love my car, but sometimes I wonder if the convenience is really worth it.

If I didn’t own a vehicle, I’d save hundreds of dollars every month, not to mention get some much needed exercise by walking more than I currently do while reducing my carbon footprint.

If you use public transportation as your way to get around, living in a transit friendly area becomes one of the most important things to consider when you’re looking for a new location. The other alternative is to live near a Zipcar or AutoShare location. These are car sharing clubs. All you need to join is a driver’s license and a clean driving record to enjoy the benefits. You can use a car for a few hours or a few days and then drop it right back off where you picked it up. It’s a great alternative to owning a car since gas and insurance are usually covered and you don’t ever have to get a car wash or an oil change. Many rental properties in Canadian cities have started to incorporate this service into their communities. When you’re out shopping around for a new place to call home, be sure to ask about transit and alternates like car clubs. Save money and be kind to the environment.

afety is an ongoing concern, regardless of where you live. While some cities are safer than others – and there can be significant variation by neighbourhood, living in the ‘right’ or ‘wrong’ place isn’t the question.

The question is: What can I do to ensure safety at my apartment.

Many buildings are incorporating security cameras and limited access – a key or fob access system – to control entrance into and through the building.

Don’t share your keys or make spares for people who don’t actually live at the property. Fobs are becoming more the norm because they can not be duplicated by residents and can be deactivated if lost. Don’t prop doors open, don’t let people in if you don’t know them and report any trespassers. All residents have an obligation to help keep the building and community secure.

But beyond ‘stranger danger,’ there can be concerns within your own home. Do you have a working smoke alarm and CO detector? Have you checked to make sure they’e functioning? Have you changed the batteries lately? If it’s not functioning or not present, talk to your property management.

It’s not just important, in many places it’s the law.

Taking charge of safety is an important responsibility. Your home should be a haven, not a liability. Letting your landlords and/or property management know about any safety issue – from burnt out light bulbs to icy patches in the parking lot, broken door locks and unsecured windows.

Farmers’ markets are a great way to celebrate the harvest and the Waterloo Region is known for having some of the best in Canada. The Cambridge Farmers’ Market has been in operation since 1830 making it one of the oldest markets in the country. Since this time, it has remained at the same location and has maintained its reputation as a true Farmers’ Market. Vendors sell fresh meat, baked goods, cheese, cold cuts, sausage, European breads, fresh poultry, maple syrup, honey, farm fresh eggs, ethnic foods, as well as homemade crafts and one of a kind items.

The main feature, however, is the farmers and their fresh picked fruits and vegetables, including organic options. All of the vendors come from within a 100 km radius of the market.

The always popular St. Jacobs Farmers’ Market will be bustling as well when the harvest season gets underway. As one of the premier farmers’ markets in Canada, St. Jacobs has everything, including locally raised meat for the gourmand chef to perhaps the world’s best apple fritter for kids looking for a treat.

A number of fine dining establishments in Waterloo Region make it their mission to take advantage of their location by designing their menus around locally grown meat and produce. Make your visit a weekend stay and discover some of the creative and inspired chefs in the Waterloo Region.

Verses Restaurant, located in Kitchener, serves French inspired cuisine using local ingredients. In addition to the unique menu, the building is rather rare as well – a redesigned 1946 New Apostolic church that allows diners to enjoy their meal in the choir loft, the altar area or the nave surrounded by rich wood paneling and stained glass windows.

Borealis Grille is another stand out Waterloo Region restaurant that embraces core values that salute the buy local theme. Simply put, they strive to promote and serve locally sourced Ontario quality foods and beverages.

Tips for a

Successful Search

t took weeks of searching for my daughter and son-in-law before they finally found their first apartment! Despite all I know about apartment-hunting, accompanying them on their search provided me with fresh insight into the process, to help simplify this task for you.

ESTABLISH A BUDGET Before embarking on your search, establish a price range you can realistically afford. Financial experts generally recommend that your rent be no more than 25 to 30 per cent of your gross monthly income. Don’t forget that you will have to put down a first and last month’s rent deposit with your application. (Security deposits are not allowed by law in Ontario).

DEFINE THE NEIGHBOURHOOD IN WHICH YOU WISH TO LIVE Is proximity to the subway an important criteria for you? Or perhaps proximity to a particular highway.

Establish the boundaries of the area(s) in which you want to look.

GENERAL IMPRESSION OF THE BUILDING AND MANAGEMENT/STAFF: Note the condition of the building, both on the exterior and interior. Is it clean and well-maintained? Were you impressed with the level of professionalism of the rental agent or building manager? Are there maintenance personnel on site?

WHAT’S INCLUDED IN THE RENT? Make sure you understand what fees (such as utilities) are included in the rent. Heat and water are included as a matter of course. Hydro may be extra.

If you require parking, what is the monthly rate? Is there visitor parking?

Are there storage lockers?

CHECK OUT THE COMMON AREAS: Don’t forget to have a look at the lobby, garage, and other common TheRentersGuide.ca areas such as workout or party room and note the condition (is there a lot of damage? How is the lighting?)

Note the level of cleanliness. These all give some indication of the standard of maintenance in the building. How safe is the neighbourhood? What type of security system is in place?

MISCELLANEOUS When you go to view an apartment, it may be occupied by other tenants.

Note the condition of the apartment, such as the floors, paint (are there bubbles on the walls or other signs that a paint job is needed)? In some of the apartments I recently viewed, it was standard practice to paint,or in some cases, update appliances or bathroom fixtures in preparation for a new tenant. Find out exactly what the landlord might do before you move in (you might have some input into paint colours, for example). Note the lighting fixtures, number of electrical outlets (you might need to use extension cords), and the location of phone jacks. Can you make any modifications (like installing a ceiling fan) to the apartment?

TAKE GOOD NOTES OF ALL THE APARTMENTS YOU SEE You won’t be able to completely rely on your memory after you have seen three orfour apartments. Some companies have floorplans to take with you which are very helpful Take along a notepad and pen and a measuring tape. You may want to bring a digital camera to better remember the layout and other features.

MAKING THE DECISION What really impressed you about your first choice? Before you make a final decision it’s a good idea to compare the trade-offs (proximity to the subway vs. size of the unit, etc.) and talk it over with a friend or relative who lives in the area.

Make a list of your requirements and carry it with you on your search. Here are some features to start with. You may wish to add others: Type of building you prefer (duplex/fourplex, low rise, midrise, high rise, etc.) # of bedrooms # of bathrooms Air conditioning or window sleeves where wall units can be added Balcony Cable Closets and storage (make sure they are adequate for your requirements) Dishwasher (or room to add a portable dishwasher) Elevator (or no elevator, or, walking distance to the ground) Exercise room Handicapped access Laundry facility (on premises, hours, level of cleanliness, etc.)
