hen GTA Home Builders’ Annual sat down to plan this issue, particularly the question we would pose to our Expert Panel (see page 44), the issues to address were clear. The economy is expected to perform well in 2015, but housing affordability is being increasingly tested. Location has always been central to real estate, but for a myriad of reasons, lifestyle and housing type are increasingly entering the equation. How should consumers weigh these considerations to make the best homebuying decision? That’s a lot of information – very serious information – for homebuyers to digest. The contributors to our Expert Panel – executives at some of the GTA’s most experienced home builders – already know this, because they live it every day. And they have excellent insight to help clarify your answers. The home building industry – like so many other sectors in Canada – is changing. A new era of home purchasing by BRYAN TUCKEY BUYING A NEW HOME IN THE GTA can be an exciting experience, and there is a significant difference between shopping for ground-related homes and condominiums. The GTA is a tale of two markets, with demand outpacing supply in the lowrise sector, leading to reduced choice for those looking to buy a ground-related home. This means purchasers should be prepared to act quickly when they see their dream home, as it won’t be on the market for long. In many cases, the lowest-priced homes are purchased shortly after the sales office opens. A recently launched project in East Gwillimbury featuring singles and townhomes sold out in a matter of hours! While this doesn’t mean purchasers should rush into their decision, it’s important to do your homework well in advance and figure out what type of home you are looking for, in what part of the GTA and at what cost. Knowing how much you can afford is the first and most important step, and will greatly influence the remaining decisions you have to make. There are plenty of resources available to calculate how much you can afford to pay for your new home, such as CMHC’s free online mortgage calculator, but I would recommend reaching out to a professional mortgage broker. Once you’ve figured out how much you can spend, it’s time to decide between size and location. If public transit and neighbourhood amenities are an important part of your everyday life, you’ll be looking to buy in the city of Toronto where more than 90 per cent of all new homes built are condominiums. This is the result of provincial

intensification objectives that our industry has been implementing since 2006. As condo prices have stabilized over the last few years, the average price of a new condominium in the GTA is approximately $266,000 cheaper than that of a groundrelated home. There is a good supply of new condominiums currently on the market, which serve as a good option for many first-time buyers and downsizers, as well as people who prefer a more urban, amenity-rich lifestyle. If you are an expanding family or need a larger space, chances are that you’ll be looking for a home in the 905 areas of the region. You will find that the supply of new ground-related homes has decreased significantly over the years, which resulted in a rapid price increase. A new ground-related home in the GTA is now more than $710,000, decreasing as you move farther away from Toronto. If you can afford it, you will benefit from continued price growth for years to come, but if you are lucky enough to find your dream home – don’t delay as it won’t sit on the market for long!

IF YOU ARE LOOKING TO BUY a new home in the near

future – you can expect to see some new, innovative and safe housing options to choose from in the GTA and across Ontario. Last year, the Ontario government made changes to the Ontario Building Code (OBC) that will now permit six-storey wood residential construction in our province as of January 2015. And that’s great news for consumers, municipalities and builders.

The arrival of six-storey construction in Ontario means there will be new housing, rental and mixed-use options for consumers, businesses and municipalities – and that ultimately means more choices for homebuyers – offering a variety of sizes and design features for people of all ages and different budgets. Prior to these


LAST YEAR, THE ONTARIO GOVERNMENT MADE CHANGES TO THE ONTARIO BUILDING CODE (OBC) THAT WILL NOW PERMIT SIX-STOREY WOOD RESIDENTIAL CONSTRUCTION IN OUR PROVINCE AS OF JANUARY 2015 OBC amendments, builders in the province were restricted to four-storey wood frame construction. Six-storey wood construction is currently being built in many countries around the world, and has been available in British Columbia since 2009. Since then, more than 5,000 units have been built in BC. When the Ontario government initiated a technical consultation on six-storey wood, it wanted to balance two primary “made in Ontario” objectives – to help increase opportunities for designers and builders to create innovative, flexible and affordable new buildings and to maintain Ontario’s high fire safety standards for both the public and fire service personnel. Thanks to wide-ranging, extensive consultations with many organizations involved in the residential construction industry and with Ontario fire officials, both of those objectives have been accomplished within the new Code amendments. The Ontario Home Builders’ Association (OHBA) and other stakeholder groups including the Building Industry and Land Development Association (BILD), RESCON, the Canadian Wood Council and the Ontario Architects Association (OAA) fully supported the provincial government’s desire to allow this innovative housing option in Ontario. And here are some reasons why: » The idea of building midrise residential and mixed-use buildings on urban corridors throughout the GTA and Ontario is a fundamental component of creating sustainable cities and regions. » At a time when the market is dominated by either highrise or lowrise building, six-storey wood construction would add another option to the market. » Wood construction is an excellent choice for any residential, commercial, industrial or public building – it has a low environmental impact, is safe, durable and aesthetically appealing. » These are safe buildings, with full sprinkler systems and inspected by the local municipality.

» Expected benefits in Ontario include increased availability of housing options for consumers, increased tax base for municipalities, a minimized carbon footprint of building construction and job creation. » Use of Ontario/Canadian wood products is good for the economy and the environment. Ontario is confident that six-storey wood construction will be a safe, community-friendly option for midrise construction. And with an increasing planning emphasis on the need to build higher density, mixed-use communities in the GTA and across Ontario, woodframe buildings will provide yet another opportunity for builders, architects and designers to be creative with some innovative housing designs. Builders and developers in Ontario’s housing industry are excited about this new housing option for their customers and are already meeting with municipal planners to develop best practices to provide this form of housing in communities across the province. More housing choice, construction innovation and flexibility – great opportunities await with six-storey wood homes in Ontario.

Trends in lowrise homes in the GTA by WAYNE KARL

TOWNHOMES, SEMIS, SINGLES… What are the trends in new lowrise homes in the GTA? Where can you buy, and for how much? Location, location, location has always been the golden rule of real estate, but more and more, homebuyers are putting more stock into exactly what this means. Proximity to infrastructure and transit, for example, is becoming more important than ever. “Especially with regard to the Millenials, in their 20s and early 30s, people who are very particular about where they want to live,” says Dana Senagama, GTA senior market analyst for Canada Mortgage and Housing Corp. “Proximity to both work and play plays a role in their decision to live downtown.” There’s also more research providing valuable insight into the subject. Case in point, a recent report by the Pembina Institute and RBC that examined homebuyers’ preferences for home location in the GTA. The survey asked a series of questions to gauge respondents’ preferences for location-related attributes – such as walkability, commute times, home size, neighbourhood, home prices and transportation costs when making home location choices. The survey shows that a large house and spacious lot – the dream of many homebuyers – are not as important as living in a neighbourhood that is walkable, includes mixed-use features, is transit-connected and offers shorter commute times. GTA homebuyers would choose a more modestly sized home to enjoy these attributes. In fact, the survey shows a clear preference for location-efficient suburbs over those that are car-dependent. If you can afford a lowrise home as a first-time buyer, know that the market is a strong performer. In their Strategic Review of the GTA’s 2014 new home market, RealNet Canada Inc. and the Building Industry and Land Development Association (BILD) confirmed that lowrise prices hit record highs last year. This is thanks to the popularity of the housing type, but also provincial government policy. “Our analysis of the 2014 market and the story the numbers tell is frankly less about the year that just passed and more about a policy decision made by the

provincial government a decade ago,” says George Carras, president of RealNet. “The desire to curb sprawl and encourage intensification has led to the continued condominium boom in the 416, spiking home prices and a widening price gap between lowrise and highrise housing product.” The home price index for new lowrise homes in 2014 closed at a record high of $705,813 – up eight per cent from 2013. By comparison, the highrise price index was $454,476 – up four per cent. The price disparity between low- and highrise homes widened to a record $251,337 in 2014. Given these challenges with availability and rising costs, “townhomes are becoming the new singles,” Senagama says. Location is a personal preference with many factors, “but purely based on price, if you’re looking to buy a lowrise home, I would say the Durham region, especially in Oshawa and Whitby – those are areas where you’re still able to get in at a much more affordable price if you’re looking for a single-detached home. “The beauty of the GTA is that you can choose between different municipalities,” she says. “If you want to live in the downtown core, the price points are far outreaching for a lot of young, first-time buyer families – but perhaps you could buy a property in Milton at a much lower price. The good news is that there’s product choice out there, and different regions to explore.” 2015 Home Builders’ Annual

How to select a real estate lawyer by JAYSON SCHWARZ

NOT ALL LAWYERS ARE CREATED EQUAL. If you needed a heart surgeon, you certainly would not go to see a podiatrist. By the same token, lawyers generally have expertise in one area greater than another. Do not believe that the granting of a law degree instantly bestows knowledge of all laws on the head of a lawyer. The first thing you need to do to find a lawyer is the same thing you ought to be doing to find a home – research! Where do you look? Start with media and look in magazines (editor’s note – you already have your issue of The Home Builders’ Annual, so you’re off to a good start!), newspapers, the Internet, watch real estate television. Generally speaking, the lawyers who appear in public, speaking or writing about real estate, are thought to be experts in the area. Go to seminars and listen to the speakers. Generally, if a lawyer is taking the time to participate in a seminar, he/she knows what he/she is talking about and is happy to take on new clients that come out of those seminars. Next, go online and check out the websites of different real estate lawyers. Look to see whether they give good, informative advice; whether they give you pricing; and whether they make you feel comfortable. Call the Law Society of Upper Canada, Lawyer Referral Service. This service keeps lists of lawyers and refers requesting members of the public to lawyers who practice in the area requested. This just gets you someone in the area. You really need to check them out when referred. Speak to friends who have used a lawyer for the type of service you require and ensure they did the job professionally, courteously and for the price quoted. Who is making the referral? Is the referral coming from a real estate agent, a mortgage broker or a bank? This is not necessarily bad, but you have to be careful. Quite often, lawyers develop relationships with various groups over the years and receive referrals because they do a great job. On the other hand, ensure that your lawyer is independent and will represent your interests even if it puts him/her into an adversarial position with one of those parties. This is quite important, so make sure you are comfortable with this issue before you hire someone.

Now to bring this back to the original idea, what you need to understand is that there are general law practitioners just like there are family doctors. What this means is that a lawyer may have a wide-ranging practice composed of many areas. The smart lawyer who falls into this category knows that if there is a serious issue that arises outside of their expertise they should bring in a specialist, just like your family doctor would. The bad lawyers try to do it all. The general practitioner can probably handle your real estate deal just fine, but make sure he/she understands any complicated offers and that he/she reviews them carefully, pointing out any problems. Ensure that he/she knows what can be negotiated and what cannot, or you may lose your deal. Remember, your lawyer is a very important part of the process, so take your time and find the right one.

When buying new in Ontario, rest assured your warranty is backed by Tarion by HOWARD BOGACH WHEN BUYING A NEW HOME, there are many decisions to make: downtown or suburbs, two or three bedrooms, hardwood or laminate. But the one thing you don’t have to worry about is your new home’s construction. That’s because almost every new home and condo sold in Ontario comes with a builder’s warranty, backed by Tarion. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home or condo is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection, in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home.

The delayed closing and occupancy provision means your builder guarantees that your home or condo will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay your condo’s completion. In many cases, your builder will be required to compensate you if a delay occurs.

from your home’s date of possession. The two-year warranty protects against defects in work or materials in the electrical, plumbing and heating delivery and distribution systems owned by your unit. It continues to provide protection against violations of the Ontario Building Code that affect health and safety, and applies for two years beginning on the home’s date of possession. The seven-year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home.

The one-, two- and seven-year warranties begin when your home is complete and ready for possession. The one-year warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first-year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems, and is in place for one year

T

he trends we’re seeing with our customers and the research we’ve done clearly suggest that the traditional North American idea of housing – big house on a big lot in suburbia – is nowhere near that simple anymore. It’s critically important in today’s world to focus on how you actually live, taking into account a whole host of considerations. First and foremost is the notion of thoughtfully designed homes, instead of just bigger homes. In terms of the interior design of the home, a key question for homebuyers is: how is space utilized within the home? I think of it as the “jewel-box theory” of design – if you think about a jewelry box, it’s very small but it uses the space within it extremely effectively; it’s highly organized. And so as we move away from these very large homes with big rooms, we move toward smaller homes but try and utilize the space much more effectively. A specific example is thinking about the transition from outside to inside. At Mattamy, we put a lot of thought into “stop-and-drop” spaces and landing areas coming into the home from the garage. It’s all about a constant evolving of the design to ensure that the primary functions of a home are preserved at an appropriate scale, while a lot of the secondary functions are reduced. Utility rooms, hallways and places where you don’t spend a lot of time become smaller, to ensure that there are still generous kitchens, Great Rooms and bedrooms – more of what people want and use in their home and less of what they don’t. The lowrise industry can learn a lot from the highrise industry in terms of efficiency of design. The way highrise units have maximized the usability of the square footage through really thoughtful design, is beginning to happen on the lowrise side. Homebuyers also need to think about all of the other places where certain aspects of family living take place. It’s no longer the case that the primary place where you raise your family is within the confines of your house and yard. You use the community and all the amenities around as part of that – whether it’s the local arena, park or library. A smaller home and yard, with all of the right amenities around it, are important considerations to weigh when thinking about housing needs. The best advice for homebuyers trying to weigh all these factors is that what your family really needs from a home and community is the most important thing. If you invest in location, thoughtful design and amenities – and not simply square footage – you’ll always be much better off.

his next year will be positive for Ontario. The world’s population is continuing to migrate to major urban centres, and we’re seeing a continued growth in major cities across North America. Employment opportunities, shorter commute times, culture, amenities, lifestyle and walkability are big factors as to why individuals and families are moving to the downtown core. Location and lifestyle are key influencers when purchasing a home. As a homebuyer, it’s important to research your builder, location and neighbourhood where you want to live. Determine what services and amenities are important, including schools, libraries, recreational facilities, parks, public transit, shopping centres, hospitals and other significant conveniences. It’s also important to understand costs and financing over the long term. Low interest rates provide more buyers the opportunity to participate in the housing market. Affordability and lifestyle needs will determine the type of housing and locations people desire. For those wanting to live in downtown condos to be close to work, the vibrant cultural and arts scene, a car becomes less relevant because of walkability and access to public transit. The cost savings of operating a car can be allocated to both the required down payment and on-going mortgage obligations. This allows couples and families to build equity in their home as opposed to funding a depreciating asset such as a car. Condominiums often provide many shared amenities, including gyms, pools, indoor/outdoor lounges and gardens that can enhance the urban lifestyle and minimize additional costs for club memberships. For those who prefer to purchase in the suburban communities throughout the 905, community services and amenities are becoming an increasingly important factor in choosing a location. Transit is also a huge consideration when selecting a suburban community, in order to facilitate affordable and convenient access to the downtown employment centres. With increased suburban intensification, public transit can be extended due to increased ridership. The anticipated completion of the subway extension into the 905, the Mississauga Transitway (a bus rapid transit link), SmartTrack and Metrolinx transit epicentre in Etobicoke are just some plans to improve public transit in the GTA providing more options for desirable communities. It’s important to look for spaces where people can thrive and be happy. Employment, education, walkability, transit, density, culture and diversity are the factors that create a great city. Buyers should consider these factors when choosing a location in order to ensure you make a solid investment in their new home.

Gabriel

GABRIEL WAS SIX AND A HALF MONTHS OLD WHEN HE developed a fever and flu-like symptoms. After seeing his pediatrician, Gabriel went to a local hospital to undergo bloodwork which showed that his red blood cells were extremely low, and his white cell count, extremely high – an indication of blood cancer. Fearing leukemia, he was rushed by ambulance to the Hospital for Sick Children (SickKids). That night, April 23, 2012, Gabriel was diagnosed with infantile acute lymphoblastic leukemia. Gabriel spent the next six months almost entirely at SickKids since his condition required extremely close monitoring. Acute lymphoblastic leukemia (ALL) is a cancer of the white blood cells characterized by excess lymphoblasts. Malignant, immature white blood cells continuously multiply and are overproduced in the bone marrow. Normal cells like red blood and platelets are under produced which can ultimately result in organ failure and death if not detected early. ALL is the most common blood cancer in childhood with a peak incidence at two to five years of age and another peak in old age. Infant ALL represents about two per cent of all paediatric cancer and is much harder to treat than childhood leukemia. Doctors told the family that Gabriel’s condition was extremely serious. Upon diagnosis he was already very sick. His healthcare team indicated that survival rates for this type of cancer are documented at less than 50%. Gabriel experienced several long and intensive chemotherapy cycles. The first four cycles included chemotherapy that could only be given in-hospital.

Upon completion, Gabriel was sent home to continue his treatment mostly as an outpatient. Nearly one hundred days before Gabriel finished treatment, the cancer returned. He was readmitted to the hospital and spent eight months undergoing an even more intensive chemotherapy regimen including radiation. In June 2014, Gabriel was fortunate enough to receive a bone marrow transplant from his older sibling. Since returning home in August, Gabriel has been in isolation due to his immune compromised state. Gabriel is making a slow and steady recovery. His kidneys, which suffered significant damage as a result of his life-saving treatment, have begun to heal, with the hopes that he will recover to optimal health. “This has been a long journey and SickKids has been there every step of the way. The hospital became our home and the staff our extended family. It is a very lonely existence when you hear the words ‘your child is sick’, and SickKids took care of our entire family. The SickKids team enabled us to keep moving forward during a marathon that required a sprint finish. Gabriel’s team took a holistic approach to his care. While all were focussed on saving his life, it was never forgotten that Gabriel was still a child who needed normal childhood experiences. SickKids is a place where Gabriel felt safe, where he made many friends and participated in fun programs and activities. SickKids hospital provided us with a community that we will always be part of.” – Asaph, Gabriel’s dad.

he first step, to save time – and possibly disappointment – buyers today should visit their bank and speak with a mortgage representative before beginning their home search. This way, they can determine the amount for which they qualify and create a more accurate picture of what they can afford. While location is the most important factor to the majority of buyers, there are a number of other vital factors to consider in finding the home that will meet all of your family’s needs. Homebuyers need to establish the size and type of home they want, and search in the areas that meet those desires within the approved amount. If your desired home sizes and styles conflict with location, you may need to compromise. In this situation, take time to reflect upon your priorities, and either refine your search to include homes with smaller square footage, or broaden your search areas to include additional locations. We see these types of compromises all the time. For example, a growing family in need of more space may have to drive further out from their first choice location in order to afford the housing type they’re looking for. For the first-time buyer, the same holds true as far as location and affordability. If the location is the true determining factor, then the housing type may need to be modified in order to meet the location and transit criteria. You also need to look at your overall living expenses, and the impact your new home purchase will have. Does their preferred location require an additional vehicle, and if so, what are the costs associated? Is transit close by? And what are the savings of this proximity? These are just a few of the factors you’ll need to consider, as you may be able to find more money to put towards your ideal home and location by making changes in your overall budget. As a part of the budget calculation, buyers should also consider the benefits of purchasing a new home over a resale home. New homes have warranty protection that resale homes do not, and with all components being new, it will be a long time before a roof or furnace will need to be replaced. When you factor in these savings on future maintenance, you may be able to be a little more flexible on your price range when purchasing. The greatest advantage for today’s buyers is that they have lots of available choices, and there are many reputable builders creating high quality communities to accommodate your needs. If you do your homework, creating a realistic budget based on needs and priorities, you’ll be sure to find a home your family will love for years to come.

he old saying about “location, location, location” has always rang true in real estate, and this year I think it is more appropriate than ever. For homebuyers in the Toronto marketplace today, location needs to be their number one consideration. For many buyers, their location choice is both important and complex. Where you choose to live governs proximity to work, distance to family and friends, ease of access to shopping, entertainment and community services, and even the school district for your children. Housing experts often talk about the “lifestyle” factor in the homebuying decision process, but the connection that some people tend to overlook is that location is ultimately the key driver of lifestyle and quality of life. The location of your home will determine if you are within walking distance of basic shopping and services, if you have access to high quality transit options, or how long you will have to spend in your car travelling to places. As the population of the Greater Toronto Area continues to grow, traffic congestion and commuting times will impact our daily lives more and more. For anyone looking to be buy a home this year, I would urge them to not just think about whether the location works for you from a commuting and travel perspective today, but to think ahead five or 10 years. Will this neighbourhood become more transit friendly? Are there any transportation infrastructure improvements in the works? If your commuting time were to increase in the future, how much more time would be acceptable? Obviously, buyers cannot ignore the affordability factor in their homebuying decision. But in today’s housing market, the most effective strategy for many potential purchasers may be to make location their top priority and to try to buy the best location possible within their financial means. 2015 Home Builders’ Annual

omebuyers need to determine which factors are most important to them in finding the right home. Is it important to be able to walk to work? On the other hand, would you mind commuting if it means you’ll have a detached home with a backyard? Or, are you looking for low maintenance and on-site amenities? These are all important questions to ask and go back to the factors of location, lifestyle and housing type. Location is one of the strongest determining factors when one considers transit challenges and people’s preferences. There is a segment that embraces the work/live/play/shop lifestyle and opts to live in the downtown core. They often abandon the car until the weekend, because they can take transit, the streetcar or walk to work. Location is also important to the person who drives to work and will continue doing so if it means they’ll have a bigger house or a lot. In our industry, there’s a saying that “You drive until you qualify,” which is based on the size of the mortgage you can afford as you move further away from the GTA. Lifestyle has increasingly become a significant factor in the condo market, because we see that people are spending less time at home and more time at work or outside of their home, whether it’s for entertainment or going to the gym. These purchasers are okay with a smaller form of housing where little maintenance is required. The driver for housing type is often density. Some people want to be close to their neighbours, and living in a condo gives them the chance to meet in the gym, at the pool or even in the elevator. In a lowrise community, there is more privacy due to less density, but it doesn’t mean you can’t meet your neighbours at the nearby park or walking trail. If someone is determined to fulfill their dream of the white picket fence, they may be driven further outside the core. Alternatively, they can go the route of a townhome, which is a great way to enter the housing market. Once you determine which of these three factors are the most important to you as well as what you are able to afford, they can then act as a filter to direct your homebuying decision.

hopping for a new home is exciting, yet can seem overwhelming. Development across the Greater Toronto Area is growing at an astronomical rate, meaning shoppers have phenomenal choice. It also means you have to streamline your criteria to zero in on the best available options. I see affordability, location and builder reputation as three priorities in making a good decision. Today’s consumers have a lot of help with respect to housing affordability. Working with a mortgage representative to get pre-approved early in your search translates to knowing what you can afford, which helps you narrow your search field. Be sure to understand the mortgage rates being offered, and what your closing costs will be. Ask sales representatives if the builders have programs in place to help make homeownership more attainable. For example, at One Park Place South Tower in Regent Park, we offer the First Home BOOST, which provides an interest-free, payment-free loan for an additional 10 per cent of the purchase price, turning a five-per-cent deposit into a 15-per-cent down payment. As for location, your choices are amazing. Look at Toronto, which is called “the city of neighbourhoods” because of the strength, vitality and diversity of its unique communities. Research accessibility to public transportation and highways, especially with regard to your work commute. Are there schools, recreational facilities and amenities nearby? And, you may also want to consider up-and-coming communities that offer tremendous value such as Regent Park in Toronto’s downtown east, and Toronto’s East Bayfront. I list builder reputation in my top three, because when making the decision for one of the biggest purchases of your life, you want to buy with confidence. Do your homework. Research builders’ track records, construction quality, after-sales service and customer care. Read their builder histories, visit previous communities they have created, and ask people you know who have purchased from them in the past. All of these considerations should be taken as part of the bigger picture, which is finding the right home for you – and if you’re thinking new, you’re already on the right track. 2015 Home Builders’ Annual

uying a new home is a big decision. Location, lifestyle and choosing the right type of home are definitely some of the top considerations we hear from new homebuyers across the GTA and from our Tribute Communities homeowners. We also know that price is a major factor in the decisionmaking process. I think it’s important to have a team of advisors who can help to determine what you can afford and the neighbourhood that fits your lifestyle so you can find the home that’s right for you. Location is a big factor and it is tied to lifestyle. Living near work is something people are increasingly searching for and the more options they have to cut back commute times, the better. Homebuyers look for amenities that allow them to live, work and play in their community. Growing families have different needs than downsizers and young professionals have different needs than the baby boomers and the echo generation, who are having their kids later and are looking for more space. As BILD Chair, I am often asked about the market and how the future looks. We know that the new home market in the GTA is strong and robust. The new home and land development industry, which created 177,000 jobs, generating more than $10 billion in wages last year, produces the 35,000 new homes needed to respond to the immigration, housing formation and demographic demand of up to 100,000 people and 50,000 jobs that come here every year. While the market has been strong for over a decade, it has masked some growing problems like deteriorating affordability, fewer choices in housing types and a regional transportation system that needs to be upgraded. A recent report by TD Bank echoed what our industry has been saying for years and pointed to aligning growth and transportation policies as one solution that can make a big impact. There’s no easy answer but we are working on improving overall choice for consumers so that when they decide it’s time, they can find a place to call home in the GTA.

What to consider before getting a mortgage this year by ALYSSA RICHARD

AS WE THAW FROM WINTER AND SPRING APPROACHES, many people look forward to getting out there in the busy season in real estate to buy a new home. If this describes you, a plethora of financial tasks awaits you. You’ll need to get your down payment ready, hire a home inspector and a real estate lawyer, and, of course, find the home you want to buy. But before you can do any of that, you need to get pre-approved for a mortgage.

Once you’ve been pre-approved, remember that this is the absolute maximum amount a bank or mortgage broker would be willing to give you – and the mortgage payment at that top price is often outside of people’s comfort zones, when it comes to their personal budgets. To ensure you’re not strapped for cash and become house poor, try to buy something at a lower price point. Your budget will especially thank you when – not if, when – interest rates go up. Finance officials and economists have said an interest rate hike was on the horizon for years, but all signs point to it finally happening in 2015 – despite the recent drop in the Bank of Canada’s target rate. Since our economy follows the U.S.’s, the BoC will watch what the Federal Reserve does then go from there. It’s predicted that our prime rate could go up by as much as 1.25 to 1.50 per cent, though, which would affect anyone who had a loan attached to

prime (variable mortgage, bank loan or line of credit). If you’re thinking of taking advantage of a low variable mortgage rate this year, you should first run the numbers to see if you could afford this potential increase. According to the Canadian Real Estate Association, the average home price in Canada is slightly more than $413,000. If we plug that number into a mortgage calculator, put down 20 per cent and choose the current best five-year variable rate in Toronto (2.09 per cent), your monthly mortgage payment would be $1,413. Now, if prime went up by 1.50 per cent, so would your mortgage rate. If yours went up from 2.09 per cent to 3.59 per cent, your monthly mortgage payment would go up to $1,665 – that’s $252 per month or $3,024 per year extra that you’d need to find in your budget. Imagine how difficult that would be to come up with, if you’d already purchased something at the top of your max budget. And fixed rate mortgage holders won’t be immune to the interest rate increase, either – those will likely go up, too, but you’d be protected from that until your mortgage came up for renewal. Still, I wouldn’t be surprised if we saw more people go fixed this year, in light of this potential interest rate increase. Even if it weren’t on the horizon, it’s always best to stress test a mortgage before you buy. A good rule of thumb: if you can’t afford a two-per-cent interest rate hike, you may want to look at a home within a more appropriate price range.
