ONE OF THE HOTTEST INTERIOR DESIGN trends

happening this fall also happens to be one of my favourite design staples. Plaid – or tartan as some like to call it – is, without a doubt, a classic design statement. It often evokes warm, cosy, fire-lit rooms perfect on cold winter nights. But that is only one take on the traditional fabric. Lately plaid, as well as check and gingham, has seen a revolution of sorts – particularly in fashion. It’s being sported by the hip of the hip, the cool urban hipsters who run amok in most major cities. Along with their tattoos, beards and dour expressions they have ironically breathed new live into an ancient fabric. Fashion is usually a good barometer of what will happen in interior design down the road, but one can argue that plaid has always been there. I know myself, as a boy growing up in the 1970s, that plaid seemed to be everywhere. We had plaid pants, jackets and suits and sofas, chairs, wallpaper and carpets. As a ‘child’ of the excessive 80s, I remember how Ralph Lauren and the preppy look influenced me to the point where I still where plaid and gingham shirts regularly. They are classics that make me feel comfortable and connected to a happy time. And that’s why I think we still love plaid today. It has a resonance, an ability to connect us to the past that, for better or worse, we all seem to want to do lately. I recently completed a project in which I was asked to create two seasonal living rooms, one for winter and one for summer. The house is set in the countryside, and part of it is a rare Ontario log cabin constructed in the early 19th century. The other part is an addition built in the early 21st century. It was a challenge because the entire interior of the 19th century section was wooden, had very small period windows and was quite dark. I had to find the right fabrics and use them in a way that was current and comfortable. As a designer I love to mix fabrics, it’s a signature

look for which I am well known. In this project I knew I would use plaids, checks and other bold fabrics to bring life and excitement into the heavily wooded traditional space. I settled on dark yet colorful graphic floral. I brought in a bold large check mixed with stripes and a small check, and use plaid accents. I also used large check/plaid carpet. The whole space came life and is a great success. For the much brighter, modern summer living room, with its large windows and vaulted ceiling, I took the same approach – but used lighter colored fabrics. I still incorporated checks, gingham and plaids with colourful mid-east inspired florals. It too turned out extremely well. Although a trend at the moment, plaid and all its relatives, are classic in the design lexicon. It can be used traditionally or in more modern ‘hip’ spaces and mixed with other equally bold or demure fabrics. Why not throw a little plaid into a room this fall and mix it with a floral or stripe and you’ll be so hip it hurts.

HOW DO YOU DECIDE WHAT STYLE, PATTERN OR SIZE IS RIGHT FOR YOU? Follow these two simple steps to choose the best rugs to suit your room. 1. Choosing the right size: when searching for a family room rug, always make sure it is large enough to sit the front legs of your sofa. The width should be the same as the sofa or a little bit wider. In a dining room, always center the table on the rug ensuring the rug is at least one foot around the table so the chairs fit comfortably as well. Always avoid a medallion pattern otherwise the table may hide the pattern.

5 STEPS

B

efore our renovation my basement was a dark and dingy mess of wood panelling, cedar shingles on the

walls, and a scary dirty furnace room. It was essentially a massive storage room that no one wanted to spend any time in. Post renovation, it is now a fun space that my family loves. Creating a multi-use space for the entire family takes some planning, but it is so worth the outcome. Here are my five steps to a finished family basement.

EMBRACE PATTERN

In a room used for entertaining and

recreation, patterned wallpaper can create the perfect backdrop. I used this great ikat in a cobalt blue to inject some energy into the space. If all over pattern intimidates you, then think about using it as a focal wall and paint the adjacent walls in a coordinating

CREATE DEDICATED ZONES FOR ENTERTAINING

I had a couple of structural posts I had to contend with in my basement, so I chose

to incorporate one into the custom entertainment unit that houses my television. This allowed me to create separate zones for watching television, prepping snacks in the kitchenette, and an open area for playing with toys or games. In the kitchen I added a wall oven for really easy snack prep. I chose to use the Whirlpool White Ice oven to blend seamlessly with my neutral cabinetry. Creating these zones allows the family to use the space for various activities and gives a ton of flexibility for adults and kids alike.

UTILIZE A COHESIVE COLOUR STORY (INCLUDING BABY GEAR!)

Since large riding toys and play pens tend to be left out due to their size, I went with a streamlined Nuna playpen in a bold blue that picks up on the patterned wallpaper and is both functional as it is beautifully designed. I also kept my colour palette consistent by customizing my FLOR rugs to match the wallpaper and my red sofa.

basement is how flexible it is. In a small space like mine, I knew I wanted to be able to clear space quickly for impromptu dance

COLOUR IS ARGUABLY THE MOST POWERFUL ELEMENT IN A DESIGN

scheme. I’ve studied colour and its psychological affects in much detail. The advertising industry, out of necessity, has championed the topic. Perusing any number of articles on the subject helps add a bit of science behind the selection process. Remarkably, 90 per cent of an assessment for trying out a product is made by colour alone. Imagine how that notion is translated into interior design. Whether my clients fancy a trendy colour scheme or timeless palette, I pull it together with the same arsenal of information. I promise finding the perfect white is not the elusive unicorn us pros claim it to be. Here are my top tips and kernels of advice for to help you venture to the paint wand with confidence. 1. Understanding the effects by colour Red (warm)- Has a physical effect, raising blood pressure and respiration rates. ⊲ Enhances

DESIGNING A CHILD’S ROOM CAN SEEM

like a daunting task that comes with a hefty price tag. Add in the belief that a child’s room needs to re-done every few years as they grow and their tastes change, and this task goes from daunting to discouraging. But it doesn’t have to be! Don’t get carried away with a character themed room; think more generic, with colour choices and include small, replaceable (read: economical) objects to incorporate their latest character obsessions. In each of the tween rooms that I recently worked on I created reading zones. In the girl’s room I included a great HomeSense find – this chair and pink puff will be ideal for entertaining friends when that time comes; but for now, we’ve added a faux sheep skin to make it the ideal spot for her curl up with a favourite book and drift off into fantasy land. I also added in a great reading light from Bouclair. In the boy’s room, I wanted to add a zone where he could read, play games, hang out with friends, and act as an extra sleeping spot for guests (pending their age and size). This lounge chair from IKEA was the perfect fit and durability for a child. It provides a relaxing spot

to kick back with his feet up, for reading alone, or for curling up with a parent. This chair’s purpose can be transformed as he grows up, and might even move out with him! Storage for kids is key. They have so many little toys, gadgets and books that it’s great to be able to stow them away so the floor doesn’t become a clutter zone. In the girl’s room I chose chest storage with pull out bins and doors from IKEA. This is another piece that is really timeless. You can fancy it up in the early years to be a dress-up station, while in later years it can be used for clothing storage, art supplies and more. The bed I selected for the boy’s room has a desk under it and tons of storage (Stuva Loft Bed from IKEA). There is open shelving where we added in bins for toys

and books – and a side closet that can be used for clothing or more toys. Play with textures and colours – don’t get stuck on the traditional. Allow smaller accessories to be the themed items so they can easily be changed and updated as your child grows. Patterned baskets allow for quick clean-ups and add some fashionable elements to the space. Fun pillows and throws are budget friendly and can transform the design and mood within seconds. For instance, in the girl’s room I chose HomeSense bedding from their adult line, which is feminine by not childish. Also, going with the double size instead of twin means the bedding doesn’t have to be changed when she’s ready for a bigger bed. For the boy’s room, I chose to work with a light gray paint from Para, knowing that this room will need to age well and be cool for many years to come. The natural grey is a colour that allows the room to feel warm but is not the focal point in the room. Using a lighter colour on the walls allows the pieces within to standout. As he grows and refines his tastes, these grey walls will coordinate with future room modifications. I love to bring colour and life into a room through artwork; it’s an easy way to update and refresh any space. It also adds a personal touch by including drawings and artwork created by the room owner. For kids who love to draw or paint, having a home for their masterpieces, and one that can be updated at whim, adds a touch of their own personality to their room. Have fun shopping and creating your child’s ideal room for now and the future. This is the space where your child will dream, read, dress and grow, so go ahead and enjoy designing this space for them.

LOOKING FOR A CHANGE TO THE FRONT OF YOUR

home? Well you are not alone! Curb appeal and first impression has taken the real estate world by storm. According to RealEstate.com, spending as little as $5,000 on landscaping could give you returns of up to 150 per cent. Adding a new front door has the highest ROI of all renovations – including kitchens and baths according to Remodeling Magazines 2015 Cost vs. Value report. It makes sense; the front door is the first item that potential buyers physically come in contact with. If you have a new, or well-cared-for door, buyers assume that the rest of the home will be in the same state of repair. The opposite is also true. Doors with peeling paint, banged up edges or even loose handles lead buyers to think that the home will also be in poor condition and require repairs. Adding a brand new front door has an expected ROI of 102 per cent, which means that it is worth more after installation than you paid! If you don’t want to make a big investment, painting the front is a great alternative. Millennial buyers want homes with character. Adding that pop of colour can set your house apart (but not in a way that will intimidate or eliminate any potential buyers.) There is no wrong colour. Even shocking shades of pink and purple are effective with the right style of home. The key to going bright is to properly marry the accent colours so that they overall display is cohesive. When choosing the best colour for your front door, here are a few things to consider 1» MATCH YOUR DOOR WITH THE RIGHT HARDWARE. A good rule of thumb is to pair cool paint colours like blues and grays with silver or pewter hardware. If you prefer to use a warm tone like a red or brown, select bronze or gold handles and hinges to help your door look its best. When in doubt, black hardware works with every colour (except black of course!)

condos, it is not surprising that condo renovations are on the rise. RenoMark renovator Brendan Charters of Eurodale Developments says that kitchen and bathroom renovations are the most popular, and one of the most common projects is upgrading and customizing finishes like cabinets, backsplashes and countertops. “Typically we install new finishes in the same locations as the original, although in some instances we are able to get creative and shift things around – something that is not easy in condos with common elements such as plumbing, gas, phone and cable main lines which can’t be moved”, says Brendan who is also a BILD board member. Other popular renovations he lists include changing flooring, trims and paint, which allow condo owners to upgrade the aesthetic of their suites and make them uniquely their own. Design and planning are key to a successful condo renovation. This starts with hiring a renovator who is familiar with the structural and service elements of condos, as well as how to navigate condo board approvals and work around potential challenges. Working with a condo board ensures that your renovation is not impacting any of the building’s common elements while adhering to any

of the board’s renovation specific by-laws. Brendan warns that these bylaws may differ substantially from typical municipal by-laws, such as sound transfer standards or time of work. While you are unlikely to be moving any structural walls in a condo renovation, you may still need a building permit from your local municipality if you’re changing plumbing locations or working with electrical. A professional renovator will help you navigate through the permit process if necessary. A great place to find one is www.renomark.ca. The website has a searchable database of professional renovators from across Canada. Make sure you ask lots of questions about the renovators’ past experience working in condos. Another good place to learn about renovating condos is the Toronto Fall Home Show. It runs from October 1 to 4 at the Better Living Centre at Exhibition Place and this year’s show is all about embracing your space and among its many features you can explore condo living and learn more about maximizing smaller spaces. W

hile Canadians are naturally customized to anticipate harsh winter weather and the potential damage heavy snowfall can do to our homes, it can sometimes escape our minds that snow is not the number one enemy of homeowners across the country. In fact, according to The Government of Canada, floods are one of the most frequent natural hazards in Canada. They can occur at any time of the year, most often caused by heavy rainfall, rapid melting of thick packing snow and ice jams. At Modular Home Additions, we mainly focus on sharing information on how we “grow” homes. That said, with winter coming, we thought we would share an experience where we were called upon to restore damage caused by a flood, as well as offer a few tips on how to prevent the same happening to you. A customer of ours left for holiday, only to come back to a damaging flood that occurred just a few days before they returned. A friend had stopped by to check on the home the day before and everything was fine. The next day of the flood, a neighbour noticed water dripping over the basement window. As it turned out, the customer didn’t close the water or drain the pipes before leaving and a pipe broke in the upper floor bathroom. The water flooded the whole main floor as well as the basement. The damage was extensive and most of the furniture was completely destroyed. The homeowners’ insurance company sent a crew to remove the damaged walls, floors and furniture and Modular quickly jumped into restore and renovate the home. Our main concern was that our customers could move back in quickly. We also wanted them to be happy with their new surroundings and remove any traces of damage. We pressed to ensure the entire project was completed in under one month.

Homeowners can never take too many precautions to protect their houses against flooding. Below are some effective tips for reducing the likelihood of flood damage: • Put weather protection sealant around basement windows and the base of ground-level doors. • Install the drainage for downspouts a sufficient distance from your home to ensure that water moves away from the building. • Turn off the water and close the pipes before leaving for even a few days • Seal and tighten cleanout caps as well as backwater caps • Do not store your important documents and cherished items in the basement. Keep them at a higher level, protected from flood damage. While Modular can definitely help you restore your home it after a flood, it’s never a pleasant way to initiate a renovation.
