PUNJABI MARKET TEAMS UP WITH THE VANCOUVER MURAL FESTIVAL Murals in the Market, in partnership with Vancouver Mural Festival, is the Punjabi Market Regeneration Collective’s initiative to help facilitate storytelling through public art by collaborating with local BIPOC artists to deliver a series of murals in Punjabi Market. Vancouver’s Punjabi Market was the first of its kind in North America. For the first time in its 51 year history, a series of murals will be painted between 49th and 51st Avenues on Main Street. 2021 artists are Diamond Point, Guntaj Deep Singh, Minahil Bukhari, Mustaali Raj and Sandeep Johal, curated by Jas Lally.

Tour de Concord at Metrotown

The first Tour de Concord at Metrotown was a huge success! The event not only included the race, but also a bike festival, including an iRide youth cycling zone for kids, live music, bbq, prize draws, vendors, bike demos, free tune-ups, and more. With the help of M1 Sports Management who has led the way for other top-notch events such as BC Superweek, the Tour de Concord featured a criterium race on a closed course bordering the future home of Concord Metrotown. Racers contended for racing glory and cash prizes totalling up to $5,000. This collaboration between Concord Pacific and Cycling BC also celebrates a newly established partnership between the two organizations. Metrotown is the largest of the four Burnaby official town centres in its southwest quadrant. Four decades ago, Metrotown wasn’t the office hub, shopping destination, and development hot spot that it is today.

Many Canadians set the goal of buying a home. However, the process isn’t always easy to do on your own, especially the first time around. From making a down payment and getting approved for a mortgage to keeping up with rising prices, it’s common for firsttime buyers to get discouraged. Fortunately, there are a number of tools available to help you reach the goal of homeownership. DETERMINE AFFORDABILITY WITH PRE-APPROVAL

I can’t tell you how many potential homebuyers come to us at Homewise and discover they can afford a lot more than they expected. Getting pre-approved helps you gain a broader view of your current financial situation and affordability, as well as the potential monthly fees that come with a mortgage. HELP FROM A CO-SIGNER

Sometimes, first-time buyers are unable to make a home purchase because their credit score needs improving or their monthly income isn’t sufficient. Applying with a co-signer is a great solution to these common roadblocks. A co-signer is someone who applies for a mortgage with you, legally agrees to take liability on the loan and is responsible to pay off the debt if

you’re unable to make payments. If you currently have too much debt or not enough income to afford a particular home, having a co-signer could increase your home affordability and chances of mortgage approval. GIFTED DOWN PAYMENT

Roughly 30 per cent of Canadian homebuyers get help from a parent or family member when making a down payment – most commonly in the form of a gift. This is considered to be a portion of money that is given to the buyer by a parent or family member to use toward their down payment. You are then required to provide your lender a gift letter that explains who your family member is, the amount they are giving you and an explanation that the money is being used for your home purchase and doesn’t need to be repaid. GOVERNMENT INCENTIVES

Over the years, the Canadian government has introduced many great programs and incentives for first-time buyers. These include: 1. The Home Buyers’ Plan (HBP) The HBP allows first-time homebuyers to withdraw up to $35,000 tax-free from their Registered Retirement Savings Plans (RRSPs) to buy or build a qualifying home. It gives you the chance to tap into additional funds to pay your required down payment and re-contribute this money back into your RRSP within a 15-year period. If you’re buying a home with someone who also qualifies for

the HBP, the two of you will be eligible to double the maximum amount to $70,000 when you apply together. 2. Land Transfer Tax Rebate As a homebuyer, you’ll need to pay for land transfer taxes when you buy a home along with other essential closing costs. Fortunately, for first-time buyers, there’s a Land-Transfer Tax Rebate to offset this additional cost. 3. First-Time Home Buyer Incentive This incentive serves as a great tool for first-time buyers to reach their homeownership goals. It is a shared equity program that offers first-time buyers five per cent on the purchase price of resale properties and 10 per cent on the purchase price of new builds to put toward a down payment. Essentially, the government makes a shared investment in your home and participates in the transaction with you, which is why the amount is registered as a second mortgage on the property. Buyers are then required to pay the money back interest-free to Canada Mortgage and Housing Corp. within 25 years of purchase or once the property is sold. INVESTING IN THE FUTURE RAJ FINDS SYNERGY WITH ML EMPORIO by SUSAN M BOYCE

Raj is no stranger to Metro Vancouver’s presale market. For more than a decade, the Richmond resident has been developing a diverse portfolio of rental properties, always investing many hours studying the builder’s track record and reputation before making a decision. “It’s crucial to do your homework before you put money down,” he stresses. “I invest in developers rather than projects, so I spend a lot of time researching the company, their previous developments, and their building philosophy. I know several people who paid a significant financial price for skipping this this step.” MOVING WITH THE MARKET

Although Raj initially focused on downtown Vancouver condos, as prices skyrocketed and rents failed to keep pace, he turned his attention to the Fraser Valley. And it was in the Fraser Valley where he discovered ML Emporio Properties — a builder with over a quarter century of experience and a commitment to forward-thinking design. Aristotle, a lowrise ML Emporio was building near 200 Street and 90th Avenue in Langley, looked promising but it sold out before Raj had completed his intensive process of due diligence. “I wasn’t ready, and so I missed out,” he says without regret. thoroughly researched — who handled sales and promotion. HOW TO MAKE YOUR

MORTGAGE TAX DEDUCTIBLE ALISA ARAGON-LLOYD

For American homeowners, mortgage interest is automatically tax deductible, but for Canadians, the write-off is not so straightforward. However, there is a way for you to deduct your mortgage interest while increasing your wealth, known as the ‘Smith Manoeuvre’. In order to make your mortgage interest tax deductible, homeowners must be able to prove that the money is being reinvested and is not being used for personal expenses. A properly structured mortgagecentric tax strategy has several key elements – the most important of which is a multi-component, mortgage or home equity line of credit (HELOC). You will need a re-advanceable or line-ofcredit mortgage that lets you continuously extract equity as you pay your mortgage down. Every time you make a payment and reduce your principal, you then immediately extract that equity and add it to your investment account. Since you have been able to deduct your mortgage interest, at the end of the year you will generate a tax refund that you can use to make a lump sum payment on your mortgage – which makes even more funds available for investment.

It’s best to have a single collateral charge with at least two components – usually a fixedterm mortgage and an open line of credit – that can track and report interest independently. This is absolutely essential under Canada Revenue Agency (CRA) rules and guidelines. In addition, for the interest payment to be tax deductible on any money borrowed for investment purposes, it must have a reasonable expectation to be able to produce an income. Second, the strategy must employ conservative leverageinvestment techniques – which is why a financial advisor must be involved in order to comply with federal regulations. The financial advisor should be a Certified Financial Planner (CFP) who is experienced in leveraged investing and able to actively monitor a homeowner’s portfolio on an ongoing basis. Homeowners who opt for a tax-deductible mortgage interest plan make their monthly or bimonthly mortgage payments the same way they would when making any type of mortgage payment. The payments go towards reducing the principal amount of the mortgage creating equity; which is subsequently available to be borrowed on the line of credit. From there, the equity available in the line of credit must then be transferred to an investment account, which

can be done automatically by your Certified Financial Planner. Essentially, the homeowner is borrowing from the paid portion of the mortgage for reinvestment purposes. On average, a typical 25-year mortgage can become fully tax deductible in 22.5 years. THE RISKS

The financial benefits of taxdeductible mortgage interest are indisputable and justify the risks to the right borrower. That said, a problem can arise if a homeowner spends the funds as opposed to reinvesting them.
