ONE OF THE MOST common complaints people have about
their homes is lack of space. As our number of possessions increases, available space decreases. Many of us are now finding ourselves working at home and require an adequate place to set up an office. Perhaps our family is growing and subsequently outgrowing our home. For some, the solution is to move to a larger home. This however, can be very costly and disruptive. Alternatively, a large number of homeowners decide to stay and build an addition and/or develop their basement. Over the past seventeen years we have been interviewing homeowners who have built additions or developed their basements, and we have yet to find any who regretted their decision to do so. These homeowners have told us that they loved their home and neighborhood and were overjoyed that they were able to gain the extra square footage they needed, without having to uproot their household. This issue showcases all of the entrants in this year’s RenoMark Renovators Council Awards. Categories include bathrooms, kitchens, exteriors, additions, basements and whole home renovations. These homes were transformed by professional renovators who pride themselves on working by the elevated standards and practices as outlined by the RenoMark program. This award program is a significant initiative for several reasons. First of all, it is truly inspiring to see the dramatic makeovers these homes have experienced. This in turn motivates us to imagine how our own homes can be modified. Further, this award program showcases the kind of talent and experience we have right here in our great city. We are not second rate. In fact, these renovators are operating at the highest professional standards in Canada. And the winner is… well, we’ll all have to wait and see. Pick up the following issue to learn who the winners of this year’s Renovation of the Year Awards are.

seems to be the refrain. This was especially true for Jon and Lucille who count many happy years in the area. Both retired, the couple were considering a move to a condo, but leaving their neighbourhood just didn’t sit right. That’s when they enlisted Doreen Gauthier, President of Make it Home Ltd. to explore options for their house that was built in 1953. Jon found the Make It Home Ltd. website www.makeithome.ca and liked what he saw.
Jon and Lucille made the bold choice to bring down the dividing and load-bearing walls between kitchen, dining room and living room.
The first meeting went well and the couple had Doreen do an initial design to see what they were getting into. “We could stop there if that’s all we wanted,” says Jon but after reviewing the plan, the couple decided full steam ahead was the way to go. What resulted was a complete reno says Doreen. “We gutted the walls in the kitchen, dining, living room to remove the original insulation. We replaced all the doors, frames, casings, baseboards, new drywall ceilings and walls, refinished the hardwood, new lighting, fireplace and paint colors, and renovated the kitchen and bathroom. “These clients are quite modern in their taste, so we used beautiful finishes such as Cambria countertops in Newport White in kitchen and bathroom, Calacatta polished porcelain kitchen backsplash and flat profiled matte white vinyl wrap cabinets with aluminium and glass doors.” Jon and Lucille made the bold choice to bring down the dividing and load-bearing walls between kitchen, dining room and living room. “Major structural work followed with a 20’ LVL beam to replace the original load-bearing walls. This structural work also required the addition of a new telepost and concrete footing in the basement,” says Doreen. With the dividing walls down, the existing hardwood flooring needed attention to create a seamless effect. “We laced new hardwood into the ABOVE

kitchen space then re-finished the whole thing,” says Doreen. “Our flooring folks did a great job to make the installation look uniform even though some of the wood floors were over 60 years old.” Elements of the house were retained including the hardwood, stairs and metal fretwork banister. “Now that the walls were removed you can see the original banister from the living space,” says Doreen. “It’s very pretty, so no reason to change it.” Care was taken to create a subtle aesthetic. The wall colours are two shades of warm grey, one of which is exactly matched to the IKI 12” x 24” tile fireplace surround. “We wanted a very cohesive, inviting space, and using only a few colors adds to the calmness. The maple wood accents in raspberry stain on the closet doors, island and fireplace add some contrast.” The Wildwood home is typical of Make It Home’s design build renovation package. “All our projects start with a planning fee to nail down the scope of work and produce layout drawings,” says Doreen. “Once this is established, we become the general contractor and manage all the trades and suppliers. We are a one-stop-shop for the complete project. We work very closely with our clients for all the final selections of materials and are involved every step of the way on every decision. As a design-build renovation company, Make It Home Ltd. considers every project to be unique and is developed appropriately to the tastes and preferences of our clients.” Time was a factor for the couple with Lucille hoping to be able prepare Christmas dinner in the new space. “Our clients moved into their basement during the 4 month reno and were very patient as we experienced product delays. There were moments when we questioned whether Christmas dinner would be a go, but it all worked out and everything was ready in time!” 16

Doreen always learns from each Make It Home Ltd. project. “This time I learned a lot about the Wildwood area. Jon and Lucille are long-time residents that had no intention of leaving their neighborhood. 1. The stone for the wall was the inspiration for the neutral colour scheme that becomes the backdrop to the pops of colour in the furniture, art and accessories. 2. The curved bar is finished in a sandstone veneer repeating the same colour tones in the stone. 3. The twisted glass pendents are kept neutral in colour but add texture and sparkle.

8. The stone wall starts on the main floor and extends to the lower level tying the one level into the other. As the stone is a thin veneer, we wrapped it around the corner to add weight. 9. The clear glass wall keeps the stairwell open and the stone wall visible. 10.The sitting area was tight between the exterior wall and the telepost, so we added detail to the telepost with a lower horizontal surface which doubles as an end table next to the sectional and a see-thru display area which is the focal point at the bottom of the stairs.

Our 3,000 square foot basement is a blank slate. Once complete, we would like it to accommodate two bedrooms, two bathrooms, a bar / kitchenette, an entertainment space (fireplace / TV), a games area, a gym, an office, a media room and sufficient storage. Ideally, the basement could be closed off to noise proof the main floor, however, we aren’t sure how to go about it. We’d like the finishes to be consistent with the rest of the house for a cohesive look. Our young family of six will be spending a lot of time here, so how can we achieve all these areas without having it feel too choppy? – Aaron

It makes sense to keep the sections with nine foot ceilings open and to take cues from the existing divisions created by beams, teleposts and ducting to house bathrooms, hallways and storage. To dampen sound from reaching upstairs we created a landing with a full lite door and tall narrow tempered glass panes for a bright and welcoming entrance. These interior windows, along with custom seven foot doors throughout the lower level, are repeated along the gym wall in order to keep an eye on children playing. The awkward space under the stairs was dealt with by developing a cozy nook for the kids that includes a miniature arched doorway, book shelves, toy drawers and a reading cove complete with a custom
cushion – they even helped select the upholstery fabric! The media room is sound proofed with the help of Green Glue products and double drywall. An asymmetrical entertainment wall features floor to ceiling Boral Cultured Stone and the Dimplex Opti-V Duet electric insert offers an unbelievably realistic flame without the safety concern of fire. The orientation of the “U”-shaped wet bar takes full advantage of three large windows and is adjacent to the family room – a perfect set up for hosting friend and family get-togethers. It boasts rich charcoal woodwork, smoked glass pendants and its’ restaurant-like aesthetic is fit to showcase the most luxurious of bottle collections.

THE MANITOBA HOME BUILDERS ASSOCIATION is once again pleased to partner with home décor and renovations magazine to feature the entrants in this year’s RenoMark Renovators Council Awards. On the following pages, readers will be able to see pictures and descriptions of the projects that have been entered in this years’ competition. Awards will be presented in November in six different categories – Additions, Kitchens, Bathrooms, Exteriors, Whole House and Basement. As one can see from the entrants appearing in this magazine, selecting winners will be very difficult. The expert panel of judges will be challenged in this detailed and exhaustive process as the quality of entrant increases every year. We are featuring 28 different projects by 11 outstanding MHBA RenoMark renovators; renovators who follow the highest professional standards in Canada. I’m confident that at least one of these projects will provide you with the direction you need to better pursue your renovation or, at the very least, start you thinking about what could and should be done in your home. This issue of Renovations magazine is always very popular because readers see what has been done in other houses and then develop ideas of what could be in their home. These are not displays or artists’ conceptions, but rather real projects completed by professional renovators in homes in nearby neighbourhoods. I encourage everyone to study these renovation projects carefully and then think about what could be done in your own home. Everybody has something that they have been longing to improve in their kitchen. Why not now? Bathrooms are being updated and modernized for comfort and practicality on a regular basis. This renovation updated the original kitchen to a much more open and modern work space.
The transformation of this 1975 kitchen started with the request for an updated and functional kitchen space. Half of the existing space had an 8’ ceiling and half was vaulted. Adding to the complexity was a post in the middle of the opening to family room which really looked out of place. This family included 2 large dogs which we needed to consider when selecting durable finishes.
The original home, built in the early 1940’s had an historical charm the home owners wanted to preserve in this full kitchen renovation.
The original cabinets were very dated and the countertop needed to be replaced. The original galley kitchen felt cramped and closed in. By opening the wall we were able to make the kitchen feel very open without changing the overall size of the kitchen. We personally designed and built the new cabinets to perfectly fit the space. The doors are a light flat panel door from Elias Woodwork and include under cabinet task lighting. The cabinets include full extension self-closing drawers and soft closing door hinges. The countertops are Cambria quartz from FloForm with an under mount sink and marble backsplash. The flooring is a vinyl tile by Alterna.

White shaker cabinets, a foolproof solution when dealing with the narrow space of a galley kitchen, were softened with an inset cove moulding and complemented with crown moulding. Reclaimed bricks were hand-picked, sliced and veneered to mimic the existing fireplace surround and exterior of the home. The patina of the hardware, cinnamon stained hardwoods, traditional champagne faucet and cast iron sink infused warmth and character in this kitchen. Layering natural materials along with aged finishes results in a classic European aesthetic perfectly suited for this home.

The original kitchen was small and did not allow for entertaining friends and family. We worked closely with the customer and our design team to deliver the dream kitchen that our client desired. We removed a partition wall between the kitchen and the dining room allowing the kitchen to occupy the entire space. The dining room was then moved into the adjoining room allowing a spacious kitchen with two islands and all of the amenities that our client desired. The china cabinet alcove was used to accommodate a pantry. Hardwood flooring, LED recessed lighting throughout the space with exotic granite countertops to enhance the beauty of the kitchen made for an overwhelmingly happy client.
This project was all about the interior of the house needing a boost from the mid 80’s to 21st century styling. A small brown oak kitchen gave way to a large beautiful kitchen that was connected to and tied in with the dining room, front & center hallways.

Dark marble cabinets coupled with light quartz counter tops dazzle amongst the white tile backsplash and multiple layers of lighting. Light grey maple floors run throughout the main floor except for the powder room/back entrance and front entry, which are tiles.
Our clients had an outdated ensuite that they wanted updated with a couple of custom touches. A designer was brought in and helped with layout as there was a couple of interesting angles to get everything in the bathroom. The bathroom has a free standing tub with custom walnut shelving and a tiled featured wall. There is also a custom floating shower bench with glass, floating vanity, custom backsplash and another walnut shelf to finish off the space.

Our clients wanted to transform their outdated bathroom and create an airy and open feel. This bathroom renovation consisted of a tub to shower conversion. A partition wall that was between the bathtub and toilet was removed and clear glass shower doors installed, reducing the visual barrier and allowing the natural light from the window to enter the room. Cultured marble shower panels were installed along with a flip-up seat in teak wood. The room was given a complete makeover from a water damaged ceiling, to removal of plaster walls and the replacement of outdated tile flooring. A stunning transformation!
The homeowners wanted the main floor bathroom renovation to mimic the 1930’s esthetic of the rest of the home but with a fresh perspective.
The master ensuite in this condo was badly outdated. We gutted it down to the studs and then rebuilt the space with a custom shower with bench, custom shower glass with a drop in soaker tub. We installed in floor heat under tiled floor. Custom floating vanities provide lots of storage. This space also features custom tile work and mirrors, LED pot lights in the shower and bulkhead. Stone vessel sinks help to ground the space.
The centre piece is a classic cast iron claw foot tub. A pedestal sink was chosen for its small footprint and design simplicity. Polished chrome plumbing fixtures were selected for their timeless appeal. Cove moldings are simple yet elegant while the shapely glass knobs on the cabinets add a hint of glamour. A contrasting simple black chandelier draws the eye upward to appreciate the nine foot ceiling. Modern touches included adding dimmer switches and a heated floor, achieving the overall classic environment with a fresh new twist.

The transformation of this 1961 home started with the request for an addition towards the front street to expand the existing kitchen and dining space. The homeowners wanted to stay within the existing City of Winnipeg buildable area without applying for any variances. The homeowners needed more space for daily activities. The option was to fix the house or move to another home which wasn’t the preference as they felt connected to the neighborhood and the people in it!
Loving the area but not necessary their cramped war time 1 ½ storey home , these Winnipeggers decided to do a major renovation instead of moving.
We added 148 square feet to the side of this house which allowed us to enlarge the kitchen and incorporate a new side entrance into the house. This addition now includes a mudroom and main floor laundry. Custom cabinets, granite countertops, and an island butcher block were all created for the kitchen. There is new lighting throughout the space as well as a new heated tile floor from the front entrance through to the kitchen and mudroom. A tray ceiling in the dining room was also added
They added 255 sq. ft. to the main floor, split between the kitchen, mudroom and master bedroom. Then a 126 sq. ft. front porch was also added. The 2nd floor was renovated and expanded by 400 sq. ft. The generously expanded kitchen became the focal point of the main floor. Cabinet space was increased almost 10 fold, with a beautiful, functional large island added in the middle.

This late 60’s 2-storey had a dated exterior facade, never having been upgraded. The owners also wanted the garage enlarged, the kitchen and dining room renovated, and the front entrance expanded.
The homeowners wanted to expand the existing indoor & outdoor living space and give their dated home a much needed facelift.
The basement in this mid 70’s home was desperate for attention after being flooded. Together with our design team we created a modern space for them to entertain friends and family while watching our Winnipeg Jets. We incorporated an open rec-room with a walk up bar. An egress window was cut in to accommodate a bedroom. The electrical panel and plumbing was relocated to accommodate the design and the laundry space made chores a pleasure. No space was wasted with ample storage behind French doors. The tiled shower gave them the bathroom that they had always dreamed off.
A sizable 900 square foot addition was built, complete with double car garage, a large composite deck and a show stopping 300 square foot timber framed screen room. The new kitchen features 2 tone maple cabinets, stunning quartz counter tops, and stainless steel appliances. Mirage hardwood floors run throughout the main floor, helping to ensure that the new blends seamlessly with the existing. The new master suite features heated tile floors, quartz counter tops and a luxurious custom steam

The homeowner needed to develop their previously undeveloped basement to accommodate a growing family.
This family had a floor plan for their unfinished basement that was rather typical. They wanted a design that would have more of a ‘wow factor;’ with some eye catching features and could easily accommodate family living and entertaining.
The home owners wanted a place to entertain, play and workout in their 3000 square foot basement. They added a completely soundproofed media room, a large restaurant-like wet bar, glass enclosed workout area, kids play/game space, great room, two bedrooms, two bathrooms, storage room and an office.
Exterior walls were stripped back to the foundation. Walls were reframed and insulated, joist ends were spray foamed, interior walls were noise proofed, and a plan was developed that allowed for the completion of this high end basement, while maintaining a budget. Sparkling stone veneer and glass hand rails provide the perfect transition into this stunning basement! Custom millwork, Quartz counter tops and Sandflex Veneer wrapped around the face of the bar ensure that this basement is one of a kind and that it will not be outdone!

The layout needed to include one bedroom, an exercise room, open media area, games area, large bar, full bath and mechanical/laundry/storage area. They worked with their designer to include a recessed fish tank, curved walls and a mix of materials which incorporated natural elements including some cultured stone accents.
The overall modern esthetic and colour scheme is bright and fresh with rich charcoal accent woodwork and cabinets. 9’ ceilings and custom made 7’ doors throughout add to the overall luxurious yet comfortable feel of the basement. The area below the stairs is a child’s dream hideaway with a small crawl-thru entry access, toy drawers and lighted reading cove. It really is a place to relax and play for all ages!

Our client (a previous customer) contacted us with the goal of updating their ‘typical early 2000’s stucco bungalow.’ Their aim was to have an exterior that was indicative of mountain homes they would see on their yearly ski trips to Montana.
The vision was to create a warm, rustic, and chic feel to this home. The resulting marriage between natural, earthy materials including solid fir timbers & stone, and crisp, white, siding was stunning!
The transformation of this 1953 home started with the request for a simple kitchen renovation. After some consultation and visiting a few past projects, this modern couple decided to expand the scope to remove the existing partition walls separating the kitchen from the rest of the space. While they were at it, they wanted to improve the comfort of the home by reinsulating the walls where only the original wood chips existed! And why not include the original bathroom too!
The overall scale of the front elevation was to be substantially increased to achieve the desired presence. Large timbers and stonework were to be the anchors and focal points. The balance would be various textures of hardboard siding and cedar shakes. Large trims and fascia were a must to complete with the massive timberwork and stone columns. Oversize light fixtures completed the look.
The large timber pergola makes a bold statement, which carries through the rest of the chalet style design. The front eaves trough was hidden inside a matching fir channel, creating the perfect blend of design and functionality. The finishing touches include a new custom mail box & window planter, ensuring that even the smallest details were not overlooked.

Our objective was to reconfigure the existing space and provide a much needed update to an aging home.
The home owners of this 1950’s 2-storey house were ready for an overhaul. The 600 square foot main floor was cramped, dark and outdated.
By eliminating a wall between the existing formal dining area and the kitchen, we were able to relocate the entire kitchen towards the front of the house, making use of that previously wasted space
Most major walls were removed allowing daylight to flood into the main floor. The kitchen features a full height pantry, breakfast bar and above cabinet display. Shaker style, mahogany stained cabinets paired with dark granite add depth and a sense of luxury to the space while the marble mosaic backsplash offers a sharp contrast.
The new kitchen boasts custom Tree Frog veneer cabinets, stunning Brown Eyes granite counter tops, glass mosaic backsplash and stainless steel appliances. The old pantry and fireplace were also removed, making way for a new custom pantry, coffee bar, and entertainment area cabinetry.

The owners of this late ‘70’s 1800 square foot 2-storey home wanted to achieve a more contemporary look. Also desired were improved functionality in the kitchen and bathrooms and greater flow between the kitchen and family room.
This whole home renovation was a transformation of the main and upper floors, a garage conversion and a complete exterior facelift.
Our clients purchased their 1970’s condominium with its original pink colour scheme and abundance of mirrors. We took down the partition wall between the kitchen and living room. All new engineered hardwoods were installed in the kitchen, living room and multi-purpose room. Both bathrooms were gutted and updated. Custom cabinets and countertops were created for the space. Mechanical chase was cladded with brick veneer as there was no way to remove it. Custom LED lights were installed throughout. The feature wall was trimmed out in the Master Bedroom. A wine bar was installed in the multipurpose room. In the end, the clients received everything they could have wanted with one amazing view.
The original garage was converted into a large practical mudroom, powder room, laundry and TV rooms. The walls between the kitchen, living and dining room were removed and a full island, bar area and a 6’ pantry were added. Shaker style cabinets in off white contrast with charcoal espresso cabinets for a dramatic effect in the kitchen. Hand scraped hickory hardwoods add durability and provide a solid foundation for the Ledgestone gas burning fireplace. Upstairs the master features floor to ceiling wall cabinets eliminating the need for a bureau. The ensuite is a beautiful retreat with a closed off water closet, double vanity and glass enclosed shower.

OSWALD CONSTRUCTION This Winnipegger loved her area with its close proximity to everything she and her family needed and being close to her work. She especially loved the contemporary styling seldom seen in a house of this late 50’s vintage. But, it was in dire need of a makeover, both interior and exterior. 234 sq. ft. of space was added on the back of the house. It was split equally between main and 2nd floors by enlarging the master bedroom/ensuite area and the back entrance/ family room area. A double attached garage was also added. The remaining 2,400 sq. ft. of existing space was fully renovated.

Fenwick & Company designs and stages several show homes every year and it’s always a welcomed challenge to create something that is unique and still has a ‘wow factor.’ In return, we are often asked to replicate these looks for clients
or asked how they may go about doing it themselves. Redecorating to get that ‘show home feel’ is something that many people like to experiment with on their own. However, I must say, creating the perfect
feel in a show home is not as easy as most think. A lot of thought, planning, and shopping goes on behind the scenes so don’t feel discouraged if things don’t work as smoothly as you expect. Even after years of staging, we still get overwhelmed with options! However, it is always a fun process and the results are always worth it. We would like to give you some designer tips to help you through your experience:
First impressions The first impression when you walk through the front door is very important. It sets the tone of the house and its
interest makes guests curious to see what exciting details are around the corner. The foyer of the house should be clean, fresh, and welcoming. Having an interesting piece of artwork or a nice bench or sofa table in this area creates immediate interest when you walk through the door.
Less is more A common mistake that many people make is over decorating their home. Most people will cover all of their available surfaces with family pictures and various knick-knacks that they have collected. We suggest that you try to
collect all of these photos together and create one simple collage in one area, and coordinate them with matching frames or a few different frames that complement each other. This way it becomes a feature. We usually limit ourselves to 1-3 items per surface to keep it feeling clean. This tip also applies to furniture. It’s important not to overcrowd your space with furniture. Analyze your space – is there any extra furniture that you don’t use regularly? Feature placement One of the key things that we have to keep in mind while we are staging a home is that whichever way you turn, there should be something interesting to look at. This doesn’t mean that every wall needs to have a large piece of artwork, but there shouldn’t be any large void spaces. Also, to keep in mind that everything in one sight should flow together well and not fight with each other. For example, there shouldn’t be two pieces of artwork that can be seen at once that have contrasting colours, or one piece that is very linear while the other is more ‘organic.’ If there are three bare walls in one sight line that we feel need to be filled, we may alternate between a large picture/canvas, a piece of metal artwork, and mirrors – because it can be difficult to match different pieces of artwork together. The same rule applies when it comes to centerpieces – the items in one area should not fight. Since we have many surfaces to fill, we come across the 46 homeanddecor.ca | OCT - NOV, 2015
challenge of coordinating all of these items together without being redundant. We often switch between vases/flowers, decorative statues/ornaments, decorative bowls, and candlesticks.
Colour coordination It’s important to have colour throughout a house, but equally as important to not overwhelm it. Our rule of thumb is to use one or two neutral colours (one light and one a couple of shades darker) and limit ourselves to one or two bold accent colours to compliment. These bold colours should be limited to feature walls. Then carry these same colours throughout the house using accessories!
Lighting is key New light fixtures can make a big difference when it comes to sprucing up your home. Many new fixtures are unique and act as both functional lighting and a piece of art at the same time. Although they can be pricey, it’s an important investment and a simple and exciting
way to get that ‘wow factor’ through your home. The most important thing to remember is that whichever tips you use, your home still has to reflect your personal style. The time and effort spent on analyzing your style and implementing that into your home will make it forever feel like your own personal show home!

Knowing your options for

IF YOU ARE IN THE MARKET to purchase an existing home, build
a new home or renovate the home you are currently living in, it can really pay to understand the different costs associated with various types of heating systems. Manitoba experiences some of the coldest winters in Canada so it is no surprise that almost 60 per cent of a typical Manitoba home’s energy bill is for heating. Water heating is the second largest use of energy in your home, accounting for almost 15 per cent of your annual energy costs. The energy source you use for heating your home and water can have a substantial impact on the size of your energy bills. As a homeowner, home and water heating systems are one of the few purchase decisions that come with two price tags. The first price tag is the upfront cost which can vary significantly among heating systems. For example, the typical cost to install an electric forced air furnace is $2,000 to $3,000 (without an electrical panel upgrade), whereas a high-efficiency natural gas furnace installation can run between $3,500 to $5,500. It may appear that the less expensive system is the one with the lowest upfront price tag, but this isn’t necessarily the case. What you need to also consider is the second price tag, which is the 56

cost to operate the heating system over its life. For example, it costs $1,274 annually to heat a typical Manitoba home using an electric furnace based on current energy rates. It would cost $666 annually to heat that same home with a high-efficiency natural gas furnace. That equates to savings of over $600 per year. When you consider that the average life of a heating system is 25 years, your total lifetime cost to own the electric furnace is $33,850 and $22,150 for the natural gas furnace. When considering the total lifetime cost (which is the cost to buy and install the system, plus the cost to operate over its life) you can save almost $12,000 by choosing a natural gas heating system. The concept of total lifetime cost also applies to your water heating equipment. For example, a 60-gallon electric water heater in a typical Manitoba home (2.4 people living in the home) would cost approximately $800 to $1,200 upfront, and approximately $290 per year to operate. Over a 10-year period the total lifetime cost of that electric water tank would be $3,700. In comparison, a power-vented natural gas water heater (with an energy factor of 0.67) in the same home would

cost approximately $1,700 to $1,900 to install and $123 per year to operate. The natural gas water heater in this example would have a total lifetime cost of $3,130. One of the realities of water heating systems is we don’t typically plan ahead for their replacement. It’s not uncommon with older systems to wake up one day with no hot water or a leaking water tank in our basement. In the rush to replace our tank quickly, we don’t have the time to look into our options. If your water heater is nearing the end of its life (average life of water heaters is 10 years) now is the time to start thinking about what kind of heating system you want to have installed. A planned and well thought-out replacement of your water heater could end up saving you hundreds of dollars. Whether you are in the market for a heating system for your home or water, Manitoba Hydro recommends that you carefully look into the options available to you. Consider various factors such as how energy efficient the system is, the total lifetime cost (not just the upfront cost) and the environmental or comfort benefits the heating system may offer. When you are ready to purchase a new heating system speak to a reputable and licensed contractor. A contractor who is a member of the Manitoba chapter of the HRAI (Heating Refrigeration Air Conditioning Institute) is a good place to start. It’s always a good idea to get quotations in writing from multiple contractors so you can compare and get the best value for your investment. Contractors should not charge for estimates. THERE’S ALWAYS a tipping point that
motivates homeowners to proceed with major home renovations. For Trevor and Jenny, it was the fact that despite the spacious dimensions of their 1912 Crescentwood character home, there was no space for a sit-down family dinner in the kitchen. “Our old kitchen was definitely not an eat-in kitchen,” says Jenny. “Originally,
we had a bar counter and we got to the point where we’d line up our three kids against the wall to eat their dinner in front of the TV. Trevor would go and eat in the living room while I’d hover around the kids until they finished. We both came to the conclusion that this is not the best way to have a family dinner and we couldn’t procrastinate any longer.” That’s when the couple, after doing
their due diligence searching out quotes, references and such, decided to hire Tony Teunis and the crew of All Canadian Renovations (ACR) to re-unite their growing brood around a common dinner table. “A former butler’s pantry and stairway was the key to re-configuring the kitchen to make way for an eat-in space,” says Tony. “There was a butler’s stairway that we took out and that required extensive engineering. We removed walls, changed doorways, and removed some of the oak wainscoting in the stairwell to match things up. In combination, these changes freed up an extra four feet in the kitchen itself.” Jenny and Trevor were careful to choose cabinets that honoured the rest of the wood trim in the adjoining rooms. Oak cabinets with a predominant grain, raised panels and Caramel stain were their choices. Topped with a mottled pattern granite countertop, the kitchen feels ‘new’ says Jenny but has enough of the vibe of the ‘old’, so it doesn’t feel out of place.” The microwave oven is located in the bank of cabinets over the appliance garage. Jenny says, “Our whole family is addicted to peanut butter so that’s where the peanut butter, bread and toaster are kept.” A granite shelf adds a prep area to this busy portion of the kitchen. Taking advantage of 9 foot ceilings, the cabinets extend full height to provide maximum storage potential. Corrective alterations were necessary because “the
space was super out of square,” says Tony, “so we needed to drop the ceiling about 5 inches to make everything level.” Both Trevor and Jenny appreciate the painstaking craftsmanship that the ACR crew provided in matching the new wood trims in doors and windows to the original trims in the rest of the house. Trevor gives props to ACR’s expertise in moving a door frame to accommodate the kitchen pocket door. “Ken had to move the door frame to cut part of the stairwell paneling that goes up the stairs and make it blend and flow, and we think he did a superb job. You wouldn’t even know that the original frame had to be moved!” Other basic updates needed attention adds Tony. “We put air conditioning in the home, so there were cables to deal with. We got rid of most the knob and tube wiring throughout the house. We did some really nice wallpapering in the hallway to match up the old look. When it was all done, it looks original but it’s all been re-done.” Trevor and Jenny have had their expectations fulfilled and then some. “Tony was constantly in contact to ensure that the job was progressing properly,” says Trevor. “He and his crew answered any questions we had. His sub-contractors were all

fantastic people — very approachable, very willing to hear us out.” Meantime, Tony and his crew were in their element. “I love this stuff!” says Tony. “It’s definitely not for the faint of heart. Structurally there was an amazing amount of work to be done. But that’s what we’re about! Not every reno company is good at it.”

Other modifications include increasing the height of the upper cabinets by adding boxes on top to give the kitchen a grander and more sophisticated look. A modern Shaker crown moulding adds a custom touch and a light valence was installed to cleverly conceal the under cabinet lighting. The dated open shelf to the left of the kitchen window was replaced with an enclosed cabinet for an ultra-seamless profile. As an accent, an aluminum frame door with satin glass and Blum flip-up hinges is placed above the window, creating a storage feature that is both elegant and functional. And with a nod to fostering kitchen serenity, soft-close hinges were added to all the doors. And the time frame for this astounding makeover delighted this couple to no end – a mere five days from start to finish! Clerestory Windows Clerestory windows have been particularly popular in recent residential projects. They are typically horizontal windows in rooms with high ceilings. Often grouped in sets of three or more, the repetition or rhythm is an attractive architectural element. ORGANIZATION AS HOMEOWNERS, we pay attention to the value of our houses. We all know that for years kitchen and bathroom renovations have been at the top when it comes to return on investment (ROI) but did you realize that your garage is also at the top of the list? With an expected ROI of almost 65 per cent, according to Remodeling Magazine’s 2015 Cost vs. Value report, having a garage is worth a lot of money. So why do almost 70 per cent of homeowners admit that their garage is too full of clutter to even hold their car? It’s time to take back all that great usable space.
Here are my five steps to helping you create a space that is more than just a spot to put the garden tools.

Seeing as much of the floor as possible is key to visually maximizing your garage, but no one wants to see a floor covered in stains from the car or the lawnmower. Choose paint or a tile designed specifically for floors so that it will last. When picking a colour, go with something that will hide any future stains and marks. I personally like a charcoal grey because it not only hides the scuffs from everyday use, it also hides dust and dirt that blows in when the garage door is left open. 3. HIDE THE SPORTS GEAR
Too often the garage becomes the home of bulky sports gear like hockey bags or golf clubs. These awkward bags are always getting in the way or falling over. Look for storage unit on wheels to hide all of the 78
