veryone knows that real estate is about location, location, location.

Since it’s one of the biggest considerations you’re faced with when it comes to choosing a rental, just what are the critical things to consider when choosing a location?

There are so many personal variables it’s really up to you to decide. As an example, if it is just as important to you to be close to your children’s school as it is to your place of work, then look for a place that offers a balance between the two locations. If you own a car and want to use public transportation whenever possible to save on parking and gas costs, look for a well-connected mass transit location. If you’re a walker, close proximity to major amenities should be a definite consideration. Doing errands such as grocery shopping and banking on foot has many health benefits and gives you a chance to meet your neighbours and discover new places too.

Don’t let the cost of rent solely dictate your choice of location. Make a list of your personal priorities first and then take the time to assess each location for its merits and weigh your options. Unlike paint and decor, location is the one thing that you cannot change so it’s important to choose well.

o you love to entertain? Apartment living is perfect for you. It’s funny, I have friends complain all the time – I’d love to downsize, but a smaller place would limit my entertaining options. My apartment is too small to have groups of people over. Excuses, I say. All excuses.

It’s just about choosing the right community. Of course you could rent a big suite that would accommodate the extended guest list. There are definitely some gorgeous places out there – more like mansions in the sky – but if your budget isn’t as lofty as that dreamy penthouse, there are still a lot of options.

Rent in a building with a party room. For free – or a nominal cleaning fee – many communities offer party rooms. Often they come with great features such as a catering kitchen, fireplace, piano, stage, sound system, dance floor, outdoor terrace, television screens, seating and dining tables. You can throw catered affairs, big celebrations or dinner parties, have dancing and decorate.

It allows you to entertain beyond the capacity of your suite – plus no concerns about noise complaints from the neighbours! And, though still in the comfort of your own home, your personal possessions aren’t on display and you don’t have to worry about doing a deep clean.

Your party room is a great way to enjoy your home. Add amenities like screening rooms, guest suites and games rooms and you have more than just parties, you have entertaining options from card nights to movie screenings.

here are a lot of choices out there. Here are six tips from Marketing Consultant Sheryl Erenberg, who specializes in rental communities:

How attractive is the exterior of the building?

Finding the person who does rentals It shouldn’t be an obstacle course or an episode of CSI to get from the parking lot to the person who rents apartments. We call this “The Golden Path” to the product. The “path” should be clean, welllit and have plenty of signs along the way. Ideally, a sign above the enterphone panel should tell you who to call.

First impressions are important Are you made to feel welcome when you arrive? How hard is the person representing the building trying to assist you? Encourage you to rent? If they are distracted or unpleasant would you want to live there? Trust your instincts.

Watch and listen to how the staff interact with one another Do they appear to be working as a team? Listen to the radio chatter if you have the chance. Is the conversation between employees pleasant? Professional? A lot can be learned about the landlord by who they choose to represent them and how they train/motivate their employees.

Yes, you can predict the future!

If, while they are with you, the staff come in contact with an existing tenant, listen carefully to their tone of voice, their willingness to assist that customer and watch their body language. Do they know tenants by name when they meet them in the building?

How effectively do they handle complaints? This could be you next month or next year!

The lobby test After your visit, sit in the lobby and do an informal survey by asking passing/waiting tenants how long they’ve lived at the property and whether they would recommend it. A good sample for your survey is five to seven people.

Are the grounds kept? Are the hedges trimmed? Is the grass cut and are the flower beds planted? Is the building sign visible and up to date? If the property looks neglected, the chances are good that TheRentersGuide.ca tenants will be too!

Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on.

When looking for your apartment home, it is smart to make a must have/niceto-have list for purposes of comparison.

After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible.

To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP).

This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation.

When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates.

Renters should never have to sacrifice “quality of the product” or “quality of service” in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many of you have place the CRBP certification on the top of their “must-have” list when finding a new place to live. Just Starting Out? Renting is Your Best Choice

It’s a time of life where people start thinking about buying a home, but if you’re a young single, a freshly-at-work professional, or a recently married couple, and you’re wondering what to do, there are many good reasons why you should choose to rent TheRentersGuide.ca instead of buying your first residence.

At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership, is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent.

And despite the message of real estate marketers who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance from appliance repairs, to landscaping, snow shoveling, etc. in a house).

Many apartments include utilities or hydro in the rent, and when owning you would also have to pay an additional amount for these services.

What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home.

At this stage of your life, flexibility is most important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease.

Some bankers and real estate professionals will try to convince you that with renting you’re not building equity. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two or three year term investment with a good return.

When you run the numbers you will be much further ahead three years down the road than if you had invested it in a condo.

The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condoquality amenities such as fitness

facilities, concierge, indoor/outdoor pools, etc. decorating upgrades, spectacular kitchens and bathrooms, etc. at a price that won’t leave you cash-strapped. With renting, you’ll be able to save a little every month, for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing, and entertainment, which is also important to you.

When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment!

GEN Y: DON’T LOVE BUDGETING? SOME TIPS TO MAKE IT MORE LOVEABLE TWO-THIRDS OF YOUNG CANADIANS DON’T TRACK EXPENSES WITH A PLETHORA OF ONLINE BUDGETING TOOLS available, the habit of tracking spending should be a fairly straightforward routine to get into. However, this is not the case for Gen Y; while they have embraced the importance of saving, they are slower to embrace the habit of tracking where their money goes each week, month and year. According to new research from TD Canada Trust, more than half (55 per cent) of Gen Y save at least 10 per cent of each paycheque, but in contrast, 66 per cent either do not have a budget or do not follow the one they created. This helps explain why Gen Y says they are most likely to overspend on entertainment (48 per cent), snacks (41 per cent), fashion (38 per cent) TheRentersGuide.ca and tech gadgets (29 per cent).

Building a budget can be as simple as tracking income against expenses, and following Chun’s simple tips, it doesn’t have to be a chore.

1. Create a Budget Template “There’s a misconception that budgets mean complex spreadsheets - this doesn’t have to be the case with a personal monthly budget,” said Chun.“An effective budget can be as simple as a sheet of paper with two columns: one for money coming in and one for money going out.”

The key to developing a good template is to allow space to capture all income and expenses in any given month, including discretionary spending.

2. Track your Spending “Once you have a template in place, track every single expense,” says Chun.

“A great starting point is to take advantage of virtual tools that are already tracking spending - like online debit or credit card statements - and then build on anything additional that’s not tracked online.

At the end of the month, all the documented expenses simply need to be categorized into essential and non-essential expenses.

“However you track your spending, the goal is to have a full picture of how and where money is being spent,” says Chun.“It can be surprising to some to see how non-essential spending can really add up, but the clarity helps in finding out where adjustments are needed.”

3. Review Spending Habits With spending habits in hand, it’s time to see if changes should be made.

While fixed expenses like rent and transportation may not change, look closely at discretionary categories like entertainment, eating out and shopping. Set a maximum monthly spend for each category and, if this results in a surplus at the end of the month, consider putting it towards a savings account or paying down debt.

4. Repeat, repeat, repeat As with any strong routine, getting into the habit through repetition is key.

It is important to review the budget each month, especially if income or lifestyle changes take place.

“Always push yourself on whether it’s possible to put more money towards savings,” said Chun. “Life and circumstances are ever-changing, and a monthly budget will reflect this. The good news is, once a regular habit of budgeting has been adopted, making changes will be a piece of cake.”
