 4. UNDERSTAND DEPOSIT PROTECTION. If a builder fails to close the sale or substantially complete construction, deposits are protected up to a maximum of $20,000 with any excess deposit amounts being protected by the trust provisions of the Condominium Act. Any money paid over and above this is may not be protected if something unforeseen happens with the builder or development.
5. BE PREPARED TO MOVE INTO A CONSTRUCTION ZONE. Condo
projects are different from single family homes in that the purchase is usually completed in two steps. Step one is interim occupancy. Many buyers find out the hard way that they’re required to take possession of their completed unit (and pay the balance of the down payment, which generally amounts to 25 per cent of the purchase price) before common element features like front reception, landscaping and the swimming pool are finished. This means you could live for many months without the anticipated amenities—particularly if the unit sits on a lower floor. Whether you are a first time buyer, empty nester, or just drawn to the condo life, make sure you know your rights when buying a new condo. In order to obtain a pre-approval, you will need to fill out an application which allows the broker to obtain your credit report and see your full financial profile, including all of your liabilities. On top of your employment details, there are two other main considerations that mortgage lenders look at. The first is your credit worthiness. The mortgage consultant will likely obtain a credit report from Equifax (Canada’s largest credit reporting agency) that provides a “beacon score” for each individual based on several factors, including your repayment history on credit cards, loans and lines of credit, the balance you keep on these debts and how long you have had them active. The stronger your credit rating, the more likely you will gain access to preferred pricing. The second consideration is the amount of down payment you have for your home. First-time buyers have the option of putting down as little as five per cent of the purchase price. However, with anything less than a 20-per-cent down payment, you will have to obtain mortgage insurance from Canada Mortgage and Housing Corp. (CMHC), Genworth Financial or Canada Guaranty, for which a premium is charged and added to your mortgage balance. This insurance protects the lender, not you, in the event that the mortgage is not paid. This is not to be confused with life, disability or job loss insurance, which you may also need.

Where do I start? 3 tips for choosing your condo finishes by yanic simard Upon walking into the fully upgraded model suite
in the design centre for your new condo, you are presented with a number of decisions for materials, colours and upgrades. You immediately go for the hardwood, which is pricier than the laminate; you’ve always wanted a spa tub loaded with jets; and you love the stainless steel appliances. You pause to ask yourself what will really make a difference in the end. I suggest upgrading a few things, but not every upgrade is worth the money. However, some upgrades from the standard features will make a huge impact, look- and quality-wise, not to mention resale value. Choosing your finishes should not be an overwhelming experience. Do your research before heading out to choose your final selections and you will be in good shape. 1/Choosing in the right order
People often start by choosing a paint colour and then trying to match everything else to it. To me, that’s going backwards. It’s much easier to choose your paint colour last, having it complement your other, more-permanent selections, such as cabinetry. Start with the flooring and cabinetry. In smaller spaces like condos, keeping the flooring consistent throughout the home will create a nicer visual flow and feeling of openness. Next, choose the backsplash, countertop and cabinetry hardware. I wouldn’t suggest going with a bold and colourful pattern for the backsplash – keep it simple and neutral. You can add colour to your home with accessories and soft furnishings like pillows and throws. Your countertop and backsplash should coordinate with each other. As for the hardware, I like combining knobs and pulls – knobs for the doors and pulls for drawers. Lastly, choose your paint colour – something that matches nicely with the already-chosen finishes. Bring a wide selection of paint chips with you. DESIGNER TIP I’m known for using Benjamin Moore’s Classic Grey (OC-23) for the walls, trim and ceiling. I paint the walls and ceiling with a flat finish, and the trim in semi-gloss.

The offer checklist by Jayson Schwarz
There is lots to consider when buying a new home. The process can be confusing, and even intimmidating. But with the right information and a little professional help, it should also be memorable for all the right reasons. The following information and checklist will help you navigate the Agreement of Purchase and Sale, and assist in your negotiations with on-site sales agents and builders. Remember, always see a lawyer before signing an Agreement of Purchase and Sale. Rule #1: if it is not in writing and signed for or initialed by you and the vendor, it is not binding. Here is a little story that illustrates how important this is from every perspective: Mary went into a sales office and executed an Agreement of Purchase and Sale. The Agreement provided that she could terminate her purchase based on her lawyer’s review within three days of execution, provided notice was given to the builder in writing in that time. On the third day, Mary called the sales agent and said she wanted out of the deal. All Mary had to do was deliver a notice in writing on that day and the deal would have been nullified. The sales agent did not tell her this, and she didn’t see a lawyer in time. She thought she had read the Agreement carefully enough herself and didn’t realize what she actually had to do. The sales agent told her he would have to check with head office to see if she could be released from the deal. Mary is facing potentially large legal fees, and a lot of aggravation and anxiety before this will be sorted out. The builder may be nice and let Mary loose, but no guarantee. There are two morals of this story: make sure you have a clause that allows you and your lawyer a chance to review the agreement, and do it right away! » L evies and development charges You will find these in the offer, usually in tiny print, indicating that if the vendor gets charged for anything later, he can pass those charges on to you. Make sure these clauses are deleted or a monetary maximum is written into the offer. » Extensions Make sure that the offer restricts extensions to the provisions of the Tarion new-home warranty, and that you don’t have any clauses where the vendor can try and get around it. Ensure you understand the extension terms and rights.
expenditures that don’t make sense. Remember you are paying your lawyer’s Law Society levy, but many builders include a clause asking that you pay their lawyers $65. Delete this clause. » Mortgage clauses Are you stuck with the builder’s mortgage and terms, or can you arrange for your own mortgage with the institution of your choice? Is there a clause requiring you to accept the builder’s lawyers’ undertaking to discharge the mortgage without a discharge statement or direction to pay funds to the lender? Is the builder trying to make you pay to obtain partial discharges of a blanket mortgage? » Condos When purchasing a condominium, check if you own the parking spot and storage locker, or do you only have exclusive use? » Title Look out for clauses that say you have to accept the builder’s undertaking to give you a deed if one is not available on closing. Check what restrictions will run with the deed and how they will affect you, like access to your property and rights of re-entry, schools, burms, drainage, noise, environmental issues, etc.
» General stuff In most offers, the vendor may not yet have municipal approval to start construction, and anything can happen. For example, your lot could be eliminated and you might be required to accept a different and, in your opinion, not as desirable new lot; your floor plan could be reversed; colours and materials might change and substitutions may occur. There may be things like a five-per-cent clause – that if it turns out your lot is up to five per cent bigger or up to five per cent smaller, you have to be satisfied with what you get. » Legal fees & disbursements You are going to pay the fee, whatever the amount you and your lawyer agreed to. In addition, there is a list of disbursements – monies expended by your lawyer on your behalf to close the transaction. Be careful, it is here that someone may try to take advantage by charging hefty fax, mail and photocopy fees. Have your lawyer justify all

There are many advantages to buying a new condo
suite: Tarion Warranty coverage, everything is clean and fresh, fantastic amenities, luxurious features – the list is long and impressive. There is also the fact that today’s condos are built to higher standards than they were 20 years ago, and frankly, they will age better too. So much about modern buildings is different from when condos were first introduced to Toronto in the early ’80s. Today, those buildings appear dated. The original condos were more like collections of apartments with one or two amenities for residents’ use. On average, suites were larger back then, but there was a lot of wasted space. Forwardthinking builders avoid that scenario with well-designed suites that maximize every square inch. Today’s educated buying public demands the latest in construction techniques, features, finishes and amenities. New buildings offer incredible amenities in bright spaces. Rather than being relegated to a dingy basement, today’s pools in condominiums are on higher floors to receive ample natural light, and many even open onto an outdoor sundeck. Designed to be an extension of owners’ living spaces, amenities may include fabulous party rooms, games and theatre-screening rooms, guest rooms, meeting rooms, and even virtual golf and pet spas for the pampered pooch. And whatever your tastes, there is a condominium in the Greater Toronto Area that will feel like “home” to you. Gorgeous and sophisticated, the choices include sleek glass towers, traditional European-style brick buildings with pre-cast arches and intricate masonry, and everything in between. Landscaping plays a major role in modern condo appeal. The older buildings tended to have plainer immediate surroundings, but current condominiums have lovely landscaping details and focal points like courtyards. The landscape architect is an integral part of the design team for many developers today, who understand that the money invested in these natural details will be well worth it. Now, let’s talk Green. Eco-friendly features will help to carry these new buildings into the future in a sustainable way. There are third-party rating systems such as Energy Star for lowrise homes and LEED (Leadership in Energy and Environmental Design) for highrise. Plus, the Ontario Building Code has been changed to incorporate energysaving, environmentally friendly criteria that it is catching up to these independent rating systems. It’s only a matter of time until all condominium developers are building to the LEED standard. Today’s condos are competing for value with great architectural design, efficient space planning, and fabulous amenities and finishes. It’s fascinating to see what developers come up with to vary the skyline and carry residents into the future in style. Over the decades, I am sure the media will be commenting on how beautifully these buildings have stood the test of time.

Why condos are good
for Toronto by BEN MYERS
URBANATION HAS BEEN VERY ACTIVE
on Twitter since we joined a few years ago, and we enjoy how quickly we get news and information via this social networking platform. We follow a number of Toronto city councillors and we can get a sense for how they feel about new condo development. A recurring theme among several councillors is protecting neighbourhoods (from too-tall towers, we presume). Councillors have also made known their desire to protect jobs, but do they know how many jobs would be lost if they stifle highrise condo development in their ward? The economic spin-offs from new condominium development are enormous. The number of trade jobs created by building multi-storey towers is huge: concrete, masonry, metals, carpentry, mechanical, electrical, window and door installation, and elevators – just to name a few. We also need to consider that a good proportion of the supplies that go into these towers are built in factories in the Toronto area, creating even more employment. Those are the easy jobs to come up with, but how about all the people involved before a shovel evens hits the ground: real estate brokers selling the high-density land and suites, lenders providing land and construction loans, the architects designing the buildings, the private and public planners working on approvals, traffic consultants,

engineers for wind, sound and structural integrity, the legal and accounting teams assisting in the process, the marketing and advertising firms coming up with the project name and branding, the interior designers working on suite finishes, the shops printing brochures, the folks who sell newspaper, magazine and online advertising to the developers, and don’t forget condominium market researchers! This list is only the tip of the iceberg when it comes to the sheer number of people who have worked on a project before you see the ground-breaking photos appear in magazines. Most importantly, councillors should consider the boost to the economy in the immediate area surrounding a new condominium when it is completed. Unlike many other major cities, the bulk of the stock of new units is aimed at first-time buyers, and these purchasers buy a lot of new “stuff.” Young people like to buy local, including: window coverings, area rugs, furniture, art, kitchen countertop appliances and utensils, paint and paint supplies, televisions and stereos, chandeliers and table lamps, cleaning supplies, groceries, the list goes on. The new residents will likely require content and mortgage insurance, the services of mortgage brokers, and cable, telephone and Internet installation. The building and condominium corporation will employ a property manager, a site superintendant, a concierge, a custodial team, and window washers. Additional services include snow removal, landscaping, security, pool maintenance, and even private garbage removal at select buildings. The councillors have a difficult job balancing the needs of their constituents: protect neighbourhoods from shadows created by condominium towers, preserve the privacy of lowrise owners adjacent to new condominium buildings, all while considering parking, cars and transit as they relate to these new condominiums. However, to the detriment of some, comes the benefit of many. It may be easy to say “not another condo,” but it is no longer easy to ignore that new condominiums have been a boon for employment and prosperity in the Toronto area. Meet our hero
Mackenzie
For five months Mackenzie braved chemotherapy, nausea, and exhaustion. Like most 10-year-olds, she should have been playing outside in the sunshine with friends and cooling off in the pool in the heat of the day. But her life took a different turn. In February 2011, Mackenzie was diagnosed with acute myeloid leukemia (AML), cancer of the blood and bone marrow. Mackenzie spent six months at SickKids undergoing aggressive chemotherapy. For 142 days, the Hospital was her home and her medical team became her new family. She transformed her hospital room into a second bedroom. On one wall, she posted a Bristol board. As each new ‘family member’ – nurse, doctor, social worker – came to see her, she encouraged the visitor to sign their name. Determined not to let her summer to slip away, Mackenzie wanted to get well enough to attend camp. Her team at SickKids, recognizing how important this goal was for Mackenzie, did everything they could to help her dream come true. In August 2011, within 24 hours of discharge, she was up north, dipping her toes in the lake, enjoying her first real taste of freedom with family by her side. Today, Mackenzie is back at school with her friends in grade 6. She is learning piano, singing in the community choir, and

swimming competitively. She is home fulltime with a new addition to her bedroom - the Bristol board, filled corner to corner, with the names of everyone at SickKids who helped her triumph over cancer. Thanks in part to ground-breaking research conducted at SickKids, children like Mackenzie are able to beat cancer. Survival rates have doubled in the last 25 years alone - today 80 per cent of children diagnosed with this disease at SickKids will survive; but cancer still remains the most common cause of disease-related death in children in Canada. For that reason, cancer research is a priority at SickKids. SickKids is currently building a new facility to house this research. Designed by world-renowned Diamond and Schmitt Architects with LEED gold certification, the new SickKids Research & Learning Tower will, for the first time, house all SickKids researchers in the same location, allowing them to collaborate like never before. The vision of the Cancer, Stem Cell and Regenerative Medicine area of the Tower is Better Outcomes, Better Lives - ensuring treatments that help kids like Mackenzie survive cancer have no long-term side effects.

zeroing in on the one by MARNIE BENNETT SHOPPING FOR A NEW CONDOMINIUM IS AN EXCITING PROCESS. But, as with all substantial purchases, there
are important considerations to be weighed before making your final decision, and more often than not, it all comes down to price. First of all, if you don’t need to move into a new home immediately, you should know that there are significant advantages to buying your condo during a development’s planning stages. In order for a builder to receive construction financing, that builder typically needs to show that 65 to 75 per cent of the suites have been sold. To reach this goal, it’s in the builder’s best interest to offer better prices earlier on in the sales process. Buying pre-construction can result in substantial savings, and offers the greatest equity growth potential. It also allows you a much wider selection of floor plans and locations within the building. Next, consider where you want to live. While the most important factor influencing price in real estate is location, this doesn’t mean that the priciest section of town is necessarily the best choice to suit your lifestyle. Consider proximity to your workplace and the amenities you feel are important, whether that means shopping centres, restaurants, greenspace or recreational facilities. Once you’ve zeroed in on a particular condo development, it’s equally important to consider the location of the unit itself within that development. Examine proximity to the elevator, street noise levels and the quality of the view. Often, the higher the floor, the higher the price. This raises the question: how much do you want to pay? Your personal budget may not allow you to buy the penthouse of your dreams. Again, weigh what’s most important to you. Some factors to consider when selecting your suite include functionality of the layout; 84
exposure to natural light; ceiling heights; and access to a balcony or other outdoor space. A development’s curb appeal will affect both the enjoyment of your home and its resale value. The same applies to density – the fewer people sharing your development’s facilities, the better. All condos are not created equal. What’s behind the walls – mechanical systems, for example – is just as important as those things you can see, though admittedly more difficult for a homebuyer to judge. That’s why choosing a builder with a good reputation is crucial. Research prospective builders by gathering information, visiting existing developments, speaking with current owners and researching the equity growth of their homes as compared to others. Be sure to check the builder’s Tarion rating. Tarion is a government-regulated organization which licenses all new-home builders in Ontario and provides safeguards to all new-home purchasers. Finally, make sure that the builder has a strong customer service team with extended hours. There’s no denying that buying a home is an emotional process. Just be sure not to let your heart rule your head.

Choosing a Builder
Finding a new-condo builder you trust
Essential advice from Canada Mortgage and Housing Corp. WHEN YOU DECIDE TO BUY A BRAND-NEW CONDO, choosing the right builder is as important as choosing your home. When you purchase a condo, you also “buy” the company that will build it. Your satisfaction will depend on their experience, their skills and their commitment to customer service. An important part of the home-buying process lies in determining that you are dealing with a builder who has these qualifications and is able to meet your needs and expectations – for the quality of the home and for the buying experience. WHAT YOU WANT TO KNOW
There are thousands of builders in Canada, ranging from small boutique companies to large builder-developers constructing thousands of homes annually. Whether you live in a large urban area or a smaller community, you will have a number of builders to choose from. Each company may offer a different selection of homes. Some may focus on specific market segments or neighbourhoods. Others may specialize in particular types of homes or have certain distinctive expertise, such as energy efficiency. And every company does business in its own unique way. As you tour prospective condos and communities, also think about the company behind them. Before choosing which one to buy from, take a close look at each builder you are considering and ask these questions:
» Who are they? » Do they build a quality condominium? » What are they like to buy from? » What is their after-sales service like? » What’s their reputation? START YOUR SEARCH 01 Check local magazines and newspapers to find out which
companies are building in your area, the types of homes they offer and the prices you can expect to pay. 02 Ask friends, family and coworkers for names of reputable builders they have dealt with. 03 Call or check the website of the Building Industry and Land Development Association and the Canadian Home Builders’ Association for the names of builders in your area. 04 Contact Tarion for a list of registered builders. 05 Visit the websites of builders in your community. 06 Call builders to find out where they are building, or where you can see some of their existing condominium developments. 07 Check the Yellow Pages. 08 Go to home shows to meet builders and explore the latest in features and finishes. 09 Visit builders’ sales centres and tour the model suites. As you go through your home search, collect as much information as you can – pamphlets, brochures, builder’s packages, product literature, warranty information and so on. Read through it all and create a file of everything that interests you. 10 Always carry a notebook with you and write down information about the builders and their product, what you liked and what you didn’t. If you don’t, it can be difficult later to remember the details of a particular condo suite or discussion, or to recall which builder said what. You may also want to bring a camera along. When you keep track, it is easier to remember to collect the right information from every builder you visit. It also makes it much easier to compare the companies, their products, their selling process and their reputation, when you are ready to make a decision.

WHO’S WHO IN HOME BUILDING? The type of builder you will be looking for depends on the area you live in, and the type of home you want. Here is a general overview of different types of home building companies. DEVELOPERS are responsible for getting large tracts of land ready for building. This can involve infrastructure and services (utilities, roads and sewers), community layout and design, including recreational spaces – whatever it takes to turn the land into a neighbourhood. Developers may also handle the condo building construction. PREVIOUS BUYERS
Builders should be able to give you a list of references – past customers who have bought from them within the last couple of years. Do check the references – too often, homebuyers neglect this step. Don’t worry about disturbing people; they have agreed to let the builder give out their names and will not mind being contacted. Before you call, make a list of questions you would like to ask, such as: » In general, what was the builder like to buy from? Was it a good experience? » What particularly did they appreciate about the company? What did they not like about it? » Did they run into any problems, and if so, were the problems solved to their satisfaction? » Was the home completed on time and on budget? If not, what were the circumstances? » Were there missing or incomplete items at the time of possession, or items that had to be fixed? » Were all of their colour selections, upgrades and extras done as requested? » How was the company’s after-sales service? » Are they happy with their purchase? If not, why? » Would they buy from this builder again? » Would they recommend the builder? Do a random check of past customers. Visit condo communities and talk to people in the front lobby. “I’m considering buying a home from this builder. Can I ask you a few questions about your home and the community?” Most people are happy to talk about their experiences and offer their opinion and advice.
LARGE BUILDING COMPANIES specialize in building homes in larger developments. These companies generally offer a selection of homes designed specifically for the development. Minor customization by homebuyers is often permitted, but there are usually limits to the amount of change possible. Most will also have a set process for all aspects of the purchase, from the contract signing to the pre-delivery inspection. MEDIUM-SIZED COMPANIES can be quite diverse, building as part of a larger development as well as on individual lots; constructing single-family dwellings as well as townhouses and lowrise condominium buildings. SMALL-SIZED COMPANIES build under 10, and often less than five homes a year. CUSTOM BUILDERS build one-of-a-kind homes, each one usually designed and built for a particular customer who may or may not already own the lot. The custom building process allows for complete flexibility, within the limits of municipal regulations and what’s possible technically. CONSTRUCTION CONTRACTOR is another term for builder. Most commonly, the term is used for companies who are contracted by purchasers to build a home on land they already own. MANUFACTURED HOUSING BUILDERS construct homes in a factory and bring them to the building site as panels, modules or fully completed units, which are referred to as “pre-fabricated” homes. The amount of work required on-site to complete the home depends on the type and size of the building, the type of foundation and the customization required.
