Renovating for life’s changes

O

ne thing we can count on in life is change. As we experience these changes, we will discover that our renovation needs also change. Getting married often leads to homeownership. Renovations at this point are typically cosmetic as the new couple works to make their house their own. This may include updating the kitchen, bathrooms or flooring. Kids entering the picture is a big change for any household. With kids comes the need to add more living space. Developing the basement is an excellent solution. Another idea is to build an addition. The feature on page 12 shows how building a main floor addition, containing the master bedroom with ensuite, completely changed the quality of life for this family. No more living in tight quarters upstairs! The kids have plenty of room, while mom and dad have their own luxury living area. After the children leave home, there may be a desire to downsize. Less household upkeep can allow for a simplified and improved lifestyle. However, for many, the thought of having less square footage is a bit overwhelming. You can be rest assured that living in a smaller space can be very functional and of course, warm and cozy. The home featured on page 54 shows how downsizing can be accomplished with style and sophistication. There are so many ingenious new products available that are designed to maximize your living space. Check out some of them on pages 28 and 29. Regardless of where you are at in life, improvements can be made to your home to help make life better. Enjoy your winter months and happy renovating!

WHEN ANGELA AND TREVOR decided to embark on a full-scale renovation to their North River Heights home, they’d had 13 years to create a must-have wish-list for their 75 year old house. “We knew we wanted to open everything up between the kitchen and dining room to host events for family and friends,” says Angela. “We knew we needed more storage and closet space and with a growing family it was time to add a main floor bedroom and ensuite and reconfigure the second floor to accommodate the needs of our two kids.” But there were features of the original 1600 square foot home worth preserving like the graceful arches that transition between rooms and textured wall details that were popular in the 1940’s when the house was built. “When we were building, we wanted to make sure that the window casings and baseboards matched

Angela and Trevor consider that they were fortunate to meet Rick Legaré, owner of Dynasty Homes to captain their ambitious plans. After visiting a Dynasty Homes show home in Charleswood, the couple was impressed with the craftsmanship and attention to detail and they felt ready to proceed having found a builder they trusted. The most dramatic structural element was taking down the dividing walls between kitchen, dining room and foyer to create the open concept space the couple listed as number one on their wish-list. Trevor and Angela came up with the concept and the Dynasty design and drafting team put it all together. The couple replied on Rick’s expertise when questions cropped


up, in particular, the structural direction on the installation of the steel I-beam to make possible the removal of load-bearing walls in the kitchen/dining area as well as the master bedroom/ensuite main floor addition. The ensuite features a spacious walk-in shower with bench, rainshower head and hand-held shower. The renovation also included the entire exterior of the house and the building of an attractive addition. Hardie Board siding, a low-maintenance product was installed to revive the home’s curb appeal. From design and planning to build completion took about 5 months. “During that time,” says Angela, “we were so impressed with how the project was handled. Dynasty Homes’ trades and crew were so respectful and wonderful!

I’d recommend Rick and Dynasty to anyone who is looking for a quality contractor to tackle their renovation.” Rick enjoyed working with Angela and Trevor and appreciated that “they had chosen some really nice finishing materials for the project. ngoing professional development is a key piece of what differentiates a Manitoba Home Builders’ Association member from other residential construction companies in Manitoba. MHBA builder and renovator members keep up to date with the newest information and trends, the latest best practices, and newest building technologies that help ensure their work is of the highest quality. The MHBA’s annual Housing Forum and Building Trade Show provides MHBA builder and renovator members with two days of education and training sessions. This year’s Forum, which took place on November 6 and 7, provided MHBA builder and renovator members with the latest information and best practices regarding residential construction. Improving sub-contractor safety, understanding new home buyer preferences, and a panel discussion on the future of residential development in and around Winnipeg were just some of the many sessions available to MHBA members at this year’s Housing Forum. MHBA members were also able to attend information sessions that shared marketing tips and expertise as well as sessions that provided training in workplace wellness and employee engagement. Through the Building Trade Show, MHBA members also experience cutting edge building technology and the newest in building materials. As well, the MHBA once again hosted a new safety training program specifically for home renovators at this year’s Housing Forum. The MHBA has partnered with the Construction Safety Association of Manitoba (CSAM) to develop a specific safety training program for home renovators to promote and achieve greater safety results for renovators. The successful completion of this program

is now a requirement for all MHBA Renovator members. The MHBA is very excited to provide these training tools to our members to help ensure that they are working in a safe work environment. The training program outlines health and safety roles and responsibilities, how to do proper hazard assessments, and implement proper safety practices and procedures while working on renovation projects. The goal of this program is to help MHBA renovators improve safety on their worksites and keep our members up to date on the latest in safety procedures and best practices. In addition to the annual Housing Forum, the MHBA provides ongoing education sessions throughout the year and continually shares the latest in industry best practices and information with our membership. MHBA builders and renovators are committed to professional development and being up to date with the latest trends in residential construction. Our members build to the highest standards and are continually integrating the latest industry standards into their work. KITCHEN Designer Jo Alcorn creates a dream kitchen for herself

When it came to the design of my kitchen, I chose my appliances first. I knew I wanted something completely different and when I saw the new fingerprintresistant Sunset Bronze collection from Whirlpool (whirlpool.ca), I made this my jumping-off point for the entire space. With a brushed, satin finish and rose gold undertones, this suite really is the crème-de-la-crème of my kitchen. To complement the walls in my kitchen, I decided to stay true to my one real paint love – Jojo whitewash PF17 from Para (para.com). I find staying with the same colour in an open concept (like my home) gives the space a cohesive and continual look. Next, I worked with DV Kitchen and Bath (dvkitchens. ca) to find the right cabinets for a clean, streamlined look. I decided on a flat panel front but in trendy, gloss white; the gloss helps to bounce light and creates the illusion of a larger space. Plus, these cabinets are super easy to wipe down, keeping that new look and feel longer. I added Caesarstone’s Calacatta Nuvo (caesarstone.ca) for the island, counters and backsplash. This countertop is stunning and durable. Selecting a primarily white countertop with white cabinets makes the area feel open and spacious. If I’ve said it once I’ve said it a hundred times: The faucet is the gem in the kitchen! I went with Delta’s Trinsic faucet

in champagne bronze (deltafaucet.ca). The design is simple, smart and elegant with an integrated pull down wand. Plus, the colour is a modern take on gold that pairs well with my stainless steel sink and warm-toned appliances. I love how the herringbone-style floor turned out. I used a classic and timeless marble tile to balance the trendiness of the look. The result is amazing, and ties the cupboards, countertops, closet and paint all together. This tile came from Creek Side Tile (creeksidetile.com) where they have a vast selection to choose from. Onto the finishing touches! The dishware and stools were found on Wayfair Canada (wayfair.ca). They have an extensive collection of affordable options and offer free shipping. The blinds are TriLight that offer a unique combination of a sheer pleated shade on the top and a honeycomb shade on the bottom. It’s like having three looks in one – all sheer, all privacy or half and half. This design is exclusive to Budget Blinds (blinds.ca). To polish off my dream kitchen, I chose to go with lights from Artcraft (artcraftlighting.com) that have lovely brass details. It brings the entire space together for a serene yet stunning look. I could not be happier with my kitchen refresh.

ANNE MARIE AND PEER are prime examples that home renovation projects needn’t involve large-scale expansions to make a major difference to the quality of home life. The Fort Garry couple loves their 60 year old home with a generous sized backyard located in an established neighbourhood, and the plan was to expand their kitchen and create a more spacious mudroom off the back entrance by adding 160 square feet to the house footprint. The addition expanded the kitchen by 100 square feet and another 60 square feet was used to create the mudroom and a new closet to make the comings and goings easier for this family of five. “Because we have a bungalow, our back landing was approximately 3 feet square and we have 3 kids so it was a very small space to get into or out of the house. We had to take turns,” says Anne Marie. “There was no place to store shoes, or jackets and now we have a closet so it makes an enormous difference.” Anne Marie and Peer had no trouble choosing a contractor for their project having worked with Ralph Oswald of Oswald Construction to finish their basement in the previous year.

In the kitchen, the couple chose Shaker style maple cabinetry in dark espresso colour with strategically placed aluminum and frosted glass inserts to provide contrast and to harmonize with the new stainless appliances including the 8 foot high refrigerator. The newly expanded kitchen is everything Anne Marie hoped for and more. The kitchen cabinets now soar up to the ceiling providing loads of extra storage space. “We actually cleared out a hall closet of all our smaller appliances and put them in the kitchen which created a lot more free space in the rest of the house.” The six foot island commands the kitchen, serving many

functions. An avid baker, Anne Marie makes good use of the easily accessible pull-out platform for her mixer as well as the centre drawer that stows baking ingredients like flour and sugar so that everything is always close at hand. Both island and countertops are topped with Caesarstone, a quartz composite surface. The backsplash is composed of off-white subway tiles displaying a slight wave pattern. Soft closure on all doors and drawers makes for a quiet kitchen. we had company. Now with the glass cabinet, we moved our glasses from the china cabinet and liquor is stored underneath so that when we entertain, everything is in the same place,” says Anne Marie. Ralph adds that there were 3 components to this renovation including the covered back deck/porch, the mudroom and kitchen, as well as the bathroom. “It wasn’t a really grandiose type of job but the visual results created a huge impact. The kitchen increased in size with the extra 8 feet added in there, along with opening up the back landing and stairwell.” “These were wonderful folks to work with, “says Ralph.

“They were good at making decisions which helps the process.” Anne Marie and Peer were happy to welcome Ralph and crew back for a second time. “Ralph knows his business and he’s practical. He helps you make decisions so that you’re not spending a ridiculous amount of money.We would definitely recommend Oswald Construction to anyone. If it’s too good to be true, then it probably is

recently read an online article about yet another tragic situation of a woman who had been left hanging by an alleged unscrupulous renovation firm somewhere in Ontario. Turns out, their house had been stripped bare to the bones and then no sight of the contractor after that. Now winter is upon them without insulated walls in their house and limited heat and water. Nothing burns me more when I hear these stories, of which there are far too many and, as industry professionals, it makes it worse for us as the reputation of legitimate contractors takes a beating every time this comes up. There is no reason this should happen, but upon reading further there were certainly some red flags that, if they had been acted upon, the whole situation may have been avoided. This person had been looking for a full home renovation with addition, with what turned out to be a “too good to be true price.” This should be a flag to everyone not to get caught in this trap because it sounds good. So, I thought I would point out some of the “too good to be true flags” you should look for to avoid this situation yourselves. 1. As stated, if the price is way low for the work you want done, especially if you have two other prices that are much higher, it’s likely too good to be true. 2. If they say they can get your building permit ready in a couple of weeks, it’s too good to be true.

3. If they say your home renovation can be done in a few weeks and the scope of work is large, it’s for sure too good to be true. 4. “We can start this week,” usually too good to be true. If they are that available there’s probably a reason why! 5. “I can do everything myself, so we won’t need to hire sub-trades,” is definitely too good to be true. Separate licenses and permits are needed for specialty trades like plumbing and electrical. I’m limited in the size of this column, but these are certainly some of the main indicators to watch for with “too good to be true” contractors. Mike recently gave Home Decor & Renovations magazine (HDR) an exclusive interview on what Winnipeg attendees can expect to hear on his Lifestyle stage presentations presented by EcoPoxy. HDR: Can you give us a preview of what you have in mind for your Lifestyle Stage presentations? MHJ: What I want to talk to people about is the concept of renovating right. It’s a loaded statement but it really means prioritizing your renovation by addressing wall assembly, mechanical issues and so on. It’s about doing those things in the right order. HDR: So, it’s really about going back to basics before you start picking finishes and all those other things? MHJ: To be honest, it is everything but the finishes. Everyone is so gungho to address the finishes but what they are not addressing is the proper build. The finishes really don’t mean much if your home can’t protect you from the elements or if you have to renovate the inside of your wall because of poor mechanical, poor structure or poor insulation. It’s about prioritizing your renovation so you don’t have to do it twice down the road. HDR: You are a healthy home advocate. Why is that important for you and why should homeowners be educated on this? MHJ: Everyone wants to feel safe in their own home, but it’s important to realize that we often have very poor indoor air quality. Testing for mould spores done by an air quality professional is a start. Testing for radon gas, which is the number one cause of lung cancer for non-smokers, is another and can be done by the homeowner. It’s easy to test for and is an inexpensive way to solve the problem. HDR: What’s the best piece of advice or guidance you’ve got from your father? MHJ: I always tell people, do it right the first time. WHEN ASHLEY DISCOVERED his passion for home cooking, he and wife Teri Lynn had little idea how much it would affect their home renovation plans for their River Heights bungalow built in 1959. There was no way we could host family dinners because of the lack of space to prepare and serve.”

The New Neutral: Colours we are seeing everywhere

ainting a room in your home can be fun and exciting. It is incredible what a change in color can do to brighten or open up space. By simply spending a little money on paint, you can transform a room into a new place to relax and enjoy. When it comes to paint colors, neutral tones are always an excellent choice. Each year, we see new neutral tones take the spotlight, providing a different way in which to enjoy a basic color in the home. Below are a few examples of new neutrals that you can use to transform any room in your home.

INGREDIENTS ½ lb. (250 g) hot Italian sausage, casings removed 1 ½ cups (375 mL) Cheddar cheese, grated 2 cups (500 mL) broccoli, finely chopped ¼ cup (50 mL) sun-dried tomatoes, finely chopped 1 tsp (5 mL) fresh oregano, finely chopped ½ tsp (2 mL) onion powder 10 eggs ½ tsp (2 mL) salt 1 tbsp (15 mL) green onion, chopped

MAKES 12 SERVINGS

1. Preheat oven to 350°F (180°C). 2. Grease a 12-cup muffin pan. 3. In a large non-stick fry pan, fry sausage breaking into small pieces, until meat is no longer pink. 4. In a large bowl, combine sausage with the remaining ingredients, except for the eggs and salt. 5. Divide evenly into the 12 muffin cups. 6. In a medium bowl whisk eggs and salt. 7. Pour eggs evenly among the 12 muffin cups; top with green onion. 8. Bake for 30 minutes or until a wooden pick inserted in the center of a muffin comes out clean.

Chocolate Swirl Cheesecake Squares INGREDIENTS 4 ounces (30 g) semi-sweet chocolate squares, chopped 1 cup (250 mL) sugar 3 - 8 ounce (250 g) packages cream cheese, softened 5 eggs 1 tbsp (15 mL) vanilla extract

MAKES 9 SERVINGS

1. In a small saucepan, melt chocolate squares over very low heat, stirring constantly, or microwave in a glass bowl on High, stirring every 10 to 20 seconds. Set aside to cool. 2. Preheat oven to 350 °F (180°C). Line a 9 x 9-inch (22 x 22 cm) baking pan with parchment paper. 3. In a medium mixing bowl, beat together sugar and softened cream cheese. 4. Add eggs one at a time, beating well after each addition. Stir in vanilla. 5. Transfer 2 cups (500 mL) of the cheese mixture to a medium bowl. 6. Stir in cooled chocolate until thoroughly combined. 7. Pour remaining cheese mixture into the prepared baking dish. 8. Drop spoonfuls of the chocolate cheese mixture over the top of the batter, and draw a rubber spatula or knife through the batter in a zigzag or swirl pattern to create a marbled effect. 9. Bake for 40 to 45 minutes, or until cake pulls away from the sides of the pan. 10. Cool, chill and cut into squares. 11. If desired, serve with fresh fruit.

DOWNSIZING IS A COMMON STEP in most people’s lives. Eventually the kids move out and you find that there isn’t the need for all of the space that a growing family needs. Then there is dealing with all of that upkeep! Downsizing can be an exciting change, but is also quite difficult to deal with the sudden lack of space you once had. Moving from a large house to a condo leaves most people with the questions – “where do I place all of my belongings that I’ve accumulated over the years? How do I maximize a smaller space to feel as spacious as my previous house?” We are always trying to think of unique ways to maximize a client’s space to its full potential – in

both beauty and functionality. This is a constant, but welcomed challenge for us as interior designers. Our client Mary, had just downsized to a condo. She found out that Fenwick & Company had partially redesigned the space for the previous owner about 10 years ago. Mary loved the unique kitchen and bathrooms that we had designed so she called on us to finish the project and create her dream condo. She began with the request to refresh the rest of the spaces. She also wanted to finish the lower level of the condo, which at the time was just an open space. Mary wanted a Great Room for entertaining that would have an elegant feeling and give a “wow” factor as soon as people walked in the door. The first thing visible when you walk into her condo are beautiful ginger maple closet doors with stainless steel inserts. In the background is the view of the unique curved kitchen peninsula with the same finishes. We had designed these two elements for the previous owners. Still in great shape, they did not need to be touched, but the rest of the space needed to be cohesive with this design. The existing fireplace in the Great Room was angled with a TV mounted above. Mary had many pieces of art that she had collected over the years that she wanted to display in this main area. Since the condo is open and narrow, this was a bit of a challenge. Mary’s partner Rob had wanted a TV somewhere in the space so that he could watch TV in the morning while eating breakfast, but Mary didn’t want to have a TV on the main floor. With that in mind, we designed a unit that would double as both an entertainment unit and a display unit for her pieces of art. This was especially exciting for Alex of Fenwick and Company to design since multi-purpose pieces are her specialty! We used a combination of white lacquered and ginger stained panels to tie into the cabinetry in the kitchen. Each of these panels had different functions. The top half of the unit is open compartments for Mary’s pieces of art. We then designed a compartment for Rob’s TV with sliding doors front that can conceal the TV when not in use. The rest of the unit is composed of doors and drawers for additional storage. This was a great solution for Mary because the unit itself looks like a work of art, easily hides the TV, and provides her with extra storage without feeling like it’s a hindrance on the space. To finish off this space, we added fresh paint, new elegant light fixtures and modern furniture. SECOND FLOOR LOFT

Mary wanted her main relaxing area to be on the second floor loft. Here we designed another TV unit, but this was designed with more focus on the large TV. We designed a unit that would float above the floor and would contain storage space for books. All of the doors and drawers were

In this condo, the entire third floor is dedicated to the master suite. Originally, we had the opportunity to design the ensuite which still looked great. The rest of the area however, needed a facelift. The walk in closet was very small compared to the massive bedroom area. We extended the closet into the bedroom and maximized all of the closet space we gained. We designed new millwork for hanging and added a storage tower in the middle of one wall with drawers and open shelves. We completed this with a gorgeous light fixture, enhancing the glamorous edge to the room. There was only one main challenge in the bedroom area. The lower level was a blank slate so we wanted to optimize this space to make it livable. We added an office, bathroom, recreational room, and laundry room to complete this space. The bathroom was a bit of a challenge due to the ceiling height changes in the space from ductwork. With a lot of planning, we managed to fit everything in perfectly and create a beautiful and fully functional bathroom. To end it off we added a storage cabinet at the base of the stairs for extra coats, gloves, and anything else that couldn’t be stored at the front or back doors. I love colour, but I wanted to try something different and edgy in my basement. Creating this space has shown me the power of a minimal palette of black and white. The way to keep things interesting is to vary your patterns but within the black and white theme. Think stripes, geometric prints and high contrast cabinetry. UTILIZE FLOOR-TO-CEILING CABINETRY

and chaos that comes with toys, books, cards and all that fun stuff behind beautiful, closed storage. You get to close the door on visual clutter, and it is a big reason why I love spending time in this room. I worked with Tailored Living (tailoredliving.com) in this space. They make it so convenient for you to achieve organizational goals. I wanted high contrast in the cabinetry, so I chose white modern shaker cabinets on the perimeter of the room, and dark drawer fronts on this generous island that allows my kids ample room to spread out and get messy. I used laminate for its durability as well as its

I chose to put a sink in this space, as it’s so practical with my seven little kids. In keeping with my monochromatic colour scheme, I chose Delta’s (deltafaucet.ca) new Esque faucet. And, I continued the matte black with the wall paint colour. I don’t think I would have been as bold to do this if I did not have so much natural light in this space – but I’m so pleased with how this Wrought Iron colour by Benjamin Moore (benjaminmoore.ca) turned out. Whenever I use dark shades, I like using it with a matte finish, as opposed to eggshell or satin. It’s rich and lush and I love its modern look. USE LARGE-SCALE ART FOR A GRAPHIC ELEMENT

We had large individual portraits of my children blown up to fit these inexpensive frames. This might be my favourite element in my basement. We hung them around our TV about three inches apart, and it creates a graphic element that makes me smile every time I enter the room. Keeping things black and white helps the TV blend in. CREATE A SPACE FOR THE GROWN-UPS

Sometimes mom and dad need a moment, but still need

to keep an eye on the little ones, so we created a home office in the basement. I put in an electric fireplace media unit by Dimplex (dimplex.com) in this space, and I love how it creates instant cosiness with the press of a button. You can put an electric fireplace virtually anywhere you can run the correct power, and the results are fast, stylish, cosy and so comfortable. There is something about a fireplace that promotes instant comfort and relaxation at home, don’t you think? Talk about a multi-purpose room!

Entertain with ease THE FREEZER IS YOUR FRIEND. Getting ahead of your holiday baking means making what you can now and freezing it for later use. As a general note, baked cookies with less sugar freeze better than cookies with a lot of sugar. Try freezing your cookie doughs and then bake when needed. The doughs take up less room in the freezer, and all of the hard work is done – you just have to thaw and bake. Remember to label the cookie doughs and include the baking instructions.

MAKE A LIST. To get yourself ready for hosting a big holiday meal, do what a chef does, make a list. After you’ve picked your recipes, then you can write out a list of what can be done a week ahead, two-three days ahead, a day ahead and what has to be done last minute (and it will feel less overwhelming). When planning your big holiday meal, of course, you have to make the family favourites, but if you are adding some new dishes, take time to plan how many need to go into the oven or be cooked on the stove. Too many pots on the stove? Then switch your mashed potatoes to roasted or scalloped, to fit them into the oven. No room for the ham in the oven? Consider baking it overnight at 275F – it smells fantastic as you wake up! TAKE CARE OF THE SMALL THINGS. To avoid that last-minute panic when hosting a party, take care of little fussy tasks the day before. Chop parsley or chives, slice your lemons and limes and do your chocolate shavings all ahead so that when your guests are walking through the front door, you just have to sprinkle and garnish with a smile.
