Most everyone these days is looking at ways to de-stress and simplify their lives, and renting rather than owning one can be one of the easiest ways to get relief. When you really think about it, it’s an option that may take some getting used to! Needless to say, when you’re renting a home, your “to-do” list will likely look very different than those from your homeownership days. Whether you’re a life-long renter or a homeowner in need of a change, this issue of Renters Guide is for you. We’ve got some great advice on renting and decorating in the issue. Check it out! ow much consideration have you given to living a Green lifestyle? Small lifestyle changes can make that can have a huge impact. Renters often think that there’s nothing that they can do – that they’re limited by the building’s systems. It’s true – most apartment buildings were built in an era before being Green was an important part of life. Garbage chutes don’t separate for recyclables and compost, most light fixtures were intended for use with plain old incandescent light bulbs and nobody was designing with sustainable materials like bamboo and cork. But this doesn’t mean renters can’t take the responsibility of being Green personally. There are many steps to take to being a Green renter. Switch the old bulbs over to compact fluorescent light bulbs, halogen or LEDs when possible, especially if you’re considering changing up the lighting fixtures. Water conservation comes by letting the landlord know when there’s a leak, and you can even opt to change your shower head to a low-flow to conserve. While many property managers will listen and consider suggestions to Green up the building and there are already many companies that have taken the initiative to retrofit their buildings with new technologies and make changes like using low VOC paint, low-flow toilets and extensive recycling programs, there are still many things renters can do individually that will make a huge impact, from making conscious purchasing decisions to making sure to turn off lights and unplug appliances when not in use. Every little bit helps considering the massive number of renters in the city! While thinking Green, it’s time to find that apartment. We’re here to help. What to do during a Power outage by Jane Herman

R

ecently, a power outage in my neighbourhood left me without power for most of a day. Fortunately the power came back on without too much inconvenience but it reminded me of the need to be prepared for such an eventuality. While most power outages will be over almost as soon as they begin, some can last much for days or even weeks depending on circumstances. Power outages are often caused by freezing rain, sleet storms and/ or high winds which damage power lines and equipment. Cold snaps or heat waves can also overload the electric power system, thus increasing their likelihood during severe weather. During a power outage, you may be left without lighting, and electricity for cooking, hot water, or even running water. If you only have a cordless phone, you will also be left without phone service. If you do not have a battery-powered radio, you may have no way of monitoring news broadcasts. Your laptop may work, but if it’s connected to a network from a modem that’s plugged in, it won’t work. In other words, you could be facing major challenges.

You can lessen the impact of a power outage by taking time to prepare in advance. You should be prepared to manage on your own during a power outage for 48 to 72 hours. This involves:

Making a family emergency plan, so that everyone knows what to do, and where to go if you need to leave your apartment.

Putting together an emergency kit, so that you and your family can be self-sufficient for 48 to 72 hours. If the power does go out and you do not have access to news broadcasts, you should phone your hydro company to determine how long the power might be out. You can contact the city to find out if and where the city has set up temporary reception centres to accommodate residents who cannot stay in their homes because of the situation. If you are a senior or are disabled and require transportation to such a centre, this can also be arranged.

All tenants should carry renter’s insurance. That way if there is any damage to your property in your apartment as a result of the loss of power, you are protected.

If the power is expected to be off for some time, try to use up some of the perishables in your refrigerator first. Perishables such as milk and other dairy products can only last for six to eight hours. If the power is off for more than one day, during the winter you can transfer some items to a cooler on an unheated balcony. If in doubt you may have to throw the food out. (Use your Green bin!) Don’t open your freezer or refrigerator unless it is absolutely necessary. A full freezer will keep food frozen for 24 to 36 hours if the door remains closed.

EmErgEncy SuppliES to KEEp on Hand You should always have a flashlight (and extra batteries), a battery-powered or wind-up radio, and a charged cellphone or landline available to use in an emergency. (I keep a flashlight in a cupboard that I can easily find in the dark if necessary and check it regularly.) If you have a laptop or tablet, it may continue to work but the Internet may be down because of the loss of power. Should you use candles? Candles are very dangerous and cause many fires

Remember, your family may not be together when the power goes out. Start by discussing what could happen and what you should do at home, at school or at work if an emergency happens. To be prepared, make a list of what needs to be done ahead of time and how to contact one another. Store important family documents, such as birth certificates, passports, wills, financial documents, insurance policies, etc. in a safe and secure location.

Make sure your kit is easy to carry. Keep it in a backpack, duffel bag or suitcase with wheels, in an easy-to-reach,

Creating Strong Communities

he headline for a tenant referral ad of a well-known property management firm reads, “Make a friend a neighbour.” There’s a lot of meaning packed into this simple phrase. When people who live in proximity to one another are connected through friendship, common interests and a shared purpose, something formidably human is created: a community.


chat. If you are looking for help with the computer, you may be delighted to find that your neighbour’s teenaged son is a whiz. If your building does not have the staff or facilities to organize such a function, why not take the initiative to try to bring people together yourself. Post a notice (with permission of course) asking people if they are interested in attending or helping to organize a building-wide social gathering. It need not be anything too complicated – perhaps you just want to start with something as simple as wine and cheese in the lobby. In the good weather, and if your building has some suitable outdoor space, you could even organize a pot luck dinner. Who knows what might grow out of this initial encounter? You might wind up starting a building book club or poker night.

Human beings, as most of us know, are social beings who need each other in fundamental ways – for companionship, support, and to create meaning in our lives by caring for one another. Running groups, PTAs, book clubs and the like give us a framework to form connections through shared interests. But what about in an apartment building? How can we create stronger connections with our neighbours with whom we only share an address? In recent years many property management companies have come to recognize that when people who live together socialize with one another, other positive connections are forged. Residents are less likely to move as frequently, meaning there’s less turnover in the building. As residents develop a sense of communal responsibility about their building, their pride in their home shows. This is often reflected in improved standards of cleanliness in common

areas and less vandalism. Today, many buildings, especially those managed by larger companies and those with appropriate on-site facilities host social events like summer barbecues, movie nights, coffee mornings, holiday celebrations, etc. Nowadays we all seem to be caught up in our own busy lives and may not realize the challenges some residents, particularly those who are older, may be facing. Make a point of trying to get to know your neighbours. Be friendly when encountering people in the hallways, in the elevator, laundry room or even when taking out the trash. Put on a friendly face and make the effort to say hello and introduce yourself. If you are a single mom you might find it wonderful to connect with other moms with children – you might even be able to share child care or babysitting. If you have an elderly neighbour, offer to pick up groceries, drive them to an appointment or simply provide some company or a

If you’re new in the area, be sure to check out your local community centre. It is a wonderful resource for children, youth and adults of all ages, where you can participate in a wide range of cultural and recreational activities and meet people who share your interests. If you really want to make a difference, find an organization that needs you and volunteer a few hours a week. As a volunteer you can put your skills to work in many ways, helping seniors, youth or others with special needs. You will meet many new people and develop friendships, gain valuable work and life experiences, develop new skills and even obtain employment references. Studies have shown that people who are involved with other people in meaningful ways are happier and more content with their lives. Make an effort to strengthen your connections in your building and your community: not only will you feel more rooted there and at home, you’ll be making things better too!

hat could be more convenient than paying bills and managing your finances with a click of a button? Just make sure this convenience doesn’t come at a price. While banking sites use security software that makes them difficult to hack, cyber criminals resort to other means to get your personal information.

To help you protect yourself – and your money – online, the federal government has created GetCyberSafe.ca. This site gives practical tips, including looking out for the following threats: Phishing: Cyber criminals create fake emails that look like ‘real’ emails from your bank asking you to reply with personal information. A bank would never ask for this information by email. Avoid links in emails that take you to websites other than your banking site. Malware: This is malicious software that cyber criminals spread online and can get onto your computer. While you believe you’re banking safely, it can steal account information, hijack your account and transfer funds without your knowledge. Pharming: These attacks involve redirecting your access from a legitimate website to a fake one that looks genuine. It may include extra fields on forms that you enter (SIN, date of birth, mother’s maiden name) and, without realizing it, you submit this information directly to the attacker. When banking online. look for the “lock” icon and https:// at the beginning of the website address – a sign that the connection is secure. GetCyberSafe.ca also has tips on creating strong passwords of at least 8 characters long – a must if you are banking online. NC

hat type of apartment is right for you? Before you invest too much time and effort apartment hunting you can greatly facilitate your search by giving some thought to the type of apartment that best suits your needs. Since there are so many listings to search through, it may help to understand what the different types of apartments are and the advantages of each: The majority of modern apartments are located in highrise buildings. Because it’s more economical to build on a large scale, an apartment in a highrise is often a practical and economical choice, in terms of the materials, appliances, finishes and other details you will be able to enjoy for your rental dollar. Highrise buildings are often situated on main streets and in prime locations, such as major intersections and convenient to public transportation. You can find a great variety of highrise buildings in nearly every possible neighbourhood, many of which have been beautifully renovated, with refinished floors, new carpeting, lighting, and new lobby furnishings. Some highrises have luxurious features and amenities like a concierge, pool, security, fitness facilities, balconies, air conditioning, and underground parking, which might be unavailable in a lowrise, duplex or townhouse. One advantage of a highrise is the opportunity to live in a large community. In a highrise, you’ll frequently encounter other residents in the common areas like lobby, elevator, parking garage, the laundry room, and fitness facility. Not only does this offer you a beneficial social network, it can have practical advantages as well. In a highrise you have the potential to meet other people in whose social needs – perhaps a babysitter, or someone to bring you something from the grocery store on a snowy winter day – might be similar to yours. During an emergency, like a hurricane or blackout, it can be comforting to have a network of support around you. If you don’t like to wait for an elevator every time you go in and out of your residence, you might prefer a low-rise building. Any building that is three stories or less could be considered a low-rise. A duplex, triplex or fourplex is also a type of low-rise apartment. Depending on the vintage, these types of apartments can be spacious and have a “homey” feeling to them. Some may have beautiful architectural details like fireplaces, tiled floors, paneling and/or wainscotting. In a low-rise building you’ll have more privacy and less contact with your neighbours than in a highrise. Of course, you’ll have to carry all of your furnishings, groceries and other packages in and out through the stairs. But the layout and aesthetics might make it worth it.

A loft can be an upper room or floor of a large building, converted factory or warehouse building that is sometimes converted into apartments. Lofts are often tucked away above stores, or in the upper levels of commercial buildings. A penthouse apartment with a spiral staircase to a bedroom might also fit the description of a loft. Depending on the location and layout of the loft, these have often been favoured by artists or creative people who want open space, high ceilings and natural light – and also those who may want to live and work in the same space, or live and work in a commercial neighbourhood. A condominium is another rental option. Often with a condo you will be renting directly from an owner, rather than through a professional property management firm. Condominiums are usually found in newer buildings rather than purpose-built rental buildings. The major disadvantage of renting a condo is that when you rent directly from the owner, you are at their whim should they decide to sell the unit or move into it themselves. If the appliances or anything else in the apartment needs servicing, you may have to deal with the owner, or find tradespeople yourself. A townhouse can be an excellent choice for a growing family. A spacious, multiple level residence, with great storage, basements, backyards and garages, townhouses are usually set in nice communities with walking paths and landscaped greenspace. Some townhouses feature play areas for young children, walking paths and other suburban enhancements. Before you start searching, give some thought to the type of apartment that best meets your needs. This will help you to narrow down the possible listings to consider and ensure that you’ll be more satisfied with your choice in the long run.

Soak the rice noodles in cold water for at least four hours or overnight. Take 1/4 cup of the oil and heat in a frying pan until it’s hot but not smoking. Fry the tofu for about two minutes on each side until golden. Drain on paper towels and let cool down. When it’s cool, dice into cubes. In a medium sized wok, heat the remaining oil until it’s very hot. Add the chicken and garlic and stir constantly for two minutes. Add the shrimp and tofu, and stir for one minute. Add the eggs and stir fry constantly until the eggs are cooked. With the wok on high heat, add the drained noodles and stir fry until they become limp and slightly translucent. Add the fish sauce, lime juice, tomato purée, sugar and chilies, stir frying for three minutes.

he first time I ever had Pad Thai was at The Bamboo, famous for its exotic world beat music and fabulous Asian/Caribbean cuisine. The cornerstone of Toronto’s funky Queen West scene through the 1980s and 1990s, The Bamboo showcased cutting-edge reggae, funk, R&B, Latin, jazz and soul, and cranked out signature Caribbean, Indonesian and Thai dishes that kept the ‘Boo’ at the top of virtually every ‘best-place-to-eat’ list in the city from the day it opened. It was the hottest place to be. The music was loud, the place was usually packed and the food was new and exciting. Two veteran chefs were brought in — Vera Khan handled the Caribbean fare, while Wandee Young did the Thai cooking. Their cuisine is now legendary. Rumour has it that whenever David Bowie was in town, he had to have the Bamboo’s Ka Kai Soup and Thai Spicy Noodles.

Add 1/4 cup of peanuts, the bean sprouts and green onions, and mix well for two minutes. Serve immediately with fresh cilantro, lemon wedges, cucumber or watermelon slices and garnish with remaining chopped peanuts. Add a few extra chilies for extra zingy Pad Thai!
