Reasons to renovate
T
here are plenty of compelling reasons why renovating your home is a wise use of your hard-earned dollars. First of all, you will be increasing the value of your home. Have you ever walked into an older home that was never upgraded? The market value of that home will be at the lower end of its price range. Maximize the value of your home by making the necessary improvements. An even more important reason is that this is your castle. You want your home to look good, to be comfortable and to be a place you simply enjoy spending your time. On a more practical level, it is important to ensure that your home is safe and efficient. We’re now talking about fixing the foundation cracks, roof leaks and electrical hazards. Upgrading windows, insulation and heating and cooling systems are also important considerations that will pay you back each month. You will also leave a much smaller environmental footprint. Does your home suffer from any functional issues? A poor layout could be improved through a clever reconfiguration. A lack of living space could be alleviated by developing the basement. If you determine that renovating your entire home is out of reach, consider tackling your home in sections. It’s surprising how many areas of your home can be upgraded within a 5 year period. nother Winnipeg Renovation Show is in the books and this year’s edition was a great way to kick off the 2018 renovation season. This year’s show saw great crowds, a multitude of exhibitors, and excellent content from industry experts over the entire weekend. The Winnipeg Renovation show is the annual official kick off for Manitoba’s renovation season and this year’s edition was exceptional. The Show ran from January 12th to 14th at the RBC Convention Centre and provided attendees with endless ideas on how to spruce up their home or tackle that renovation project they’ve been planning. Renovations are big business in Manitoba, as we traditionally spend more on home renovations per capita than any other province. Manitoba continues to be the only province where more money is spent on renovations than new home construction on a consistent basis. The Winnipeg Renovation Show is a great way for consumers to see the best of Manitoba’s residential renovation industry all under one roof. The Lifestyle Stage and the Design Studio drew tremendous crowds to hear from industry experts such as Bryan Baeumler from HGTV who provided great tips on how to take the frustration out of your renovation projects. Steinbach Credit Union showed consumers how to properly plan and finance your home renovation project. All Canadian Renovations’ Curtis Breslaw outlined key points for consumers on what they should look for when hiring a contractor, and Kelsey Kosman from Dollhouse Design presented great ways to incorporate the latest styles into your home on any budget. And speakers throughout the weekend provided the audience with great tips on entertaining, cooking, and home design projects. The entire slate of presenters provided attendees with valuable information and important tips to take home with them.

Based on the steady traffic seen at the Manitoba Home Builders’ Associations’ “Ask A Renovator” booth, it appears many Manitobans are looking at doing renovation projects in 2018. Our booth, staffed by professional MHBA RenoMark renovators, saw a steady stream of visitors taking advantage of the opportunity to get a free 15-minute consultation and have their questions answered on a wide variety of renovation projects by the best professional renovators in Manitoba. Both “do it yourselfers” and those looking for a professional to help took full advantage of the know-how and expertise provided at the “Ask A Renovator” booth at the Show. If you weren’t able to visit this year’s Winnipeg Renovation Show, make sure you plan on attending the Winnipeg Home and Garden Show, which will run from April 5th to 8th at the RBC Convention Centre. appy New Year to you and I wish that 2018 is a very happy, healthy and prosperous year for you all. If you are like many of my clients, you spent some time over holidays discussing the renovation you would like to do to some or all of your home, and many of you may have even decided to pull the trigger and start your project. So, I think it would be a good time to go back and talk about how to get started as that seems to be the biggest hurdle for a lot of people. Just where do I start and who do I call? But, before you call anyone, sit down and decide two things: 1. What is it I really want to accomplish with this renovation and how far do I want to go? Basically, what is the scope of work going to be? 2. What is my budget going to be? This is harder to calculate at the preliminary stage as many of you do not have costing knowledge or experience. But you should know what you are comfortable spending. Once you have made these decisions there are two routes you can go, both of which should require some additional

home work on your part. To start the discussions about your project and the realities of it, you’re going to call either a professional interior designer for an initial consultation or a designbuild firm who can handle everything. Calling builders at this time is not the best choice as you have nothing more than ideas at this point and without proper plans or documentation you’re going to get costs and opinions all over the map. Start asking friends, neighbors and associates who have had work done for any recommendations and check with local building associations and designer groups. Do your internet research and check out who has done projects just like yours in the past. However, don’t be overly impressed with websites. Some are fantastic because they are great website builders more than they are great home builders and renovators. Once you have narrowed it down to maybe two of the best candidates in either direction you have chosen, take the time to meet with them and get answers to all your questions. In the end, it really comes down to who you feel solid and confident with. Who listens to your wishes without imposing and insisting on their ideas. Who are you going to be happy working with, for what could be up to a year long relationship, and do you feel good about the trust you have placed in them. No build goes perfect but if you spend this time up front you will certainly minimize time and money on the project. TEN YEARS AGO, State Industries owner, Payam Towfigh,
realized that his company’s waterjet technology had unique applications for a largely unexplored market that addressed the needs for the residential, commercial and architectural/interior design markets. “Since then, it’s been an evolutionary process in building a portfolio of waterjet cutting applications that goes far beyond their original function,” says Payam. He called this new division, Waterjet Solutions. DECOR GOALS. There are many ways to have fun with your tabletop decor, but most important is a low centrepiece. You don’t want your guests dodging their heads around a large item to have a conversation. Think about using a floral garland or a macramé table runner with a grouping of low candles.
STAGE YOUR SPACE. If you are having a cocktail party, make sure you leave clear pathways to key areas of the kitchen, bar area and washroom. I like to edit my furniture and remove any trip hazards like low stools or tables. Create seating clusters (three-four seats and one-two cocktail tables) in areas that are low traffic. These will invite conversation and give a party a relaxed vibe. FOOD FOR THOUGHT. I love to prepare unique appetizers, and President’s Choice has a huge selection. These can be real conversation starters and are easy to prepare. Another big trend is anything retro (recipes from the 1950s and 60s). Consider picking up a vintage cookbook and making a few recipes from a different era. I also love saving a little money on food during the holidays. Take time for yourself

ometimes, we get so bogged down with all the things on our “to-do” list that we forget to take time for ourselves. Here are some tips to help simplify your life. Live in the moment. We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful. Let go of the “shoulds.” Next time you catch yourself thinking guilt-inducing thoughts like, “I should go to the gym” or “I have to wash the windows,” shift your perspective. Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Another option is to reevaluate the task to see if it really is a necessity or if you can drop it from your “to-do” list altogether. Put yourself out there. Life has a way of flowing effortlessly when we put ourselves out there. If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve

wanted to visit. Do it now and have faith in the power of taking that first step. Tie up loose ends. Regularly schedule one hour a week to devote to tying up loose ends. These little “to-dos” take less time to complete than you think and yet, left undone, eat away at you, draining your energy and clouding your mind. If you finish in less than an hour, use the extra time to reward yourself with a special indulgence. Eliminate catalogue clutter and enjoy mental freedom. Are catalogues piling up on every flat surface in your office? If you’ve had them for more than three months and still haven’t read them, it’s time to take an honest look at whether they are adding value or complicating your life. Go online and remove your name from catalogues you don’t read, and cancel magazine subscriptions that clutter your life, drain your energy and rob you of peace of mind. You can always purchase the odd magazine or two when you have some extra time to devote to reading. Make bill paying easier by synchronizing due dates. Paying bills can be time consuming and difficult to keep track of, especially if they are due at various times throughout the month. Consider calling all your creditors and having the due dates on your monthly bills changed to either the 1st or the 15th of the month. Put a reminder on your calendar to ensure that they’re paid on time. Consolidating tasks saves time and mental energy. Create kits to make life easier. Items that are used together should be stored together to make tasks easier and save you time. Store all your car-wash supplies in one bin; your gardening supplies in another. Imagine how much easier it will be to wrap gifts when your gift bags, cards, scissors, bows, tape and pen are all stored together. It has been wonderfully busy this past while and we as a company were just doing our “thing.” We received a phone call from Dufresne Furniture two weeks before the Renovations Show started. They were thinking they might enter the show at the last minute and they asked us if we would design their booth. Now, I designed a booth last year… and it was a 10' x 20' booth. It took over a month to plan that booth. Dufresne Furniture was committing to a 20' x 30' booth and I had a week to design, create detail drawings, elevations and select furniture and accessories for it! We are always up for

a challenge, and we love working with Dufresne Furniture, so I said “yes.” I did have my doubts, but Dufresne Furniture pulled it off! Gilles and Melissa (from Dufresne) were on it, making sure everything was as per plan. We were completed and ready when the doors for the Renovation Show opened on Friday. There was an incredible response to the Dufresne booth, the quality of their contemporary furniture and the Fenwick & Company “Ask a Designer” corner in the Dufresne booth. One thing we noticed is that people who came to the free design consultation did not know what to expect or what to bring for their session. It makes it difficult to give sound interior design advice when you don’t have enough information. When you only have 15 minutes with a designer, we
want you to be able to use that time as efficiently as possible. We are excited to help everyone out at the next show: the Home Expressions Show in which we will again be teamed up with Dufresne and offering a free 15 minute design consultation.

HERE ARE SOME TIPS TO GET MORE OUT OF YOUR CONSULTATION:
HAVE A PLAN: if you can bring us a plan to scale, it will allow us to place furniture in your space without any guesswork. So, what are we talking about? Measure your room (or rooms) that you are interested in purchasing furniture for. Here is a step by step way to accomplish that:

START BY MEASURING THE PERIMETER
Look at the room and make a rough outline of the dimensions on paper. Measure the longest wall first. Do this by running your tape measure along the top of the baseboard from one corner to the other so you get a full wall-to-wall dimension. If this is impractical, run it along the floor and make an adjustment for the thickness of the baseboards. Mark down your measures.

Repeat this process for the remaining walls. Hint: it’s easier to use inches rather than a combination of feet/inches For example, if your wall is 25' 4 ½" long, use 304 ½ inches. Once you have the perimeter of the room measured, check to make sure the measures add up properly. If they don’t, your measurements aren’t accurate and you need to check them again.

MEASURE DOORS AND WINDOWS
From the nearest corner, measure the distance to the door opening and note this on your drawing. Ignore casings or trim. Measure the width of the door. Note the direction that the door swings and show this on your drawing with an arc. Now measure the width of the casings around the door and note those on your drawing. Measure distances from the wall to the inside of the window and the size of the window on the drawing. 3041/2"

MEASURE OTHER FEATURES
Fireplaces, cabinets, built-in bookshelves, and any other features should be measured and added to the plan next. If your plan includes multiple rooms, make sure to account for the interior wall depth. Typical residential construction uses 4 ½" interior walls. It’s also a good idea to measure and locate electrical switches and outlets, thermostats, circuit boxes, radiators, heating and air conditioning registers and any other elements on your diagram.

SCALE IT DOWN TO 1/4" (INCH) =1' (FOOT)
Take a sheet of paper that has ¼ inch (not millimeters) squares on it. Use one square to equal 1 foot, and half a square to equal 6". This scale is call ¼" = 1' and is the easiest scale for us to work with. We can then sketch your furniture in at the correct size and placement in the room. Mark the dimensions on the plan in case there is a discrepancy in the dimension.

KNOW WHAT IS GOING TO STAY IN THE ROOM, ITEMIZE AND MEASURE IT. Many people don’t want to get rid of everything in a room when they are about to refresh their space. These cherished pieces will influence what will fit in the space. We need to know what is staying what the size of it is including the height.

BRING IMAGES OF WHAT YOU LIKE The old saying “a picture is worth a thousand words” is the motto for a designer to be able to read your mind on your style preferences as quickly as possible. If you bring images of what you like or what you want your room to look like, we don’t have to waste precious time on you trying to get your style across to us. BRING PHOTOS OF THE ROOM(S) If you can take photos of every wall straight on, parallel to the wall and then one or two photos of the room as a whole, it is tremendously helpful in helping make the right decisions for your room. BRING SAMPLES: If there are existing carpet/rug, wood, or paint colours, furniture fabrics that already exist in this room, bring samples of them. That way we can see what new materials and colours will go with your room. WHAT WILL THE ROOM BE USED FOR? Make a list of what activities are going to happen in this room. Will you watch television, listen to music, or will kids play piano in this room. Perhaps it is a place of solitude and reading only… EXPRESS YOURSELF Think about your likes and dislikes and write them down. If you like certain colours, we will be happy to get you going in that direction. You hate leather… we need to know that! This all sounds like a lot of work for 15 minutes of consultation, but you will reap the rewards. Because we are qualified Interior designers, we can assess your space and give you a design concept that you can then expand on. Or, if you don’t want the hassle, hire us to do all the work for you. Crustless Tex-Mex Quiche INGREDIENTS Cooking spray 1 lime, juice and grated zest 2 tsp (10 mL) brown sugar 1 tsp (5 mL) ground coriander 1 tsp (5 mL) ground cumin 1 tsp (5 mL) chipotle powder ½ tsp (2 mL) garlic powder ¼ tsp (1 mL) salt 2 tbsp (25 mL) olive oil 3 ½ cups (875 mL) butternut squash, peeled and cut into ½ -inch dice 1-19 oz./540 mL can low-sodium black beans, drained and rinsed 2 cups (500 mL) Old Cheddar, grated 1 ½ cups (375 mL) milk 4 eggs 2 green onions, thinly sliced
MAKES 8 SERVINGS
1. Heat the oven to 375° F (190 °C). 2. Spray a deep 10-inch pie plate with cooking spray. 3. In a large bowl, combine the lime juice, lime zest, brown sugar, coriander, cumin, chipotle powder, garlic powder, salt and oil. 4. Add Squash and toss. 5. Transfer to a cookie sheet and roast until just tender, about 20 minutes. 6. Remove from oven and lower oven temp to 350° F (175°C). 7. Transfer squash to pie plate. 8. Sprinkle beans over squash; sprinkle cheese over beans. In a large bowl, whisk milk and eggs. 9. Pour over squash, beans and cheese, and top with the onions. 10. Bake until top is browned, about 35-40 minutes.

MAKES 20 SQUARES
1. In a small saucepan, cover apricots with water (about 1 inch/ 2.5 cm above), boil 10 minutes; drain, set aside to cool. 2. Cream butter, sugar and ½ cup (125 mL) flour until smooth; stir in cereal; spread mixture in ungreased 8x8 -inch (20 x 20 cm) pan; bake at 350°F (175° C) for 20-25 minutes until lightly browned; remove from oven. 3. While bottom is baking, chop apricots and nuts. 4. In a medium bowl, beat brown sugar, eggs and vanilla until smooth; mix in ½ cup (125 mL) flour, baking powder, and salt; add apricots and nuts; blend mixture thoroughly; spread evenly on baked layer. 5. Bake at 350° F (180° C) about 30-35 minutes, until lightly browned or until toothpick inserted in center comes out clean. When cool, cut into squares.

I watch other peoples’ shows occasionally and it’s fun to see how someone can have a design inspiration so different from our own and make it into something amazing! I really try to make every house different from the last so the viewer can be inspired to think outside of the box. It’s not typically a house flippers mentality, but it seems to work for us.” Considering that Masters of Flip is based in the U.S., Kortney and Dave offer some advice for Canadian would-be flippers. “Every area is different from country to country but the regulations can also change from city to city so it’s important to do your due diligence and know what you are getting into. Even the materials change depending on geographic area, which can alter budgets and ultimately affect the profit. Might seem like an obvious tip – but it would surprise most homeowners to find out that nearly half of all burglaries occur simply by walking through an unlocked front door. It’s important that all doors – front, back and side doors – have a reliable lockset with a working deadbolt lock. All exterior doors should have deadbolts with at least a one-inch throw bolt.
Have a trusted neighbour check in from time to time. Whether it’s to empty your mailbox or shovel your driveway, it’s great to have someone check in on your property, especially if you plan on being gone for a longer period. However, do not under any circumstances try the “hide-a-key” approach, in order to give them access. Most criminals know about the best hiding spots: Under the mat, mailbox, top of door frame – those are obvious. It’s better and far more secure to install a secure lock that enables you to provide access to specific people.
If you have a safe, great. But if not, ensure you’re keeping valuables such as laptops, expensive cameras, stereos and other equipment away from all windows. Tuck them in closets, drawers and other safe spots away from locations that can be seen from the outside.
This is a great way to keep up regular lighting patterns, as opposed to having just one porch or living room light on at all times – a dead giveaway. You can also do this for radios and TVs to simulate normal use and noise.
