Celebrity designers and talent live here! Summer is nigh and Alexandra Assaf’s cover story on creating an outdoor living space is the perfect kick-off to the season. Assaf will show you how to create an outdoor space that’s truly lounge-worthy, by using simple accessories you likely already have around your home. On top of the key accessories she outlines, I suggest keeping a basket of cozy, cotton, open-weave blankets on hand for cooler evenings. This will save you from investing in a cumbersome patio heater and you won’t have to refill a propane tank either. Also in this issue, HGTV design celebs the Kitchen Cousins offer up some tips and advice on kitchen renos. I met them when they were in Toronto promoting their new show called Cousins on Call. Another HGTV fave, celebrity deck builder Paul Lafrance, talks about the art of creating the perfect deck on page 46 of this double issue. His new show, Disaster Decks, follows two other successful programs he’s hosted on the merits of deck building – Decked Out and Deck Wars. Paul’s company is located in Pickering, Ontario. I wanted to be sure to mention that, since so many celebrity designers and talented renovators hail from Canada and have become huge international design superstars. It’s actually quite amazing. We’ve featured many designers over the years who’ve gone on to super-stardom, either on TV or with their own private companies – and we’re more than happy to continue the tradition. We have plenty more in store for you in this special June/July issue, including a social media contest that will give you a chance to win an impressive Miele vacuum. Let us know what you like and dislike about this issue - and what topics you’d like us to cover in future issues. We love hearing from you.

I work in construction and I find myself always checking for the new issue of Home Décor and Renovations magazine. My wife and I purchased our first home three years ago and as far as the renovations go, we have only painted the kids’ rooms. At first we just enjoyed our home, but last year we decided to take on one room at a time. We decided to renovate the family room first since it’s where we spend most of our time. circumference of your shade. Cut out a piece of wallpaper to your shade dimensions, adding 2 cm to the diameter measurement.

02 Mix a small amount of wallpaper paste. Take a pasting brush and, starting from the seam on the lampshade, paste a section of around 20 cm. Don’t overload the brush or the shade – the paste can be very wet. 03 Line the edge of the wallpaper offcut up against the seam and

smooth into place over the glued section of the shade – don’t press too hard or you may dent the shade. Adjust the wallpaper until it’s sitting flush with the top and lower edges of the shade as well as being aligned along the shade seam.

04 To avoid bubbles or crinkles,

1. INSIDE OUT The main design concept about “summer-izing” your space is to bring the indoors out. Start by choosing items from inside your home that make you feel comfortable, such as a woven rug or a beautiful vase. By doing this, you will add some luxury and relaxation to your outdoor “dream” space. 2. DARK FURNITURE Save the bright plastic furniture for the beach or cottage dock. Select furniture with rich dark earth tones that you would normally have in your living room. Brown, grey, or wood furniture will ground the space, making the furniture feel substantial and permanent. If you have a wooden kitchen table and chairs hiding away in your home, consider using them as your outdoor dining set. You can protect your furniture from the elements by using a heavy duty cover or tarp. 3. COTTON FABRICS Look for fabrics and cushions that are pleasant to sit on, like cottons or linens. They need to be as comfortable as your indoor fabrics, in fact even more so. There is nothing worse than sitting on prickly or sticky fabric when wearing shorts or skirts. Good quality outdoor fabrics are now readily available. They look like indoor fabrics but won’t fade, and will dry quickly after a rain shower.

Look for fabrics and cushions that are pleasant to sit on, like cottons or linens. They need to be as comfortable as your indoor fabrics, in fact even more so plants in big pots. They can be left outside all summer, but will need to be brought in by early fall. Swag a lamp at night to create pendant lighting or be even more romantic, use lots of lanterns with candles. Your outdoor space should be considered as another room in your home – so with a little bit of imagination and by using great items from inside your home, you’ll be sure to enjoy your own outdoor oasis this summer!

4. FRAME YOUR SPACE WITH A RUG Nothing says luxury like a seamless barefoot transition when walking from inside to outside. It’s always nice to escape to a nice wooden deck. However, take it one step further, by throwing an indoor carpet on the ground. A rug will frame the space and define it as an outdoor room. This Persian wool rug (pictured left) bought at a flea market, is easy to roll up and bring inside at the end of an evening. 5. MAKE YOUR SPACE PRIVATE Sometimes the luxury of an outdoor space is about being outside incognito – without the whole neighborhood seeing you. Six square posts that are 8-f.t. high, can create the ultimate outdoor room. Use lengths of uncut fabric to make an awning. It is a wonderful way to keep off the mid-day sun, and it creates the illusion of a romantic ceiling waving in the breeze. If you don’t have a fence, create fabric walls as a solution for lack of privacy. I used a waxed marine cotton fabric that can be left outside all season. 6. ACCESSORIZE The saying is true, it really is all in the details. Have fun and accessorize your outdoor space. Make it feel like you are on holiday in the tropics, by adding Yucca or other

MORE OFTEN THAN NOT, a client will say

that they have a ton of prints or photos in the basement which they would like to organize and finally do something with. Sound familiar? I can relate too. I have a pile of watercolours and images which I have collected throughout my travels. Hence, my inspiration to write about organizing and hanging art or photography on your walls.

There is no better time than the warmer months to tackle the backlog of the to-do list. Family photos are a great place to start. In the family room pictured, I worked closely with the client to carefully select treasured images of family which would hang in this room. It was an emotional journey which I was privileged to share and experience.

The first step I took was to measure out the wall area which would be covered with the images. We decided to create a dense collage of similarly framed photos which were both black and white and sepia. Colour photos we loved were converted by the Art Framing company into sepia or black and white. We were also able to alter the size of some of the prints based on where we wanted to place them. Because the collection was meant to be dense and busy, I selected about six different frames and mattes, that were all the same colour tones but different weights, thicknesses and shapes. This kept a consistency throughout the collection. Mirrors were also used to break up the photos and add a touch of sparkle to the collection. When creating a collection of art on your walls, it is important to realize that the eye is always looking for a line or pattern, so you must give a cohesive look to the collection. The first way to do so is by creating a rhythm. I decided to keep the tops and sides perfectly aligned so that the arrangement looks clean and the random feeling comes from the unmatched lines within the collection. Just like a carefully tousled hairstyle – which is

meant to look as though there was no effort in putting it together, this process took hours, about 16 to be exact, just planning where to hang, measuring and the actual hanging. Patience paid off and the finished look provided a true family room, where everyone is represented and is part of the daily life of the family members. Inspired to get into your photos and art? Lay them all out on the floor or large table, just as they would hang on the wall, this will give you the ability to create a timeline or theme if you wish to do so, and also help you visualize the finished product on the wall.

Space the frames four to six inches apart and about 10-in from the back of your sofa or table for perfect harmony. Include mirrors of various shapes to add interest in your collection. Cut bristol board in the shapes of your frames and stick them on the wall to make sure you are happy with the arrangement before you start putting nails into the wall.

7 steps to

de-cluttering for a move by Hellen Buttigieg Moving is right at the top of the list of most people’s stressful situations. But a little organization goes a long way in alleviating the stress and making the move go smoothly. I’m happy to share some simple steps that will help you de-clutter your current home so you can enjoy your new home with a clean slate:

1. Start now: Our tendency is to put it off until packing time, but most people are in a time crunch at that point, and will often put things in a box to deal with ‘later’. Remember that you are paying for each item you move, not only in the time it takes to pack and unpack it, but also by the space it takes up in the moving truck. Why pay to move something you don’t really need? You’ll be busy when you move into your new home, and will probably put off going through those ‘deal with them later’ boxes indefinitely; believe me, when I work with clients, I come across unpacked boxes that have been sitting in the basement or garage for several years after a move. 2. Pictures: Take pictures of all the large items you know will not work or fit in your next home and post them on one of the resale sites online, like Kijiji, Craigslist or Ebay. You can put the extra money you earn towards your moving expenses and perhaps some pieces that fit the new place much better than your old stuff. And the nice thing about photographing them in the first place is that, if you have any sentimental attachment to the items you are selling, you can always use the pictures to trigger the memories. 3. The no-brainers: Go through your house one room at a time and get rid of the no-brainers first. No-brainers are items you don’t have to think twice about letting go of, like torn towels, chipped plates and broken electronics (if you haven’t fixed them by now, trust me, you probably never will). Do this every day, even if it’s just for just 15 minutes, until the task is complete. This is a great way to warm up your de-cluttering muscles and will give you an immediate sense of accomplishment and motivate you to tackle the tougher stuff. 4. Research: Do some research ahead of time and decide where you will take your discarded items. Although some things will be garbage, most items can be donated or recycled. You will be motivated to let go of more things if you know they will be going to a cause that you believe in or disposed of in a way that doesn’t hurt the environment.

Could a local women’s shelter make better use of the clothes you never wear? Find the closest drop-off location where your unused electronics can be reused or recycled safely (do an online search – there are hundreds of locations). 5. Fight the ‘what if I need it someday’ fear: If you haven’t used it in a year, chances are you never will. For example, we wear only 20 per cent of our clothes 80 per cent of the time. If in doubt, toss it out (or donate/sell it). On the off-chance you do need it months from now, you can always replace it, but chances are you’ll never look back. If you keep everything because of this fear, it will probably cost you much more in time, money and stress than it would to replace it. 6. Be prepared: Set up your supplies in advance. For the de-cluttering process, you will need bins, sticky notes (for labeling) and garbage bags. Use bins to do the initial sort; label them ‘donate’, ‘sell’, ‘recycle,’ ‘toss’ and ‘keep’. When the bins get full, transfer the contents into bags. Use clear bags for items that will be donated and opaque bags for garbage, so there’s no confusion. Arrange for a charity to come and pick up the donations or drop them off yourself before the end of the week (you can always go back again as you accumulate more items to donate). Give yourself a deadline on the ‘sell’ items and have a plan for the items that don’t sell (i.e. donate). Transfer the ‘keep’ items directly into the moving boxes. 7. Get the whole family involved: Everyone should make decisions on their own things, when it comes to determining what to keep and what to let go of. But a little competition never hurt, so make a game of the de-cluttering process. Set a timer, give everyone a bin, and put some up-beat music on to make it fun. Choose a token prize for the winner who got rid of the most items and a reward for the entire family for the effort each member put in.

Anthony Carrino and John Colaneri have been busy making a living renovating homes in the New Jersey area for years, and the close-knit cousins continue to operate Brunelleschi Construction, a family-run business with Italian-American while filming their newest program, Cousins on Call. Their new show has them traveling and constructing big-buck yet budget36

friendly renovations all across the United States. Unlike many reality shows, this one is unscripted, and the cousins go to great lengths to “wow” even the most persnickety of patrons. They are consummate professionals at transforming kitchens into livable spaces for families to celebrate and enjoy life. No doubt the duo are set to become even more popular with Canadian viewers thanks to their great design sense, good looks and down-to-earth nature. I had a chance to spend time with Colaneri and Carrino at HGTV headquarters in downtown Toronto where they passed along some of their best before-andafter shots and a couple of Dos and Don’ts to help ensure your kitchen reno results are primo!

What are some of the key elements that make a great kitchen?

Make it unique by adding some pizzazz in terms of the backsplash or countertop materials you use. Favourite materials for the latter include engineered quartz brands such as Silestone, Caesarstone and Cambria. “Pay attention to flow,” says Colaneri. The duo said they both prefer an open-concept floor plan, even if that means moving a wall, cabinets, plumbing etc. – they agreed it’s definitely the key to a successful kitchen reno. “The kitchen is the most multi-functional room of the home – it’s like Grand Central Station – it’s where you do your

bills, cook, and more. It’s important to get it right,” says Carrino.

What is your favourite kitchen configuration? When the option allows for it, the galley kitchen is the way to go! Colaneri created a galley kitchen in his mother’s home. Originally designed as a C-shaped kitchen, the new design utilized one long wall and incorporated a 17-ft. island where the family can gather for any occasion. The area was completely unrecognizable to Colaneri. “I can’t believe it’s the same space. It looks so much bigger now,” remarks Colaneri. “The galley kitchen concept is really ideal and definitely one of the most functional you will ever come across,” says Carrino.

What about the importance of creating a “triangle” in terms of the placement of the appliances, workspaces and sink? “Who came up with that theory anyway? Another do not do. Don’t get stuck trying to conform to a triangle configuration when planning your layout – it’s really not necessary. Design configuration depends strictly on your space,” says Carrino.

Thinking of doing a DIY paint job on your cabinets? Don’t bother. Both agree that the paint will likely chip and you’ll always end up seeing the brush strokes somewhere. The cousins suggest having a professional paint sprayer come to your home. The pro’s will tape and seal off the kitchen from the rest of the home and spray the cabinets onsite so you don’t have to remove the boxes. “This can save you up to 50 per cent on your reno,” says Carrino. “By respraying your cabinets instead of replacing them and by updating the hardware, you’re set. It’s easy, durable and looks great.”

What’s the big “DO NOT” when it comes to a kitchen reno?

The cousins both agree that corner sinks are a big no-no. “Do not do!” says Colaneri. “Do not like!” says Carrino.

What about trends? “We don’t really look at the trends,” says Carrino. “We like mixing elements of new contemporary and rustic to create a space that’s truly personal,” says Colaneri. “It’s a transitional look we like to go for.” Transitional design is a combination of classic and contemporary looks, midway between old-world traditional and the world of chrome and glass contemporary. Transitional design should be classic, timeless, and clean.

So do you ever argue about ideas on their kitchens? Not really, they both agree. “We really tend to come to more of a consensus on a project,” says Colaneri. “It’s really a collaboration of ideas. The more ideas, the better. The sum of two parts is better than one,” adds Carrino.

Some final thoughts or advice? “I would say husbands and significant others who pretend they don’t care about what a reno looks like, take heed. Husbands need to get involved,” says Colaneri. “The last thing we want to hear at the end of a reno is that one person doesn’t like it,” adds Carrino. “That’s a recipe for a disaster. “ “People always know what they don’t want,” says Colaneri. “The most daunting part of the process is finding out what a client does like. We find we have to help them figure out what they do like,” says Carrino. “And we recommend having lots of conversations to help figure that part out!” Catch their new show Cousins On Call Monday’s at 10 p.m. on HGTV.

Hiring a contractor

So you decided to renovate! You calculated your budget, did the research, got the permits and even hired a professional contractor to do the work. But what’s next? Once your project gets underway, you and your renovator need to work closely together to make sure that everything goes as smoothly as possible. The renovator needs a good working environment, so the job can progress without problems or delays. You want as few inconveniences and disruptions to your daily routine as possible.

Many of the responsibilities of both the renovator and the homeowner have already been spelled out in the detailed, written contract, provided by every professional contractor. But before the work starts, sit down with your renovator and discuss everyone’s expectations and responsibilities in detail. The key to a good renovation experience and a satisfying result, is good communication. The benefit of working with a professional renovator, like any contractor under the national RenoMark umbrella, is that they understand the importance of good communication. The Canadian Home Builders’ Association has prepared a handy checklist for homeowners that outlines the specific responsibilities they are expected to fulfill, as well as what they can expect from their professional renovator. jun/jul 2013 Home Décor and Renovations 41

Renovator Responsibilities

Your professional renovator will make every effort to avoid disruptions and minimize the impact on your household. For instance, additions will be built and partially finished before the connecting wall is removed. Temporary hook-ups for water and electricity will allow you to continue your daily cooking and cleaning routines. To keep you informed, your renovator will name a contact person for your project, usually the site supervisor or the renovator personally, who will stay in touch with you throughout the project. You will get regular updates on the progress of the work and be told when to expect trades people and when you will be needed for decisions. This person will also be available on short notice to respond to any questions that you have.

Your professional renovator will make every effort to avoid disruptions and minimize the impact on your household. The renovator is responsible for meeting deadlines. The contract should clearly outline the project schedule and deadlines to which your renovator will work. If the work gets off-track for unforeseen reasons, the renovator will discuss the situation with you immediately and find ways to correct it. Daily clean-up is part of the service. Professional renovators leave a clean work site at the end of each day. Be sure to discuss your expectations. Homeowner Responsibilities

Clear work areas of furniture, drapes and art. Protect your valuables by placing them in an area where no work is going on, or out of the home, and cover anything that might be harmed by dust. Make early product selections. The contract may stipulate that you select and/or provide specific items such as flooring, lighting equipment, tiles and kitchen cabinets. Have these items available to your renovator when needed to ensure the smooth progress of the work. Keep changes to a minimum. Most renovators are willing to accommodate changes to the original plan as you go along. However, changes may result in a cost increase or a time delay so make sure to discuss the implications with your renovator. Change orders, are amendments to the contract and must be signed by both parties.

Be available to your renovator. Invariably, you will be asked to make a number of smaller decisions as the work progresses. Make sure that your renovator can reach you on short notice. Discuss any issues as they arise. Bring any questions to your renovator’s attention immediately. Finally, provide payment as agreed upon in the payment schedule set up in the contract. Be sure to hold back the appropriate amounts required by the Contractors’ Lien Act in your province. Follow these simple guidelines and you’ll enjoy a worry-free renovation that will help improve the quality of your life while adding value to your largest asset – your home! Adding space and value the

modular way

Sometimes, the best new home

you can buy is not that new at all, but a custom addition – made to measure, built off-site and installed onto your existing home in a matter of days. Instead of being uprooted for months while your home becomes a construction zone, or moving out of a home you love to accommodate a growing family, imagine turning a bungalow into a spacious twostorey abode in barely the time it takes to enjoy a long weekend. Sounds hard to believe, but that’s what Modular Home Additions Ltd. of Toronto is all about. After all of the success Modular Home Additions has celebrated in the past 12 years, the team has decided to give back by contributing to the Habitat for Humanity program. Habitat for Humanity is an organization in place to help low-income families build and buy simple, decent and affordable homes that are functional and high quality. These homes are available on no-interest, no-profit mortgage terms that come with payments set at less than 30 per cent of a family’s gross income. This fall, Modular Home Additions will be participating in an up-coming Habitat for Humanity project devoted to a Toronto family of 12 that currently has no means of affordable funding.

HD&R chats with Peter Khatami, co-owner of Nostco Construction, on getting to work at the cottage, so that you can enjoy your summer longer!

Q Mother Nature can really do a number on the cottage over the winter months. Are there any exterior materials you’d recommend for a low-maintenance solution that can withstand any weather? A The exterior of any building such as your home, cottage or commercial space is constructed in a number of layers. Typically, there are three main layers of protection: sheathing, waterproof membrane and veneer. With each, there are a number of options on the market, but they all perform the same essential task. The veneer is the outermost layer that is visible to everyone. The most popular veneers are brick, stone, vinyl siding and stucco. The veneer takes the brunt of the forces that Mother Nature can dish out. Behind the veneer, it is essential to have a waterproofing membrane. The membrane will prevent moisture that invariably penetrates the veneer from coming in contact with the sheathing (typically plywood or gypsum-based panels). Almost all the homes in Canada are constructed in this manner and your cottage is no different. One thing I always urge clients to stay away from, however, is any type of wood panelling. Wood rots and can become a maintenance nightmare. Properly installed sheathing, membrane and any type of brick, stone, vinyl or stucco veneer should last for decades of maintenancefree use. Q Are building permits required for a cottage renovation?

A As far as the building department is concerned in Ontario, a cottage is a residential occupancy (just like your home) and has to meet the same criteria as any “home.” Therefore, any “cottage” that occupies a space greater than 10 square metres will require a permit for most renovation work. Check with your municipality or district for specific guidelines, and note that the requirement for permits also applies to the construction of any dock, deck, guards or stairs. Q There’s a big move toward reusing and recycling – and that includes in our renovations. Salvaged timber could give the cottage that authentic, rustic look and feel you’re going for. But how do you know if the timber is in good shape? Or is it wiser to err on the side of safety and avoid old wood altogether? A Sometimes, “old” materials can be a true treasure find. Aged wood, specifically barn-board planks, are a hot designer material that can be very pricey in the retail market. If the intended use is for any structural element of your home (such as posts, beams or studs), you do have to be careful to ensure that the material complies with today’s building standards as per the Ontario Building Code. But if the material is not intended for structural use, then in all likelihood you’re good to go.

the corner it’s a good time to begin planning how to make the most of your outdoor space when the warmer weather finally arrives. Having a fabulous deck where you can enjoy the sunshine, fire up the barbecue and kick back and relax with family and friends will likely be at the centre of your backyard plans. So, who better to ask about deck building than one of Canada’s

experts in the field Paul Lafrance, creator, owner and CEO of Cutting Edge Construction and Design in Pickering, who has more than 15 years of experience in generating state-of-the-art custom deck designs? He’s also the host of HGTV’s Decked Out, Deck Wars and new show Disaster Decks. When it comes to deck design, Lafrance says he doesn’t go by trends. “There are no elements of design that are hot or cold for me. I would never design based on trends such as multiple levels, covered barbecue nooks or planters, to name a few. While I love those features, my designs are all very personal to the homeowner. Each individual deck design is something that is designed specifically for that homeowner, for that house,” he says. For instance, looking at one design element – exposure to the sun – “you can have the same house, with the same type of people, one yard faces north

Each individual deck design is something that is designed specifically for that homeowner, for that house and the other south, those are two entirely different designs right there, as the sun will affect each yard in a different way.” “There are so many incredible new products out on the market that didn’t exist in years past, as more and more people are realizing the potential of their backyards,” Lafrance says. From water features and gas fire pits, to retractable awnings – there are seemingly endless choices to personalize a backyard space. However, he says the one item that stands out above the rest is lighting. “Lighting systems are making the outdoor living space something that you can enjoy all week long as opposed to the traditional daytime use on the weekend. It’s breaking those boundaries and allowing the space to take on an entirely different emotional feel.” Based on his years of deck design experience, Lafrance has discovered “the number one most overlooked item is the one that’s hard to miss – the sun!” When you’re designing your deck, and ultimately your outdoor space, consider whether you’re a sun person or a shade person? “Most people want the option of both,” he says. “If shade elements aren’t incorporated, you can end up with a deck that you don’t want to go anywhere near when the temperature soars, during the season that you most want to be outside.” Another piece of advice to homeowners is to consider having the deck designed by a professional. His company does for clients across North America. “Traditionally, the deck is seen as a box with a space for a barbecue and a table. I’m constantly amazed by what people accept as a deck, when the demands for design inside the house are so high. This is an important part of the house, people! My philosophy is dream big, think outside the box, and dare to imagine the possibilities for your own patch of grass.” This is something a professional can do, and he also suggests getting a 3-D design, which “ensures the deck gives you the oasis you really want, as opposed to just a square box with the corners cut off. Check out my website for more on this (cuttingedgedesign.ca).” Lafrance says doing it yourself or having it professionally done depends entirely on the homeowner. “If you are lucky enough to have the skills and the time to build your own deck, that’s a hugely rewarding thing. In reality, not everyone has the skill set it requires to build a deck on their own, and noble attempts can lead to disaster decks. Equally as often, homeowners who are deck savvy bite off more than they can chew when it comes to the amount of time a DIY deck takes to complete.” Building a deck can take a lot of work so a skilled contractor can be a huge asset. If you do decide to use a professional, Lafrance urges you to do the research and get referrals when hiring a contractor because if they sound too good to be true, they often are.

“For me, whether you decide to build it yourself or if you hire a professional, what it really boils down to is the design,” he says. “If you create the same old square box design that’s been a standard on homes for years, that clearly has limited appeal. You want people to see your deck and say, ‘Wow you have completely transformed this space!’ It should end up being a retreat, not a boring space you need to be rescued from.” Along with the design, you’ll also want to consider the materials you’ll use for the deck. “Composite deck boards are the most popular material being used for deck building, simply because of the ultra-low maintenance factor. Products such as pressure treated wood require a lot of maintenance, including frequent sanding and staining, and what may have started out as your retreat can very quickly turn into an ongoing stress that you never intended to take on. Composite is a worry-free product that can withstand the wear-and-tear of Mother Nature and a surplus of foot traffic.” Incorporating an outdoor fourseason room could prove to be an invaluable addition for climates like ours that experience long winters. A four-season room can be as simple as a small pathway to a 10ft.- by-10-ft. heated outdoor structure that would allow you to have a space where you could escape the house all year-round even in the middle of January, Lafrance says. “By building these quiet spaces 20 feet from the backdoor, you can feel connected to your yard and de-stress no matter what the weather’s like.” Watch Disaster Decks Tuesday’s at 10 p.m. on HGTV. jun/jul 2013 Home Décor and Renovations 47
