hen only a new home will do, those in the market will be pleasantly surprised by the exceptional value and attention to detail a new home offers. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint. If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one: ›› Shop the mortgage market to see what you can afford before you start your hunt; ›› Obtain a lawyer who is willing to review your offer as well as help you close the home; ›› Don’t be persuaded by high pressure sales tactics while you’re out shopping; ›› Determine which options and upgrades you want as part of your offer and ensure your lender will finance what’s required, if needed; ›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction. Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your final decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your first steps in the home-buying process. Resolve to plan carefully in 2013

Still-low rates provide homebuyers with an opportunity to buy, but not at any cost

T

he last couple months of 2012 were certainly interesting – simultaneous talk of slowdowns and soft landings in some markets, increases, upticks and value gains in others. Indeed, now more than ever, housing and economic conditions serve as reminders of how local real estate is. What’s going on in one part of the country or province or in a specific property type, may be completely different from another. On the positive side are interest rates that are still at or near historic lows, with the next Bank of Canada rate announcement to come Jan. 23. Many experts don’t expect rates to begin rising until mid-year at least, while cautioning that Canadians should not confuse cheap money – if they qualify – with free money. The BoC continually keeps a close eye on household debt and other signposts for any warnings we’re taking on more debt than we should. Your best strategy as a prospective homebuyer? Meet with your broker or banker to see how you can take advantage of these opportunities, without getting in over your head.

Explore the options before you sign your next mortgage renewal

When it’s time to renew your mortgage, sharpening your focus and thinking about your future could help put thousands of dollars in your pocket. Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience. By doing your homework, you’ll likely be one step closer to being mortgage-free. Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in your job or family situation, renewal time is a great opportunity to re-evaluate your needs and the mortgage that would work best for you. In most provinces when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up. Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, or will you take the time to meet with your lender face-to-face? keep your business, meeting with them could help you secure a reduced interest rate and a better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position over a period of time. If your lender is not willing to do this, you are not obliged to renew your mortgage with them. I recently purchased a rental investment property. Fortunately, the home was rented quickly. However, last summer because of several days of heavy rainfall, the roof leaked terribly and our ceilings were partially water damaged. I had to reshingle and replace almost half of the entire roof and repair the ceiling and floors. It also cost me more than $1,200 for a new fridge and stove. I have an individual who prepares my income taxes who has advised me that these are capital items and I could not deduct them for my income taxes. I find that ridiculous to be out of pocket that amount of money and I cannot deduct it. Sam, Toronto

Real estate rental deductions are always contentious, and Canada Revenue Agency frowns on expenditures that should be capitalized as opposed to being expensed immediately. As an accountant who deals with real estate investors on a regular basis, I can tell you your concern is not isolated. The Income Tax Act does provide guidance with regards to capital items and current expenses.

Capital expenditures – Generally, these are expenditures that will provide benefits and a useful life for several years – such as appliances, air conditioners and dishwashers. The Income Tax Act provides for Capital Cost Allowance (CCA) deduction for capital expenditures that can be expended over the useful life of the asset. Deductible Expenses – Generally, these expenditures may be deducted in the year they are incurred. insurance, utilities, mortgage interest, advertising cost, legal cost, accounting fees, and repairs and maintenance. It would appear your repairs were performed to maintain the property to its original condition and would therefore be considered a current expense. However, the fridge and stove must be capitalized. Investors should always have a good accountant who deals with real estate investments on a regular basis to ensure the right advice is given.

I recently started my own small business, which is registered as a non-incorporated business. It earned approximately $34,000, less expenses. Additionally, I am employed full-time, as is my wife. What is my final date and can I choose my own year-end for my company? Yves, Oakville

Congrats on joining the ranks of entrepreneurs. Many individuals talk about starting their own business but are reluctant to do so for various reasons. The primary obstacle is finances, followed by lack of knowledge about where to start. Individuals who are strictly T4d – that is, employed full- or part-time – were to file their year’s personal tax return on or before April 30 of the following year. Selfemployed (including non-incorporated businesses) taxpayers and their spouse had to June 15 to file their tax return for the previous year. However, any income taxes owing would have to be remitted on or before April 30 of the filing year. Therefore, you should have your tax returns prepared before the end of April to avoid any interest penalties.

Location and price are typically the two most important aspects of buying a new home that people consider, and remember to compare apples to apples. The same size home in an established area may sell for more than in an up-and-coming area where you will have to wait for amenities and infrastructure to be completed. And keep in mind that the purchase price is only the beginning. There will be closing costs, and your builder representative should be happy to provide you with the details of those. Once you research these costs, you may find the homes you are looking at are not within your financial reach. Closing costs can range up to 2.5 per cent of your purchase price. Among these charges are the Tarion Warranty Corporation enrolment fee, provincial Land Transfer Tax (plus the Toronto Land Transfer Tax if you buy a home within that city), legal fees (plus G.S.T. on those), out-of-pocket expenses your lawyer may incur on your behalf, and mortgage expenses and adjustments such as realty taxes and utility charges. My advice is to visit Canada Mortgage and Housing Corporation’s website (cmhcschl.gc.ca/en/co/buho/index.cfm) and download the guide called “Homebuying Step by Step.” This publication covers the following topics: Is Homeownership Right for You?; Are You Financially Ready?; Which Home is Right for You?; The Buying Process; and Now that You’re a Homeowner. By the numbers – changing spreads and changing guidelines Talking about the price of a five-year mortgage and the spread on the bond yields can be very confusing for the average Canadian. Since most people don’t understand it, the media tends to avoid writing about it. As a result, some glaring discrepancies go unreported and questions remain unasked. Let’s start with some basics: ›› A bond yield and a bond price have an inverse relationship. Don’t worry about trying to understand that – you simply need to know that if the bond price goes up, the bond yield goes down and vice versa. ›› Canadian banks and lenders use the bond yields to determine their “spread,” or profitability. ›› T hey like to keep the spread to a certain range. For example, five years ago, the spread would be between 90 and 130. That means you take the five-year mortgage rate (say four per cent) and subtract the current five-year bond yield (say 2.95) and the difference should be between 90 and 130. If the difference is below 90, then that is a signal for banks to raise rates. If it is above 130, then they would lower rates. In the above example, 4.00 – 2.95 = 1.05, so that would indicate the rate is within the comfort zone and therefore not likely to move. Now let’s look at the way things are today: ›› Let’s assume a five-year bond yield is 1.66 per cent ›› A nd a typical five-year published mortgage rate is 3.59 per cent ›› 3.59 – 1.66 = 1.93 Based on the numbers that were used five years ago by the chartered banks, a spread of 1.93 would be .63 over the comfort zone – meaning very profitable – and a signal to lower rates (arguably to as low as 2.96 per cent for a five-year term). However, lenders are no longer using the same model for spreads. In fact, due to (and I quote) “the uncertainty in the bond market is forcing a wider than normal margin until investors see some stability return” – the current range that lenders are going by is 1.75 and 1.95. As such, the spread of 1.93 for today’s interest rates is actually at the high end of the comfort zone, but still within range. Some lenders are offering a quick close special of 3.39 per cent, which puts the spread at 1.73 and therefore out of the comfort zone. Any increase in the bond yield will result in those rates increasing, not decreasing. Suffice to say, it would appear that the banks are making significantly more profit on five-year mortgages today than they did five years ago. But having said that – they also experienced the global credit crunch of 2008 and saw first hand the impact to global banks when liquidity in the markets disappeared. And although we complain about the profitability of the chartered banks, it was this very fact that made them the envy of the world when their counterparts in other countries suffered. With ongoing credit and financial issues in Europe and the United States, perhaps the Canadian banks are wise to shore up their coffers while they can. In the meantime, the more investors flock to safe harbours amidst turmoil

and uncertainty in the global markets, the more bonds they will buy. The more they buy bonds, the higher the price goes and as such, the lower the bond yields go. Whether this will translate into lower mortgage rates for you is yet to be determined. And while we could argue that the long-term rates could go even lower or in fact that they should be lower, they are still the lowest they’ve been in a lifetime. So, whether you choose to take a variable with a lesser discount or today’s low long-term rate – one thing is certain: rates are low – if you have a mortgage or you’re planning to get one, take advantage of these low rates today and accelerate your debt reduction. Stability will eventually return to the markets and investors will eventually shift back to equities. When that happens, bond prices will drop, yields will rise and so too will your long term rates. In the meantime, enjoy them while they’re here.

As if purchasing a new home isn’t intense enough, homebuyers (with the exception of firsttimers) also have to sell their current properties. The fact is, few homes are ready to go on the market as-is. It’s not just a matter of tidiness – though that’s certainly crucial. It’s about helping potential buyers to connect emotionally with your space. That means making your home welcoming to as many people as possible, often at the cost of your own personal taste. This isn’t easy, but a professional stager can help; your realtor may even have one on staff. If a stager isn’t in the cards, there are steps you can take on your own. First off, de-clutter. Chances are, you’ve got twice as much stuff as you need to show your home to its best potential. In addition to removing obvious messes, this includes things like extraneous furniture, children’s toys, knick-knacks and family photos. This can be emotionally difficult, but

remember: the goal is to make it easy for potential buyers to imagine their own possessions in your space. Next, fix unfinished projects. If buyers see loose floor tiles and cracks in the wall, they’ll wonder what other issues are lurking under the surface. Don’t give them cause to worry. To make rooms appear larger, replace puffy, over-sized furniture with sleeker pieces. In the bedroom, you’re better off showing a queensized bed and two small bedside tables than a king with none. To find the right pieces, you can beg, borrow and, if necessary, lease. Bright paint or outdated wallpaper? Replace them with neutral wall colours and add vibrancy with throw pillows and vases. Splurge on fresh, sweetly scented flowers for an open house; they’ll pay for themselves. Mirrors are a wonderful tool for filling empty walls. And, whatever the décor in your bathroom, thick white towels will lend a hotel-like vibe. For extra curb appeal, give your front door a fresh coat of paint and temporarily take your storm door off the hinges. Invest in two urns; plant them with pretty, seasonal flowers. In winter, cedar branches draped with ribbon are just as beautiful. I can guarantee that all this work will have a huge payoff, so keep your eyes on the prize. After all, in your brand new home, you can have things exactly the way you want!

Follow these steps to see if you’ll qualify for a mortgage on your dream home

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.
