it’s the constant challenge of

owning a character home. How to make renovations that provide the latest amenities but that still pay homage to the unique styling details that homes of a certain vintage exhibit. That’s what Sean and Shauna were up against when they decided to add a 400 square foot addition to their 1940’s Norwood Flats home to make way for a newly appointed kitchen and expanded basement. “When we bought the house, we did a few renovations to the existing home but we always knew that we

wanted to make it bigger and fortunately, we had enough room to do that in terms of the size of the yard,” says Shauna. “But it was important that the addition not look like an afterthought and that it work seamlessly within the flow of the original layout.” “We knew we wanted a newer and much bigger kitchen,” says Shauna, “but we also wanted a mud room. We’d been coping with a small 2’ by 2’ side entrance landing common to character homes but it certainly wasn’t very conducive to our young family. We also wanted a bathroom on the main floor, a feature that older homes don’t normally have.” Enter Richter Construction on a referral from Shauna’s co-worker who also owns a character home. “She spoke very highly of them and she’s also quite particular herself. So we met with Ron Richter, explained our vision and the process began.” Richter Construction brought in Tracy Dyck of S3 Interior Design to provide her expertise to Sean and Shauna. Responding to Tracy’s suggestions, the couple chose Shaker style maple cabinetry stained in Mushroom, a neutral colour with plenty of warmth combined with hits of sheen from brushed nickel pulls. “I didn’t want anything that was too dark or too light for that matter,” says Shauna. “With a young family, I don’t want to worry about keeping it fingerprint free.” The central island is command central offering a seven foot length of quartz and overhang to seat all four family members. “We didn’t want to put a sink or stovetop on it. It’s where most everything happens,” says Shauna. The couple has been effusive in their praise for the work that Richter Construction did. “We’ve spoken very highly of them to friends and family throughout the process. We’ve had nothing but a positive experience.” Martin Richter returns the compliment. “From our end, it is so enjoyable to work with clients like Sean and Shauna. From day one, they understood the process and challenges that lay ahead. It’s not easy for a family with small children and pets to undertake such a project, but they were up to the task. Communication was a key factor to the success of the project. When questions or concerns arose they were dealt with in a timely fashion by both the client and Richter Construction, this enabled the renovation to go smoothly, be completed on schedule and on budget. With that being said, I believe the clients’ vision has come to life.”

For a more complex headboard like the one shown, intricate or completely plain patterns work best.

This headboard is applied directly to the wall, so move your bed away to give you room to work.

Choose an outline for your headboard that will complement the design on your leftover wallpaper.

Measure the width of your bed and decide on the height of your headboard.

Using these measurements, cut enough wallpaper to fill the required space, making sure the pattern matches up. The design in this image took three drops.

Lay your wallpaper drops side-by-side on the floor. Draw the left-hand side of the headboard in pencil and cut out. You can now use this as a template for the right-hand side; this technique ensures both sides are symmetrical. If you’re not confident, stick to a simple shape.

07 Paste the central drop of wallpaper and leave to soak for three to five minutes.

Mark a centre point for your headboard on the wall and use this as a guide to hang the first drop.

Paste the remaining drops and leave to soak for three to five minutes.

Hang the remaining drops either side of the central drop and leave to dry. Now you can put your bed back and admire your handy work.

THROUGHOUT THIS MAGAZINE, ON THE MANITOBA HOME

Builders Association web site and on many reputable renovators’ materials, the RenoMark logo appears more and more frequently. Where did it come from? What does it mean? What does it stand for? RenoMark originated in the Greater Toronto area as a concept to build more professionalism in the renovation industry. The fear was that every person with a truck and a ladder was calling themselves a contractor. This was creating a negative image for the industry and hurting those who were true professionals. The concept caught on like wildfire. The Manitoba Home Builders Association was the first provincial association to adopt RenoMark. Every Renovator member of the MHBA signs on to the principles of RenoMark. What are these principles? They must be a member in good standing of the local Home Builders Association. In this manner, one knows they have been scrutinized by peers for membership credibility and that they participate in professional development courses and activities. They must provide a detailed written contract for all jobs. This is a huge item and the key to the Get It in Writing campaign. It is absolutely shocking how many people hire friends of friends of neighbours without anything in writing. If the price changes, there was nothing in writing. If the contractor disappears, there was nothing in writing. If there is a disagreement, there was nothing in writing. If it escalates to a legal dispute, there was nothing in writing. Getting a detailed written contract cannot be emphasized enough. Offer a two year warranty on all work. Beware the tailgate warranty; that is, as soon as can’t see the tailgate of the truck, your warranty is gone. Deal with a reputable firm; get it in writing; and get your warranty in writing. Carry a minimum $2 million liability insurance and have Workplace Health and Safety and Workers Compensation coverage. Your renovators’ coverage is your insurance. You need to make sure that everyone is working in a safe environment with all of the necessary coverage. If your renovator doesn’t take on this responsibility, it can fall back on you. Carry all applicable licenses and permits. He who takes out the permit, assumes the risks. Don’t let anyone 18 home décor and renovations Apr - may 2013

talk you into taking out the permit in your name in order to cut corners. If you take out the permit, you are the prime contractor and all liability is assumed by you. A professional RenoMark renovator knows which permits must be issued and has them done in their name. They have the coverage and the professionalism to deal with this process. Worse yet is the individual who tries to avoid permits altogether. Not only is this dangerous, it’s also against the law. No permit can mean no insurance or coverage in the event that something goes wrong. Obviously, the Manitoba Home Builders Association recommends all RenoMark renovators due to their proven professionalism. However, no matter who you employ to do your renovation, make certain that they adhere to all of the RenoMark principles for your assurance of work done right. perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Each space, person and system is different. What worked for some may not work for you. You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home. Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you. › Keeping it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized, because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. › Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, such as using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. › Let go and let it flow. Are you holding on to things that you’ll never use again? People often unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. 20 home décor and renovations Apr - may 2013

› Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where is it located? Some charities will pick up, so call them to find out when they will be in your area. planning the details of the renovation to their second level bathroom, scouring the internet for ideas, sourcing out materials and when everything was picked out to their liking, they used their well-developed research skills to engage Harwood Design Builders to turn it all into reality. The couple’s well-considered vision for the bathroom was crystal clear and that was to create a luxury retreat with a European spa ambiance. The bathroom renovation was the showpiece of a larger project that included a basement expansion and the creation of a pantry room with ovens in the 20 year old house. The bathroom’s generous footprint was retained but the original whirlpool

The couple’s decision for the liberal use of porcelain tiles, both in the shower enclosure and on the radiant heated floor, emerged as the scene-stealer in the space. John and Edith quip that they must have visited every tile retailer in

Winnipeg to arrive at their final choice of Capetown Coral, a porcelain tile by San Marco that gave them both that ‘finally, this is it’ feeling. The couple devoted their attention to the smallest details from choosing the cabinetry pulls, vanity and shower faucets to stylistically harmonize with the angularity of the toilet base. no matter how large or how

small your bathroom is, the basic elements which make a bathroom fabulous are the same. Functionality, easy to clean, lots of storage, and of course, attractive. In this case, I had carte blanche to design a bathroom for two very adorable little girls with the caveat that it had to be girly and timeless. When clients give me their wish list for the renovation plan of their bathrooms, they usually have a tile or counter in mind, that is more often than not the jumping-off point of the aesthetic plan of the space. This is a good place to start, since it sets the tone for the look, the feeling and the colour of the bathroom. In this case, the client wanted Statuario marble for a countertop. Knowing this fact, it was easy to plug in the other elements which would make this small bathroom bright and fresh for the girls using it. Choosing the vanity colour or finish is key to creating the mood in the space. Stained and dark tends to be masculine, while white and light tends to be feminine. A perfect white was chosen for the vanity, one of my favourite whites, Benjamin Moore’s CC-20. You cannot go wrong with white vanities in a bathroom – classic, timeless and bright. The crystal knobs gave a finishing touch to the simple lined vanity. Paint colours in the bathroom should be light and non-obtrusive in order to allow the tiles and stone to take centre stage. Getting away from all the grey and blue which is the trend these days, I chose a soft blushy pink for the wall

colour. This imparts a warm glow over the entire bath. When designing a bathroom on a budget, keep two things in mind: plumbing and tiling. Try to keep all the plumbing fixtures where they are, since moving them can really add dollars to the bottom line. Your tile budget can easily explode – to keep this in check, I like to use a simple white porcelain 3-by-6-in. or 2-by- 4-in. tile as my main tile and add a gorgeous mosaic and bullnose tile as an accent. In this case, we used a mosaic which had glass and marble in a combination of smooth and textured square. The sparkle added the perfect girly touch the bathroom needed. When it comes to the plumbing fixtures, we often adore the sparkle of chrome or polished nickel in a bathroom. Yes, you have to wipe the water stains away, but the sparkle is what imparts that finishing touch. I often like to use a cool polished chrome in a white, more modern bathroom space, while polished nickel suits a more traditional bathroom with creamy finishes and stained vanities. There are no hard and fast rules in this department – it is much like cooking; all the ingredients have to work together in harmony, the tiles, floor, counter, vanity, paint and plumbing fixtures. ›› Save on your budget by planning to keep the plumbing fixtures where they are, work with what you have and you will shave that bottom line. ›› A banjo top behind the toilet will give you ample storage, it only needs to be 6-in. to 8-in. deep. ›› Though brushed gold is the trend for faucets at the moment, choosing the classic polished chrome will give you a timeless look. As a bonus, it tends to be the most cost effective finish. ›› Choose a dark coloured grout to avoid seeing dirt gather in the grout lines over time. When you do so, you create a more graphic look to your

space, which can add to the design aesthetic. ›› Keep in mind that it will take six to eight weeks to get through the process of renovating the average bathroom and it can cost $10,000 to $20,000 for the average bathroom renovation. ›› Splurge on counters and plumbing fixtures. These elements will be put to the test daily. ›› Install your mirror from the counter to the edge of the vanity and all the way to the ceiling or underside of the moulding. It will double your space visually and brighten up the space tremendously.

Mackintosh, will be making an announcement regarding the use of lawn pesticides in Manitoba. It is anticipated that he will likely impose a plan to reduce, restrict, or ban pesticide use on lawns. The issue of pesticide use on lawns is an emotional one. Opponents to lawn pesticides argue that, while no conclusive evidence exists pointing to negative health impacts on humans, there is reasonable cause to believe they ‘might’. On the other side of the debate, those who support the continued use of pesticides, cite the absence of any concrete evidence showing that lawn pesticides pose a danger to human health, and further outline the extent to which all pesticides in Canada are tested and monitored, and outline the benefits our green spaces, lawns, and sports fields provide.

After 21 years in the lawn care industry, I have had plenty of time to do my research on the issue. Some of the information I have come across in all that time has been quite astounding. To say we live in a chemical world is a drastic understatement. The word ‘chemical’ now conjures negative imagery in most despite the irony that water and milk are chemicals. But one must ask, as we have evolved, are we getting smarter? Are we living longer? Is science and technology safer, and is it more transparent than ever? The answer to all of these questions is a clear ‘Yes’. Today’s human being is the smartest, longest living, best fed, best educated, safest version of the human race to ever walk the planet. It is important to note that most Manitoba lawn care companies use only two pesticides. Par 3, a herbicide, is used to control weed infestations, and Sevin, a naturally derived insecticide, is most commonly used to control chinch bugs and sod webworm. Like most people, when I used a pesticide for the very first time, I trusted that Health Canada had done its due diligence. Certainly this product would not be available if they hadn’t. As a lawn care provider, I was compelled to more fully understand where these products come from, how they’re regulated and how they are tested. What I continue to discover is just how much we are surrounded by chemicals, and just how important they are. Chemicals are everywhere. It isn’t until you realize why, that the word chemical ceases to be a bad word. Did you know that the highest concentration of pesticides is found in hospitals? They need them to kill bacteria of course. Virtually everything in your home is treated with a chemical or pesticide. Your paint,


your carpet, your pool or hot tub, your food, even soap! All contain chemicals designed to protect us and health officials everywhere encourage their use. Our use of them helps us live longer and safer. Anything and everything we use that kills anything, whether it be cleaners to kill bacteria, or poisons to kill rodents, all can be considered pesticides since they all rid us of a pest that (and here is the fundamental reason for the invention and use pesticides) poses a danger to human health or safety. The opposing view to pesticides is that if we regulate everything to zero exposure, we will have no more cancer. A view so beautiful that it will overwhelm a mass of facts to the contrary. But one cannot overlook the fact that cancer is as prevalent in populations exposed to pesticides as it is in populations that are not. If this were true, it is high time that every country, province and city be given a ‘cancer index’ so that we know where the safest places to live are. Instead, we use expected lifespan, and in Canada you can now expect to live to over 80 years, and that’s not because Health Canada isn’t doing its job. New products being brought to market today go through extensive and exhaustive testing before being placed on the market or put into use, and products already on the market are regularly reviewed and retested to ever more stringent national and international standards by Health Canada, the Environmental Protection Agency, and The World Health Organization just to name a few. Health Canada is regarded as one of the most thorough and respected health bodies in the world. Other provinces have already blindly implemented bans. They all too quickly put aside the value that their green spaces provided and are now, just beginning to face a backlash of frustration and anger as their green spaces and home lawns have turned into fields of weeds and mud. Pesticide opponents would have you believe that this is simply not the case, but it is all too obvious to anyone visiting a municipality or province with a lawn pesticide ban in place. As the consequences of poor decisions have begun to unfold, particularly in the provinces that have had a ban in place the longest, the latest municipalities and provinces to consider a lawn pesticide ban have decided the cost of a ban, and the impossibility of enforcing it, far outweighs the benefit. While there are a handful of alternative pesticides available, the cost and labour involved in controlling pests in your lawn, sports fields, and green spaces is about to get a lot more expensive. As a home owner, prepare to spend more on lawn care at home, and don’t be surprised to see your provincial and municipal taxes increase to fund the province’s war against weeds. The pervading mantra of those opposed to pesticide use is “What you don’t know about pesticides can hurt us”. But Health Canada does know. Canada is one of the safest, healthiest places in the world to live. I am all for making the world a better, safer place, but we shouldn’t be using the wrong argument for doing it.

Use of 2,4-D is still permitted on golf courses and the bylaw still permits lawn care companies to use other pesticides to treat specific pest problems. › Newfoundland Banned five active ingredients in 2012. t may come as a surprise but the odds are that the typical homeowner has bought their windows and doors with very little input into their details. For the most part, first or second time home buyers of new homes have accepted the builder’s window. When they sell their home, the new purchaser settles with whatever that home happens to have in place. Yet some of the most experienced builders such as John Friesen of Stratfield Properties feel quite differently, “Windows become one of the most important elements of the building envelope – helping to shape its energy efficiency, and allowing for lots of fresh air and natural lighting.” There are, in fact, many considerations to help a serious buyer make their home more comfortable, energy efficient, and ultimately increase its value. WindoW brand and installer

Windows and doors are “high ticket items” that are purchased infrequently, and they should ideally be replaced with some investigation as to the brand that fits their aesthetic and performance goals. The company should also be committed in the long run, as replacements are often done in stages over several years. LEED and Passive House accredited buildings offer many design ideas influencing the amount of visible light, access to fresh air, and the overall U-value of the frame and insulating glass. Visible light transmission is a trade off when adding layers of glass and variations of “low emissivity” coatings, leading to more thoughtful applications of glass types. Experienced installers can also advise how to bring in more fresh air: while fixed windows are less costly, a modest added investment (ie sliding doors, tilt n turn windows, operating sidelites) will allow for cross-ventilation. the value proposition: investment and longevity

The owners’ budget will impact the decision but there are definitely differences in quality and longevity of different window fabrications. Many people start with pre-finished and low maintenance frames as the basic starting point. However, ever larger “walls of glass” are being used in replacements and in home additions, requiring a close look at a window manufacturer’s capabilities. The strength of the frame becomes essential to holding the weight of the glass over time.

While sometimes a large task, research and careful consideration of your options can make “refenestration” a very positive experience.

When We found out the next lottery

home was located in Tuxedo, we were ecstatic! It is not very often you get to design a new home, ground up, in this prestigious area of Winnipeg. Each year, the lottery house project takes on a life of its own. We develop a concept - a strategy that inspires the overall design. This concept is

executed in planning, the millwork detailing, materials and finishes selection, the furnishing we choose, lighting design, how we accessorize and stage the home, etc, etc. Essentially each layer that you see in the house has been defined by the “design story” we chose to tell. To us, every design should have a message, project an image and have an identity all of its own…

we created a one of a kind birch tree feature “wall” that not only provided a dramatic backdrop for movie viewing, but added substantial light to the lower level.

TV viewing and history inspired… This year was no exception. For the interior, we were inspired by the history of this area in Tuxedo which was primarily developed throughout the late 1950’s and 60’s. With shows like “Mad Men” spilling into our living rooms we felt the Mid Century experience would be relevant (with a “few” adaptations) for the design of this spring’s HSC Lottery Home. The exterior design that was presented to us was more traditional in style - so we worked towards amalgamating the Mid Century flavour with Old World sensibility. Simple lines and natural elements met the classic appeal of Old Tuxedo, creating a home with sultry sophistication. One of the most unique features of the home is its “U” shaped floor plan. The home was designed around a centralized courtyard, complete with large scaled windows that allows light to flood in from all directions. It was decided that nature and light would greatly motivate our colour scheme selection and interior detailing. We used a fresh mix of textures and materials; specifying white washed wood flooring, both stained and painted woodwork, brick clad features and used layers of tone on tone paint colours throughout. We played with clean lines + mixing materials; metals meeting wood, tumbled intersecting smooth glass tile, polished surfaces contrasting those that were distressed.

The finer details… We created a one of a kind birch tree feature “wall” that not only provided a dramatic backdrop for movie viewing, but added substantial light to the lower level. A creatively hidden furnace room became an opportunity for a unique tack door detail, reminiscent of finely tailored piece of upholstery. The staircase, the most prominent feature in the home, expressed clean line details, a bronze glass railing and floated above a bed of river stones. Midcentury Modern style is grounded in neutral hues, simple lines, natural

elements like stones, stained wood and earth tones, typically punctuated by “brights” - orange, magenta or turquoise…. We opted for black!

THE MOVE FROM 1980’S EUROPEAN

style cabinets to French provincial country was easier than homeowners Terry and Jerry had first anticipated. It was their 20 year old hardwood floors in need of refinishing along with their dated appliances that got this couple thinking that a major overhaul to their kitchen was oh so due. And if a change was going to happen, then Terry wanted to make sure that it was a dramatic one opting to get rid of

the 80’s style European kitchen complete with white melamine cabinets, oak wood handles and grey square ceramic tile countertops and move in the direction of elegant French Provincial. When she contacted Hawthorne Kitchens with her ideas, Terry appreciated how Nicole Lester and Chris Dyck “totally listened” to the vision she had in mind and was doubly reassured to hear that Nicole had done a similar kitchen in her own home. The couple’s new Regency Style maple kitchen includes raised panel doors with brushed nickel pulls. “WE WERE INTENT ON INTEGRATING AS MUCH ‘PROVINCIAL STYLE’ INTO THE KITCHEN AS WE COULD WITHOUT IT BECOMING OVERWHELMING OR CLUTTERED LOOKING.” SAYS NICOLE PICTURED ABOVE

“This kitchen was all about the details. We built a custom wood hood for Terry with a curved bottom valence and took great care to add the curved detailing to her window valence and to her open cabinets. We were intent on integrating as much ‘Provincial style’ into the kitchen as we could without it becoming overwhelming or cluttered looking,” says Nicole. The most important aspect of French country for Terry was the glazing, so vital to producing an antique finish with character. Nicole says, “We worked with Terry first on nailing down the colours and the glazing of the cabinets. Then Terry and our finisher worked on the distressing of the cabinets. She truly has a custom kitchen from the cabinets themselves to the small details, like the amount of glazing in the corners of her door profiles.” Terry says, “Hawthorne did a couple of sample boards for me of the light and the dark and fine-tuned it to get the right shade and finish that I wanted. It wasn’t just a standard off the shelf glaze.” The original footprint of the kitchen was retained. The tower houses the microwave, oven and the warming drawer and the adjoining island provides extra counter space and seating for two. “I didn’t have it on the original plan but as things evolved, I wanted to have more surface area to work with, so it made sense to include it,” says Terry. The newly installed cooktop in the kitchen corner became a focal point with Terry flexing her creative muscle by

designing a striking multi-tiled motif above. Due to the limited space in this part of the kitchen, Hawthorne was able to come up with the design to change the plan from closed doors to open shelving and to include the curve on top of shelving to mimic the hood for a seamless look. An abundance of pots and pans drawers occupy the lower cabinets. Terry likes the smaller drawer sizes “because they aren’t just big drawers that fill up haphazardly. It’s compartmentalized and easier to organize.” Soft closure and full drawer extensions ensure that all cooking utensils are easily accessible. Both Terry and Jerry are thrilled with their new kitchen that was completed in February. “It came out better than we imagined. I’m not a designer so I was wondering if it was all going to work. But Nicole reassured me that I was on the right track and she was there to guide me if I was going in the wrong direction.” No surprise that the couple gives Hawthorne a big thumbs-up, 10 out of 10 rating on their craftsmanship and customer service. “I recommend them for any kind of kitchen or bathroom renovation. I can’t say enough about the people there. Nicole and Chris were wonderful to work with.”

What height should I be cutting my lawn at? In the spring months when the grass is growing quickly and temperatures are cooler, you should be cutting your lawn at about 3.5 inches. During this time, many people are compelled to cut their lawns short because it is growing so quickly. This is quite devastating to the lawn. In May and June, your lawn experiences its fastest, heaviest period of growth and ‘rebirth’. Spring and early summer is the most critical time of year for your lawn. It is recovering from the winter and, with the warming temperatures and abundant moisture, it is thickening up and spreading deep roots, adding new grass plants, gaining strength, and most importantly, it’s adding thicker foliage and new blades to store all that moisture for later in the summer. Cutting too short at this point stops all of this in its tracks. 90% of the moisture in a grass plant is in the foliage above the ground. When that is removed, the only source of moisture comes from the roots. However, the roots get their food form the plant above the ground, photosynthesizing food. Thus, when the plant gets chopped down and turn to the roots for moisture, the roots in turn, suffer almost immediately from having their nutrients cut off. It is critical that you keep the lawn height as high as possible in May and June and cut more frequently. You will see the tremendous results of your efforts later in the summer. As temperatures rise in July and August, raise your mowing height to 4 inches. By this time, the lawn is growing slowly and it is already in survival mode. Moisture is disappearing and the heat is intense. If you’ve kept your lawn long in May and June, your lawn now has very deep roots to help it

tap into moisture several inches below the surface. Adding that extra half inch of growth will help your lawn to shade the soil, preventing the sun from burning off more moisture form the soil. By September your lawn growth picks up again just slightly as the temperatures cool again and dew starts to form in the mornings. Return to cutting at 3.5 inches. Keep in mind that the roots of your lawn typically extend twice as deep as the height you are cutting. Cutting you lawn short will result in shallow roots and will cost you a lot more money in watering when the heat sets in. At the end of the season, around the last week of October, cut your lawn at about 2.5 inches. The roots have already stored nutrients for next spring and will have plenty of moisture in the spring to bounce back and generate top growth. Cutting the lawn shorter at the end of the season will also discourage mice and voles from setting up their winter homes in your lawn.

An average 4000 square foot lawn also produces enough oxygen for 6 people every day.

that involves pulling small finger-like cores out of the lawn. The cores should ideally be 2.5-3 inches long. The length of the cores is dependent on how hard or compact the lawn is. Aerating is performed to correct compacted soil, improve drainage, improve water and fertilizer penetration and absorption, improve heat and drought tolerance, and improve the effectiveness of weed control. If you have heavily compacted soil, aerating every year, or even twice a year for a couple of years will dramatically improve your situation. If you want to realize the full value of watering or want to maximize the effectiveness of your fertilizer and weed control applications, aeration will certainly improve the response that your lawn will have. Ultimately, aeration is a good idea if you have a lawn that isn’t in the best shape. Alternatively, if you have a great looking lawn and want to keep it that way, make an annual aeration part of your regimen. Golf courses aerate their lawns several times each year.

In the spring the lawn grows vigorously and is easily able to punch through the top dressing. Many homeowners also seed when they top dress the lawn. Spring is an advantageous time to do so since conditions are usually cool and moist. Under any circumstances, the rule for top dressing the lawn should be; lots of thin layers rather than one or two thick layers. How thick you go depends on how long your lawn is. As a general rule, you can apply top dressing to a thickness that is equivalent to one third the height of the lawn. If your lawn is three inches tall, spread top dressing at a thickness of one inch. If you are trying to raise your lawn significantly, keep in mind that once the top dressing settles and compacts, it will only raise your lawn by ten to twenty percent of the thickness you laid down. Only apply another layer of top dressing once the lawn has completely filled in through the first layer. If you are looking to raise your lawn by several inches, it will be necessary to resod or seed.

However, a permit can be obtained by homeowners wishing to use phosphorous fertilizer for the purpose of establishing a new lawn.

Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender first you may do better by borrowing the funds for your project. Here are some of the options for financing your renovation project. ›› PERSONAL LINE OF CREDIT This is one of the most popular financing options for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the funds you use. As you pay off your balance, you can re-borrow the unused funds without reapplying. And you'll always enjoy a rate that's lower than most personal loans and credit cards. ›› PERSONAL LOAN An instalment loan lets you budget regular payments at a fixed or variable interest rate for a set period of time. Repayment periods typically vary from one to five years. Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings.
