WHAT LOCATION MEANS TO YOU
R
eal estate is all about location, location, location. We’ve all heard this adage many times before. And since it’s one of the biggest considerations you’re likely to face when choosing your next place to call home, what are the critical things to consider when selecting a location?
There are so many personal variables, and ultimately it’s really up to you to decide what location means to you. When we reach a period in our lives when we no longer need to be close to work or schools, our location requirements change dramatically. For example, if it’s just as important for you to be close to the airport as it is to the highway, for easy travel, then look for a location that offers a balance of both. If you own a car, but want to use public transportation whenever possible to save on parking and gas, look for a location well-connected to a mass transit system. If you’re a walker, proximity to amenities should be a definite consideration – doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places. Don’t let the cost of a home solely dictate your choice of location. Make a list of your personal priorities first and then take the time to assess each location for its merits and weigh your options. Unlike paint and décor, location is the one thing that you cannot change easily, so it’s important to choose wisely. This issue is full of new and upcoming lifestyle communities for those looking for a new location and lifestyle to help fulfill their life’s new direction and opportunities. We hope you will take us along for the ride, and let us know what location you’ve chosen to call home, and why you love it. It’s our desire to make your buying experience a positive one.

TIPS FOR ENTERTAINING
Al Fresco Celebrate the long, warm, summer nights by entertaining outside. interior stylist and TV personality Janette Ewen gives you advice on throwing the perfect outdoor party. by SARA DUCK photos by TEDDY CHAU
This lantern keeps the mosquitos away and looks great too!
What are some factors to consider when throwing an outdoor party? When planning an outdoor event, choose an underlying theme and let it guide your dĂŠcor, activity, food and beverage choices (maybe even your attire). It will help you focus when making decisions on party elements. Hot themes for summer 2013 include Palm Springs in the 1960s (play croquet, decorate with a Pucci-inspired colour palette, serve retro-inspired drinks in kitschy glassware). A Great Gatsbyinspired garden party (think about making this one a costume party) is also hot for summer. How can you prep your outdoor space for the party? Give your space a quick power wash and clean up any debris. Also, make sure hedges are trimmed back and get rid of any still water. I also like to make sure

010-011 Janette Ewen.indd 10
6/10/13 5:22:02 PM
Make sure you leave clear, well-lit pathways between the rooms. I like to set up several drinks and snack stations so the flow of guests keeps moving and doesn’t get stuck in the dining area. What are your top tips and tricks for decorating for an outdoor party on a budget? Think about creating summer centrepieces that incorporate a little rustic charm. Run vintage wine crates down the centre of a table and fill with seasonal fruit (peaches, apples) place flowers in a varying size of tin cans (labels removed) or vintage tea tins and scatter them among the crates. The look is whimsical, rustic and affordable! For an evening centrepiece, place tall (clear) glass bottles with taper candles down the centre of a table, keep the look casual and non-static by staggering the bottles (don’t make them all in one straight line). How can you be the perfect host all night while still enjoying the party? Don’t stress! A summer party is all about relaxation. The most important element of a party is a host who expects to have a good time. Let everyone help. The best part of summer entertaining is that it is almost always informal. Your friends are resources – do you have a friend who can mix a mean cocktail? Perhaps someone knows some great magic tricks (perfect to keep the guests amused while you clean up). Use your friends – by assigning one small task to each you will free yourself up for your most important role – the host! What are some extra special touches the host can provide for guests? Welcome your guests with a signature cocktail. Fill a large wine glass with Prosecco (as yummy as champagne but less expensive) and place a fruit-flavored Popsicle in each. The presentation looks amazing and the Popsicle keeps the Prosecco ice-cold. Guests can either dip their Popsicle and sip their drink or let the Popsicle melt and enjoy.
my pathways and patio are well lit. Use LED lanterns in combination with OFF! PowerPad Lamps, this way your outdoor space will be well lit, stylish and keep mosquitos away. You can pick up the OFF! PowerPad Lamps from your local Canadian Tire for $13. How can you arrange outdoor furniture to encourage a comfortable party, yet room for guests to mingle and enjoy food and drinks? Think about creating designated “rooms” in your outdoor space – living, dining and relaxing. Clearly define the rooms by using outdoor rugs, planters and sculpture.
What are your favourite shops to hit when preparing for an outdoor party? HomeSense and The Great Canadian SuperStore are great spots to pick up décor and entertaining must-haves. When I’m on a budget, I always pop into Dollarama for affordable outdoor toys and treats for the kids.

Port Place makes a splash in Port Dalhousie with ambitious waterfront project
P
ort Place has made a splash in St. Catharines with its plans for this state-of-the-art, 17-storey condominium tower that will forever change the Port Dalhousie skyline. Over the next two years, developers of Port Place will initiate a transformation of this popular summer locale on the Lake Ontario shore with an ambitious mixed-used waterfront development that will preserve key heritage elements while adding upscale condo suites, 36,000 square feet of ground level commercial space, a theatre and a boutique hotel. At the heart of the development will be a public square surrounded by shops, outdoor patios and a mix of restaurants to energize the waterfront. In winter, the square will provide an outdoor skating rink. The ground level of the tower will be a collection of retail stores, restaurants, and services complementing the beach, boutique shops, cafes and activities that already exist, with a suite of professional offices on the second storey accessible by elevator. Also just released are 15 Harbour Lofts, which sit atop the commercial space and have prime views. They’ll be joined to the tower by a glass bridge. Port Place will introduce residential units to the waterfront, while the theatre, hotel and commercial space will draw patrons to boost the local economy. The project will be an asset for the community, says Brian Tilley, vice-president of sales and marketing for The Augustine Group. “It really will become a year-round destination.” Another component of the Port Place development – a 103-room boutique hotel – is on the brink of being sold to a major name in the hotel and hospitality industry. The hotel will also run the project’s 400-seat world-class theatre. The hotel will incorporate the preserved facade of the Austin Hotel, a tiny 1845 stone jail that is one of the oldest in Canada, and the Lakeside Hotel, officially designated as a heritage building. Sales are at 30 per cent for the 80 condo units in the tower, with prices ranging from $297,990 for a 565-square-foot suite to $3 million for a 3,000- square-foot penthouse. Average suite size will be 1,100 square feet with average prices of about $500,000. With the retail space sold, reduced pricing is being
14 Lifestyle Communities | summer 2013

offered for a limited time on 20 suites to secure the final stage of financing. Only a few remaining sales are needed and then construction can begin with a completion date just in time for the 2015 Pan Am games and the rowing competitions that will take place on the neighbouring Henley course. “It’s waterfront pricing and there’s not much waterfront available in the Golden Horseshoe,” points out Brian Tilley, vice president of sales and marketing. “You’d pay twice the price for the Toronto waterfront.” With experience in the construction industry totaling more than 50 years, the diverse team behind this project includes Derek Martin with 20+ years’ experience in heavy civil construction and other major projects, including the bobsled track for the 2010 Winter Olympics in Whistler, B.C.; Harvard-trained architect Michael Kirkland of Toronto’s Kirkland Partnership to design the tower, which offers expanses of glass and large balconies; and Toronto designer Alex Chapman of Union31 to design the suites and common areas as well as the onsite model suite, a showpiece of the level of luxury living that awaits. Toronto is just an hour away by car—or 30 minutes by boat — and the Buffalo international airport is a 30-minute drive. Being in the heart of Niagara, wine country is also minutes away, and golf courses are found in every direction. Whether you’ve lived in Port Dalhousie for much of your life… or whether you’ve always wanted to live in waterfront location, Port Place offers a once-in-a-lifetime opportunity to enjoy a carefree condominium lifestyle like no other. SERVES

Black bean salad
INGREDIENTS › 2 tbsp fresh lime juice › 1 tbsp white wine vinegar › 1 tbsp honey › ½ small jalapeno, seeded, deveined and chopped › ½ tsp fine grain sea salt › 1 small garlic clove › ½ tsp mustard › ¼ cup extra virgin olive oil
› 2-3 big handfuls baby arugula (or other salad greens), well washed and dried › 3 cups cooked black beans › ¼ cup feta, crumbled › ½ cup tomatoes, diced › ⅓ cup grape tomatoes, halved
DRESSING Combine the lime juice, vinegar, honey, jalapeno, salt, garlic and mustard, and purée in a blender or food processor. Add the olive oil and purée until fully combined. Taste and add extra salt, honey or vinegar if needed and set aside.
METHOD Toss the greens in a light coating of the dressing and arrange on a plate. Then toss the beans, tomatoes and half the amount of almonds with a generous splash of the dressing and arrange on top of the greens. Finish by sprinkling with the remaining almonds and crumbled feta cheese.

Here, you’ll find the perfect combination of value, quality and a range of great options to choose from, allowing homebuyers to personalize homes. Tillsonburg Developments is proud to announce the re-opening of the Baldwin Place sales centre and model home at a new location, 3 Esseltine Dr. in Tillsonburg. Currently, there are several model homes under construction, allowing clients to see more beautifully-designed and well-crafted all-clay brick bungalows. There are nine different home designs to choose from, available on generous sized lots of 40-, 45- and 50-ft. Or, have Tillsonburg Developments custom design a home plan for you – you can even bring in your own home plan! Gorgeous new homes at Baldwin Place start at a very affordable $225,900 including HST. There is a monthly $30 residential association fee that goes directly towards operation of the recreation centre, a vital part of the community. It’s an ideal space for neighbours to meet, and includes facilities such as a kitchen, fitness centre, library, salt water pool and salt water spa and numerous meeting rooms. There are also a variety of activities for Baldwin Place residents – chosen and run by the residents themselves, through the volunteer board of directors. And now, Baldwin Place offers selected homes finished to drywall stage, allowing Tillsonburg Developments to offer quicker possession dates, while still allowing customers the option of choosing interior colours and finishes. Clients always have a choice of elements including flooring, wall colours and cabinetry, amongst others. An interior decorator is also available free of charge for Baldwin Place residents.
Each of the new homes at Baldwin Place, such as the 1,520-sq.-ft. Hampton model, includes a double garage, laundry room, two washrooms, air conditioning and highefficiency forced-air gas furnace. In addition to the recreation centre, there are a myriad of recreation and leisure activities within the town of Tillsonburg and surrounding area. There are approximately 30 golf courses within a 30-minute drive of Baldwin place. Downtown Tillsonburg and other municipal trails are easily accessible via a lighted path extending from the Baldwin Place community. The Municipal Tillsonburg Community Senior’s Centre is another local hot spot. During the summer months, enjoy Tillsonburg’s Farmer’s Market. The Town of Tillsonburg boasts a bustling core with a variety of restaurants, retail outlets and the Tillsonburg Town Centre Mall, making it the perfect spot for a day of shopping or a night out on the town. There are two medical centres and a hospital, too.
