EDITORS’ NOTES

enting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that comes with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the renting process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease — before you break it.

hen the year winds to a close I always feel it’s a perfect time to take account of all that I have in my life. I’m not one to make New Year’s resolutions, but I like to see what’s working for me and what may need some change. It’s a great time to look around and see if your home is the place you want - and need - it to be. Whether you’ve been a longterm tenant or you’ve just finished the term on your lease, life happens, needs change. If your home still offers that magic combination of the perfect location, an ideal size and the right set of amenities, then there is no reason to move. But if you’re not feeling the magic, maybe it’s time for a change. You may have switched jobs and want to be closer to work so you can cut down the commute. You may have found that special someone. Instead of trying to merge into your or their space, it might be more ideal to start fresh in a new place together. Your family may have grown – or the kids may have left the nest. There’s no reason to be paying for space that you don’t use, or that doesn’t work for you. There are a lot of factors that go into finding that perfect combo of location, size and amenities – and budget is a big factor. Know your price range. Empty nesters who chose to downsize can pocket the difference. A move closer to work may save you significant expense because you can walk to work instead of paying for gas and parking. Though be prepared – sometimes for that central location you’ll be paying a premium rent. Cutting out the commute may cost you more, but the free time being added to your life will be priceless. It’s a great time of year to find that new apartment and we’re here to help. With Renters Guide in hand you’ll find the perfect place. Our magazine and website, homeTRADER.ca, offer the best selection of available apartments as well as informative articles and advice, making it easy to make your move!

Make future holidays merrier
by properly packing
SEASONAL DECORATIONS By Dan Hopkins
Holiday preparations such as tree trimming, present wrapping and hanging lights help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year, can keep the fun in what is for some, a stressful time. In other words, it pays to plan, even 12 months ahead.
packing paper. Instead of throwing away used paper or junk mail, run it through a paper shredder, it makes great packing filler. • Decorations that contain photographs or food should be sealed in an air tight bag to keep them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice wherever they are stored. • Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come with adjustable inserts that forms individual cells for delicate items. These “Dish Pack”boxes are very popular at all our Two Men and a Truck branches. • Keep extra hangers, hooks and ornament parts in a labelled bag or box. Lights • To prevent tangles, wrap lights around empty gift wrapping paper tubes. • Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year you can quickly test the lights before unwinding them. • Store coloured lights in a dark place to prevent fading – especially blues, greens and purples.
Here are some tips from Two Men and a Truck to keep in mind while packing away holiday decorations:
Wrapping paper • Hanging garment bags provides good storage for wrapping paper rolls. Use outside pockets for gift tags, cards and tissue paper. • To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. • Ribbons and bows can be saved and reused, pack loosely so they keep their shape.
Delicate items • Wrap breakables in paper or bubble wrap. Do not use newspaper - the print may wear off on ornaments. Use tissue or
Some other considerations • Wrap holiday candles individually in cellophane and store in a cool place so they do not melt together.
Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. It is worth taking the extra time to organize and preserve your decorations for next year.
• Pack an “open first”box. Place the decorations you use first in here with essentials such as extension cords. • Use a“Wardrobe Box”to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. • If you haven’t used a decoration in a few years donate it. If it is damaged, get rid of it. • Take special care if you are storing your items in a damp area like your basement. Don’t store boxes near sources of heat and moisture. • The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas. • Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside. All Two Men and a Truck branches in Canada offers a variety of storage boxes and packing supplies suitable to store all your decorative treasures. Visit twomen.ca for a location near you.

Code of Conduct guides actions through CERTIFIED RENTAL BUILDING PROGRAM B y Te d Whi T ehead
O
ne of the many benefits of choosing an apartment in a rental building that bears the Certified Rental Building Program (CRBP) distinction is knowing that the owners and/or property managers have agreed to conduct business according to a Member Code of Conduct. This brings great peace of mind to renters, and offers CRBP members a clear, concise reminder of what is expected of them once their buildings have been granted certification status. The CRBP is managed and operated by the Federation of Rental Housing Providers of Ontario (FRPO) with the goal of protecting the interests of all multi-residential apartment building stakeholders – and the Code of Conduct plays a major role in accomplishing that goal. What does it mean for renters? The key word in the Code of Conduct is “professionalism.” CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure for everyone who lives and works there.
42G
Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an item that covers the agreement to not discriminate against anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income. Beyond this point, CRBP members agree to report to the Program’s administration any laws or policies that they may find unfair or prejudicial to renters or rental housing providers. Much of the Code of Conduct is based on the golden rule. For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. All parties involved in a rental residence situation should know and uphold their responsibilities. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith. Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness is the operating principle that members agree to pursue, along with avoidance of and protec-
tion against fraud, misrepresentation and unethical practices of any kind. Another aspect of the Code includes continual education, training and communication. Members agree to ongoing efforts to uphold and improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general. The bottom line result for tenants is improved communication with their building manager and/or owner, as well as a better quality of life for all parties. A copy of the Program’s Code of Conduct is available by sending an email to info@crbprogram.com For more information visit crbprogram.org Ted Whitehead is Director of Certification, Certified Rental Building Program (CRBP), Federation of Rental-housing Providers of Ontario (FRPO).

They ensure the right management people and principles are in place to run the building and provide customer service that is up to their standards. They invest money into the property to ensure everything, from the structure and suites to the amenities and grounds are on par with their expectations of modern quality. They also go one step further, and invest in the community. Striving to be an important part of the community, and with a desire to make the rental industry more than just a financial transaction, Greenwin has a track record of revitalizing communties and investing genuine concern for the lives of residents. There is something for everyone at this downtown location. Right across the street from 181 John is the McLaren Park with a playground, basketball court and splash pad. The Jackson Square Mall is less than a 10-minute walk from the building. There are hundreds of retail stores and a food court but also the Hamilton Public Library branch with numerous computers, offering free Internet access to patrons as well as many free programs for adults, kids and seniors. There is a year-round Farmers Market. Saturday mornings the market offers free programs such as Kids in the Kitchen and Market Fresh cooking demonstrations. James Street North hosts Artcrawl on the second Friday each month. A street festival, it runs several blocks and showcases new art galleries, designer craft businesses and other art media as well as music and theatre events. James Street shopping is known for its eclectic stores with unique products.
Since purchasing 181 John Street North in July of 2012, the building has seen a lot of change. Greenwin has renovated the lobby and has installed a desk in lobby for overnight security guard. It’s a great improvement and adds to the welcoming atmosphere. Upgrades include a new gym, scheduled to open in February. Other improvements are ongoing.
The local elementary school, Dr. J. Edgar Davey, is only two years old and is located a few blocks away, next to Beasley Park. Sir John A Macdonald Secondary School, at York and Bay Streets, offers a full spectrum of programs for special needs students including behavioural, communications, physical and multiple learning disabilities.
Fostering a family and community environment, one-, two- and threebedroom apartments are spacious and offer large balconies. The higher floors have spectacular views, including both mountain or waterfront panoramas. There are two-storey designs with two bedrooms and three-storey designs offering three bedrooms, some with private front patios. The sixth-floor laundry room is full of natural light and even has a walk-out to a patio, making this chore just that much more pleasant.
Greenwin is a five-time winner of the Community Service Award from the Federation of Rental Housing Providers of Ontario and has won international recognition for its revitalization of communities.
