Those in the market for a luxury home are fortunate to be able to take advantage of a moderation in real estate prices and super-low interest rates, but it’s anyone’s guess when market conditions will change and rates begin to rise. Luxury expansion Not only is this category of real estate growing in geography and property type, it’s opening up to a new generation of buyers BY WAYNE KARL

NOT THAT LONG AGO – AND BY THAT WE MEAN AS
recently as just a few years – luxury housing in the GTA was a pretty narrowly defined market. Ultraexclusive highrise condos (with or without hotel suites) in the financial district, and a few in tony Yorkville (some of the boutique variety, some not), snapped up by the established and well-heeled. As we approach 2015, however, the luxury landscape has changed dramatically. Thanks to what some call a “perfect storm” of low interest rates, rising real estate values and a solid employment picture, the luxe category is expanding in terms of geography and property type. It’s also opening up to a younger generation of buyers. “This trend can be attributed to the boost in immigration, as the city welcomes more than 100,000 new residents yearly, in addition to international investors, strong consumer confidence and low interest rates,” Alda Neves Dubé, director of sales and marketing for Intercity Realty Inc., Brokerage, told Luxury Living. Based in Vaughan, Intercity represents a number of luxury developments for GTA builders, including Kleinburg Crown Estates and Mansions on the Boulevard in Kleinburg, and Thornhill North in Thornhill. “The GTA is the epicentre of Canada’s economy and international centre of commerce, technology and research,” she adds. “It’s safe, clean and offers superior educational institutions and a first-class health care system. It's a magnet for people from across the country and around the globe. These factors make our city an internationally desirable place to live.” Not only are people entering the luxury market at a younger age, they are able to afford more, according to Debbie Cosic, CEO, founder and broker of record at In2ition Realty, Mississauga. In2ition helps market luxury properties such as Dunsire Developments’ Crown Collection in Mississauga, and Worthington Homes’ The Estates of Black Creek in Georgetown. “We have interest rates currently available at 2.35 per cent, while 10 years ago, the average interest rate was 5.78 per cent,” says Cosic. “This means a $500,000 mortgage 10 years ago carries for almost the same amount as $1-million mortgage does today.” None of the factors driving luxury market demand, including favourable interest rates, are likely to weaken in the next year or so, says real estate consultant and investment expert Don R. Campbell (see sidebar page 10), so growth in this category should continue. This means buyers will have a wider range of choices for both neighbourhood and housing type. There are still plenty of highrise options in the downtown core and Yorkville, but also expanding offerings outside the city – including luxury condos in Vaughan, for example, but also townhomes and estate homes in a variety of locations, that appeal for different reasons. “We have seen the greatest growth in our 905 new home luxury markets, particularly Oakville and Mississauga,” says Cosic. “Out of our eight current continued on page 10

luxury home developments, we have seen an average of 10 per cent growth annually, where the comparable resale market has increased at six per cent.” Neves Dubé concurs that suburban locations, such as Vaughan, Brampton, King City, Nobleton and Markham, are able to offer more for less. “Larger lots, abundant greenspace, unparalleled features and finishes, gourmet kitchens, lavish ensuites, wine cellars and more – all for less than you would pay for in the city.” When it comes to property type, what distinguishes lowrise luxury buyers from their highrise counterparts is usually one thing – lifestyle. “The benefits of highrise luxury living are far beyond stunning views and turnkey lifestyle,” says Neves Dubé. “It extends to exclusive use to an array of building amenities and services, such as concierge and security personnel, full spa, state-of-the-art gym facilities, entertaining rooms, landscaped terraces, in-house dining and restaurants. “Luxury condos are fitted with top quality features and design elements you’d find in world-class hotels and the swankiest homes.” Lowrise luxury buyers, on the other hand, are looking for generous yard and interior space, often in communities with natural surroundings and close to everyday amenities. Homes are usually richly appointed with the highest architectural standards, and boast generous and detailed outdoor spaces. “There tends to be a shortage of lowrise luxury home listings in the city, creating intense competition and driving prices up,” says Neves Dubé. “However, the 905 offers an ample variety of quality crafted luxury home types, ranging from executive towns and semis to lofty bungalows and detached estate homes.” The 905 also provides affordable pricing options without sacrificing grandeur, luxury features and finishes, lot size, greenspace and amenities.

TRENDS DRIVING luxury market demand › Economic confidence is high in higher income and higher net worth households › Many higher income/net worth families have already purchased their “second/ vacation property” in the U.S. or Canada during the downturn, so their next move is to upgrade their home lifestyle › Low mortgage interest rates allow higher priced homes to be more accessible (on a monthly payment basis) to a larger cohort of Canadians › The fear of mortgage interest rate increases that were spread throughout 2014 pushed buyers into the market more quickly than underlying economics would normally dictate › Investment alternatives (savings and bonds, for example) are providing higher net worth individuals with lower return › In certain cities, an influx of foreign investment seems to be focused on the higher end of the market Source: Don R. Regardless of what area or luxury property type you favour, know this: the strong market performance is likely to continue, though perhaps not at the same pace as the last few years, according to Campbell. “The luxury market will continue to feel strong upward pressure, due to the perceived recovery in economies around the world (including U.S. and Europe),” he says. “This confidence begins to open the taps of those who have been sitting in the safety position of cash or GICs.”

›› One of the most subtle yet powerful ways to communicate a sense of luxury is through the use of an expertly assembled neutral colour palette. When done wrong, the look can read drab, but when created correctly the scheme reveals new depths upon every viewing. The key is to combine multiple shades, textures and tones to achieve a calm but complex look – subtle contrasts accent each others finest qualities. ›› Review your space and consider what subtle tones are the strongest. For example, if you have a warm-hued floor, add some touches of cool metals or icy-grey leather to play against it. Look for places to add white, cream, beige, taupe, grey, “greige” (grey-beige), tan, brown, gold, bronze and tiny touches of black, while mixing soft and hard textures for full variety. By sticking to neutrals you’ll be sure to coordinate, as long as you reapply warm and cool tones throughout the room. ›› I often encourage clients to run one flooring material throughout a space, applying a single hardwood to the living, dining, bedroom and even kitchen areas, making a clean, continuous statement. However, this doesn’t mean you should avoid carpeting altogether, but actually the opposite: layering a large area rug over your hardwood creates the most sophisticated statement. ›› Size a rug to leave about one to two ft. of floor exposed at each side, making sure the carpet tucks under your seating. Enough wood will show around the borders of the room to reveal its presence, while giving you a soft surface to nestle into and an opportunity to add a new colourful or elegantly textural statement. Light Up the Dark
›› E mbracing wood or stone finishes on vertical surfaces adds visual texture and a sense of intimacy to a space, but can absorb a great deal of light and leave an area feeling heavy. Layering light is always important, but be sure to add extra sources around your dark cabinetry, wardrobes or other weighty elements. Ensure as many lights as possible are controlled by a dimmer to allow you to adjust the atmosphere to suit your mood. ›› A dropped ceiling panel over an island provides space for a plenitude of new pot lights, while subtly defining a zone within an open plan. Diversity of light sources avoids harsh shadows, for a rich glow, so consider adding soft new lights to every room. Luxe Look: Use at least three light sources in every space. Consider adding tea light holders in warm metallics to add a complex golden glow anywhere.

Here are a few other ways to add last-minute luxe touches to your space – even after the designer has left. ›› Replace two chairs at your dining table with a bench or settee to create the feeling of a private booth, and a fun visual surprise. ›› Trade out busy bedding for white linens with a single colourful bolster matched to an upholstered bench. Add a faux fur throw folded neatly at the foot for additional inviting texture. ›› Have a good florist create a cactus planter to add exotic flair that will survive your week away unattended. ›› Instead of adding a lamp to the bedside table, order a floor lamp with a built in table from a lighting boutique, for an uncommon traditional-yet-modern twist. ›› When your space is already beautiful, the most stunning artwork will be an oversized mirror in a textural frame.

I find inspiration everywhere, from travelling the globe sourcing accessories and seeing an exhibition to reading books and watching films while I relax at my cottage in the beautiful English countryside. Inspiration mainly comes to me when I take a few minutes away from my normal routine to just sit back and reset my mind. WHAT DO YOU LOVE ABOUT BEING A DESIGNER?
Since I was a child, I have always wanted to be a designer. My mother always tells me that as a child I was constantly shifting furniture around our home, displaying everything at its best. I am very lucky to be doing a job I love and to have such supportive family and friends. WHAT IS YOUR GO-TO HUE?
Taupe is my favourite colour! I love a neutral palette. Neutrals form the base of all my designs and are calming and harmonious. * Hoppen has been called the Queen of Taupe! FAVOURITE CITY? WHY?
London is definitely my favourite city in the world to live in and Paris is my favourite city to visit – it is not far from London and the shopping is fantastic. IF YOU COULD DESIGN A SPACE FOR A FAMOUS PERSON (PAST OR PRESENT), WHO WOULD IT BE?

Luxury living means a sanctuary, a space to relax as well as a place to share and enjoy with guests. It must also retain the feeling of being a home. My tips for space saving and maximizing are to use fewer pieces of furniture and be very clever with FALL 2014 LUXURY LIVING GTA
storage. Buy a bed with great underneath storage and use fullheight-built-in storage. People living and working in cities across the globe have this problem, so you need to ensure that storage is the cornerstone of your design. If you do not have land or a garden available to you, all is not lost, either. Use organic items within the home such as flowers and plants to bring the outdoors indoors for the same effect. HOW DO YOU FEEL ABOUT TRENDS, WHEN IT COMES TO DESIGNING A HOME?
I am not a big believer in annual trends. Homes cannot be that fickle. It is just about changing subtly with the seasons, adding new accessories or replacing a rug without straying from your own values of comfort and security. WHAT EXCITING NEW PROJECTS DO YOU HAVE ON THE HORIZONS?

CARROT & AVOCADO salad SALAD 1/2 cup roasted heirloom carrots pinch of Kosher salt 2 tsp olive oil 1 avocado, scooped1 scallion, thinly sliced handful of coriander sprigs 1 orange segments 5 chopped celery hearts
Toss carrots with olive oil and salt and roast until tender. Place carrots on the plate with avocado and orange segments and scatter the remaining ingredients on top. Drizzle dressing over salad. Adjust seasoning and enjoy.
DRESSING Yield 2/3 cup Juice of 1/2 Lemon 200ml white balsamic vinegar 500ml olive oil 1tbsp horseradish 1 tbsp whole grain mustard pinch of salt dash of black pepper Combine all ingredients and slowly stream in the olive oil while whisking.
BYMARK martini INGREDIENTS 2 oz Absolut Citron Vodka 2 oz grapefruit juice (preferably pink) 1/2 oz lime juice 1/4 oz Triple Sec Top with sparkling wine (preferably dry champagne)

METHOD Add all ingredients to shaker (except champagne) with ice Shake well, and strain into martini glass Top with sparkling wine Garnish with a gooseberry
pumpkin RICOTTA GNOCCHI DOUGH
INGREDIENTS 2 cups ricotta, strung overnight 1 whole egg 3/4 cup of pumpkin purée, strung overnight 6 tsp all purpose flour 1/2 tsp ground black pepper 1 tsp kosher salt METHOD Place the ricotta in an appropriate sized square of cheese cloth containing two layers. Bring all four corners of the cheese cloth together and twist them until the cheese cloth has tightened around the ricotta. Wrap butcher’s twine around the top of the cheese cloth to prevent it from loosening. Be sure to leave some twine to use for hanging. In the fridge, tie the remaining twine to a shelf and allow the ricotta to hang. Place a container under the ricotta to catch any liquid. Repeat this same process to hang the pumpkin purée Combine all the ingredients, and mix until incorporated, being careful not to overwork. Allow the dough to rest for at least 30 minutes before you roll it out. Take small amounts of the dough and roll into tubes approximately one inch thick. Be sure to have some flour set aside for rolling as the dough may stick to the cutting
board. Once rolled out, make approximately one and a half in cuts. Place the cut dough on a baking sheet lined with parchment paper that has been dusted with a little bit of flour. Place the dough in boiling salted water, being sure to be delicate so as not to ruin the shape of the dough. Do not add too much at a time, as this may cause them to stick to the bottom of the pot. Cook the gnocchi until it is floating. Remove the gnocchi from the water and lay it on a baking sheet that is lined with parchment. Drizzle with alittle bit of olive oil to prevent them from sticking. Cool in the fridge.

KONG STYLE INGREDIENTS SERVES 4 4 racks of pork side ribs 2 cans Sapporo 1/2 cup light Japanese soya sauce 1/2 cup maple syrup 1/2 cup rice wine vinegar 1/2 cup barbeque sauce (your favourite)
2 bay leaves 1tbsp cracked pepper 1tbsp chopped garlic 1tbsp sambal oelek 1/2 lemon sliced Salt and pepper GARNISH 2 tbsp minced chives 1 cup crème fraiche 1/4 cup Dijon mustard lemon juice to taste
METHOD Preheat oven to 375F. Arrange ribs meaty side down in a roasting pan, preferably in a single layer. Combine all the other ingredients in a bowl, stir well and pour over ribs. Cover the pan tightly with foil and transfer into the oven. After 45 minutes, carefully remove the foil, turn the ribs and reseal. After an hour, check on the ribs for doneness: the meat should be just beginning to pull away from the bone.
Transfer the ribs to a clean roasting pan. Strain the braising liquid into a large measuring cup. Pour enough liquid over the ribs to submerge them completely. Although the ribs can be finished immediately, their flavour will be better if you set them aside, covered in the braising liquid overnight or for several days. Let the remaining braising liquid sit until the fat separates completely, then skim or pour off. Transfer the liquid to a saucepan and reduce by half until the liquid coats the back of a spoon.
