f you are looking for a new rental this summer, consider doing it sooner rather than later.

Vacancy rates are exceptionally low these days in many markets, and with house prices rising and steady population growth, there are many people in the market looking to rent in a prime neighbourhood in a great building.

Renters Guide is a great source for helping you find the perfect place to call home – so sharpen your pencil get ready to source the many listings and property management companies in this issue.

As with any major monthly expense, it is important to do your homework before you venture out to shop the market. Know what you need and what you want. Know the answers to the following questions beforehand: • What monthly payments would I be comfortable with?

• How long do I plan on leasing for?

• What locations will I consider?

• Does the rental property cover my needs in terms of parking, transit and other key considerations?

Once you have determined this check list, be sure to shop around and compare apples with apples. The more you see, the quicker you’ll be able to determine the place that suits you best.

word on rent. Do you ever pay your rent late? A day? A week? A month? Late rent is a serious issue. The Residential Tenancies Act specifies that rent is considered late the day after it was due.

Just a day or two might not seem like a problem. For most, a late payment is a small oversight or a rare occurrence. But be aware, repeated late rental payments are actually grounds for eviction.

The landlord expects the rent just as any business expects payment for goods and services. You can’t tell a restaurant you’ll be back to pay the bill in a few days, and shops don’t let you take your merchandise with a promise of paying in a few weeks. The rental industry is a business. Rent money isn’t simply a profit. Rental properties have overhead and expenses. When you pay your rent, you are paying the property managers and owners to look after all of the building’s details, from property taxes to working elevators to staff wages. By paying late, you’re affecting the building’s financial footing, plus creating additional work for the management and/or landlord because now they need to contact you to follow up.

If you have a problem or know your rent will be late, discuss it with them.

There may be an arrangement that will satisfy both parties. But wait too long or pay your rent late too often and you may just face an eviction notice.

pring is the season of new beginnings. But it can be hard to appreciate if you’re stuck indoors trying to sift through the accumulation of winter clutter.

Fortunately there are some easy techniques to help you get a jump-start on decluttering. The following steps will help get your home organized and allow you to enjoy the new season, clutter-free, especially if planning a summer move. We recommend the following tips: Start by sorting and organizing closets. If there is limited closet space, consider storing winter clothing in the attic, basement or garage.

Wardrobe boxes offer excellent space for hanging coats, sweaters and snow pants.

Care for hazardous materials. Be conscientious about the materials being disposed. Toxic items such as paint, batteries, house cleaning products, automobile oils, pesticides, and fertilizers are dangerous to transport and should not be thrown away with nontoxic garbage. These items should be taken to specialized depots.

Concentrate on disinfecting spaces.

Change air filters, rotate mattresses and vacuum under furniture.

Sort out items no longer used or worn. If it hasn’t been worn in more than a year, then it probably won’t be again. Set aside a couple of empty boxes for donations or items to sell.

It’s time for spring cleaning, which means it’s time to clear the clutter and get organized!

Bedroom organizing is often last on the list because it’s a room that not many people see, but it should really be a priority because having this room under control will make your life a whole lot easier. There are so many hiding spots and creative storage ideas for those items that don’t have a “home.”

Under the bed What’s under your bed? If your bed doesn’t have fixed drawers already, make your own “closet on wheels” by attaching casters to wooden boxes. Paint them or stain them to match the colour of your bed to make them disappear into the furniture. electronics drawer Dedicate one drawer in one of your night stands to charge your cell phone, MP3 player, headset and the like. Cut a small hole in the back of the bedside table to feed wires of the chargers through, and be sure there is an outlet close by. Close the drawer and the mess is gone!

TENANT insurance?

HE SHORT ANSWER IS YES. THERE ARE A

FEW REALLY GOOD REASONS FOR HAVING TENANT INSURANCE.

For one, as a tenant you are liable – yes, legally responsible – for any harm you cause to any part of your building and to others who live or visit there. Yikes! If your faulty toaster oven starts a fire that damages not only your apartment, but also the entire complex, you may have to pay out a lot of money.

You could even find yourself in trouble if your party guests get out of hand and cause damage.

Then there are your possessions. You might not think that you have much of real value, but what if you had to replace them all at once, due to fire or water damage?

Replacing your clothing, alone, could run you a few thousand dollars.

And that old couch and bed might not look like much, but buying new ones would be hard on the wallet.

When you consider what it would cost to replace everything, monthly insurance premiums may look pretty good by comparison.

One more thing you might want to think about – talk to your insurance representative about getting an insurance policy that will pay for the full cost to replace what you’ve lost. The alternative is a settlement based on how much your old stuff was actually worth, given that it was old. The depreciated value may not be enough.

Whether you live alone or have a full house, there’s no reason you can’t have organization. The difference is, when it’s just you on your own, it takes discipline, while when living with others everyone has to do their part. You should be able to teach organizational systems and delegate responsibilities so that everyone in the family has a part in keeping the house in order, whether it’s your spouse putting the mail and paid bills in the right folders or the kids putting their toys back in the right place. You shouldn’t have to be the drill sergeant – repeating the same requests week in and week out. Everyone needs to learn to do their part and work together to keep the house in top shape.

the ‘go-to’ bin Provide a personalized ‘go-to’ bin for each member of the family for things that don’t belong in the room. It keeps items together but out of sight until they’re returned to their proper place.

Reserve a few minutes every day, perhaps before dinner, to do the ‘dash’. Each person empties his or her bin by returning the contents to the right place. the ‘inbox’ Complementing the ‘go-to’ bin, create a family mail centre to manage paper flow. Create inboxes for each member of the family.

These can be anything from wall-mounted pockets to magazine holders on a shelf. Keep them easily accessible. When paperwork comes into your home, sort it into each family member’s box. Items that need to be signed for school go into a parent’s box. someone else’s clutter got you down? We’ve all heard that opposites attract, but if your partner’s organizing style is drastically different from yours, it can be frustrating for both of you. Before you are tempted to try and change your behavior (or his/hers), keep in mind that the change will be short-lived if you are getting organized for someone else’s approval but will last if you do it because you value the relationship. has your dining room table become a dumping ground? In many homes, seldom-used flat surfaces often become drop zones for mail, books and any other items that don’t have a home. To save your table from becoming a breeding ground for clutter, bring out the china and silverware and set it for a formal dinner. It will be nicer to look at than a mountain of clutter and will actually prevent people from piling their possessions on it. leave with everything you need Clear a shelf in a bookcase near TheRentersGuide.ca the back entrance and designate the area as a special place to corral items each family member must have to leave the house. Another option is to acknowledge your differences and assign the task of filing and retrieving documents solely to the person who is most comfortable with it. on schedule Keep a family calendar to keep track of everyone’s activities.

Designate a central location where everyone can see it. Let each family member choose a colour and have each person enter their activities (if they are old enough) on the schedule using their colour.

Preparation Reduce stress and frustration in the mornings by preparing the night before, when you’re not feeling as rushed. Decide what you are going to wear, make sure it’s clean and pressed, and lay it out with any accessories you plan to wear with it. It only takes a few minutes but will save you so much time and aggravation in the morning.

Encourage your spouse and children to start this habit too, and enjoy more morning time.
