A shipshape bath reno needs a budget captain Ever wonder what the average cost of a bathroom reno is? A recent National Kitchen & Bath Association (NKBA) survey said in 2010, bathroom remodels stood at $18,575 and dropped to $16,475 in 2011. The average spend increased to $18,850 in 2012, indicating homeowner remodeling budgets were on the rise. Now that we’re into 2013, it is expected that the figure will plateau at $18,538. Naturally, this number reflects an average. Some will need more to finish the job, while others can manage with less. Regardless of cash flow, a solid budget plan is definitely the first step you need to create before starting any major renovation project. You don’t want to be drowning in debt at the end of the process, so stay at the helm and be the captain of your budget. Don’t let others tell you it’s OK to overspend here and underspend there – stay the course! This issue, we’ve got you covered in terms of bath renovations ideas, trends and general news you can use all around your home. If a bathroom reno is a project you’re considering, here are the top three trends that NKBA identified this year: 1. Ceramic/Porcelain Tiles: Ceramic or porcelain remains the most popular of all materials, while natural stone tiles remain the second most popular type of flooring used in bathrooms since 2011. 2. Undermount sinks: Undermounts are in slight decline this year, but here again, they remain the most specified type of lavatory sink – not just in the latest poll, but over the past three years. Integrated sinktops have seen modest growth. 3. The colour grey: Similar to kitchens, greys in bathroom remodels have risen from 12 per cent to 56 per cent since 2010.

Tips Save on your budget by planning to keep the plumbing fixtures where they are, work with what you have and you will shave that bottom line. A banjo top behind the toilet will give you ample storage, it only needs to be 6-in. to 8-in. deep. Though brushed gold is the trend for faucets at the moment, choosing the classic polished chrome will give you a timeless look. As a bonus, it tends to be the most cost effective finish.

Choose a dark coloured grout to avoid seeing dirt gather in the grout lines over time. When you do so, you create a more graphic look to your space, which can add to the design aesthetic. Keep in mind that it will take six to eight weeks to get through the process of renovating the average bathroom and it can cost $10,000 to $20,000 for the average bathroom renovation. Splurge on counters and plumbing fixtures. These elements will be put to the test daily. Install your mirror from the counter to the edge of the vanity and all the way to the ceiling or underside of the moulding. It will double your space visually and brighten up the space tremendously.

A dose of reality by Hellen Buttigieg You want everything to fit away neatly,
display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Each space, person and system is different. What worked for some may not work for you. You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home. Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you. Keeping it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized, because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, such as using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. Let go and let it flow. Are you holding on to things that you’ll never use again? People often unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your
closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where is it located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure you fully complete the task. Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

Today a bathroom renovation is not simply
about upgrading the fixtures and refreshing the paint and tiles; it is an opportunity to introduce a bit of luxury into your life and create your own private haven away from the stresses of the world. In this rather large ensuite (16- by-16-ft.), we explore the higher end of the budget in a chic Toronto neighbourhood. The art of Zen best describes this project by Bayden. Owners Darryl Frankfort and his designer wife Kayla collaborated with the distinct vision of their clients’ master bathroom renovation in their Lawrence and Leslie home. “The inspiration was definitely an Asian spa,” says Darryl as he describes the entire custom home as having a very boutique hotel feel, where each room has its own theme. To kick off this Asian-themed luxury bathroom, the homeowners wanted to introduce a Japanese soaker tub instead of a claw-foot freestanding
tub typically seen in upscale bathrooms. The Japanese soaker tub traditionally is used after a shower, designed for complete body submersion and a place to rejuvenate and restore wellness. The tub is 3-ft. deep, as well as 3-ft. in length by 3-ft. wide. The unique part of this modern luxury bathroom is that both the large shower and tub are enclosed behind glass, keeping in the heat and creating a destination spa experience. “Thanks to the large size allotted for the shower area (6-by-12-ft.), we were able to introduce a Japanese soaker tub right in the shower, versus having

To break up the Carrara love-fest and offer a visual break, Darryl and Kayla decided to add a feature wall in a glass mosaic. When it comes to de-stressing, nothing is more calming than the beauty of nature, so in order to take advantage of the picturesque surroundings, Darryl and Kayla added a one-way glass window. “The window was an after-thought because once we got the bathtub in place we thought it would be a really nice feature to have a view from that vantage point,” says Darryl. The luxury continues, combining both form and function with the custom vanity designed and built by Bayden. “They wanted us to emulate a bathroom from
a boutique hotel the homeowners visited,” says Darryl. The result is an 11-ft. wall-to-wall double sink with a makeup table right in the middle of the vanity. Darryl points out that, “the vanity itself didn’t allow for much storage so that’s why we built the tower that flanks one side of the sink for extra storage.” Kayla chimes in and reminds Darryl about the big custom mirror for the vanity that had a special effect. “It was a double mirror actually, a mitred mirror on top of the first one so that it looks like a bevelled mirror,” explains Kayla. Another important feature in any bathroom is lighting and this one utilizes the full gamut of options. From your usual pot lights, sconces and recessed lighting in the unit of the vanity to the unexpected Art Deco light pendants. Kayla crowns the spa retreat with two orbs that provide the space with some added glam. Staples such as self-closers on the drawers, heated floors and a shower bench are all standard with Bayden. This bathroom renovation takes on the luxury features, such as a $9,000 shower with four body sprays, polished nickel faucets and all crystal hardware from Restoration Hardware. “Everyone wants to do something a little bit different from someone else’s bathroom,” says Kayla. As far as trends and the next thing to look out for in bathrooms, the couple sees lounge areas and fireplaces as the next frontier in luxury bathrooms, or as Kayla points out: anything money can buy. Q According to the National Kitchen & Bath Association, homeowners spent an average of $18,850 in 2012 on bathroom remodeling. If your budget does not allow for a complete renovation this year but your bathroom is in need of some TLC, what are some inexpensive options that can potentially reinvent the space? Or do you recommend not investing in the bathroom until you can save up for a proper and complete renovation? A If you can wait and gather your resources for an allencompassing bathroom project, you will be better off in the long run. From a design standpoint, a completed vision is better than one pieced together over the course of several months. From a construction perspective, lining up your proverbial ducks in a row will save time, money and energy. Q How long do most bathroom renovations take? Is there an optimal time according to season to have a bathroom renovated? A The average bathroom renovation will typically take about three weeks. Be sure to confirm the availability of finishes and fixtures and make allowance for special order items. If you are installing custom shower glass, allow an additional two to four weeks from site measurement to installation. When you are ready, any day of the year is a good time to start a bathroom renovation. Q A warm soothing bath with bubbles and flickering candles sounds inviting, but with time as valuable as money these days, is it practical to have baths in every bathroom in the house? Do you think it’s useful? If a homeowner chooses to have just showers in their house, could this potentially reduce resale value?
A There will always be a need for one bathtub in the average home, but to have one in every bathroom is a nuisance, in my opinion (the size, redundancy, substrate and colour). Most builders still play it safe and drop at least two tubs in the average home. If one was to use conventional wisdom as a barometer, then one would agree that not many people have the time or desire to take a bath anymore, and find showers to be a more practical alternative. So, if someone is going to miss them, that person won’t be me! Q What have you found to be the top homeowner misconception when renovating a bathroom? A Most homeowners are not aware that a custom shower glass installation will take anywhere between two-four weeks after the enclosure is tiled. Something to keep in mind.

A home renovation starts earlier than you think by BRYAN TUCKEY RENOVATION SEASON HAS FINALLY ARRIVED and I would like to use this opportunity to review some tips from professional RenoMark contractors to ensure your project goes as smoothly as possible. The Canadian Home Builders’ Association asked a group of renovators what design and planning advice they most often give to their customers, and their first response was: know why you want to renovate. Ask yourself; what problems are you trying to solve? Most renovations begin with practical issues such as a cramped bathroom, a need for additional storage space or a change in household formation that requires children’s playrooms or studies. It’s also important to evaluate the structure, systems and general condition of your house. With your renovator, list the repairs and replacements likely to be required over the next two, five and 10 years. If
necessary, be prepared to make trade-offs between lifestyle improvements and work needed to keep your home in good shape. You can save money by working with some of your home’s hidden strengths. Check under existing carpeting and sheet flooring for old hardwood flooring or refinish old trim and moulding rather than replace it. Keep in mind that it is more cost-effective to resurface cabinets rather than install new ones. Focus on keeping things simple. You’d be surprised how quickly a complex design can result in complicated and expensive construction. Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional renovator on the impact of design on construction and budget. Less complex designs will often let you achieve the same goals but, in a more affordable way. Don’t cut corners and just focus on the upfront costs. Renovation is a further investment in your home. Consider the time, energy and cost required for ongoing maintenance and possible replacement down the road. A well-planned renovation can reduce these future costs. There may be ways to stretch a limited budget, but don’t compromise on quality as you may end up paying for it later. Most importantly, if a job is too big to handle yourself, hire a professional. Your home is quite likely the largest asset you own, and you are placing it in someone else’s hands. Make sure that this person carries all applicable licenses and permits, carries liability insurance, offers a warranty on all work and provides a detailed, written contract for every job. These are just a few points that distinguish a professional renovator. A good example to go by is the RenoMark Code of Conduct, which every RenoMark member has agreed to abide by. The program, which dates back to 2001, is available across Canada in eight provinces and 38 communities. 10 THINGS TO CONSIDER BEFORE
Renovating a bathroom HD&R caught up with Len Drewnowsky, owner of LD Construction and Landscapes Inc. for his top 10 tips to get you in the know before a bathroom renovation. by LEN DREWNOWSKY, LD Construction and Landscapes Inc. 06 When it comes to selecting plumbing fixtures, toilets today are water savers, and hence your choice of toilet should be narrowed down to elongated or regular shape and raised or standard height. Selection of faucets and shower controls become a personal taste issue. Choose from double handles to single lever. My personal choice is to always select a pressure balance control for the shower unit to eliminate the risk of severe scalding due to drops in pressure while showering, which can happen when someone else in the home flushes a toilet while you’re in the shower. 07 Electrical considerations should include a GFCI (ground fault circuit interrupter) in the bathroom, as well as lighting in the shower or over the tub with a separate control switch. Pot lights add a lot of light without being obtrusive and should also be considered as a great option. 01 First and foremost, you must determine if the plumbing is outdated and, if so, are you prepared to strip all the walls down to the studs to upgrade the pipes? Upgrading from galvanized to copper is a must and will increase pressure and flow in most cases. 02 How many bathrooms are currently in the home and do they all have bathtubs? The reason for this question is because the trend today is to keep one bathroom with a tub, preferably the main bathroom, and convert the bathtub in the ensuite to a large walk-in shower 03 Consider electric floor heating as an alternative to conventional forced air heating – especially if you have an older home with hot water radiators. Electric floor heat eliminates unsightly radiators and frees up additional floor space. 04 Is there adequate ventilation in the bathroom? Years ago, builders were required to have only a window in the bathroom, and that met the criteria for ventilation. Today, a fan is not just a convenience, but I feel, a must in ensuring proper ventilation – both for the sake of expelling excess humidity from the room, as well as fumes. Excess humidity leads to the formation of mould in corners and mildew on the grout. Make sure the fan you select is large enough for the size of the room. 05 Do you want a pre-moulded tub or shower, or a custom built shower with natural stone or tile? These are all personal preferences and your contractor should be able to show you examples of both.
08 Choices of tubs is always a major component. Whether it be a soaker tub, a jet tub or a therapeutic bubble jet, discuss your options with your contractor. He or she will guide you to a recommendation that suits your needs. 09 Layout changes are a major consideration when remaking your bathroom. If you have a closet in a spare room that backs onto the bathroom, it may be possible to give you the flexibility to have both a soaker tub and walk-in shower and increase the value of your home. A competent contractor can assess these possibilities. 10 Finally, when you consider a bathroom renovation, be prepared to be inconvenienced for at least a couple of weeks and make sure you’re comfortable with the people who are working in your home. Remember that you will be seeing a lot of them during the project. Your contractor and his employees should be professional and friendly. Is your contractor punctual? When he says he will be at your place at a certain time, is he? Remember, the contractor you choose will make your project either a pleasure or a nightmare, so select wisely!
