The secret to renovation success

O

ver the past 20 years, home decor & renovations magazine has featured hundreds of outstanding renovation projects. The homeowners we’ve interviewed are always ecstatic and their homes are truly beautiful. During this time, we have observed a number of essential actions these homeowners have taken to ensure that their projects are successful. This issue describes what you should be focused on, so that you have the same successful outcome. First of all, you need to develop your wish list, determine your priorities (see page 64) and set your renovation goals (see page 30). Invest the time needed to fully understand the specific features you would like to include in your renovation. The renovators and designers you call upon will need this information. Next, you need to understand the differences between the various types of renovation professionals. Who’s who in renovation (page 36) will help you to determine who the right professionals are for your particular project. At this point, you are likely ready to proceed. But, how many bids is enough? What should you ask prospective renovators? What should you be looking for? The article on page 46 will steer you in the right direction. Once you have decided on the professionals you wish to work with, make sure to get everything down in writing (see page 18). This eliminates misunderstandings and protects everyone involved. Applying the information found in these articles will ensure that your renovated home looks like it belongs in a magazine. More than that, the renovation process will be much more relaxed and predictable. Educate yourself, patiently plan, take the necessary precautions and work with trusted professionals. That is the secret to renovation success!

1. The wall between the Kitchen and Dining room was cut down to 42” H. The wall between the Hall and Kitchen was totally removed, necessitating the relocation of mechanical and electrical. 2. The cabinets are finished in high gloss white thermofoil and lower cabinets in an textured dark grey thermofoil. The pantry wall wraps around to the window, to balance the cabinets on the other side. 3. The counter tops are a speckled white quartz for easy maintenance. 4. The general lighting was replace with a linear stripe of LED lighting that creates a graphic element as it runs down the wall. 5. The island pendent was selected for its’ soft flowing lines. 6. The fan over the range was custom made out of stainless

steel and mother of pearl veneer. The simple design makes a statement from the Kitchen and the Dining Room. 7. Another simple linear light fixture graces the Dining Room. 8. To stay on budget, a luxury vinyl wood plank floor was used instead of hardwood flooring. 9. Existing white appliances were reused but when they die, new black or stainless will be the replacements. 10. The client found these lightly used barstools for a bargain, which helped relocate funds to other extras!

Designer Linda Mazur chats about the timeless luxury of clawfoot tubs.

Clawfoot tubs have been around since the mid-1800s, and this classic design continues to be a popular choice for bathrooms. Offering a traditional style with a distinctive look, practical functionality and the ability to provide a long, hot soak, the clawfoot tub is a great piece for elevating your bathroom’s aesthetic. When bathing became increasingly fashionable in the 1800s, the craftsmen of that time applied clawfoot leg designs (often eagle or lion motifs) to cast-iron tubs lined with porcelain. Over recent years, we have seen a resurgence of this tub design. The modern versions are often commonly fabricated from acrylic, but the cast-iron version is always the most sought after. It’s incredibly durable and keeps the water hot for longer. Keep in mind, though, that cast-iron tubs are extremely heavy – you may need to consider reinforcing the floor beneath the tub as a precaution. One modern-day company that honours the more classic approach to clawfoot tubs is Victoria + Albert. esidential renovations are big business in Manitoba. In fact, Manitobans spend more on renovating their existing homes than they spend on new home construction in our province. In 2017, Manitobans invested over $2.5 billion into renovation projects to improve their homes. This created over 26,500 direct jobs and over $1.5 billion in wages for workers in Manitoba’s residential renovation industry. With Manitobans investing that much into renovating their homes, it’s important that they have renovators they can count on. All Manitoba Home Builders’ Association renovator members must meet the RenoMark program criteria. RenoMark is the renovators’ mark of excellence in Canada and provides consumers a marquee source of renovation advice and professional renovation contractors. RenoMark renovators understand the value of customer service and continually educate themselves on trends, materials and new regulations so homeowners know their renovation process will be expertly handled, meeting the highest industry standards. MHBA RenoMark renovators always provide a written contract, offer a minimum two-year warranty on all of their work, and they will take out all the appropriate permits and license required for the project. This is your best insurance to ensure that your renovator, not you, are responsible for any problems that are encountered during or after the work is completed. Unfortunately, many people feel that this level of protection isn’t worth the extra expense and instead choose to find someone “handy” who is willing to do a cash deal with no contract. This also means that there is no record of the work ever being done. So, if there are problems, there is no

recourse for the homeowner. If the homeowner does an under-the-table cash deal, and then they encounter a problem a month or two after the project has been completed, there really isn’t anything they can do in terms of having the situation fixed. The homeowner is also on the hook for all liability regarding the project if the contractor fails to take out the required permits or suggests that the permit be in your name. This is very important because during a renovation, your home becomes a worksite. And if the permit is in your name, or you don’t have one, you become the prime contractor by default. If someone gets hurt as a result of working on your property, you – not the contractor you hired - are responsible. This is a significant risk many homeowners are unaware of. The Canadian Home Builders’ Association also continues its “Get it in Writing!” public awareness campaign to inform consumers on how to best protect themselves when hiring a contractor for renovations. “Get it in Writing!” provides great tips on how to decide what to ask contractors before you hire them, what a price quote should tell you, what warranties you should get, why a written contract is essential, and how building permits and inspections keep the whole project both legal and safe for you. Another great tool to use when planning your renovation project is the CHBA “MyReno App”, available for download, with tips on how to plan each step of your project and how to hire a professional. The MHBA also has great resources and videos on how to find the right contractor for you on our website at www.homebuilders.mb.ca. Saving a few dollars by skipping the contracts and permits may seem like a good option when you are hiring someone for your next renovation project, but it’s a decision that could come back to bite you. Protect yourself and your investment by asking the right questions ahead of time and hiring a contractor that will do the job professionally. WHEN POTENTIAL HOMEBUYERS FIRST WALK into an older home it’s

often hard to see past the dated décor and other off-putting aesthetics. But, in this case the clients knew exactly what they wanted to do with this 1980s-style bungalow and exactly who could change to look of the home into something they loved. Parkhill Homes & Renovations was brought on to modernize the 2,500-square-foot home that was, while beautiful three decades ago, featured harvest gold tile flooring, country-style oak cabinets, and track lighting. The homeowners not only wanted the space to reflect their personal style but also highlight the beauty and warmth of the gorgeous property, the selling feature that drew the family to the house

in the first place. The homeowners had a good sense for what they wanted and worked with Parkhill Homes & Renovations to further develop the home’s potential and the proper scope of the project, which included the complete gutting of some areas of the home and the removal of walls to completely open up the main floor and lower level. Due to the age of the home, insulation, electrical, and plumbing upgrades were also included in the construction phase, as well as the modernizations of the heating, cooling, and ventilation systems. The neighbourhood, while ideal for the homeowners, was notorious for soil settling and structure movement resulting in Parkhill Homes & Renovations having to adjust the beams and straightened the floors before the new hardwoods could be properly installed. And since the company was deconstructing walls and opening up spaces, Parkhill Homes & Renovations saw it as a chance to replace the home’s dated windows with larger panes to take advantage of the lot’s park-like setting and views. This also added more light to the openconcept space created by removing a wall that previously separated the kitchen from the great room. Parkhill Homes & Renovations also installed ample ceiling pot lights along the great room’s angled ceiling, which adds height to the once cramped room. This airiness helps to balance the dark, rich chocolate brown accent wall shared by the great room, kitchen, and

dining space, as well as the darker woods chosen for the built-in entertainment unit. As part of the homeowner’s personal touch, the great room also boasts a custom glass accent wall, conceived and designed by Pauline Boisselle of For Space Sake, that pulls inspiration from surrounding greenery and brings a touch of nature’s colour inside. The added details continue in to the fully renovated kitchen. A solid granite slab was inset in the subway tile backsplash just behind the stove; a perfect match to the 22  Home Decor & Renovations  |  OCTOBER - NOVEMBER 2018

countertops of the cabinets and island. The light granite also pairs with the white, solid-door, shaker-style cabinetry that serves as one part to the two-tone kitchen. Contrast is provided by dark upper cabinets with glass-door insets, the island’s lower cabinetry, and unique strip of trim that runs under and above the cabinets. The kitchen’s appliances were also updated to modern ascetic and function. A dual fuel stove with stainless steel hood and reverse osmosis water system makes the contemporary space inviting and functional.


While the kitchen has a bright eating space with a bay window, the homeowners also decided to focus on creating a charming dining room where they can entertain guests and enjoy family meals. A transitional light fixture above the dining room table anchors the space, which features a light neutral palette to continue the openconcept feel of the main floor. But, if there’s one room in the entire house that Parkhill Homes & Renovations took the greatest care in creating, it’s the master suite. Much like the kitchen, the entire room was gutted in order to create a contemporary, bright space and included the addition of multiple large widows and pot lights in a visually interesting tray ceiling. The room renovation also allowed for the addition of a 130-square-foot customized walk-in closet. With wooden clothes racks, shelves, drawers, and [granite] counters, the large space is as aesthetically appealing as it is functional. Connected to the closet and the bedroom is the ensuite, which boasts heated ceramic tiled floors, dual sinks atop new cabinetry, and a custom glassed-in steam shower to finish off the homeowner’s dream master suite. Often when clients are their renovating homes the main

floor gets all the attention and the basement get little love. But in this case the lower level was treated to the same consideration as the rest of the house. The usage of new, large windows instantly updated the space, brightening both the media room and gym centre, which were also given updated flooring. The basement was also brought into the home’s newly installed automation system which allows the owners to

conveniently control sound, lighting, and temperature everywhere in the house - one more modern detail added by Parkhill Homes & Renovations. ow, what a great summer that was! I hope all your renovations, additions and new builds went well and that you are nicely settling in to these new kitchens for a wonderful fall/ winter of cooking and dinner parties. All your friends I am sure will be very jealous of what you have had done and are hopefully going to want to do the same to their homes. Here’s what you need to tell them… The time to start planning is now! It may seem like there’s lot of time and you can put it off longer, but fall is the perfect time for planning any renovations you may want to do in 2019. In your project planning you need to think about and allow for any or all of the following considerations. Your addition may require a variance from the city, which can take months. If you don’t require a variance you will need a property survey/building lot certificate before any new structure/addition can be designed. You’re not the only one planning renovations and all the good and reputable designers and design build firms get booked up well in advance by clients that want the best outcome for their projects. If you wait too long, it may be one or two months before you can even arrange a meeting. Once you get going with the design you should allow at least three months for design time, longer if structure is

included. This also depends on how fast you are at making decisions and approving steps along the way. The more time you can allow to consider your options, the better off you will be in the end knowing that you have explored all possibilities. You will be much happier with your final choices. Your project then needs to be priced out or budgeted by contractors, if you have not gone the design build route, who typically provides value/cost engineering along the way and works with the design as it evolves. This is going to consume some time as well. Now you have a package of drawings and plans to take to the City of Winnipeg for your permit application. And I can tell you that come spring time the pile of applications on the plan examiners desk is higher than a highway 59 snow drift in January. This process can at times take up to six weeks to complete. So, here you are with plans, permits and are ready to go. Next, you need to fit into the schedule of your contractor of choice and if you had not booked in advance you will have to fall into the queue behind all those that did. The contractor will also need to start the ordering process with the suppliers related to your project and since no one wants to spend money on warehouse space anymore it seems that more and more product has to be ordered in from points elsewhere and we all know the delays that can sometimes cause. I realize I’ve painted a bit of a worstcase scenario and don’t want to scare anyone from the project and home of their dreams, but I’ve been doing this for almost 40 years now and have learned a little something about planning a successful project, which is, “proper planning prevents poor performance!” So, is it time to get started now for a 2019 build? Absolutely!

Setting your goals Your home renovation should provide you with improved function, comfort and convenience. The next step in the process is to set some general goals for your project — goals that address both the things you want to change in your home and the new features you want to add.

onsider the day-to-day experience of living in your home. Then try to describe the vision you have for your renovation. Don’t worry about the nuts and bolts involved in doing the actual work, concentrate on defining the end result. For instance, if your existing kitchen is a problem, describe how your dream kitchen would work. Perhaps it would read something like this:

“I’ll be able to cook a complete dinner without having to stop and clean up all the time. There’s plenty of working space right near the stove and there’s also a big area for setting out dishes and serving plates. Everything I need is close at hand,

And there is enough space so that someone else can sit at the kitchen table, and we can carry on a conversation without bumping into each other.” By describing your personal renovation goals this way, you focus on the real point of your renovationhow it will impact your lifestyle, not how the actual work will be done. That comes later. In setting down your renovation goals, there are three important aspects you should pay particular attention to: » Use of Space. How you use a room determines the amount of space required and the extent to which the space needs to be open or closed to surrounding areas of your home. What activities will take place in

activities planned for each room? Do existing windows provide adequate sunlight and a feeling of spaciousness? Will you use this room more during the day or in the evening? If artificial light is needed, would general lighting or task lighting be more suitable? » Movement of People. What are the traffic patterns through each area of your home? Does a room provide access to other frequently used parts of your home like the kitchen or bathroom and does this conflict with the activities you plan for this room? the room? Studies show that a clean bedroom can help you sleep better and maintain a healthy lifestyle. After all, we spend a third of our life in bed. We asked Pam Helms, co-founder of the plant-derived household cleaner brand Mrs. Meyer’s, to give us the lowdown on how to clean our bedroom essentials for a sweeter night’s sleep

BLANKETS

Machine wash cotton blankets in warm water. Wash wool with laundry detergent on the gentle cycle in cold water. Spin blankets in the washer until all excess moisture is extracted. Gently stretch blankets back to their original size (measure first if you’re not sure what that is) before air drying.

SHEETS AND PILLOW CASES

Since these are in close contact with your skin, wash them once a week – or more frequently if someone has been sick. Wash cotton, cotton blends, flannel, synthetics or bamboo in hot water to kill bacteria; dry them on low. Remember to fold sheets right away so wrinkles won’t set in.

COMFORTERS

Place them in the dryer for just a few minutes to fluff up, and then hang heavy comforters, quilts and wool blankets on several clotheslines to balance out the weight so they won’t stretch. Clean your clotheslines with a damp rag before each use.

QUILTS

Put these in the washer on the gentle cycle, but make sure to use cold water and laundry detergent. If you have a homemade quilt, you don’t want to wash it too often or it’ll show its wear. If your quilt is an heirloom, have it professionally cleaned.

Wash these once a month (unless they’re soiled, in which case wash them right away!) in hot water and air dry. Doctors may advise allergy and asthma sufferers to wash them more frequently.

RUGS

Wash small cotton or synthetic rugs and bath mats (even those with rubber or latex backings) in cold water on the gentle cycle. Air dry.

CURTAINS

Cotton curtains can be washed in cold water. Air dry, then iron them when they’re slightly damp to get out those wrinkles before they set in.

WE’VE JUST FINISHED another year

of designing homes for the public to view during the Manitoba Parade of Homes. What a year it was! With the price of housing continually rising, we are seeing homebuyers wanting the style and great design without the high price tag that usually comes with it. With that in mind, we are right there with you! As much as we love designing the more expensive details and buying lavish décor pieces, we have a passion for finding great deals and reusing pieces in different ways to keep the costs reasonable. We’re constantly trying to think outside the box. What is the visual appeal if we

stack this, or layer that? Luckily for you, we love to share our little tricks so you can do it yourself and make your home your own personal show home without breaking the bank. MORE IS MORE

The whole “less is more” concept is now out the door. Layering accessories has taken over. Although this sounds like buying more pieces, it actually doesn’t. We’re seeing mismatched items mixed together. Years ago, it was taboo to mix different materials as we have been doing now. We’re mixing all different kinds of finishes, textures, and shapes together to act as one perceived arrangement and we’re loving this trend! It adds one more dimension and interest to what has been done in the past. GREEN, GREEN, GREENERY

With design trends consistently steering towards being more environmentally friendly, it’s not surprising to see all kinds of natural elements being brought into design. This year one of the biggest décor trends is to bring foliage into all NextHome.ca  43


spaces. There is green everywhere we look and we love it! Not only does it bring the feeling of outdoors in, it also makes any space feel alive. It generates more vibrancy in every space and there are so many style options to play with for greenery. If you don’t have a green thumb, don’t fret, artificial greenery does the trick as well! CASUAL DINING

We used to love seeing dining rooms staged for a formal occasion. This let us imagine ourselves at a classy soiree, drinking cocktails with good company. Now we have the same great company, but we often see ourselves in a more casual setting. Everyone helps themselves and more are always welcome. We love incorporating this concept into our staging. It allows us to have a nice centerpiece while still being able to envision ourselves living in the space. Leaving the table set up with stacks of dishes, glasses and some decorative accessories will leave it feeling clean and finished, yet ready for any event. PAINT THE DRAMA

Paint will instantly create a statement and express your style. Use paint as an economical way to do this is with rich, vibrant paint colours. Say goodbye to plain neutrals throughout the whole house and hello to bold statements. We’re seeing a lot of bold colours not only for feature walls but whole rooms as well. Find out what your “bold” is and go for it. If you’re a bit hesitant to paint an entire room a bold colour, try creating different patterns or colour blocks in different colours to add more interest to your walls. Don’t be afraid to experiment with different colours, finishes or even metallic paint – and have fun with it! Remember, it is just paint.

WALLPAPER GALORE!

The next step up from adding bold paint colours is adding wallpaper. Although adding wallpaper can be a bit more costly, it does a lot for a space and replaces the need for artwork. It can be installed on the walls in an entire room or just an accent wall depending on your budget. Wallpaper has been back for a few years now, but this year we are seeing different styles being predominant. In previous years, we’ve seen a lot of geometric prints, but this year it’s taking a new direction. We’re seeing a lot of subtle textures, bold natural prints and vibrant florals these days. These will be sure to create a statement! ELECTRIC FIREPLACE

Gas fireplaces are the epitome of luxury, especially with the new linear fireplaces. Adding a gas fireplace after your house is already built unfortunately, is very expensive. The best alternative is to add an electric fireplace. Electric fireplaces have come a long way from the appliances they used to be and have also become more affordable. The electrical fireplace allows for more versatility and unique design because of the less restrictive heat issues. They can be built into a sculptural drywall detail easily, so it’s really simple to create an economic but fantastic feature in your space. It is difficult when you have champagne taste and your budget, unfortunately doesn’t reflect. We love helping our clients find ways to get the look they want while remaining within their resources- regardless of the size of project they have. I want to do the work myself

F

or many homeowners, do-it-yourself home renovation and repair projects are a source of considerable enjoyment and pride. The best advice we can offer is to consider your own skills and abilities carefully when planning your projects. Getting in “over your head” can end up costing more money than hiring professional help in the first place. » Do you have any knowledge of building codes and good building practices which is essential for many projects? » Do you have the time to research, plan and do the work properly? » If required, do you know trade contractors and subtrades that will do a good job on your home? And will you be able to schedule their work without overlaps or lengthy delays?

» If you act as your own contractor and hire someone to work for you, do you know how to protect yourself against liabilities in case of accidents or mistakes? Or against damage to your home in the course of the work? » Do you have the proper tools to do a good and attractive job? If your primary reason to do the work yourself is to save money, talk to one or several renovators before you make a final decision. An experienced renovator may be able to suggest ways of reducing the cost of your project while still using professional services, such as modifying the design or substituting products. Deciding who to hire Once you have interviewed renovators, checked their references and received written price quotes from those you are interested in hiring, it’s time to decide who will be doing your job.

Renovators should be allowed adequate time to prepare a bid for your project, and you must ensure that each renovator is working with the same plans and specifications. For all but the simplest projects, you should expect the renovator to present their bid in person, so that they can discuss each aspect with you and answer any question you may have.

Once you have met with the renovators who are bidding on your job, you should review each set of bid documents carefully before deciding who to hire.

Compare every aspect of their bids — the description of the work, specifications (materials and products), price and allowances, deposit and payment milestones, project schedule and any additional recommendations or ideas for your project.

nless you have the money to pay off the entire balance of your mortgage in your first term, you will have to face a few mortgage renewals. A renewal involves taking the outstanding balance of your mortgage and renewing it for another term at a new (and hopefully lower) interest rate. You’ll know it’s time to renew when your current mortgage provider sends you a renewal notice. It typically includes a new mortgage rate and term offer. However, it’s in your best interest to take a more proactive approach. Here are our top three tips to prepare for an easier mortgage renewal time: 1. CONSIDER YOUR CURRENT FINANCIAL GOALS

Before you simply accept your renewal offer, review your financial goals. First, determine if your current provider can offer a mortgage product that suits your needs. For example, if you have a five-year fixed rate right now, the renewal slip will likely be for another five-year fixed. If you think you’ll stay in your home for that amount of time, that works just fine. But if there’s a chance you’ll downsize or move to a new city in 50  Home Decor & Renovations  |  OCTOBER - NOVEMBER 2018

Last-minute planning isn’t a winning strategy for mortgage renewals. While your current lender will likely send you a renewal slip sometime in the last 30 days of your mortgage term, you can generally start negotiating as early as 120 days before your maturity date. If you can’t negotiate a better offer, starting early gives you enough time to consider switching providers. You may not be able to switch your mortgage over until your actual renewal date arrives, so it’s best to give a mortgage broker time to find the best product available. 3. ASK FOR A BETTER MORTGAGE RATE

Often, the route to a better mortgage rate begins by simply asking for one. Lenders make it incredibly easy for you to renew with them, but you’ll literally pay for the convenience. On average, mortgage providers offer existing customers a discount of only 0.25 per cent off their posted rate upon renewal. Some people are too intimidated to negotiate with lenders. But you can ask your provider for a better mortgage rate and, if they want your business, they will offer you one. And if they don’t, maybe it’s time to shop around. How to recognize the early warning signs of mold in your home

hen you become a home owner, you quickly learn that there is always something to clean or fix. Homeownership can be tough, especially when you have such issues as mold in the home. As a new home owner, you may have no idea as to the early warning signs of mold growth and may end up with a problem that is out of control, before you realize there is a problem. By learning to recognize the early warning signs of mold growth, you are better able to handle any mold or mildew issue that can occur in the home. Below are a few examples of early warning signs, so you are better equipped to deal with the problem before it escalates.

Moisture problems in the home can also lead to mold growth. If you have had water problems in the home, there is a good chance that mold is present. If you see water stains on the walls, flooring or ceiling, these areas will need to be evaluated. You may see water stains or discoloration in these areas, and the left behind moisture can lead to mold growth.

Another sure sign of mold in the home is an odor. Mold has a musty smell that is very distinct. If you smell something odd, do not ignore it. You should have your home thoroughly inspected to find out if mold exists. Mold can easily settle in the walls or under the floors of your home and may not be visible. A full inspection would need to be done to determine where the smell is coming from and action taken if mold is found present in the home.

Overall, if you suspect mold is in your home, you should have the home evaluated. A check of every aspect of the home needs to be completed by a mold expert. This way, a plan of action can be created so that you know your home is safe and secure from mold growth.

It seems the Frank Lloyd Wright inspired concepts of bringing the outdoors in continues to expand – ranging from more standard buildings to truly custom builds and renovations. The evolution of the great room and ever higher ceilings is also impacting the need to create more suitable door elements. The development of the walkout lower level combined with the expanded interest in bringing in natural light while opening up to the outdoors, has also challenged the fenestration industry to become ever more creative. At the same time, there are still the normal realities that have existed throughout. Swinging doors require a certain amount of floor space where the door swings open. High performance sliding doors will normally also require the incorporation of triple pane glass and ever larger panels involves bigger, heavier insulating glass. Folding door panels usually involve one active door which is used for entry/exit as well as the first step in “unlocking” and “folding” the remaining doors for the full width open effect. A very crucial element in these typically top hung sliding units is a very sturdy header that will not sag over time. It should be noted that adding an ‘insect screen’ can be a little more difficult for a very large opening involving 4 or more panels.

Pultruded fiberglass sliding door systems have also created a wider range of 2nd generation designs incorporating a choice of ultra or heavier duty rails and stiles, allowing for more robust wheel assemblies under the sliding sash. This becomes an ever more important consideration as some sliding doors have been specified in heights in excess of 9 feet tall. High performance triple pane glass can again become a real factor in ease of operation unless the design incorporates bigger, stainless steel

wheel assemblies. Another option in certain situations is to limit the glass configuration in a 2 or 3 season room to dual pane glass, thereby reducing the weight and creating somewhat more design flexibility. It should also be noted that the bigger rail and stile details need to be considered during the decision making although its clear that they suit the scale of larger assemblies. These newer sliding door designs also offer a much more contemporary range of handle options in a variety of finishes.

Safe at home

H

ardwiring your smoke detectors into your electrical system eliminates the risk of batteries running low or being “temporarily” removed. This is a simple measure that can save your family and property in case of fire. Install a carbon monoxide detector to monitor this colourless and odourless but harmful gas, which is a common by-product of the burning of fossil fuels (e.g. furnace, fireplace, cars) and a risk if equipment is faulty or not installed, operated and vented properly. Like a smoke detector, it can be wired directly into your home’s electrical system, or it can be battery-operated or plugged into an electrical outlet. Testing your home for radon gas is easily done using a ‘kit’ that you can buy at your building supply store. Radon, which can enter your home through joints and cracks in the basement walls and floor, has been linked to lung cancer. If an unsafe amount of this odourless gas is found, your professional renovator can seal cracks and install an extraction fan if required or refer you to a specialist. Ground-fault circuit interrupters protect you from electrical shock in damp or wet environments. Install these outlets in the bathroom, kitchen and outdoors where exposed to the elements or near swimming pools or hot tubs. Too few electrical outlets can result in a tangle of wires and extension cords. People can trip, pull lamps over or pull hot appliances off kitchen counters. Adding outlets can be relatively easy, depending on the condition of your 58  Home Decor & Renovations  |  OCTOBER - NOVEMBER 2018

electrical system. Make it easy to move safely outdoors at night. Install good lighting outside the entrance door, by stairs, along walkways and at other strategic locations such as your garbage and recycling storage area. Check all exit doors and windows. Are they easy to get to and open in the event of an emergency? For older children as well as adults? And have you planned an escape route and discussed it with everyone in the house, just in case? Painted exterior stairs and porch floors can be slippery when wet. Adding sand to the paint will give your feet a better grip and prevent falls. Older interior stairs may be steep or narrow, with undersized steps. Install a handrail on the wall at the proper height to give all family members, young and old, something to hold on to. Your renovator can recommend an installation that can be removed when you need to move furniture. To prevent slipping and falling on stairs, consider well-installed runners


YOUR HOME IS YOUR CASTLE — the place where you feel at ease, comfortable and secure. Home is also where more accidents happen to people than anywhere else. Renovation provides a great opportunity to improve the safety of your home. Building codes and practices have evolved over the years. If you live in an older home built to earlier codes, chances are that there are a number of things you can do to make your home a safer place to live. Not all safety improvements are expensive and time-consuming; many may be modest and simple but can still make a difference. A professional renovator can advise you on possible improvements that can be made to your home. Some may already be included in your renovation plans; it may be cost-effective for your renovator to make other improvements at the same time.

or apply an abrasive, non-skid strip on each step. Don’t forget about good lighting in the stairwell so you can see clearly. Particularly for the little ones in the family, check that railings on stairs inside and out are in good shape, with no loose parts and proper spacing to prevent children from falling through or getting stuck. A grab bar next to the tub or shower is helpful to keep both young and old from sliding and falling. Or, if you are redoing your bathroom and don’t want a grab bar now, reinforce the wall for a future installation. Replace bathroom floor covering with non-slip flooring. Rapid changes in water pressure and temperature are common in older homes, depending on how,

when and where water is used. This is not only uncomfortable, it can also be hazardous. Pressure-balanced valves for the shower and bathtub prevent scalding in the bathroom by automatically adjusting the flow of hot water, if there is a sudden drop in cold water, e.g. when a toilet is flushed. Other anti-scald devices include faucet aerators, inserts and hot water sensors that shut off the water flow at a certain temperature. You may also be able to lower the thermostat setting on your hot water tank. Also discuss any security concerns with your professional renovator who can advise you on measures to safeguard against break-ins, from window locks to automated lighting to alarm systems. In 168 sq. ft. of space, designer Jo Alcorn recreates a small but airy living room for herself.

DO YOU HAVE A SPACE that you tolerate but don’t love? For me, it was my living room. There wasn’t anything wrong with it; I just wasn’t in love with it. The dark mantel and floors didn’t suit my style or needs anymore; it was time to brighten it up. The remedy? A makeover, of course! The floors really drove the direction of this room. I was shopping for new hardwood with Neue Floors (neuefloors.com) and found light bleached-out60  Home Decor & Renovations  |  OCTOBER - NOVEMBER 2018

looking engineered hardwood flooring. I loved the idea of going with engineered hardwood – it’s durable, the colour is amazing, and it’s easy to clean. On these new floors, I can wear my high heels, and my dogs can run and play without worrying about scratching and dinging these floors – they don’t show wear and tear. I carried the flooring up the wall on the fireplace and installed a Dimplex electric fireplace (dimplex. ca). Because this unit is electric, it offers the best options – I can have the heat on, off, or set to any temperature I want. The best part? I don’t need to have a mantel between the fireplace and the TV, so I was able to create this stunning focal point where the hardwood is carried up the wall. I ordered an affordable TV mount that swivels from Wayfair Canada (wayfair.ca), so I can watch TV even from my kitchen – now that’s a bonus!


I love to entertain, so I kept my beautiful velvet sectional from my Jo Alcorn Home collection (alcornhome.com). This sofa is textured, lighter in tone and offers lots of seating for guests. It’s the perfect piece to play up the Scandinavian look in this room. I love pillows! The ones I used are from my line as well. They are not only stylish but fully washable. As in, pop the entire pillow into the washer. They’re perfect, so my pups can curl right up and enjoy this room as much as I do. Finally, the privacy aspect; because I’m a bit off the street level, I didn’t want to cover up my windows to get privacy, yet it was essential to keep as much natural light flowing in as possible. Get into your organizing groove

ith the kids heading back to school soon, now is a good time to de-clutter and get your home organized.

WHAT’S IN YOUR FREEZER?

An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. STORE YOUR SEASONAL CLOTHING

Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths. Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids 62  Home Decor & Renovations  |  OCTOBER - NOVEMBER 2018

in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and wellventilated area. MAXIMIZE BATHROOM STORAGE SPACE

Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or twice a month in the back of the cupboard or in labelled boxes.


For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. HOW DO YOU FILE YOUR PAPERWORK?

Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.
