enting an apartment over owning a home makes lots of financial sense for people in many different life situations. Maybe you just can’t afford to buy a home or don’t want to spend your hard-earned money on one. Maybe you have a plan to buy a home in a few years, and want to start saving for a down payment. Or maybe you’re simply not interested in the cost and commitment that comes with being a homeowner. No matter why you’re renting an apartment, you need to know your rights as a tenant. As part of the renting process, your landlord must give you a copy of the agreement after you sign and return it. Since this document outlines all the terms you’ve agreed to, it’s an important document to have on hand. You should avoid breaking a lease if at all possible. Each lease agreement has its own penalties for not honouring the outlined terms. Be sure to check your lease to make sure you can handle the financial ramifications that come with breaking a lease — before you break it.

hen the year winds to a close I always feel it’s a perfect time to take account of all that I have in my life. I’m not one to make New Year’s resolutions, but I like to see what’s working for me and what may need some change. It’s a great time to look around and see if your home is the place you want - and need - it to be. Whether you’ve been a longterm tenant or you’ve just finished the term on your lease, life happens, needs change. If your home still offers that magic combination of the perfect location, an ideal size and the right set of amenities, then there is no reason to move. But if you’re not feeling the magic, maybe it’s time for a change. You may have switched jobs and want to be closer to work so you can cut down the commute. You may have found that special someone. Instead of trying to merge into your or their space, it might be more ideal to start fresh in a new place together. Your family may have grown – or the kids may have left the nest. There’s no reason to be paying for space that you don’t use, or that doesn’t work for you. There are a lot of factors that go into finding that perfect combo of location, size and amenities – and budget is a big factor. Know your price range. Empty nesters who chose to downsize can pocket the difference. A move closer to work may save you significant expense because you can walk to work instead of paying for gas and parking. Though be prepared – sometimes for that central location you’ll be paying a premium rent. Cutting out the commute may cost you more, but the free time being added to your life will be priceless. Holiday preparations such as tree trimming, present wrapping and hanging lights help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year, can keep the fun in what is for some, a stressful time. In other words, it pays to plan, even 12 months ahead.

Instead of throwing away used paper or junk mail, run it through a paper shredder, it makes great packing filler. • Decorations that contain photographs or food should be sealed in an air tight bag to keep them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice wherever they are stored. • Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come with adjustable inserts that forms individual cells for delicate items. If it is damaged, get rid of it. • Take special care if you are storing your items in a damp area like your basement. Don’t store boxes near sources of heat and moisture. • The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas. • Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside. O

ne of the many benefits of choosing an apartment in a rental building that bears the Certified Rental Building Program (CRBP) distinction is knowing that the owners and/or property managers have agreed to conduct business according to a Member Code of Conduct. This brings great peace of mind to renters, and offers CRBP members a clear, concise reminder of what is expected of them once their buildings have been granted certification status. The CRBP is managed and operated by the Federation of Rental Housing Providers of Ontario (FRPO) with the goal of protecting the interests of all multi-residential apartment building stakeholders – and the Code of Conduct plays a major role in accomplishing that goal. What does it mean for renters? The key word in the Code of Conduct is “professionalism.” CRBP members agree to operate their buildings with high standards of integrity and honesty – and that goes for renters, suppliers, employees and contractors. Managers and owners must do their best to make sure the apartment building is safe and secure for everyone who lives and works there.

Of course, members are required to comply with municipal, provincial and federal legislation and by-laws when it comes to the operation of residential buildings, and the Code of Conduct contains a reminder. There is also an item that covers the agreement to not discriminate against anyone on the basis of race, colour, creed, gender, sexual orientation, family status, national origin, receipt of public assistance or source of income. Beyond this point, CRBP members agree to report to the Program’s administration any laws or policies that they may find unfair or prejudicial to renters or rental housing providers. Much of the Code of Conduct is based on the golden rule. For example, there is an item stipulating that members agree to treat their tenants with respect, and should expect to receive respect in return. All parties involved in a rental residence situation should know and uphold their responsibilities. If and when a dispute arises, the building owner or manager is expected to resolve it in good faith. Tenants should be aware that there is a mediation service offered by the Ontario Rental Housing Tribunal for cases that are not resolved adequately between the parties at the building level. Fairness is the operating principle that members agree to pursue, along with avoidance of and protec-

tion against fraud, misrepresentation and unethical practices of any kind. Another aspect of the Code includes continual education, training and communication. Members agree to ongoing efforts to uphold and improve professional standards. This benefits everyone, from renters to managers, owners, and professional industry organizations. Fairness, conscientiousness, honesty, integrity, respect – these are the concepts that form the basis for the CRBP Code of Conduct. These are excellent values that should guide all business interactions, and in fact, life in general. The bottom line result for tenants is improved communication with their building manager and/or owner, as well as a better quality of life for all parties.
