reat news Home Décor & Renovations fans! We’re thrilled to announce that we’ve refreshed and re-launched our homedecorandrenovations.com blog and we’ve redesigned our magazine logo too. We look forward to offering you more in the way of photos and features in print, and more up-to-the-minute design and reno updates online. We hope you will visit us often for the latest updates! Thanks to the hard work of our re-launch team over the summer months, we’re looking better than ever. The team included sales manager Conni Robinson, art director Daiana Garay, our IT folk, and our amazing managing editor, Sara Duck, who helped pull everything together in record time, including a great contest with Korhani Home - check out the contest details and our interview with chief designer and creative director Kirsten Korhani beginning on page 24. Along with our new logo, we’ve increased the magazine’s size to showcase our editorial and photo spreads in a larger format. HD&R CHATS WITH KIRSTEN KORHANI, chief designer and creative director at Korhani Home, who has been leading the way in merging style and fashion for home. Her innovative designs, affordable floor coverings and decorative accent pieces have driven the brand to create products that have become statement pieces in homes across the globe.

Q

What role does design play in your life? Design plays a huge role in my life. I’m always looking for inspiration for our next collection, which can come from anywhere — through my travels, movies, the latest fashion trends and magazines.

Q

You’ve married into the Korhani family company. What is it like working with your husband? Some people may find it challenging to be around each other that much, but for us it just works. We are always brainstorming together, and constantly pushing each other creatively. Some of our best ideas have come from a drive to the cottage for the weekend, or over a glass of wine and a movie.

Q

Can you take us through the design process of creating a collection of rugs? The design process starts with an inspiration meeting with myself and the Korhani Home design team. We come up with conceptual items, mood boards and colour guides for each theme in the collection that we feel will be on trend for the following season. The rug qualities and designs are based primarily on the time of

year. For example, our fall/winter 2013 collection, we focused on qualities such as wool and heavier shags, and worked with a deep colour palette. As for spring/ summer 2014, I can’t give too much away, but expect to see bright, bold colours and patterns made with qualities like flat weave and plastics. Once we have finalized our collections and style guide, we go to work on the individual designs. And then from there, final drawings are sent to our manufacturing facility in Sorel, Que. to begin production.

Q

You masterfully marry fashion and décor together for your runway presentation during World MasterCard Toronto Fashion Week, and it’s a huge hit each season, why do you think fashion and décor go hand-inhand, and how hard is it to make rugs into fashion garments? I’ve always felt that home and fashion were a natural fit. If you choose to dress fashionably in your everyday life, why wouldn’t you look at your home in the same way? Why not change your area rugs the same way you do your clothes and accessories each season? Our runway shows are an opportunity for us to showcase collections based on what will be on trend in home décor the following season. I’d be lying to you if

I said it wasn’t challenging to create garments out of rugs. It takes a full team and around six to eight months to create a runway collection from beginning to end. The process starts with collecting inspiration, choosing themes, designing the rugs and, of course, sewing and accessorizing the outfits. Sometimes, you have this great idea and you really want it to work, but you don’t have the same flexibility with rugs as you do with fabric.

How important is a rug’s role to the design of the room? An area rug anchors and finishes a room. I tend to think of area rugs as the fashionista of floors. They really pull together your living space and complete the look and feel. It’s a statement piece that gives you an opportunity to have more fun with patterns and colour. Couches and larger pieces in a room tend to be more neutral so don’t be afraid to put something more colourful under your feet

What is inspiring you at the moment? I’m really inspired right now by Mediterranean style. I love its use of exotic and vibrant colours, light, natural texture and, of course, its European charm.

Q

Where do you see rug design trends heading next year? For 2014, expect to see a lot of colour, colour, and more colour. The trend is to move away from the beiges and browns, and go for cooler and deeper tones like greys. You are going to find that area rugs are going to be the new art. So, expect to start mixing and matching with bold colours and prints.

If you could describe your home’s style, what would they be? Eclectic, ultra-modern, mixed with antiques.

What does it mean to you to be able to produce affordable rugs? It’s extremely important for us to provide our customers with accessible price points. We strive to give our customers the freedom to be able to update their living space without feeling like they are breaking the bank. We actually just recently expanded into home accessories such as cushions, throw blankets, picture frames, candles and accent pieces. We want to make it possible for you to change out your rugs and home accessories seasonally, the same way you would with your wardrobe. The one way to do that is to ensure that our products are affordable, fashionable and, of course, high quality.

A period which began in the mid 1940s and continued to the mid 1960s, was all about simplicity, clean organic lines and of course quality construction. It was design ahead of its time and remains classic to this day.

When Grimsby couple Patricia and Frank came to our firm, they asked

us to design the front den of their home to become a multifunctional getaway where the family of five could relax and hang out, and also use as a makeshift office area when working from home. They wanted it to be calm and relaxing, yet still have a sophisticated edge to it. I knew right away that this space would host an eclectic mix of furnishings, including those inspired by the mid-century modern era. When my firm Toronto Interior Design Group first came in, the white walls were bare and there was little furniture in the room. The possibilities were endless, as the clients allowed us to really let our imagination run wild with this project and trusted us completely with whatever we wanted to do. The first task was determining the floor plan and flow of the space. After trying several different configurations on paper, we decided to incorporate a small sofa, desk and two lounge chairs, which could be used for either working at the desk area or moved toward the sofa for a conversation area – perfect for the purpose they wanted the room to serve. After the homeowners fell in love with the floorplan, it was time to create a design they would fall in love with, too. Our starting point in terms of the design was painting the walls in Benjamin Moore’s OC-23 Classic Gray (my go-to shade) and then coming up with this unique feature wall which is a combination of alternating mirror slabs and grass cloth wallpaper installed on MDF – this adds instant drama to the room while still remaining quite subtle. We then moved on to sourcing the furniture; we decided to go with a custom

sofa, floating glass top desk and two of my favourite beautiful mid-century inspired Brno chairs, which we re-covered in a luxurious velvet for a more personalized look. The small space room was really beginning to take shape. Fast forwarding to the finishing touches, we brought in a mix of chrome and brass, which really balanced out the entire look, while also adding the edge and sophistication that Patricia and Frank longed for. For a hint of exotic, a natural brown cowhide rug hugs the floor, while extremely textural horse sculptures linger in the background near the retro looking walnut lamp. But the element that we all felt really brought life to the room was this amazing art piece by world photographer Tony Koukos.

However the real key component that tied this space together takes me back to the beginning of this article – the mid-century items. The beauty of them, which you can notice from looking at this space, is that they would work well in any setting effortlessly, while always remaining timeless. These pieces are such a great way to connect the old world with the new and in adding a touch of elegance to any interior. My job at this Grimsby residence was done when the homeowners told me they absolutely loved their new den and that they have been using the space every day – another happy client, which keeps me motivated to continue doing what I’m doing.

Having just finished a recent cottage renovation, I was faced with the challenge of satisfying the needs and wants of three different generations who would continue to use the space together. Many cottages bought by young families a few decades ago are now being used by older parents, adult children and grandchildren. Children who grew up going to the cottage may now, as adults, have some ideas for modernizing the space, making it easier for their aging parents to enjoy, more conducive to a modern lifestyle, and safer for the little ones. Some simple 33

updating can create a much more comfortable space for all. Fall and winter are the perfect time to dig into a cottage renovation. Get your designer and contractor in. If you do it now, you’ll find the professionals available and you’ll be enjoying your beautiful new space, instead of losing precious weeks of an already too-short cottage season while the work is being completed. The Challenges This lakefront property was stuck in the 90s, and posed safety challenges for the babies and toddlers. The existing floorplan was completely dysfunctional. The family did not want a large-scale renovation and was adamant about keeping the pickled pine kitchen cabinets and hallway closets. The cabinets were pink and had clunky gold and silver hardware. The existing oil heater desperately needed to be replaced. The dining area was far away from the kitchen (grandma had been begging for years to figure out better space planning). The cottage’s oversized furniture dwarfed the space. Finally, the entrance was dark, dismal and uninviting. The Solutions I focused on sourcing stunning products that were Canadian-made, eco-friendly and ahead of the trends. We gave the cottage a fresh coat of paint in Benjamin Moore AF 670 Nightingale and installed gorgeous laminate floors with cork backing, ideal for the drastic temperature changes up north. The Kitchen The once-tight kitchen was transformed. We painted the pickled pine cabinetry using Benjamin Moore AF 15 Steam and changed all the hardware. We removed the upper cabinets and installed new butcher block countertops. I love the gorgeous counter-to-ceiling backsplash. We used Ceramica bevelled tiles in Perla Matte that Mettro Source (mettro.ca) imported from Spain. We installed a new vent fan. The pièce de résistance in this kitchen is the deep stainless steel Adano U2 farmhouse sink and Rita faucet from Blanco (blancocanada.com). I included a pop of colour by painting a feature wall Tranquil Blue in Benjamin Moore 2051-50 Matte. The kitchen is tied together with a beautiful Roman shade from Maxxmar.

The Dining Area The upper cabinets that we took down were repurposed into a buffet. It’s a great DIY and upcycling project! We incorporated the natural setting by using key accessories such as the Twig Mirror and fun Paper Maché Deer Head from West Elm. I absolutely love supporting Canadian companies, so we sourced the perfect dining room set from LH Imports (lhimports.com) out of Vancouver. The Manhattan large dining room table which now seats the whole extended family is made of 100 per cent reclaimed Acacia. I also chose a bench from the same collection and fabulous Belmont Light Java leather chairs. We anchored the space with a modern ceiling fan. The Living Area The focal point of the living/dining space is definitely the fireplace (style #P38DF) sourced from another great innovative Canadian company called Montigo (montigo.com). We built the stone surround for it using Interlocking Pave Mat (style #ILPM 14/24) from ErthCoverings (erthcoverings.com). These multicoloured stones provide depth and warmth to the fireplace. I

found a gorgeous full-scale grey sectional (style #0619) from Dynasty Furniture (dynastyf.com), a family-run business based out of Calgary. The sectional serves to define the space, as well as provide adequate seating for the entire family. The family absolutely fell in love with the Sweater Weather carpet tiles in grey and chalk from FLOR (flor.com). These tiles are easy to move around, reconfigure and wash. The Reading Area Prior to the renovation, the cottage had dead space beside the washroom. I decided to create a reading/play area for the family. The sunburst pattern chair from Dynasty Furniture provides a great spot for grandma to read stories to her grandchildren. Accessories from HomeSense were used throughout the cottage, but I especially adore the beautiful turquoise lamp and the vibrant piece of artwork which provides pops of colour for this spot.

The Hallway The entrance to the cottage was so dark and dismal. We decided to get a custom door made from Royal Door Ltd. (royaldoor.ca), a Canadian eco-friendly company that manufactures spectacular, quality products. The door is made from cedar and includes a pane of frosted thermo glass in it , so that the light flows through. We painted the cabinets the same colour as those in the kitchen and placed some hooks on the opposite wall for things like life jackets and coats. Finally, the bright Classic Quilt Runner Set FLOR tiles placed in the entry give a cheery and welcoming feeling for the family and their guests. This transformed multigenerational lakefront property is now vibrant, inviting and, most importantly, functional in its space and design. My favourite part – and the one thing that will never need changing – is the glorious view.

She's worked so closely with Justin Timberlake that she calls him "the brother I never had." It's not hard to see what makes her taste so attractive to Hollywood's elite. Far from focusing on fads, Stanley favours a classic, faded look. It's a unique aesthetic that dances between subtlety and sophistication.

Far from being ostentatious or outrageously expensive, Stanley's style is practical as well as chic. "I never want my clients to spend money on something they're not going to love in 10 years, she says. I want everything to be sexy and comfortable." I was lucky enough to meet Stanley and tour her house in Hancock Park, a historic neighbourhood in central Los Angeles. When describing her neighbourhood of choice, she is brutally honest. "I wanted to live in Hancock Park, and a $3-million house was not in my budget. I'm also not one for small-space living," she says. As luck would have it, she came across a rental property at the edge of the neighbourhood, and jumped at the opportunity. With this modest 4,500-sq.ft. rental duplex, Stanley is on a long-term mission to remake the property in her own style. "I lived in the upstairs apartment and started renovating one room at a time. I added a staircase, ripped out walls, and reconfigured the living room. One step at a time."

Love iT oR LisT iT, W neTWoRk’s HiT sHoW, recently celebrated its 100th episode and they invited HD&R inside the home of couple Ron and Mishelle – one of their toughest assignments to date. The clienTs Ron and Mishelle purchased his family’s

classic century farmhouse one year ago and became the fifth generation of his family to live in it. The dileMMa Although the home setting may seem

picturesque, Mishelle is a city slicker and feels they have too much unusable, space as well as too much mortgage, and would like to move back to the city. Of course, Ron would like to stay in his family home and tweak it with some modern updates to appease Mishelle. The hoUse hUnT Real Estate agent David Visentin knew this couple wasn’t going to be an easy sell – due to the family history connecting Ron with their current home. “The house and location was going to have to suit Ron as much or more than Mishelle, if he was even going to consider moving,” says Visentin. He went to work looking for homes with character and a location that was a little bit country, but also in an area with community, so Mishelle didn’t feel like she was back on the farm isolated from everyone. “I knew someone was going to have make more of a sacrifice for the other,” continues Visentin, “and I felt like it would have to be Mishelle if I was going to have any shot at this. The design inspiration Interior designer Hilary Farr took inspiration from the original homeowners dating back to 1865. “The rooms in the house and the basic layout and structure were so beautifully proportioned it made it easy and inspiring for design direction,” says Farr. It was important to the family and for Farr to give the home a much-needed renovation, while keeping the design true to its roots.” For example, Farr explains that the master bathroom needed to be 100 per cent functional for today’s needs and expectations, but draw upon traditional design. “The stunning Kohler, claw-foot bathtub gave the room a jumping-off point, and from there everything flowed nicely,” continues Farr. The final decision After much deliberation, Ron and Mishelle

decided to “love” the house. “I was relieved,” says Farr. “I genuinely felt they belonged in this lovely old home that had been sheltering generations of Ron’s family, and should continue to do so for several more generations.” Even Visentin wasn’t shocked with the couple’s decision. Even though he felt like he had found them the perfect home, he knew getting Ron to move from a home with that much family history was going to be no easy feat. “It’s like trying to hit a bull’s-eye on a moving dart board – almost impossible,” says Visentin. “In the end though, it’s all good as long as the homeowners are happy, and they are.”

HD&R asks: This show marks your 100th episode, what do you love most about your job?

Hilary: “I love the opportunity to open peoples’ eyes and minds to the hidden possibilities of their home, and help them love it. I love my team. They are amazing. David: “I think the thing I love most, is that I get to work with some really amazing and talented people on this show. They have made doing 100 episodes feel like doing 10 episodes. I still can’t believe I have been doing this show for six years, and I think that is because of how much fun we have. I feel very lucky to have been part of Love it or List it.”

Q

You’ve worked with a lot of clients over the years. What are some common misconceptions people have when it comes to home renovations? Renovating always costs more, takes longer, is messier and involves a lot more decisions than people expect. Managing a client’s expectations and guiding them through the process is one of the more important parts of the job. Renovating is a stressful event for a lot of people, but it doesn’t need to be!

Veteran contractor Bryan Baeumler is celebrating his third season of HGTV’s Leave it to Bryan. HD&R chatted with the home expert and father of four to ask his opinion on everything from reno disasters to how he manages to do it all!

Q

This marks your third season of Leave it to Bryan. What do you love about working on the show? I have a very atypical relationship with the homeowners when we’re filming. As a builder, it’s not every day I can say ‘Give me your money, give me your keys, and get out!’ That’s a lot of fun, I also really enjoy getting to know the homeowners and their homes! Every house is unique, so there’s always a lot of problem-solving and detective work when you’re renovating – finding solutions to unexpected problems keeps it interesting.

Q

What is the biggest reno disaster you have had to deal with? I’ve seen so many disasters that it’s getting hard to narrow it down but our worst ever was a single father of five energetic kids with an entire house that needed to be rebuilt from the inside out. It was a structural and mechanical mess. It was fall, they had no heat, no hot water and no money to fix it. That was a big job, but the most rewarding to date. We’ve had to restructure entire houses just because I decided to pull up the floor in the bathroom, and it opens up a real can of worms. At the end of the day, fixing the problems while making the house look good and sticking to the budget is the goal.

The fall season is coming up and many people will be thinking about renovating their home, what should homeowners keep in mind before they hire a pro? Don’t be cheap and impatient. Hiring the first guy you meet in a rusty van, who’s willing to do the job for cash and without permits is a recipe for disaster. Everyone knows this – yet I meet people every day who have done just that, and are now in a mess. Hire a legitimate contractor that is licensed, insured, registered with WSIB, well referenced and experienced. Get permits if they are required – they will add value to your home when you sell it. Most importantly, once you’ve done your due diligence on your contractor, hire someone that you like, and be clear about your expectations. Miscommunication is the number one reason for disagreements. Remember that hiring a contractor is like any other relationship – you need to be able to communicate openly and honestly, and you have to trust each other. When it comes to renovations, what will give you the biggest return on investment when it comes time to sell? That’s a tough one, and I think it depends on the buyer. The ‘market’ generally indicates that kitchens, bathrooms and finished basements add the most value. However, I’ve seen a lot of wasted resources go into renovating homes for sale with no net benefit. I think we all need to start prioritizing and putting more value on structural, mechanical and efficiency upgrades over countertops, flooring and tile. The make-up might make a house look good, but it’s what’s hiding inside the walls that holds the real value of a house.

How do you manage a successful business and raising a family of four? It’s simple – I work hard and I play harder. I’ve always had a rule that I don’t have an office at home – when I’m home, I want to be Daddy, not the distracted guy whose kids are crying and I’m too busy on the phone. It’s really all about balance, and surrounding yourself with a great team of people. Sarah plays a huge part in keeping our offices running smoothly, making sure the kids are where they’re supposed to be, and just keeping me sane. Or insane, some days I’m not sure!
