It’s been a hot summer in Canada’s largest city in more ways than one. Like Toronto’s near-record temperatures, the luxury real estate market, in particular the condo sector, continues to post impressive numbers. And while condo sales in general have started to cool off after several record-setting years, the question is, will the appetite for luxurious condo residences in Toronto continue? We asked the experts – check out Wayne Karl’s Market News story on page 10 for details. A class all their own in the Toronto market by wayne karl

P

rospective condo buyers in Toronto might not be surprised to learn that market conditions have been less than stellar over the last few months. But for those who are looking at the luxury segment, hear this: reports of ill-health have been greatly exaggerated. “You can’t have record quarters and record years forever,” Hunter Milborne, partner in Sotheby’s International Realty Canada, told Luxury Condo & Hotel Residences. And Milborne would know. With more than 35 years of experience in the business, the “Dean of Condos” has marketed and sold more than 400 developments including residential and hotel condos, commercial condos, resort and investment properties. “The market has definitely cooled somewhat, but it’s certainly not falling. And actually it’s a good thing for a market to self-correct rather than overheat.”

Further proof of the strength of the segment is that the proportion of the luxury market sold in total has grown over the 12-month period. In the second quarter of 2012, luxury developments were 85-per-cent sold, compared to 80-per-cent sold in the second quarter of 2011. In the overall Toronto condo market, the second quarter of 2012 saw sales of new units decline 21 per cent from the first quarter of 2012, according to the latest market overview from Urbanation Inc., a condo market research company. That represents a cooling in anyone’s books. On the resale side, however, secondquarter 2012 sales jumped 30 per cent over the first quarter, and nine per cent over the second quarter of 2011. The good news is that the luxury category – typified by very well qualified buyers and a slightly

different market dynamic – is doing quite well, thank you very much. “After comparing our current quarter (Q2-2012) numbers to a year ago (Q2-2011), the luxury market has held its own in the last 12 months,” says Pauline Lierman, senior research analyst at Urbanation. In fact, the size of the market – defined as units priced at more than $800 per square foot (psf ) with associated luxury finishes and features – has actually grown from 2,670 units (16 projects) in Q2-2011 to 3,493 units (19 projects) in Q2-2012, or up 31 per cent. Average pricing has remained fairly steady, up one per cent to an average $927 psf in Q2-2012. Further proof of the strength of the segment is that the proportion of the luxury market sold in total has grown over the 12-month period. In the second quarter of 2012, luxury developments were 85-per-cent sold, compared to 80-per-cent sold in the second quarter of 2011. Compare this to the overall Toronto market, which was 84-per-cent sold in Q2-2011, and fell to 79-per-cent sold in Q2-2012. So, given the stability and overall health of the luxury condo market, where should prospective buyers be looking for opportunities? Whereas the first phase of the luxe category in Toronto was centred around Bay and Adelaide – highlighted by marquee projects such as Trump International Hotel & Tower and Shangri-La with hundreds of units – boutique condos in midtown Yorkville are the trend. These include buildings with less than 50 units, such as 133 Hazelton, The Perry and 36 Hazelton, says Lierman. The former category features units typically measuring 2,500 sq. ft. and priced at about $2.5 million, while the latter offerings are 800 to 1,300 sq. ft. and priced at $650,000 and up. Most Torontonians looking to get into the luxury condo segment would prefer midtown (Bloor-Yorkville) over downtown (Bay and Adelaide), Milborne says, due to amenities and general location. Midtown boasts excellent proximity to high-end shops, restaurants and other cultural attractions, while the downtown is in the heart of the financial district. Cases in point: midtown projects Museum House at 204 Bloor St. W., the Yorkville Plaza at Avenue Road and Yorkville, and the Four Seasons, at 50 Yorkville St. “Those have all sold quite well through the summer,” he says. Looking ahead over the next three to six months, Milborne says he wouldn’t be surprised if sales volume is down somewhat from the previous few years. He also expects prices to be flat, but because of what’s going on in the overall economy and the condo market in general – not because there is a severe oversupply in the luxury category. “The market just needs to catch up,” he says.

I’ve always dreamed of living in a hotel, and during a recent stay at my favourite accommodation in New York City, The Surrey Hotel & Spa, I decided to really take note this time of the unique design aspects that this luxe accommodation exudes. Located in the Upper East Side of Manhattan, near the scenic Central Park and many prominent boutique shops, this 1920s style Beaux-Arts designed residential townhouse is one of the finest, quaintest hotels that the city – or the world – has to offer. I wanted to bring it all back with me to share with you and give you a little piece of heaven – a place that you should all treat yourself to and stay at one day. There are features of the transitional design that stand out immediately, like the extensive artwork collection – particularly the oversized piece of Kate Moss that greets you as you enter the lavish lobby, setting the tone for your entire stay and what’s to come. The subtle and sultry expression on her face says it all. And then there are other features that aren’t so noticeable right away, but when you recognize them you fully appreciate them, and like I’m known to say, “it’s all in the details.” As you go through the hotel’s common areas and down the halls that lead you to your home away from home, you notice that one common colour scheme is carried throughout. The mix of grey, cream, white and tan with dark and medium-toned woods create a soothing palette that make for a true homey feel, in conjunction with the highly stylish yet extremely comfortable furnishings. This scheme is carried right down the halls with the painted faux wainscotting through to the hotel rooms themselves, which is where I drew most of my inspiration from and noticed many of the smaller details I made point of earlier. Not one square foot of the interior of this structure was left unnoticed or untouched. The intricate doorknobs, carefully picked hardware, substantial baseboard, ceiling detail, art deco grid vent covers, door profiles and bevelled door panels are just the start of the list of particulars that The Surrey’s got covered. They even matched the subtle chevron pattern of the wall covering material behind the headboard to that of the throw on the bed. I really adore how they mix the lighting too – each room has a carefully selected array of sconces, floor lamps, table lamps and pot lights, ready to set any mood you like with their pre-set options for activities such as reading or television watching, or you can control them yourself with dimmers and switches conveniently but discreetly located throughout the suite. The layout and positioning of the furniture is another aspect that I also found to be extremely well-thought out. Each suite radiates the feeling that everything is exactly where it should be, with well-defined areas in a more open type of concept (sitting, working, sleeping, kitchen, eating). Each room feels perfectly filled and layered with pieces – nothing lacking, nothing owing. And last but not least, the bathroom – or should I say the ensuite spa. These beautifully designed bathrooms are just as comparable to their world-acclaimed Cornelia Spa. Just about every inch of these generously sized rooms are covered

by exquisite Calacatta marble — from the floors, the walls and the vanities, the mix of patterns (brick and straight lay) and tile sizes — and they all scream opulence. The oversized mirrors, mix of lighting, rain shower, soaker tub and chrome finishes collectively equal one of the most beautifully designed hotel bathrooms you’ll ever see. Now that I have found my love for The Surrey, I also find that it’s the main reason I keep going back to New York City – besides my work of course! I’ve always dreamed of living in a hotel. And if I did, it would be the boutique hotel, The Surrey. But for now, it’s just a dream that I can take parts of the luxury boutique hotel home by implementing some of their wellappointed features and design ideas into my own space.

“The drama of the spaces, themselves, makes them high impact,” says Mike Niven, principal of Mike Niven Interior Design. “Design, materials and detail are what makes luxury.” Two lobbies, one an elevator lobby and the other a reception, each utilize their shape and sheer size to create decadence.

Inspiration came from Niven’s travels and experience with upscale brands in both retail and boutique branded hotels – like the Armani Hotel & Resort. E Condominium exudes that lavish opulence, but it’s a very different statement from the typical luxury community – it’s its own brand – perfectly matching its clientele and surrounding community. A wall of windows offers an eyeful as you approach the entry. Niven comments that, “For

The palette of champagne – “cream on cream on cream,” as Menchions describes it – is paired with the richness and gloss of caviar-inspired black in the residential sky lobby on the 32nd floor. With not one, but two lobbies to design, the dual colour palette has provided maximum effect. The main-floor lobby, a lobby for hotel guests and condo residents to pass through is the flip – a sleek and chic combo of black on black on black with cream accents.

Ornate patterns, from the print in the flooring to the square detailing in the screens, were designed by the talented II by IV team. In fact, every element was custom designed, creating pattern repetition in different areas and materials throughout the entire building. It brings flow and smooth transition as guests and residents move from space to space, from the moment they valet their car in the porte-cochère to the moment they slip through the door of their suite. The residential lobby features white onyx slab walls. Hand-carved patterns and reliefs have a vintage authenticity. Polished Nero Assoluto granite surrounds windows and elevators, creating portals. The brushed stainless steel with white enamel on elevator doors again exudes that vintage whimsy. The location alone – the 32nd floor – sets the stage for these mansions in the sky, where the view is reserved for this elite group of residents. The lobby of Aura at College Park is designed as a series of spaces to transition from the public to the private. It’s a massive space, spanning a quarter of a city block. The Gallery, entering from the park, is a light and airy space with a lofty 35-foot ceiling. Sculpture and dramatic works of art ranging up to 10.5 by 4.5 metres offer an impressive setting and have just as much impact from the park through expansive windows. Honed and polished black granite benches, both in the gallery and outside in the park offer the opportunity to sit and enjoy gallery pieces.

With porcelain and stone complementing the tower’s façade carrying through each of the series of rooms that creates the lobby, the second room – The Lounge – brings residents into a more intimate space as opposed to The Gallery which is exposed and has the sense of being a public space. Burrowed walnut wall panels and a lower drop-ceiling enhance the sense of intimacy, while inviting furnishings draw residents to linger by the fireplace. The final room and focal point is the concierge station. Black honed and polished granite walls and floors, the striking underlit white Carrera marble reception desk monitors access both the park entrance and the Hader St. entrance, and controls access to the elevators.

The desk is clad with a beautiful white quartz-like marble called Alexis wave. A lighting installation above the space, Niven explains “dances across the ceiling,” reminiscent of the seamstress’s garment stick pins. The custom furnishings in the lower-level seating area – a secondary part of the lobby – are tufted, reminiscent of the glam side of fashion, explains Niven. Creating luxury with a sense of whimsy and art, this space is fabulously finished with rosewood veneers, porcelain tile, marble and granite. The floating stairs and the volume created by a small space that opens to below makes the space larger and more free-flowing than actual dimensions would appear.

PUMPKIN RICOTTA GNOCCHI DOUGH CHEF MARK MCEWAN certainly knows

his way around a kitchen. He has cooked for Pope John Paul II, has hosted several Food Network programs, opened four successful restaurants, and has had a gourmet food store, aptly named McEwan, at The Shops at Don Mills since 2009. With 35-plus years in the culinary industry, McEwan was recently head judge on Top Chef Canada. Here’s Mark’s very own pumpkin ricotta gnocchi dough recipe. Buon appetito!

INGREDIENTS

› 500g ricotta, strung overnight › 1 whole egg › 180g pumpkin purée, strung overnight › 2.75 ounces all purpose flour

› ½ tsp ground black pepper › 1 tsp kosher salt

METHOD

01 Place the ricotta in an appropriate

10 Place the cut dough on a baking

sized square of cheese cloth containing two layers. 02 Bring all four corners of the cheese cloth together and twist them until the cheese cloth has tightened around the ricotta. 03 Wrap butcher’s twine around the top of the cheese cloth to prevent it from loosening. Be sure to leave some twine to use for hanging. 04 In the fridge, tie the remaining twine to a shelf and allow the ricotta to hang. Place a container under the ricotta to catch any liquid. 05 Repeat this same process to hang the pumpkin purée. 06 Combine all the ingredients, and mix until incorporated, being careful not to overwork. 07 Allow the dough to rest for at least 30 minutes before you roll it out. 08 Take small amounts of the dough and roll into tubes approximately one inch thick. I had the opportunity to interview them after a busy summer of travelling for work and much needed play.

Silvana Longo This interview is long overdue since our first one in 2005. I have been following you on Twitter these past few months and I have lived vicariously thru your jet-set travels! Let me get this straight: you spent Canada Day in Ibiza and a week later you were in Monte Carlo at your Dsquared2 boutique you opened in 2010 for a personal appearance. You even flew to Toronto for two days to attend your niece’s wedding at one point before a three-week holiday in Mykonos in the month of August! You are a living testament to the Dolce Vita … I couldn’t think of two people more appropriate than you to interview about leading a luxury lifestyle. Tell me what luxury means to you and what are five luxury items you couldn’t do without? Dean&Dan Caten Thank you so much for the support and for following us online! To us the biggest luxury of all is TIME & FREEDOM! What is really priceless is to have the time to do what you want when you want it. Usually when you have time,

several honours; in 2008 the GQ Germany Men of the Year award, in 2009 a star on Canada’s Walk of Fame and then in 2010 you designed the talent costumes for the opening and closing ceremonies of the Vancouver Winter Olympics — and a host of many others — too many to mention! Of course, Canadian recognition, like the star on the Walk of Fame, or the Winter Olympics have a special place in our heart. Canada is our home and it is priceless to see that your country supports and appreciates what you do.
