ccording to a recent survey by the Canadian Home Builders’ Association, 58% of Winnipeg homeowners are planning on renovating their homes this year. Among all major Canadian cities, Winnipeg and St. John’s topped the list. Why are so many renovating? Our city is largely comprised of older homes in need of renovation. In fact, Winnipeg has the third oldest housing stock in Canada, right after Halifax and Montreal. More than just looking for a simple update, an increasing number of Winnipeg homeowners want their homes to be at the cutting edge of style, technology and creature comforts. According to a recent CIBC poll, basic home maintenance (57%) is the top planned renovation, followed by bathrooms (33%) and kitchens (32%). But, where to begin? Who should you call? The pages of this magazine have always promoted doing it right the first time. What does that mean? Hire professionals. We are most fortunate to have such a talented pool of renovators, designers and suppliers to call upon. The creativity and experience our local professionals have acquired is clearly seen in the ads and stories we publish from issue to issue. When working on our editorial features, we speak with all of the homeowners and in over 15 years have yet to hear any negative comments. Working with a member of the Manitoba Home Builders’ Association will ensure that you have a positive experience and that your renovation goals are achieved. Professional renovators will provide you with accurate pricing as well as a detailed written contract. They will also have liability insurance and workers compensation coverage. The MHBA’s adage to ‘do it right, hire a professional,’ is a wise course to follow. Instead of risking a failed renovation attempt, you will be confident knowing that your investment is in good hands.

1 The Murphy Bed, built into the wall unit, transforms the space into a guest bedroom for the occasional overnight guest.
The niche and cabinet bulkhead line up with the drywall bulkhead that houses the ductwork. 2

Province seeks
to assist consumers by MIKE MOORE,

IN EARLY FEBRUARY, THE PROVINCE OF MANITOBA
posted a survey on the Consumer Protection Office web site asking Manitobans to tell them about their experiences with renovations. This was a follow-up from a couple of years ago when the government launched their, “Let’s Make a Better Deal” campaign that promised better consumer protection in a variety of different fields. As a matter of fact, the Mandatory New Home Warranty Act got its’ beginnings from this campaign. The questionnaire was 16 questions long and essentially requested consumers to list their problems and grievances. Topics covered included the procedures for quotes, the type of work being done, permits, paperwork, timelines and guarantees. Let’s face it; there’s only so much you can ask before the respondent loses interest; unless they have a particular axe to grind. The Consumer Protection Office says it handles about 80 complaints a year dealing with renovations and repairs. That’s not much considering that 58% of all Winnipeg residents said that they had at least one renovation project last year. That would mean that there were likely hundreds of thousands of renovations being done in our province over the course of an average year. However, there’s no denying that a problem does exist. I hear from consumers who have dealt with unscrupulous individuals who have passed themselves off as renovators and it makes me sad. Just because one has a truck, a ladder and a hammer, it doesn’t make them a renovator. So, how do we begin to attack this problem? Here’s my advice to the Province: 1. Get It in Writing Campaign. We can’t emphasize this enough. We need to make sure that every consumer knows not to enter into a renovation agreement without a written contract. I don’t care if it’s a friend of a relative or a neighbour or
someone who comes highly recommended. Get it in writing. What’s going to be done, how much is it going to cost, when is it going to be completed? There may be changes to the scope of the work. If so, get these in writing too. We need to create an awareness campaign so that every Manitoban knows to do this before every renovation. 2. Don’t Over Regulate If we create a full list of registrations, licenses and other procedures, we will exacerbate the problem by driving even more contractors underground. The cash and no guarantee economy are already alive and well in Manitoba. Let’s not pour gas on the fire. However, we can make life very difficult for the dishonest. 3. Promote RenoMark I won’t go into great detail here, as I have promoted the benefits of the RenoMark Code of Conduct many times before. Written contracts, warranty, liability insurance, permits, safety – just go to www.homebuilders.mb.ca or www. renomark.ca; it’s all there. Let’s make a better deal for all Manitobans.

colour to the front yard. Homes with healthy plants and flowers are more welcoming to a buyer. However, you don’t want a buyer to think the front yard is high maintenance. Plant sparingly - not everyone has a green thumb! Instead, use containers to bring in-bloom plants to the front door, maximizing visual interest in the space. CONSIDER A NEW PAINT JOB. Paint is a great way to

freshen up your home. A new colour scheme can highlight the character of your house. One of the easiest (and cheapest) ways to add curb appeal is through great house colours. Choose paint colours by taking a bunch of paint chips, standing outside and finding the colours that correspond. Trees, flowers, other houses, or even rocks can serve as colour inspiration. These colours are found close by, so you know these choices will compliment your existing surroundings. LIGHTS AT NIGHT. Potential buyers will often
drive by a listing after work, so set your house apart! You don’t have to install a completely new outdoor system. Simply install lights that face downward and highlight the edge of the path to
allow your guests easy access which makes your
front yard a safer space. Aim for welcoming (not airplane runway) with your lights, especially if your walkway is long. Use the solar spotlights to highlight your favourite house features and don’t forget to point one at the “for sale” sign!

ROUND UP YOUR PAINTBRUSH. Continue your fresh coat of paint inside. A new colour can spruce up any room in the house, while hiding the wear and tear of every day life. Paint your trim and doors with a semi-gloss white paint to freshen up the rooms in your house. Don’t forget to paint your ceilings. Your house will go from looking tired to looking trendy. Potential buyers will be impressed with how well you’ve been taking care of your home (and may want to take it off your hands).
With these simple tips your home can make a great first impression and look attractive to potential buyers. Getting you one step closer to that top dollar sale.

or Jeremy, Anna and their young family building a custom designed house on an infill property in Tuxedo represented their dream home. The L-shaped house has been designed around a stunning central courtyard that features swimming pool, deck and exquisite landscaping features. “There’s the Zen side of the house,” says Jeremy where serenity reigns for the young family and the action side where big screen TV’s, stereo speakers and in-house gymnasium rule. The couple worked with Clayton Salkeld of Design-Built to articulate their vision. “There were direct principles that we wanted to adhere to such as really simple, timeless materials, lots of light, natural woods but nothing trendy. Nothing that would say 2014 five years from now. That was the kind of simple yet minimalist modern approach that we took to everything,” says Jeremy. When the time came to consider outfitting the kitchen, Clayton recommended Artur of M-Concept. “We paid a visit to their showroom, saw their kitchen design and fell in love with them,” says Jeremy. Artur was equally elated. “When Jeremy and Anna came to us with these house plans, I was just overwhelmed with what they were going to build and so excited that we were going to provide all the outfitting for this house.” What started out as a kitchen project expanded to include five bathrooms, a walk-in ensuite closet, laundry room, bar island and fire orb in the family room. The master ensuite features a free-standing bathtub by Wetstyle. Vanity cabinets are free-floating in natural oak with a special marine finish that has been engineered to withstand the effects of high humidity in the bathroom. It’s a strong focal point,” says Artur. I RECENTLY SAT DOWN with Bryan and
Sarah Baeumler, of HGTV’s House of Bryan, to discuss their third season of the show — and their experience during a third renovation as a family, this time in the country. They had some great advice on how to weather the storms of a major renovation.
HDR: What does the next season of House of Bryan have in store? BB: It’s going to be a crazy season. We moved to the country, into an older home with a terrible layout for a family with three kids – then we brought home a fourth! You’ll see a great adventure, along with the trials and tribulations (and there have been a lot of them) that come along with moving your family out of a custom built home in the suburbs, to a forest in the middle of nowhere. Not only are we putting on an addition, but we’re also living in the adjoining house the entire time — something I never recommend, which means I’ve discarded my own advice. It’s been a challenge but it’s going to be a great show.

RENOVATING OR BUILDING IS A FLUID PROCESS, AND YOU HAVE TO ROLL WITH THE PUNCHES. IF YOU’RE MANAGING THE JOB PROPERLY, THERE WILL ALWAYS BE GOOD SURPRISES TO BALANCE OUT THE BAD.
HDR: Can you explain what prompted your decision to move to the country? SB: It’s always been something that we’ve talked about but never very seriously. It was definitely an impulse purchase. We took the scenic route home one day and saw a for sale sign. I think two weeks later it was ours! HDR: I’d love to hear from you about your decision to live in your new country home for the third installation of the House of Bryan panned out. What challenges did that present? Would you ever do that again? BB: I think the decision to live through a renovation has to be made very carefully, there are a lot of factors to consider. My goal initially was to (for the most part) avoid encroaching into the existing house at all until the addition was completed — but that hasn’t exactly happened! Our current living space gets smaller week by week. It’s tight, but there’s an end in sight so we’re managing. You really have to watch the show to see all the details — but let’s just say it’s not always a walk in the park! HDR: It’s often said that a renovation puts a lot of stress on a marriage. What are your tips on minimizing this stress and emerging from a renovation as happy a couple (or happier!) than you entered it? SB: It’s true, there is a lot of stress. You are spending a lot of money, and making a lot of decisions very quickly. Anyone that thinks they can go through a major renovation or build together and not have a few good fights has their head in the clouds. You definitely have to pick your battles, at the end of the day, if building a house together ends your relationship, you probably didn’t need the house to begin with! HDR: How do you handle the unexpected that almost invariably arises over the course of a renovation/ build?
BB: I’m never surprised, you have to expect the unexpected, and just deal with any changes or problems that arise. Renovating or building is a fluid process, and you have to roll with the punches. If you’re managing the job properly, there will always be good surprises to balance out the bad. The key is to keep the destination in relative focus, while paying close attention to every twist and turn the journey throws at you. HDR: Has being on the opposite side of a build/ renovation changed your perspective on clients’ renovations? BB: Not at all — I’ve always demanded the same attention to detail for my clients as I do for myself. I think being in the middle of my own build/reno keeps the needs and concerns of my clients very fresh, and in the forefront of my mind. There’s nothing like being immersed in your work! HDR: Bryan, can you offer our readers any tips on hiring a contractor? BB: Yes — go to baeumlerapproved.com! You’re either going to find a good guy there, or if none are listed in your area, there are some great tips on finding the right contractor. The key is to make sure they have all of their important stuff: license, insurance, WSIB, experience, lots of good homeowner and trade references etc., but the most important part is the communication and trust between the homeowner and contractor. People have to use their common sense: don’t hire the first guy that’s available, make sure you have a contract, don’t pay too much up front, don’t pay for things that haven’t been completed, don’t micromanage and, above all, realize that you get what you pay for, in most cases. The sad thing is that we’ve all been saying this stuff for years, and everyone knows it, but someone reading this right now will go out and hire the first unlicensed, uninsured, lowest priced guy they meet that will take cash with no contract to save a few bucks, and a few months from now they’ll be singing the blues about being taken advantage of by a contractor.

Design rules for

WITH ALL THE YEARS WE HAVE BEEN DOING
show homes, and all the various renovations we have shown on our website, we seem to get a lot of excitement from children’s bedrooms. Is it because parents tend to neglect decorating children’s rooms after the nursery stage and then get the nudge from their children when they are old enough to make a suggestion? Or… it could just be that children’s rooms tend to be fun! At Fenwick and Company, we have developed a 10 point guideline for kid’s bedrooms that we will share with you.
1. Talk with the child to understand his/ her opinion about what their room should look like and what colours they would prefer. Paint is a great way to let your kids explore colour. If you don’t like it in 2 years, paint is relatively inexpensive to change. 2. Decide on a theme. What is your child interested in? It doesn’t all have to relate to the theme- that can be overwhelming. It could incorporate several of the child’s interests. Add a graphic wallpaper or mural to create the backdrop and use the theme sparingly elsewhere. 3. Don’t overdo the furniture. A child needs room to play! 4. Get creative with storage. Use every available space for storage. For example, use bins under the bed, and ottomans with hidden storage. Wall hung boxes or shelves are great for books and display.

Use interesting hooks in a pattern to create hanging space and double up hanging space in the closet by adding another rail. 5. Have a space for keepsakes. Children will always have favorite items that need to be displayed. If you don’t like to dust, use a display case that has glass doors. A shelf around the room close to the ceiling will create a space for book storage and for all the important treasures. 6. Think about the materials you are placing in the room. Many materials have VOC (volatile organic compound) content. Think about carpet (or any other type of flooring), furniture and paint with low VOC’s. If you are worried about allergens, use a solid surface material like hardwood, cork or linoleum with an area rug that can be removed and easily cleaned. 7. Use furniture pieces that are versatile. A trundle bed is great for extra guests. An attractive, quality piece of furniture can be reused elsewhere when the child moves out. 8. Think safety first! Use washable curtains or shades with cords on cleats high out of reach. Alternatively, insist on child safe cords. A night-light is important for safety as well as for psychological comfort. Make sure there is a clear path from the bed to the doorway. 9. Create a hideaway. Children love a hideaway or nook for reading and in later years it can be used for homework. 10. Lighting their way. Lighting is very important, but it doesn’t have to be serious. Use different types of lighting for general, safety, reading and one interesting light- just for the fun of it!

Canadians say they’ll spend almost 30 per cent more on home renos in 2014 A NEW CIBC POLL CONDUCTED BY NIELSEN FINDS THAT
four in 10 Canadian homeowners are planning some type of renovation this year, with an average expected cost of almost $20,000 - up almost 30 per cent from a year ago.
Highlights of the poll include: » 40 per cent of Canadian homeowners plan to renovate their home in the next 12 months, comparable to last year’s findings, when 39 per cent planned to make renovations » $19,754 is the average amount Canadian homeowners plan to spend on their home renovations in 2014 - up 29% from CIBC’s 2013 poll, when the average was $15,300 » Basic home maintenance (57 per cent) is the top planned renovation, followed by bathrooms (33 per cent) and kitchens (32 per cent) “Our poll shows that home renovation will continue to be a big business in Canada this year,” says Todd Lawrence, Senior VicePresident, Products & Payments at CIBC. “However, enjoying the benefits of renovating your home really begins with getting your financial house in order and knowing what you can afford.” While renovating rooms like kitchens and bathrooms are always good investments, it’s encouraging to see that a large number of homeowners are also planning to spend money on general upkeep this year. Keeping a house in good repair helps to protect its value. It always pays to be proactive rather than reactive when it comes to home maintenance. Replacing items, such as roofs and windows when needed, will cost less than having to repair damage resulting from leaks.
To make sure you stick to your renovation budget while getting the greatest return on your investment, here are some tips: Get it in Writing. You should always get quotes from contractors before any work starts, and have a signed agreement that details the scope of work to be done and itemizes the cost. You also need to be clear on what’s not included in your contractor’s quote so that you are not caught off guard by unexpected costs that can blow your budget. Expect the Unexpected. Regardless of how much
you plan in advance, leave a cushion in your budget for the unexpected. You should set aside an additional 25 per cent to cover any unexpected costs.

Wondering what it takes to get the results you want, without stress and worry? Who better to ask than people who have already done it? Here is advice based from homeowners who have completed major renovation projects, including bathroom and kitchen upgrades, additions and whole-house renovations. › Find a renovator you can trust and are comfortable with. This is crucial to a good renovation experience. You need to check out the renovator thoroughly. Ask lots of questions when you meet. Talk with previous customers. Visit past or current projects - you want to feel that "if the renovator did something like that in my home, I'd be very happy". You also need to be confident that the company is financially stable and will be around in the future. And while it may be hard to define a comfortable personal fit, you need to feel "in your gut" that you can trust and work well with this person.
› Find out what services the renovator offers. Homeowners often don't realize that many professional renovation contractors also provide design and planning services. Even if you want to work with a designer or architect of your own choosing, a contractor can add a lot of value to the process. "Our renovator saw opportunities for improving our design and offered alternative solutions to structural challenges, saving us money in the process." › Make sure you have a detailed written contract. "We chose the renovator who had it all written out. We knew what we were in for and didn't have to lie awake at night worrying what the final costs would be." › Know the facts before the work begins. What does the work entail? How will it be done and by whom? How will it affect your day-to-day living? Should you consider moving out? What if you have questions or want to make changes? The more you know upfront about the whole process, the less anxious you'll feel. › Take an active role throughout the project. "It's your investment and your home, so you want to follow things closely and know what's going on at all times." The best results come from good

A good renovator provides regular, if not daily, updates and is easy to get hold of if you have questions or concerns. You should be prepared to spend time going over drawings, monitoring the progress of your project, and discussing decisions with your renovator. › Don't expect a problem-free renovation. The bigger the project, the more likely you will run into the unexpected, such as existing deficiencies hidden in the walls, delays in special orders or bad weather. Be flexible and understand that some things are beyond the renovator's or your control. "If there is good rapport and trust between you and your renovator, it is usually easy to find a solution and move beyond the problem." › Plan ahead for your finishes. Typically, homeowners are responsible for choosing cabinets, flooring, tiles, fixtures and the many other finishes that will complete the job. This can be time-consuming, "My afternoon at the bath showroom turned into two full days". Set aside plenty of time and begin early - in some markets, there may be a significant delay for special orders. And take full advantage of your renovator's experience to help you find the best options.
› Keep money in reserve for extras. Once the work begins, it is not uncommon for homeowners to want to go an extra step - a better quality tile, brand new appliances and so on. "Once you are into it, you realize that just so-so is not good enough, and that now is the best time to get those extra little touches of style or luxury." What are the little gestures by professional renovators that leave a big impression on homeowners? "They cleaned up every day, took the garbage away and didn't leave us to live in a mess. We hadn't expected that, and it made a big difference to us." And, "My renovator went shopping for windows with me, explaining what was what. I ended up spending a little more than planned, but got much better windows." Finally, homeowners caution that there is no getting away completely from the dust, the dirt and the inconvenience, but "it's great to see the progress at the end of each day, very satisfying to look around and see your dream taking shape". CHORIZO BREAKFAST BURRITO INGREDIENTS MAKES 4 SERVINGS
› ¼ lb (125 g) mild or spicy chorizo sausage, casing removed and thinly sliced › ½ cup (125 mL) red onion, chopped › 8 eggs
› 1 jalapeno pepper, seeded and finely diced › 4 – 10 inch (25 cm) flour tortillas › 1 cup (250 mL) Old Cheddar cheese, shredded, optional › cooking spray
DIRECTIONS
›› Spray large non-stick frying pan with cooking spray. ›› Over medium heat, cook Chorizo sausage slices until nicely browned. ›› Add onion and jalapeno pepper; sauté until tender; about 5 to 7 minutes. ›› In a medium bowl, whisk eggs. Pour eggs into chorizo and onion mixture. Gently move spatula across bottom and sides of frying pan to form large, soft egg curds; cook mixture until no visible liquid egg remains. ›› Using the microwave, warm each tortilla on High (100%) for 30 seconds. ›› Spoon mixture into the middle of each tortilla and, if desired, top with one quarter of the shredded Cheddar cheese. ›› Roll up like a burrito and serve immediately.
DESSERT POPOVERS INGREDIENTS
› 3 eggs, room temperature › 1 cup (250 mL) all purpose flour › 3 tbsp (45 mL) sugar › ½ tsp (2 mL) cardamom › ¼ tsp (1 mL) salt
› 1 cup (250 mL) milk, room temperature › 3 cups (750 mL) fresh fruit, chopped
DIRECTIONS
›› Pre-heat oven to 400o F (200o C). Generously grease a 12 cup non-stick muffin pan with shortening. ›› In a large bowl, beat eggs lightly. ›› Add flour, sugar, cardamom, salt, and milk. Beat just until combined and mixture is smooth. ›› Meanwhile, heat muffin pan in the oven. ›› Divide egg mixture into hot muffin cups. Fill about ½ - ¾ full. ›› Bake for about 20 minutes. Reduce heat to 325o F (160o C) and cook for about 15-20 minutes longer, or until deep golden brown. ›› Remove from oven and tip popovers out of muffin cups. ›› Fill each warm popover with fresh chopped fruit. ›› Serve with Citrus sauce (recipe follows). CITRUS SAUCE
› 1 ½ cups (375 mL) non fat lemon yogurt › 4 egg yolks › ¼ cup (50 mL) sugar › 1 tbsp (15 mL) lemon zest
›› In top of double boiler (or in small bowl) set over simmering water, whisk together yogurt, egg yolks, sugar and lemon zest. ›› Cook, stirring constantly, until mixture thickens, about 15 to 20 minutes. ›› Remove from heat and cover with plastic wrap; chill in refrigerator. Sauce will thicken a bit more in refrigerator.

Home Décor & Renovations: Where do you stand in terms of who has “won” most shows? Jillian: Poor Todd. Todd: Where do I ‘stand’? In second place! HD&R: What would you change about your LIoLI partner? What do you admire? Jillian: Actually, Todd laughs at most of my jokes and makes fun of me at all the right times. Not much that I would change. Of course unless I could turn him into Channing Tatum, in that case I would change everything. I truly admire Todd as a father. I think he has the most beautiful family! Todd: Change about Jill? Where do I start? How much time do we have? How long is this interview? Do we have unlimited space? Let’s do a separate segment just on this. I’ll have my people call your people... One of the many things I admire about Jill is her spirit. She makes having fun a priority and I think that is an invaluable quality. She schedules vacation time and actually goes on vacation! This is something I need to work on and I could take a page out of her book in this regard for sure.
TODD AND I ARE BOTH ON THE SAME PAGE ON THIS ONE. IF YOU CAN MAKE A DECENT BUCK AND ONE OF YOU STILL WANTS TO GO — MAKE A CHANGE. HD&R: What does your partner do that you think is underhanded or sneaky in order to get the win? Jillian: Did you just call Todd my partner? Umm how about the fact that he uses MY hard work and renovation to convince people to sell. GRRRRR…. Todd: Plays on the heart strings and the “emotional” attachment of their connection to the house. Especially when she frames kid’s art or black and white photos of the family - well played Jill, well played.
HD&R: Do you think the Vancouver real estate market gives either of you an advantage? Are people here more likely to stay or move than people in Toronto? Jillian: I think if people have been fortunate enough to be able to buy, it’s really scary to think about it again. The market is so insane that it’s not as easy to buy and sell and flip as it is in say, Alberta or Ontario. Todd: The economics of moving gives people the advantage to staying in their home, no question. It squarely puts me as the underdog, but being a Vancouver native that’s a position I’m comfortable with...right Canucks fans? HD&R: What do you think is the clincher for most people when deciding whether they Love It or are going to List It? Jillian: It really should be money. But I think people get emotionally attached to a home and that is the clincher. Todd and I are both on the same page on this one. If you can make a decent buck and one of you still wants to go - make a change. Todd: Generally the idea of change is daunting for people and staying is the default reaction. As Jill said, neither of us get emotionally attached to houses. Renovating and moving for me is not only fun but mostly a financial choice. The investment returns after buying smart and renovating smarter is one of the greatest things about real estate. Crunch the numbers and look for the next opportunity, but be careful, it’s addictive. HD&R: Would you personally trade a longer commute for a bigger house? Jillian: I live in Kelowna. I commute four hours, sometimes twice a week. End of story. Todd: Not that I live in Kelowna but we did trade a longer commute for location. I live in Lions Bay which is a little ‘gem’ or ‘secret’ not many folks know about. It is 30 minutes from downtown on the Sea to Sky Highway and gives us the lifestyle we want while still being close to the city. Buying a property is about lifestyle, not square footage, counter tops or fancy lighting. HD&R: What is the most common complaint for the people that come on your show? Jillian: They want champagne, but they only have moula for beer. Todd: “Do I really have to go and talk to Jill? She only has bad news... can’t we keep looking at houses with you? It’s way more fun!” HD&R: What do you like best about working on this show in Metro Vancouver? Jillian: I mean, look around. Cherry blossoms, mountains, fresh sea air. I am close to Kelowna where my family is, good shopping and good food. What’s not to love! Todd: I am a self-professed real estate junkie. I’d look at houses, renovate, and design for free and now I get paid to do it with makeup on! How sweet is that? (Please don’t tell the producers I would work for free.) the same page where major home projects are concerned. “We don’t own or plan to own a cottage,” says Debbie, “so we wanted to make our backyard our area of enjoyment.” Their River Park South home in St. Vital was built in 1995 and with a west exposure and a large backyard, the potential for cottagestyle living was full of promise and so began the plans for a relaxation space complete with sunroom, deck and hot tub “My husband and I are the types that if we’re doing a project, we’ll go out and talk to a ‘gazillion’ different companies and kind of analyze it to death. We started with the deck decision first and we were talking sunroom structures at the same time, and we met with Brad DeSerranno at Glastar because he was recommended to us by the folks who did our deck.” The couple wanted a sunroom with spacious dimensions to provide a large seating area and dining space. What followed was a made-to-order 20’ by 13’ room with floor-toceiling screen and window panels that provide a wraparound view of the backyard.
DEBBIE LIKES THE FACT THAT THERE’S A MAJOR MEASURE OF CONTROL OVER WEATHER PHENOMENON LIKE WIND AND RAIN AS WELL AS THE SEASONAL ONSLAUGHT OF BUGS FOR WHICH MANITOBA SUMMERS ARE SO INFAMOUS. Brad explains “All glazed areas feature tempered safety glass. The wide 3’ and 4’ operator panels and sliding door allow a maximum amount of air movement as well as panoramic views into the backyard.” “The entire panels slide from floor to ceiling and this smooth rolling motion is created from our two sets of top-of-the-line tandem nylon rollers with sealed stainless steel ball bearings.” Debbie likes the fact that there’s a major measure of control over weather phenomenon

The panels are very adaptable to the occasion and the weather.” Solid surface Duradek flooring looks good and means that there’s never a worry about spills and such. Glastar set up the couple’s sunroom within a few days with their characteristic expertise. “Some modifications were necessary to accommodate the upper floor cantilever,” says Brad. “Our low slope roof was cut back to account for that while our sunroom walls carried through to the main floor house wall. These are modifications that we undertake on all our projects to make it fit and to complement the home. Our sunroom system is manufactured locally here in Winnipeg so this allows us to do the custom work.” “We really enjoyed working with Debbie and David, after consulting with them to find out what they had envisioned. This sunroom addition really complements the house seamlessly. It has added value to the home and most importantly value to the homeowners’ lifestyle. This addition will be a feature element in this house for years to come being constructed with maintenance-free aluminum and glass. Years from now, it will still look the same.” Brad added that the Glastar Showroom and Factory Production facility at 265 Sutherland Avenue always welcomes homeowners to tour the facility when doing their own research into building a sunroom.
Debbie and David and their two young sons continue to enjoy their sunroom not only in the heat of summer but also in spring and fall. “It’s really a three-season room,” says Debbie. “We face west so we get the noon and onward sun and it really prolongs how long we can use it when seasons start to change.” After considering the ‘gazillion’ options that this couple usually goes through before launching a home project, David and Debbie know they made the right decision by choosing Glastar to build their new sunroom. “We are happy and enjoyed working with Brad. He was very pleasant to work with. He was there to respond promptly to our phone calls and emails. The folks who came out to do the work were great. Based on the finished product, I’d say they did a great job!”

A grass roots start to a
“Made-in-Manitoba” building revolution

THE DEFINITION OF ‘TRANSFORMATIVE’ REFERS TO
“the act or an instance of transforming, the state of being transformed and a marked change, as in appearance or character, usually for the better.” A core group of bright, innovative, knowledgeable Manitoba professionals have launched a process that they hope will have a transformative impact on Manitoba’s built environment. While the Transformative Buildings Group is setting out to provide leadership, there appears to be a very large group of Manitobans who are looking to participate and invest personally, corporately and provincially. The world around us is being impacted by environmental changes that are affecting not only the weather but our lifestyles and the very future of our society in fundamental ways. Reaction to these challenges has led to the pursuit of concepts such as Factor 9, Net Zero, Passivhaus, or Energy Ratings in order to transform the buildings we live, work, and play in. Broadly speaking, Manitoba has fallen behind in this regard as a number of other jurisdictions are considerably more active. However, a new group with ambitious targets has been formed recently. Curt Hull of Climate Change Connection began a series of meetings several weeks ago with some leading Manitoba experts on energy efficient, environmentally friendly building envelope concepts and technology. Those participants include people such as John Hockman, nationally recognized energy consultant; Gerry Humphreys, recognized Green builder; Gio Robson, recognized expert in energy analysis; Dan McGinnis, chair of the local Canadian Green Building Council and Randy Proven and Eric Bjornson – both owners of businesses with experience in energy efficient residential retrofits. Initially hosted at DUXTON Windows & Doors – manufacturer of world-class fiberglass windows and doors, the meetings have since re-located to the Manitoba Eco Centre in the Mountain Equipment Co-op building. Curt Hull, informal manager of the group says, “Our initial sessions have been basic brainstorming sessions to determine what our goals are as a group and how we might achieve them. The terms that have kept coming up include ‘transformational,’ ‘performance’ and ‘comfort.’” This Transformative Buildings Group has been working towards defining what could be achieved within a timeline of 2020. At the most recent meeting Dudley Thompson, principal at Prairie Architects, made a presentation to the group regarding the revolutionary changes underway with the newest Manitoba Schools.

As the Manitoba Public Schools Finance Board has set out to substantially up-grade the quality of schools, Dudley spent some time researching schools with ‘transformative building design and construction’ and established something of a baseline to be achieved. Additionally, the research determined a variety of savings and benefits that could be documented as clear returns on those investments. Dudley’s subsequent analysis of the most recent projects clearly indicates that transformation is being achieved in the latest Manitoba school projects. It would appear that the under currents or sub-culture of transformative buildings or renovations exists with the work of people such as Eric Bjornson, Randy Proven, and Gerry Humphreys. Gerry’s Milestone Projects had early impact during the construction of the Prairie Architects, Gold LEED rated Mountain Equipment Co-op project. This project incorporated numerous innovative components of recycled materials, environmentally friendly materials, and energy efficiency. More recently, Randy Proven has undertaken a very extensive, transformative retrofit of a North Kildonan home.

SING THE BLUES » I chose a fresh blue hue to accent this space (left), which turned out to be a huge 2014 trend ahead of its time! This goes to show the importance of choosing a shade which speaks to you and to the space – you’ll still love it later even as trends come and go. However, if you do want to add a similar colour, try Benjamin Moore’s #806 Breath of Fresh Air (either for walls or a reference for accents), and pair it with either my favourite fresh white (#2121-70 Chantilly Lace) or my go-to neutral (#OC-23 Classic Gray). » Blue and green (which is half blue) are both natural hues that we are used to seeing in the world in a toneon-tone effect, so they make great near-neutrals and work especially well when combined in multiple shades. This makes it especially easy to slowly add up an accessory collection over time (as you happen across different stores) without wondering about whether pieces will “match” - if you stick to the blues, you won’t have a worry in the world.

Class up that cabin by JENNIFER RUDOLPH THE VERY PHRASE “COTTAGE CHIC” WORKS SO well
because a rustic cottage and stylish decorating are complete counterpoints to each other. When a rustic wood dining table is unexpectedly paired with a white modern chandelier or a vintage dresser is painted red on rustic wood floors, these juxtapositions keep things interesting and provide a great opportunity to be creative and express yourself. Decorating a cottage doesn’t have to be expensive, in fact you should to do it as inexpensively as you can. Flea market finds and second-hand furniture bring whimsy and history into a space. Scour flea markets for great vintage finds and unify your pieces with a coat of paint in a neutral palette. Replacing the hardware with vintage glass knobs or decorative brass plated pulls can change the entire look of a piece of furniture. Lee Valley Hardware is the best place to go for inexpensive and interesting hardware. You will surprise yourself to see just how fantastic an outdated 70’s dresser can look with a fresh coat of paint and some funky hardware, all for under thirty dollars. Flea markets are also the place to pick up vintage glass bottles and old aluminum milk jugs, which I always think are great for displaying wild flowers. Vintage wooden milk crate
boxes are fun and also provide storage for magazines, toys or bathroom linens. If your space is lacking in light and you’re finding that every finish is just a slight variation of brown, consider painting the floors or walls white. White is like a breath of fresh air in small spaces, providing a blank slate, and it also looks great on rough hewn, textural elements such a rustic wood floors. It’s also a convenient way to conceal patches and repairs throughout. Once you have a your background, add warmth with neutral elements from nature. Some examples could be wood butcher block countertops, a chunky wood harvest table, driftwood, a collection of grey and white rocks, an area carpet in natural jute, a wooden tree stump used as a stool or end table—think caramel, maple and café au lait tones. Then you can inject some energetic tones to invigorate the space — a single antique chair painted in bright yellow, a re-upholstered ottoman. Not too many elements, just some carefully chosen ones. Every cottage needs a rustic dining table. It will be the hub of family meals and late night games. A natural stained finish can distress over time with use, adding to the classic patina. Now, here is your opportunity to showcase a statement chandelier, either very simple and modern or fun and whimsical. Keep your table settings casual and eclectic, either hand-thrown ceramics or a mix and match collection of china with colourful patterns. Mix silver and brass in candleholders and flatware, mix and match your dining chairs, but keep them all within the same era, either vintage or modern. Of course, the most important thing we take from summer cottages are the memories, which never get outdated, whether we have a chic interior or not!

Over the years, it may serve as a den, an office or a spare bedroom. › The main floor bathroom should ideally include a shower at least, and a bathtub if possible. › Keep floors at one continuous level. Eliminate obstructions such as steps up or down to the family room, or if necessary, use gently sloped ramps. This protects both children and adults from accidents. › Non-load bearing moveable or removeable walls offer the flexibility to change the layout of your home with less work and at a lower cost. › Consider the need and opportunities for future expansion of living space into the basement and/or attic, and rough in services (water, electricity, cable) as other renovation work is done. › Install laundry facilities on the main or upper floor. If you intend to use an outdoor clothes line, place the laundry room for convenient access to the outside. › Choose easy-to-open windows with cranks, and install lever-action handles rather than knobs on all doors and closets. › Position electrical switches, outlets and mechanical system controls where they are easily accessible from a standing or

Garage or parking areas should provide enough space to get around with a baby carriage, armloads of groceries or a wheelchair. Install planters at various and accessible heights. Exactly how much can we expect the cost of lawn care to increase using Fiesta as compared to Par 3, the current herbicide used to control weeds on lawns?
A
The price of Fiesta is coming down slightly as more municipalities and provinces impose bans on the use of Par 3. At present, comparing apples to apples, the cost of Fiesta is 23x higher that the cost of Par 3. However, as a consumer, one should expect to see a variety of strategies that will be put forth by lawn care companies. Programs that involve spot treatments will ultimately disappoint. This has been verified by the Guelph Turfgrass Institute, members of Landscape Ontario, as well at the manufacturer of Fiesta, Neudorff. In order to achieve proper results, a minimum of 2 applications of Fiesta in the first 30 days of spring will be required, followed by ongoing spot treatments for weeds throughout the remainder of the season. Consumers should expect price increases on the order of approximately 50% over current prices.
Q
If I get rid of my weeds this summer, but my neighbours don’t, won’t their weeds infest my lawn next summer?
A
They certainly will, eventually. You would be wise to encourage your neighbours to eliminate their weeds this season, while they can do so at a minimal cost. If they aren’t keen to do so this season, it’s a safe bet they won’t be interested at all in doing it next year, after prices go up.

My neighbor says he plans to stock up on ten years’ worth of Par 3 to keep his lawn weed free. Is that legal?
A
Pesticide possession is federally regulated. That is to say, that you can possess even the pesticides that the provincial government has banned. The provincial ban addresses the “sale and use” of pesticides. While your neighbor may possess banned pesticides, it would be against the law for him to apply them in Manitoba. That being said, Manitoba Conservation has absolutely no intention of setting up a snitch line and would very much like to discourage homeowners from tying up the 411 line to inform on their neighbours.

What pesticides are being banned? How will I know?
Manitoba Conservation has yet to announce a specific list of the pesticides that they intend to ban although you can certainly expect that Par 3, the most commonly used herbicide in the world, along with all of its active ingredients and all other trade names it might fall under including 3-Way Turf, will be on the list. Nonselective herbicides such as Round Up and Vantage will also likely be on the list. The list will likely list dozens of pesticides which will include trade

names (brand names), as well as their active ingredients, and will also likely include many peripheral pesticides that would rarely be considered in the lawn care industry.

Are other, low risk weed control products being developed?

So is a weed-free lawn hopeless?
A
Yes. A new market for lower risk pesticides is emerging. While it is a difficult and expensive challenge to find new ways to kill weeds, there are products being presented to the Pest Management Regulatory Agency every year. The PMRA is responsible, together with Health Canada, for the federal regulation and testing of pesticides in Canada. New products are in the works, though it is expected that they are still a few years from being market ready. It will only take one new product entering the market to begin driving down costs on weed control products.

Not at all! Fiesta can achieve excellent results when used properly and consistently, in conjunction with proper cultural practices.

My lawn was ravaged by Chinch Bugs last summer. Will insecticides be banned as well?
A
I have been informed, by a source within Manitoba Conservation, that the emphasis on the ban will be on “cosmetic” pesticides, and that they do not view insecticides within the realm of this classification. WILL YOUR LAWN BE OVERRUN WITH WEEDS NEXT SUMMER? The short
answer to that is ‘NO.’ The NDP government has proposed a new bylaw (Bill 55) that would see the sale and use of specific weed control products restricted. Strictly speaking, the new bylaw will not necessarily be an outright BAN. Traditional weed control is still available and is currently legal to use. It is expected that the new restrictions on certain weed control products will come into effect for 2015. The bylaw will restrict the use of Par 3, as well as many other weed control products. Par 3 (aka 3-Way Turf) is the most common, most effective, and most cost efficient method of weed control currently in use. The bylaw will still allow provisions for the use of other weed control products. Weed control for your lawn will continue to be available. Weed control will continue to performed following the new bylaw. Certain weed control products (herbicides) will be exempt from the restrictions. The new weed control product that will be permitted to control weeds is a product called Fiesta. Fiesta is an iron based product. While it is a naturally based product, it will still be classified and characterized as a pesticide. The term ‘pesticide’ does not refer to the chemical make-up of a product, but describes its’ function. The term ‘pesticide’ refers to any product, synthetic or natural, chemical, solid, or gas, that is designed to protect human health or the environment by eliminating a pest. ‘Pesticide’ is an umbrella term under which there are specific categories that are defined by their target pest. Herbicides are products designed to eliminate weeds. Algaecides are designed to eliminate algae in pools, for example. Insecticides are designed to control insect pests. Rodenticides are designed to control rodent problems. Fiesta is not Par 3. The easiest way to compare Fiesta to Par 3, and the current expectations that most homeowners have regarding weed control, is to address the ways Fiesta is better than Par 3, and how Fiesta is worse than Par 3. FIESTA WILL BE MORE EXPENSIVE. Current speculation is that most lawn care providers will be charging anywhere between 33-50% more in 2015. If similar bylaws passed elsewhere in Canada are any indication, smaller lawn care providers that cannot afford to purchase large volumes of Fiesta at a discounted rate will not be able to compete, and will eventually cease providing weed control services. FIESTA DOES NOT CONTROL ALL WEEDS and will not come with a 100% guarantee that many traditional lawn care programs come with today. While the manufacturer claims that Fiesta controls a wide variety of weeds, testing and trials in Manitoba have revealed that Fiesta will not adequately control many lawn invading weeds including thistle, clover, pineapple weed, and plantain. FIESTA DOES CONTROL DANDELIONS. Fiesta can be applied as a full blanket treatment over the entire lawn only twice in one season. It must be applied in either spring or fall. Two applications may be done in the spring and early summer, or a spring and fall application may be made. While Fiesta may not completely eliminate every single dandelion in the lawn with one or even two treatments, Fiesta will most certainly keep dandelions from blooming. You will not see any yellow dandelion heads and that will become the new guarantee made by the lawn care industry. Obviously, if the dandelion cannot bloom, it will not go to seed on your lawn. In relatively healthy lawns, 100% weed control will certainly be possible. In poorly maintained lawns with many weeds, complete elimination of dandelions may not be possible. Current testing indicates that in lawns severely infested with dandelions, approximately 70-90% control and elimination of dandelions is achievable in one season. Aside from two blanket treatments in either spring or fall, only spot treatments may be performed in the summer. FIESTA WORKS EXTREMELY FAST! Fiesta turns dandelions black within hours. The dandelion shrivels and dies extremely fast. Where spot treatments on weeds are made, a direct application of Fiesta in the summer will also cause the lawn near the weed to turn black as well. While the weed will die, the lawn will return to its natural colour within days.

BLANKET TREATMENTS OF FIESTA WILL MAKE YOUR LAWN DARK GREEN. Fiesta is an iron-based
product. In grass plants, iron assists in breaking down nitrogen. Nitrogen is what provides your lawn with dark green colour, thus, the introduction of iron, enhances the uptake of nitrogen in the lawn, particularly when it is combined with a nitrogen fertilizer. The effect can be quite amazing. Testing has shown that just 24 hours after a blanket treatment of Fiesta, many lawns were incredibly darker, much to the amazement of the homeowners. Most lawn care providers have never offered a direct iron treatment before due to the higher cost that would have attracted few customers. With the introduction of the new bylaw on weed control products, the only way to control dandelions next year will be with use of iron, which will have the added side effect of producing rich colour in the lawn. The dark green effect does diminish to a more naturally green colour over the course of 30-45 days. Where weeds are concerned, Fiesta kills the weeds in two ways. Fiesta makes so much nitrogen available to the weed that it effectively overdoses the weed. The iron in Fiesta is also absorbed by the weed in liquid form during application. Once inside the plant, the iron
oxidizes as the plant dries out, essentially exploding the plant from the inside out on a cellular level. In short; YES, you will still be able to control dandelions on your lawn though that control may not be as much
as 100% elimination. NO, you will not see any dandelions blooming on your lawn with a comprehensive weed control
program. It will be more expensive, but you will also be getting that dark green effect with your spring application of Fiesta that will certainly make your lawn a stand out on the block. YES, it will be more expensive, though you can
rest assured, every lawn care provider in town will be working hard to keep the price lower than the competition.
