Kitchen central, a fond farewell This issue, Home Décor & Renovations turns its focus to what I consider to be the heart of the home – the kitchen. Growing up in an Italian household, daily delicious home-cooked meals were top priority; preparing them in a highly functional and stylish kitchen came in a close second. As lovers of everything home, we know that a dream home starts with a dream kitchen. It’s the room that sets the tone for the rest of the house. So, whether you are in need of a complete renovation or a simple freshening up, we hope you enjoy and make the most of the expert advice in the pages of our very special kitchen issue. That was certainly the effect it had on me last year when I attended just before I started my one-year term as managing editor at HD&R. And it seems poetic somehow that I am tying up my amazing year at the magazine with the excitement of the annual design show just a few short days away (at press time, anyway). As I reflect upon my tenure, I realize that a number of elements contributed to make this truly a standout experience – the many wonderful people I have met in this industry, all the fun and informative events I attended, and the very talented and outstanding team I have had the good fortune to work with. Most importantly, I was truly honoured to share my passion for beautiful living spaces, and how we can make them a reality, with all of you. It’s been my pleasure to produce this décor gem every month. Happy reading!

BAYDEN CABINETRY Silvana Longo talks with Darryl Bayden and his designer wife Kayla to discuss the evolution of their custom kitchen company and the specific design features of their Grange Mill renovation. Q Your Bayden Build & Renovate company is a full-service construction firm with a solid reputation in all sorts of renovations – custom homes, additions, residential and commercial. They say Rome wasn’t built in a day, and the expansion of your business with Bayden Cabinetry is a testament to that. What prompted you to specialize in kitchens? A We love having this creative outlet, having something that we dream up and watch come to fruition is very exciting for us. Also, it has been our experience that control over the timing and quality is the most important aspect of this industry. We were a big part of designing and building so many kitchens throughout the years that it was just a natural progression for us. Q The Grange Mill kitchen is obviously a gorgeous high-end kitchen with all the bells and whistles, what are some of the design features and details you incorporated to produce such a stunning kitchen? Was it a new build, custom home or part of an addition? A This house was a new house done by us on speculation, meaning we built it from the ground up and sold it. Thanks to Kayla, the design and colours were years ahead of their time. Today, you see this combination everywhere, when this house was built, everyone was doing beige and brown. We incorporated bead board into the backsplash and a decorative hood canopy to give the house a cosier feel. Some of the features used are: Bianco Carrara backsplash and countertops, polished nickel pot filler and faucet, a white farm-style bucket sink, antiqued black island, four pantries, a desk area, two separate areas for
garbage and recycling. It is not only beautiful, it is extremely functional. Other features include blum soft close full extension hardware, spice racks, tray dividers, glass doors, crown mouldings and a light valance are all standard features in our kitchens. Q What were some of the challenges during the renovation of the Grange Mill project? A The biggest challenge we faced when building this house was the weather. We tried to start construction on Dec. 28, but it was freezing outside, so much so the machinery wouldn’t start. I was excited to begin the demolition, but it was delayed because of the inclement weather. It was the coldest winter I can remember.

Appliances As technology advances, one of the most dramatic changes we can see to the modern kitchen is the incredible number of options available for custom and unique range hoods. I love the clean look of pieces such as the Thermador Masterpiece series — when the hood is this beautiful and simple, there’s no need to hide it. Home kitchens are getting more and more like a real chef’s headquarters every day, with restaurant staples such as warming drawers and wine refrigerators popping up everywhere. Microwaves are moving to under the counter, often using a drawer instead of a door to make lifting hot items in and out more convenient.

Many companies even make built-in automated coffee machines to get as much clutter off your surfaces as possible—no barista required! Counters: While we’ve recently seen total integration of cupboards and appliances into one perfectly clean line, a new trend emerging is the return to a more furniture-based look, rather than minimal built-ins. By this I mean you can find little details creeping in that let kitchen cabinets—and especially islands —feel more like stand-alone pieces than part of a continuous set. For example, while most kitchens have the lower cabinets raised off the floor enough to create a toe space, now designers are adding traditional feet to the corners of each section, echoing the look of an elegant vanity. At the same time, ending the countertops flush with the face of the cupboard allows those two elements to merge into a furniture unit, rather than looking like the cabinets and counter are unrelated. At my design studio, we’ve been loving the use of mixed materials for the countertops, pairing quartz and marble to let distinct areas have their own identity. I love working with marble trend and caesarstone—mixing calacatta oro with grey quartz produces a beautiful look, and of course, there is also an infinite array of other possible combinations.
wood flooring from your dining room throughout allows the kitchen to feel less like a separate work space, and more like part of the larger environment. It also avoids unsightly joints between wood and tile, which are often less than ideal. Hardwood or engineered wood may not be quite as durable as tile when facing dropped pots and pans, but the right selection mixed with a little care can yield a more elegant and comfortable floor for the chef of the house to stand on. In the photo above, you’ll see Brushed Oak Luxe Ravensdale from Kentwood — I loved it for this home and it can fit into virtually any style of kitchen, from traditional to minimal. If you do prefer an even softer look, many people are finding an elegant runner rug (much longer than it is wide), following the line of the cabinetry, can add a pleasant visual break to the floor, and be cleaned or replaced in the event of a catastrophic spaghetti spill. This classic Scandinavian style can warm up your space visually, and you can switch out your rug later to get a punch of new colour.

Lately, many such lights can be found recessed into tiny alcoves in the ceiling, which allows a slightly more extended fixture to angle the light to hit more specific targets. This creates a sophisticated look, and lets you avoid unsightly track lighting. Creating much larger recessed areas over the kitchen island is another popular trend, as this helps define the area as a special gathering place—which is fitting, as despite our plans this is so often where the real party happens! While your hidden lamps are doing a lot of the work, a brilliant chandelier over your island again helps to define this as a central space, and keeps the room from feeling too strictly functional. colour: My absolute favourite colour of the year, which you can find popping up in designs of every taste and budget, is not just a colour but a precious stone: emerald. As a wall colour in paint or paper, rich jewel greens add a layer of depth and drama to a space, but also allow other lighter colours to breathe —it can be the focus, or a near-neutral backdrop, depending on the shade. Beautiful glass bowls, vases and sculptures can be easily mixed into an existing kitchen space, and since leafy tones are around us all the time in nature, we are instinctively tuned to like greens with almost any colour scheme. Drop by Avenue Road to see their selection of great home accessories (as well as furniture) —I find exciting new things every time I go. Another trend I’m loving is not just any colour, but actually chrome! Now I know you have probably heard of chrome for appliances, even backsplashes —this is a timeless look. However, lately designers have been applying touches of silvery glamour to the kitchen cabinetry, like the one shown here from adding to the gallery display case aesthetic. Stainless steel
BAcKsplAshes: Kitchen backsplashes tend to fall into one of two categories: timeless, neutral looks, or very personal style statements. Having your backsplash retiled isn’t something you do every day, so you need to absolutely love it. A style I’ve found recently is the beautiful diamond “pillow” tile from Deco-Tile. It creates a quilted effect, mixing the soft curves of an elegant sofa with the durability of tile. At the opposite end, companies like SieMatic are creating backsplash “systems” that transform the space into either multi-functional shelves, cupboards, or racks, so you get the most usability out of your space while maintaining a beautiful, built-in look.

I adore appliances and am happy with the fact that through suppliers such as Appliance Canada, I can now have access to appliances that were normally not available in Canada. Clearly, we are becoming a powerful consumer base for the top appliance suppliers. I don’t know about you, but I love to cook. I love the entire process and the fact that we can now have appliances that provide a Ferrari-like look and performance. The kitchen is where most families and friends
gather on any given night. It works as a conference table, take-out counter, mail-sorting station, homework table, computer desk and of course, a food-prep and eating area. It’s no wonder the kitchen is such a huge selling feature in a home. This is where you will see the biggest bang for your buck when considering renovations for re-sale purposes. The kitchen is where life happens. There are many ways to modernize, upgrade and give colour to a kitchen. Key investments in solid surface
countertops, upgraded hardware, backsplashes and new appliances are all places where money is well spent. Strong kitchen renovations will double your investment. For example, I helped a client transform their kitchen by introducing features that local buyers wanted to see. You can see in these before and after photos that just a few upgrades make all the difference. The main changes in this kitchen makeover were the installation of a striking backsplash, granite countertops, new kitchen undermount sink and a stunning faucet. I removed the builder grade light fixture and replaced it

The main changes in this kitchen makeover were the installation of a striking backsplash, granite countertops, new kitchen undermount sink and a stunning faucet. with a flush-mounted light fixture to create some interest on the ceiling. These few upgrades alone changed a tired old kitchen making it much more appealing to potential buyers. My client spent a total of $4,200 to create a whole new look from passÊ to modern. These few easy changes took about two and a half weeks to execute and subsequently triggered the home to sell in four days versus the prior 33 days it was on the market without an offer. The best part: it sold for $11,000 more than asking price. Eye appeal is buy appeal. Larger homes are viewed differently from a buyer’s perspective. When investing $500,000 or more, there is a certain level of expectation. If you have a larger kitchen with old appliances,
it is worth investing in new ones as well as installing granite countertops. Larger and older homes sell for significantly more, in less time when the kitchen renovations have already been completed. For example, an $800,000, 30-year-old home with an original kitchen would sell for $925,000 with a $50,000 kitchen renovation investment. I know what you are thinking: I do not have $50,000 to renovate my kitchen. No problem. There are many low-cost options to bring an out-of-date kitchen back to life. For example, if the cabinets are outdated you could hire a company to come and spray paint the cabinets (about $1,000 for a typical kitchen) or you could go to your local hardware store and do it yourself. There is some legwork involved, but a little elbow grease will go a long way for resale purposes and your wallet. There are also kitchen companies who will come in and reface your current cabinets and the cost is about 30 to 50 per cent of a full kitchen renovation. Refacing will make your kitchen look brand new. In the end, kitchen colour, functionality and feel are all essential. Trends come and go like the wind. Before doing any renovations for resale, take a couple of minutes and do some research. Remember you want to appeal to the masses, not just necessarily to your personal taste. Consult a professional if necessary. This will ensure the maximum return on your investment and a quicker sale. Eye appeal is buy appeal and kitchens sell homes.

As much as we all want a stunning office of tranquility
and efficiency, the budget is never as big as we desire. Yet, even with champagne taste on a beer budget, there are clever design directions that anyone can follow to accomplish that high-end look for less. The flexibility to work from home has increased tenfold in the past few years but that often means more and more people can be found with their office space either mixed into their living room, bedroom, basement or a spare room. It is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into. When I first saw my client’s office, I immediately felt tired, bored and uninspired to even want to enter the room. My client’s office space was a great size, however, you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space. A great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window. In this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room. By reconfiguring the space, it instantly became more inviting, exciting and overall more efficient. Paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. I used Para Paints trend colours on the walls, and I also work with Para and created my own paint colour called JoJo. It is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space. Due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. I had Jim Connelly, the painter from the Debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter.
It is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas so it should be a space we love and want to come into. Accent lighting and accessories were added from Bouclair Home (bouclair.com) to create a great ambiance to work in and much needed storage pieces. The perfect desk and chair were sourced from a Canadian gem called Harkel (all pieces are made and manufactured in Canada!) – harkeloffice.com. On the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this DIY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to showcase your children’s art masterpieces. My client spends many hours in her office and I wanted to create a room that was fresh in colour, had sophisticated storage and an efficient workspace that illustrated her true professional personality. feb/mar 2013 Home Décor and Renovations 31

I then tied it all together with fun, budget-friendly textures and accessories, which are needed to achieve a clever and interesting home office to work in. We saved money in certain design areas and made sure to splurge on the high-traffic pieces (such as the office desk and chair), which is important to keep in mind. Think of your home office as an extension of your home, and use those same design principles you used throughout the décor. For example, the importance of accent lighting, the warmth of textures, the completeness of accessories, the joy of colour and the most important part, the functionality of your furniture pieces. Keep in mind your home office should be an important part of your home since it is the room you make a living in.

Everything around you has an impact on you
whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect! Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there. Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new! Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go of because of the sentimental attachment.
Keep in mind that the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use. Daily de-clutter habit. You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

Winter home remedies Q On the home front, sometimes winter does prove to be the season of our discontent… With more time spent indoors, we are confronted with the tired look of our home and it becomes very clear that we need to freshen it up wherever possible. What are some simple projects we can tackle ourselves right now to embellish our surroundings? A The simplest and most impactful project for most homeowners is the task of de-cluttering. Clutter can be found in most homes, and because it accumulates gradually, most miss it on the radar come time to give the house a fresh updated look. With the house sufficiently de-cluttered, I would begin with re-painting. You don’t have to paint the entire house (think ceilings, trim), but the walls of your home are a huge canvas and an important element in the overall feel and look of the abode. Paint can make a dramatic difference, quickly, easily and not for a lot of money. If it is the kitchen that concerns you, countertops can be changed, cabinet knobs and handles can be replaced, or a brilliant new backsplash can be added. With a huge selection of variety in tiles that can be used as backsplash, the small area (most backsplashes in an average kitchen are only about 40 sq. ft.), and ease of installation, it is both a great bang-for-your-buck upgrade and an easy weekend warrior DIY project. If you already have backsplash tiles, removing them is easy with a chisel and hammer. Clean and prep the surface (this may require drywall patching), cut tiles, use mortar, attach to the wall then grout and clean up. If you want to get fancy, design borders and patterns. It’s really that easy! Q Perhaps, your home improvement project involves a big renovation such as a new kitchen, bathroom or even an addition. With the many decisions and expenses involved, could you outline and explain the difference between a lump sum contract vs. a cost-plus contract. Please elaborate on the pros and cons of each type of contract and which type of project

A Nearly all residential contractors book work on either a “lump sum” or “cost-plus” basis. A lump sum contract stipulates that the contractor will provide labour and material sufficient to perform a specified scope of work (such as build an addition as per Construction Drawings and specifications) for a lump sum price (for example, $75,450 plus HST). In other words, that is the amount that the client (owner) will pay to the contractor for delivering on the materials and labour required to produce an agreed upon product. Usually, payments are made in installments based on certain milestones in the contract (such as deposit, first payment and second payments). In this scenario, the contractor has “bid” on the price of the contract. After being awarded the bid and contracting for the work, the contractor must then perform and deliver based on the conditions of the contract. The bid price is, in plain language, the contractor’s GUESS on actual materials that will be used, how much and what type of labour will be required, an allowance for contingency, the company’s overhead and profit. A cost-plus contract, on the other hand, transfers a portion of the inherent risk (contingency) onto the shoulders of the client, in exchange for paying only the actual cost of materials, labour and previously agreed upon management fee (typically 5 to 25 per cent of the value of the contract). In other words, the client pays only for the actual value of the materials that were purchased and used in the project (contractor must show receipts), actual labour (must show signed time cards for employees) and the agreed upon management fee. Some contractors will offer both options, most specialize in one or the other. At our company, we offer both options and about 90 per cent of our clients opt for a “cost-plus” arrangement.

Contest winners capture our hearts by Bryan Tuckey
We are a big family at the Building Industry and Land Development Association and in December 2012, our family got even bigger as we welcomed the Fergusons. Rosalie Ferguson, wife to Scott and mother to 2½-year-old Nicholas, entered a contest our association ran with the Toronto Star for 35 weeks between March and November. The rules were simple – tell us what a new home or renovation would do for your family. The winning entry would receive $35,000 for the purchase of a new home or a renovation with a professional RenoMark contractor. In Rosalie’s entry, which was selected as our winner out of 6,235 entries, she explained that they have lived in their south Etobicoke townhouse since 2003 and had plans to spruce it up. In 2010, Nicholas came along and then last year he was diagnosed with autism. “Our son needs routine and, for him, his home is his safe place and where he feels happiest,” Rosalie wrote in her entry. “We want to stay here for a long time and adapt the house to suit him best.” Like many families who struggle to fulfill the needs of an autistic child, the Fergusons are on numerous waiting lists for treatment. In the meantime, knowing that early intervention can make all the difference, they have spent their savings on in-home treatment for Nicholas. To do that, Rosalie and Scott have moved all the furniture out of their third-floor master bedroom so that it can be used as a therapy room. But noise flows up through the open-concept home and there isn’t a door at the top of a steep flight of stairs.

This young family has already made so many sacrifices to get their son the treatment he needs. Transforming their third-floor loft into a functional therapy room is something our industry can do to help.
