Luxury in the GTA Where location, choice and exclusivity abound by wayne karl

f location, location, location is the golden rule of real estate, location, choice and exclusivity are combining to present an unbeatable opportunity for prospective buyers in the luxury condo category in the GTA. Indeed, a growing number of available projects and market conditions that are less than optimal mean buyers have more options than ever – in terms of where and what to buy, and of course, for how much. “In a very short time, we’ve gone from having no five-star residences atop hotels, to offering The Residences at The Ritz‑Carlton, Trump International Hotel & Tower Toronto, the Four Seasons Private Residences Toronto, Shangri-La Toronto and The Hazelton Hotel and Residences,” Barbara Lawlor, president of Baker Real Estate Inc., told Luxury Condo & Hotel Residences. “It takes time for the pendulum to steady,” she says. For so long, buyers did not have luxury product available at great addresses, and now there is an abundance of choice. We see a demand for this level of lavishness, as boomers are trading their maintenance-heavy low-rise residences for carefree apartment-style living. It will not happen overnight, but it is a tremendous step forward for our world-class city.” Thus is the status of Toronto’s luxury sector, transitioning into a more mature market with a wider variety of projects to choose from. And as those larger marquee buildings first on the scene – think Trump and Shangri-La downtown – are completed and occupied, some units are hitting the resale market. This, in turn, is causing some price confusion. “In the next six months, because there is suddenly choice in ultra-large product, each location will arrive at numbers that the market is willing to pay, and the dollar per square foot achieved will steady,” says Lawlor. “At present, things are a little erratic, as sellers have very different reasons for offering their suites for sale in the marketplace.” Adds Hunter Milborne, partner in Sotheby’s International Realty Canada: “Prices have remained relatively steady, with some small increases, but generally have remained flat. Sales volumes in the luxury sector are slower than two to three years ago, but as buildings get closer to occupancy or are ready to view, more purchasers decide to pull the trigger.”

With the completion of high profile downtown buildings, whose units typically measure 2,500 sq. ft. and are priced at about $2.5 million, another trend is increasingly emerging – smaller, boutique-type units 800 to 1,300 sq. ft. and priced at $650,000. These are typified by midtown projects such as Museum House at 204 Bloor St. W., the Yorkville Plaza at Avenue Road and Yorkville, and the Four Seasons, at 50 Yorkville St. Smaller luxury boutique buildings may fare better in the next six months or so, Lawlor says, as there is traditionally less product available in this category – which speaks to the exclusivity factor sought by many of the discerning buyers in the category. “Smaller buildings typically cater to a more discerning client,” adds Milborne. “Larger buildings are more high profile. Smaller buildings such as 277 Davenport and Museum House are very desirable, as they offer exclusivity, privacy and the high-end finishes.” Milborne, in fact, sees smaller buildings as the future of the luxury market, or smaller components of a larger project, such as the top five to 10 floors of a larger building. Prospective buyers looking to get into a luxury condo would be wise to buy preconstruction, he says, since that often affords pricing advantages, as well as the best opportunity to choose features and finishes. “For the best selection, buying at the very beginning of a project offers the most flexibility and options.” Buyers should also look for neighbourhoods with a wide array of higher-end services, restaurants, shopping and transportation connections, according to Pauline Lierman, senior research analyst for Urbanation Inc. Adds Lawlor: “There will always be a demand for boutique-style luxury, as wealthy individuals like the intimacy of size and the fact that they share the building with like-minded neighbours. Toronto probably has enough five-star hotel product to absorb over the next six months, but with influx of new people continuing to grow our city, the future is bright for this genre.” luxury condo & hotel residences spring 2013

Let’s have a ball! Drew and Jonathan Scott of the Property Brothers threw a very stylish soirée at The Shangri-La Hotel during TIFF last year, and we’ve got the details on their exclusive Producers Ball. By Sara duck

Why did you decide to throw a party during TIFF? During TIFF and many film festivals, the spotlight is usually on the celebrities. We think that’s great, but we also saw a need to give recognition to the producers who are often behind the scenes. TIFF is the perfect time to celebrate the work of producers, shining a light on their important role of bringing ideas and people together, and to see that idea through to fruition.

Why did you choose the Shangri-La Hotel in Toronto as your location? The Producers Ball is a prestigious event that gives us the chance to celebrate the work of the North American film and television production industry. The Shangri-La was the perfect location: classy but modern, right in the heart of Toronto, with a grand ballroom and intimate terrace.

Was there a theme to the party? The 2012 Producers Ball was inspired by the prosperous and jubilant 1920s. The exuberant and carefree atmosphere was created through Gatsby-esque elements and

touches of classic Hollywood. Flapper girls posing as statues, an acrobatic artist, old Hollywood film props and silhouettes of classic film icons set the stage for a very memorable celebration.

What elements made your party different from the others during TIFF? At the core of it, the purpose of the Producers Ball stands apart from other parties during TIFF. We are here to celebrate producers and those who work tirelessly behind the scenes to pull a project together. Our event sees a wonderful mix of people from the industry, including producers, actors, directors, writers, financiers and media. It’s an unpretentious backdrop for everyone to have a great time and catch up as they prepare for an exciting week at TIFF. Having the support of the Canadian Media Production Association (CMPA), which is Canada’s leading trade association for independent producers, and the W Network helped establish the 2012 Producers Ball as the ‘go to’ gala during TIFF.

Shangri-La created an enticing menu with savoury bites such as Japanese Crusted Tuna with Chorizo Aïoli; Purdy’s fixed all of our guests’ chocolate cravings with a chocolate fondue fountain and an original truffle made specially for the Producers Ball!

Who were you most excited to chat with that evening? It was nice to see Don Carmody, as we had heard a lot of buzz about his film, Home Again. Also, Rob Stewart was a fun brain to pick about his film, Revolution. There was also a great blend of other talent at the ball, including musical artists such as Fefe Dobson, talk show greats such as George Stroumboulopoulos and Hollywood starlets’ such as Emmanuelle Vaugier.

What was your favourite moment of the night? Our charity silent auction, during the gala, raised funds and awareness for Paul Haggis’ Artists for Peace and Justice (APJ). We had the

opportunity to have a couple of students from the Academy of Peace and Justice in Haiti attend. Their presence helped reinforce the efforts of APJ which gives these children the opportunity to learn and grow. We’re very thankful for everyone’s generosity and support.

What are your plans for your party this year? Once again we are partnering with Scotiabank as the company has been a long time supporter of the arts and film industry through its Scene program and other community initiatives. We are proud to be working closely with World Vision this year and plan to amp up our efforts to raise even more funds and awareness through our charity silent auction. We will kick off TIFF in style – the gala will highlight producers as visionaries who bring ideas to life and people together. And to account for our growing crowd, the ROM (Royal Ontario Museum) will be our host venue. The ROM is one of the country’s biggest heritage landmarks and we admire its bold design. We think our national and international guests will love it.

Bringing the new

otel chic! Just these two words conjure up notions of stylish luxury and relaxation in one’s mind. We are living in a day and age when a short get away to a luxury resort may be the envy of all. And if we are fortunate enough to afford this luxury, our time away is rarely long enough. That said, why not bring the “new” hotel chic right into your home? Time is so valuable! It is a commodity that cannot be bought or sold. We have all been given the same amount of it each day; how we choose to spend it is key! Getting away is not always a priority or an option in this fast-paced life, so a good compromise is to create a luxury space at home that really makes you feel as if you have been swept away. This was my challenge; to create a master bedroom with ensuite and walk-in closet to fit this criteria. Here are the steps I took to create this hotel chic look for a most recent client. First, I wanted to consider the flow of the space. This meant repeating finishes and materials in all three spaces – the bedroom, ensuite and closet. For me, this was the walnut wall paneling, headboard and built-in cabinetry. Walnut has a beautiful grain pattern, and paired with the polished chrome accents, it really set the tone for a contemporary and very chic luxury space. Secondly, I wanted to select a colour palette that was cool and calm. This would be in keeping with the hotel chic aspect. I also wanted it to flow with the marble, which was the departure point for this space. We used Statuario marble for the entry and the bathroom floor. Marble always feels luxurious in any space. My definition of hotel chic is a space that is elegant, stylish, calm and devoid of clutter. It is all about the wow factor. I wanted this space to feel calm and inviting, as well

as stylish and chic, somewhat of a retreat, a place where one would feel safe and relaxed. Hotel chic can be brought home using the following design strategies when planning your space:

› Use a neutral and calming colour palette. › Always choose at least one luxury material, something that is a bit of a splurge – in our case it was the custom mosaic wall detail in the master ensuite. › Keep infusing these luxury materials as long as the budget will allow. › In our case, we did repeat the process by introducing other luxury materials such as Statuario white marble, walnut paneling and millwork, silk fabric and top of the line bathroom fixtures. › A grand headboard with simple defined lines. We used wood, but one could use fabric wrapped panels as well. › Everything has to be functional, so if it looks good but does not perform, the value is lost. › Functionality is one of the most important elements of design – “Form follows Function.” › Choose furniture, fabrics and fixtures that work for your lifestyle as well as provide a soothing effect on the eye. › Add a little shine and shimmer through reflective surfaces such as mirror, chrome, glass or crystal. They all have a luxurious feel. › I wanted to have our client walk into this space and feel relaxed and at ease. We achieved this by eliminating any clutter or overuse of space.

› The glass shower wall transitions seamlessly into the floor without the use of a curb. We achieved this look by raising the floor slightly and setting the glass into a U-shaped channel at the floor. We then sloped the tile toward the drain. › The master bedroom headboard and bedside tables are custom millwork to match the ensuite wall paneling. › The draperies and bedding were customized to flow with the space and repeat the shades of gray in the marble. › Lighting is key to any space. One of the most important design elements in a space. › I used cove lighting in the master bedroom, ensuite and entry that is all dimmable for added ambiance in the space. Bringing the “new” hotel chic home is a trend that is here to stay! Work hard, play hard, and when the day is done come home and relax in a space that makes you feel like you have just jetted away to your favourite luxury resort. The next step is to enjoy planning and implementing your new hotel chic style for your home. So get started!

The details are what make one space stand out from another. In our case, you can see these subtle details in the following areas:

› The stepped drywall detail in the ceiling: we dropped the ceiling in order to create this raised area over the tub. Very Zen-like, and a soothing light source. › The dual sinks are unique as they do not have a traditional drain – they have a slotted infinity drain by Toto. › The wood paneling in the ensuite bathroom has fully integrated window frames rather than traditional casing around each window. luxury condo & hotel residences spring 2013

With 35-plus years in the culinary industry, McEwan is also into his third season as head judge on Top Chef Canada. Here is Mark’s very own black bean salad recipe.

ingredients Serves 4-6 › 2 tbsp fresh lime juice › 1 tbsp white wine vinegar › 1 tbsp honey › ½ small jalapeno, seeded, deveined and chopped › ½ tsp fine grain sea salt › 1 small garlic clove › ½ tsp mustard › ¼ cup extra virgin olive oil

Dressing › 2-3 big handfuls baby arugula (or other salad greens), well washed and dried › 3 cups cooked black beans › ¼ cup feta, crumbled › ½ cup tomatoes, diced › ⅓ cup grape tomatoes, halved

Combine the lime juice, vinegar, honey, jalapeno, salt, garlic and mustard, and purée in a blender or food processor. Add the olive oil and purée until fully combined. Taste and add extra salt, honey or vinegar if needed and set aside.

Method

Toss the greens in a light coating of the dressing and arrange on a plate. Then toss the beans, tomatoes and half the amount of almonds with a generous splash of the dressing and arrange on top of the greens. Finish by sprinkling with the remaining almonds and crumbled feta cheese.
