It’s the time of year that many people want to entertain and decide to rethink their décor. It’s always festive to add that holiday feel to a home so be sure to read Erica Gelman’s advice on decorating your home beyond the tree. If you’re planning a visit to décor shops for some quick-fix items such as pillows, bedding and various knick-knacks just before company comes, you’re not alone. It’s the quickest way to get into the spirit of things. And with the added company during the holidays, check out Evelyn Eshun’s article on how to create the perfect guest room. If you’re planning a renovation, BILD CEO and President Bryan Tuckey advises that this is the best time to plan one successfully for next spring. A rushed renovation project can go sour because of poor planning, high expectations or too much of a tight timeline and budget.

In this month’s issue, I like the simple and nutritious salad recipe and although I don’t particularly like brussel sprouts, I will certainly try the shaved vegetable with caramelized honey vinaigrette. I like Yanic Simard’s article on the elegant Surrey hotel as well as the Christmas decorations article by Erica Gelman. replace holiday stress with holiday joy by Hellen Buttigieg Holiday season strikes fear in the hearts of
many. Instead of visions of sugar plums we get visions of mad mall dashes, credit card bills and lots of cleaning to do. Put years past behind you and make a few simple changes. These tips will help replace the holiday stress with holiday joy. Avoid gifts that clutter: Give gifts that can be consumed rather than those which take up space. Consider giving candles, gourmet food baskets, vintage wines, fresh floral arrangements, jams and jellies, etc. Gift certificates are also appreciated by those who want to streamline their homes. Clear away the ‘every day’: For more impact and less clutter, remove your every day decorative items from tabletops and mantles before you display your holiday decorations. You can store them temporarily in the boxes that held your decorations. Under-decorate: If you find it overwhelming to decorate every room of your home for the holidays, consider a new approach. Decorate the one or two rooms you’ll use the most over the season and see how you feel. Chances are you and your family won’t miss the extra knick-knacks and you may even enjoy the holidays more because you’ll be less stressed. You will be especially appreciative when it comes time to take down the decorations and put them away. Help for the host: Hosting a holiday soirée this year? Don’t be a superhero – accept help. Make it a potluck. People enjoy contributing and it makes the meal more interesting. While you’re at it, consider putting your kids to work during the event or hiring students to help out. They can take coats as guests arrive, freshen up the appetizer plates and load the dishwasher. They’ll be learning valuable skills and perhaps making some extra money and you’ll be a more relaxed and joyful host! Avoid mall madness: Do you get stressed when shopping for gifts at the mall this time of year? Do the long lineups and limited parking dampen your holiday spirit? If you hurry, there’s still time to shop online and have your items delivered in time. Many retailers offer free shipping or other incentives this time of year. Another option is to hire a personal shopper. Some major department stores actually offer this service at no cost, so ask.
Make it meaningful: Connect to what the holidays are really all about – spending time and making special memories with the people you love. Make time for doing fun things together, like baking cookies, going downtown to see the holiday lights and festive store windows, renting a favourite family movie or going skating at the local rink. An effective way to make time for these activities is to let go of the need to create the perfect home, buy the perfect gifts, and cook the perfect holiday meal. Perfection is unattainable, no matter how organized and talented you are (especially this time of year). Be an early bird: Wrap and ship your holiday gifts to out-of-town friends/family early to avoid rush postage costs and long lineups at the post office. Track your spending: Consider paying by debit instead of credit when shopping for gifts to avoid the shock of your credit card statement in January. Another option is to put all your purchases on one credit card and only use that card for gift-buying; with most cards you can track your spending by viewing the balance online. Guilt-free Holidays: Take a day to catch up on unfinished business like filing, returning calls, etc. Most of these ‘loose ends’ take only a few minutes, but are put off because they don’t seem urgent. However, you still worry about getting them done, and it takes up space in your brain. Eliminate these energy leaks and you will be free to enjoy your holidays. Hire help if you need to. Pick a calendar that works: Invest time in choosing the right calendar system for you. Go to an office supply store and take a few minutes to look through the options. Are you a visual person who prefers a paperbased planner or a digital person who relates to an app or a computer program? Do you like a large desk blottertype calendar or does a pocket-sized appointment book make more sense? Which format do you prefer: day-, week-, or month-at-a-glance? Making the best decision for you now will pay off many times over the new year.

How to create the perfect

When creating a guest room, it is often
important to create a self-contained suite where your guest can be comfortable and find most of the personal comforts of home. Just think of a hotel suite and the various elements that can be found within it. The bed is the key piece of furniture in a bedroom so it’s important to make it a luscious and welcoming space. You can’t go wrong with classic crisp white bedding — get the best quality bedding you can find and afford and your guest will have a memorable and restful sleep. Storage for clothing is a must so that your guests can put away their clothes which gives them a sense of permanence in the room. A chair
and a table surface are needed for multi-tasking as it gives them an opportunity to sit and write or simply chat on the phone. Don’t forget to add an alarm clock with a radio, and a mirror for personal grooming — these items are often an oversight. This bedroom was created with the aim of making it welcoming and warm with lots of storage to maintain a neat and clean look. We incorporated built-in storage on either side of the bed to include full-depth 24-inch hanging closet space with nightstands at the standard 26-inch height. This complete unit was painted a muted deep blue-grey colour (Duxbury Grey, Benjamin Moore HC 163). This creates a focal wall and is

The monochromatic colour scheme is continued in the bedding with silk accent pillows. Lighting is always a key component to any successful interior, and in this bedroom we added task lighting with the wallmounted elbow lights that flank the bed. The ceiling-mounted light fixture is a sophisticated light feature with its crystal and translucent shade that soften the light in the space. A small pouch filled with lavender not only will ensure a wonderful, restful sleep but it is a much welcomed luxury.

If you’re one of the lucky ones who has a large mantle, do not forget to adorn that fireplace with colour, texture and elegance. Typically, when you think of decorating for the holidays it’s all about the tree but I say the tree is just the first step. It may even be your source of inspiration but it doesn’t have to end there. Think ornaments are just for hanging? Think again. With the dynamic colour and style options now available you can decorate every nook in your home, well, maybe not every single one. The assortment and price range varies dramatically from luxury pieces at Teatro Verde to budget-friendly options at HomeSense, Bouclair and even Home Depot featuring the Martha Stewart Collection, so this year there really is no excuse. It’s not where you put these ornaments, it’s how you place them. Be mindful of consistency and harmony. I love the idea of using multiple layers of colour and filling clear vases to spread across your table as décor. The tables in your home are really the best place to start your decorating frenzy. We always like to draw inspiration from fabrics, so we recommend starting with your tablecloth. For a really unique setting I like to have our clients’ covers custom-made to order. Don’t let the word “custom” fool you. Depending on the size of your table, you probably won’t need more than two yards of fabric and a seamstress to sew the edges. You can invest in small unique items and give your space a real holiday presence. If you’re one of the lucky ones who has a large mantle, do not forget to adorn that fireplace with colour, texture and elegance. Instead of the traditional evergreen, try a homemade wreath of feathers for a glamorous look or rustic branches in an urban setting. Start with a circular piece of florist’s foam, and then use wooden florist’s picks to secure large items and wrap the object around as much as desired. And there you have yourself an easy DIY project that will reinforce the look you are trying to achieve. If you’re hosting an elegant soirée, dim the lights and illuminate the room with candles and allow the mood to develop through nightfall. It’s so simple to work with items you already own, it just takes a little creativity and perhaps a second opinion. Set the table with your favourite accessories and layer sections with different finishes for a look that suggests you’ve been collecting pieces over time. For an otherwise crisp and modern approach, my preferred table accessory is a serving tray. In lieu of a placemat or traditional charge plate the tray comes in
small, large, matte and lacquered finishes — it will make your décor seem flawless. For me, it’s always the details that truly elevate the décor. There are so many easy ways to embrace the holiday spirit and enhance the beauty in your home. From small, subtle design touches to large over-the-top custom pieces, the possibilities are endless. Enjoy the season and just remember — decorating your home for the holidays far exceeds dressing up just the traditional tree.

how to mix and match tastefully by Yanic Simard
When it comes to fashion, patterns are mixed together all of the time. So, you shouldn’t be fearful of combining patterns in a room to make it come to life. The trick is to do it tastefully – without creating a décor disaster.
Here, I share my tips for combining patterns the right way: Begin Bold Start with one strong pattern – strong could mean thick lines, a particularly busy pattern, or very saturated colours – and build upon it. Balance of Scale The goal is for your patterns to complement one another, not work against one other; try to have an even mix of busy and subtle.

Textile Tips: 1 Choose soft furnishings that will work in any room of your home, so
Soften Prints with Solids A fabric without a pattern acts as a staple to all schemes. It’s sort of like the bread to a sandwich – things won’t look (or taste) good without it. One Colour, Different Shades A more simplified way of mixing patterns is to keep it monochromatic. Select patterns of one colour but choose varied shades (for example, light blue mixed with medium and dark blue). Don’t over-coordinate You want to avoid having your fabrics too “matchy-matchy.” If you’re using the same or similar pattern in more than one area, limit it to two places and have them spread far enough apart. My favourite patterns: Gingham This printed or dyed fabric, which dates back to the 17th century, is known for its checked patterns of white and a single bold colour (you’ll often catch me wearing this pattern). The size of the checks can vary in size, and the checks can appear in horizontal rows and vertical columns, or sometimes diagonally. Pinstripe A classic pattern consisting of very thin stripes running in parallel. It is most recognized in men’s suits and is very striking in home décor. Chevron A repetitive pattern comprised of sharp edges that look like the letter “V” (sometimes called herringbone or zigzag). This is on trend right now.

Pull the colours, lines, shapes and feel from the pattern on the fabric. 3 When selecting a fabric, keep its application in mind and consider these two important details: ›› Durability Look at the rub count – if the textile you’re considering is for upholstery and a piece that will be used often, the higher rub count the better. If it’s for drapery, a lesser rub count is suitable. Also, fabric with a higher thread count means a tighter weave, which is key to having fabric maintain its shape over time. ›› Clean-ability fabrics made of natural fibres will absorb stains much quicker than man-made fabrics, and they will clean up better. Fabrics made with man-made fibres are typically soil-resistant but don’t clean up as well.

SAFETY is no accident Q Since last summer, there have been at least 30 balconies constructed of tempered glass on 11 condo buildings in Toronto that have shattered. As a result, new regulations have been enforced but these interim building codes unfortunately do not apply to the hundreds of existing glass condo towers that already crowd the city’s skyline. This would suggest that in some cases, building to existing code isn’t always the safest route to take. Tell me about three instances where you find it absolutely essential to build above and beyond code to ensure a safer, higher quality outcome. A First, we have to remember that the Building Code is a minimum set of standards and not the official set of standards for all construction. Unfortunately, we as designers have to rely on the Building Code to guide us in the selection of materials for construction. All materials in the Building Code have been subjected to extensive testing, and construction methods have become standardized. And since the designer does not have the means to test materials him/herself, a scenario is created wherein the minimum standard is all too often exercised as the standard. Policy makers are moving in the right direction, and taking proactive measures in order to fix these problems. I would say the three most vital areas of concern for me relating to the Building Code involve the sections of Structure, Insulation, and HVAC. In all three categories, I will always advise to build beyond minimum code requirements. Q Now that we are heading into the holiday season, before decking the halls so to speak, let’s talk about some simple and cosmetic home improvement projects to give your home a stylish edge. One in particular would be installing crown molding. Could you layout the necessary steps involved in adding this feature? Could it be done over a weekend as a DIY project or would you recommend hiring a professional to ensure it is done properly?

A Honestly, it all depends on how your brain works. Some of us have a hard time understanding the angles required in order to cut and install crown molding successfully, especially when you get to 22.5 degree angles *if relevant*, and have to cut that upside down and backwards. OTHERWISE IT IS EASY, JUST FOLLOW THESE STEPS:
» With your crown molding, figure out which side is
up and which side is down (which end touches the ceiling/wall). » Determine the angle which you would like to capture (this varies) for the positioning of the crown molding on the wall. Mark this line both on the saw and on the wall. It is important that you position the molding the same way for every cut on the saw. » Mark stud locations on the wall. » Cut and install your first cut/section. » Measure, cut, fit and install each successive piece. » Cope joints as necessary. » Sand and fill all of the splices/voids. » Caulk the seams and prep for painting. Renovation demand heats up as weather cools down by BRYAN TUCKEY
NO MATTER WHERE YOU ARE IN CANADA THIS TIME
of year, you’ve no doubt felt the frosty chill as we prepare ourselves for yet another Canadian winter! December is a time when most Canadians are preoccupied with holiday-related concerns, but some homeowners have quietly been on the phone or at their computers looking for the perfect contractors for their home renovations this spring. That’s right, as I have mentioned in some of my previous columns, a professional renovator with a good reputation must be booked months in advance, so it’s important to do your research early. This involves selecting a short list of contractors that you feel are best suited to your needs, and invite them to sell their services to you. Don’t be afraid to ask for references or to see examples of previous work. A great place to start is the completely redesigned website renomark.ca – home of the national RenoMark program. RenoMark is a program originally started by the Building Industry and Land Development Association (BILD) back in 2001 to differentiate professional renovators from underground contractors.
The RenoMark brand stands behind professional renovators who have all agreed to a Code of Ethics, as well as a renovation-specific Code of Conduct that includes offering a minimum two-year warranty on all work, carrying a minimum of $2 million liability insurance, providing a detailed written contract for all jobs and returning all phone calls within two business days. The program was so well-received by homeowners that it immediately garnered interest from nearby provinces and today, the program is administered across eight provinces in more than 38 regional areas, each with its own searchable database of professional renovators Just visit renomark.ca and see if the program is available in your area, then start searching! Another great way to check for credibility is to see whether the company has won any awards recognizing the quality of its work. Many home builders’ associations, including BILD, hold annual awards ceremonies honouring the best renovation projects in various categories. These awards are judged by a team of experts and believe me, the criteria is quite strict. Last but not least, use your own judgement. If a renovator can’t sell himself to you, then perhaps you should move on to the next candidate. Your home is likely your biggest investment, so you want to put it in the hands of someone you trust. If ever during the renovation process you need to address a change or concern, you should be able to talk to your renovator without hesitation. A professional contractor understands this and will do his best to ensure that your needs are addressed immediately. These are all qualities of a professional renovator. You can find plenty at renomark.ca but I suggest you start early. Don’t let the snow on the ground fool you. Renovation season is a lot closer than you think!

Alta Infiniti, Woodbridge Silvana Longo sits down with Martin Singer, assistant sales manager at Alta Infiniti to talk about their recently renovated showroom and the Alta Infiniti customer experience. Q I understand that recently there was a complete overhaul of your entire showroom and facility at Alta Infiniti in Woodbridge. Your design and décor inspiration is that of a boutique style dealership to encourage a more intimate, modern and relaxing setting. What aspects of your service sets Alta Infiniti apart from other dealerships? A We have a much more relaxed environment, filled with very warm tones and soft surfaces, not the typical dealership from the past. The Infiniti guest is someone who appreciates the small details and is very forward-thinking and we want that to be reflected in our environment. Q Since 2003, Alta Infiniti has consistently sold the largest volume of all Infiniti dealerships in Ontario. Has the renovated showroom and facility further improved the customer experience you offer or was the renovation a way to reflect the type of polished and personalized service an Alta Infiniti customer is used to? A Our guest experience has remained the same in the manner in which we interact with each person that walks through our doors. We want everyone to feel comfortable and at ease, whether it be during the acquisition of a new vehicle or a routine service visit. We have been able to add a few small touches with our new facility such as two drive- in service bays and an indoor space for vehicle deliveries.
Q As a potential new customer, what can I expect during the showroom experience? And does the high level of customer service and car care continue with every visit? How do you provide that personalized service that keeps customers loyal to your dealership at Alta? A A showroom visit will give our guests the opportunity to see first-hand what the Infiniti brand has to offer. We provide each guest with all the information they need to make a sound purchase decision. We provide a guest drive on any vehicle they are considering. Once you are the proud owner of an Infiniti, we provide a complimentary wash each time your vehicle is in for service, as well as a complimentary loaner vehicle if your vehicle will be in for an extended period of time. Q How would you describe the Alta Infiniti customer? A Many of our guests have been with us for a long time. We pride ourselves on having a very large repeat client base, and this is a direct result of the level of service we have provided over the years. Our clients are familiar with what a luxury brand has to offer – this extends to many of the products and services they use on a regular basis. Our guests enjoy the finer things in life, and the Infiniti brand represents this very idea. Q What type of features and finishes did you introduce into the redesign to create the boutique style and warm, welcoming feel to the showroom? A We introduced many neutral tones and warm woods to our facility. Soft surfaces and modern art pieces complement the modern, relaxed feel. We have leather couches and armchairs for our showroom guests as well as our customers who are in for service. Fantastic coffee, espresso and cappuccino are available to all our guests as well as complimentary Wi-Fi.

Nearly Half of Canadians Planning Home Renovations This Fall: BMO Home Renovation Survey While renovation projects are typically reserved for the
spring and summer months, a BMO survey released today found that nearly half (49 per cent) of Canadian homeowners are currently undertaking or planning home improvements for this fall. According to the report, the main driver for doing upgrades in the fall is to get something done before winter (32 per cent). More than half (52 per cent) say the renovations are equally aesthetic and functional, while 34 per cent say they are mostly for looks. “Fall is a good time to focus on improvements and repairs for your home, as there are some things that may need to get fixed before winter rolls in,” said Laura Parsons, Mortgage Expert, BMO Bank of Montreal. “While the data show a significant number of Canadians are focused on aesthetic upgrades, it’s important to consider projects that will increase a home’s energy efficiency – particularly as the weather gets cooler and energy costs rise.” Top Fall Home Renovation Projects
Various industry experts note the most profitable renovation projects are improvements to kitchens and bathrooms, with a potential return on investment of 75 to 100 per cent. Painting – both interior and exterior – can also result in a high return of around 50 to 100 per cent. According to the survey, Canadian homeowners are making the right choices for renovations; 37 per cent of fall renovation plans focus on bathrooms, followed by kitchen improvements at 34 per cent and bedroom renovations at 29 per cent. Funding Home Renovations
The majority (54 per cent) will spend less than $1,000 on renovations this fall, while one-third (33 per cent) will spend between $1,000 and $5,000. In terms of funding home renovation projects, the report found Canadians will rely on multiple methods of payment: 40 per cent will rely on savings they set aside specifically for renovations, while another 25 per cent will rely on their personal savings. One-quarter will use a credit card to fund a portion of their renovations, while another 14 per cent will use a line of credit. Furthermore, fall renovators are planning to pull up their sleeves; half of the work getting done this fall (51 per cent) will be done by the renovators themselves, with the majority of them doing so in an effort to save money (70 per cent). “Both major and minor home improvements have the potential to add significant value to your home, but it’s important to consider all of the financial factors involved,” added Ms. Parsons. “A financial professional can help you determine the affordability of a renovation and ensure you get the greatest return on your investment without overextending yourself.”

will impact the value of your home by researching which renovations create increased value and are popular selling features. Measure twice (financially): Think long term when making financial decisions. Whether you are using savings or borrowing to renovate, take the time to meet with a financial expert to ensure the renovation fits in with your long-term financial goals and to avoid overspending. Have a back-up plan: Be financially prepared with a contingency plan to cover unexpected costs, such as a leaky roof, broken pipe or other course corrections that may occur during the renovation project. A BMO personal line of credit can give homeowners the flexibility to borrow what they need, when they need it. For larger projects, homeowners can consider a secured line of credit, such as a BMO homeowner’s line of credit. The survey results cited in the BMO Fall Home Renovation Report conducted by Pollara are compiled from a random sample of 1,000 Canadians 18 years of age and over between October 13 and October 16, 2012. A probability sample of this size would yield results accurate to ± 3.1 per cent, 19 times out of 20.

BRUSSEL SPROUTS WITH BACON Chef Mark McEwan certainly knows his way around a kitchen. He has cooked for Pope John Paul II, has hosted several Food Network programs, opened four successful restaurants, and has had a gourmet food store, aptly named McEwan, at The Shops at Don Mills since 2009. With 35-plus years in the culinary industry, McEwan was recently head judge on Top Chef Canada.

1 dozen brussel sprouts 1 tbsp. vegetable oil 1/2 Spanish or vidalia onion 1/4 cup top-quality bacon cut into lardons » Pinch of salt and a pinch of pepper DIRECTIONS » Preheat oven to 375˚F » Trim and then cut across into the stems of the brussel sprouts. Blanch in boiling salted water until just tender - two or three minutes and then shock them in ice water. » Drain and set aside. » Add 1 tbsp. of the oil to a sauté pan or oven-proof skillet on low heat, and caramelize the onions. After approximately 10 minutes, when they are completely wilted and beginning to brown, add the bacon. Stir frequently. » Halve the brussel sprouts. When the bacon is beginning to brown and becoming just a little crisp around the edges, add the sprouts to the pan and sauté them briefly, allowing their water to deglaze the pan. Then add the remaining oil, season and transfer to the oven. » Roast for 30 minutes. If you choose, shave some pecorino romano over top just before serving. WHEN IT’S TIME TO
waterproof tHe Basement is DamP, JUst not QUite right. Is it a problem? The answer is yes. There is a problem with your foundation, it’s letting water into your home and it needs to be fixed. Professional waterproofer Stephen Ksiazek is principal of The Waterproofer (thewaterproofer.ca). While it might seem obvious that dry is good, wet is bad, it’s astounding what Ksiazek has found – repeatedly – over his 30+ year career. Water doesn’t belong inside your home. It’s not a matter of destroying the foundation, Ksiazek explains, the concern is the damage that it does once water gets inside. In past eras, when homes were originally built, basements were unfinished and unused. They contained no organic material like drywall or flooring. “If your basement is empty concrete it doesn’t really matter,” says Ksiazek. “But now we want to use every square foot of the house,” explains Ksiazek. Finished basements are common, but this creates conditions not conducive to a wet basement. Carpeting, drywall,

furniture and décor, when mixed with water, is a perfect environment for mould to grow. Once mould starts to grow, contamination can spread quite quickly. Mould carries a host of health concerns, from allergy symptoms and headaches to respiratory illness and more serious issues. “After spending $40-, $50$60,000 on a basement reno, nobody thinks to waterproof. It happens a lot,” says Ksiazek. “Nobody thinks to waterproof first.” And it’s not just occasionally – he sees it all the time, quite regularly in homes that have been flipped. Not wanting to detract from the overall profit with an expensive job that won’t add to the sale price,

instead of waterproofing, a fresh coat of paint and new drywall can conceal dampness long enough for an unaware homebuyer to purchase the problem. He feels that there’s also an issue that a contractor hired to finish the basement doesn’t want to add another job that may take away from their budget, even though they may be looking at a home whose age and style warrant having the job done. Other times Ksiazek believes that it’s purely an oversight. “The vast majority of homeowners don’t understand what their foundation does, other than hold up their house.” Ksiazek strongly recommends having someone check the foundation and basement for dampness during a home inspection, and highly recommends having it checked before beginning any basement renovations. Sometimes you can feel the dampness, sometimes you can see moisture or wetness in areas. Those are bad signs. Ksiazek prefers a more scientific approach. Using an infrared camera and a moisture meter, leaks and dampness can be located. A free and easy inspection can save the expense of renovating the basement twice, or let a homebuyer make an informed decision about purchasing a potentially costly issue. Ksiazek also suggests basement renovations be done with water-resistant materials. Greenboard and Bluewood can handle moisture, and can be used instead of regular lumber and drywall with little added expense. Most people are simply afraid to address the problem because of price. Surprisingly, it’s not as expensive as you might fear,
especially if you can localize the problem. It’s certainly less expensive than renovating twice. Repairing the foundation generally needs to be done from the outside of the home. Once the issue is localized, a trench is excavated alongside your home to expose the affected areas of your foundation. The amount of space available beside your home will determine whether the trench is machine excavated or dug by hand. The wall is then scraped and cleaned, after which, any holes and cracks are filled with hydraulic cement.

After repairing the foundation a liquid waterproofing membrane, actually a rubberized asphalt membrane, is applied to the foundation. There are many different products that can be used for the process says Ksiazek, explaining that they vary in quality – and are priced accordingly. He strongly advises not cutting corners on this product since its cost is minimal compared to the labour involved in the entire process. Insist on a quality product. This product can keep the home from having future issues. Once the membrane cures – it takes up to 24 hours – a second membrane is applied in the form of boards that keep water and water vapour away from the foundation wall. It’s a third layer of insurance that your waterproofing won’t fail. The final step before filling the trench is to lay weeping tile at the foot of the foundation. A four-inch perforated pipe, it essentially helps water drain into the ground instead of towards your foundation.. The waterproofing process is extremely labour-intensive, with material costs a less significant factor in the price. Ksiazek recommends that, when sourcing a water-proofing company, don’t just go with the bid, ask and research the materials they’re going to use. “It’s not cost, it’s value,” he explains. Investigate the options and go for upgraded materials. Also discuss a time frame. A very low bid or a company that quotes a one-day job should send up a red flag. Because of the time it takes for the products to cure alone, the ground cannot be filled less than 24 hours after a liquid membrane application, otherwise it will never harden. Ksiazek has been called in to redo waterproofing and found jobs where the membrane is still tacky, years later, because it wasn’t given enough time to cure and solidify. He realizes that most homeowners aren’t aware of the process and that waterproofing is an area where a poor job won’t be noticed for quite some time. It’s not a regulated industry and it’s not a do-it-yourself project. “This is also not something that you want to pay to do twice,” he explains, though he’s unfortunately seen too many homeowners have to do just that. The bottom line is, just check. Have the foundation inspected, be suspicious any time you find water where it shouldn’t be. It’s key to enjoying a nice, dry and healthy basement addition. december 2012 Home Décor and Renovations 45
