Renovate the right way

S

maller projects are a great way to save a bit of money and create some sweat equity in your home. This could include painting or refinishing your hardwood floors. However, it is wise to let professional renovators and designers tackle the big projects. In the end, you will be extremely satisfied with the result and will save a significant amount of time. The special feature beginning on page 21 lists all of the entrants of this year’s MHBA RenoMark Renovation of the Year Awards. Each of these entries certainly has a story to tell and all of them with a happy ending! The interesting thing with each of these successful projects is that all of these Winnipeg homeowners understood the value and importance of hiring professionals. This really cannot be emphasised enough. If you hire someone who is working ‘on the side’ and pay in cash without a detailed written contract, there is tremendous risk that what you are dreaming of will turn into a nightmare. The great news is that embarking on a project with professionals means that your dreams will turn into a reality. Why can we say that with such certainty? Professional renovators and designers will work with you from start to finish. They provide expert advice and technical know-how. They will be able to provide a long list of satisfied customers. What about cost? You get what you pay for and if you want quality products and workmanship, professionals will supply it along with accurate pricing. They will provide you with a detailed contract which protects both you and the renovator. Also, professional renovations come with a warranty on labour. Professional renovators and designers are not fly-by-night operators. They are in it for the long term and they want nothing more than for you to be completely satisfied with their work. They want you to call them in the future with additional projects and they want you to share your experience with your friends. These are local businesses you can trust to get the job done right.

1. To update the heavy, earth tones of the original home, the client wanted light, bright and fresh. Their existing retro turquoise dinette set inspired the colour scheme of cyan, chartreuse and ivory white. 2. The feature wall, made up of dramatic back-lit LED panels and floating shelves are painted white to allow the colourful art pieces stand out. 3. Rather than using a patterned fabric, the custom made drapery panels add colour and interest by colour blocking 3 solid coloured fabrics. 4. Custom made furniture was crafted to suit the comfort needs of the client.

5. New walnut floors were selected to coordinate with existing woodwork and cabinetry. 6. The textured, neutral, 8x10 area rug anchors the grouping. 7. As this area now isn’t the main TV watching area in the home, the TV is tucked away on the side wall.

The importance of quality sub-trades

wanted to dedicate this edition’s column to the typically most underappreciated and unrecognized group in any successful project and that is the work of the sub-trades. While it is extremely important to hire the right general contractor, none of us do everything ourselves and we all ride on the shoulders of the great group of sub-trades out there whose knowledge and expertise can make the difference between a nightmare and a worry free, beautiful project. Who am I referring to? Plumbers, electricians, HVAC technicians, tile setters, millwork shops, etc. I have spent years going through different sub-trade companies to find consistent levels of quality to ensure that our projects are completed at the highest level of quality and homeowner satisfaction. I would expect all the top general contractors do the same thing. Sub-trades are as much a part of what makes us great as any other part of the team. It’s not just the quality they bring to the table but also their accountability to timelines and their relationships with suppliers to get materials delivered in a timely manner. They ensure that city inspections are passed the first time, which prevents unnecessary schedule delays. They work together with the team to solve site issues as they arise (and of course, they always do). At times, I have been brought in to look over projects and can see the damage caused to a well-built project hacked apart by sub-trades who are just there to get the job done in the quickest manner possible, following the path of least resistance, without any forethought to the big picture and perhaps future expansion plans.

So, my advice when you’re talking to general contractors is to make sure part of the discussion is about who they use for sub-trades. What is subbed out, how long have they been working with them and how long have they been around? If the answer comes back, ‘we haven’t decided who we’re going to award it to,’ a big red flag should appear because their only concern may be who is going to give them the lowest price which is likely not in the best interest of your project. You also want to ensure that the general contractor you wish to hire has confirmed that they and their sub-trades are current with WCB and liability insurance, or you could find yourself exposed in the event there’s an incident. design and quality fabrication continues to evolve as m-concept owner, Artur, introduces some exciting new products and manufacturing developments to the company’s offerings. New to the inventory is a fireplace that, besides presenting an elegant minimalist aesthetic, also offers some very practical options for condos, cottages as well as fullydetached homes. The Winnipeg-built fireplace is a sleek length of matte black pipe that suspends from the ceiling and is fueled by clean-burning alcohol that creates an authentic flickering flame. There is no off-gassing and the radiant heat produces over 29,000 BTUs, enough to heat up to 500 square feet with no fan required. Artur explains that the FireFlue is situated 16 inches above the floor where the bottom of the pipe cradles the flame. “It doesn’t matter what your ceiling height is. It can be installed as high as you want. Walk into this beautiful bright mid-century modern kitchen and enjoy a top of line experience from stainless steel appliances to finishes. A wall was taken down creating an open concept, light-filled space, with stylish function allowing the clients to cook and entertain comfortably. The design includes white shaker cabinets, white quartz countertops, white hexagon tile, gold hardware, a large island with a walnut veneer feature panel, medium wood-tone vinyl flooring and modern pendant lighting.

This 1980’s split level Transcona home needed to be updated from the original oak look. It was clear we had to design a kitchen space to maximize storage and brighten up the entire area. We removed the existing walls, dated lighting and eat-in area and set out to create a space that was both inviting and functional. New flooring, a larger pantry, shaker style cream cabinets, pendants, pot lights, under cabinet lighting, quartz counters with an overhang for bar seating and a unique bench space made this kitchen worthy of being the focal point of the home.

The transformation of this 100-year old kitchen is more a miracle than a renovation! From tiny, dark and dated to beautiful, bright and fabulously functional. A completely new work triangle was integrated with a butler style area created from the old kitchen. Natural light floods in, bouncing brilliantly off the French Roast finished wood beam, ceramic tile floors and Blanco Silgranite sink. This kitchen has all the luxury and design you would expect in a fully modern kitchen but look closely and you can help but notice the beautiful crown moulding for that traditional vibe.

This custom two-toned kitchen with grey lowers, white uppers & shaker style doors features a 40 inch x 96 inch island topped off with a gorgeous quartz counter top. The farm style apron front sink adds a beautiful touch to the kitchen. Large format subway tile & grey grout accent the kitchen. Stainless Kitchen Aid appliances featuring a gas stove & with under cabinet lighting bring in a modern touch. The whole kitchen is installed on top of a rustic look vinyl plank flooring.

Creating an open concept space was the client’s wish. We removed a wall between the living room and kitchen creating an open concept dining and kitchen area. After moving the front door, we added a small peninsula for serving/breakfast bar. A coffee and beverage center was incorporated opposite the range. We were able to recess the fridge into the closet behind allowing for a better view from the rear sunroom into the new open dining room. The kitchen features an abundance of cabinetry and hidden storage. Natural lighting flows into the new space making it feel even more spacious.

You know it, or have at least heard of it – school’s out, race home grab a bite, off to soccer or hockey or dance. Sleepovers, birthday parties and all the while, Benji’s racing around your feet. It’s a busy life and one that deserves the best family friendly kitchen. This reno transformed a small dark kitchen into one with tons of storage, clean lines, peninsula seating, great views of their river property, efficient design for fast meal prep and cleanup. Additional features include: extra large refrigerator, soft close hinges on cabinets, luxury vinyl flooring, quartz countertops and ceramic tile backsplash.

The owner wanted to update this beautiful turn of the century home. The dining room featured patio doors to a side deck and stunning floor to ceiling, custom designed, 3- way by pass, barn style doors which hid the pantry. The custom window seat and spacious island seating allowed this kitchen to become the perfect entertainment space. The large island featured a granite countertop and gas cooktop with a pop up down draft vent. The lovely pop of red backsplash tile was only outdone by the fine detail in the traditional cabinetry to compliment the character of this lovely home.

This small cramped kitchen had multiple issues. Time had caught up with the cabinets and flooring, too many points of entry created many traffics paths through the kitchen and too many walls separated the cook from visiting friends during parties. 2 wall beams and 2 posts opened the walls up to the living room and dining room. Removing a small framed pantry and closing off a doorway to the bedroom hallway allowed for enhanced appliance placement and an increase of cabinet space. We installed Quartz counter tops, unique Pebble Creek stone backsplash and herringbone LVT flooring to round out the kitchen upgrades.

This kitchen project involved removing a load bearing wall, upgrading the electrical, plumbing, and dealing with a very crooked, 110 year old home! We were also able to open up a drop ceiling to expose a gorgeous cathedral ceiling. The ceiling was insulated with spray foam, we installed new LED potlights, re-finished a brick chimney and installed beautiful custom cabinetry. The remainder of the main floor had us custom mill baseboards, casings and trims to match the existing ones from over 100 years ago. We installed vinyl plank flooring and painted the entire area to complete this stunning kitchen.

This kitchen is truly an island retreat and a welcome change from the cramped dark kitchen of 1911. The new space has a huge island with counter height seating and a larger and far more efficient work triangle. Also featured is a double Wolfe Range, custom cabinets that extend to the ceiling for added storage, a bar with tambler doors, a wine fridge and bar fridge, extra large walk-in pantry and a step-down mudroom with more storage and a large utility sink. This island retreat has all the modern luxuries, but the era style was meticulously maintained with some beautiful crown moulding.

Incorporating rustic elements with functionality was our goal for this outdated country home on a beautiful acreage near Bird’s Hill Park. The client wanted a unique renovation to support their outdoor lifestyle while maintaining the character of the home. Solid hickory cabinets helped create this timeless renovation. The open concept with exposed pillars created their unique environment while the distressed hardwood floors flowed through the space to tie it all in. A large island and double sinks provided a larger area for food preparation and extra space for gathering of friends and family while swapping fishing stories.

This kitchen has all the finer things you would want in a new and modern kitchen but with the unique detailing and charm of its proud heritage period. Enter through the main home and you’ll notice a well-appointed wet bar with fridge, custom wine storage, and cabinets faced with striking glass mullion doors. Then you’re greeted with a warmth of a comfortable kitchen that just feels like home. The large custom island is flanked by a Kohler farm style sink, Miele steam oven, Wolfe gas range, huge fridge with cabinet panels and all united with rich refurbished hardwood floors.

When you walk into this kitchen the first thing you’ll think is, “I could become a truly great ‘Chef’ in this kitchen!” The second thing you’ll think is, “WOW, and look at the stunning view!” This kitchen truly has it all: dual ovens, gas range, oversized refrigerator, huge double stainless steel sink, an abundance of counter space, cookbook shelf, easy access wine storage and floor to ceiling 5-star views of the park-like river property. Add two-sided island seating, sightlines to the dining and great room and you’ve got a Chef’s Dream Kitchen!

These client’s 60’s era bungalow had all the potential for a long-term home except for the kitchen. Cramped and dated, only a full-blown kitchen renovation, including enlarging the space, was the only option. An addition was built which increased the floor space by 96 square feet. The extra space made a huge difference to the function and feel of the kitchen. Expresso Maple was the wood of choice for the cabinet fronts. A white quartz and white backsplash contrast the dark cabinets nicely. The clients love the look and feel of the click cork flooring they chose.

Ahh, the 1940’s – think Humphry Bogart, the transistor radio and thermostat controlled heat! This home, built at that time was a jewel and this stunning kitchen renovation has brought it back to it’s prime. Features include: sleek symmetry and low profile of the overall design, walnut veneer on cabinets, ceramic tile flooring in a herringbone pattern, reeded glass in upper cabinets, vibrant brushed bronze plumbing fixtures, granite sink with two basins and drying station, coffee serving station with TV for daytime viewing and new 8’ sliding patio door off the kitchen for that all important flood of natural light.

This project may look like it was a simple facelift to accommodate a classic styling, but in fact it included some crucial layout improvements to really get the most out of the available space. The placement of the oversized fridge and an odd cabinet divider between the dining and living room were problems that needed solutions. We relocated the fridge, moved the dining closer to the window to gain space for floor-toceiling pantries. New lighting, flooring and wainscoting completed the classic aesthetic. The new upscale appliances fit just right. Problems solved!

By removing the dining room partition wall we opened up this kitchen space to improve traffic flow and the re-designed centralized island and added bar-top peninsula increased counter space. We created a functional area for entertaining family and friends. Floor to ceiling custom white cabinetry, added pot lights and large windows increase the daily brightness of the room. The added touch of under-cabinet lighting and pendant peninsula lighting compliment and control the evening ambiance. The combination of quartz countertops and custom tile back-splash both compliment and characterize a captivating flow through the kitchen.

The homeowners wanted to create a space purely for entertaining and hosting family gatherings that highlighted the picturesque view of their St. Francis Xavier acreage. Vaulted ceilings, large windows, a composite deck, and custom moulding are only a few details that accentuate this unique addition. This growing family loved their central location but needed more space. They wanted to keep the added space simple, functional and cost effective. To gain maximum square footage at the most reasonable cost, we elected to add a second story consisting of 3 bedrooms, 1 bathroom, storage space, and a small “study nook.”

This kitchen addition was completed in a modern farmhouse style combining old wood with clean white lines. Our clients wanted to expand their living space on the main floor. The foyer features striking retro flooring and functional custom lockers which seamlessly extend into the kitchen featuring white shaker style cabinets, quartz countertops, maple hardwoods and farmhouse sink as well as a gorgeous custom island with a re-claimed T&G chevron front and a butcher block counter. The renovation then extends into the stunning dining area featuring a custom live-edge fireplace mantle with stack stone facing.

A 2 story River Heights home in a fantastic location had a completely dated interior with multiple structural, heating and cooling issues. The project was designed and built to bring the home back to life and to suit the needs of this family for the next 25 years and beyond. Along with the complete interior renovation, we added some additional space to the second floor to allow for a master ensuite and walk-in closet.

The 2-storey home in Wildwood Park needed some help. The kitchen and sunroom additions were falling apart. The clients wanted indoor parking & storage, additional family and entertaining space and a larger master bedroom. 2 additions were built, one with a main floor sunroom and master bedroom above, the 2nd a kitchen, mudroom, rear entry & attached double garage. The new kitchen is open to the entire living space of the main floor, and the windows to the south and west flood light into the entire main floor.

Nestled into a curve of the Red River, Riverview is often described as Winnipeg’s “village” area. This mature, residential community is bordered in the north by the Red River up to approximately Jessie Avenue. Most of the neighborhood is made up of beautiful character homes. This 1926 modest bungalow was purchased with the intention of rebuilding it. We designed and rebuilt this home to fit the needs of the family as well as blend in with and respect this beautiful community. Now sits an efficient 1750 square foot 1 & 3/4 story ready to live another century.

The objective was to create an entertaining space off of the current living room that felt seamless and fit with the ambiance of the home. The existing fireplace wall was removed and became the new 12 foot wide entrance into the 800 sq foot addition. The 11 foot high ceilings give the space amazing views into the beautiful landscaped yard. A custom bar with a quartz surface, glassed in wine room with custom fabricated backlit wine racking and the impressive fireplace with German Schmear brick detail are only a few elements that make this addition stunning.

Armstrong’s Point is a beautiful neighbourhood located in Winnipeg’s west end in a bend of the Assiniboine River and is planned to become Winnipeg’s first Heritage Conservation District. Homes here are full of character; ensuring that renovations respect the history and character of this neighbourhood is critical to any project undertaken. This home addition was designed and built with aging-in-place in mind and blended in perfectly with the existing home. Included is a large bedroom with views of the river, ensuite bathroom and second full bathroom with zero-clearance showers, mudroom, four-car attached garage — all wrapping around a hidden courtyard.

This project was in a house that was over 100 years old! The homeowner wanted to utilize the basement for entertaining, relaxing and watching TV. We gutted the entire space, insulated all walls, installed beautiful vinyl plank flooring, restored the original 100 year old fireplace (with 100 year old bricks we found to match) and built a custom wood mantle & corner shelves. We built a new wood bar-top (while restoring the red vinyl 1950’s bar) and added custom built wood shelves behind the bar to match. Lots of challenges in this old home - but the end result is just WOW!

These homeowners required additional space for their growing family and relatives whom visit regularly. Being in one of Winnipeg’s most desirable neighborhoods, moving wasn’t an option. The old unfinished basement left much to be desired. Several issues plagued the space including foundation leaks, electrical issues, plumbing problems, etc. Fixing all the issues before developing the space was key. The end result was a clean, simple, efficient space that is headache free.

Yoga or ping pong anyone? This basement is truly the ultimate hangout whatever your mood. Lodge-like entertainment space with fireplace, a huge wet bar, counter seating and tons of storage. Cozy reading nook with a second fireplace, a workshop, full bath, bedroom and exercise space. You will want for nothing when you check into the ultimate hangout.

The client wanted to reclaim the basement that had become a clutter filled storage area. After many review meetings, we decided on creating: a flex space, bathroom, utility room with added laundry, cold storage room, storage closets, serving area with sink, library, TV feature wall, gas fireplace, exercise space! The finishes were to be light and airy, with warm wood accents and a casual scandi vibe. Our design build process enabled each decision to adhere to the client’s aesthetic and budget. The result is an organized space that met the needs and wants of these homeowners! Clutter is all gone!

The homeowners wanted to develop their previously unfinished basement into a modern multipurpose space. Their wish-list included a casual family room for audio and visual functions. Their son plays the drums and practices with friends, so a sound reduced music was next on the list. A walk-up wet bar including sink, fridge and microwave was developed for entertaining. To round out the list, a full bathroom with body sprays and steam shower was included.

This 1950’s bungalow was transformed into a modern show stopper. Traditional red brick frontage & concrete steps leading to front door were replaced with blue/grey CanExcel siding & two toned Trex composite decking. Decorative quartz columns gave the exterior a one of a kind look. Architectural shingles & new aluminum fascia & soffits added the final touch.

One of the many Winnipeg stucco homes that cried out for help! Designer Lisa Manulak came to us with this split-level home that required a major exterior redo. The homeowners wanted to utilize the latest exterior products, but more importantly, wanted to give the home a grander entrance. Lisa started work on all the finishes as our design team went to work on a new front staircase. The finished product is an up to date exterior with a one of a kind concrete staircase that our clients and our team were extremely happy with!

This customer had hired a handyman to build a pergola, replace a rotting fence, and install some paving stones. Unfortunately, the work was started but not completed, and then the handyman never returned! Our crew came in, inspected the work completed to that point, made some necessary adjustments, and completed the pergola build. We replaced a rotting fence, installed new paving stones and created a walkway to the garage. The client was so pleased with our work that he had us also build some new flower boxes and build a new set of stairs to his balcony.

After working with the clients on the interior of their home, it was time to pay some attention to the outside. The customers enjoy entertaining and wanted to replace the grassed area of the yard with a patio. To also remove the old deck and build a more functional space, repurposing a large amount of pavers for the new patio, saving them from the landfill. With a smaller space to work with we were still able to meet all their needs of suppling not only a place to entertain but also a great family space.

A prior reno had left this homeowner with only temporary stairs that gave her access to the back yard. So, plans came forward for this inviting structure to be built. The entire deck/pergola/stairs structure is 245 square feet in total size. All the under framing is green pressure treated and all the above deck wood is brown pressure treated. The decking material is Trexx composite decking with hidden fasteners. Pre-finished black aluminum was used for the railing system. The underside of the deck is closed off with white PVC lattice trimmed with James Hardie fiber cement.

Sleek, modern and matching is the theme for this main bathroom renovation. This clients’ bathroom included a bone coloured acrylic tub, biscuit sink and white toilet with varying shades of beige/brown tones from the floor going up. A bright white acrylic surround and tub unit was installed. The bright white continues through the room with a white 48” vanity, beautiful Carrera marble quartz top with sleek, square undermount sink, white wall cabinet with crown-moulding and whiteshaded lightbar. Dark vinyl sheet flooring was replaced with luxury vinyl tile in an urban slate natural grey that complements the white through-out the room.

This bathroom renovation was for a client with minor mobility issues. The tub selected had a lower threshold in order to make entry into and out of the tub easier. A beautiful tile for the shower surround was chosen along with a gorgeous sparkling accent tile. A custom vanity was installed with a stunning granite top, undermount sink and a wide-spread faucet. Vinyl tile flooring and new toilet were also installed. The client chose matching accessories (towel bar, toilet paper holder) to match the sink faucet. A custom mirror and new light fixture above the vanity completed this fabulous renovation.

This customer wanted to update their dated bathroom located in the basement. The original layout was poor and there were numerous plumbing issues. We gutted the entire space, re-designed the layout, relocated and upgraded all the plumbing and electrical (all permits pulled). The insulation in the exterior walls was upgraded and new moisture-resistant drywall was installed throughout the space. A new larger walk-in acrylic shower was installed, along with a new vanity and storage tower. We custom built a new adjustable shelving unit and installed new sheet vinyl flooring. Two new coats of paint finished off this stunning basement bathroom.

The client wished to turn a standard 5’ x 8’ bathroom and turn it into a home spa. It featured a soaker tub with large tile surround to give it a more spacious feel. A large recessed storage nook for personal toiletries. A custom vanity featured 2 matching towers with crown molding and custom mirror to make the space feel larger. The shower featured a rain shower head with adjustable telescopic wand for comfort. Stunning tile work provided a soothing atmosphere. A combination LED light with custom mood music and exhaust fan finish the spa like atmosphere.

This bathroom renovation was awarded to the client as part of our contest at the Winnipeg Renovation Show 2018. The client chose to have us do additional work over and above the scope of the pre-selected contest prizes and to cover the additional costs. We fully gutted the space and built a beautiful custom tiled shower with shampoo niche and glass door. A custom milled vanity was installed with a stunning quartz countertop. A new sink, faucet, and new toilet were also installed, along with new vinyl tile flooring. The finishing touches with mirror and paint completed this gorgeous ensuite.

Maximizing style and storage within a tight budget was the goal for this bathroom renovation. Was it successful? You be the judge. Floor to ceiling tile transformed this previously dark cramped space into a spa retreat with features including: a huge doorless shower with bench seating, dual showerheads, heated towel bar, large wood, glass and mirrored linen close, brilliantly illuminated with a combination of pot lighting and 4 fixture-overhead vanity lighting. Add an environmentally friendly low flow toilet and you’ve got a spa retreat with a conscience.

This client needed to update their tired, dated and worn out ensuite. Built in the 1980’s, the existing flooring was carpet! YIKES! We fully gutted the space and installed a new acrylic walk in shower with glass doors. An LED pot light above provides nice light while showering. An ultra modern corner tub, with deck mounted faucet was installed and a grey slate tile surround. A custom vanity with laminate top, sink and faucet added a great look along with a beautiful sheet vinyl floor. A new toilet, custom mirror and light fixture completed this stunning new ensuite.

This project started with a leaky shower. The bathroom in this house was the original. The customer chose to do a full bathroom remodel instead of just fixing the shower. The old shower was removed and a larger open shower with sliding glass doors installed. The old jacuzzi tub was removed and a standalone tub was put in its place, making the room feel much larger. Porcelain tile that looks like marble but without the maintenance of marble was set throughout. A new vanity and modern fixtures complete this beautiful room.

This main bathroom needed a refresh as it was lacking storage and style. Changing and opening up the tub shower was the main focus on the bathroom. An alcove air-tub with tiled skirt and half-wall replaced the old pink bathtub and wall panels. An adjacent bedroom closet was converted to allow for a separate walk-in shower showcasing tiled walls to the ceiling, ceiling-mounted rainhead and custom shower door. Creating an open concept bathroom in a tight space was difficult at the beginning but the results were above and beyond the clients’ expectations.

Having a full 4-piece bathroom on the 2nd floor in River Heights was quite a bonus! But the 70’s design and mechanical/structural issues were too much to overlook, so a full gut and re-do was called for. The ample space allowed for a shower/tub/toilet/sink 4-piece bathroom. Older, historically correct styles and products were chosen. The bathroom had to have its floor rebuilt due to grossly incompetent previous renos and mechanical changes. A heated electric radiant floor was installed. Custom tile and glass were used to create a corner shower c/w corner quartz seat and 2 niches.

This basement had a large corner of unused space being wasted. An extra bathroom was a must for the large family of 7 living in the home. From framing the walls, to leveling the floor, to providing an over-sized walk-in shower, this space was transformed. Large format tiles span the floor and shower base complete with large concealed linear drain. Corresponding high gloss tiles flank the shower walls up to the ceiling. A custom fixed glass allows for easy entry into the shower unit. A bulkhead above the vanity houses the venting while not restricting the size of the room.

This 1950’s bathroom was well in need of a major update. Our clients wanted to completely transform this disjointed space into a bright, open, usable space with maximum storage capacity. The window was resized to improve natural lighting, radiators deleted and plumbing and electrical were fully updated. The oversized 48” x 84” shower features beautiful large format tile and hex marble floor with a 24” bench. Custom glass doors were installed along with 12” x 24” tile and in-floor heat for year-long comfort. Unique touches include two large pantry cabinets for organization and a grey double vanity and striking wood framed mirror.

The client was more than ready to renovate his 1940s bungalow main bath. Based on a referral from a trusted colleague he contacted ICAN Construction & Renovation. The goal was to maximize the use of limited space, stay within the feel of the era of the home and include custom finishes and elements. The existing tub was replaced with a porcelain tiled, walk in steam shower. Graphic decor tile with hexagon mosaic accents were chosen to create high impact in limited space. A floating self illuminated vanity was installed to maximize the open feel and add a clean modern atmosphere.

This master ensuite bathroom shouts 1940’s glam with clean lines, quality tile and brass finishings. Features that transport you from 2019 to 1940 include: dramatic black feature wall displaying striking red artwork, sleek Mirolin, Sussex freestanding soaker tub; Kohler brushed bronze bath fixtures, floating maple veneer dual sink cabinets, heated ensuite shower floor with Julian Mosaic Moon tile, dark pennyround tile with white grout on floor, straight stack slate grey Julian Tile with watery uneven texture (tile in shower), three shower head options and Ceasarstone used for the shower bench and niche.

This Oakridge bathroom was from the late 90’s with a poorly planned use of space. The custom showpiece bathroom vanity and turquoise accent wall behind became the stunning centerpiece of the room. We took the drab bathroom to a completely different level by installing a free-standing elegant tub. The toilet was relocated to a different spot in the bathroom giving us space to create a larger, glass, low entry custom tiled shower which was a vast improvement from the ‘neo-anglestyle’ corner shower they previously had. The glass mosaic accentuates the wall niche and gives character to the stone bench area.

This ensuite bathroom went from closed off and dark to spacious and bright! We gave these happy clients a complete transformation with large format white glossy tiles on the floor that flowed continuous through and up the shower. The custom size shower was done in a tunnel-design to maximize space in the room, allowing a large walk-in no-threshold shower with tiled bench and a large freestanding tub centered as a focal point in the room. A large custom mirror with built in medicine cabinets sits atop the soft grey wallhung double sink vanity.

The main focus, a Japanese soaking tub custom made by Zen Bathworks in Alaska of all places! After some unique design challenges, extensive waterproofing, and tile work, the bathroom was completed. This client wanted to modernize the dated kitchen and adjacent spaces. In addition, they wanted to reconfigure the layout to have enough dining area for their seven adult children and partners, 16 in total! This home is in a condo complex and so finding solutions to address the homeowner’s goals without changing the exterior structure was huge challenge. We reworked the laundry area, removed the fireplace and several walls. We replaced kitchen cabinets and lighting. We added new lighting, two fireplaces and a built-in buffet for serving guest. The result is a modern space and table to seat 16! Mission accomplished!

With a love for the area and not wanting to move from it, our customers decided to invest in the existing house and design it like they’ve always dreamed. The largest part of the renovation was flipping the kitchen from the front of the house to the back. Changing and moving windows and removing and moving walls were also part of the process. A custom kitchen was installed. New hardwood and tile floors and fireplace surround were added. In the end the customers have their new dream home without having to move from the area they love.

Our client’s goals were to modernize the finishes, add amenities for entertaining and replace the builder basics while going for a new modern look. We removed half walls and added more flooring area to the eating space which allowed for large floor to ceiling pantries. We replaced exterior doors, vanities in three bathrooms, kitchen, fireplace surround and built-ins, railings, all lighting, flooring and baseboards. We added new lighting, bookshelves and a serving area. Our chosen palette of white, walnut and graphite accent is visible in every direction. The owners of this original 1940’s, one and half story home were in need of an update to match their exceptional, transitional taste. So, to give them the house of their dreams, we updated the kitchen, added a master bedroom and ensuite addition with built in closets, and opened and reconfigured the main floor with a new powder room. To match the new hardwood floors throughout, we installed twotone cabinetry, quartz counter-tops and chef style appliances in the kitchen. The ensuite was refurbished with a custom tiled shower and heated floors, displaying the open modern aesthetics beautifully.

The renovation of this 100-year old duplex into a single-family dwelling was HGTV worthy. Beyond typical challenges associated with renovating a century old home, there were unique challenges with design flow and the desire of the client to reuse, refurbish and use reclaimed materials where possible to infuse the home with the style of the era. The result? An expansive home complete with quality craftsman finishings like custom built radiator cabinets, reclaimed brick on the floor to ceiling fireplace surround in the library, stunning era style archways throughout and rich refinished hardwoods that you won’t find in any store!

This 1950s home was an extensive renovation inside and out. With the goal of turning this typical River heights bungalow into a very unique open concept home, our clients had easy access living in mind. The reconfigured main floor feels much larger than the 1100 square foot footprint. The clients had long felt that their 820 square foot bungalow had been bursting at the seams with a growing family of four. After exploring options in their area to build new or buy a bigger home the clients were left feeling defeated, not only by the price tags but the quality of craftmanship. The decision was made to add a second story and front entrance to their existing home using a certified builder and renovator. It was a pure collaboration that fulfilled the clients needs and desires, not only for custom finishes but to remain in their chosen area.

A 2 story river heights home in a fantastic location had a completely dated interior with multiple structural, heating and cooling issues. The project was designed and built to bring the home back to life and to suit the needs of this family for the next 25 years and beyond. This riverfront property with its 5-Star river views was an investment the owners wanted to enjoy not only from the outside, but from the inside of their home. To achieve this the new structure was engineered and constructed to accommodate gorgeous floor to ceiling windows in the kitchen, dining, great room, master and ensuite. Nestled into a curve of the Red River, Riverview is often described as Winnipeg’s “village” area. This mature, residential community is bordered in the north by the Red River up to approximately Jessie Avenue. Most of the neighborhood is made up of beautiful character homes. This 1926 modest bungalow was purchased with the intention of rebuilding it. We designed and rebuilt this home to fit the needs of the family as well as blend in with and respect this beautiful community. This Custom built home in South Headingly has a great layout and curb appeal. The interior was, however, quite dated. The owners commissioned Lynn Fenwick Interior design to give the home a comfortable modern look. All rooms in this large bungalow were updated with new flooring, new interior doors, casings, baseboards and paint. All millwork in the Kitchen, breakfast nook, living room, dining room, bedrooms and all bathrooms were redesigned and replaced. The plumbing fixtures including bathtubs, showers, sinks, toilets and faucets were replaced. All lighting fixtures were updated to modern energy efficient LED.

Downsizing to Norwood Flats, the 3 kids were ready to leave and the clients no longer wanted the high taxes of a suburb. They found a storey & 1/2 house in “the Flats” that had been renovated in the 80’s. It needed some TLC and a bit more space. The location and yard is what made this property stand out. A large main floor addition with a sunroom, mudroom, great rear entry and a large kitchen addition allowed us to install a steel beam and open up the living/dining kitchen into one fantastic open living space.

A tired storey and 1/2 in Riverview needed an update and more room. The second floor was removed, and 3 full bedrooms and 2 full baths added. The main floor had the original master bedroom reconfigured to a mudroom entry and the stairs to the basement was flipped to allow for more room in the kitchen. Bumpouts in the kitchen and 2 story for the living and master bedroom added just enough space on the main floor. A covered back entry and front porch completed the project.

I’m on a limited budget. What would be the best way to invest in my lawn without breaking the bank? To get to an amazing, beautiful, healthy lawn, your lawn needs to be de-thatched so it can breathe and flourish, watered, cut, fertilized, treated for weeds, aerated, and top dressed with nutrients. However, some of these tasks can be done with some good old fashioned elbow grease to offset the cost. A good thatch rake is inexpensive but you will need to invest some back-breaking time removing all the dead debris from the lawn. While a daunting task, it is enormously important as it pays huge dividends in making everything else you do to work most effectively. A poorly raked lawn can ruin your lawn for the entire summer and waste your efforts. An inexpensive lawn mower can cut just as well as an expensive one. The main difference is merely the bells and whistles like self-propulsion, electric start, and other features you can live without. With good care and frequent mowing, an inexpensive mower will do the same job. Where you can’t pinch pennies is on the fertilizer and weed control. While you can manually dig up weeds for free, when it comes to fertilizer, you tend to get what you pay for. That being said you don’t need to fertilize all year long. If you are on a budget, the most important time to fertilize is spring and early summer. Getting the lawn off to a great start is key. Fertilizing with a high quality product in the spring and again in early summer could get the lawn thick and healthy enough that you won’t need to add much over the balance of the year. Aerating will help maximize anything you input. Water, fertilizer, weed control treatments, top

dressing, all will go further with an aeration. An aeration is an inexpensive way to boost everything else you are doing. Top dressing, while beneficial, is a luxury in most cases. Unless the lawn is really struggling, it isn’t necessary. It can add big benefits to the lawn, but if you’re on a budget, consider doing it every 2nd year or start composting in your back yard. Cutting your lawn at a higher height will have the single greatest impact on your lawn and your budget. Leaving your lawn longer will reduce, and potentially even eliminate the need for watering in a good summer. It also improves the strength and thickness of the lawn reducing weed infestation and increasing the density of the lawn. To further reduce water input, invest in some rain barrels. There is an initial cost but the long term benefits can be significant. Keep the water covered to reduce evaporation and empty it onto the lawn all at once but only when the lawn has become stressed from a long period without water. Small, light watering is extremely detrimental to the lawn.

Q| A|

I would prefer to mulch my lawn but when I do my lawn becomes covered in clippings and turns into a mess. How can I avoid this? The short answer is mow more often. Mulching in Winnipeg in the spring is next to impossible. The challenge is to cut the clippings small enough that they fall into the lawn unnoticed. If clippings are building up on the lawn, making a mess, then the pieces are either too plentiful or too large to settle into the lawn immediately. We have what are called ‘cool-season’ grasses here but don’t let the name fool you. Cool-season grass goes dormant in


the winter, but grows like crazy in summer. Warm-season grasses, found much further south, tend to be coarse, and grow slowly all year long. Warm season grasses may only need cutting once a month in the winter and weekly cutting in the summer. They also tend to be coarse allowing for easy mulching all year long. In spring, our cool-season grass experiences a major growth spurt. In order to mulch in the spring, you may need to cut the lawn two to three times a week in order to keep the mulch small enough not to be noticed. Even doing so, may still produce a mess as cool season grasses grow with a much thicker density, leaving very little room for clippings to fall through the blades. As we move into summer, the water retention in the blades decreases, thus decreasing the density of the lawn. Combined with slower growth, this now makes it easier to mulch as the growth is slower, allowing you to cut the pieces smaller, and the density is lower allowing those clippings to fall through the blades easier. Ideally, it would be best to bag the clippings in the spring, and hold off on mulching until the summer. Another important factor to consider is that in order to mulch effectively, the clippings have to have enough time to decompose before more clippings are added, otherwise you will end up accumulating more and more mulch which inevitably turns into thatch which will adversely affect your lawn. In order to decompose fast enough, the clippings need heat and moisture. In the spring, there is insufficient heat to decompose the abundance of clippings. Further south, warm-season grasses can be mulched year round thanks to the warm, humid climate but here in Winnipeg, mulching can only effectively be done in the summer months.

I’m seeing moths all over my lawn. Should I be concerned? Manitoba has thousands of species of moths. Only one is of concern so seeing hundreds of moths on your lawn is not a cause for concern. Many moths will have similar life cycles which means most of them will be emerging from their cocoons around the same time each year. The only moth we are concerned about is the sod webworm. Sod webworms will cocoon over winter and emerge as moths in early summer. They are white coloured moths that many refer to as paper moths since they look like little pieces of paper being tossed about in the air. However, there are many other species that look virtually identical so again, it is not cause for concern to see an abundance of paper moths in your lawn. In the moth stage, sod webworm moths drop eggs as they fly over your lawn. These eggs land in the lawn and turn into the sod web worm, a white worm with and orange head approximately one inch long. The roots of your lawn are its main food source. Ultimately the worm will cocoon at the base of the stem on a grass plant and mature into a moth. 99% of the time, the eggs are dropped so far apart that the worms do no visible damage to the lawn. On very rare occasions, a large enough concentration of eggs will fall in one area of the lawn and visible damage will occur. The damage begins

as small dead patches the size of a tennis ball that grow into larger patches. As soon as the damage is noticeable, an easy test can be done to determine if the damage is from sod webworm. Simply tug on the damaged grass and green grass nearby, if the grass lifts up completely with little to no effort, as though the roots were not attached, then odds are good you have sod webworms and they should be readily visible under the grass you just pulled up. To eradicate the worms and prevent further damage, an insecticide should be applied to the damaged area immediately. Treating the entire lawn is not necessary as the worms are isolated to a specific area. Begin watering immediately as you will likely be able to save most of the damaged area. The sod webworm has disconnected the roots of the lawn which is why it starts to turn brown, but like an un-watered piece of sod, all the parts are still there. Some regular watering will reactivate the plant and help it to re-tap its roots once again. A little seed may be necessary to fill in severely damage areas. The vast majority of sod webworm damage goes unnoticed due to the fact that the eggs often get dropped far apart and even when eggs are concentrated, there is usually sufficient rain to keep the lawn growing and repairing itself as the damage is done. Most sod webworm damage is reported when rain has not occurred for several days and no watering is being done by the home owner.

With such an extensive background of experience and knowledge, the business partners recognized a true game changer in home construction when they attended a workshop hosted by the New Home Warranty of the Manitoba Home Builders Association in October, 2018. The workshop was delivered by Gord Cook, a pre-eminent building science expert in Canada. During the course of the presentation, Gord mentioned that

he had found an outstanding product and process called AeroBarrier that effectively addresses long-standing issues in home construction. The issues are water penetration and air leakage that causes problems when air moves through a wall and condenses, leading to accumulated

moisture that sets the stage for the formation of mould and rot. Gord described AeroBarrier as an automated process for plugging air leaks in buildings of all types from residential, multi-family to commercial. Using a high-powered fan, a 40 mph wind is blown into the building. As the wind blows out of the cracks, the patented AeroBarrier machine allows trained technicians to fog the interior with a toxic-free airborne sealant that plugs the holes as air is forced out. AeroBarrier can seal gaps as tiny as a human hair or as large as 1/2 inch thus exceeding passive house standards. “Air exchanges per hour are well below the passive house levels,” says Brad. “Passive level is .6 and it has been demonstrated that some homes can get well below that, to .3 or .4.” The stream-lined process has many benefits both immediate and long-term. Valuable time is saved during construction with the process typically taking 4 to 6 hours from start to finish with construction resuming immediately. The structure becomes airtight in hours and code requirements are guaranteed to be met the first time around. Cost savings are considerable down the road as air tight buildings require smaller HVAC systems to operate and consequently utility bills are reduced. Brad and Brian recognized a good thing when they saw it and are now set to launch AeroBarrier in Winnipeg offering the AeroBarrier solution to production builders but as importantly, to educate clients who are looking to custom build or embark on large-scale renovations. “At this point, we have our equipment in place and we’re gearing up for our first week of training,” says Brad. “In the meantime, I went for training in Phoenix for a workshop with all the AeroBarrier dealers in North America. I was able

to view an air seal for a new home in Prescott, Arizona at that time. In February and March, I worked with AeroBarrier professionals in Calgary and Edmonton and completed 2 air seals. One went from a 2.2 AC/hour to below .4, the other from .7 AC/hour to .28 AC/hour!” Brad adds that the process does not need to be adapted to the Manitoba climate because “AeroBarrier has no borders and will work well for enhancing air-tightness in our climate.” He adds that the process would be best done at the drywall stage of construction because AeroBarrier uses the drywall to achieve an airtight approach and ensures continuity of the air barrier. SPRING IS FINALLY HERE and as you read this, I’m betting

the sound of leaf blowers can likely be heard clear across the city as we all dust off the grit of winter to uncover the colour in our yard and await the first spring rain to rinse everything off and officially get things growing. I can’t wait to take a deep breath outside during the first spring rain. That smell of the first fresh rain triggers such a sense of joy, happiness, a new beginning; it’s energizing! One of the first things many of us do on the first days it is warm enough, is take a stroll or bike ride through the neighbourhood. or even what neighbourhood or city we live in, we are all curious human beings and we are always looking around, and what catches our attention are things that look good and things we like. A physiological response takes place in our bodies. When we see something we like, our bodies release chemicals that make us feel good. Last year my wife and I flew to Victoria to watch our son play hockey. It was early winter. The weather was already turning cold and nasty here in Winnipeg. We were going to land in Victoria in the morning, well before hotel check in time, so we made plans to stop at Butchart Gardens before

checking into our hotel. Within three and half hours, we went from the frigid frost-bite -30C cold of snow covered Winnipeg, to a warm misty morning at Butchart Gardens, sipping a cup of Bailey’s and coffee on a park bench, in front of the most glorious setting of fall colours that vividly looked like a Monet painting. It was surreal. Needless to say, we had an incredibly warm, fuzzy physiological feeling. “Wow!” pretty much summed it up. I’m sure you’ve had a similar experience where you’ve been somewhere and asked yourself, “Can you imagine if our house was right here?” While visiting Butchart Gardens probably evoked the best physiological response I’ve ever had to a humanmade landscape, I’ve had similar responses at many other landscaped places I’ve visited, and even at my own residence after spending the better part of the day manicuring my own landscape. I’m sure many of you have had a similar experience. So my question is this, if a beautiful landscape makes us feel all warm and fuzzy, why don’t we put in at least a little effort on the landscape that surrounds us every day; the landscape that can give us a warm, fuzzy feeling every single day, even multiple times a day?! It’s human nature to compare, to judge, and to covet what we don’t have. When we go for a stroll or a drive in our own neighbourhoods, we are all guilty of comparing ourselves to our neighbours to some extent, and when spring finally breaks, the game is on whether you think you’re playing or not. More and more so however, the game is no longer just about who has the best lawn or the best Christmas light display. It’s about who has the time and energy to create a beautiful landscape, or relish in the joy of an amazing light display. Today it’s about deriving joy, happiness, and creating a stress-free environment. Bigger TV’s, elaborate rec rooms, man-caves, hot tubs, pools, allinclusive vacations, and perfect landscapes, are all ways we are increasingly looking to de-stress. Would it surprise you to know that you can have your very own warm and fuzzy, beautiful landscape for a mere $5 per day? What’s a smile and a warm, fuzzy feeling worth to you? I’d say that in a day and age when people are busier than ever, more stressed than ever, and under more pressure than ever, $5 for a daily smile and a warm and fuzzy feeling is a bargain, especially when your landscape must be tended to anyway.

$5 a day is more or less the cost for a spring cleanup, weekly cutting, fertilizer, and weed control for the average Winnipeg property for the summer, whether you do it yourself or hire someone to do it for you. For some people, doing the work themselves is therapeutic, and adds to the warm, fuzzy feeling they get from enjoying their landscape all summer. Some simply don’t have the time. For myself, it’s therapeutic and I enjoy making my landscape beautiful, but when camping season starts, I pay my staff to do the job, and get away every chance I get. I guess the raw, natural messiness of the bush helps me to appreciate the perfect striping patterns in my lawn that much more when I get home. My 17 year old son and I compete to see who can cut the lawn with the sharpest lawn stripes. For many homeowners, there are many things they’d rather be doing than working in their yards, and to them, yard work adds unnecessary stress. Countless studies have been done on the mental and physiological health benefits of being surrounded by a healthy landscape. With all the mental health issues and stress that we now face, a healthy landscape is one of the easiest and affordable ways to make yourself and those around you to feel better. To have your own private retreat from the world. Back to strolling the neighbourhood, at $5 a day for a beautiful landscape, doesn’t it make you wonder why so many neighbours have such dreadful landscapes? Are these people depressed? Do they not care? Are they miserable? How can you feel happy coming home to that???? When you see a beautiful yard, what runs through your mind? ‘Wow, wish I had time to do that.’ ‘Gee, that looks nice.’ ‘How do they do that?’ ‘They must have a green thumb.’ Personally, when I see a nice looking yard, I say to myself, ‘it must be nice to come home to that, to live in that, to be surrounded by that landscape.’ If you derive therapy from working and living in your landscape then carry on. Enjoy the mental health improvements you are making and thank you for sharing your landscape with us. If your landscape causes you stress, it’s time to make a call. I’m sure you have enough stress in your life as it is. Of all the ways you could reduce the stress in your life, improving your landscape is one of the few things that can actually reduce stress and improve your mental wellbeing. If yard work is indeed work to you, you’re not just eliminating a chore by having someone do it for you, you’re making yourself feel better by enjoying your landscape rather than working on it.

ONCE AGAIN, FENWICK AND COMPANY is teaming up with Dufresne Furniture and

Appliances for the Home and Garden Show, April 4th to April 7th. We had an incredible response to the 15 minute free consultation, “Ask a Designer” corner of the Dufresne Furniture booth last year. It was such a thrill meeting and helping so many people with their renovations! With a number of the people who came for the design consultation we noticed that they did not know what to expect or what to bring for their session. It makes it difficult to give valuable interior design advice when you don’t have enough information. When you have a limited amount of time with an interior designer, we want you to be able to use that time as efficiently as possible! Our goal is to help you get the most out of your meeting by offering some suggestions on how to be prepared for that meeting. Here are some tips to get more out of your consultation:

1 | HAVE A PLAN If you can bring us a plan to scale, it will allow us to place furniture in your space without any guesswork. So, what are we talking about? Measure your room (or rooms) that you are interested in purchasing furniture for. Here is a step by step way to do that: a. Start by measuring the perimeter Look at the room and make a rough outline of the dimensions on paper. Measure the longest wall first. Do this by running your tape measure along the baseboard from one corner to the other. Run the tape along the top of the baseboard so you get a full wall-to-wall dimension. If this is impractical, run it along the floor and make an adjustment for the width of the baseboards. Mark down your measures. Repeat this process for the remaining walls. Don’t worry about door openings at this point. What you want is an accurate measurement of the full wall dimensions. Hint: it’s easier to use inches rather than a combination of feet/inches For example, if your wall is 10’ 6-1/2” long, use 126 ½ inches. Once you get the perimeter of the room measured, check your math to make sure the dimensions close. If they don’t, your measurements aren’t accurate and you need to check them again.

b. Measure doors and windows From the nearest corner, measure the distance to the door opening and note this on your drawing. Ignore casings or trim. Measure the width of the door. Note the direction that the door swings and show this on your drawing with an arc. Now measure the width of the casings around the door and note those on your drawing. Measure windows from frame edge to frame edge, without the casings or trim. Note the distances from the wall to the window and the size of the window on the drawing. Depending on the purpose of your floor plan drawing, you may want to also measure the height of windows and their distances from the floor and ceiling.

3 | BRING IMAGES OF WHAT YOU LIKE

The old saying “a picture is worth a thousand words” is the moto for a designer to be able to read your mind on your style preferences as quickly as possible. If you bring images of what you like or what you want your room to look like, we don’t have to waste precious time on you trying to get your style across to us.

4 | BRING PHOTOS OF THE ROOM(S) If you can take photos of every wall straight on- parallel to the wall and then one or two photos of the room as a whole, it is tremendously helpful in helping make the right decisions for your room.

5 | BRING SAMPLES: If there are existing carpet/rug, wood, or paint colours, furniture fabrics that already exist in this room, bring samples of them. That way we can see what new materials and colours will go with your room.

6 | WHAT WILL THE 15´0˝

c. Measure other features Fireplaces, cabinets, built-in bookshelves, and any other features should be measured and added to the plan next. If your plan includes multiple rooms, make sure to account for the interior wall depth. Typical residential construction uses 4 1/2” interior walls. It’s also a good idea to measure and locate electrical switches and outlets, thermostats, circuit boxes, radiators, heating and air conditioning registers, and any other elements on your diagram. d. Scale it down to ¼” (inch) = 1’ (foot) Take a sheet of paper that has ¼ inch (not millimeters) squares on it. Use one square to equal 1 foot, and half a square to equal 6”. This scale is call ¼” = 1’ and is the easiest scale for us to work with. We can then sketch your furniture in at the correct size and placement in the room. Mark the dimensions on the plan, in case there is a discrepancy in the dimension.

2 | KNOW WHAT IS GOING TO STAY IN THE ROOM, ITEMIZE AND MEASURE IT Many people don’t want to get rid of everything in a room when they are about to refresh their space. These pieces will influence what will fit in the space. We need to know what is staying what the size of it is including the height.

Make a list of what activities are going to happen in this room. Will you watch television, listen to music, or will kids play piano in this room? Maybe it is a place of solitude and reading only...

7 | EXPRESS YOURSELF Think about your likes and dislikes and write them down. If you like certain colours, we will be happy to get you going in that direction. You hate leather… we need to know that!
