The wish list

W

hen a renovation project is finished there is a tremendous sense of accomplishment and satisfaction. These feelings tend to last for many years. Every time you walk into your renovated space you are reminded of how your home was transformed. Prior to this point of completion, there are a number of important matters that must be attended to. This includes determining the budget, arranging the financing, developing a wish list and hiring the right professionals. This issue focuses a great deal on the wish list, in other words, the really fun part of the process! The number of products available to the consumer appears infinitely vast. This can be overwhelming but fear not. Simply immerse yourself in the market and before you know it, you will start to get a real sense of what’s out there and what appeals to you. Make an idea book of colours, materials, styles, appliances, furniture and decor that you love and connect with. Your designer and renovator will need this information, so the more you research ahead of time, the better. In this issue, there is a healthy dose of inspiration to get you started. We have included many of this year’s hottest products for your home. Yes, there is much to review, but don’t view it as a chore. Enjoy this part of the process, knowing that the end result will be incredible. More than that, it will be a reflection of your personality and style.

Find the perfect vanity for your tiny bathroom

by SARA BEDERMAN

A small bathroom doesn’t have to fall short on style or storage. The right vanity can go a long way to meeting both demands. Here are three considerations when shopping for that perfect vanity that satisfies those big ‘small-space’ cravings.

1 2 3

SIZE MATTERS. It’s not the size of the bathroom that counts, it’s how you use it, right? Consider the vanity’s height and depth in relation to the room, and how you use the space. Particularly in compact bathrooms, you’ll want to pay close attention to factors such as door swing, location of the toilet and tub, and the general flow of traffic. Along with vanity dimensions come some other technical considerations. Where is the plumbing located? Do you require a single or double sink? How will the faucet be mounted? It’s always best to consult with a professional contractor who can advise you on what’s possible in your space, the scope of work and timeline for completion, and the cost.

OUT OF SIGHT, OUT OF MIND. The type of bathroom you have will dictate which storage system will best meet your needs. A powder room has minimal storage requirements, while an ensuite or a busy family bathroom calls for greater storage, organization and efficiency. For small bathrooms that see a lot of action, consider installing a vanity cabinet which is perfect for tucking away towels, toilet paper, tissue boxes, and perhaps a drawer (or an under-counter caddy) for each family member to store personal items.

STYLES FOR MILES. Some see a small bathroom as a design challenge. I view it as the perfect opportunity to make a statement. Since the space is limited, the few fixtures you have (including the vanity) need to be high-impact. Select a vanity style that stands out to you, either for its materials, shape, style, or another unique detail that sets it apart.

Christopher DeBoer of Sybrandt Creative teamed up with Aya Kitchens to design this eclectic and modern kitchen which is chock full of design inspiration for the New Year. Here are his five tips to keep in mind when planning your new cooking space.

2 3 4 5

Instead of an all-white kitchen, use a mix of materials and colours to add complexity and warmth to your space. It makes the kitchen feel more dynamic and inviting. Add character to your space by choosing details that fit your needs and personality. A really good way to bring in some interest is through hardware and backsplash tile. It’s all about choosing items that will look good in 10 or 15 years, rather than what is trendy. I think returning to the classics is the trend for 2019. Accessories and art are an easy way to bring a pop of colour to your space, especially adding plants in cute pots to help warm up the room. An easy and affordable update that anyone can do regardless if they are planning a kitchen reno or not is to change the hardware.

nother Winnipeg Renovation Show is in the books and this year’s edition was a great way to kick off the 2019 renovation season. This year’s show saw great crowds, a greater multitude of exhibitors, and excellent content from industry experts over the entire weekend. The Winnipeg Renovation show is the annual official kick off for Manitoba’s renovation season and this year’s edition was exceptional. The Show ran from January 11th to 13th at the RBC Convention Centre and provided attendees with endless ideas on how to spruce up their home or tackle that renovation project they’ve been planning. Renovations are big business in Manitoba, as we traditionally spend more on home renovations per capita than any other province. Manitoba continues to be one of the only provinces where more money is spent on renovations than new home construction on a consistent basis. The Winnipeg Renovation Show is a great way for consumers to see the best of Manitoba’s residential renovation industry all under one roof. The Lifestyle Stage drew tremendous crowds to hear from industry experts such as Mike Holmes Jr. from HGTV Canada’s Holmes and Holmes who provided great tips on how to take the frustration out of your renovation projects. Steinbach Credit Union showed consumers how to properly plan and finance your home renovation project. All Canadian Renovations’ Curtis Breslaw outlined key points for consumer on what they hould look for when hiring a contractor. Other speakers like Angie Kendel from Kat Reno, Al Dueck from Duxton Windows and Doors, and Ken Sawatzky from Ecopoxy provided the audience with great tips on designing, planning, and maximizing the value out of your home renovation projects. Based on the steady traffic seen at the Manitoba Home Builders’ Associations’ “Ask A Renovator” booth, if appears

many Manitobans are looking at doing renovation projects in 2019. Our booth, staffed by professional MHBA RenoMark renovators, saw a steady stream of visitors taking advantage of the opportunity to get a free 15-minute consultation and have their questions answered on a wide variety of renovation projects by the best professional renovators in Manitoba. Both “do it yourselfers” and those looking for a professional to help took full advantage of the know-how and expertise provided at the “Ask A Renovator” booth at the Show. If you weren’t able to visit this year’s Winnipeg Renovation Show, make sure you plan on attending the Winnipeg Home and Garden Show, which will run from April 4th to 7th at the RBC Convention Centre. HGTV Canada stars such as Kortney and Dave Wilson (Masters of Flip) are already confirmed for this year’s Home and Garden Show with more celebrity speakers to be announced soon. And of course, the Home and Garden show will be your next chance to visit the MHBA “Ask a Renovator” booth with all of your renovation questions. every segment of life these days and while some industries lag behind, others embrace the benefits. Wayne Sage president of Harwood Design Builders stands squarely in the latter camp. Sage has taken steps to introduce a new and exciting feature to the company’s service package. The company’s latest innovation is virtual reality that will provide Harwood clients with the ability to tour their renovation or new home before hammer first meets nail. “We were one of the first companies to offer design/build in the high end 20  Home Decor & Renovations  |  FEB. - MAR. 2019

renovation market. Then we became one of the first to offer 3D design projects. And now we are stepping it up even further by offering virtual reality to our clients,” says Wayne. “The way it works is that we would design the client’s space according to their specifications then put the plan into a virtual reality program. The magic begins once you put the headset on and you can actually experience a digital ‘walk- through’ your renovation or new home construction. Using the VR controller, you can do things like placing furniture, change finishes on cabinets, counters, floors and change wall colours instantaneously. You can walk through the house like it’s physically there.” “Virtual Reality has been around for a while but it’s the first introduction into this kind of marketplace. We are now launching this as an added Harwood Design Builders service and expect a strong appeal from existing clients and especially Millennials. service. This is what the younger generation is looking for and we’re trying to keep up and lead our industry into that age. People are spending money and they want value and this represents another level of fulfilling client expectations.” Harwood Builders continues to earn industry recognition as the company has received 9 more awards in the Top 5 in Canada for 2018. All were Top Five in Canada from the Canadian Home Builders Association’s national awards for housing excellence. Harwood garnered recognition in kitchens, bathroom and whole house renovation categories bringing the total to 17 Top Five Canada awards including one Best in Canada award and now 15 Manitoba Home Builder Association awards Besides its reputation as a master renovator, Harwood Design Builders is moving in the direction of constructing more new homes. “People are buying homes for the lot and tearing down the old house and putting up new fresh exciting homes. So our prime focus now is

high end residential renovations and new custom homes where custom really means something, not just a duplication of a home they’ve built before. We’re doing some really interesting projects and that’s one reason I suppose we’re winning all these awards,” says Wayne. The Harwood Foundation continues to reach out to the Winnipeg

community with its annual golf tournament for the Movement Centre as well as funding a number of small local charities. Wayne shares his industry expertise as ongoing columnist for Manitoba Décor and Renovations where he gives tips and trends that are worth considering before embarking on your renovation or new home plans.

tips & tricks

Deck and patio Extend your living space OUTDOOR LIVING IS PART of today’s lifestyle, and many

homeowners are turning their outdoor areas into attractive and relaxing extensions of their homes during the warmer months of the year. This can be as simple as a sitting area for the family, or include a combination of decks, patios, walkways, gazebos, gardens, pools, ponds and fountains. When planning a deck or a patio, professional renovators can offer valuable advice to help you get the most out of your property and your budget. » Be creative. The sky’s the limit when it comes to design. Explore ideas, browse through magazines and look at what other homeowners have done. Discuss your plans with a professional renovator, and ask for suggestions on design, materials and details. 24  Home Decor & Renovations  |  FEB. - MAR. 2019

» Be realistic about size. How do you see yourself living on your deck or patio? Do you need a cooking and eating area? Will you be entertaining? How much furniture do you plan to put there? Stake out the space you think you need. Will everything fit in comfortably? Don’t scrimp on size-adding a few extra feet is less expensive at the planning stage than later. » Be aware of sun, shade and wind. If the deck or patio will be bathed in sun the entire day, you may want to create a shaded area. Consider awnings, lattice walls, roof structures covered with plants or fabric… there are many options to suit any style and budget. Or think about planting a tree for shade.

‘‘

When planning a deck or a patio, professional renovators can offer valuable advice to help you get the most out of your property and your budget.

Don’t forget to check the prevailing wind - you may also wish to build a windscreen. » Add in light and water. If you plan to spend evenings outside or are concerned about security, make sure your plans include outdoor lighting fixtures as well as electrical outlets. Install an outdoor faucet for easy watering of flowers and shrubs. » Plan for storage. Will you be able to put things away easily and conveniently? If not, consider builtin benches with storage room, or an adjacent shed. » Look for easy maintenance and longevity. You want to spend your time enjoying your outdoor living space, not maintaining it. A professional renovator can advise you on the best construction

methods, materials and finishes to protect your investment and your leisure time. » Eliminate potential problems. Experienced renovators can explain how to avoid any structural problems that could arise from attaching a deck to your house. For instance, it is important to prevent water penetration where the two are joined, or you could face moisture problems and rot later on. » Know the regulations. You, or your renovator, need to check with your municipality on regulations that could affect how you design and use your outdoor living space. For instance, how close can you build to property lines? Will you need a railing for your deck? If you need a building permit, make sure to get it before any work begins. » Integrate your outside spaces into an overall design. You may want to develop a number of different

“areas” on your property - flower beds and a vegetable garden, a gazebo or private sitting areas, a fountain, a pond or a pool. You may also want play areas, a clothesline and storage areas for tools, toys and bicycles. Even if you don’t do all the work at one time, develop an overall plan. Map out traffic flow and walkways from one area to another. Consider fencing for privacy, safety and looks. Think about plants, shrubs and trees for the long term - how large will everything grow in 10 years, and how will that affect space and sun patterns? On a small lot, you can blend many different areas together with the right choice of materials and colours. There is a wide range of new materials on the market for walkways, patios, decks, fencing and more. Ask your renovator for information.

home renovation

Why you should remodel your kitchen first

H

ave you been trying to figure out which room of your home you should remodel first? It can be a difficult decision. However, if you remodel your kitchen first, it can give you many benefits. Take some time and look around your home. Consider the rooms you spend the most time in, and how much it could help your day-to-day life if you were to remodel one of those rooms to be more efficient. Most people will immediately think of their kitchen.

CURTIS BRESLAW

BENEFITS OF REMODELING YOUR KITCHEN SOONER, RATHER THAN LATER

People spend as much as 75% of their awake time at home, on average, in the kitchen. If you are working with an inefficient room, you could be wasting time that you may not even realize. By taking the time to reorganize your kitchen to be more efficient, you can save yourself time each day to be able to do something else. This time can quickly add up and give you more freedom to do something that makes you happy each day. SAVING ENERGY MEANS SAVING MONEY

Your kitchen is full of appliances. Think about it. Your kitchen likely has a fridge, stove, microwave, dishwasher, maybe a trash compactor, and possibly even a garbage disposal. If you were to go through and remodel your 26  Home Decor & Renovations  |  FEB. - MAR. 2019

kitchen, updating these appliances, you could be earning back a lot of your investment through energy savings. You can spend less on water bills with updated appliances, giving you more of your investment back. Each appliance that you upgrade can help you save money each month, making it a wise investment to make. You may also want to speak with a local contractor about what type of energy rebates you may be eligible for if you remodel your kitchen. This can give you access to other funds that may make your renovations even easier and less expensive. Don’t go into a kitchen remodel without help, however. As the aid of a local contractor can give you a lot of insight! Remember – they do this every day! They may be able to make your remodeling dreams come true! Designate a basket or drawer as your household’s “lost and found” area. Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects. WHAT DID I DO WITH THAT MANUAL?

Have you added new appliances and electronics to your home recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category. WHERE’S THE REMOTE?

Use Velcro to attach the remote to the side of the television set when not in use and never waste time searching for it again. Or, consider purchasing an electronic remote finder that makes a loud, distinctive sound to help you find it (this also works for keys). WHERE ARE MY KEYS?

Choose a “home” for your keys and get into the habit of always keeping them in that spot. Hang them on a designated hook or toss them in a bowl. Leave a copy of your keys with a trusted neighbour. 30  Home Decor & Renovations  |  FEB. - MAR. 2019

EVERYTHING NEEDS A HOME

Whenever you bring a new item into your home, immediately find a permanent place for it to live. To help you determine the best spot for it, ask yourself what else is like it, and where (and how often) will you use it. Store similar things together, and store items near their place of use. Items used daily should be placed in the most accessible areas (within arm’s reach), whereas seldom-used items can be stored in out-of-the-way spaces. Keep a label maker handy to label drawers, shelves and containers so you don’t have to rely on your memory when you need to find something quickly. ORGANIZING YOUR LIFE

Time spent relaxing is not time wasted. Give yourself permission to enjoy several agenda-free days. Leave your e-mail and cell phone behind and delight in some of life’s simple pleasures without interruption. This is especially crucial if you are self-employed and your boss is a tyrant! We can’t get very far in life on an empty fuel tank; we have to get off the busy highway once in awhile to refill it. GENERAL TRENDS AND INFLUENCERS

Today’s life is hasn’t changed from December 31st. We are still harried and pushed in so many directions. Shouldn’t our down time be at the least, comfortable? The consistent trend has been to luxury, artistry and to present our own stylish expression no matter what size the space. This is coupled with our growing awareness of our responsibility to the earth, our admiration and respect for it. Reclaimed and sustainable material are becoming more of a consideration in the purchase. Spaces are showing the return to organic materials because they hold their value. Stone, terrazzo, terra cotta and glass are taking hold in this year’s design because of their durability. Mixing metals is no longer a faux pas! Brass and gold with oil rubbed bronze or aged iron, nickel, silver and pewter mixed with bronze of black metals. The digital world is finding a way into the colour aspect of design. And why not? It is a part of our everyday lives and how we now view the world! The Scandinavian Hygge movement is still very much a trend and there is a return to past styles like Art deco for its curves and textile selections. Boho style has cleaned up its act to a more sophisticated muted-to-off white tones with significant weight placed on artwork and textiles carrying the colour aspect. The Rustic Interior trend creates an eclectic look that emphasizes nature: recycled, handmade items constructed with natural materials or finished in natural tones. Regarding the construction, the rustic aspect has beams, columns, barn doors, wooden or stone floors. If you do not have these elements in your home, it is possible to put false beams or columns to achieve this aspect.

furniture Furniture is moving towards handmade, custom pieces. The story becomes important. Functional art becomes the theme. The feel of the piece becomes a part of the experience.

EVERY YEAR, AS DESIGNERS, we

create new trends, discard some that were not so great and some trends are so exciting, and they have a way of transcending the date stamp. We scour the design shows, research countless fashion houses and experts for anything that could possibly be a front runner trend for the year. You don’t have to be a “follow the trends” kind of person, but it is always fun to read the tabloids at the check our counter- right? Time to have a little fun with the crystal ball!

Curved, big, soft are the key elements in sofas and other soft goods for this year. Trending back to detail in seams- such as contrast piping and stitching or flanged seams. We are seeing so much fringe! Trims, tassels and tiebacks are back!!! Hard goods, such as coffee and end tables, buffets and dining tables are seen in wood, marble, glass and metals in gold, brass, copper and silver. Marble is still hot and artists are finding ways to use leftover marble to create unique patterns and couple it with more contemporary ideas of support. Occasional tables are still following the mismatches and layered look. Wood trends are moving away from lighter to smoked or oxidized wood for furniture and cabinetry. Beds are for cocooning but in luxury! Look for 4 poster beds. Headboards and footboards to make you feel protected and they will be wrapped in textiles that make

you want to surround yourself in them. There is a new design element brought in by 3D printers allowing artists to create unique furniture using sustainable bio plastic or recycled plastic waste. No guilt involved, because when you are ready for something new, you recycle the plastic into a new shape and form. The warmth of wicker will start to infiltrate the hold marble has on design, which has been booming recently. The natural texture of the cane or rattan will also be used to add interest to the rooms. Antiques are becoming hot sellers and with the trend to looking back to our heritage, the weight of their story becomes important. Pieces designed as if it was an antique with a worn look is one of the trends in design that will continue to rise. The wornlooking pieces add a lot of texture and personality to a room.

Kitchens Kitchens are still the heart of the home and people want them to feel warm, welcoming as well as on trend. White kitchens have been popular for a few years, but white will give way to more natural finishes. The clean lines of Scandinavian furniture will be the influence in kitchens. There is also a surge in painted cabinets. Blues and Greens are very trending in cabinets. Plank and bead board are surfacing once more as fronts on islands and cabinet doors. Contrasting colours and materials used in the same kitchen will continue to be the trend. Open shelving in a variety of finishes such as metal, wood or glass is replacing upper cabinets or at the least upper cabinets are being elbowed out by the anti-minimalistic statement of open shelving. Backsplashes are stepping it up. Tall backsplashes are taking hold with the trend to open or no upper shelving in the kitchen. You will see these backsplashes usually in a heavily veined marble showing how to make waves in a backsplash! For some of us, closed storage is a necessity. Step up your upper cabinets with a boldly patterned backsplash with equally bold colour. Or alternatively, highly textured tile, brick or natural stone will all hit the trend meter off the chart! Natural countertops such as white and grey marble and honed basalt are still in, but there is a slight lean to the warmer and darker colours. The option is man-made quartz that looks like natural stone are more durable and are less maintenance. Matte black is still hot for Plumbing fixtures, but newer finishes

34  Home Decor & Renovations  |  FEB. - MAR. 2019

include pewter and gunmetal. These finishes add texture and depth without the harshness of black or the strong presence brass or gold have in a space. Hardware will see the continuation of matte black as a predominant finish, but gold, pewter and gunmetal are gaining ground. Look for leather and wood as alternative materials in pulls. Appliances have colour! Stoves in colour used to be reserved for just high end appliances. High style cooktops, vent hoods, ovens and refrigerators are there to be seen and they will be in these bold new colours of blue red, black, yellow, orange and turquoise to name only a few! Counter to this culture the antithesis of show off appliances can also be found. Concealed appliances, especially the refrigerator is still a trend. It becomes a part of the kitchen’s “solid wall” with maximized and hidden storage solutions. There are hood fans that are slim and hidden behind cabinets for an added seamless look to the kitchen.

Lighting Lighting will follow the trends in using light with colour this year. Look for all your favorite 2019 colors in lamps and shades. Industrial is still trending, as is geometric shapes. Lighting taking its shape from nature is also making headway. The movement to malleable and customizable fixtures that you can personalize the size, the shape are becoming more prevalent. Modular lighting systems is joining the customizable bandwagon and can now be recomposed many times according to specific needs. Fixtures, pendants and lamps are larger and demanding attention. Mixing styles of light fixtures continues to gain popularity.

Bathrooms The utilitarian bathroom is no longer. People have been pushing for the experiential space- the spa at home. It is no longer a private space off limits to guests. People want to show off their bathrooms. Look for vanities in front of windows with suspended mirrors, open bathrooms where all but the toilet is open and exposed. Colour is showing up on glass for the shower or even detailed artwork in coloured glass shower walls is trending. We will see concrete in sinks, countertops, floors and walls. It is being married with woods, steel porcelain and resin as contrast and to warm it up. Powder rooms are making statements with full tile or stone walls, oversized wallpaper patterns in black, and bright bold colours.

Walls Bold walls, dramatic and moody. Over scaled floral and geometric patterns and asymmetrical shapes is in for wallpaper. There is a return to whole rooms being painted darker with multiple colours being used in the same room. You will see a return to raw stone and brick on walls and as backsplashes as a part of the whole wall treatment. Bathrooms will step it up with dramatic tile or at least wallpaper.

Ceilings We keep hearing about the 5th wall. Now look for the statement. Bold Patterns, metal, wood and wallpaper.

Carpet Area rugs on area rugs, with low pile heights. Why one when you can use two that are different from each other, but work together? Look for a lot of blue, green, taupe and burgundy as well as multicolored rugs in large asymmetrical patterns.

Floors

Green

Light wood- Birch, beach, and light oak going with the airy open feel. The smoked woods are starting to take hold. No matter the colour, you will see a lot of texture in wood this year as we have seen in previous years. Fake wood is getting so real looking … it is taking the industry by storm. Whether it is luxury vinyl plank or laminate, it is hard to see the difference to the real thing. It is also available in waterproof options so it can be laid in a bathroom. Terrazzo was popular in the 80’s and is now back. Terrazzo is particles of glass, stone or other materials suspended in cement. The product as well as the 3D design is showing up on lamps, walls, wallpaper and even stationary. Patterned floor tile. Whether it be a decorative pattern on the tiles or the way in which it laid- such as a herringbone pattern is important.

Green, green and more green. Plants are what to use in design. Terrariums are steaming. Live walls have been gaining ground and designing with the combination of plants, vases and plant walls details is what this year is all about.

Artwork Look for artisanal wall hangings. Less macramé and more varieties of texture. Art is showing bold colours that add the energy to spaces. Dramatic sizes and mixing different genres on a wall is exhilarating!

The digital world Everything is smart. From your lights, temperature control, security, your fridge, and your oven telling you when dinner is ready and texting the kids to come to the table for dinner. It only is getting smarter…

Colour Colour is the word for this year. Look for edgier colours than 2018. The lifestyle based colours of 2019 pay heed to the mental demands and digital engagement of consumers. Jewel tones are in for walls kitchen cabinets and furniture, but it is more about finding balance with the appropriate doses of colour. Rose Blush Blush was so in last year, and has matured to a less trendy and more timeless softer shade of rose neutral and muted blushes. Red This year’s reds will be more on the berry or vegetable red tones. Look for deep comforting and cozy tones such as Sherwin Williams Borscht. Blue Blues will have a calming grey undertone to promote the serene flow of energy. Blues can also have a purple tone to them to reiterate artificial lightfamiliar to us all in its cool and digitally base light. Yellow Yellow is back and pares well with the cool blues and beiges. Off Cream/ Almost White Instead of white, the movement is to whites with a subtle nuance of colour creates a richer and deeper look but still add brightness. Green The green you will see this year will be deeper and although it is a nod to nature, it will be rich in depth and intensity.

Terra Cotta It is about the rawness of materials such as clay. Clay brings us back to organic, the earth. With the return of brick, and terra cotta tiles, the colour has made its way back into the trends. Aqua From vibrant to muted, this colour is being touted as one of “the” colours of the year. Purple Last year’s pick for colour of the year has mellowed in intensity. More understated but still with energy makes this colour versatile. Grey Grey is less about grey and more about the undertone it provides to other colours. Added to navy, purple, browns, it provides a subdued sense of tranquility to a home. Black Black is the new grey; back from the 80’s black adds drama to walls, kitchens and bathrooms. Black is elegant if used properly and overwhelming if overused.

There you have it- Our take on what the future holds for 2019 Trends. Now, no-one is saying you have to use this information. Maybe it just inspires you to make a few changes or…the magazine can just go back on the shelf…. As Alex Morrit put it: New Year- a new chapter, new verse or just the same old story? Ultimately we write it. The choice is ours.

Contract analysis

A

WAYNE SAGE

s a consumer you have likely heard it a million times by now, or at least you should have. There’s even a CHBA educational awareness program built around it called, “Get it in Writing!” What we are referring to is a good contract between you, the consumer, and your Renovator/Builder. But what is a good contract and what should you be looking for in it? Short of sending it to your lawyer for review and costing more money, how do you know what is being presented to you in the way of a contract is worth the paper it’s written on, or protects you in any way. Many are written to protect the contractor and his rights, and while the law favours the party who didn’t write the contract, the last place you want to end up is in court to settle matters after the fact. The following are a few points you should look for in the contract, and if absent, you should ask for them to be included before signing. 1. A complete definition of the scope of work either by description, or attached project documents such as drawings and any addendum. 2. An anticipated start date and rough completion date. Renovations are very difficult to estimate time lines for, but an indication of completion should be included. 3. A clearly defined payment schedule. 4. If changed are to occur, how are they handled in regards to costs and mark up. In other words, you don’t want to let anyone charge you anything they want after the fact when changes inevitably come up, so this should be clearly defined. There are many a contractor whose price

38  Home Decor & Renovations  |  FEB. - MAR. 2019

projects low, knowing there will be a lot of changes and can make all their money on these extras. 5. What is your recourse if the contractor fails to show up for an extensive period of time midway through the project? 6. Does it clearly define that the contractor is fully covered by WCB and carries the proper amount of liability insurance to protect you? There is no reason a contractor should not be willing to name you also as Additional Insured on their policy at no extra cost. 7. How are deposits handled and credited back? 8. What is the warranty period and what’s covered? There are other items that should be included as well, but as I’m limited in space, I wanted to pass along these 8 key points for you to look at when evaluating your contractors contract.

Kortney - Last year, we were able to bring our kids, which doesn’t normally happen, and so we got to do some sightseeing over the weekend with them. We visited the Human Rights Museum which was a highlight and then took them to a Jet’s game. We had so much fun there that we were

NextHome.ca  41

excited to say ‘yes’ to coming back two years in a row! HDR: What do you plan to share with Winnipeg audiences this year? Kortney - We have our first book coming out on February 19th, so we are excited about giving people a deeper glimpse into some of the tips in the book. The book is called, Live Happy, and we have tips about decor, life, family, relationships and things we’ve learned along the way. We will focus more on the reno and decor tips but we love for the audience to get to know us a little bit more too. Dave - I love throwing curve balls at Kortney on stage after she has planned exactly what we are going to talk about. It’s fun to watch her squirm, which rarely happens, so I feel like it’s a personal challenge to challenge her. HDR: What new design trends have you come across in the last year that you think might have special appeal for Winnipeggers, either flippers or non-flippers? Kortney - Using artisan materials in design is definitely on trend and I know there are lots of local artists in Winnipeg. Finding a way to insert personality in a way that doesn’t overwhelm the house with those materials can make for a great designer look. Mixing and matching patterns will also be on our list of things to talk about. HDR: Is there a rule of thumb for flippers in terms of projecting potential profits before they commit to a property? Kortney - It’s important to map everything out before you take on a project. Dave likes to wing it and I’m a planner. Generally speaking, the rule we have is, if EVERYTHING goes wrong and all of the reserve money is spent and the market takes a minor turn for the worse, can we still break even? If the answer is yes, the risk is worth it for us. 42  Home Decor & Renovations  |  FEB. - MAR. 2019

wood windows and doors written by AL DUECK & AYNSLEY DUECK, DUXTON WINDOWS & DOORS

WHEN THOSE OLD WOOD windows come time for renewal – dating from the 70s, 80s, or even 90s – homeowners are presented with the challenge of finding the right exterior colour, and an interior finish that complements their existing wood trims. These original wood windows tended to be a variety of exterior colours, and often richly stained interior colours, creating a certain look and feel from both the inside and outside.

TIP: This is your chance to pick a colour that you want for the long term – review your colour palette including the stone, roof, stucco, etc. Find the right colours to suit your needs rather than defaulting to white. In particular, try to steer away from bright white windows on light coloured stucco, as the age of the stucco will become more pronounced. By selecting a colour instead, you can help define the windows and enhance the character of the home. Wood windows tended to have some unique brickmould details on the outside, and replicating them is often important to ensure a good fit of the new windows, and to recreate the same look and feel. The brickmould typically involved a narrower sill, while the sides and top were wider and more detailed. TIP: Talk to your window supplier and installer to obtain the detail you really want – possibly a simple, clean brickmould for a more contemporary look, OR a millwork profiled detail for a more traditional look. The interiors of wood windows from this era tended to be a more natural stained finish, creating a warmer look. For many years, the wood finish virtually disappeared, with only a clinical white finish available, but now, richer finishes and colours are back! TIP: While a real wood interior finish is available on some fiberglass window systems (typically a choice of oak or edge grain fir), another excellent value point in fiberglass is an Espresso (dark brown) colour on the window frames, completed with solid wood jamb extensions and solid wood casing. This combination delivers a window frame which is pre-finished and low maintenance, but also offers the beauty of wood to the inside, matching existing features such as cabinets and baseboards. 52  Home Decor & Renovations  |  FEB. - MAR. 2019

Fiberglass window systems were actually invented right here in Manitoba, about 45 years ago. Now, they are in many ways ideal to replace wood windows. In addition to the range of colour options, they have the ability to create larger window assemblies which meet the building code requirements on air/water/wind loading, and offer excellent insulating values for our cold climate. TIP: Ask your supplier about testing to meet the Canadian standards, often published on Energy Star through Natural Resources Canada. Also, check to see if your supplier is a member of Fenestration Manitoba or Fenestration Canada, non-profit organizations committed to supporting the local manufacturing industry. Take advantage of these larger size capabilities, especially on large fixed pieces of glass, or on large operable windows, when the system includes multi-point locks, and recessed snubbers, to ensure the sash is well sealed. TIP: Replacing the window over the kitchen sink? Ask for an “oversized” awning, which can be available as large as 7 feet wide! In triple pane high performance glass, it will provide lots of natural light and access to fresh air – all without a mullion right in the middle. Another important consideration is taking advantage of the insulating glass that can resolve excess heat loss and/ or cooling load issues. A number of various Low-E coatings are available, designed to achieve different objectives – ranging from passive solar gain to blocking large amounts of solar gain. TIP: Make sure your consultant is very familiar with the Low-E options available, and the type that will best fit your application, taking into consideration the orientation of the windows (North/South/East/West), the size of the room, the amount of glass, and the amount of shade from nearby homes or trees. While an Energy Star rating will guide you in thermal performance, using that number alone may result in the wrong product for your specific application and allow for too much heat into your setting. Entry door systems have also evolved a great deal over the past 25 years. Today, entrance systems can be created with insulated fiberglass frames and panels with an amazing variety of finishes, sizes and capabilities. Often the doors are designed to match the windows, but they can be unique and different on the main entry door. TIP: The front door makes the first impression! Take a close look at what you would like to create: curb appeal, venting capabilities, security features, privacy… Browse the inspiration galleries online to help visualize your own feature entranceway. Last but not least, carefully consider the installation of your new windows and doors. Window and door replacement has also progressed considerably over the years. By selecting professionals that specialize in window and door replacement, products will be well insulated and properly fastened to ensure smooth operation over many years. “We each have 20 years of experience installing windows and there are very few situations that we haven’t solved,” says Chris King, co-owner of Prairie Windows &

Doors, “Our focus is to create satisfied customers – one by one – as we start with the consultation and carry through to the very end, vacuuming any leftover dust!” TIP: Ensure that you have had a solid discussion with your supplier/installer to gain a full understanding of who is making the commitments and doing the work. The best work is done by experienced professionals who assess your needs, make appropriate recommendations, and then execute them while understanding your expectations.

TREND REPORT by JO ALCORN

I love when the new trends for the upcoming year are revealed. It’s the perfect time to update your decor and freshen up your home. This year it is all about classic style with a Scandinavian twist. Here are my top trend picks for 2019.

2

WARM AND COZY

I am seeing a major trend toward using electric heat. With the prices in gas on the rise and more restrictions in homes and condos with accessing gas, people are still looking for a way to get that cosy feeling of a fire. That’s where Dimplex (dimplex.com) electric fireplaces come in. They have a wide selection of mantels, wall mounts, media units and more. You are bound to find something to suit your decor desires.

4 3

WALL AND CEILING DETAIL

People are looking to make a statement on their walls and there is no better way than with wall treatment, statement baseboards and ceiling details. Metrie (metrie.com) has great options and styles to fit any space and I have a prediction that the new Traditional line will be hot in 2019.

LIGHT AND AIRY

A big trend in 2019 is to create light and airy spaces around your home. Keep as much natural light flowing into your space as possible with Budget Blinds’ (budgetblinds. com). Its exclusive Trilight honeycomb shades allow for top down/bottom up operation that is also cordless, so there are no messy strings.

1

GREY MATTER

The colour of the year as announced by Benjamin Moore (benjaminmoore.com) for 2019 is metropolitan AF-690, a stylish grey with cool undertones. This colour is understated yet glamorous, which creates a soothing, impactful statement in any room.

5

SCANDI-INSPIRED

We will see more flooring in lighter tones in 2019. They hold the key to the pared-back simplicity of Scandinavian style. The lighter colour also brightens and freshens up any space with a clean simple style. Recently, I worked with Neue Floors (neuefloors.com) that has stunning flooring options. I chose its Crans Montana option, which is a European White Oak.

6

SHOP LOCAL

Shopping Canadian has become even more important to consumers these days. Done are the days of supporting off-shore products. We want to know where our products are being made, and by whom. We want faces to the products we are supporting and a story to the brand like my home line Alcorn Home (alcornhome.com).

7

SOFT COLOURS

Soft hues for countertop appliances continue to be the latest trend in the kitchen. Whether it’s a mixer, blender or coffeemaker, a soft pop of colour turns any countertop appliance from a kitchen tool to a decorative statement piece. The limited eEdition Heritage Artisan Series Stand Mixer in misty blue by KitchenAid (kitchenaid.ca) is inspired by the first-ever stand mixer and in celebration of the brand’s 100-year anniversary.

8

SMART LAUNDRY

Heading into 2019, people are looking for ease and simplicity in the home. Household items that take the guesswork out of everyday household chores are top of mind. Whirlpool (whirlpool.ca) has a 24-inch washer and dryer that is all-in-one, which helps you do laundry in fewer steps and with a smaller foot print in your home. It’s WiFi-enabled with smart features so that you can access from anywhere on your smartphone or tablet using the Whirlpool App.

quick tips

Tips for keeping within your budget

R

enovating entails balancing what you want and the financial resources you have available. Professional renovators suggest a number of approaches that can help to stretch your budget.

SET PRIORITIES. Cost-wise renovations begin with a clear plan of what you want to accomplish. The previous section walks you through how to do this. LOOK CLOSELY AT WHAT YOU ALREADY HAVE. Look for the

hidden assets in your home. For instance, homeowners sometimes assume that they need extra floor space when all that may be needed is more effectively designed space. By rearranging interior walls, eliminating separations and installing larger windows, a less-costly renovation can often create the sense of spaciousness and light you want. OLD HARDWOOD IS OFTEN OF HIGH QUALITY AND CAN BE REFINISHED. If your old trim and doors are in good shape,

they can be refinished rather than replaced. And be sure to look under carpeting to see what’s underneath – in older homes this is often vintage hardwood. DO THE WORK IN STAGES TO SUIT YOUR BUDGET. Doing the project in phases may allow you to achieve the results you want without undue financial pressure. Your professional renovator can help develop a master plan with proper sequencing of tasks, timelines and expected costs. 62  Home Decor & Renovations  |  FEB. - MAR. 2019

CONSIDER CAPITAL VERSUS OPERATING COSTS. Waterconserving fixtures will save a considerable amount of money over time in areas with water metering. Likewise, energy-efficient lighting, high-efficiency heating systems and electronic thermostats mean long-term savings. Professional renovators are up-to-date on the latest technologies and can provide you with the information you need to make wise decisions for the long term. DO SOME OF THE WORK YOURSELF. If

you have the skills, time and interest, you can stretch your renovation dollars by taking on some of the work yourself. Generally, renovators recommend that you leave structural and mechanical renovations to the professionals, but many homeowners can do their own painting, landscaping or other finishing jobs.
